The Management is horrible. Signed up for the confusing auto pay. Auto pay did not work because they don’t tell you that every roommate needs to be signed up although they give you the option to pay percentages. They then issued a $350 late fee and refused to remove it. I requested that they reconsider as I believed it was unfair.They did not respond for 10 days. Terrible place with terrible management. If i could give 0 stars I would.
Gables Ponce is a very well-managed building and the staff are helpful and courteous. The pools, gym, spa, lounge, and common areas are always sparkling and kept in very good condition. The steam room and sauna are fantastic, but are only open for limited hours. Overall, this building delivers lots of value for the price point.
I’m here to talk about Gaby F. He was such a great guy and he fixed everything and gave good advice about the things I needed to do to maintain my apartment. I am really grateful for his service! He is really polite, patient, and nice! I couldn’t have asked for a better person!
We just moved in and had a couple of issues right away, called down to the desk and they eventually sent their assistant service manager, Gaby Fertilien up to our place to help us out. I work in the hospitality business, and all I can say is that I wish all of my employees were as good as Gaby was. Professional, polite, went above and beyond to fix not only the problem we called about, but a few other minor issues we had at the time. A true asset to the business! Don’t lose this guy, it’s too hard finding good people like this these days!
Gaby F. Came through recently to fix our sink faucet. He was so nice, informative about what he was doing and he was in&out in less than 10 min. Gaby the maintenance guy is amazing, after moving in he came up a couple times to fix a few thinks, such as AC. He always took his time to explain me what is wrong and how he is fixing it and never left until he found a solution. Really nice guy and glad that he is so welcoming and happy. to help out.

We had an issue with our thermostat and I went down to the front desk for help. Gaby Fertilien was at the desk and promised to come up and fix the issue. He arrived quickly and quickly resolved the issue by replacing our broken thermostat. He was courteous, fast and a pleasure to work with.
Loumann Pierre is THE BEST. The most efficient service provided and the friendliest demeanor. There is nothing like excellent customer service, and he provided just that. He’s now fixed our bathroom sink, shower faucet, and put together our dishwasher—and it was all so quick with no inconveniences. Since I work from home, I’m very sensitive to this, so it means a lot. My AC unit has been broken for a couple days, I put in a maintenance request and he came to my door the very next morning with a smile on his face, everything he needed, and fixed my AC effortlessly within minutes. I was in class so he was quiet and polite and I didnt even know he was there. Thank you so much for being so pleasant and for quickly addressing my issue!!

After living here for nearly 2 years unfortunately I cannot give ZERO STARS, I can confidently say that Gables Ponce is a glorified dorm. It is loud and disgusting. the staff is completely incompetent and has zero regard for their residents. Anything you ask them to do seems like a favor, like dropping my keys off a month early, yet they are quick to take your money. Case in point, I was sent a move out letter from the office twice with different information on both letters, which I had to call and clarify myself. The incompetencies and headache were from day one. they forgot to reserve my elevator for the movers, costing me an additional 2 plus hours in time and money. the same thing happened on my move out. although I have been proactive and reserve my elevators weeks In advance and even go to double check, this still was not done. not only that, but they scheduled maintenance on the elevators for the same time as my move and proceeded to tell me that they cannot reserve me an elevator, when my movers were right besides me. During the move, we went to the leasing office to speak to Gabe, the property manager, he told us that the concierge said the elevators werent a problem for the movers and that they didnt complain. of course the movers, who are paid by the hour wont complain about more Money. Gabe was too focused on the current building rent rates and capacity, which is not full, than helping me and my mother. this was really disappointing since we have been loyal residents even throughout covid. I also would not pay the current prices to live there, rip off. Since no one would help resolve my moving issues, which was on their ignorance, I contacted Yvette the regional manager. She again did nothing and spun complete lies to me without ever presenting any evidence ironically the person who has the video evidence of proof of elevator being reserved at specific times is on vacation to provide pat the due date of the pr rated rent badgered from me. I know this dispute may sound silly, but its truly the principle. Gables Ponce has zero regard for their residents. I have since moved to a new building that has done more for me in the few weeks I have lived there than Gables has in 2 years never missing a payment for anything in one bedroom I rented and left in better shape then I received even paid 10 months for an apartment I dint utilize due to covid . Bottom line, STAY FAR AWAY. Do not believe a word these employees say or promise they are truly lazy incompetent and no was have any of the residents best interest.. get things in writing. Look into the newer more up to date more reasonable priced places around Coral Gables to live where the staff mean what they say and truly want to enhance your stay at their properties... They do not nickel and dime you! YOU HAVE BEEN WARNED

We had a maintenance request for a shower drain being clogged and Loumann Pierre came almost immediately after the request was sent in and fixed it super fast. He also offered to help us fix the shower head that was super low pressure and did all of it in under 20 minutes. He was awesome and super sweet (: 10/10

My water was shut turn off at these building!! Out of the blew! No notice!!! 😡 Supposedly because the fire/sprinkler system is receiving maintenance...?! There is like tiny drops coming out of the faucet and the managers from the building don’t have a clue how long will last, and upfront lie about an email sent advising! No email was sent! It’s completely unacceptable to do this “maintenance” without letting residents know!This building has been a nightmare! The ceiling lamps in the master bedroom and living room flickers and all management do is change the light bulb and play games, they will not fix it or hire an electrician! I gave up asking for management since all the would do is send the same guy to do nothing and would not hire an electrician !

