Please read your lease better than I did. 1.1K deposit gone. Theres a line that says they will keep (up to) half deposit for painting. 550? They did, exactly half. I was also charged for lawncare for 30 days after I moved away. And a line that says Misc Charges. We were from out of state and Putnam took advantage of us. Do yourself a favor and look elsewhere.

Worst possible company to deal with. They will rip you off. I rented a property from them for 1.5 years. The property was unclean and in disrepair when I rented it. I had to call multiple times on move in to get them to address issues. Then when I moved out I cleaned everything the only areas I didn’t do in depth cleaning where under kitchen sink and fridge even then (see attached photos of condition at move in) was better than when I got it.Upon moving out requested several times for walk through was told they would not do one while I was present.After 6 weeks of call got my deposit check other than expected prorated rent they had the gall to charge me for cleaning, half a painting charge and a rug cleaning charge.I invite them to post dated pictures of property condition when I moved out. I have dated pictures of condition when I moved in...

I just moved into the Dry Valley Rd apartments about a month ago and I absolutely love them! I feel like I live at a resort! The people are friendly and the amenities are some of the best hands down in Putnam county!! I couldn’t say enough good things and not to mention the staff that work in the office are so kind and made this such a smooth transition!! 5 stars ⭐️⭐️⭐️⭐️⭐️!!!!

I have been renting from them since 2018. They are awesome. The homes are clean and well maintained.They fix things when they need fixing and work work their tenants. April in the office is a wonderful person to work with.

I’ve lived with Putnam properties for 4+ years now. They are wonderful. They are very fast if something stops working. They clearly care about their tenants. I highly recommend. I’ve only lived in one complex but the management is unbeatable.

They are demanding with their rules but when a tenant demands his right, he will hardly achieve it. They dont have cameras, which is very necessary nowadays.

I dont recommend choosing this place for renting. I have an apartment through them; i moved in June 2020 and it is now January 2021. My neighbors are loud and the walls are paper thin so theyre always keeping me up fighting. My apartment smells like cigarettes because my neighbors smoke and im allergic so i keep having ear infections and health issues because no one will do anything about it. My window doesnt have a screen even though i asked for one MONTHS ago along with my sink sprayer that hasnt gotten fixed that i asked for in July. I also still havent gotten my peephole i asked for in July. My filter was burnt and black with dust and maintenance just rinsed it out and put it back in. GO SOMEWHERE ELSE.

DO NOT RENT FROM HERE! I know of one of their properties that has had a major water leak for weeks and the only thing they have done so far is raise rent! The staff is rude and unprofessional. Please look for better options before giving these people your money!

Putnam Properties doesnt even deserve one star. Ive lived here for two months and Im breaking my lease because they refuse to treat AND REMOVE the black mold and surface mold at 1325 Virginia Ave. The maintenance man gave me some chemical wipes to clean the surface mold. I began to but its not my job. Josh Monroe also refuses to clean the house meaning evict tenants who are known to deal, buy and use narcotics. Instead he advises tenants to report it to Cookeville Police. Theres a difference between landlord and slumlord, rent here and experience renting from a slumlord.

Not at all happy with the 3X the income restrictions in rental requirements.

I first looked at Putnam in 2018. something came up and my move got delayed and the house i was interested in renting got rented (time was too long for me to put a deposit on). i needed to move quickly and grabbed one of their apartments at the Quarry Run complex. Very nice flooring and carpeting and the appliances were up to date. When i was shown the apartment, the previous owner had dogs and there was lots of dog hair left behind. i was informed it would get a deep cleaning prior to me moving in. when i moved in, the dog hair was still present. i called the office and they were very apologetic. the cleaning company they hired to clean the apartment didnt. they immediately discounted my following rent by the cleaning fee. in the year and a half i rented from them, i only had a couple issues with my heat and a/c and the problems were fixed immediately.other tenants were allowing their dogs to use the bathroom any and everywhere without picking it up and they listened to people bringing it up and got the issue handled. upon move out, i was given my deposit back in the 30 days quoted.the only reason i moved was because i needed more space and a garage and there wasnt anything available for me.i would HIGHLY recommend them to my family and friends

This company has been great! With out going into much detail, there was a quite a large inconvenience thrown at both myself and the rental company. Josh and Brittany were so responsive and attentive to help us out and get it all settled, and I honestly couldnt have asked for a better company to rent from!. Thanks again Josh for all your help!!

The worst rental company I have ever dealt with. Six months into a year long lease, we get a paper note taped to our door (unprofessional) that says they have sold the property we are currently renting. There was no prior notice, it was effective immediately. They provided names and numbers of the people and little information on anything else. They said from the day the note was posted on the door on out, we would have to deal directly with these people whom we do not even know or have ever met. On Sunday, we get a call from said people saying they are coming over so we can sign a lease. So these people come by on a Sunday, and we have to sign a new lease because our lease with Putnam Properties has been terminated and they have to power to create a new lease. The best part, they also increased our rent every month! When we tried to call Putnam Properties today to ask for clarification on the situation, the best they could do was HANG UP ON US. Very professional company. Even if you are in a bind, do not rent from them. They will take advantage of you with no remorse. Pathetic.

