If I could give zero stars I would. Ive had nothing but atrocious experiences with this complex all across the board. From terrible parking to illegally letting people off my lease. They do not care about their residents. Theres too many apartments to even keep track of them all. The apartment itself is fine but everything you have to deal with around it is NOT worth it. 60% of the washing machines are out of order constantly. If you work a night shift and need to find parking youll be driving around in circles for hours just hoping you can catch someone leaving and take their spot. They do absolutely nothing to try and resolve problems except pass you around to other employees until you give up. DO NOT MOVE HERE

HORRIBLE HORRIBLE, DO NOT RENT from this establishment. Theywill rip you off blind. My daughter and two other girls moved in to go tocollege . They moved out 4 weeks early. They spoke with the leasing Manager informed them yes this will be ok. Told them it was ok do to they had a waiting list for other tenants to move in. I called and spoke with the leasing Manager and confirmed the move out cost. Pro rated for the month. Everthing is fine drop the keys and garage door openers on move out day. Well needless to say a month later I received a 6000 dollar bill in the mail saying we broke the lease. When I called to speak with the leasing Manager they did not take responsibility for the conversation and the move out cost. Instead said its out of there control and now its at the corp Office of ARNEL. Anyway all said and done we get the bill down to2300 dollars. Because we signed a legal document. Why in the HEll would they move out four weeks early if they knew the end cost would be 6000 dollars and a week of back and fourth arguingwith the corp office ARNEL to still end up paying 2300 dollars. How greedy. Take advantage of young College Stundents. BEWARE

Ive been living in the Homestead Apartments for 3 years now and I regret it deeply. To make my story short, I was towed illegally by the towing company that The Homestead Apartments uses at its complex. After arguing with the towing company for more than 1 month they have finally agreed to reimburse me my towing expense which was $315. But they will not pay for the $61 that I had to pay to Fullerton PD to get the release form. How is it that you can prove that the tow was illegal but yet they are not liable to pay for the $61 release form. To be fair the leasing office tried to help, but they are powerless to do anything of great significance, and are instructed by company policy not to get involved in any disputes. As a resident I am forced to deal with a towing company that I have no contract with per The Homestead Apartments leasing contract and yet you have to take this battle on by yourself. Living here has been a terrible mistake, I would rather pay $100 extra a month but have peace of mind of living in a great community than living in this nightmare... And oh yeah, if you are thinking of signing a lease please drive around the complex! trash areas are overloaded and the smell is horrible. Not a good look.

This apartment complex has a serious noise problem in the morning. The gardeners make so much noise. About 3 days a week with gas powered blowers. It’s hard to get any sleep. I even called the leasing office and complained. Nothing happened. Think twice about moving here or just come about 8am on a Monday. Wednesday Thursday... to hear all the noise.

I have been a resident in the El Rancho community within the homestead apartments since January 2020. At first I was hesitant to stay here after reading some of the reviews. Luckily I did not let them persuade me. Our resident manager Alex has always been professional and courteous. I can either find him in his office or get a response via email within the hour. The amenities here have always been well maintained and clean. The gym equipment is in working condition, the laundry room has no breakdowns, and the pool area is free of debris and trash. The maintenance here is really fast and convenient. All our work has been fixed within the day it was reported. I have also had no issues with parking or car breakins. If you follow the rules and park inside the gates you should have no problem. I also clean my apartment every week and have never found roaches or insects. I am very happy to be staying here, and I am very impressed by management and maintenance.

