I knew Vanessa from my previous stay at Birchfield when she was the manager there and decided to give Kings Quarters a try when my lease ended as I knew how personable she was. These ladies have gone above and beyond to assist me and I will forever be grateful. Definitely recommend living here if you want a familial environment and wonderful energy from staff!

This review is to strongly commend Veronica Comacho, manager of Kings Quarters Apartments, and her fine staff, for sustained superior and responsive performance. My partner and I have been residents of Kings Quarters for over three years. Much of that time was under different apartment owners and with weak, indifferent or non-responsive managers. It was a real effort much of the time to get requested apartment repairs and plumbing done in a timely and competent manner, much less dealing with excessively high noise levels. The arrival of Valor Residential as the new owner and importantly for residents, the arrival of Veronica Comacho as the new Kings Quarters manager proves that an organization is only as good as its top management staff. She really turned things around in a short amount of time. Her attitude in her interactions with me have been unwaveringly positive. If she says she or her staff will do something, they follow through and do it. Perhaps more important is Ms. Comacho’s competence, reflected in her actions regarding apartment business and repairs. For example, she instituted an online repair request service which greatly streamlines the process. She frequently and clearly communicates with residents through emails about policy changes and problems. If there are rules infractions (noise, trash thrown on the ground at the dumpster, illegal actions, etc.), she doesn’t hesitate to involve herself and enforce the apartment rules, something not done much of the time during the previous managers’ tenures. In conclusion, Veronica Comacho is a real asset to Valor Residential and I consider myself fortunate she is the manager during the rest of my stay at Kings Quarters.(Stephen Garrison)

Keep searching. Once upon a time this was an Ok place to live. I could tolerate the thin walls (loud sounds from other apartments) before the office staff changed. RUDE office staff and the poor communication makes this place one to avoid. But dont take it from me. See what others are saying. I have been here nearly 7 years and never had an office communication issue (outside of then messing up my paper work) until now. My latest conversation included profanity flowing back and forth and ended with a staff member telling my lease wouldnt be renewed (LOL). She really thought I wanted to remain here. *Again never a problem until now ... they called the cops on me after I questioned why my monthly rental amount changed during my current lease. Should have been a basic conversation but thats not what I got from the RUDE one.

Honestly, the place isn’t too terrible. The rating is more of the staff. Every time I call, I have to call a minimum of three times to get someone to pick up. The staff is not helpful at all & in my opinion disorganized. When I moved in they called me 4 different times to ask me for important documents, like income verification, my car details, etc, all of which was already given to them. Makes you wonder how safe your info is. In addition, the staff doesn’t offer any sense of community within residents. They consistent sending out mass emails encouraging residents to call the police on one another for minor differences like noise complaints. Is that really necessary?? Not to mention, the pool was closed the entirety of the summer season yet no refund or prorate was offered considering it’s apart of the amenities we pay for in our rent. The apartment buildings themselves are actually quite filthy, which doesn’t make much sense considering maintenance rides around in golf carts all day everyday with clearly nothing else to do.I walked into the leasing office 4 minutes after it closed, I needed help getting into my mailbox. Three women were sitting around a table just talking & when I asked for help, they just stated, “we’re closed” when I insisted it was a minor matter & just needed a question answered, I was told there was nothing they could do. I would have to wait for the mailman.... completely unprofessional. I only stay here because of the school district to be quite honest.

This place use to be so family oriented and beautiful to live in. It has went downhill thru the yrs due to change of management every yr. No consistency of maintaining the property. I been here 4yrs too long but waiting on my kids to graduate HS. Which is the only reason I moved here & stayed this long. My apartment is now infested with gnats all over due to a resident underneath me which has been the worst ever since they moved in. Trash everywhere thru the building. Others smoke leave cigerette buds everywhere. Its really disgusting to have to live like this.