I moved in 2 days ago. So far everything looks good inside the apartment. Belma was super nice and made the application process very easy for us. She was quick to reply to any questions we had and made sure the apt was set and clean. Were very happy with our new home.
Pierre Loumann has fixed all of the issues in my apartment as there have been several including our power battery breaking, washer and dryer breaking, air conditioner breaking twice. He can fix anything!
Unless youre a college student or someone who likes hearing loud parties and yelling every other weekday, dont bother moving here. I havent had any issues with management, theyve actually been very helpful, hence the two stars, but the tenants are the absolute worst! The entire building is infested with rude, loud, annoying, dirty college students who party and have their other loud, annoying, drunk, stoned friends over on weeknights. I feel like Im living in a low-tier frat house. The building is nice, aside from the faulty elevators, and garage doors that constantly break or jam. Ive been here for 6 months and cant wait to end my lease!
I love this place (Gables Ponce Apartments), I wish I can buy an apartment here. Amazing amenities, always clean, the gym is the best apartment building gym I have seen so far, there’s always someone at the front desk, I can literally keep going on about how nice this place is. It’s just amazing.

Gables Ponce is a great place to live. The staff is always very nice and helpful. My favorite part is the 24 hr gym and Consierge. It would be nice though to have the pool hours little bit extended.The cleanliness is on point as well. Five star rating for sure 🌟🌟🌟🌟🌟

I am a current resident at gables ponce.I recently got this apartment in November 2020.I was told the apartment used to be owned by a heavy cigarette smoker and the apartment has a permanent smell of smoke.When we first moved in it seemed as though everything was ok. However. It was not.There was so many things wrong.The refrigerator was broken and we told management and we had to wait 5 days for someone to fix it. We lost food from the freezer and refrigerator as it went rotten because it was not cold.When we did the tour, the lady Belma showed us around. She showed us the amenities that they had. They said they have a steam room and sauna and everyone loves it.Well, this has been broken for a long long time. Please read the reviews on Yelp to see! I really feel like she solicited us into renting the apartment.She failed to mention that it has been broken for months and she is a manager!?I also sent her an email about it and she disregarded everything I wrote in my email and completely avoided my concerns.I expect them to be addressed when I ask.I am very upset with the management here. Its like they dont even want to help once you have signed the lease.I will gladly update my review once these issues have been resolved.Update.Some issues were resolved but not all.

While the building looks beautiful and is conveniently located, our experience living here has been terrible because of persistent pest issues, getting stuck in the elevators, fire alarm constantly goes off, the sauna/steam room has never worked and the grills also don’t work (building management is aware and nothing is fixed). Don’t be fooled by appearances because things are always broken and no one has any urgency or care to fix them. Would not recommend this building to anyone.

Noisy. Filled with kids. Avoid. You won’t be able to sleep. They paying for the reviews now. Don’t let the amenities that don’t work fool you. The sauna hasn’t worked for years. The steam room hasn’t worked in years as well. Do you want to see the floors ? There is dog poop all over. Avoid!!!!

Upon first glance the place looks great, however, immediately after moving in I understood where all the poor reviews were coming from. The management is absolutely HORRIBLE, you must set a Maximum Payment Amount on the auto pay and they charge you additional fees each month for whatever they want, without any prior authorization. If your Maximum Payment Amount is not enough to cover the rent AND whatever fees they decide to charge you, they do not process the rent payment and then charge you a 10% late fee. Furthermore, they bill residents for electricity and water used in common areas, adding it to your monthly bill, which... according to Florida State Law is illegal. The call box at the entrances of my building, for when guests visit, has only worked for one month out of the six months Ive worked there. The elevators only work sporadically. The sauna has been broken for months. Resident parking is assigned, but I have someone parking in my spot multiple times each week and management does nothing about it. Of course, thats if you can even reach them as they never answer the phone. Im not even half-way through my lease and Im already looking at places to move to. I dont know anyone in the building that isnt utterly disappointed with living at Gables Ponce.

