I lived at Strata March 2020-April 2021 and had a great experience. Would highly recommend this complex! With the constantly changing covid restrictions, Strata did a great job trying to keep some of their amenities open. The gym and pool area are beautiful! On top of keeping them open as much as covid regulations would allow, they constantly cleaned these amenities! Whenever we requested maintenance, they were quick to send someone. Well maintained grounds and friendly staff in the leasing office.

Moved in during the summer. Office staff was very helpful in the beginning, once you move in is a whole different story (the term phony nice comes to mind). The unit was nice hence why we chose to move here, however on day one we had neighbors knocking and telling us their trying to sleep (at noon). Office staff apologized and said they addressed it but the noise violation complaint we received later on week one put a very sour taste in our mouth (not as family friendly as the park amenity would suggest). The saving grace here is the maintenance staff, shout out to Zion for being a real one. They really get to it.Now the reason for my “meh” 2 stars is the trash. My god, I literally just had to kick trash off of a slide at the kid park. Trash is everywhere but the trash can it seems. In the breeze ways, trash in the grass, trash in the pool trash in the gym. For 2 grand a month, this is just not ok. I am legit embarrassed to bring family over.So if the office staff kept that same initial energy and if the folks here were not literal trash pandas I would be fine…but it’s not, everything is falling apart here.

Well first I want to say that I had a great time at Strata. If I wasnt needing to be more in the South Denver area I would have continued my stay.I had an fantastic leasing experience with Lisa. As an Assistant Manager I know she has a busy day each day and I have appreciated all that she has done. Katelyn who may be a Leasing Specialist by title surely is on her way to great things. She has always been courteous with anything I might have needed. They have a great team. The apartment was great, the grounds were exceptional, and the parking was the best I have ever lived at.The maintenance team was always smiling and polite when I would see them out on the property. Always refreshing when you see people happy at their job!Strata is a great place to live and I will recommend it to anyone who asks.

Hidden $130 MONTHLY fee for common areaThere is a MONTHLY fee for common area in the amount of around $130 even for a one-bedroom apartment. The amount could double for a two-bedroom. They wont tell you the amount when you sign the lease. See the picture for my bill! The bill is NOT for what you use in your apartment. You pay for THEIR operation cost!!! read below! From my one year experience, they are all about money. They find every possible way to charge you for anything you can or cannot think of. They do not care about the customers or resident. You will find similar reviews from other reviewers. Do yourself a favor do not choose Strata.“CAM Fee” shall mean all costs and expenses of any kind or nature which are necessary, and are incurred by Owner, for the operation and maintenance of the common areas of the Apartment Community and arising out of the Owner’s obligation to maintain and repair under the Lease or arising under any Governing Documents, or which are reasonably determined by Owner to be appropriate for the best interests of the Apartment Community, including, without limitation: all costs and expenses of operating, maintaining, repairing, replacing, lighting, and cleaning; costs of courtesy patrol; costs of keeping the Apartment Community in compliance with applicable law; costs for landscaping, drainage, and lighting facilities for the common areas; costs and expenses of planting, replanting, replacing flowers and shrubbery and planters; costs for sprinkler maintenance; costs for pest control and trash removal, and all costs of professional management of the Apartment Community.

