If theres room.We have a pool, tennis court, lounge rooms, & theatre & basketball court. And we have washing & drying facilities but if you request they put one in your apartment. I lived at the peachtree apartment location and the location was horrible bugs everywhere, nothing ever got fixed and then it burned down and they pretty said yall on your own afterwards .
Monument is a company that is great to work for. I like how they are organized and professional. One of the greatest things about this company, is that they are pro-employee. They give all the employees the tools to be successful in this industry. They are pro-training and offer training classes continuously. Monument goes above and beyond to make sure their employees know they are appreciated.

Ive emailed them about issues with one of their properties and have gotten exactly zero response. There are various bug infestations (including those that drink your blood while you sleep). These infestations are not isolated to the group of four I live in but throughout the complex; I did my homework. I got inspection and treatment documents from pest control and knocked on a bunch of my neighbors doors. As for our group of four, they charged us all around $800 for treatment even though three of us eliminated the problem from our units which stemmed from another unit covered in these bugs! They waited almost a month to provide treatment causing a great deal of anxiety. Also, there is flooding during heavy rain in multiple locations just in my unit alone from improper drainage on their roof. In turn, the flooding in my unit causes flooding in the unit below me. They dont care, their people at the property site (Park West Apartments) dont care. Avoid any place with Monument as the management company; negligent to all end!PS - I refuse to call and get more undocumented lies. Just answer the emails that the executives have been ccd on for months!

They just purchased Haven on the lakes in Maryland Heights Missouri,the plumbing is all caved in, sewer backs up every hour, the furnaces are rigged up,and they have mice’s, apartments roofs leaks and they only has two techs maintaining 500 units.
I rent an apartment for emerald waters since July of 2019 I decided to rent here because they had a great 11 month contract promotion with no deposit. Don’t be fooled. They purposely made a mistake on the contract and were overcharging me the monthly agreed amount plus made the contract for 12 months instead of 11. In September 2019 I sent them a letter and they fixed the monthly amount to the correct amount and said they would also fix the term of the lease back to 11 months. Well since I knew they were aware of the issue and honestly one extra month didn’t bother me too much at the time I left it alone. Now with the Covid-19 situation I wanted them to fix the contract to the correct term because I may have to be homeless as I lost my income and can’t afford to pay rent anymore. And they basically couldn’t care less. Please don’t rent from this people, they don’t fix anything and they have roaches and mold in their apartments and they don’t care about you AT ALL.

Terrible customer service, fees for everything and does not communicate. I’ve lost so much time and money having to do what a property management company should be doing.After an eviction they let a unit sit empty for months without ever sending someone there to inspect and report necessary repairs. What does it matter to them. They make just as much money off me. After getting a quote for an electrical issue from them for near 3k, I went and found one that did the repairs for under $890. Oh and the repair was for something that was supposed to be fixed when the entire building was renovated.Now I’m going through trying to arrange with them to have someone meet a contractor a hired to do a clean out of a building that they claim they can’t find anyone to do. The estimate from a contractor Monument did find was nearly 5k. I go on Google and search and have 4 quotes within minutes for a fraction of the cost. Switching property management companies.

I lived at one of their properties in Pompano beach, FL and moved out at the end of August and we are now two weeks into November and I still have not recd my deposit back. I left several messages to corporate which no one ever picks up or returns your calls. The leasing office at the property supposedly did what they needed to do but I still did not get my check. After my move out they also applied all of these misc fees to my deposit taking more money out of what i would be getting back. If you are moving to a property that is managed by this company..Run!!!!