I had been a resident for a whole 30 minutes before getting my car towed and being forced to pay $500 in fees to get it back. I had not even finished moving into my apartment, I was alone, and it was around 10pm. The towing service provided is $600 in fees if you come at night, so I had to wait until the next morning with my bedding, medicine, and groceries still in my car at the towing office. Never mind the fact that my car was UNLOCKED with valuables and the battery was ON. I had to Uber to police station and then to the towing office to get my car back, all without a mask because it was in my car. I’m sure they don’t care about that considering no one in the leasing offices were wearing masks when showing me the place. Should have listened to the reviews. They’ll sit back and tell you it’s “not their fault” all the while they’re enabling tow companies to tow their residents cars and don’t care if they go in debt because of it...during a PANDEMIC that has left a majority unemployed. I’ve never made a yelp review before, nor did I ever think I could justify giving an apartment complex a one star review after living here not even a day, but here I am. They don’t care about your health or wellbeing during a pandemic so i guess I shouldn’t be surprised that they are this negligent about everything else. Especially the rampant trash that I see everywhere around the complex. They make sure that’s not there when you first visit though? Whatever you do, do not move here!

I don’t know where to start. My car got towed 3 times. I would never suggest anyone to move here just because of the location. This is the worst appartement complex I have ever been to. There is no visitor parking at all. No matter what time you come, there is parking. Your family’s and friends won’t be able to visit you. The appartement it self is very dirty from inside and outside. They have a wall AC which barely cools the living room only. No AC in the other rooms. I would strongly recommend that you think twice before moving here. Good luck

This is the WORST I have lived in my life!!! The management do not care. They have a very nonchalant attitude about everything. My apartment has roaches. My place been sprays several times and still did not work. The vendor that they used to Exterminate do not do a good job. They lightly spray just so they can keep their contract going. There is a different manager every 3-4 months. The apartment mildew when it rains because the drains outside gets clogged. My bedroom wall had mildew several times. They only spray some solutions and paint over it. Within a month the mildew comes back. Also my apartment frequently do not have hot water on several occasions. Every 3 months the broiler goes out instead of them replacing it. They have a vendor come out to patch it. And within 3 months it goes out again. Also they turn off the water on several occasions without warning tenants. I have complain several times about this issue and they have done nothing. I am fed up living at this dump . I will be looking to move soon. The only good thing about this apartment is the location close. It’s to the freeway and shopping plaza as well as CSUF. But BEWARE!!!!!it’s not worth the sacrifice just for the location. This is an update on my review. I went out of town for the weekend. I parked my car in my assign carport. I return to my car and all four tires and rims were stolen. I contact manager, the corporate office and the security and patrol that the company hire to patrol the complex . All parties were not helpful at all. I am so frustrated with the amount of car theft in this building. Just last year my license plate and tags were stolen. This is a horrible place to live. Many other tenants cars were broken into and damage as well. Please avoid this place. The management do not care, it looks nice and safe. But looks are deceiving. This is update on my review. Unfortunately I’m still living at this dump because of finances I am unable to move. I report to my manager at 4pm today that there is no hot water in my apartment. She was unaware and sent maintenance to check it out. I called back to get a update and she was very nonchalant about it. I had to push her to contact maintenance to get an update. When she got a hold of maintenance she told me it would be a easy fix and the vendor will be on his way. I been at work all day and need to shower ASAP. I work at a hospital during this pandemic and bathing everyday is require in order to not bring COVID19 home to your family but of course these managers do not care at all. It is now almost 9pm and still no hot water. I called the 24 hour emergency line and of course they could not give me an update or an estimate time that the water will be on. This place is horrible. I want to move ASAP. Please do not make your self miserable living in this dump.

Super friendly staff work in all the offices, the pools are beautiful, bbq’s work phenomenally, we have access to almost any retail shop you can think of within 10 minutes drive. Gas is nearly $.15 cheaper than anything around. Easy access to all nearby freeways. If you’re looking for a place to live without a location in mind, as renters we highly recommend this place. We moved my son there in July as he is a new College Student. He and his friend are in a 1 bedroom apt. It is decent size for 2 teenage boys. Robert, one of the rental team members was very helpful in giving great college tips to the boys. Heather, their manager, has been been wonderful. She assists them when needed. Any repairs have been done in a timely manner and to our/their expectations. Yes, visitor parking can be a problem but has not been an issue for us. The grounds are clean. The laundry room is clean. So far it has been a great experience. Its also in a great location.