From the outside, this property may look like the optimal location and place to live. Be warned—it’s not. Not only is it flooded with disrespectful students, trash and noise, the management is a nightmare. This property was livable about 3-4 years ago and since has exponentially gotten worse. The management lacks the simple skills of communication and competence, do not abide by lease/contract guidelines and will take advantage of you and your money any way they can. There is unethical behavior amongst their employees and the regional team is kept in the dark about how this building actually functions. Read anything on the front facing website about promises to their residents and I can guarantee you it’s a lie. Good luck fighting for your legal rights after the fact because they will make it nothing less than difficult. These people do not know the law. They do not know how to treat their residents. They do not know what sanitation is (the trash backup issue caused a literal infestation of fruit flies and was ignored for over 4 months). This property should be shut down or purchased from a completely different service other than “Gables.” Because clearly, they are not the ones up for the job.

Yea it has a great location and nice apartments but it ends there! The management couldn’t be worse and the tenants are rude. If you like tripping on trash while going down the stairs and dealing with unexplainable fees in your rent this is the place for you.
Not sure where to begin with this sorry excuse for an apartment building. We moved in nearly 5 months ago, and the first bad sign should have been that there was no hot water in our unit for more than 24 hours upon moving in. They sell you on a bunch of amenities, like the steam room that apparently has been out of service for 8 months or the swimming pool they’ve decided to renovate for a month in the middle of summer. The elevators are constantly out of service with no real explanation as to why. There’s also a business center with two computers and printers, but never any toner in the printers. Management claims that the college students in the building use up all the toner to print out entire textbooks, so they’ve just decided to not replace it at all. On top of it all, they’ve now set up a pay by phone system in the guest parking area so they can also profit off any visitors in the building. If you’re looking to rent in the Gables, stay far away from here.
Very convenient location. Amenities are amazing but the price you pay for a tiny apartment is absurdly high. The building has become overrun with undergraduate students from UM. The shared spaces (hallways) are usually disgusting (dog poop left in the hallways at least once a week) and the amount of noise coming from the undergrads has gotten out of control. I left because I was paying for an extremely expensive, tiny dorm room.
I love the Gables Ponce lifestyle. The view from the apartment alone is perfect. I could not be happier!
I leased a 1bed/1bath apartment at Gables Ponce for about 15 months. It’s not the best place to live, but it’s really close to UMiami campus, which was my main reason for staying there.But beware of the following:- there’s roaches on balconies on the 5th floor, which infiltrate your apartment sometimes, although you are required to pay a $18 insecticide fee monthly (which clearly is taken advantage of by management)- even if you enter your bank info in the rentcafe system for automatic monthly payments, sometimes payment won’t be taken out, and you’ll be charged a hefty late fee. Then they’ll call you, saying “would you like us to charge bank account xxx we have on file?”... if the info was readily available for GP to charge automatically, why not CHARGE it?- management has little to no communication skills. nobody is at the front desk half the time, so when you call, nobody picks up.- the “24 hr maintenance guarantee” is misleading and scammy. you enter your maintenance request, and they promise to “respond” to your request within 24 hrs, which actually means they’ll send an automated email saying they’ve received your request. Nothing will actually be fixed for a week or two, regardless if it’s an emergency or not. You’ll have to hunt them down for multiple days at a time to get things fixed.- Michael Sant’Anna (leasing agent) is dishonest and will take your money for favors in the apartment such as maintenance and you’ll never hear from him again. The majority of the staff is corrupt.
Terrible apartment complex. Staff is extremely unhelpful and hide important facts from you until its too late and youre stuck in a bad situation. Michael is rude and frankly not good at his job at all. Bugs are everywhere due to ridiculous trash system and its hard not to get the feeling you are consistently getting conned by the leasing office. Gables Ponce used to be regarded as the premier apartment complex in Coral Gables but I am afraid those days are long gone. 10/10 would NOT recommend.
This is a warning for anyone who is thinking of renting from Gables Ponce. The building is beautiful and the tour impressed me even more. The sales people were so nice and accommodating when I came in. They helped me crunch numbers and trends to figure out the best time to move in and rent price. I paid over $300 in application fees and put in my security deposit when there was no waitlist, plenty of time in advance. Once they got our money I never heard back, no receipt, nothing. Four months passed since I reserved my apartment and I had to reach out to them when they were supposed to call me. They then told me the move in I wanted was not available and I was now on a waitlist. In the 11th hour they told me they only had a date open 3 months later for the same unit with a $1300 price hike.Of course the app fees are nonrefundable and I had to fight to get my security deposit back. Their business practices are completely unethical and they are taking advantage of people.I would like to thank them however, had it not been for the leasing staff at Gables Ponce I would have never found the beautiful Residences at Merrick Park one road over.
I had such a great experience with Sydni last weekend! We toured the property and she got us super excited and we applied right away! Her customer service and professionalism was very good and answered all of our questions. We have called her a few times now for on going questions since we are doing a big move from Texas and she has been nothing but SUPER helpful and patient. The property looks very clean, has excellent amenities, is at a great location and the floor plan we chose is everything we wanted. We are SO excited to move in later this month!
