So far moving into my new apartment has been a great experience. The Landlord was very friendly and gave me the information necessary to make this transaction as smooth as possible. My new apartment is very nice

Cockroaches, ants, and maggots. To preface this: we kept the apartment clean. Our apartment was close to the dumpster which was almost always overflowing. The amount of maggots was absolutely disgusting. All over the ground by the dumpsters and even in the apartment. The roaches were worse. There are dead roaches on the carpet in the outdoor hallways. We found them (dead and alive) in our kitchen cabinets and drawers, in the bathroom and in the bedroom. Pest control can come once a week on Thursday and you just have to put your name down. Unfortunately we were not able to use the service because covid meant we were at home all day at school and work and wouldn’t be able to leave for three hours while the chemicals dried. But they’re everywhere not just inside. Pest control told us the chemicals only work on the small breed of cockroaches. There were also BIG ones that they said were resistant to the chemicals and were coming up through the water pipes. There was once one by that crawled up on my bedside table which was 3 inches long. Disgusting. I had to throw away all my stuff on that table. We slept on the couch that night. We sprayed raid every week and it still didn’t help. There were even roaches in the dishwasher. They came up through the pipes and when we opened the door after running it they would come out. We ended up moving all our cookware and dishes to our dining room table because of roaches in the kitchen. Also ants all over the windowsills and they got into the bed and on the couch. Twice I woke up to find I had been bitten in my sleep and ended up with infections that required antibiotics. Recently we were told pest sniffing dogs were coming to every apartment (which means there must have been complaints of bedbugs). They tried to pass it off as a “yearly inspection” but my boyfriend lived here last year too and his old roommate lived there the year before and they never had bug sniffing dogs come in. There were also dozens of tiny spiders that came up through the drain in the bath every day no matter how much I sprayed the bathroom.We also had a massive plumbing issue where the toilet in the apartment upstairs was flooding and it led to black sewage water leaking from our sink and all over our floor. An emergency plumber was called at 11:30pm and they had to literally take the cabinets apart and drill into the concrete for half an hour. The complex always smells like weed, and honestly the hallways feel so claustrophobic and dark. The only positives are that it’s walking distance from CSUF and that the head of maintenance is absolutely lovely and very helpful. Do not do it. Find somewhere else. See attached pics

Working with this team at this property has been an amazing experience. As a college student myself, I would love to live in a complex like this. Even though there were some downsides, like the increase of trash in and around the garbage bins during the summer season, due to the move-out and move-ins, Balta and the rest of the maintenance team always responded fast to the issue and keep the cleanliness of the property until trash pick ups.

Such an awesome experience moving in to these apartments! The office staff has been great and helpful with any questions. They are super fast with any work orders that I’ve placed and get them done within the same day! I really like this place and the staff! Don’t hesitate to make your move to UCA it’s the best place to call your next home! Thanks UCA you guys are awesome!!!!

I love this community, and living here so far has been super peaceful. Ive lived in the two bedroom and recently changed to the one bedroom, and I have to say the space is laid out really nicely. The kitchen is definitely my favorite space, with tons of storage, and the appliances are well-maintained. Plus, the maintenance team is so responsive to my requests and always clean up after they finish the job. Theyre also really informative and are happy to explain the issue/what theyre doing to fix it. They always arrive with a friendly smile, and respect your home the entire time. Ive had the best sleep here since Ive started living here, on top of which I feel really secure in the parking lot and hallways because of how well lit everything is. Glad to continue living here

I never leave reviews but people deserved to be warned about this place. I turned 18 last year and this was my first apartment, and I have been nothing but disappointed in the whole experience. From day 1 I have had problems with bugs (roaches and water bugs). I proceeded to spend the whole year nagging the maintenance office to fix the problem. When I asked for them to inspect for holes they found gaping holes behind the stove, under the sink, the bathroom, and in the corners.Then it took them forever to seal only some of those holes and even now one month away from my one year lease being up there are still holes not filled. This place is disgustingly overpriced to be bunking with roaches. I rarely even stay here anymore because of the infestation, I’m now just waiting out my lease. Please young people don’t move here and waste your money. This place is infested and they won’t do a damn thing about it.

