I agree with the other recent reviews about the parking policy. The rent is relatively high and I thought it was reasonable considering the upgrades and the quality of customer service Ive been receiving with the previous property director and admin staff (Ben, Brian & Alex; Sadly all gone).Once I thought I found a perfect apartment home but these days Im not so sure anymore. I especially feel really disappointed with this abrupt change of the parking program. First, I feel the management is exaggerating the shortage of parking spaces to justify their new policy. Ive never had any trouble finding a spot any time of the day. Sure, if you come home in the middle of the night, all unassigned spaces would be taken. But thats why you have an assigned garage. So the current sticker permit system, which allows each unit to have one assigned parking garage and a sticker that allows the additional vehicle to park in any one of the open, unassigned spots, has been working out fine for me. In fact, it was one of the factors why we chose this community over others.Second, I really dont understand the rationale behind the new parking fee of $100 per month (and it says starting at, which also concerns me; Will they be increasing it and have people bid on the parking spots as it becomes more scarce?). Where is this arbitrary number of $100 coming from? I just walked around the entire community and counted how many unassigned parking spots there are. There are about 140-150 unassigned parking spaces (give or take) and it would mean they will be generating $14,000+ of revenue with this new policy per month. Is it really to serve the community and improve the parking situation or is it a way of generating extra income for the property? It almost sounds like you found a way to make up for the pandemic rent-freeze. You are basically requesting everyone to pay $1,200 more per year (at least $168,000 extra income for Las Palmas based on the current number of unassigned parking spaces).Finally, the way they drafted and announced this policy lacks communication and transparency, and I think thats why it leaves a bad taste in my mouth. Had there been any resident survey, forum, or conversation prior to this decision, it might have been a different story. The notice they just posted on the door (See the attached photo) lacks any detailed explanation. It only states this sudden change and how the only alternative is parking on the street. Never mind the disabled or elderly. If you dont want to pay, park 0.7 miles away. (The distance you will have to walk only if you are lucky enough to find parking right at the intersection of Associated & Rolling Hills and if you live in the buildings close to the gate of the complex.)Its been such a pleasant stay the past few years and I really hope the management will start taking into consideration what would really benefit residents and come up with a more thoughtful solution. Im not one to be impressed with free bagels, sparkling water, cookies, or candies they so often give away from the leasing office. I dont want any movie night, potato chip day, wine down Wednesday, or mimosa by the pool. I just want a guaranteed parking spot within the gated community that comes with my lease agreement.
We are so happy here so far! From the start, the staff has been great. Diego was super helpful and made the entire moving process smooth. The maintenance staff has also been awesome, very professional and quick to respond to any issues. Friendly neighbors, lots of greenery, and so many dogs! The gym is recently redone with new equipment and you can’t beat the location with everything you need nearby. This is a great place to live!
Ever since they changed the director, the management has been unprofessional and inconsistent. 1. No communication with the residents about any changes (e.g., started requiring a key fob for gym use and never made any announcement), 2. Constant changes with the parking policy, which was fine at first with issuing stickers for on-site parking but now they are charging $100 per assigned parking and the only other option is parking on the street (0.7 miles away and not gated, at the risk of break-ins). They care more about hosting ridiculous gatherings (during the pandemic!) and cutesy events and not improving the quality of life for residents. I am a current resident and I will NOT be renewing my lease once my lease is over.EDIT: Oh, I called the leasing office and Katie simply reiterated the notice again. So dont tell me to contact for further discussion and resolution. I dont want a resolution for myself only. I want a resolution for the entire community!
This place is honestly overpriced for what it is and on top of it all they are charging you $100 every month to park inside the apartments. You are paying $100 for just a normal uncovered spot which seems very unnecessary. If you do not feel like paying for the spot then you have to park a mile away from the apartments which leaves your vehicle at risk of theft or damage. I would not recommend Las Palmas, you can find better apartments for the same price or even cheaper. Very disappointed and I will not be renewing my lease.
Las Palmas Apartment homes is a beautiful community. It has an array of amenities and the neighbors are really nice.
Completely agree with the review by Cp L. The parking situation has gotten out of hand. The great thing about these apartments was how even though they are relatively costly the price was inclusive of many great amenities including parking within the apartment complex. The recent change to parking that requires residents to pay $100 a month to park is counter to what made these apartments a great place to live. Instead of finding a smart solution to parking complaints management has used this as an excuse to gouge residents. The worst part is that we have never had issues finding a spot within the complex except when there is maintenance being done. Even if we have to park a bit farther away within the complex thats by far preferable to this new policy.If this policy is not rescinded my wife and I will have no choice but to follow Cp L and not renew. We will also not be recommending these apartments to friends. It never feels good to feel like youre getting nickle and dimed.I urge management to rethink this policy and will happily change my review if they do so.
My girlfriend and I was looking for a place to rent and stumbled upon Las Palmas! After touring other neighboring apartments nearby it was an easy choice to choose Las Palmas. Las Palmas offered everything we were looking for. Las Palmas offers renovated apartments, pool, and gym access. The entire place is very nice.The person who gave me the tour and spectacular service was Ben Long. Ben is also the property manager and gave me a wonderful tour of the property and answered any questions that I may have had. I wanted to move into a renovated property and Ben got that started and updated me throughout the entire process. I feel that Ben went above and beyond with constantly updating me through phone and emails. You dont see that kind of great service these days. Come see Ben and you will be welcome with someone very kind and make you feel at home.The entire staff at Las Palmas is friendly and are more than happy to help you with whatever you need. We recently moved in a few days ago and are very happy with our move! Thank you Las Palmas! Also, a big thank you Ben for helping us in our journey finding a new place we can call home!
