I have been a tenant at Village at Almand Creek for 4 1/2 years. The grounds are beautifully maintained. The maintenance staff are very knowledgeable and helpful. I always receive a response within 24 hours of making a maintenance request. The office staff has always been professional, helpful and courteous. By far this has been my best apartment experience.

The management staff is excellent and very friendly. I recently had an issue with the A/C unit, however the management staff was very understanding and helped with my maintenance request promptly. The technicians are always professional and do a great job. The technician instantly knew what the issue was with the A/C unit. The technician resolved the issue fast and efficiently.

My water heater failed over the Labor Day weekend, so I told Lawson about it on Saturday. He came by on Labor Day to fix it! The fix didnt quite take, so he came by again on Monday and finished the job. It works fine now. Please let the powers-that-be know that Lawson is great; he always follows up and goes the extra mile.

Request completed in a timely manner.

Safe living environment for families looking to live in Rockdale...grounds well kept, reasonable response time from maintenance for repairs, regular pest control, quick response time to emergencies (leaks, noise control) friendly customer service agents and adequate living space for the price. Little to no upgrades within the units. (Carpet, light fixtures, cabinets, countertops, appliances all standard.) I would recommend if staying in the area.

Great place to reside!! The staff is accommodating and willing to meet the needs of the tenants. The complex is safe and secure with police members living on the premises.

My apt has had a few issues with appliances but every time the maintenance team fixes it ASAP! They’ve been awesome putting up with my numerous maintenance requests during COVID while still following safety precautions!

So far, it’s a nice peaceful community! I love where my family and I are situated in the complex and how amazing the apartment looks. It’s almost hard to believe when walking in that it’s actually an apartment.

Everyone is amazing, very professional and always eager to help.

The village is an awesome place to live. I have been in the community for 3 yrs. However there has been massive car break ins. It has been going on for some time. I find it odd how the property managers has not notified residents. It baffles me how we can receive letters in our doors about dog feces and picking up behind animals. But we have not once received one letter, email, notification, phone call etc about car break ins. I believe resident safety is top priority and all residents should be aware of whats going on within the comunity. We pay good money to live here. Crime is everywhere but please notify your residents. It is not fair.

We were losing water because of a tub dripping. Once noticed, the Maintenance team was very professional and completed our plumbing repair quickly.

We have only been here a few months. For the most part everything is quiet and peaceful and issues seem to resolved quickly. The community events are a nice perk.

My request was handled well the technician was professional and timely.

I have enjoyed living at Village at Almand Creek. I have been living here for 6 years and have had no problems. It is very peaceful and maintenance is great! Not to mention the wonderful resident managers and office workers Fantastic !... My biggest concern was security and that was taken care of with security systems in all apartments and key cards to enter the property. Amenities are wonderful! The property is immaculate. You must see all that Village at Almond Creek offers. This is home for me.

I have lived in this complex for 2 years and the management has recently changed management again. Unfortunately the complex quality appears to be slipping into the wrong direction from the once excellent reputation that was undeniable.I will not be renewing my lease for a number of reasons, the rent continues to climb up but the service level is going down??. The rent is not cheap and the level of service should remain constant. The appliances in kitchen both stove and refrigerator are super old and needs to be replaced, the play ground is so old and out dated... not a plus at all for the kids and for this type complex... I would not recommend this property at this time...

This is a safe, clean, neighborhood, with friendly, concerned people. I am adding to this post with an example.One of my downstairs neighbors noticed something off from anothers schedule but could not climb the stairs to check on them. They called me, because I live upstairs to have me check on the person. Thankfully the issue was minor. Neighbors looking out for neighbors.

