So I know everyone has different experiences but mine and my wifes experience with Action Property couldnt be more different than others listed here in the reviews. We found a neat 3 bdr house in Rafter J on their website and went and checked it out and it was perfect and we applied that day and was approved a couple days later. It was amazing and a great price too. The few times we had to call maintenance for standard fixes, they responded quickly and fixed our issues immediately and professionally. The ladies in the office were always very helpful, courteous and professional to both my wife and I. Sadly, my wife had to transfer out of town so we regrettably moved at the end of our lease. We had a cleaner clean the carpets and hired a cleaner to clean the house. We had to leave quickly so we bought the materials for the few minor cosmetic damaged that were caused in moving and left them on the counter. We received our deposit back minus just a dollars for trash removal that our cleaner overlooked. We would definitely rent from Action again and may be moving back to Durango in the future and if we do, we WILL rent from Action. I dont know everyone elses story but I do believe people who have good experiences tend not to leave a review. And many people that break leasing rules or have payment issues or leave places dirty or damaged also tend to be the bulk of negative reviews. If youre the type to pay your rent on time and take care of the property and follow the rules of your lease then Action Property would be great for you. If not, then you will have difficulties at any place that you rent.

My daughter rented from this “company” and I would not recommend that anyone ever rents from them. Maintenance is a joke, no repairs completed, no standards to maintaining or keeping any part of the property up to date and if they have the opportunity to not renew your lease because they have taken advantage of the “Durango” COVID craziness and double the rent for a place that is definitely not worth $2300 a month, they will. Families are trying to live here, and it is despicable that property managements would take advantage of people as well as the owners of these properties to allow this to happen. If you are considering renting g from this company, DON’T! There are reputable companies in Durango and this is not one of them. The state of Colorado needs to enact a rent control law ASAP so companies like this can’t take advantage of people.

This company is a joke. They only manage my hoa and can barely handle that. I would never recommend renting from them. Their office is unresponsive and nobody seems to know what is going on there. Avoid this company if possible.

They used the death of one of their employees to cheat my roommates and I out of our security deposit by losing our paperwork and charging us for damages that existed before we moved in that we were guaranteed we would not be held liable for. They actively try to steal and abuse people who cant fight back. This is nothing less than a criminal organization.

Maybe change the name to Inaction property management. Called 10 days ago and let Heather know we are having an electrical problem in our kitchen that could be deemed a fire hazard and was told Well call an electrician. Waited 3 days and never heard from Inaction or an electrician. Called Inaction back and asked if they had opened a service call with the electrician and was given the number of the electrician and basically told to make the call myself. Was unable to reach the electrician until today who informed me that he never got a call from Inaction but would schedule me for next Tuesday a full 16 days from when this issue was reported to Inaction. Not sure why they pay Heather if she cant be bothered to make a phone call. Im not entirely sure why anyone pays Inaction to manage their property because they dont do anything at all. Ive been an Inaction tenant for 3 years and always paid my rent on time every single month and cant get even the most basic service from these slumlord middlemen.

If I could leave zero stars I would. This company is absolutely horrible. If there’s any way, do not work with them. They’re inept, never do their job properly, and literally have one person to handle leases in a leasing office. If she goes on vacation? Whoops. You’re screwed. Never ever again.

I had place professionally cleaned including the carpet. They kept my deposit and and was also charged over 300 for cleaning. 6 years later I received a call from a collection agency telling me that I still owe Action. If anything they owe me. Action breaks the law without explanation. This company is criminal!

I would like to have given this rental agency a negative star if that were possible. Extremely unsafe living conditions ranging from black mold (due to an unfixed shower leaking into the wall), nonstop running facets that flooded over onto the carpet, sex offenders living on the premises, and drug deals occurring daily (not to mention the violently aggressive tenants purchasing said drugs).Management was hard to get a hold of for any problem involving the violence between tenants.One night I was attempting to take out my trash and the drug-purchasing tenants next door threatened me, bullied me, and screamed discriminating comments at me; I felt so threatened that I hid behind the corner until the cops arrived. The cops issued them a citation for criminal harassment. However 2 days later management called my roommate saying that our lease would not be renewed if MY harassment of the neighbors did not stop. We replied with the police incident report number which showed that I was the victim of harassment. Which they neglected.They would rather allow drug-addicted sex offenders to live in their community. My advice is not to move into any residence through this management company. They will ignore police reports and do not care for the safety of their sober tenants.Hands down worst living experience and most unsafe I have ever felt.