Well Ive been at Emerald Waters 21 years. Forgot to move money around in my checking account had hurricane issues elsewhere..Received email stating check was returned was told I had to pay an additional $300 plus month rent in 3 days or be evicted. Property Manager said..Yea I understand..Btw I called the 877 number no one called back.Lol I called the 877 number back as requested below and my call was return by secretary in my rental office..Total waste of time Monument doesnt give dam about its residents 21 years or 21days living in its rentals.
The AC units are extremely old. Everything that was promised was not given. The pool was supposed to be ready in June then September and now who knows. The elevator inspection is long over due and constantly gets stuck on a daily basis. With and without people in it. The building smells because the trash chute doesn’t work properly and so people leave trash in the hallway. There’s roaches that came after we moved in of course. They lie about things being changed and are hypocrites. Do not give your hard earned money to this place because they could care less about their tenants and more about money! I’m not sure why other residents have not written reviews but I wish I never even moved in here. Every property no matter was the state is seems to all be the same. Terrible management and terrible living conditions and a greedy management company.
I work for Monument Real Estate Services and absolutely love my job. They are always there when a question needs an answer or if I just want a second opinion on how to handle something. One of the best support teams I have ever worked with or been a part of.

Being charged for services that should be included with lease Im issuing my complaint for a recent service I am being charged $150 for. My toilet was replaced in my downstairs bathroom after filing multiple requests to have it repaired. They stated that there was a brush in the toilet which they never showed me. Since Ive moved there I have had non stop issues that I had to remedy myself after failed attempts of getting it repaired or just blatantly being ignored. Ive had issues with roaches which I had to have a professional come out to rid myself of the problem. My light in kitchen lighting goes out every 2-3 weeks and maintenance even stated that we needed a new banister. Then there is the mold that I had to fix myself because they never came out, then the sink in the bathroom upstairs that I had to remedy myself as well. Never have i asked for reimbursement which toataled over $250. Yet Im being charged for a toilet that never worked. Please help me understand this.

