This place is terrible. Beware it has ROACHES!! It doesnt even deserve 1 star. Not to mention it has been one thing after the other since I have been here. These new smart locks cost me a day of work because of an alarm that no one knew how to fix. UGH!! I wish someone would have warned me.
I am giving this place a 1 star because of the nastiness and rudeness of a staff member I just had an encounter with. My car was parked at a guest parking and it was towed. I stopped by the office to talk to the staff and asked for an email so my lawyer can communicate with them directly due to the fact that my vehicle had damages when I picked it up. The black woman at the desk was very nasty and kept referring to my lawyer as he. I told her my lawyer could be a he, she or, they so she should not refer to the lawyer as he but of course she did not understand that courtesy neither did she respect the statement I made to her that she should not refer to my lawyer as he. She kept using the word he for the rest of the conversation which I find as very very offensive given the fact that I made a request. I will make sure I contact the corporate office about this matter. Attached is a copy of the response from the management team. At one instance they claim I am a resident and then in the same instance claim I am not a resident. So which is which?
Ive called this place multiple times about potentially moving here at the end of the month. I called this past Sunday and spoke to a rep who supposedly scheduled me for a tour a virtual tour on Monday. She told me I would receive an email confirmation I didnt receive anything I called back again and she did not answer.Monday came I didnt get no call email or nothing regarding the tour its not Thursday nobody still has reached out to me Ive been calling this place multiple times no answer. This is already just putting a bad taste in my mouth and I will no longer like to move here. If they are treating potential prospects like this I can only imagine being there tenant.

This is my 6th year living here and theyve change apartment name 3 times. From rolling hills, to the point at Germantown station and now to seneca place. Ridiculous with this name changing and things are going down hill fast.I used to make my payment on line and now I cannot . The office never answer phone for reasons best known to them.They got some udr website which doesnt work. Smh. And when you finally get in touch with someone concerning maintenance, they have no clue and keep referring to some bogus website which doesnt work. Like seriously
It’s a good neighborhood overall but I would like to recommend fixing the soccer nets of the goals as soon as possible the only net is ripped up and the other goal doesn’t even have a net.
Just completed online application! Beware future residents and be ready for $250 online admin fee due at moving. The worst thing is you will not get to know this before you pay $25 application fee per adult. The property is currently managed by Panco Management Corporation...google reviews about PANCO are really the eye opener!
I WOULD NOT recommend this place.PROS:location and access to nearby placesserene atmosphere and lot of greeneryservice staffs. They address service requests real quick.Interior spaceCONS :- While pros are only related to place where this apartment is, everything about the quality of buildings is a let down.- Most of them are old buildings and has bad sound proof.- Very thin walls- A brisk walk on second floor would be like hammer hitting your head at the first floor.- ActiveBuilding resident connect is useless. It takes weeks to get your concern posted on the app. By that time, damage would have already done.- Lot of people smoking weed and no action by management- Recent issues related to vandalism and theft has become common- They run promos to write positive reviews and award couponsI am waiting for my lease to get over.
The staff at The Point of Germantown Station are very professional and will get whatever is needed accomplished for you within a timely manner. I feel that ever since Panco Management has taken over the property it has really been upgraded very well. I have been here since 2016 and Im not planning to move anytime soon due to the the nice amenities in my apartment and the AWESOME STAFF!!!!
We moved to here about 1 year ago and we enjoy living here. People in the office are nice and very helpful. The maintenance is awesome. All of the problems we reported were fixed in 1-2 days. I like the location too, we always walk to the farmers market which located across the street.

I have lived at The Point Germantown for 17 years. I like the location for very much. The Office Management and the Maintenance Personnel are very professional. My building is cleaned everyday and the grounds are kept nice. Keep up the great work. Very Happy Tenant.

I have lived at The Point at Germantown Station (previously Rolling Hills) for two years now and have been very satisfied with my time here. The most difficult time was probably the period that the leasing office was switching over to the new management company, but they did everything in their power to make sure residents still had what they needed. Maintenance requests have always been dealt with very quickly, staff in the office are friendly and helpful when I come with a question or concern.
Great location. Awesome staff! I was helped by the property manager Will Eli and Johnny. Theyre awesome! My move in was quiet and welcoming. The property is well maintained.
The apartment is roomy and light with lots of closet space. I love the open living space. The complex is maintained and peaceful. The staff is very friendly, helpful and professional. I definitely recommend living here.