This place is horrible!!! I have never lived in a place where the walls were so thin I can hear every conversation my UPSTAIRS neighbors have. They also have speakers which I must listen to and feel rattle my walls EVERY SINGLE DAY. I have lived here 4 months now and in that time they have repeatedly performed maintenance on the complex which affected my water/parking/or power without notice. I work graveyards and for three days in a row once I came home to no running water because it was secured from 9-5 to replace a valve. That should not take that long but I should have at least been notified! I have asked management for assistance with the noise and they have done nothing. The gated community has been left open for days at a time so why am I paying for that? Do not be fooled by the nice looking exterior. The apartments are old and need to be rebuilt. My bathroom door must be slammed shut because it no longer fits the door frame with the many layers of paint on it. Same for the front door in the summer when the heat makes it swell. If I can find a way to legally break my lease and move out asap I will. DO NOT MOVE HERE!!!

He told us that they would all be rented by weeks end and that we HAD to put a $200 deposit in order to get in. We put our money thinking that the next day we would have an answer on our deposit. The next day no contact. Two days pass no contact so I call JEFF and ask him whats going on. He says that they needed more info from us in order to run our credit. We provide that info THREE TIMES and each time either he cant open the attachment or didnt receive it eventually he got the info. Another day passes. No word. And when I call to ask him whats up he is always at lunch or showing a unit.... very convenient. Today I called and asked for a supervisor because Im done dealing with JEFF and she says they wont even be able to start the process of getting us our money back till next week, at which point it will take about a month to receive a check. All in all a terrible experience. Dont listen to the lease office. Read other reviews, and hopefully this doesnt happen to you.

This is the worst complex I have ever lived in. Almost every single day there is maintenance going on early mornings, sometimes they come around two or three times with the same damn leaf blower or lawn mower. Never anywhere to park, although weve been here a year and we always see open carports. God forbid you work any type of graveyard shift because you will not get sleep. Sometimes we wake up to them pounding around on the roof! No notifications. This morning in particulate they started maintenance on the apartment below us and brought out a JACKHAMMER, after we had been trying to fall back asleep for two hours. The gates are always getting stuck and therefore left open for days. They waste tons of water also! Sprinklers running even when its been raining all day. And we have lived here about a year and have seen five different managers!! They dont treat you like people they treat you like a number. Dont waste your time, money and sanity!!!

I want to start by saying this review is based on my experience living in The Creek community. I lived here for 3 years and I had a great experience. The manager Alyssa is AMAZING! Anytime I needed something it got taken care of immediately. They are very informative on when work will be taking place on the property such as tree trimming, repaving parking areas, water heater, etc. so you can prepare accordingly.Laundry facilities are open 24/7 and there are plenty of washers and dryers. I never once had to wait for an available washer of dryer in my three years living here. I do see multiple reviews on here about peoples cars getting broken into, I never had any of my property broken into (car, apartment, storage, etc.). The only reason why I moved is because I got a new job in Costa Mesa and decided to relocate there. Because of my experience at The Homestead I decided to move to another property managed by Arnel Residential Property Co. Once again I want make it clear that my review is solely based on my experience living in The Creek community at The Homestead so if you decide to move here try to get an apartment in The Creek.

I have been living here for a year and a half and it is a beautiful community. The only concerns that I have are:Parking spaces:A lot of people use the parking without having a tag parking permit. I have complained about that but management doesnt do anything. It is very frustrating that when you arrive around 10:00pm from work and you dont find any place to park, you have to go to the streets around neighborhood in order to find a place to park, also visitor parking is always full of cars that have been there for months and nobody use it.Parking security:It is common to find at night groups of young people around the cars smoking weed (I don´t know if they are residents or not). I live in Timbers area. My car has been opened at night twice in one year. Now, I must be sure to I don´t leave anything on my vehicle in order to ba safe from burglaries.Sexual offenders:If you look for sexual offenders you will find that there are residents with sexual offenders background living there. There are at this time 3 registered sexual offenders living here. It is supposed that they check your background before accepting you as a resident.