We rented for one year at Strata, and overall we had a really positive experience. We found the management team excellent. Everyone was always very helpful and friendly. Our unit was in great condition when we moved in. It was actually the cleanest Ive ever seen an apartment upon move in. As the units are relatively new, everything worked, and we only needed to call maintenance once. They got back to us right away and swapped out our broken washer in no time. Major plus! The finishes in our unit were good quality, and the enormous soaker bathtubs are SUPER nice. We were in a 2/2, and the bathroom was probably the nicest of any rental Ive ever stayed in.I take the overall living experience down to four stars due to the following, some of which are completely out of managements control.First, some of the other residents are complete PIGSSSS. They leave trash everywhere, overflowing from community trash cans, under the breezeway steps, in the pool area, and so on. Second, the pool area is only so amazing (which it absolutely is) until dozens of teenagers from the neighboring complex are somehow let in. After Strata management leaves at 6pm for the day, there is seriously a mass arrival of random kids waiting outside to be let in by someone they know there. Lastly, and, again, totally out of Strata managements control, but the windows in the units have poor insulation. There are drafts, and you can hear everything outside. We lived in building I, which faces Pena Blvd. I recommend choosing another building as youll constantly hear the highway noise, including when youre trying to sleep.Another note to future potential residents: Do not park on Airport Road or in the surrounding side streets as a way to avoid the $8/month parking. We had our catalytic converter stolen and our car pilfered through numerous times due to us thinking we were being crafty and saving money. The converter set us back $1300 alone. Not so smart after all. Do yourself a favor, pay the $8 and park in the brightly lit resident lots. All in all, I do recommend living here as the units are very nice and especially as the parent management company, AMC, is indeed a good company to lease from. Theyre fair, and in our experience, they dont charge predatory fees as you move out. This is HUGE! So many companies in town try to rip you offffff upon move out.

I lived here for 14 months and was generally very happy. The apartments are new, efficient and have good layouts. I also feel like they are a good value for the area and quality. The amenities are nice and the staff is friendly. Management is honest and will work with you: The extended my lease a couple months and they were fair about my deposit. I have a few small complaints: 1) The staff isnt very responsive to email or voice messages - you really have to catch them in person or on the phone. 2) I had a (very minor) maintenance request go unanswered. I put it in a few times, but it just never got fixed. 3) Either the floor construction is thin or I had very loud upstairs neighbors. Either way, it was very noisy and I highly recommend getting a third floor apartment both for that and to be further away from loud vehicles in the parking lot.

Ive been living here for a year now and am pretty happy with the customer service and response from the leasing office. Lisa is very nice and kind to us and actually helped us choose this place since we were moving from Florida. The apartments are nice and the community itself is aesthetically pleasing and nice enough to have a walk around. The only complaint is how noisy it is, I understand were right next to Peña but the actual residents here have super loud cars without mufflers who love to rev their engines loud as hell at 6AM, its REALLY annoying. Aside from that, I think the main issue is with the residents not being clean or mindful of others, the leasing office has always responded to my concerns fairly quickly and efficiently.

They are blaming me that I should have registered the car with Park M or whatever the company is called. I try to explain to them that there is no way I can register a car without plate on the Park M website. Loved these apartments until today. There was a power outage, went to the office to see what was going on, due to the fact I have a child with disabilities on oxygen and a feeding tube of course I was concerned. Well staff wasnt very friendly or helpful with the situation instead they seemed upset that I even brought my sons special needs up. Their response was call xcel or the fire department they have back up oxygen tanks when I asked about their back up generators answer was unclear. I know I will be gettin a response from them just like every review below, but there were other residents there that heard their obnoxious response. So much for being part of the ADA.

I recently moved out of these apartments, and I would not recommend them to anyone. At first glance, Strata is luxury apartments with great amenities, but dont let that fool you. In the first week of moving in, my upstairs neighbors allowed their dogs to pee on the balcony, dripping down two stories, leaving my new patio furniture covered in urine. This continued for three days after I notified the office staff, but did stop.Additionally, the refrigerator was not installed correctly and the ice maker did not work, only to find out that water had been dripping down the back of the fridge, down the drywall, and seeped under the water resistant flooring. Less than a month after moving in, the maintenance staff came in and ripped out the flooring, part of the drywall, and left air scrubbers in the apartment for 2 weeks, blowing dust, dirt, and mold spores all across the apartment. Repairs took 4 weeks. The apartment manager offered to let us move to another apartment, but we had moved in less than a month ago and were reluctant to move again, especially because we selected that apartment for the view of the mountains. To smooth things over being unable to use our kitchen and living room for an entire month, the apartment manager credited us $200 . You read that right, $200 from $1400 rent while most of our apartment was completely unusable. The dust and dirt kicked up from the fans and air scrubbers made the couch so gritty and gross that we eventually got rid of it. We had made multiple attempts to get the apartment to have upholstery cleaners come to clean the couch, but we received a maid service instead.Other issues we encountered is the trash covering the apartment grounds and breezeways, trash left outside of apartments for days on end, flooding from the apartment above dripping down in to my bathroom in the middle of the night, theft of packages, dog poop piles all over the property, constant smoking in nonsmoking apartments, and the best of all: the DEA raided an apartment nearby, dragging out the tenant in handcuffs at 6 in the morning. That was a surprise, walking outside and seeing armed DEA Agents with a battering ram about to forcibly enter an apartment.Tenants here are the largest problem, and the apartment needs to hold tenants accountable for the rules of their leases. If you are going to charge $28 a month for cam charges PER APARTMENT, use those cameras to find out who is not cleaning up after themselves. Have the maintenance staff report property issues, rather than walking past piles of trash. The two stars are for the kind office staff who are always pleasant but look overwhelmed by complaints and that the apartments have nice facilities. Do yourself a favor and avoid Strata. Rent is too high to deal with the absolute madness that goes on here.