Two and a half years. Great company to rent through, they helped us get into our new apartment in Knoxville Tennessee, they was so helpful they were instrumental in getting us approved in 4 days. A stellar turn around for such a big city. I love this place. I love my home. The only reason I’m moving is the job market in Cookeville is dead and my family is to big for the property. Plus the job offer in Knoxville nets me 500extra a week I wasn’t making here. Josh is great. We paid early and was never bothered, 37 W 13th was our location. I would suggest this rental to anyone who was looking for a modest 2bed/1.5bath. Property owner is active in the maintaining of the property. Loved it here and I’ll miss Peter the owner and PP. These bad reviews are malicious in intent, do not believe them. PP is better than Soard and Buckner by miles. Cheaper than Gables with their Dry Valley Units And they fixed everything within a day. Love them, if I ever move back to rent. It will be through PP.

I rented from them for 2 years and I will never go back. When they first took me to tour the house there was a literal hole in the ceiling all the way to the roof that they had to fix. Upon moving in everything seemed like it was going to be great but then after the first time it stormed I found out that the hole was never fixed properly and I got rained on while I was sleeping. I put in 3 work orders for it and got no response, they just kept saying the work order was complete so I called them and they said they were sending someone out there. After a MONTH of no one showing up and me still getting rained on I called them 5 more times and told them they needed to get someone out there ASAP because I was tired of getting rained on (naturally). After 3 months of getting rained on they FINALLY sent someone out to fix it. The guy looked at it and said he was going to have to replace the entire ceiling and set up a day and time with me to fix it. He never showed and I had to get someone else to come out and fix the roof and told him to charge Putnam since it was their responsibility. A year and a half in to living there they FINALLY sent a guy to come out and fix the ceiling which was now covered in mold. I had to go to the doctor a few times because I ended up getting sick due to the mold and rain for three months. There was also SEVERAL times where they for some reason did not deposit our rent check and attempted to charge us multiple late fees for something that was their own fault. When it came time to moving out we called them and asked if we needed to do anything before moving out and they told us no we were all good and that they would put it in the system that we were leaving.... that was NOT true. We moved out and they told us we never told them and that they were forfeiting our deposit and keeping it as the last months rent. To top it all off they tried to charge us late fews for not paying the month that they said they were keeping our deposit for AND charging us for cleaning... which we did all of before we left. The lady that emailed us was insanely rude during the whole process and always had an attitude any time we had any questions. I HIGHLY recommend renting from anyone BUT THEM! If you want a good place to live go through G&G properties, they are much nicer and WAY better at managing properties.

Dont like the company at all. They dont fix things when they say they will. Been living in the house since April i think and no one has came to fix anything at all. And the old guy will come around n bug you daily if your behind on rent. Hell tell you one thing but when you ask the ladies in office its fine to them. Its two different stories and its aggravating.

Don’t let the pretty exterior of their office fool you, front desk is rude, had a tone the entire time. Just making this as a PSA to any couples who are wanting a 1 bedroom apartment - they will not rent to you. Their 1 bedrooms are single occupancy and students only (we are BOTH students) - one of the only rental places in Cookeville that do this, pretty ridiculous.

Josh took the time to personally follow up on issues that I had in a completely reasonable amount of time. Even after I became quite agitated with Putnam properties over something he handled it extremely professionally. Give your landlords a chance to fix stuff and if they make a legitimate mistake give them a chance to fix it. Moving is stressful be careful not to take it out on other people by overreacting. Hopefully I wont have to contact anybody to do work on the house again but if I do I feel confident that it will be done in a reasonable time frame.

Been living at one of their properties for 5 months now. Great apartment and maintenance. Our refrigerator stopped working, which was awful as I had gone grocery shopping the night before and had to through most of it away. I called the next day, and the maintenance guy brought us a whole new fridge, and that quickly. I could not be more satisfied than the timely service and understanding of this property.

These people may seem on the rich side but honestly they are very helpful and dont look down their noses at people. Honestly one of the best places I have visited to look for a property at. Unfortunately didnt get to rent from them ended up buying. But sure I would have received excellent service if I have rented from them

Really good rental company. They seem to respond to maintenance calls within the week. Sometimes you have to call and nag them about it, but it still gets done in a reasonable time frame. Rent from them. You wont be sorry.

I was in town for one day to interview for a job. I called and was showed three properties by Josh. Being out of state I was not able to come back to do paperwork, deposit, etc. Putnam Properties told me not to worry and handle everything when I move. When I arrived in town, the paperwork was waiting and my condo was ready to go. Had a minor issue after moving in and maintenance resolved it in less than 24 hours. The company has great and friendly staff and quality high-end properties.