My move in experience has been the best especially thanks to Maria and Kim in the leasing office. Maintenance seems to always be on site and very helpful. Property is always clean. Not to mention the scenery of the property is very beautiful. The location of my new home is super convenient being across the street from CSUF and the freeway.

Great place to live, very friendly staff, and just all around easy going. Basic needs with tons of amenities. Maintenance has always shown up if I ever needed anything. Quiet community with lots of parking. Wish they had in unit laundry, but their facility was updated and totally fine to clean all my clothes, no cards or coins, you can use your phone! Nothing but compliments and kudos to this place, has been a wonderful year so far!

2 weeks and do not take out the trash. The bad smell enters my apartment. Cockroaches and mice stay around all day. After they changed employees in the office, things stayed at that level. Never move to this apartment if you dont want to live with trash and insects.

I dont find myself writing reviews but unfortunately I had to do this because of the negative impact it had on my livelihood and education.When I first moved to the UCAs my initial thoughts were the outside looked well maintained, the laundry system was simple, and it was near school. What could go wrong right? Wrong. My first couple steps into my apartment, my home away from home, was greeted by a roach. I had been in grimy places before but never had I seen (let alone been in the same room as) a roach. This disgusted me but the place wasnt particularly clean and I was certain the maintenance could handle it. Guess what: also wrong. I spent a great deal of effort maintaining the place, had people come in to fix the problem, and yet they still continued to show up.The following year I moved to a *new* room and with *new*/*cleaner* roommates. Day 1 we see a couple roaches in the sink and in the bathrooms. Imagine being the one to invite new people into a terrible situation, knowing that you faced the same problems but had a sliver of hope that it wouldnt - no, couldnt - be the same. You would think that with a new room and a new lease it would not be an issue. Low and behold it was, and only when my roommates and I did our utmost to clean the place were we able to see the occasional roach. On top of that, there was no sympathy or efforts towards being flexible with the students when COVID-19 hit. As if transitioning from outdoor to indoor schooling was not stressful enough, many people - and possibly even parents - faced job insecurity during said time.If roaches arent enough to deter you Ill skip the issues with trash that my friends who are still there are dealing with at the moment and the fact that the cost of rent is not equal to the space or experience you gain; you can easily get better even if its on account of distance or cost. I dont know how these 5 star reviews are being given. Must have confused their UCAs.If its all the same with whoever is reading this I will share that my experience with the staff was nothing negative. I will say thats a low bar considering all of the problems that the apartment presented, but they offered free printing and tended to our problems when we asked. In retrospect, the ladder didnt mean much because the issues would come back.I DIGRESS. Please and I mean PLEASE continue looking for other options to live.

ZERO STARS IF I COULD. This may seem like the prime location to send your high school graduates as they embark onto the college career. It’s right across the street from Cal State Fullerton and very close to Fullerton College along with other businesses (if they decide to work while in school). However, this place is a trap.. the model unit is that and only that because it in no way represents the unfit living conditions that these young adults are entrapped of living in. ROACH INFESTED, HOLES IN THE WALLS, MILDEWED HALLWAY CARPETS.. need I go on? My niece was rented a unit that clearly wasn’t inspected to health standard regulations beforehand. The second day of her living there she found a HUGE roach and they just kept on coming. She sent emails and called several times that didn’t result in URGENT RESOLUTION. After two months of notifications she is still living under these awful conditions for $1600 A MONTH. Did I mention she only turned 18 this past July.. not only did they rent this young person an unfit place to live but now they won’t even take an urgency to FIX IT. DO NOT LIVE HERE. The pics seem nice, but the living conditions are horrendous with POOR MANAGEMENT.

When I went to visit my friend, they towed my truck for parking in the visitor parking. 500 dollars for parking in the designated parking makes no sense. So extremely dissapointed. Do not recommend this apartment

Terrible staff that does not care about their residents. I witnessed a crime where a homeless person was stealing bike parts and attempted to report it to the front desk. The staff couldn’t be bothered to help because she was going on her lunch break and she said she would have someone check it out. I attempted to tell her that the crime was happening right now and all she said was “I understand, I’m sending someone to check on it because I’m going on my lunch break”. I stay in the office for a whole 20 minutes until someone finally comes and of course when we go check the bikes are all stolen.