I love the property itself. But the way I have to pay for monthly rent is crazy. I always like to pay early and i have never been late on my rent. So instead of punching just the ones that abuse the system, I’m being punished too. Because they lock the system where you pay the rent until the rent is due. I’m moving when my lease is up and I won’t be back. Sorry Strata. But this system needs to change.

The move-in process was very easy and seamless. I walked into the leasing office and walked out with my keys and a packet of informational material within minutes. Very pleased so far with the awesome features of the community (clubhouse, pool, lounge area, etc.) along with the amenities of the individual unit (Internet already built into the unit, valet trash service, hardwood floors, kitchen center island, etc.). The complex is located in a prime location to meet my needs within driving distance of many retail and transportation (i.e. light rail stop, bus stop, airport) options. The “luxuriousness” (has a modern feel) of my unit specifically exceeded my own expectations and elicited a positive reaction from my family. Excited to reside here for hopefully the next few years at least and entertain my friends and family here as well.

Where do I start? The one star is for the amazing oversized bathtub that was in my unit. Yes, the property is aesthetically pleasing to the eye, but beware to sign a lease here. I lived at this no smoking community for 6 months with my neighbor below me constantly smoking cigars and cigarettes. I sent numerous emails and photos of butts in ashtrays and had multiple conversations with the leasing staff regarding the smoke coming into my unit. Each time I was assured a follow up but sadly no one cared. (Please, do not let them fool you about Strata being a no smoking community). Over my tenure here, I witnessed racial slurs/fights in the breezeways, child abuse, and a drug exchange late one night in the parking lot. This obviously isnt the fault of the leasing staff, but unfortunately this was the caliber of occupants here. Sadly it got to the point of feeling unsafe to live here. Yes, the property does have some nice benefits (great gym) and will be sure to draw you in, but be careful. I couldnt wait to leave.

Our move out was during Covid19, there was no communication from the office and they should have been prepared for us to turn in our keys because we gave a 60 day notice. However, when we went to turn in the keys they were extremely rude, this upset me becausea) they did not make any alternative plans, the most obvious one to me being letting us leave the keys in the unit because they have mastersb) my roomates and I are still working and were moving during a Pandemicc) they needed repeat information like our addresses that we provided on the 60 day noticeThey are extremely unprofessional over e-mail using conceding smileys when they couldnt even do the math associated with our move out.Do not be tempted by their illusion of luxury, and burial of real reviews, read everything, document everything, check their math...etcOr save yourself the headache and avoid this complex at all costs.