My car broke down in their parkin lot. Im sure we blocked their customer traffic. I felt so bad because they were so kind. It took us half the day to get the replacement hose and get it on. A friend of theirs showed up and fixed it in a flash.

Lived at Putman Properties Dry Valley apartments for 13 months. They look nice at first glance, but the construction is cheap. You can hear everything your neighbor does despite them claiming there was superior soundproofing. We had a fire pit on our side of the building that never worked the entire time living there, so much for the amenities. My main complaint and why I would not recommend renting from this company is the rude and unprofessional staff, especially the owner. There are better landlords in this town, just hard to come by.

These are the absolute Best people to rent from. Their maintenance people are quick to respond, and always take care of any issues we have. The office ladies are always courteous and polite. I would definitely recommend them to anyone. The Only thing I would ever change is the location since we live near the Algood Quarry and between the noise from the Quarry and the trains it does aggravate my migraines but that is not on Putnam Properties. Its just where we live.

We rented a single family home from PP for 1.5 yrs and had multiple problems, not only with the property, but also with the staff.First off, when we moved in, the place was completely trashed (dirty floors, walls, bathroom, everything was filthy). We knew this when we signed the lease and was not a problem because we liked the house, but we should have known that this was a sign of our experience to come.We had a constant problem with fleas and mice that caused us to move out of the apartment for several weeks because of several failed attempts at extermination.We also had several trees knocked down by a storm which left a mess in our yard. I called multiple times in an attempt for them to remove the trees and branches from the yard. They came out and piled about half of the mess in our front yard. This made it extremely hard to cut the grass and Im sure contributed to the field mouse problem.One of our first experiences with maintenance was when we had a completely open outlet and switch in our kitchen next to the sink. The maintenance man came out and replaced the light switch cover and then proceeded to inform me that I needed to purchase the outlet cover and install it myself.Lets not even begin to talk about the wiring. The basement area of the house had been padlocked shut when we first moved in, but since I needed to have a place to store my mower, I easily unscrewed it to find a dusty network of extension cords. Apparently, in an attempt to supply electricity to the whole house, someone had rigged the under side of the house with cheap extension cords. This explained why certain outlets in the house were low-voltage and unusable.This was the first time that I have not received my full security deposit back from a rental company. They stated that there was $150 of labor and repairs needed but could not provide an itemized rundown of the work done. I had to call a dozen times in order to see if they were even going to send a check.To say the least, I would never work with PP again. The constant struggles with maintenance, infestation, and dishonest deposit policy led to more headaches than it was worth.

I got locked out my apartment at night and called the maintenance line and in 10 minutes there was someone there to let me in! Dry valley also has beautiful apartments and grounds (pool, workout area, study area, fireplaces, gas grills.:..) good for someone single like me and I see many families that live here as well.

Do not use these people. There so called Great tenants never paid on time and caused $3500 in damages to the home and lawn and to top it off Putnam Properties only sent me a small fraction of there deposit and by small i mean $250. Whole house had to be fumigated, countless holes in drywall, environmental company had to be called in to remove the smell of chain smoking inside the house when i specifically said no smoking. also said no pets well they allowed tenants to have 2 dogs in the house. complete repaint, appliances destroyed...If you value your property at all you sill stay far away from this company.

There is currently a rental property on my street that has had mattresses sitting out along the road along with rolled up carpet and trash along the front porch for months now. We have called Putnam properties and they have done nothing about it. If this is an example of what their properties look like I would be cautious when considering them as a agency.

If I could give 0 stars I would. There is no communication with them. They dont address concerns when asked or they just give you what you want to hear knowing we are out of state and cant check on the property outselves. We are paying thousands of dollars to fix our property after tenets did major damage and they gave us a fraction of the deposit. This company is absolutely horrible and shouldnt be in business. Do not let them manage your property.

Went to look at a 3 bedroom, 2 bathroom. They only have one guy, Josh who shows the properties, he wasnt able to show it to us for some reason. So, the maintenance guy took us there. The house smelled so bad that it about knocked you over when you walked in, we went down in the basement and I almost threw up because it reeked of cat urine. The yard was not well kept, as well as there was also things growing on the roof. The maintenance guy, said: yeah it hasnt been cleaned yet, but we can get that smell out for you. I dont understand why you would show property if its not ready to be shown or ready to be rented. Its very unprofessional and I wouldnt want to put my name on it.

If you value your property, live any distance away, or cannot check up on the property yourself do not hire these people. If there was a 0 stars I would give that. They will not maintain your property, there tenants dont pay as agreed, there is no communication from them, they make side deals with the tenants that are not aware of, they allow tenants to remove supplied appliances from the home ie, washer and dryer. When you have a concern you get responses that indicate your the problem. By far the worst company in Cookeville should not be allowed to be in business.