Make sure you read clause 22 and visit the apartment at night before signing the lease.- Paint splattered all over the floor and knobs and handles.- They escape their contractual obligations citing they were not aware or believed to be ready but everything about my experience with them yells negligence.I lived here for over two years (February 2014 - May 2016) and had no problems, besides their constant watering during the hight of the drought that is. But I ended up moving out because of a family issue and had been ready to move back in. On the first night of my move in day a couple dozen roaches started coming out so I took all my stuff back out. it was not ready for move in. Its been over a week now since writing this and the problem has not been resolved and whats more I am being charged for not living there. Their negligence in deeming the apartment ready is baffling too me. They say they cant give me my money back because they thought it was ready, but all they had to do was walk in at night when everyone knows that roaches come out.I regret that I took pictures after I killed so many roaches with toilet paper. I should have left them all for them to see, although they still got to see a dozen or so after I had killed at least 2 dozen.

I would say Im surprised by all the negative reviews but my husband and I have noticed that most apartments have bad ratings. Weve only had real issues with one complex we lived in and thats because the staff was awful.Ive only lived here for 5 months, but I find it generally very enjoyable. The landscaping is nice and the grounds are kept clean, we take our kids out walking around the villages and its always pleasant. The staff is respectably helpful and friendly. The apartment itself is the same as many older apartment buildings, a little worn out with somewhat outdated appliances, could use a full reno but is definitely functional and comfortable. We move around a lot, mostly for a change of scenery, but we think well settle here until were ready to buy. My only problem is that last I checked the complex was not dog friendly. Of course some people still have them but we dont feel comfortable breaking the rules. Ive got to say I consider that a big point off. But all in all I think this is a great place to live.

The location and management are amazing. (AT THE CREEK) Ive read different post about bad reviews and it must not be from the Creek managers. There are different sections here at the Homestead and I live in the Creek. Moved in in December of this year and had a few issues that have all been resolved since then.PROBLEMS:-Neighbors on hard drugs trash diving, yelling and waking me and my wife up 4-5 times every week. (Problem solved. They have been given multiple friendly warnings by management and myself and decided to cause more issues and since then are now all evicted.)-Security not bening seen around the property at night. (There are still nights where security is not seen or that guard that doesnt do their job but some of them are seen on a regular and friendly. Would be nice to have the company send better guards or choose a different company)POSITIVES:-Alyssa and Christy have been extremely supportive throughout all complains and concerns. Even giving updates on more serious concerns-Hot water was out at 7am and back up and running by 10am-Road repairs have happened since we have been here-Tree removal and trimming has happened in our short stay. (Much needed in some areas)-Pool Spa was down for only 4 days after I informed them it was not working-Have had a building inspection to test fire/smoke and CO2 alarms-Set up insect and bug removal in areas needed and upon request.-Water bill is cheaper then our last 2 apartments even though its evenly distributed between all tenants-Pool and BBQ areas always clean and presentable.-Friendly neighbors-No matte what time or day I can always find a washer and dryer available in the laundry room.WHAT I WOULD RECOMMEND:-More trash bins in the trash enclosures. Holidays and summer the bins get overfilled at times. Maintenance comes by and clean the area and puts things in the trash people miss but it would be nice to have more bins for the trash-Being more strict with parking rules. Two vehicle passes should be permitted to each renter and only cars with a pass should be allowed to park behind the gates. Allowing only tenants to utilize closer parking spots. Also marking and removing vehicles permanently parked in open spots or parked for longer than a week in one spot. This isnt a storage garage and shouldnt be allowed to be treated as such.Easily said that this is a great, friendly and well managed area. My experience has been great since Ive moved in and I cant wait to see what more they do throughout the year.