I have been struggling to get pest control in my apartment which has become a serious issue now. The UCA leasing officials will only take your phone number and promise you to contact after four days whenever you come up with any issue about the apartment. I had three major issues about the apartment and after talking about half an hour on the phone I was promised to be called after 2 days😂😂. Feels trapped in a house full of roaches where there are no actions to trap the roaches. Roaches seem to be enjoying the apartment much more than me.

I felt like this community seemed very happy and I noticed residence enjoying the pool and all the wonderful amenities. Cant wait to enjoy this beautiful new home. We are first time renters and we chose UCA because of the welcoming feel that they provided when we first toured. Jayne at the leasing office was a great amount of help and made the process of renting my first place a breeze.This is our fourth month living here and and we LOVE it! They had a breakfast on the go today which was so nice for us because we are right in the middle of midterms. I would definitely recommend this place to anyone going to CSUF.

Dont bother with this company. Communication and professional is none of their concern. They will purposely not answer their phones. You have to constantly call for status of the application that you wont get a refund on. Save yourself the hassle.

It’s a nice place to live. They have an efficient maintenance team that fix everything in the same day. The laundry room is new and clean. It’s safe and near to schools and stores. During my almost two years living there, I haven’t had any problem.

I lived here for 2 years. And even when I come back to visit I unfortunately find the same issues still here despite the change of management.If theres ever an emergency prepare to find yourself waiting 2-4 hours for anyone to be in the main office. I mean this seriously. I dont know why they even have people there because more often than not theyll never be there. Also if you ever get confirmation from one of the employees in regards to a variation of your contract. Go to the manager and have them write it down and sign it.The facilities themselves are okay. Our faucet always broke. The toilet always broke. The blinds always broke. I really applaud the repair teams. Theyre very nice and always helpful. And trust me youll find that you have to call them pretty often.The price is high, its literally across the street from the university which is why its that way. And its very nice having it 5 minutes away by walk. But to be honest if money is an issue Id move in somewhere a little farther away for less.

The apartment and community is awesome. There are so many amenities to take advantage of like the swimming pool, game room and the gym. Staff is excellent, very helpful and friendly, what else can we ask for. This place is great for CSUF guys as the school is right across the street. 5 stars!

My Wife and I love it here.Spacious rooms for a good price, fun community activities and an amazing location near Disneyland and close to downtown. Maintenance is very quick and the staff is incredibly nice and personal. We recently had an overflowing toilet and called the after hours maintenance. Baltazar came in 20 mins to fix it. Overall the experience here has been great.

This apartment complex is the best! From management to maintenance, they will go above and beyond to make you feel at home! Kim and Jayne in the office are great and the maintenance as well. I was a little hesitant about the reviews prior to moving in but it’s not like that at all. My experience with them his been nothing but amazing, they move fast so your not in there all day waiting for paperwork, they understand you and will answer any questions you have. I also love that I’m so close to school! Even if I wake up a little late I know I’m minutes away! They have fun activities for us all the time (sometimes even coffee and breakfast)! Do not hesitate to move into UCA. You won’t regret it!

My kids stayed here for 4 years. It is conveniently across the street from CSUF. But every year, the rent went up significantly. Maintenance was poor and unresponsive. Air conditioning was out during heat waves. Cockroaches were common. As other units were remodeled to attract new tenants, but as existing tenants, we could not even get the soiled and worn old carpet replaced.

I recently came to see these apartments with some friends. I was a little afraid after reading the reviews. I ended up having a great experience. I spoke to Jayne over the phone to get some information, she was very nice and helpful. She set an appt that day for us to come in. She showed us a model apartment and took us to see the property. The property was clean and very close and convenient to the college. Over all we were very impressed. Hoping to be staying here in the spring!

Amazing place to live, neighborhood is quiet, and a 10 minute walk to Cal State Fullerton. Apartments actually look like they do in the pictures online, and the staff is extremely friendly. Highly recommend!

I stayed there for 2 years! The manager Tamara Thomas made very upsetting comments whenever we visited leasing office. We had few notorious neighbors who always came near our apartment and made noise as our apartment was near common area. Some of the residents complained about noise and the leasing office gave us notices instead of investigating who actually made noise and gave warning in very bad tone. Me and my roommates felt insulted every time we visited leasing office.They charged us insanely for the deposit when we changed apartments. Our apartment had roaches and bed bugs left by previous tenants and they didnt clean it properly and instead blamed us for it. And yet again charged us for it which was ridiculous. We were international students so had very few options as its nearest to campus. Now we rented a house near campus and it is way too better now.No unwanted feel, No bugs and roaches, more facilities and more importantly NO BAD and INSULTING TONE from Manager! Never ever moving again there!