I enjoy living here! I just don’t enjoy being able to hear my neighbors who sound like they will be joining me in my apartment with how loud they are. Everyone seems to be especially loud going down the stairs. In my opinion it’s par for the course, it’s what comes with living in an apartment. Nothing is perfect when it comes to living in an apartment. People here seem friendly & keep to themselves. However, when they go behind closed doors they forget that people live underneath them, beside them, & that they are living in an apartment! Not a jungle gym, nor a house where everything would be private. That’s not the apartment complex’s fault, it’s people who have no respect for anyone else but themselves. Could it be better insulated, yes it could but that means we need to discuss minimum code. Each county in N.C. has minimum code for insulation. Again, not the apartment complex’s fault. When living in an apartment certain things have to be forgiven. You have to pick your battles & know when to make a complaint & when to call the police. Overall, this apartment complex is pretty nice to live at. I feel safe & so does my daughter. Plus it’s in the ideal school district for my daughter to be in.The staff definitely seem more friendly then when I first arrived. Maintenance so far has been nice & friendly. They fixed my issues & haven’t had them to come back to work on anything they fixed the first time.My only issue is that we weren’t able to utilize the pool all summer when all the other apartments had them opened. That is part of our amenities. The last email that was sent out was waiting for the health department to inspect. Hopefully with the new maintenance staff & office staff the pool will be opened next summer. Hopefully, someone or all of them have their CPO & can have it opened next summer. We should have been given a reason or an update or something! Again, I still enjoy living here!

Management is horrible! I was in the office when I told Vanessa about my neighbors upstairs and how obnoxiously loud they are even outside of the quiet hour times and she stated that she would move them to a first available floor. She also stated that we are the only ones complainting about the noise which to me means that are complaints are irrelevant. I also told them about how we hear dogs barking and running and my neighbors stated they only have one cat. Guess I’m gonna have to be that one neighbor that has to take pictures and turn them in. I have tried trying to deescalate the situation by understanding that times are rough with COVID but when it’s non stop all the time it’s a little much. We need better management that isn’t afraid of hurting tenants feelings when they are not adhering to the lease agreement. I only stay here cause of the school district but once my lease ends I am definitely moving. I miss Tasha she wouldn’t put up with the everyday stuff happening within the community!

The place looks nice from the outside but the staff are pretty unprofessional and the buildings are littered with issues. My first day here a neighbor stopped to say hi and warn me about all of the usual problems. It was a laundry list and fairly accurate. Noise is easily heard between apartments and it can get wild. The heat and A/C seem to struggle in all seasons enough to make it hard to sleep. Also, whether or not you live there, you will probably get towed. They tow cars at the drop of a hat so plan the extra towing charges right into the price of your rent to be safe.

This place is isnt bad. The price isnt their fault as there are schools around, generally this mean prices are going to be higher. The apartments are nice for what they offer: 2 room or 3 room apartments with 2 full baths. I was one of the first people to move in and it was a nice place. It was when many people started to move in when they seemed to have forgotten that other people lived here too. They dont pick up their pets waste and dont properly dispense of their trash, but this isnt the apartments fault. They have implemented solutions to the problem, but the residents are the one in control of that. The apartment office host small events for the residents, if you choose to participate or not is up to you. They have a decent sized pool with playground and grills. The picnic area is small but they maximize the space as much as they can. You have to remember, you cant blame the property owners for the actions of their residents. They try their best to keep the peace and clean the area, but the people who are responsible are us. The reason for 4/5 is because I had a cheaper price and they raised it on me. I tried to bargain but no dice. But that is life. High school is right behind us so if you have teens this is pretty nice.

Compared to other apartments of the same price the gym is very small. But that is not the worst part....the equipment is old. For the amount of money the residents pay here the company should at least provide us with better treadmills. The current treadmills can’t be adjusted for speed without stopping. UGH!!!!