Very nice landscaping, good quality service.Apartments themselves, however are poor quality. Terrible kitchens, fences on backyards are half-broken, everything painted without covering things like handles and locks, so paint splashes are everywhere. In kitchen, drawers are much smaller than openings for them, so they keep falling off. The doors dont close, cause they dont fit. They just keep adding new layers of paint, and you can see sometimes 2-3 older layers of paint.Funny story - when we moved in, we saw a roach trap sitting in one of the drawers. Well, the painters didnt even MOVE the roach trap. They painted OVER the trap, leaving the shelf under the trap unpainted. Yep, they just paint over stuff without even moving it.Oh, and as of August/September 2010 - they are literaly $350 MORE per month than ANY other apartment complex in the area. Thats !! $350 !! MORE EVERY month for a bad quality apartment.

Even if they are supposed to be there, their office are 90% of the time empty. All that walking for nothing. There is a phone on the door but go figure thy never pick it up.Parking is the worst experience you will have in your life. We were told that not only could they not write another temporary pass according to company policy but we were white listed and our cars wouldnt be towed anyways. Whelp, flash forward 2 weeks. Still no pass, expired temporary pass, and what do you think happened? OUR CAR WAS F***ING TOWED. Now we go back to the office and all they have to say is Its not our fault, its the towing company and west coast patrol who should reimburse you for wrongful towing. We go to them and they said no the apartment complex hired us so do this job and we are not responsible. We go back to the office with what they other companies say and low and behold another manager will investigate and get to us by the end of the week. Week and a half later WE CALL THEM and I quote Sorry, nothing we can do about it. . one and half months of getting the run a round and now we plan on taking them to small claims court because they are incompetent and dropped the ball. If you make a mistake or forget to do something own up to it, dont lie and waste my time.Cars that belong to residents who pay rent and who live here are not safe at all. They act like they have no control over the parking lot and its all on this other company THEY HIRED. Im still calling the manager every day as long as I got a chance. Same as the usual, no one ever pick up the phone.I just found out there is all the terrible reviews posted here after I moved out. Wish I have seen it a year ago.

Flying visit Guest Car towed at 11 pm on August 23rd,2017 before Leasing office. No boards or signs indicating parking limitations. Guest from Phoenix, AZ visited our apartment late than 10:30pm to inform a emergency news and when they went back to parking lot, the car was missing. It was towed. They found that spot to park after roaming around for 20 mins around the apartment complex. No where else to park. The towing cost was $375 + $55 police towing release fee. had to spend this money just before of no parking spots available.

You will not find a parking spot after 10pm and if you park anywhere nearby or in a non official spot you will be towed. Other reasons not to live here:- Cockroaches (I see a dozen every morning and have seen several in other apartments)- Theft (we had a man steel from our balcony at night. the car next to mine was broken into and my friends car was stolen from inside the gates. I also had a neighbor say a homeless man entered the house-Ants- Gang Members- Security is a joke here. They tow residents in fire lanes rather than the illegal parkers parked in regular stalls that force the residents to use fire lanes.

Honestly, i love this apartment complex, but I dont know what it is with management not dealing with their negligent maintenance men. Its not even all of them either... i could write you a list of employees that deserve to be a supervisor over their current one. Ive been nothing but nice while dealing with a mouse infestation since November 2017 and have finally dealt with the main issue now its all about patching up holes and being done with it, but they want to be lazy; forget about talking to them cool calm and collectively that just prolongs them doing their job so then when you get frustrated and upset then they want to be all on the defensive like youre the problem and not them.If residents keep coming to you for the same issue because your employees lack the work ethic to do their job u cant tell residents that you just assume theyll do their job if they really arent.I feel like once this issue is resolved I wont have anymore issues because honestly i dont management takes my issues seriously and come and fix and the communication is usually spot on and wonderful again thats why i say i love this apartment complex but this mouse issue which i understand everyone is over it... i am as well but its like i see the finish line but everybody wants to take their sweet time getting their. i call for a new supervisor for maintenance but thats just my opinion. Dont assume your employees are gonna do their job when residents keep coming up to you complaining that they arent doing it.