Ive been here for over a year and management is very reasonable, keep tenants informed, and respond promptly to tenant concerns. There are many different playgrounds for kids, the pool is huge, and they routinely host community activities. The apartments are a decent size, too. ALL the elementary school kids are routed to Matsunaga ES, a top school in the county. That alone makes living here worthwhile for me.
This place has gone downhill since the new Management has come in. They charge 20.00 for parking which is crazy I could live at a high end apartment and probably wont get charged parking.We have living here since 2010 and we stayed here b/c Rolling Hills Management was great but we are actually thinking about moving. Then they are no longer taking money orders in the office, you can pay by e check. I had mold all through my bathroom and the only thing they did was had some come and paint over the mold...like its not going to come back. I hope someone read my review and the other reviews before moving here
We moved into a 3bed/2bath at The Pointe @ Germantown Station in July 2019. We had just got into the area from TX and were in a hotel while touring and searching for a home here in MD. We called the leasing office here and asked about a unit available right away. They showed us a unit on a Saturday, we applied and were approved same day, and moved in the following Monday. The process was so easy and the staff were so helpful! We have loved it here since then. We have two large dogs that can run and play at the fenced dog park area near our building. The maintenance staff is very responsive and courteous. It is located near the Dutch Market in a nice little shopping center. Great area!Davina Rath
I have been staying here for the last 6 years and we have had a really good experience. Sure there were a few occasions which were frustrating, but on the whole, I found that this was a really good community to live. The maintenance and support is really good compared to other communities and they have been responsive and provided services requested in time. I would recommend this place to people moving into the Germantown Area.

I lived here for two years with a few roommates and will be moving out of the complex because they are both moving away from the area. I wish I could stay because I am very pleased with the property. Whether it was with pest control, an appliance not working or a noise complaint, the staff was always very helpful in hearing the concerns my roommates and I had. They did everything that they could in a timely manner to help us out. When its all said and done, its important to remember that this is an apartment complex with tons of residents and they cannot drop everything they are doing to help with one problem, so with that being said I am very happy with everything! This place is a gem in terms of cost, location, the size of the apartments, amenities available... the list goes on. If it is in your price range, definitely worth taking a tour.

I moved here this January. The new management is very helpful in resolving any problems or issues if you have with the apartments. They responds to queries in a very timely manner.
There is no communication between the leasing office and the residents. The staff promises to call you later or get back to you on an issue, but YOU have to always contact them to see if they are doing the job. Ill let my supervisor/manager know seems to be the answer for everything. When I call them the next day, Oh, I had no knowledge of what was going on. They fixed my mailbox, but then decided to take the frame out again for whatever reason without notifying me... No mailbox frame

My rating of the company is different than my rating of my experience living there.The company itself was fantastic. The staff here is absolutely wonderful and will truly bend over backwards for you to help you out.My experience living there was not so great. Our across the hall neighbors were always yelling, sometimes in their own apartment, sometimes right outside of mine. The building smelled like pot all the time. I got incredibly ill the first month I lived there and it kept getting worse and worse.If I could take this staff with me to another location, I’d be happy. Maybe your experience with the actual apartment will be better than mine.

I’ve lived at the property for a few years now and have been a very happy tenant. When I first initially moved it, the property was handled by Bozzuto and they’ve always done a very good job. The past year they were taken over by Panco Mgt. and at first we thought of moving out because we visited a few properties managed by Panco and did not have a good impression and were scared of what would happen, however, we did not move out and decided to renew our lease because the new staff with the new company made me feel very comfortable.The person who impacted my decision most was Mr. Will Elie whom is very courteous, professional and attentive. Although he is the assistant manager, he is very down to earth, personable and is always willing to help, which gave me the security to trust in him. One of the leasing agents, Johnny Loor is also super helpful and friendly. You can tell he always tries his best and get things done right away and doesn’t slack. For example, one time I had my kids with me and needed help to bring packages to my car so I asked if he can help me out and he did whereas he wasn’t required to do that. The maintenance staff is top notch, always friendly and address work tickets in a timely manner.The reason why I took off one star however, is only due to tenants living and has nothing to do with the property staff. Most of my neighbors and I have great relationships, which I’m grateful for. I’ve been inside their apartments and we’ve exchanged food with each other many times. However, there are groups of kids that hangout and are bullies at the playgrounds for smaller kids. Lately, there have also been lots of other tenants that are inconsiderate with noise and making a mess in the halls.