No complaints. Repairs have been handled promptly. They have always been very friendly with me as well as helpful. There was a situation in which I feel like they went above and beyond...Thanks ladies! The reason I gave them 4 stars and not 5 is because the unit was not very clean when I moved in.

Really surprised about all the negative reviews about Action. Ive been renting from them for 10 years in various places and theyve always been good to me. Marlis and Heather have always communicated well, and if Ive moved, and follow the cleaning check list and rules, Ive gotten my deposit back. People just need to remember that a property management company is a business. If you dont pay your rent on time or tear the place up, you will owe them fees or forfeit your deposit. Thats how it works. Plain and simple. Pay your bills, follow the rules and all will be well. Thanks for 10 years of awesome service, Action!

Mariann and her property management company have been very professional, simply excellent to work with over the past 7-8 years. I have 5 properties with them and find they select tenants well, keep the properties rented and send detailed reports to me each month that help me stay fully apprised on my investments.Mariann is very pleasant and always tries to go the extra mile.

I had plumbing problems in the beginning and action addressed these issues right away. The place is clean. New carpet. New paint and no pests. Im happy to live here

I have rented from Action in Durango for over 5 years. My experience has been amazing- I wouldnt go to any other property manager in town. Both units I rented from them over the course of 5 years were very well maintained and clean. Any time I experienced a problem- which was extremely rare over the course of 5 years- they were very helpful in getting it solved. When I wanted to change places to get more room after 2 years in my first place, Action helped me get into the place I lived for the next 3 years. Action is great about communication and has a very friendly and helpful staff.

We rented with action for 3 years and I would not recommend them to my worst enemy. Unresponsive about maintenance issues and both of our homes were filthy upon move in. When we moved out, action charged us $700 for yard maintenance, mainly branch trimming- something we had no idea we were supposed to do at a RENTAL. We paid and moved on, but they then gave us a bad reference to a new landlord stating that we trashed our old place, when the ONLY charge was yard maintenance and a cleaning fee that action told me was for “a dirty light fixture” when I asked them about it. STAY AWAY!

This is a small office with a few rock star ladies that are flexible, genuine, and do flawlessly what a property management company does. They also give you until the 5th to pay rent, offer multiple convenient payment methods, will split leases to assure no-liability, and their office often has candy. Anytime I called to report need for maintenance, they had the appropriate company call me immediately to schedule a repair time that works for me and was not charged for the many times the apartment needed repair. I am thoroughly impressed with my experience renting with Action Property Management.

Have been since day one 💯 with us and have kept their maintenance and anything we needed on point. I really appreciate everything they have done. We are blessed to have APM in our midst cause some people would still be homeless if they were not so accepting and caring like I would be still if it was not for them. Shout out to Heather and everyones names I dont know that helped us. You guys are appreciated surely by us no doubt.

Terrible communication and awfully unknowledgeable.. a chimpanzee could run this “company” better than anyone there. Should’ve read the reviews about action property management before I decided to get involved with these clowns.

After reading reviews about this company we were hesitant about renting from them. I believe the people who wrote those reviews have not rented much before. The expectations are understandable, but far beyond what any renter would expect ( especially in this area, as we looked for months and everything is very dated) We expected a clean and some what move in ready house. Considering it is at least 20 years old and has been lived in a lot, we found it was up to our standards. I dont understand why the reviews are low. They have come through for us, even on Christmas day. We have had a couple of problems with our home and they have taken care of everything in a very timely and courteous manner. We would absolutely recommend this company to anyone we know. Kudos to APM ! Thank you for taking care of our needs in such short notice!!! 5 stars all the way!

I am editing my original review (which was not a good review):Besides the very stressful move-out/move-in process, I do not have any complaints with Action Property Management. Sarah and Marles (sorry for spelling errors) are very nice and easy to work with. After a long dispute over my invoice regarding my security deposit, we were able to agree on what charges made sense and I was able to receive my (strict but fair) security deposit amount back. I advise being detailed in your check in report, document everything and take care of the units you move into.

