Our family has had a great experience with All Service Property Management Co. First of all, they did the property management on our rental condo for years. Everything was always in order, we got regular statements, and we had a great tenant. When we decided to sell the condo, Colleen had the listing up very quickly and helped us set a good price. When an offer was made and the sales transaction was going through - she went out of her way to make sure everything went as smoothly as possible. I highly recommend A.S.P.M.C.

Where do I even begin? We, as tenants, have had nothing but heartache with All Service Property Management (aka Keys4SD). If you are a tenant or homeowner looking for a trustworthy and reliable property management company to assist you, PLEASE go somewhere else. We, as tenants, agreed on a 1-year lease for a 2-bedroom, 2-bathroom in Mission Valley, San Diego. It all started with the ants and spiders lurking around the unit when we officially moved in on December of 2017. Surprisingly they were able to complete this maintenance request in a timely manner. However, soon after we received our official 1st months utility bill for $250! How could our utility bill go from an average of $70 per month from our previous unit to $250 bill in this unit? Our previous unit had a washer, dryer, and central A/C and heating. This “new” unit has no washer, no dryer, and the central A/C and heating don’t work effectively in this unit; therefore, it is not used whatsoever.We called SDGE and were told that the energy usage was spiking up when we were home, which to 3 full-time working adults, didn’t add up to a $250 bill. SDGE recommended a water heater replacement since that was one of the reasons why the bill was so high. We had placed a service request for the water heater replacement and it literally took an arm and leg just for them to replace it. The maintenance manager wasn’t even informed about the whole situation OR even the request itself for almost 2 weeks! We soon found out after, that the previous tenants were paying $350 worth of utility bills (which was NEVER disclosed to us prior to moving in). It wasn’t until we mentioned an attorney that the property management finally followed through with the maintenance request.Now, the issue is still not resolved. I wouldn’t say going from a $250 utility bill to a $200 utility bill is a solution. It’s progress, but the unit obviously has an issue that was never resolved by the owner and property management company. We had placed a service request on February 23, 2018 for an electrician to take a look at the unit, which they have, however it’s been an enormous struggle getting the property management just to simply update us with information on everything. It is now March 6th of 2018 (2 weeks later) and we have not heard back from the manager, Tony, of All Service Property Management (AKA Keys4SD) on the outcome of the electrician’s findings, recommended replacements, or homeowner contact about the situation. This company is a liability and we’re appalled they are still in business. They claim and appear to be professional in all aspects, but they lack effective and timely communication.

Lets just suffice to say that the experience was not at all as I expected. The employee turnover and lack of response time is just the beginning. The lease I signed required that we have professional carpet cleaning and maid service, as well as patching of all holes from pictures prior to move out. I took two days off of work, had carpets cleaned and hired 3 maids, left receipts for all services, and had $200 deducted from my deposit. Really? When we rented the property, we had to fix a leaky water heater with a valve, had the shower door collapse, had parking issues that changed after we moved in which resulted in my husbands truck being towed. After all tenants were forced to park on the street rather than empty parking spots, we were burglarized TWICE. If you deal with Scott, good luck in getting accurate information and timely response. HIGH END PROPERTIES often result in LOW END SERVICE. Never Again!

Im currently renting a place from ASPM and have found that they are very decent to their tenants. The few times I had an emergency they either were prompt in dealing with the situation or prompt in reimbursing me for the cost.I find that they are friendly and professional.