I have lived here for three years now I have had no problems staff is great and the maintenance is just as good Plus they are the first apartments that have no steps for the handicapped plus they have storage space if you need it at a fair reasonable price and if something goes wrong in the apartment they are there within 3 hours. I am very happy here.

I like the apartment, the maintenance crew is awesome so are people in the leasing office. my only complaint is the mold smell in the master bathroom and people smoking pot inside the building. Please management do something to reinforce the fact that these apartments are smoke free.
Great size apartments, very nice staff for the most part. And thats where the positives end. There is mold growing in the walls. They came and scooped it out and then covered the areas back with dry wall a little over a month ago but now its growing back. Obviously that didnt do the trick and something else needs to be done! There must be some type of plumbing problem because no matter how hard I try, I cant get the nasty smell of dirty old water out of the master bathroom. The maintenance always respond very quickly but NEVER seems to resolve anything. The walls are paper thin. I can here EVERYTHING in my neighbors apartments above me, next to me and even below me. They charge $15 a month for parking. There is never any parking anywhere near my apartment, especially if Im coming home at night. Visitors parking is about a a half a mile from the apartments. Ive never had any problems with my packages getting lost or stolen but they need a better system when it comes to picking up packages. You can literally walk in and pick up any package you want. Thats a little concerning to me. These apartments needs A LOT of updating!!! I Cant wait for my lease to be up and Ive only been here for about 5 months!!!UPDATE: I spoke to them about the mold in the master bathroom and they sent someone over here to paint over it!!! Im calling corporate

There were gun shots in the area a few years ago and the police often come to disrupt any crowds from the local high school. Not the safest place to live. The leasing office is full of incompetent staff who know absolutely NOTHING about their jobs and will constantly waste your time to answer a simple question. The only competent people are the maintence staff and Tray. Don’t bother with the rest of the people.
Definitely a starting point for many adventures. Reasonable pricing and privileges.
The point at Germantwon station is a wonderful place to live love that the community is close to stores and that the complex is always well taken care of.
This place is like Haven on earth, just moved in from New York with the help of Madissa who managed to do everything I wanted. I don’t know how the leasing office do it but every one in the complex seems happy. The only thing I need now is a new stove in my new apt. And thanks again Madissa keep it up
Good community, helpful staff. Maintenance folks are nice and get works done quickly.Im updating my review since management has changed. I have lived here for over 3 years and I really like it. Great schools, convenient to shops, restaurants, 270, and other entertainment. New management has done a great job in revamping the units and trying to get the community together for events. Amazon locker onsite, large pool, and other great amenities.
Omgggg....the apartments are awesome with great views, amenities, great schools in the community and travel by Marc station to work in DC, VA and other parts in MD.
Dont live here. None of the office staffs knows their duty. The complex keeps getting from bad to worse with all kind of shady individuals. And also remember to keep your receipts when you pay rent before you receive a second bill due to their incompetency. A word to the wise is enough. Take it or leave it.

Overall this has been a positive place to live. You have to be realistic about moving into an old apartment complex and expect all the things that come along with that. The walls are very thin so expect to hear it all, lots of repairs, water damage issues, etc. The office staff is always very nice and responsive, though, and theyve always been timely in their responses. The maintenance crew is great and always friendly - that includes the lady that cleans the shared hallways and stairs. They have definitely raised the bar for service. It seems like a safe place to live but I wouldnt get too complacent. We did have our car broken into but nothing valuable was there to take, so be aware that people are roaming the parking lots looking for things to steal.
I start living at this place since July 2015 since it was Rolling Hills apartment and as far as mentainace they were on top of everything but ever since it is The Point at Germantown, there is no communication between the resident and leasing office and I had to remind the office three times for maintenance and still not fixed. I decided to write a review because I would like to inform people who is going to lease here. The parking area doesn’t have proper lines to park with in the space, so people park wrong and sometimes you can’t use the space properly and when you come late at night you won’t find parking space in front of your building.
When this place was run by Bozzuto it was run well. The office staff were helpful and knowledgeable. Now that its run by a new company the staff are unreliable.
The customer service at the leasing office went from bad to worse since the management changed. I have lost 2 packages so far. I understand that the delivery services get lazy so they just drop them off at the office... But I never ask them to drop them off there...I dont know why they take packages for residents if they dont even log them in. They have a closet full of packages that residents have not picked up in months, log book that they dont even use... and the worst part is, when I went in there to pick up my package that was lost, the leasing staff made me look for it mys self! I had another package that the USPS said they left at the office at a certain time, and when I went to pick it up the office told me that USPS did not come. I have filed a case with USPS so they can track the GPS to see where exactly it was dropped off. I am also planning to contact the corporate office to complain about the mail room in the leasing office! I feel like I cant order anything to be delivered here anymore because they wont deliver it at my door sometimes and it gets lost in the leasing office.
It is a good community, and the apartments are big for the price. Maintenance does a timely job when requested.As other reviewers have said, the walls are thin (old buildings), and you may hear neighbors noise from time to time, but just for a few seconds in my case... maybe there are unlucky people with noisy neighbors.The only complain I have is their new parking fee and visitor parking system. It is expensive, and having to ask for a visitor pass each time is just an inconvenience. There is plenty of parking spaces available, no need for the parking fee (looking at you rolling hills)