These apartment homes are beautiful and up until Friday I would have given this community at least a 3/5 stars, but I am so offended beyond measures it is ridiculous. Where to begin, for starters with the office staff. I moved in about 1 1/2 years ago and up until the new management started I loved where I lived. The profanity from the staff is absolutely RIDICULOUS and EMBARRASSING!! My friends in 3808 told me they have seen the manager goes off site with her workers multiple times throughout the day! I have been in the business center (which the internet has almost NEVER WORKED)while hearing her huff and puff when residents have concerns, or if she just does not want to be bothered. Slamming things around is very UNPROFESSIONAL! My neighbors told me that they requested to speak with her multiple times and she just brushes them off like it is nothing, and sends them to the assistant manager! Two weeks ago myself, and two other residents were in the office waiting, I was waiting to obtain my package, and I am not too sure what the others needed. More than likely just to have their voices heard., or present the office with a concern. The assistant manager who is in the office to the left was in her office on the phone with someone already, but she actually took the time to get up (while being on the phone) and help every SINGLE ONE OF US! The manager (and I am referring to her as manager, only because I do not know the proper spelling of her name) says out-loud to the assistant as she is helping us, Dude I will be back, I gotta go smoke this is stressing me out! I let that situation roll off of my back and kindly thanked the assistant and gathered my packages and left.Well this past Friday, PUT THE ICING ON THE CAKE FOR ME!!! Myself and my daughter were walking into the clubhouse, around 3:25- 3:30pm as a gentlemen in uniform (a neighbor) was walking out. As he is walking out all you hear is the community manager say BYE A**HOLE, and this was very loud! My daughter heard it who is only 7 years old, I seen the short maintenance guy, another resident, and the assistant manager in the office who all heard it! The gentleman in the uniform you could tell was really caught off guard and slightly offended but he just proceeded and told her I guess that was perfect timing, as he walked out he started to shake his head. This is so UNPROFESSIONAL that it is sickening. Regardless if she said it in a joking matter, DOES NOT MATTER, you do not do that as a manager over a community. You do not know who you are insulting!!!!! To think that Wellington Advisors would have the audacity to hire someone who is ill-mannered, and discourteous really blows my mind. I have never encountered ANY PROBLEMS with the staff at Kings Quarters until now, and SOMETHING NEEDS TO BE DONE!I usually do not complain, and am one of those residents who minds their business, but ENOUGH IS ENOUGH! The manager is bribing people to put up good reviews. She is offering $5.00 gift cards to put up something positive about her and this community. So far she has told a total of 3 of my neighbors in building 3722 and 3738 that she was never trained properly by her upper management and the company itself. She also told them how she has never been through this with any other company, and she is being blamed for everything. How simple minded can you be. Aledrea you will be sued for the misleading reviews. The Federal Trade Commission building takes things like this VERY SERIOUSLY and they can shut down a business and/or impart hefty fines on Kings Quarters and your management company. Stop telling us residents your business and crying to us because we do not CARE. You are supposed to be our property manager, and we can not even trust that you will handle the problems we bring to you and/or concerns. The hurricane has absolutely nothing to do with the community manager Aledrea being unkind, rude, forgetful, and just plain dumb and unskilled. It has been 3 weeks now and none of my issues that I have brought to her attention have been addressed. I will be reaching out to the corporate office because this is insane. That happened on sept the 15th here it is the 20th and we still haven’t received no update from the office. Many people that were displaced by this have tried to file claims on there insurance to have some place to live. However the office is unwilling to help anyone out. Multiple people having contacted them for insurance claims and they will not provide the information for people to be able to have a place to stay. On top of that despite none of use having a place to live they will not let us break lease without paying a fee. I understand and can work with a natural disaster causing problems but they have been nothing but unwilling to help and rude when you are actually able to get through to the office. Many people are left without places to stay for there families due to this and they do nothing to help.

Review №47

I have lived in this community for several years. I have seen property managers come and go. One thing I have learned is each property manager is different in their own way. The current manager was never given a chance. She was hired right before the two hurricanes hit the complex this year. She never had the opportunity to be trained properly before she was thrown into handling a natural disaster. None of the decisions affecting the tenants were made solely on her role. Aledrea is a caring person whose hands were tied beyond her control. She was here during the midst of the first hurricane reassuring tenants and making decisions for their safety. Those who are bitter do not have the true facts to scorn someone who really had the best interest in mind for each and every tenant in the complex. A newcomer to a position with no one there to mentor or train is left at the mercy of learning as you go. Aledrea never had a chance to make a difference here before most of the complex was damaged by the storms. With no guidance and the wrath of scared and unhappy tenants I feel this property manager did not adequately know what to do. Perhaps customer service needs to be handled better but that should be taken both ways. Kings Quarters has the potential to be an outstanding community. The storms brought many tenants closer together. Those who negatively remark should take in to consideration that thisLady was brand new on the job and perhaps it has been a learning experience for her. We all need to put the hostile feelings aside and start fresh. Don’t listen to rumors. Get the facts. I don’t see any of those tenants that had to leave their homes complaining about not being compensated. It was a process but those tenants are not paying rent on apartments that are not liveable. To end this review I just want to say that even though this complex was hit hard by the storms, it still remains a great place to call home. The property managers and maintenance staff work hard every day to try and make Kings Quarters a top notch community.