I have been going back and forth with these people and still waiting for my security deposit back. I moved put in the beginning of August its almost 2018 and Im still waiting. Every time I call the corporate office Im told Ill get a response within 24 hours. Nope nothing. Ive gone back to my former apartment and nothing. So now my next move is to call my attorney and expose these people on Help Me Howard. Nobody should wait this long for a security deposit back. It didnt take 4 months for you to accept my money. Now give it back! And I see Im not the only person you are doing this too. Sounds like a lawsuit in the making!
Should be an option for negative number of stars. Worst company ever. Moved out at the end of August and never recieved our deposit check that we were supposed to get within 30 days. Was told to call Monument corporate. After calling over 30 times and leaving numerous messages to both the regional manager who was supposed to be helping us and then to have any other manager call me back, still no call. Terrible customer service. They never call you back. They dont care about their customers. I am so mad at these people. I will not stop calling and leaving messages until someone does their job and calls their customers back!! Have some respect and call your customers back!Update to my issue: Have called many more times and left numerous messages. The owner responded to this post saying how sorry they are and to give them a call back so they can help resolve my issue. Well, still no call back. The lack of respect this company has for my issue, or better yet, to even call a customer back, is ridiculous. This whole ignoring your customers approach to dealing with customer issues is not how you are supposed to run a company. As someone who works in customer service and has been in a management position, if I treated my customers the way I have been treated by this company, I would be fired. How can the owner of this company let the employees treat customers like they are just another number that doesnt matter.Im sure if I was customer who was interested in moving into one of the properties and was going to give them money, they would respond back to me in no time.
Terrible living standards at Somerset apartments in Charlotte, NC. As everyone is stating I also have been having issues getting back my security deposit. I had a consistent issue with water bugs running rampant in the house and a horrible smell coming out of the drains. I had to take my shoe into the bathroom, just in case one would come out of the drain. I had to find a new place to live at the end of my lease due to the horrible conditions. When I left, I got the run around about my security deposit. They are sticking to a technicality and trying to withhold my deposit when I left on the day that my lease ended. I just want my money back so I can stay far, far away from this place!!!
This company is criminal.. They bought the apartments I live in and raised the rent close to 10%. Now their insurance provider starts charging me 12 dollars for insurance even though I have an active policy and both monument and resident insure are interested parties listed on my policy and would be notified if my insurance lapses. Better yet the building manager could do their job and call me or even my insurance provider since they are listed on the policy. The management in these apartments has gone through 3 companies in the 5 years Ive been here and this company is by far the worst one yet. All about the profit and nickel and diming. Its disappointing I cant give zero stars
Appartment: Azure Villas in Pembroke park, First of all I want to say is thank you for giving me and my wife opportunity to stay for a whole year, its been really though for both of us, STARTING with the manager her name is (Francine) shes a totally disaster and Rude, ever since we move in, we complained about, some windows not opening, roaches around the kitchen area, lizard everywhere in the, and I also complained about parking, theres a bunch of people that coming every afternoon partying, my wife 9 months pregnant have to park far and walk to her apartment, not even mention we smell something like weed coming next door every day, we just recently end our contract thank God, #1 THEY RAISED THE PRICE OF THE APPARTMENT + THEY CHARGE WATER USED + FEES. Now that we done, another problem came with the lady name FRANCINE, SHE LAZY AND RUDE, they charge us with fees, and damages that been in the house first month after move in, and the dont want to give us the full deposit or cooperate phone #, after a full argument they say they cant do anything, me and my wife sign papers saying we agreed with the charges, I drove 20miles just to return paper and walked out, the lady name Francine again came and telling me that I have to write on the paper ... I agree to those charges, making another argument, yelling on me that your deposit gonna take longer, now this lady is just a cancer to this business, Im sorry but she need to find a rude job that have nothing to do with customer service. Lucky i gave one star. I ALSO HAVE A VIDEO OF HER SCREAMING AT ME, RUDE AND UNPROFESSIONAL.
