The first time I inquired and moved in was a great experience. However, after spending 1.5 years on this apartment, I’ve came to witness how garbage compactors were full especially during weekends, the security gate took some time to get fixed, many cars could access to get into the complex and the repair maintenance was resolved online without even getting fixed with my apartment ac. I’d experienced living on sweat in summers of June until I’d finished my contract in spite of following up. The new apartment lease contract was getting expensive and I think it’s not worth it to get it renewed. I’d been renting some other previous apartments in the past during different travel assignment posts and I thought it would have been a good experience to live here for a while but my experience for this apartment is not flexible. Even after leaving, it seems they’re finding something to screw up and I wish I’ve listened to reviews.

My experience at Lake St. James was amazing and Mrs. Vanessa made it even more special. She was very nice and respectful, asked me what I was looking for and took me to the place I was describing. Mrs. Vanessa most definitely fulfilled my dreams of living here and I thank her so much for everything. I recommend Mrs. Vanessa to anyone looking for a new home, she was very patient with me and helpful.

This place is full of mold. Be very careful and weary because they made it seem as if it didn’t exist and as if we were crazy. And then when we insisted that there was in fact mold, they threatened to send their own people to investigate the mold and told us if their people didn’t find mold, then, we would have to pay for them coming out. What in the world??? Police officers are constantly in the neighborhood and the gates. Lord, the gates!!! The gates never stay closed. As much money as they are charging residents, the gates should NEVER be down for as long as they are. This complex is a whole joke!!! And we don’t need an automated response for all of these issue.

I have had issues since moving in. There is alot of mold, I used Kaboom to clear it up. The maintenance her is really bad. They close out work orders without the work being done and you will wait months if at all to have anything fixed. Alot of broken appliances in my apartment. The place looked nice on the outside but it is a catfish for sure. Staff turnover seems to be high, which is not good for any business. My neighbors have called the police 2x to my apartment for nonsense. I am looking fir some place else to live but will be sure to check the reviews. I wished I would have looked at the reviews to this place before renting. Thumbs down for sure. I gave 1 star because it wont let u post without one.

I haven’t lived there yet but I’m already in love the people we worked with are wonderful I can’t wait to use the amenities.Nice complex only concern is the playground and the space is smaller then a dog park kids have been pulling to fence really easily

I choose this apartment due to it being closer to my job, boy I wish I would have read the reviews BEFORE moving here 3 1/2 years ago! For the first year everything was okay until they changed management ! Then evething went down hill from there. If it’s not the AC breaking down it’s the Mold and or the horrible maintenance with slowwwww timing ! They close out work orders before the work is finished as well as the trash compactors ARE ALWAYS BROKEN DOWN ! . I have had my AC changed literally 7 times sense being here . This past month, twice. Today 6-26-21 my air went out AGAIN, called the front office 4 times just to be told maintenance would be on the way . I’ve been here all day just for no one to show up and it’s pushing 82’ in my apartment! I DO NOT RECOMMEND THIS APARTMENT TO ANYONE ! it’s been a huge headache and mistake! Looks are very deceiving! If I could give a negative star I would !

It’s looks horrible outside. Trash is always full to the point to trails out to the road. We have two pools but they only choose to clean one. We suppose to have a car wash but I’ve been here 2-3 years and it still doesn’t work. They almost never answer the phone and they’re customer service is trash

I really haven’t had any MAJOR concerns living here. Overall it’s ok my only dilemma is that the gym is closed. One of the reasons I moved here is because it had a 24 hour access to the gym. I understand we have to take certain precautions for COVID but we are going into a year dealing with this and we need to decide as a community what safety cautions need to be taken because this is obviously the new norm. We have gyms and gyms in other complexes open and just taking the safety concerns like placing wipes in the gym. I feel like we pay for it so we should have access to it. I work overnight so accessing it in the day time especially on appointment basis is difficult for me. I was also told when I moved in that all apartments on the first floor have hard wood floors and I’m on the first floor and I didn’t have them? I was questioning on renewing my lease because of this but the neighborhood is a quiet neighborhood so that’s what made me renew but it’s definitely some lack of communications in some areas. Other than that this would be a nice place to stay .

Mold mold and more mold ! Stay away ! The plumbing constantly causes sinks n tub not to drain ! These apartments are falling apart ! They can’t keep a maintainence staff because the employees are constantly quitting because of the constant issues ! None of my issues are fixed in a timely manner or they don’t get fixed at all LIKE THE MOLD! And every time a maintainance person comes they say “idk about any other open tickets this is my first week !” ... in addition, to management not caring about their tenants they also don’t care about their employees.. I reported feeling ill DURING A PANDEMIC and they said they would report a DO NOT ENTER.. the next week the staff came and said “no one told me “! .. JUST IMAGINE IF I HAD COVID AND THEM PUTTING THEIR STAFF AT RISK FOR LACK OF COMMUNICATION ... oh and not to mention the cats!! They are everywhere and will sleep on your car and managements only solution is for YOU TO PAY EXTRA MONEY for a garage if you don’t want these cats on your cars! Save your money LOOK SOMEWHERE ELSE!