I have been living at Kings Quarters since about 2013, yes management has changed throughout the years but just as everyone else has said it has NEVER and I mean NEVER been this bad. Take it from a family that has been here for about 5 years! The new manager Aledrea is the talk of the TOWN (literally)! There is a petition going around and everyone is trying to get her out of here. We will be calling the Wellington advisor corporate office to complain, and as of right now we have about 30 people that are willing to make phone calls. What she fails to realize is that everyone in this community talks! We all look out for each other. Every time that I have come in the office she has not once helped me because her door is alway closed, so I honestly do not have anything good to say about her. I called about my small balance email that I received just wanting to get a breakdown of what I owe. I had no problem paying it, I just wanted to know what I had missed. Well honestly when I called up there I was praying to GOD that I did not get her on the phone, but of course I did. I simply proceeded to ask my question and before I could even get the LAST word out, Aledrea rudely cuts me off!! She says and I mean EXACTLY says Ok maam, I dont even know what is going on, I am not the one who sent you the email, so let me stop you right there, so I can better understand what you are asking?!! This woman has no intelligence, personable kills, empathy whatsoever, and she is so spaced out you would think she was on some type of drug. She never answered my question, and instead says (and I can hear her slamming things as she is talking to me getting frustrated) I will get with my assistant to review this and let you know Later that evening I get an email, do you THINK it was regarding my concern I had? Absolutely not, it was regarding the parking passes that were available for pick up and the hours available due to the office closing. She can send out a stupid email, but cannot follow up with her residents regarding their concerns.Enough is enough with her. Many of us have seen her at the food lion that is approximately 5 minutes up the road balling her eyes out. She looks so ridiculous and bad that it is sad! To be in such a role of management she looks absolutely run down. During the meet and greet that she held when she first started back in August she stated that she had been in the industry for over 20 years, and that things were going to be so great. Well from the looks of it and her actions she must have really faked it in her interview because this woman sadly knows absolutely nothing, if it is not regarding a resident event or hitting send on an email regarding something she is hosting, not an email responding back to resident concerns. My neighbors told me how she was crying to a few residents for sympathy, they have informed maintenance and everyone else in the community of her behavior as well. When I went to the Sip and Shop event, Aledrea was telling residents that she would give them a $5 dollar gift card if they went and put in a good review about her and the community, and she was gossiping with a couple of the elderly ladies that live here. I have spoken with a lawyer on how Aledrea can get sued for paying people to do misleading reviews to make herself look good. They told me that the Federal Trade Commission building takes things like this VERY SERIOUSLY and they can shut down a business and/or impart hefty fines. Like how pathetic can you be that you have to bribe someone to submit a good review about you. We are totally doomed here at Kings Quarters, and I hate to say this and it makes me so sad, and stressed knowing that my family has to find somewhere else next year when our lease is up because WE WILL NOT BE RENEWING. The community is beautiful, I love my neighbors and friends that I have made here, and the luxury of my kids being able to go to JACK BRITT is the best. But Aledrea you need to resign.

Are you waiting on the day that you have NO MORE PAYING RESIDENTS at Kings Quarters, to finally realize that this manager is nothing but inhuman. Her management skills are the worse, she must have really faked it in her interview because I am baffled at how she even got chosen. The only legit response and email that I have received from her is about the SIP and SHOP and just the other day I received an email about the Parking Tags. Clearly her focus is on other things. Just yesterday I called the office to speak with her, and this woman had the audacity to say that she has never spoken to me before and did not know what was going on. But what is even more insane is that she did not make the efforts to get on the phone to tell me that, she had another person in the office tell me! I have talked to her so many times about the issues in my home it is ridiculous. She always says the same thing JOSE WILL CALL YOU, I WILL EMAIL JOSE AND HE WILL CALL YOU DIRECTLY Well I have yet to hear from anyone, and as a manager she should be the one reaching out to myself and my family. Word is spreading quickly throughout the community and around the city of Fayetteville. People already know not to come to this place because of the displacements of the Hurricane, but now they WILL KNOW not to come because of ALEDREA.If your reading this please do not stay here. My neighbors and I have a recording of when we asked to speak with ALEDREA last month on the 24th at 3:15pm, and she told us that she was busy and now was not a good time. She did not even speak with us, or greet us when we came into the office and we have all of this on recording. The news will be contacted next if something is not done. She seriously needs to have a reality check and realize that we as residents have done nothing and I mean absolutely NOTHING to this woman. The only person on this property that I can truly say I deal with is JJ. He is really on top of things. You all should probably consider giving this man some help because he cannot do EVERYTHING. When it comes to me coming into the office after what the manager did, I only go straight to the lady whose office is on the left side. She is always eager to help I have noticed and is always smiling. I have yet to see her with a frown on her face.It is so sad the place that Kings Quarters has become.