I recently moved to Denver for a job. I have lived in Strata apartments for a year now. I am moving into a home but before I go below are a list of Pros and Cons. Cons first, lets end on a good note:Cons:- Grounds crew is poorly kept especially in the winter. Youre in Colorado so expect snow (lots of it). With 24-maintenance available. Whomever is contracted out to clean sidewalks and the parking lot does pitifully. Multiple times my vehicle was hit due to poor road conditions within the apartment complex. It could be bad drivers or bad road conditions. There is free parking outside of the apartments on side streets. It would make sense if they were awful and not inside the apartments. But when the paid parking spaces and non-paid look the same. Its not worth it to get charged more. Either way your car has a chance to get hit.- There are a couple of friendly office staff, 2 out of 10 is a hard number to beat though. They are very helpful when you first sign up for the apartments, but any issues after you move in no guarantee they will be help.- Within the apartments there are multiple extra amenities to purchase. Such as garage, secure packages, parking etc. If you have trouble with some of the extra amenities and need help the office staff cannot and will not help. Multiple times, I have gone in to the office about a question and they have said we do not deal with the extra amenities the apartments offer.- The BIGGEST complaint I have with Strata is their inability to uphold the lease contract signed by every resident within the complex. The apartments like many in Denver are smoking free. No weed, cigarettes, etc. It is safe to say 75% of the strata community smokes cigarettes or weed. The smell of it lingers in the hallway, in your apartment, on the porch, literally everywhere. My wife has asthma and neither of us smoke. I have brought the issue up to the leasing office multiple times but conflict resolution is one of the worst characteristics they possess.- If you are a dog person these apartments are tailored to you. If you have cats there is nothing additional for your animals. Everything tailored in the extra amenities is tailored to dogs.- If you dont pay for parking you must park outside of the complex. There is no formal written warning or citation given by the security or administration team. Thus, your car will be towed if you do not park in your designated area.- You will pay for all the extra amenities even though you have no access to them because of the pandemic. So basically, you pay $200 dollars extra a month for services you cannot even receive.- Everything is about money at this luxury apartment. Which means expect to be charged for everything. Amenities, extra utilities, etc. From my one year experience, they are all about money. They do not care about the customers or resident.- The installed speed bumps sometime in Dec-2020 due to excessive speeding. The speed bumps are not around the park where speeding happens all the time. Instead they are at the entrances of the apartments which defeats the purpose of keeping kids, animals, and people safe.Pros:- Everything that is listed on their website about extra amenities is true. Almost all of their equipment is brand new and they are updating regularly.- 24-hour maintenance on site. These individuals can be helpful or not so helpful at times. It just depends if they have the training for the equipment they are working on. Mostly everything in the apartments is brand new so issues should be few and far between. but due to most of the items being brand new training to fix them is not always completed in a timely manner. When you call in an issue they are very prompt which is really nice. Usually will be in your apartment within 24 hours unless on a weekend.- There is an excellent park for the kids and a small dog park for the dogs.To me and my family, the CONS outweigh the PROs which is why it has a low rating. Hope this review is helpful to those reviewing these apartments.

Don’t be fooled, this complex is FAR from a luxury apartment. It is filthy, and filled with people that care just as little about their living arrangements as the management that oversees it. I have called at least once a week, every week, since I moved in November, and none of my concerns have been addressed to date. You can’t walk anywhere on the property without seeing dog droppings and empty alcohol containers thrown everywhere. When I call about the feces, and the unhealthy living environment, I am reassured time and time again it will be resolved. The same dog droppings I began complaining about 4 months ago are still present, accompanied by many more as you can see from the photo below. There are over 30 droppings in that very small section of grass. When I asked for a resolution to this problem, I was told by staff that I need to follow the irresponsible pet owners to their apartment, so management can find out where they live. In short, do their job for them. (1) horrible “advice”, (2) if you had any idea what was actually going on around the property, this wouldn’t be your advice. Unfortunately, management does not walk the area to ensure property rules are being followed, or that the property is being maintained. They have absolutely no control, or authority, over the residents. They have trouble dealing with day-to-day problems, and their word means nothing as I was promised months ago that all of these ongoing issues would be resolved. As an earlier review below noted, it took two weeks (yes, two weeks) for puke to be cleaned up in a stairwell leading to apartments and even longer for the puke to be cleaned up next to the childrens playground. If you love the smell of weed 24/7, this place is for you as it is prominent throughout the complex even though it is “smoke free”. I have been approached by numerous police officers, asking if I saw anything regarding domestic disputes involving residents. This list could go on. As for the helpful response that this post will get from management, I have been into the office numerous times to discuss these issues. It is about time you follow through on your “promises”.