Very expensive but convenient if you are going to CSUF. Lots of loud neighbors and over flowing dumpsters prevented this from being 5 star. But comfortable living spaces, plenty of parking, convenient location and nice pool area made this a nice home for 3 years.

He said he would have a new part tomorrow and fix what needs to be fixed.Since I prefer no shoes inside my home, perhaps the maintenance crew could arrive with shoe covers, out of respect to all residents.Thank you for attending to my request.

I have lived here for nearly a year, and i’ll just tell people what I have noticed. The air only hits the living room (which is where the air conditioning unit is located), the way the apartment is set up, the air will not hit the small dining room to the side, or the bedrooms in the back. The kitchen is also kind of small, okay to fit two people at a time, if one is cooking and the other is washing dishes, but if you need to both move around, it is a tight fit. When you go to the pool, you might come across some roaches. Also the fitness room is very small, if you are a csuf student, just go to the rec center, it also get insanely hot if you don’t have the door open. the laundry room also gets insanely hot when you are in there, even if it is only for 5 minutes, it would be better if there was a good AC unit in there, and because Fullerton is already a hot place, it makes the laundry room even hotter. they typically have the door open, but because the door isn’t on the side where the wind could come in, it does not help. if you ride a bike and leave it locked up on the bike racks, a tire might get stolen. it’s in a nice location, you won’t hear the free way but it is close to it. there is a lot of close to food place where you can just walk to them. you will hear the people above you though, if you are on the first or second floor. and they have a gardening company that comes and works on the landscape, they work at like 8 am in the morning on Wednesday or Thursdays. it’s not an awful place to live, I just want people to know some things I would have liked to of known. The maintenance people come very fast if you need help though.

There was a terrible problem with cockroaches and people smoking cigarettes and leaving cigarette butts everywhere. The cockroaches made it into my luggage and came with me to my next destination. My toilet kept making a horrible noise and nothing they did to fix it over the course of almost two years made a difference.There was a nearly entire turnover of the staff twice in my time there but the current women in the leasing office, however, are very pleasant.

Looks like I will be moving here soon. So far my boyfriend and I have had a good experience with the staff. The apartment isnt very large but it is all newly renovated and the atmosphere seems very cozy. A lot of students since its right across from CSUF, but Im hoping they will be respectful. Keep you all posted!

Terrible service from management.Huge issues with extremely loud neighbors who were also smoking (fire hazard) in the hallway right in front of our door.There were constantly 20-30 people coming and going there!Complained multiple times to the management office.Nothing changed...!!Also very dirty hallways and stairs with old smelly carpet!

Apartment was dirty, roaches in the kitchen and bathroom, stains on the bedroom carpeting, cuff marks on the dining room wall, bathtub had dirt caked on the surface. Moved in on a Friday, complained to management on Saturday, was told will take care of it on that Saturday and it wasnt.

Worst apartment place. Most of people in the office have attitudes and they are very rude. They cut me off on the phone multiple times and had smart remarks. Valerie placed me hold, so I walked to the leasing office and they were all sitting there talking while I was still on hold. Then while I was leaving the office, Valerie was mocking me and said Can I take you off hold now.They dont care about their tenants. The a/c unit only reaches the living room so be prepared for the rest of the apartment to be hot. Don’t stay here. It’s very over priced, especially with customer service that they provide.

The great part about this apartment complex is its location. It is located near CSUF, resturants, and grocery stores. The bad part was its small dog area with fake grass. The fake grass makes it smell like urine throughout the nearby hallways.