Action Property completely screwed me on returning my deposit that they promised would be returned in full. When first renting my home the girl who lived there before me abandoned it and they didnt care to clean it at all and it was in terrible condition. My mother and I spend 3 full days cleaning that place from top to bottom. It was spotless. When I got my deposit back they said that they had to bring an additional cleaning team to clean for 5 extra hours which is absolute bull. Never have I been so furious about anything like this. I would definitely recommend people STAY AWAY from renting with them, dont make the same mistake I did. Worst property management company.

Honestly, if I could give a zero star review that would be most appropriate. Whatever you do, do NOT rent through action. They will do anything and everything to scam you out of money. They have a known reputation in town for being greedy, and try their best to screw people over non stop. The staff is rude and unpleasant every time I have interacted with them. Awful, awful, awful company.

The people are really nice. Any problems and they get it taken care of right away. I dont know why people would talk so bad about this property management. There the best in town explains everything when you have questions. Kiddos to them!!!!! Great job Ladies!!!

I was weary renting from APM after reading so many negative reviews online and I was pleasantly surprised by my positive experience not only with the friendly customer service I experienced but also by the ease of receiving our security deposit back. The only thing deducted was a relatively small cleaning fee which seemed reasonable to me. Heather was very personable when working with us and Sarah was always friendly and helpful in the office and by phone whenever we went in to pay rent or called about any of our needs. I think we were pretty clean and low maintenance renters and I just want to let anyone looking to rent from APM now there is another side to some of the bad experiences people have been posting online.

I would never EVER recommend dealing with this property manager. Poor customer service, never even tried to pronounce my name right! (no, this is not my legal name here on google) and they bridge on a line of being ethical (SEVERAL sheets of invoices to keep my deposit; even for something as small as replacing a light bulb is what I was charged for!)I wouldnt ever be so desperate to rent from their properties again - EVER; been in this area over 12 years and lucky so far so not have to use them again.

After they collected the first check, their attitude changed immediately. I pay my rent on time and try to remain pleasant despite their nasty disposition. The rudeness they project is outstanding. The have even threatened to throw away my sons bike because it was parked on the front porch. I moved here from Georgia and was desperate to get into a place right away. Sadly I did not do my research and rented a small 2bd apartment. Poorly maintained, the sink stopped up the first week I moved in. They tried to give me bill of 70$ for unclogging the sink. Now we cant even receive mail here! This establishment should be ashamed of their performance and office personnel.

I DO NOT recommend Action Property Management. You are wasting your time if youre working with them. I had a viewing scheduled to see a house I was really excited about. They called me an hour before my scheduled viewing to tell me the house had been rented already. They rented it to the person who had the appointment right before mine. Dont you think they should show the house to all the scheduled parties first before renting it? And they apparently had all the paperwork and credit checks and background checks done already?! An hour later?! I dont know how they run their company this way. I visited their office immediately after my viewing was cancelled on me and the person in charge wasnt there to speak to me. The women at the head of the office were worthless and had absolutely nothing useful to say and couldnt even explain their policies to me. I heard so many bad things about Action Property Managment. I should have listened.

This is a very dishonest rental management company. They know dozens of ways to cheat you out of your deposits, and will use falsified cleaning bills to do it. I guarantee you that the rental place will be filthy when you move in, but they claim hours of time is spent cleaning every property after tenants move out. They use the same scam on every tenant.Take dozens of photos of the property when you move in, and when you move out. Always demand they sign every document you are given. Be fully prepared to take them to court to get your deposits back when you move out. It will be necessary, but it has worked.Unfortunately, they may be your only choice to find a place to rent in Durango. There are not many good places to rent from. Action Property is by far one of the very worst.

Action Property Management is a shady company with poor business ethics. The employees are extremely rude, deceitful, and lie (that is if they actually ever get around to calling you back). I WOULD NOT recommend renting from them...in fact I would flee far away from ever doing business with them. Im pretty confident that they are running a scam and pocketing peoples deposits. Dont let the reviews fool you, these people are AWFUL. We moved into our unit days later than we were suppose to because they failed to have the unit ready, when we spoke to the repairmen at the unit they apologized for the inconvenience and mentioned how they requested that they rush the job and not complete it just in order for us to move in. I support anyone willing to take these crooks to court and rip their licenses out of their grubby hands!