Excellent property with it being very new. Lots of amenities with the gym being a highlight. Office staff was always extremely helpful with a genuine concern for any issues brought to them. The only cautions-1) Make sure you have a Valid and Visible parking sticker. I had one in the back window, but had backed in to park. Towing company was very aggressive in towing my vehicle and obviously was too lazy to walk around to car to verify. 2- Read the fine print on the common utilities. You pay for the lights, heating the pool, etc. It seems the property mngt is not concerned with pointing this out or with Conserving Energy when we paid for it all.

The inside of the apartments are very nice, and Chris and Rikita are friendly and seem receptive to feedback. However there is a constant problem of dog droppings not being picked up (supposedly there are fines imposed by management for owners that neglect the mess). The droppings are not confined even to the grass areas or the on-site dog park, but often are smeared on the sidewalks. Also there is a recurring theme of vomit, fast food bags, and empty alcohol bottles in the common areas that does not get cleaned up for several days even after notifying the office staff. Lastly there is a recurring weed smell even though the complex claims to be smoke free. When I try to contact the office they typically do not answer the phone, or when I try to go in person they often close before the posted 6PM closing time. Overall I just wish this place would get its act together since the insides are so nice, but it really is not worth the cost. Sorry in advance for the pictures, but hopefully posting publicly will finally get the issues noticed. EDIT: never mind on the pictures, it would appear Google does not deem the real-time pictures of the grounds here appropriate for public viewing.(04FEB2019)EDIT 2: (05FEB2019)thanks for the response. Is this the same employee that we were promised about a month ago would clean up the mess? There is still human vomit in the stairwell of building J and in the center area near the childrens playground (tomorrow will be the 5th day since it was first reported). Also dog droppings continue to litter the communal grass areas, along with being smeared on sidewalks.

When we asked for some printed info she said printers were down and when we started asking about the apts she said you only get one parking space for $6 and my husband said well we have 2 cars so how would that work? can we get a 2nd one? she said in the most sarcastic voice well you would get a garage duh. or park on the street we werent even given an email or anything to get more info so we got up and left to Parkfield Apartments where they were so much nicer and professional.

Oh how things can change in a year. Complex is now owned by a different company and things have gotten significantly worse since. I realize that we did have a few significant snow events this winter, but the maintenance of the common hallways and parking lot is the worst I have ever seen at any place I have lived since the new ownership. I had to dig out of my spot using shovels and cardboard just to pull out of my spot. I have fallen in the community hallway more than once due to lack of snow removal and ice. You also have to pay a fee just to pay your rent and there is no option but to do it through their website (no hand delivered checks), to utilities now over $100 a month for a 1br (somehow water costs over $50 a month for a single man who isnt even home but 3 nights a week). You have to pay to register a guest to park or they will be towed, however they claim you cant park on the street although there are multiple semi trucks that park on the street there every night. Also have to pay for a required storage locker for package delivery and somehow they still lose your package. With all that said, my biggest complaint is the noise. Now, I do work 3a-1p, so my sleep hours are sorta different from most..... however, people blast music at all hours of the day and night. I can hear my upstairs neighbor doing everything from vacuuming at 11pm literally every night, to their dog barking at all hours of the day, to having sex at 2pm (at least I hope that is what that noise is).I will leave my original review from late 2017 here, but in early 2019 I feel there may be better options in the area.------- Late 2017 Review -------------Working in aviation, I am forced to move around a lot. Strata has been the first place in a very long time to feel like home. I moved to Denver about 18 months before moving into Strata. Other complexes Ive lived in and looked at in this area all had very limited parking, horrible maintenance staff, very dated apartments, lots of units being shared by 10-12 people. Strata is new construction with the builders right here on site. The office staff is amazing and professional. First place Ive been where the staff knows my name when I walk into the office. Hoping to live here for a while until I can afford to buy a home (and with the prices of houses here, that may be a long long time).

I ived in this community for about 8 months before I had to relocate. Service requests were not answered timely. The overall landscaping and common areas were always clean but the staff were not easy to work with. They have several rules and seem to always find ways to fine tenants for several types of infractions. Luckily I worked so much I was rarely home. I paid extra for a bottom floor only to be put under someone with several kids that loved to run every morning! I have been waiting since December to recieve my security deposit and over paid rent refund. Its going on 90 days and now Im being ignored! I still have no idea whatss going on with my refund but I am about to have to take legal action because I am getting no where with the staff!! If you want professionalism, this isnt the place. What looks good on the outside still takes great service, and they dont have that!