E-check requires an hour of my time and a lot of complex actions.So new way of paying uncomfortable, complex and more dangerous than paper check. Moreover the possibility of paying with paper check is stated in my lease. You are going to violate the terms of the contract and impose an inconvenient method of payment on residents. All your words about the convenience and security of payment is a solid demagoguery.Faithfully yours,AlexeyAfter the owner changed in 2018, the treatment of clients has deteriorated. New owners change the rules, worsening the situation of residents. Residents are treated with no respect. Tenants put before the fact of changing the rules. Residents are not offered the right to choose.1) New owners have banned the annual contract. As a result, tenants are forced to conclude a 12-month contract, which is shorter by a week than a year lease. It is not comfortable. This leads to extra spending tenants. New owners call this company policy.2) New owners change the rules of payment in the middle of the contract. One day before rent pay day they had just stopped accepting money orders, cashiers checks or personal checks as rental payments. Instead of it they makes tenants to use pay methods which requres additional fees or tenants must use cоmputers to have personal accounts and to pay through electronic checks. They give tenant one day to learn how to pay. All of this methods lead to additional expenses. Here is email they sent tenants only one day before pay day:Dear Residents, Please be advised that starting immediately, this community will not be accepting money orders, cashiers checks or personal checks as rental payments.You may have received the eMoney Order information and procedures on how to obtain a coupon to pay your rent at participating locations. If not, review the notice in the hallway or stop by the office for more details.Also, you have the option to pay your rent via the portal using a credit card or bank account and routing number and if you have not set up an account, please let us know so that we can get you all settled.Thank you for your cooperation.
Maintenance always have a fast response time . They clean our building weekly and the community is quiet and lovely.
The initial move-in process to a 3bd was made very easy by Ann, our leasing agent. In the first week, we had some small maintenance concerns, that were dealt with quickly and even on a holiday weekend. My 2 roommates and I were not able to find another place as nice as Rolling Hills at this price point anywhere in the area. The location makes so much accessible to you. Your immediate area in Germantown has a multitude of diverse eating options and retail locations close by. It also puts the Shady Grove Metro, Rio Washingtonian, Rockville, and other city-centers in short driving/riding distance.
Pros nice apartment spacious cons this is the worst apartment I hv ever lived in.there is mold all over d room a bathrooms u can’t breath well cos all over smell of stay water u are inhaling couple wth d fact that I hv kids apart from that there are ants, cockroaches everywhere there is no single Part of the house that u won’t find cockroaches clothes pots spoons even in my purse am even scared to open my purse in public that apartment became a nite mare to me and my family and the management don’t want to don’t want to nothg abt this just can’t wait to live this hell am living in.like the apartments are too old or somthg
Average community, our apartment is lovely but the people in the office dont respond to concerns easily. You have to call them multiple times to get anything done but the apartment makes up for the issues.
Worst rental experience ever! Months of sleepless nights due to paper thin walls and loud rowdy neighbors. We have complained to management almost daily to no avail. We have called the police numerous times due to all of the figting in the connecting units. We have had people sleeping in the hallways. They implemented a parking fee halfway through the lease at a rate of 180$ a year. Which dispite what they say it is not in line with the rates in this area ( canterburry $100.00). Just waiting for this lease to expire. Beware!
Service and pricing:The pricing for the area is good, the administration could be better; often times they were impersonal, but the overall experience was OK.Apartment units and area:The units were not great, but they were right along the price for the area, as well as clean and orderly.

I live there in those apartments, they are very safe, the neighborhood is very quiet, there is no problem at all, I am very happy and also satisfied with the always very friendly office employees and they deal with any problems that may occur in the apartment, I am very satisfied