WORSE PLACE EVER! multiple issues with mediocre management they are not willing to help or resolve issues. My new car got towed away from an OPEN space there are no sings saying you need a permit in an OPEN space. Leasing office people told me is because the car is not registered, how come I will register a car without the DMV documents?plus I left it in a OPEN, I always park cars in OPEN spaces for almost 1 year living here and never got towed. left 1 car for 1 week in a OPEN and nothing ever happened my car was towed by mistake and they are not even willing to help or waived the fees you cant register a car that is not under your name yet plus it was in OPEN space where cars always park without a permit. $300 to the waste because of the ridiculous rules to damage people and only take their money for any reasonWait there is more proof this place is the worse...My apartment had 3 robbery attempts, one of them actually open the backyards doors to get inside they stole my bike from the backyard that has a fence, they easily did it because the fence is super small any one can just jump and commit crimes No security all in here.. but you can be sure they are towing away cars rather that securing their tenants.my previous car got a broken window from the assigned parking due lack of security in the complex they have contracts to towed away cars but no take care of people living here ended up paying $300 for that.Cant wait to leave this horrible place with poor and rude customer service, with no signs warning you that they will towed your car for no specific reason.Just dont live here save yourself money and dont waste time plus rent is too much and they were roaches in the apartments when I moved in.you are welcome.

Poor management skill. They charge fees with no remorse. They dont know how to treat tier tenants. I would refrain from renting here. Save yourself from unnecessary pain.

Currently living here.First, there is cockroaches here. NASTY. never thought I would ever have to live somewhere with cockroaches. Parking is a nightmare unless you have a garage. (forced to buy a garage) if you dont youll find yourself doing laps around the community trying to get parking. Trying to get ahold of staff is terrible. Called for a plunking problem today and the guy didnt fix the issue instead he water damaged our carpet and now who knows if they are even going to fix it. Lots of foreigners here that just stand around outside its weird. people like creep around at night when you park. we also had another problem with our sink annoying rummbling noise when we use water. Also the staff is lazy here. Guy comes and says Ill have to destroy your entire wall for me to fix that is that what you want ?? I said yes and he was like well Ill have to come back and he didnt come back. can you believe that???!!! and I see the guy just sitting in his gulf cart. the guy does not deserve the job. when I got my garage is was nasty and dirty. had stuff in it. not washed had dirt piles had to complain to get it kind of cleaned so I had to clean it myself. MAKE SURE YOUR CARS FITS IN THE GARAGE MINE DOESNT AND COULDNT GET MY MONEY BACK. I HAVE A TOYOTA CAMRY!! doesnt fit the garage door hits the back of my car leaving scratches now. I will not renew here and I do not recommend anyone come here. The tredmill in the gym is trash. They stop every couple steps and its scary to run so I stopped using it. I could go on and on. And I have holes in my roof the guys never came back to fill them in. the roof ended up leaking and all they did was fix outside not inside. old kitchen with roaches. this place sucks and I pay 1869 a month and that was with a discount. terrible terrible and 170 for garage.

They WILL tow your car and dont care how or if you get it back, $350/450 to get it out and $50 every day they have it. Happens all the time, they get a hand full of tow trucks and will town cars and drop them in the Target parking lot to get as many as possible.

Dont take this apartment !! I paid $ 200 to save an apartment and they told me I get it back. I never saw my money again and the management ignores my e-mails. First they told me I have to wait for to weeks and now they dont even answer! No words for that. Biggest disappointment ever.If I could I would give it 0 stars! Absolute cheek !! I paid for an apartment and was told it would be enough. Then it was called a months rent in advance. Funny that I am only informed of this after I have paid the application fee and paid $ 200. Now all emails from me are being ignored and of course I didnt get my money back. I 100% advise against these apartments. Rip off!!!!
