The Thesis is an amazing place to live. As a UM student, it is an amazing location, as it is the closest off-campus apartment building to campus. The amenities are fabulous; the pool is beautiful and the gym has all of the necessary equipment. The superintendents are great and super helpful whenever I have a maintenance issue. The leasing office agents are amazing as well. Sakura is always responsive with any request that I may have. Residents are also invited to all of the hotel events which are a lot of fun! All in all, it’s been an amazing experience living in this building. I resigned my lease for another 12 months, and I definitely will resign again!

Thesis is an amazing place to live! Especially the Maintenance is wonderful. Pedro is super super helpful and always comes within a day of any issues. The building is so clean and the pool is unbelievable. Overall I love living here and would recommend to all students.

I have had my fair share of rental properties, and let me tell you, this is the first time I have felt at home rather than in a temporary place. Centrally located in Coral Gables, this is the place you want to live if you:A. Attend University of Miami (its literally across the street from the campus)B. Want a location that has easy access to Miami metro and public transportation services (also right across the street from the metro line), orC. Want a place that is safe and comfortable and just plain fun to live at.Ive included pictures to show you some of the necessary questions about the place. Yes, it includes an infinity lap pool surrounded by grills and super comfy chairs; a central courtyard; a fitness center with dumbbells, Smith machine, cable machine, cardio equipment, and various kettlebells and such; and a huge, fully enclosed, lighted parking garage. With entirely new appliances, the apartment is clean, quiet, and exactly what we were looking for. However, the real plus with this location is the staff.Welcome to your new home! we heard as we opened our car door on the morning of our move in. We were greeted by Sakura, the Community Manager of the residence. With a smile behind her mask (yes, I am writing this in the time of Covid), Sakura gave us a private grand tour of the facilities and our apartment. Oh, and she was so happy to have us move in she even helped to carry our things into our place! Now that is a level of kindness I have not experienced before.The next person to know is a man named Pedro. Shortly after moving in we heard a knock on the door. Is now a good time to show you how the locking system works? he inquired. With a state-of-the art touchpad, he showed us how to setup and work the keyless door lock function. Perfect for trips to the pool or gym when you want to leave your obstructive keys behind. But that was just the start. This is our third day here and we have already had multiple encounters with Pedro, who has been nothing but helpful, kind, and patient with our endless questions. This is the guy you want on your team, and I am ecstatic he is on mine.All in all, this is a place you want to live. You wont feel like youre in the middle of one of the worlds most vibrant cities. And if you want that, just step beyond this building and you can quickly get there. But at the end of that vibrant day you get to return here, where you feel at home surrounded by incredible staff.

I really enjoy living a the Thesis. The leasing office and maintenance team are wonderful. Great community to be a part of! I also enjoy the amenities, specifically the pool.- Rating: 5.0

The management team was professional and knowledgeable about the property and amenities. My move-in was quick and smooth....once I found the loading dock. 😆

I have loved living here so far! Everyone has been super welcoming. Whenever I needed help fixing my dryer, maintenance was up within two hours after submitting a request.

The management staff Sakura Debbie Robert etc. continue to be great They are always quick to respond and help out with any situation. The building has remained safe and clean since opening.-Great place for a miami student and for parents to visit with Hotel attached and easy parking.

I have had the most incredible experience living in Thesis so far! Aside from the luxurious amenities, stunning pool deck views, and amazing food quality at Mamey, the staff at Thesis truly makes living here so enjoyable. The maintenance team is so responsive and helpful. Whenever I have an issue, maintenance is at my apartment the day I submit a maintenance request. Shout out to Pedro on the maintenance team - he ALWAYS follows through and is super reliable, kind, and efficient!! I know I can count on Pedro and the rest of the team whenever I have any sort of issue in my apartment. I feel so lucky to be living in Thesis and especially thankful for the staff here :)

The apartments are so nice. The best part of my experience has been Pedro who is always so kind and helpful when I have any issue with my apartment. He comes to check so quickly and always fixes the problem.

The residence at Thesis is the real deal......The entire staff at Thesis is friendly, extremely helpful & there mission is to ensure the entire experience is superior.The apartments are clean, state of art appliances, incredible amenities on property & more than enough parking spots.I highly recommend Thesis to anyone who is looking for high end living.....

My son is new resident and needed to manage the move by himself due to COVID, but it was a simple and outstanding move in experience! The staff was incredibly friendly and helpful, and the apartment was in perfect shape. Would definitely recommend to friends and colleagues.

PEDRO IS THE BEST PERSON IN THE WHOLE WORLD!!! I WOULDNT BE LIVING HERE IF IT WASNT FOR HIM!!! ITS SO NICE TO HAVE SOMEONE SO HANDY HELP US WITH THINGS IN THE APARTMENT.