Wow! It feels good to know that I am not the only one who thinks the new manager Aledrea is mentally deranged, or in other words a pure LUNATIC!!!! She has no sense of empathy whatsoever. The fact that she is the manager and is so dull-witted blows my mind! About a week ago I finally decided to stop by the office verses having my wife stop in to grab a package. I can honestly say that I NEVER come in the office anymore since she has started. I knew from the stupid MEET and GREET that she held, that her elevator did not go all the way to the top, from the things that she was saying. However thats neither here nor there, moving forward....The reason being I never come in the office anymore is because, she is RUDE, Never smiles, and she is the like the OZ from the wizard of OZ always behind closed doors like she is doing something top secret. Moving forward, I came in the office to grab a package, and there were 3 other residents in the office waiting as well, she was the only one in the office so yes it is understandable that everyone is first come first serve, I had no problem with that. She was already meeting with someone in her office and when I walked in all she says is have a seat and we will be right with you. Whatever happened to Hello, and SMILING! So as I was waiting I chit-chatted with the residents waiting a sweet nice couple, and another gentleman. They all stated that they had not been greeted either and the manager just told them to have a seat. Well when my time comes and I let her know the package I am needing she (SIGHS DEEPLY), and does not say anything else to me. At this time I had been waiting 15 WHOLE MINUTES (no exaggeration) and she had given everyone else their packages. The maintenance manager JJ came in from the pool area with a smile on his face and just as upbeat and offers to help me out and grabs my package. That was all it took was for her to at least be a little PERSONABLE and say THANK YOU FOR WAITING. But she is so FEEBLE-MINDED that she doesnt think to do things like that. Even when the Hurricane hit, thank god my family was not impacted, but the ones who were of course were devastated. Aledrea promised everyone contact within 48 HOURS, and then ignored the victims and made excuses once she was called out on her foolery. Everyone in the community is talking, and UPSET!!!!!!I have always referred people out to this community when the old management staff was here, but I will NEVER and I mean NEVER refer anyone as long as that immoral woman is in the office. Wellington you need to listen to your paying residents and GET HER OUT OF HERE! I have heard so many of my neighbors state that they have called CORPORATE and nothing has been done. This is sad, and as a management company you all should be ashamed. Big Kuddos to JJ for always being a shining star and smiling, the other lady in the office across from the manager always has a big smile when myself or wife comes in, and seems very intelligent as well. So there is still some hope for this community. Make Kings Quarters Great again!!!!

Horrible place to live, there’s no enough insulation or soundproofing in the apartments so you have to heard every single thing your neighbors above or below do is horrible I live there for a couple of months, every day was a struggle because the people that live above me was so loud day and night, that only peace we get was when we go out sometimes we spend the whole day outside just to avoid be there and at night was the same, i remember when some nights we do not get any sleep at all because of the people living above us making loud noises until 4 o’clock in the morning I am glad I not live there anymore .

Tried to impose contract rules on rental renewal and did not want to honor the NC SCRA law which differs from the federal law. The major difference states that a Service Member may break a lease within thirty days after presentation of orders and not 30 days after the next expected payment. All SMs staying here should study the NC laws and know their rights. I cant imagine how many Services Members have paid un-due payments because of their bully tactics. Also Im willing to depose my experience to any one that has to take legal action against Wellington properties to get their money back.

Please do NOT live here. We were displaced during the recent hurricane due to water damage. Many of the buildings have been condemned during the storm and we have not received any communication from the company. They have went as far as deleting their Facebook page in order to avoid answering the questions asked by residents. Signing a lease here was the worst decision I could have made. A week later and I am still staying with friends with no idea how long this will be. This has been a complete nightmare.

They have nice pretty big apartments but they are very pricey and they dont keep a good communication with maintenence office says one thing and maintenence says another. It very frustrating when you cant get something fixed because of that poor communication

Absolutely horrible office staff here. They are unprofessional and know nothing. The maintenance staff is lazy and barely does any upkeep.