Im sorry to say that when I first moved here I thought it was going to be somewhat okay. This was my first experience in an apartment. And by far this will be my last experience. Mold was growing on my clothes bruh. It was all over the walls, ceilings, and windows. The only thing they keep in check here is the grass. They put notices out for maintenance checks, but they never come. When you tell them that maintenance never came by, they laughed... The last maintenance check was when I moved in. To be honest I should pay more attention to reviews. Cause sadly theyre right.

On their website the say $200 deposit refundable and $$75 non refundable, once you apply with a guarantor they asked the guarantor to have almost $ 80 000 in his account, I called them back to cancel my application and have my $200 back then they said is not refundable c…ks

I moved in a month ago, so I wanted to wait before leaving a review. The consultant I worked with was Alicia and she was extremely sweet, and punctual with staying on top of things during this pandemic and assisting me with my move in... My unit was overall move-in ready expect for small things like painting over a drawer in the bathroom and my balcony with pest. I’ve contacted them but no one as came out.. also near the trash compactor there’s usually trash just hanging out but it’s not really the complex fault just lazy tenants throwing it there instead of just opening the compactors door smh!! But overall it’s a decent community for the money.

Gate is slow, travel lanes are tight, directions are vague, though the buildings and units are clearly marked. The excessive, tall speed bumps are obnoxious. The apartments themselves are nice enough, but pricey from a guests perspective.

I have been here for at least 3 months. When I first moved in, everything was great. The apartment itself was one of the nicer ones I’ve seen in Conyers. The first month in the apartment was great. As the weather began to change I noticed to Air Conditioner was becoming faulty. I put in a work order to have the AC fixed. It is not just myself who lives here, I also have 3 children. The office assured me that they were working on the issue and it would be resolved. Weeks went by and my AC was still not fixed. In between this time I had to let my children stay at my parents house so they wouldn’t be hot. The office finally responded and told me this was a community wide issue and they offered me 1 fan. During this time the office began to demand that I pay rent. It’s been 2 months going on 3 and I still have no AC and I still have to take my children to my parents house to avoid the dangerous temperatures in my apartment and the complex is still demanding that I pay rent. I question how do you expect me to pay rent in an apartment that my family is clearly not able to live in. My thermostat is set to 67 degrees and it is currently 91 degrees in my apartment which forces my family and I to have to leave. Nobody should have to live in these conditions and then be forced to pay rent. I’m sure the people in the office are going home to comfortable temperatures while my family suffers. I was extremely excited to move here but now I wish I had never signed the lease. If you move here be prepared for the heat inside as well as outside because clearly nothing can be done.

Dont take care of the place. Trash is everywhere. The breeze ways never pressure washed. Around the pond is two years of old straws that holds insects bad. Broken branches laying around everywhere around the pond. I never invite friends over because of the embarrassment of the property. Lake St. James charge all this money for rent but cant clean up the outside. Its very ridiculous!!!!! My last year here.

The lady that runs the apartment do not want to talk to me. She has someone else do the talking for her which is very unprofessional and rude. They know what they doing up in there. Please do not move to these apartments. They will keep taking your bill up and up until you can no longer afford it.

MOVE HERE IF YOU WANNA PAY $959 FOR MOLD, BUGS, ETC ! I would put zero stars if possible ! I moved in my apartment January 28th & my life has been a living hell since . My carpet was leaking due to the water heater and it spread so far because they never fixed it. The wall started getting covered with mold and it was that way for about 3 weeks ! I wish I could break my lease but I cant afford it and I moved 8 hours away from home in Louisiana, this is my first time moving out at age 20 and this apartment Is making me regret everything ! The apartment was beautiful when I first saw it and the people in the office was very nice, but I have literally made one of the worst mistakes ever moving here ! I have dealt with mold, broken sink disposal that hadnt worked since Ive moved in, bugs, spiders etc ! I have been calling this office since Ive moved in this apartment it is ridiculous ! These people do not care how their residence are living ! They left my wall open in my living room for like a week and I had to hunt them down to see when it was getting fixed ! DO NOT MOVE HERE! THERE IS MILDEW EVERYWHERE, break-ins at gunpoint, cars stolen and they dont care! Theres a Maintenance man that creeps around our apartments. He came in my home and stood there staring at me, said completely inappropriate things to me and asked about the women on my pictures! I now need new locks on my door because Im afraid of him! Clarence is his name. Im not the only one thats said theres something wrong with him. The office does nothing about it! Dont do it!

I stayed here a few years back and loved living here but now the management is totally different and not for the better. They now require you to pay your rent online however they charge a convenience fee. How am I being charged a fee if its mandatory? My lease is up soon and I will not be renewing.