I love the staff of this building so much. They are all so helpful. I have to give a special shout out to Pedro, however. Pedro works for maintenance and he is the most helpful, kind, and overall amazing person. He has fixed numerous things in my apartment and is always happy to do it. Pedro is the best!!!!!!

I could not ask for a better spot for my daughter to live as a resident of Coral Gables. The building is safe and so convenient to everything! The staff is amazing, the building is fantastic and the amenities go above and beyond. Her apartment was in perfect condition upon arrival and the staff has done everything possible to meet her needs. I can not think of one thing that I would want to change about this building. It is simply perfect and having Pedro on staff adds to the perfection, he has been incredible to work with as we settle in. The office staff are also a HUGE asset as they work so hard to ensure that the whole leasing process goes super smoothly and everyone is happy.

The Residences at Thesis has been wonderful throughout the leasing process and since my move-in. All of the employees are amazing and go above and beyond. I would especially like to shoutout Debbie Azemar in the leasing office for making the leasing and move-in process as smooth as possible. Also the building is beautiful!

Thesis is a great place to live and a well run complex, but the real MVP of Thesis residences is definitely Pedro. He is always around and goes above and beyond to keep the place functioning and running smoothly.

All the staff here is great and the place is beautiful. It is very safe, close to UM, and the amenities are amazing. Pedro is the best. He is always very polite and friendly. He comes quickly and solves our maintenance issues just as fast. Amazing apartment complex

This apartment complex is stunning! All of the apartments and amenities are brand new so they are clean and beautiful. Everyone who works here goes above and beyond to make you feel at home. I just moved in yesterday, and Sakura and Brandon (who work in the leasing office) took excellent care of me. They escorted me to my new apartment to made sure everything was perfect. It was such an easy, stress-free process. I could not be more happy living here!!

From touring The Residences at Thesis with Debbie to our daughter moving in, we cannot say enough about how our experience has been smooth, professional and first rate.

I love thesis so much much! I live here and go to the University of Miami and i could not have had a better experience ! I especially love Pedro and Sakura in the staff, they are so helpful and really make Thesis a home.

Im a huge fan of what the architects, interior designers and managers did when they constructed and launched The Residences at Thesis. I very much enjoy living here. It is absolutely the best place to live in Coral Gables as a University of Miami student. My friends have lived in the competing buildings: Red Road, Gables Ponce, The Henry, Modera and Merrick Manor; Thesis is by far superior by majority. The THESIS STAFF is great. Excellent people and enjoyable to talk to. I am writing this review primarily for the parking.The big downside: legacy parking for residents.A preface: I thought we had cleared my problem. Many days ago but it just so happens this problem still persists after a multitude of problems.ReviewI do however have a serious problem with the decision to outsource the Residential Parking. The residential and hotel parking was put into the same garage in the residences. There is a fee for guests of the apartments starting at $7 an hour. Most people in college can not afford the hourly costs of parking here. Nearby you can park 2 hours for $8. Several of my friends who visit me choose to park outside of the building and pay public costs. I am not content with this. Guests of a resident should not be charged $35 for a night. Merrick manor (another residential building in coral gables) where I lived prior, allowed guests of residences Free valet and parking until 11:00pm. After this hour the fee was $25 for overnight parking. A fair deal considering Miami dade parking charges. For my colleagues at university of Miami, family and friends I do not believe that the costs should be this high. It is very unfortunate. There is also significant commotion in the residential parking because the hotel guests are there. The parking spaces are small and I have received dents on my vehicle because of the size and cars next to mine. From a standpoint of the pandemic also it is not fair that hotel guests(who come from all over) should be using the same elevators, doors, buttons as residents who pay a significant amount of money to live here.I gathered costs from my friends apartment buildings and they pay way less per month to park in their garages. They also have touch less passes that allow the gate to automatically lift without having to open window or use the fob. Again thesis does not handle the parking of the residents. It is another company called Legacy parking. Based out of Chicago Illinois. It is very difficult to communicate with them.As per our lease we are granted a credit with the apartment office that gives us a voucher for hotel, restaurant and parking. It is not automatically transferred over to legacy. The consumer has to send it to the parking office directly. We were unaware of this because it seemed like if you did not spend the voucher it went to parking.I have attempted multiple times to get in touch with the parking office. Because they did not receive our vouchers and there is a past due balance. I have spent many weeks trying to resolve this.My recommendation to anyone who is wanting to live at thesis. Have your visitors park nearby in the vicinity. $35 per night overnight parking is ridiculous for a visiting friend, sibling, girlfriend or parent.The last thing I will say is that there are two exits out of the parking garage. Left takes you to a small private road to US-Dixie-1(main road). The right is a locked gate to the private areas. I have almost been hit walking, in my car and by Uber’s because the gate to a quieter road remains closed. Now that Uber’s are instructed for pick up and drop off to this area: the “residential pick up point” Uber’s block the road in front of US-1. They are an obstruction so one has to go in the left lane to go around them. This is a huge hazard because there is ONE exit to a crazy huge highway. Cars drive very fast. Thesis should open the black back gate so residents, walkers and students can safely go to a quiet road and avoid potentially getting hit. I say this because we were almost hit the other day(in vehicle).