My husband and I just recently renewed our apartment lease here at Village at Almand Creek because of the warm and friendliness of this apartment community. When we first started looking for an apartment, we were not sure since we are from North Carolina and did not know the area. Our first year here was such a positive experience that we renewed our lease for another year. My husband and I have enjoyed some of the the social activities that this apartment complex has offered in the past and we enjoyed using the pool this past summer. I am also happy that there are so many stores and restaurants that are so close by for us to take advantage of. I also need to say that the maintenance staff have always been good to take care of anything that I need done. If it is going to take a little longer then expected, they are quick to keep you up-to-date on what is going on. My personal experience with the office staff have been good. I am greeted with a smile all the time and theyre quick to attend to anything that I need. I feel safe to walk around the area too.

It is a beautiful community. The apartments are a bit small as compared to others that I viewed. Mario is excellent and I intend to rely on him if I have any questions. The rent is pretty high and there are many other fees that must be paid. Overall, I am happy to be moving here.

I have been here for over 5 years and now Under New Management... My Car was stolen, and coincidentally the only night the gate camera did not work was the same night it and other cars were stolen. Management never called be back to update me on what was found. Sorry but as much as i pay, we deserve more concern from them.

PLEASE READ BEFORE MOVING HERE! Your cars WILL be broken into multiple times with NO assistance from the front office in stopping it. We were woken up by police officers multiple nights to let us know our vehicles had been entered. The officers did their best, yet not one time did the complex warn the tenants of the threat. Refusing to install cameras or help notify tenants of these countless crimes. I myself witnessed one of these burglars entering our neighbors vehicle. The gate is CONSTANTLY broken, allowing intruders to prey on our vehicles. NUMBER 2-DO NOT GIVE THIS PLACE A HIGH DEPOSIT. They are trying to rob me of $1254.00!! Their reasoning is that they had to replace my carpet due to pet odor. I DONT HAVE ANY PETS! No evidence whatsoever of damaged carpet. (Photos, proper documentation, etc) They saw my deposit as an opportunity to change the carpet before a new tentant without costing them any money. While my experience with the office staff has been very professional and friendly. They seem to be worried more about their rules than the safety and comfort of their residents.(Except Ashanti, she’s wonderful) After moving out I have been ignored and pushed along thinking my deposit would be returned. After two months with no letter of refund, my calls were not returned and I showed up there only for them to print out a statement saying my deposit will not be refunded due to a CONVENIENT $1123.00 carpet fee, along with last months water balance, completely expunging my refund. If you are currently being fooled into thinking this place is safe for your children, YOU ARE WRONG. If looking for an apartment in the area try porterdale lofts. If you are looking to be stolen from and violated, THIS IS THE PLACE FOR YOU! Don’t fall victim like I did, find somewhere else to live!

We stayed here for roughly 3 years. The office staff was always very friendly and helpful. The maintenance staff was always professional and making sure that everything was repaired in a timely manner. The grounds or always kept clean and neat while we were there and the pool was always kept up very nicely. They often had get together at the pool where you could meet the people that lived in the apartment development. The apartment that I stayed in was on the ground floor and towards the back end of the apartment area. we got a lot of shade and that area and not much sunshine which caused a lot of moisture in the apartment. We used it disposable dehumidifiers to keep the moisture under control. The only thing that I would say negative was for upstairs neighbors which were very loud and we definitely could hear them in the middle of the night moving around walking heavy on the floor and a lot of times sweeping the porch off on to our porch and their plants leaves and flowers falling on our patio.

Ive lived here almost a year and getting ready to sign another lease. I love living here!!! The apartments are maintained extremely well and service issues are resolved quickly. They maintain the exterior as aggressively as the interior, so the landscaping is impeccable . A great big thanks to this outstanding management team.

Almand Creek Community is an outstanding apartment complex. The staff goes above and beyond their job to make us feel welcome and comfortable. Our family thanks them for all the hard work to make this community clean and safe.

Its a decent place. But one can hear everything in your apt. I can hear every step my neighbors make. I have to keep the tv on or the radio just to drown out the noise I hear from above. This place is nice but walls are paper thin. Never should I hear my Neighbors every move. In addition yes its a lovely place but the office staff has the most nastiest attitudes except the office manager she is the only PROFESSIONAL in the office.