[UPDATED]Before I even moved in I noticed that the hallways are always dirty and crawling with roaches. The residents tend to put their unwanted furniture, trash, carts, etc. In the hallways. Dog owners don’t pick up after their pets, especially when it’s somewhere people tend to walk through. Our neighbors had bed bugs (and we only found out cause we overheard them talking about it to the maintenance guy), the closet doors are constantly coming off, the a/c does not reach the rooms, most units have roaches (so you’ll end up having them as well), bathrooms are not well ventilated, cracks in the floors/on the walls, the blinds are constantly falling off when moved even slightly, multiple residents tend to be VERY noise around 12:00 am - 3:00 am (don’t even bother calling security because they won’t come at all), permits in elevators are expired, tend to be dirty and smell like pee, also the elevators are constantly not working. The leasing office FORCED us to get a money order for less than .25 cents. That’s right CENTS. They had threaten to give not only our names but our Parents names to collection [We’ve asked other managements what they would have done in that situation and they said they would have just added it to next months balance since it was less than $1].And don’t get me started on the laundry room. They only have one on site, you have to buy a laundry card which is $5 and the minimum amount you can put on it is $10. A LOT of the dryers don’t work (and no sign is put up so you don’t know which work) so don’t expect your clothes to dry on the first time, washers are very tiny (clearly done so you have to use more and they get more money). Prices for washing is ridiculous $1.75 or $2.00 for big load and because the washers are small every load is a big load. Dryer isn’t bad $1.25 but you end up paying more because they don’t dry your clothes. I had put 80+ minutes on the dryer I was using and my clothes were still SOAKING wet, put it again still not dry, tried one more time and they were semi-dry. You’re better off going to an off-site laundry facility.This place is absolutely horrible. Rent is ridiculously high and on top of that you still have to pay utilities (water, gas, sewage, trash, and service fees) to them and you still have to pay your own electricity & WiFi. They don’t have a drop box, which they desperately need. The UCA apartments are a complete joke, the management need to be retrained and given a HUGE lesson on customer service. Management here clearly have issues giving notices, are constantly rude and more often than not ignore their concerned residents. Management is constantly changing from bad to worse.I can continue with the horrors I’ve experienced here but that would take multiple reviews. If you want to live close to campus I suggest going to nutwood east. Rent is cheaper and they pay utilities (water, gas, sewjage, trash, and no extra service fees), they are constantly improving their units, and management is a total upgrade from here.Also, as of Wednesday of 8/29, I have notified the leasing office of our issues and still have yet to fix anything besides the closet door that is now very squeaky. I also went in yesterday 09/04 and spoke directly with the manager (very rude & unhelpful btw) about all the maintenance our apartment needs, but still have to deal with a clogged shower, cracks in the wall/floor, non-working outlets, squeaky closet doors that don’t open all the way, and as of yesterday we found roaches in the elevator with an expired permit.[09/24]Have notified the leasing office 3 times now about our issues and have yet to resolve any of them. Because of the closet door they had poorly “fixed” last time, it pushed the other closet door out and the wheel is now broken.

Pros: Lived here for a year. Right next to CSUF. Super convenient. Always parking! I never had an issue with guest parking either, although only used that sometimes for my bf. Lots of food options around and general shopping places. The staff in the office are competent and were friendly to me during my stay. There are laundry facilities on site and mail box area for your mail. I specifically asked for a quieter area to live in, so my room was pretty quiet. I think our particular apt was recently cleaned and more newish before we moved in, so that was really nice. Everything works. Kitchen was fine, no issues. I always felt safe living here. The people here are in their 20s so most are probably from CSUF.Cons: People smoke in the hallways and stairs so sometimes you can smell the smoke if your window is open. The air conditioning is not central, so the living room and kitchen areas benefit from it. Not the individual rooms, unless you leave your door open, and its still not enough. Honestly that was very difficult during the summer when it gets very hot. Thats the part I struggled with the most living here. This apt is on the main street so you can hear ambulances and sirens sometimes. After about a year the bathroom wall near the shower area will get some moldy spots, but my roommate cleaned the wall and then it was fine. Nothing to worry about too much. Sometimes the elevator was not working, which made it inconvenient for me only cause I keep my bike in the living room and have to bring it down/up, since I was on the third floor.I read a couple other apt reviews of other apartments nearby campus and they are not good. This place seems to have the good reviews. Its 4/5 because its nothing fancy, nor does it claim to be, but its been a good place to live while I was at CSUF. Not perfect. Above satisfactory. I felt comfortable calling my room my home for the time being.

We have put in several maintenance requests for a new dish washer because our current one starts smoking when it runs. Has not been replaced in over 2 months despite several maintenance requests being placed.