I really thought this was a nice pick for the price you pay close to 2000 dollars a month and the amenities. Easter weekend we are finally off together with the family and want to enjoy some pool time since we haven’t done that yet moved here in Oktober. Now let me share with you how miserable I am living here. We pay soooo much money just to walk into a trashed pool area. There is biohazard there is trash glass alcohol and BULLETS!!!! People are firing guns in the pool our car got broken into the management company has nothing to say to an inflated utility bill that is doubled after 3 months being the same and we aren’t doing anything different. I am fed up with this complex! I thought it was nice but nowhere you can find something decent in this area STRATA is overpriced for what they offer. The dog wash has been out of order for 4 months the bike shop also out of order nothing they promise works or is up to standard of how they are selling it. Very upsetting!!!

THIS PLACE IS NOT CUSTOMER FRIENDLY. CHRIS THE MANAGER IS SO RUDE AND HAS ZERO SYMPATHY FOR HIS FORMER RESIDENTS OR RESIDENTS. I WAITED FOR A CALL FROM CHRIS FOR 7 DAYS N NEVER GOT A CALL BACK. WHEN I CALLED EVERYDAY HE FINALLY CAME ON THE PHONE AND HAD NO SYMPATHY. I FORGOT TO SUPPEND MY XCEL N THEY KEPT CHARGING FOR ELECTRITY AFTER I MOVED OUT. YES IT WAS MY MISTAKE THAT I DIDNT DISCONNECT IT BUT IT WAS AN HONEST MISTAKE. THE ELECTRITY WAS USED BY THEM SO THEY COULD OF RENVERSE ME. WHEN I ASKED WHO ELSE I CAN SPEAK TO HE SAID HE WAS IT. I ASKED FOR REGIONAL HE SAID NO WE DONT HAVE ONE. TILL I KEPT ASKING HE SAID HE DID. THEY LACK IN CUSTOMER SERVICE. PLUS THEY CHARGE FOR EVERY LITTLE THING.... THEY WILL TRY N GET YOU WATCH OUT FOR THIS PLACE. STAFF IS RUDE TOO. HE WANTED TO GIVE ME A DOCUMENT THAT FOR EXCEL WAS USELESS AS I MENTION IN OUR CONVERSATION. HE LOVES TO ARGUE WITH CUSTOMERS.

Very nice apartments on the outside/ inside. Reasonable noise from apartments around. Reasoning for the 2 star rating.1. The pool was supposed to be heated. Hasn’t been in the 5 months that I’ve lived here. The jacuzzi has been luke warm and when asked why I was told because the filters were changed and it takes a few days. Not what I’m paying for.2. Hours of the clubhouse, gym, and pool consistently change due to all types of excuses.3. There is a rat problem. Which is halfway understandable (new development, fields right across) but when I called to let them know their were rat droppings, I heard the scratching in the walls, and I actually had a dead mouse laying in my kitchen. I was told that they would submit a work order and they weren’t sure when somone could come out. I ended up having to deal with the mice scratching at my interior for 2 days after I called.4. The towing company that the apartment complex has hired are pest. And leasing office doesn’t communicate with them. Or else dozen of residents wouldn’t have gotten cited for not having a parking sticker that the office didn’t provide.

Horrible management staff, if you have any problems they will not help you with any of them. They would rather argue and give you attitude about how you are wrong and they are right. Overpriced, not anything like the model apartment picture they have posted on the web. Would not recommend anyone here, especially if this is your first apartment that you want to call a home.

Ahh, a bunch of reviews with only one in the history. Very overpriced for this complex. Very cheap apartments, just look at the pool area. Horrible neighborhood. These apartments look shody and plain to be priced so high. Good luck leaving the complex and taking a left going east. Several shootings in neighborhood over the last month including one at King Soopers up the street. One dead inside the store. You can rent cheaper in uptown.