I live in Windrift in Orlando. Ridiculously high fees. They find any excuse to charge extra and refuse to backtrack when theyre caught. Very poor property maintenance/management, overflowing gabarge area (often reaching the car path), roaches (exterminators are mediocre at best). In essence, youll be paying over $1000/month to live like youre in a trailer park. Not worth it. Were moving out as soon as possible. Im breaking the lease agreement because I realized Ive been duped. In addition to not being up to par as far as living conditions, the staff treated me as if I was a resident at a shelter. No respect, very dismissive, and non compassionate.
I rented a house from them through a shelter program that pays their rent and they paid the inspector off to pass inspection I have no furnace in my house its cold and snowing outside theres no gas line found out connecting to the house theres is no 220 line even for my electric stove let alone gas no thermostat house so cold had to by space heaters for our rooms they dint really care how their tenants live I been complaining about this for 5 months no progress
This is absolutely the worst place ever I have ever worked! They offer no training. They expect you to rent there delapadated units for market rent and if you dont you will be repremanded! Upper management gives no support! I advise that you strictly to research this company before you choose to go to work for them! You will regret it once they throw you too the wolves! Especially the Savannah region! Timberland/ Edgewater Trace is nothing, but ghetto!! Good luck!

This is the worst property ever. I reside at Haven RTP / North Carolina. I am here since 1 month and I saw the worst services ever !I am allergic to dogs and I was unable to breath due to dog hair from previous tenant. I brought medical reports from the doctor but the manager of the property refused to consider this medical health and said that I have 4 months ( two months are the penalty for not continuing my rent for one year) and 60 days to be paid, .. which I do not know why !the contract states 60 days written notice, and the manager translated this into 60 days payment. I told her I do not see anything in the contract says to pay 60 days, what the contract states is 60 days written notice.she came back to me with a deal to pay 30 days and the penality, though since two weeks she said sorry I cant change what is written in the contract and when I faced her with the 60 days which she translated as she wanted, she came back with this deal !Now I am taking my contract to the court and let the judge and law say the final word.!I tried speaking to the property management at monument since three days and no one replies on the phone at all, the voicemail keeps taking my messages.My case now will be in the court. I do not recommend this place to anyone due to the bad service, the employees are very rude and the apartment is full of bugs, which they are not treating but asking people to pay for !I also sent two emails to the management of Monument and they did not reply!This place is a nightmare..!
This real estate agency oversees one of the worse service properties in Hollywood, Fl. I have never written a negative review in my life.The ladies in the office are very disrespectful . They never want to help . They are always on there phone when you get into the office. They give you an attitude from the very beginning without hearing you out.There has been officers called on them many time from 50% of the tenants . There are officers on the property as we I write this matter .When there is anything wrong they do not respond to a issue till weeks later .My Nieghbor has a infestation of roaches and mice after the Hurricane . They never responded so my Nieghbor broke his lease and moved out due to him have three kids .The government should inspect this property as well. They send you a paper stating what you must pay for rent but the computer port differently . Do not move into sunset palms in Hollywood . DO NOT USE THIS REAL ESTATE AGENCY . This place is a scam .I have 9 tenants who lives at sunset palms who are trying to get a Petition signed to have the staff changed at the office and we only came up with this matter 30 minutes, ago . Imagine how many more we will get in a week