The community is quiet and peaceful. Management staff are friendly and responsive. Grounds are well kept and neat and clean. Enjoy living in this community.

My husband and I moved into this community back in April, and so far, so good. We are in a secluded little corner of the property and its very quiet. Were on the bottom floor, which I usually hate because Im very sensitive to sound, but Ive never heard our neighbors above us. Everyone in the rental office is nice and maintenance responds to requests quickly. When we first moved in, we had an issue with our dishwasher and refrigerator, and both we exchanged for brand new appliances immediately. The amenities are good and the management staff does a great job of hosting monthly activities/parties for residents. Parking (in our area) is ample...Ive come home as late as 2AM and had no problem finding a space. Neighborhood seems very safe - Ive seen nothing to make me concerned for my my safety. Theres also a great paved walking/biking trail that runs right behind the property.I only have VERY minor constructive criticisms, some of which may be outside of the control of the property:- Need better cable and internet options. Right now, Comcast/Xfinity is the only option. If youre very lucky and in a good spot, you may be able to get DirecTV. Itd be great if Verizon Fios was an option.- Some of the residents do not do a good job of cleaning up behind theirpets. I think this could be enforced a bit better- On-site gym could use an update- We could use more than on trash compactor on site. On weekends, that thing is overflowing.Lastly, we chose a unit in the far rear of the property facing the woods, which is great in terms of being low traffic. We, however, underestimated the lack of sunlight that we would get because of the woods. And because we dont get much natural light we get a lot of moisture in our apartment. A small humidifier fixed that problem, but just something to be aware of when choosing a location on the property.

This is the very first complex since moving to ATL I actual use the pool, my only complaint is the kids are really do not care about the adults or little children with parents in the pool. I love the entire area but what I do see residents invites guests over and they take over as if its their person pool. on a scale of 1-10 I give it a 7This year the pool situation has gotten worst people who don’t live in the complex have gain access to the pool they try to bully the people they are rude and nasty. I’ve what what the young teenage try to streak from the residents and the kids at the pool. I really loved this place but I think the management has not really picked the right people to move in and the people they are inviting to the pool is destroying the pool. Last year I had a great time it was like family this year I feel uncomfortable and they young kids look like the want to steal & rob the resident.Right now I’m not feeling comfortable

This is the worst apartment complex ever! If I could give them 0 stars I would! Do not give them money they will steal from you! I went in and spoke with Mario about a 3 bedroom unit. Prior to filling out the application we discussed my personal income in detail and it was determined that I did qualify for the unit. Mario urged me to pay the $300 deposit plus $50 application fee that same day because their units go so fast. He stated they are the best complex in the county which was all a scam!! I ran to the bank as he insisted and got the $300 money order and $50 deposit. As soon as I came back and paid the $50 application fee he told me I no longer qualified and my $50 was nonrefundable. He then advised me to either get a job making more or find a roommate to add to my application. He gave me my $300 money order back and I was unable to cash it because it was already addressed to their company. I had to file a claim with Western Union to get my cash back. The next day I called and advised Mario I was going to apply with my boyfriend as my roommate. Then the property manager Odessa lied and said that if I apply with my boyfriend he would need to make 5 TIMES the rent BY HIMSELF and be listed as a cosigner, not my roomate. They kept making up rule after rule and lie after lie to prevent me from applying after I was preapproved by Mario. Odessa was there when Mario told me to apply with a roommate and didnt mention any of these rules. Then Odessa told me I am not allowed to apply with a roommate only a cosigner who plans to live in the unit and makes 5 times the rent alone. I told her a cosigner usually doesnt live with you and Mario said yes they do. When I tried to call corporate they would never return my calls because Odessa advised me she would call them first (when I asked her for the number).Then I received a letter stating they were keeping my deposit because I either never moved in after approval or falsified my application WHICH ARE BOTH FLAT LIES! Be very very careful with this company. They are very manipulative and will say anything to take your money.

They tried to kick me out but what they didnt realize was.. I am a giant..and they are racist