The staff has been very friendly & helpful and the facility as a whole is absolutely gorgeous! Sakura Baron helped me move in, she was enthusiastic and helpful in answering any and all of my questions. Gary the concierge has been nothing but helpful and polite. Pedro did maintenance on my room. He did it in a timely manner, was very friendly and did an impeccable job.

We just moved our daughter and her roommate in and could not have had a more positive experience. The apartment is gorgeous, and the amenities are fabulous. We felt very safe and the location is great. What we most loved about residences at Thesis was the staff!! Upon our arrival we met Sakura in the leasing office and she was so warm and friendly and efficient in finishing up our lease agreement and showing us around the property and to our apartment. She has such a pride for this property and made us feel like we were joining her family. The guys in the concierge Armani, Gary, and Yercho went above and beyond in helping us with packages that arrived prior to and during our arrival - even helping us carry heavy oversized packages. Pedro, the building superintendent was also so responsive and efficient with our few little punch list items and made us feel so comfortable with any help we may need in the future. The staff that we met far exceeded our expectations, we are so happy we chose this community for our daughter!

I have lived here since the opening of the building in July 2020 and I have had a wonderful experience. The property has an incredible management team who are all so wonderful. The apartments are perfect and any maintenance issue that has come up has been addressed and attended to within the same day - which brings me to the most impressive part of this location - Pedro! Pedro is the head of maintenance for the property and he is incredible. It is clear that Pedro goes above and beyond to make this place feel like home for the all the residences and you can tell he is an integral part of the team that works here.All of the appliances in the apartment are brand new and work wonderfully. Being one who loves to cook, the sink is a highlight - it is huge and there is a disposal. There is plenty of kitchen space, even in a studio.The pool is perfect for swimming laps, or hanging out pool side to work or study. The courtyard area is well-kept and attractive - there is plenty of outdoor seating, beautiful landscaping, and a pingpong and foosball table.The covered parking garage is both safe for the car and you - well lit and gated, with easy access to the elevators. The elevators require a keycard to reach the floors with apartments which brings an additional sense of security.The concierge are on-site 24/7 and they are all incredibly friendly, helpful, and prompt with requests.Another huge highlight to this property is the use of the LuxerOne system for packages. All package deliveries are placed into a LuxerOne locker which allows you to unlock with a code (sent to you upon delivery) and access the package at your convenience, which means your packages are not left out in the hall for anyone to access. Larger packages are left at the front desk with concierge and they let you know if something arrives. The mailing system is safe, secure, convenient, and so easy to use.The property is conveniently located, there is a park directly behind the building with a tennis court, basketball court, and playground, and there is a great restaurant on-site - as well as a hair salon (and barbers).The apartments are expensive, but you get what you pay for and in this case you get wonderful management team, one of a kind maintenance (Thank you Pedro!), incredible accessibility to UM, safe parking, and brand new high-end apartments.I would recommend this place to anyone looking for a place in Coral Gables!

I love this place, but more importantly, I love the staff! For starters, Gary at the front desk is one of the kindest, helpful, employees I have ever met. He is constantly making an effort to get to know every resident, and he relentlessly helps us with any concerns. Gary is such a pleasant hello in the lobby and makes this place truly feel like home! Pedro, one of the maintenance workers is outstanding. He continues to help us with all of our concerns, and he does it with a smiling face and a great attitude! He is such a hard worker and takes so much stress off our shoulders. Lastly, Elijah, who works on the hotel side, is one of the nicest people I have ever met! He goes out of his way to help us residents. We were struggling to cary up massive items, and Elijah was the only person to come right to our assistance. The Thesis is an amazing place to live, especially if you are attending or going to attend the University of Miami. I recently moved in, and the process was very smooth. The leasing office team, Sakura and Brandon, are amazing and extremely helpful. They answered all of my questions with ease, and Brandon even helped me move some of my boxes into my apartment. The ammenities are amazing as well and extremely clean. Pedro, the superintendent, was awesome! He quickly helped me restart some outlets in my kitchen that required restarting due to it being a brand new building. He even checked in with me again to make sure that everything was working properly. The concierge are also great, and they happily assisted me with my large packages. If you are interested in the Thesis, I highly reccommend moving in!

Pedro is the man! Helpful, fun, and easy going. He has helped me with a number of small issues in our apartment and he is great!