Been a resident here for 6 years. Loved living here! However, after Brian left(the 2nd previous director), it went downhill fast. The most recent issue, as mentioned by several people below, is the parking and the new policy. Charging 100$ a space is absolutely appalling in my opinion. Especially in times like now, that is a significant chunk of change for people. Parking has always been an issue here, but this is NOT the way to fix it.Just an FYI if you are considering moving here:- If you have 2 vehicles, like most couples living here do, you get one in the garage and are now FORCED into paying 100$ for another spot. Where as before you were just given a parking sticker.-If you have a vehicle that cannot fit into the garage, they will take your garage away and give you an assigned spot instead. So it takes away the large storage area available at the back of the garage and forces you to have a parking spot(you dont pay for this spot if they take the garage away). Seems to me like they should give you some money back on your rent since they technically decreased the amount of space you have for your things.-Expect a yearly increase of about 100$ per month on your rent. After covid, they shot over an increase of 200$ per month on a 1 bedroom apartment to renew for the next year.-One of the last positives of living here is the maintenance team is amazing. They are quick to fix things and pleasant to have around.Overall disappointed by what this complex changed into. Not happy with the management staff since Brians team left. I would not recommend moving into this place to people I know.Update**Since posting this numerous neighbors have moved out or are in the process of finding other places. Seems most of the residents are not happy.-If you have only 1 name on the lease, they will not let you rent an additional spot. So if you have a partner who doesn’t live with you, good luck. Guest passes burn up fast. I see a lot of open spots and garages not being used.Hey Lyon Management...if you want to show you actually care about your residents. Let apartments have 1 garage and 1 numbered spot with out charging 100$. regardless of how many names are on the lease.
I searched many apartments in the neighborhood before landing on Las Palmas. Management staff were really nice to ensure that I have a smooth move in. Nice environment to live with good neighbors. Well placed with all the shopping near by. Pool and other amenities are great. So far I am enjoying this place.
This place is lovely! The apartment has a contemporary feel and the neighbors are genuine. The leasing agents go out of their way for the comfort and safety of their tenants.

Best place in Fullerton so far! A little more pricey than other places, but honestly SO worth it! So clean and quiet from the outside! Talked to neighbors and they love living there! Reviews are true and good! It all seems so great!

The leasing staff makes you feel like you are the tenant they cannot live without. The maintenance team is willing, able, and happy to help. My apartment was recently updated and beautiful. The online application and leasing process was easy to navigate and expeditious. I am very pleased to recommend Lyon Living at Las Palmas!!!Lyon living at Las Palmas, what a hidden treasure. My own little piece of paradise in Fullerton. After an ordeal of a morning spent touring five other properties in Fullerton and Brea, I was ready to throw in the towel. Four out of five properties I called to speak with prior to Las Palmas, failed to answer the telephone. Little did I know, this would foreshadow the events of the morning.Location after location the leasing staff gave me the impression that I was just another number, a monthly payment, and not a potential member of their community. After lunch and a prayer, my mom suggested that I, Call that one place. That one place, was Las Palmas. Early in the day I had written Las Palmas off of my list due to the price of monthly rent for a two bedroom two bathroom apartment. The Lord works in mysterious ways, I listened to my momma, despite my having reservations and the rest is, as they say, history.The phone call made all the difference in the world. A friendly voice on the other end of the call came by way of Camryn. Speaking with her, I felt like I was the future resident she had been waiting all day to talk to. After listening to my plight, she reassured me that she was there to help, made time to show me available units, and informed me of current promotions that would be beneficial to my family. At that point, my hope was restored and I was looking forward to visiting Las Palmas.Driving through the gate, the lush vegetation transported me from the hustle and bustle of city life, to my own island oasis. In person Camryn was as wonderful as she had been on the phone; professional, polite, and proficient. Brian, Alex, and Peter were all smiling, welcoming, and concerned with the needs of my family. Dragging a five year old around town for nearly six hours is bound to have repercussions, the leasing office personnel took care of my mom and son so I could hear about the opportunities that awaited our family at Las Palmas.The first unit we looked at was, the one! It was recently updated with vinyl flooring that looked and felt like stone tile, stainless steel European style kitchen sink, and granite countertops. The downstairs corner unit suited our family best. Having had a long day I was apt to return home and complete the application process. However, I was advised by Camryn that I should complete the process in the office if I really wanted that unit. There was no way to hold the unit without completing the application process and the hold fee. Im glad that I heeded her advice because there was another person who viewed the property while I was doing the application. A total of one hour later and my application was approved.A welcome gift and generous offers of assistance were waiting for us as we moved into our apartment. The maintenance team of Juan Antonio, George, and Genaro are always moving around the complex improving one thing or another. Their dedication to the tenants of Las Palmas is greatly appreciated. Its the little things that made my family choose Las Palmas.****Update****This weekend they had my first service orders fulfilled. I am pleased to say that Antonio performed the services same day!! He was sure to inform me of their progress while I was away from my apartment.