I was charged 153.85 in November. I disputed the charge. I suffered a stroke on January 13 and appeared disoriented. Millbrook point management had me arrested and withdrew the money again. Once I was released from the hospital I reported the erroneous charge again to the management office. Their response was I will contact corporate. Ive also attempted to contact corporate. Im out of 188.85 with fees and no one can give me a solution to the problem.

I lived at one of their properties 1700 apts in Charlotte NC, I moved out Aug 4th, and I never received my deposit check, the office manager gave me the run around for a month and a half and he said come back tomorrow and now a new company took over and now I can never get in contact with anyone. I called the office left messages on everyones in the office still no response.1700 apt was a gated community and the gate was never working. They never fix things properly.
This company took over the Harbours in Melbourne Florida and if the new management is a reflection of the company Im ending my lease asap. I have extensive water damage and was promised that my carpet would be replaced. I returned home to learn that they did not replace the carpet, instead they placed a FAN underneath the carpet to dry it that way! As soon as I walked in my unit there was a foul mildew smell that caused my nose to run and my eyes to water and then a migraine started! Not to mention Im pregnant and I dont believe that is a safe environment for my unborn child. So I discussed my concerns with management and she assured me that it was safe for me to sleep in with the foul smell. I made her aware the reaction my body was having to just being there for 20 mins. I was concerned with the possibility of toxic mold. The manager then stated this is Florida and there will be mold then she stated what would you do if you owned a home? You would have to sleep there for a few nights I was mortified not only was she addressing me in a patronizing tone, I then realized she was not concerned with my well being. I know my rights as a tenant and will be contacting my attorney today! Management has no empathy for thier tenants. Its sad.
Investors Beware I totally agree. I as well am a subcontractor for this company and have seen them open for lawsuits everywhere they manage. Theyve made people live in sewage (long story), a lot of the roofs weve repaired leaked so long the mold and sludge was growing in the entire crawlspace. The regional manager stated if its not visible we can just tell the tenant its a odor from the new roof and leave the mold. Bad people work at Monument knowing children were living in these conditions. We are also not receiving payments and are on the verge of liening four of there management assignments and will never do business with them again.
Horrible company, they dont respond I have called every day for my deposit no response!!!I have discovered roaches in my apartment. As well as mold in the bathroom behind the bathroom door, I was made aware that the property was ready when I had arrived. when I made it in the apartment the property was very dirty, base boards werent clean and it was dead flies, moths and live roaches. This poses a health hazard. It is not only unsanitary, it unpleasant to live with. I have left Complaints on the casa Bellimisa website regarding this issue and was refunded my money for the rent but not yet the deposit I was told to reach out to you regarding the deposit I submitted online of $102.49, in the Casa Bellisima Apartments. I signed my lease on 8/20/2018 and Moved out of the property on 8/21/2018.
I reside at a complex in Grand Prairie Texas and my apartment flooded several times due to poor drainage. The complex agreed to pay for the damages after my required renters insurance by the company they recommended said the loss was a ongoing maintenance issue. I asked for the companies insurance information to file a claim and Terrace on the Parkway has all but refused to give the information and instead continously says they do not have it. i am out thousands of dollars in damage after being deceived with a look and lease scam where they post pictures online of the apartments and offer a discount if you lease within 24 hours. the kick is they never have any apartments available to show and the internet photos are typically not what these apartments look like in terms of upgrades. Several tenants have been tricked the same way as myself. The laundry room seldom has even half of the working washers and my entire upstairs has had to move because the roof leak so bad. if anyone knows of good tenant landlord attorneys, please respond ASAP. i will also be looking into a class action lawsuit and getting more info from my neighbors soon if the complex does not make this right.
My rental office staff is EXCELLENT but the cabinets in the place is very old, the linoleum is cheap and for the money you pay, its ridiculous and they go up on the rent every year. Dont have enough time to move this year but will move next year.
I am SERIOUSLY disappointed with this company and how they do business. First off, they charged a $12 Risk Mitigation Fee to my rent because I didnt have insurance. When I presented the papers to prove I did, delivered in person, they told me it would be taken care of. I check my account and 2 days later I got hit with another fee. So we are up to $24. I have insurance but I am still getting hit with this fee. That happened on June 25th & 27th 2017. Now its October 6th and I had no choice but to pay it since the payment site doesnt allow partial payments. I have been back and forth about this and the office keeps telling me that they are going to credit my account. NEVER HAPPENS. Now, I tried calling the office 5 times through out the day yesterday and got NO ONE. When I called today to talk to the office manager, guess what, HE ISNT THERE, like ALWAYS!!! DO NOT RENT FROM THIS COMPANY PERIOD!!!! I feel like they do not care about their residents, and its a bother to even live there to them. I know its only $24, but its the point that they lied to me MANY TIMES! I wish I could give them NO STARS!**UPDATE** They finally gave me my refund after they read my review on here. They then asked me to soften my review. I guess they couldnt accept the truth.
Windrift apartmentsNEVER EVER MOVE HERE!!! Stay as far away from this place as you can. Terrible staff with no type of customer service knowledge. Have called corporate numerous times with no call back. Refuse to fix anything wrong even major concerns like AC not working and water leaks. Light bill has almost tripled in the last 2 months due to a broken AC. No lights at night you have to walk your dog when its pitch black make sure you have a flashlight. No lights at the mailbox station. Maintenance team have no knowledge on how anything in the apartment works. Save yourself the headache and never rent here. Just called today my AC has been 80-85 alllll day when I have it set to 73!!!!!! Its over 90 degrees outside in Florida. Was told they didnt care and that nothing was wrong with the AC according to Brea one of the employees. I will reach out to anyone and everyone that will read this including the news channel and have already submitted my complaint to code enforcement. She went as far as to kick me out of the office and said its 5oclock Im going home. Have a daughter of 7 months that is sweating due to no AC. Called maintenance with no call back and its been 1 hour!!!!! Was given a non renewal notice because I called corporate too many times thats fine!!! If someone had called like they said they would I wouldnt have kept calling. Cant wait until our move out date one more month!!
If you live in the Greenville, SC area dont not move to Park West Hampton Forest or Fairway Club. I currently have an apt at the park west community and it is horrible my biggest problem are the roaches. Onsite management never gets back to you so if you call the complaint line or email Monument they never respond. Im very disappointed with them. Ive been contacting them since December and still havent received a response. Once again dont rent from anywhere Monument manage. You will be very unhappy.