Not impressed in the least bit. I was told the carpets would be clean when I moved in and that the house would be in amazing clean condition. Once arrived, I found a cleaning guy still cleaning the house (who stayed and cleaned most the day) and that carpets were soaking wet from JUST being cleaned. Keep in mind I was told less than an hour ago that the house was completely clean and ready and that the carpets had been cleaned 7 days ago. So many lies. Once moved in, smelled horrible gas. Called the gas company and come to find out that there is a bad gas leak with two broken connectors for the water heater and space heater and that it was not up to code. Thats just dangerous.

People give them a lot of poop- rented from them for now 3 years. No issues, no arguments, always fair if youre HONEST AND ACCOUNTABLE. I mean, no one gets 100% of deposits back..thats just how life works. Marliss is an angel and Sarah is the kindest person ever!! The other girls are great too, just busy and dont have the sense of humor for corney BS, so dont try to fool them and dont lie. Pay what you owe and be calm when you get inconvenienced- I live my rental company. Thank you all for all you do!

I wish there was a zero star rating to explain how horrible this property management company is. Stay away from these unprofessional slumlords. The never get anything done with the upkeep at the properties they manage, it takes two months to get your security deposit back after youve vacated the premise and then they try to nickel and dime you over things that were already wrong when you moved in. Truly a terrible business to ever be involved with.

Will not respond even in emergency situations. Have to call them multiple time to get any help. Would not recommend.

These guys are the Monsanto of property management - deceptive and money hungry. This is outright the worst experience Ive ever had with property managers. Theres a few loopholes in the laws, and they seem to be waiting to use them at will to conjure up reasons a tenant should owe them money. I would have given zero stars, but Google wouldnt let me do so. Do everything in your power to rent from a different company, because you WILL regret your decision if you choose this one.

Terrible doesnt even begin to describe these people and this business. Not even Charles Barkley terrible. They are so ineffective at their jobs I think they might have to try to do nothing. People that sit around and play World of Warcraft for 20 hours a day get more done than these people, and for that matter probably lead more fulfilling lives. I think you get my point, terrible.

Despite being forewarned about this shady and unprofessional business, we set up an appointment to see an apartment Action had listed. They didnt let us know that the appointment was cancelled, citing a full voice-mailbox (untrue). Friends that have rented through them have had varying terrible experiences. Dont use Action unless you have NO other choice, and if it comes to that be incredibly thorough during your walk through down to the smallest detail.

Dont bother. Obviously just out there for every little penny they can scrape from people. Horrible customer service. After turning us down once for a house they called back a few days later to inform us that the potential renter dropped out and it was available again, also decided to inform us that we needed to pay another $30 for an application for the other adult that would be living there(stay at home dad no income average credit no criminal history) that would be living there(which is fine, but covienently wasnt a problem the first time around. Mind you still just a Craigslist post at this point; site unseen despite our efforts). After handing in another application for another $30 we were in the end denied(application was handed in on Wednesday morning didnt find out they went with someone else till I called in at 2pm on the following Tuesday after Columbus Day which they apparently were not open for) no reason given other then owner went with someone else. I was also told they were mostly first come first serve with applicants. Good credit good steady income small young family with small dog; still denied I can only guess they already chose someone by the time I handed in my application or the owner chose to discriminate on babies or small dogs AFTER already allowing us to reapply the second time around. Cant wait for their standard canned Google response if I get one🙏🏼

APM is by far the worst property management company in Durango. The people that work there are extremely rude, and lack any customer service skills. When we moved into our apartment the only thing cleaned was the carpets; the walls, bathrooms and kitchen all had scuff marks and dirt. Many things in our apartment when we moved in were broken by previous tenants, so we filed the necessary paper work and still havent had anything fixed, or even a call to say that they are aware but just busy. Unfortunately APM is one of the very few companys that has propertys that allow pets. I cant wait to go through the fiasco of getting our deposit back, that will surely be a blast...not.

I wish there was a 0 stars as well. These people are BEYOND awful. My husband wasted his time to drive down to a rental that it turned out was a complete dump and people had grown marijuana out of it for 7 years. They lied to us on the phone telling us they showed the place yesterday and it didnt smell bad. PLEASE DO NOT USE THEM. I dont know how owners trust them to rent our their property.

As bad as it gets. Such stupid people. They will mail your deposit way later than 60 days (like they are supposed to, per the contract) to the address you moved out of, and dont live in anymore. How does that make sense.

They sent a maintenance guy when things needed fixing, and returned my entire deposit back to me, what more could I ask? They were also very friendly, Id always bring my dog into their office when paying rent.