I live at The Eclipse at 1450 I dont know is because the owner is a cheap but management is really bad too the are increasing everything they make us pay for pest control and we got roaches and rats all over the area rats and squirrels are having a feast eating cables and things damaging cars to residents we use to have a pest control company that use to take care they use to catch squirrels in cages but now we got a infestation and we got a insurance that is mandatory to pay but it doesnt cover your damage property but is good for the cover on the property my car got damaged by rats and I want to talk to management but when you call them is a company that answer the calls you leave a message but you never receive a call back Im paying now $1,400 in rent and utilities and I got the cabinets on the kitchen with broken drawers and stinks but they never can do nothing is all about to scam the residents the past two years management is really bad they dont even talk or resolve nothing everything is for their convenience a scam of money
I stay in Apine Village apartments. The landlord is very 🤔🤔🤔 rude I can say. Before I moved out into these apartment complex, I was told that 1. all if my utilities would be apart of my rent. Thats a lie. 2. I was told that I would get half off on my rent if I moved in.Never ever seen that half taking off yet and remind you Ive been here since April. 3. The next problem I have is my rent going from $600 something dollars to $800 something dollars. Totally unacceptable. I talked to the landlord assistant about it and she told me that there is nothing she can do about it. They couldnt even explain to me the breakdown. I can go on on and on about this management and apartment complex but last but not least; the landlord has me down for 12mths never once did I agree for 12mths so when I asked that we get that straighten she said she would. Never gotten it straighten. NEVER so we still arguing about that. If anyone know of any lawyers for this situation then please respond. ASAP please please-thanks
I have been a tenant at St Andrew Apt in Columbia S.C. For about a year now, they have never been the best, but by far they were not the worse. Recently they have changed their staff and everyone in the office is rude, from the manager to the (non-licensed) Lease agent Patrick. Recently due to a death in the family, my rent was paid late; rent at this complex is due between the 1st and the 5th it was paid on the 12th Prior to that I called and spoke with and made her aware of the situation… she was very uncouth. I went to the office on 11/12/16 and was greeted by Patrick his attire was less then what I was used to seeing from leasing agents, I mean the least he could have done was have his pants pulled up… I came to pay rent not to see dirty underwear.Patrick was extremely rude; I advised him that I was coming to pay the rent for my unit….. I attempted to pay with my debit card and was advised “when you are late we can only accept money orders” I asked when did that become policy… his reply was “don’t know but I need a money order” again rude and disrespectful. However I complied and got the money order as requested and took it back in the office, he accepted it and when I asked for a receipt I was advised that “he don’t do receipts” he did however make me a copy of the money order.Now to add insult to injury when I came home from work on 11/16/16 there was an EVICTION notice on my door, it said that my rent had been unpaid and an eviction had been filed on 11/15/16. I immediately went to the office to try and talk to someone (be mindful this was around 5:30, and the office closes at 6)… Patrick in his usual rude manner yelled (we closed bruh, come back tomorrow). I knew the manager Lorrie was in the office because her car was parked outside, so I waited finally she walked out and I showed her the letter she replied come back tomorrow, the person who is responsible for payments then walks out and the two of them i.e. the manager and assistant started talking and I was advised that I was ok, Patrick has just turned in some payments.This is extremely alarming because not only have you filed and illegal eviction, you filed evictions before posting money. I’m not understating why its takes 5 days to post money or why everyone else can accept debit card payments except Patrick. I have/had no intentions of renewing my lease on this property and I will never stay on a property managed by Monument.If this illegal eviction shows on my record I plan to sue
The property manger at crossroads apt in columbia sc is very rude and disrespectful she has no type of people skills and so unprofessional.. where do they find these people from the trailer park the other company that was here was a little bit better it seems like it from bad to worse at least they act like they care but the property manger that is here now lol she will actually show people she dont care i wish the other property manger could have stayed she was very humble and nice but yall came in with a whole new team that dont even care about us. Soon as my lease is up im moving out and i will never recommend noboby to rent from yall
If I could give this place a 0 I would....left several messages for a month and have not had any call backs! Their properties are horrible, no customer service skills, and have failed to follow the lease terms on their part...its been a nightmare!
Theyve been holding our deposit for over 60 days which is against Florida statute. Weve been out of the apartment since December, and they owe is over $300. Talked to the people and Windrift Apartments and they told us to sue them for the money.
I see why this company gets the low rating they do. Hampton Forest in Greenville is prime example of your shoddy work.
Rude. Horrible. No empathy. Ac out 5 days in South Florida in august. Unlivable conditions and told sorry youre uncomfortable and that our ac tech doesnt work on weekends. Well, I live in my apartment on weekends and pay rent on weekends.
I had an issue. It was resolved within a few days after my post.

This is a negative company does not pay vendors bills, they take the services and then wont pay, i will not recommend anyone to do business with them.
They have properties in orlando and the service is horrible here.
I have never been able to get in touch with anyone who works here. My water is shut off for repairs every other week at Legacy of Athens and no one seems to care.
This company should be audited, repeatedly.
No service to rent.