I recently moved in back in August, and so far, so good. Im renting a 1 bedroom with hardwood floors--slightly smaller square footage than my previous apartment. However, the appliances and light fixtures are fairly new, which is a huge plus for me, considering my former complex refused to upgrade anything.Pros:The complex is no further than 10 minutes away from the Park & Ride, so I can still take MartaSo far, the neighbors are nice, even the neighbors kids. Security is also around after hours, one guy even took my trash for me since it was dark out. I feel pretty safe.The grounds are neat and well manicuredWe are able to make rental payments online! This is a huge plus as well, considering, I am further away from my job, and will be unable to make rental payments in person.Cons:The trash compactors are broken, and the overflow near the mailboxes are a concern. I recently saw a mouse racing across the grass near my porch. Hopefully once the trash compactors are repaired, we will see less trash loving petsI didnt realize that there is a streetlight shining directly into my bedroom window. I have to use multiple layers of curtains to get a good nights rest.The gate(s) are broken; however, I have received many email updates regarding the progress, and I have already been issued a gate key. I appreciate the communication practices hereThe on-campus laundry facilities and gym are closed. Im a resident with no washer or dryer, so it is a bit challenging getting my laundry done. They are working to update both, however.Overall, its pretty good living here. Im new to the area, and I worked with Ms. Carmel and Mr. Willie, who were great to work with!EDIT: Thank you for the update! I will definitely check out the laundry option near the front office!

I moved in this resident in May 2015 and never seen so much drama. Car break-in, shooting in a gated community. Never a community watch from the office advising tenant to watch surroundings or acknowledge crime was happening. May 2016 random cars driving through a gated community shooting back and forward that was time to leave. Didnt give a 60 days notice lease ended May 31, 2016 Lakes St James want me to pay 2 months rent after lease ended. Death St James!!!!

If I could give it LESS than a one star I would gladly do so! When I first moved here, I loved it...now I absolutely hate it! The gates never work; they changed the faucets on the baths and kitchen so there is hardly any pressure and it takes longer for the water to get hot, all the whole raising water cost. AND it takes at least 4 requests to get something repaired. As of this writing we DO NOT have proper AC this after 4 requests! Everytime we need something repaired we end up having to call the coroporate office to get it done or done correctly. There is no longer an emergency number for emergencies such as heat, ac and plumbing. Ridiculous!!! We all pay good hard earned money to live here and the standards/service should be better, much better!!!!!

My experience with Lake St. James Apartments has been terrible since day one And mind you I pay my rent on time every month. I asked for an apartment with a Lakeview on the first floor with hardwood floors. I was promised what I asked for, come move-in day and I’m giving the keys to an apartment with carpet and no lake in sight. After I voiced that this was unacceptable, they move me to another apartment. This next apartment is loud because of AC units outside my window, the walls are paper thin, my icemaker, dishwasher, and garbage disposal did not work. My neighbors above me kept their dog on the balcony, and as a result feces and urine dropped continuously onto my balcony. I went to the rental office about all of this, and somethings were taking care of others were not. So fast forward now the hot water heater is not functioning properly, and I have to reset the breaker and wait two hours to get a lukewarm shower. The hot water heater is also leaking outside onto my balcony and I’m told that the focus of maintenance right now is helping people who are in apartments without air. Which I find ridiculous, here at Lake St. James we are deprived of life necessities, to include air and hot water. Meanwhile the complex are building luxurious decks to look over that dirty lake and buying exercise equipment that we do not need right now. How about re-focus on QUALITY and not QUANTITY. How about get more trash receptacles so trash isn’t falling over into the street. How about hiring more maintenance folk to help carry the workload.

They promise to spray my apartment and never did. They said it was new every thing in here it wasnt, the person that goes around and check your apartment said out his mouth said that my shower head is not up to date. They dont do arrangements payments, even though you struggling to pay rent. They went up on rent because of the lake but its in the back of the apartment. Its takes maintenance to fix a problem by a month or two. It took yall a month and some change to fix my ceiling. Yall never came to get the water out the carpet due to the ceiling. My bathroom leak took about two weeks. The mold behind the toilet all they did was spray paint on it when my fiance is allergic to mold. Rent is like u paying mortgage for a house. The screens in the windows is not a perfect fit in the windows like they are smaller then what they are really post to be. They have a tree that all yellow jackets be on the cars wen Im a allergic to them and when I open my window I had to spray the house so bugs and insects wont come in. We paying for pest control but people is spraying there homes there selve.. The shower drainage gets clogged up taking a shower. The worst apartments to live at. I dont reccomend no one to stay here. When the heater goes on it turns on the smoke alarm.

I am living in this community since last 1 year So my experience with management is - If you want to get front gate access then your phone number should be from Georgia only.My phone number was from CA so the gate software is not able to call my phone.Thats the only strange thing I saw.Everything else looks good to me.

Enjoyed my almost 2 year stay here. Property has had 3 different managers since then. Each one has been nice, to me at least. No real issues with the apartment or community. Only issues were with loud music from neighbors. I guess you cant expect everyone to have manners or be considerate though.

Worst place ever !!!! I told them about the mold in my apartment. They said it was dirt and end up just spray painted over the mold . The whole apartment smells humid n moldy ! I regret ever trusting these people . All they did is take my money . Not only that but this is the best part they have animal feces under the carpet ! I told them if they can change my carpet . One guy ended up asking to the manger . He just left me a voice mail saying I can change it myself if I would like ! These people don’t care at all ! Also I was pregnant at the time and had a toddler . No way I was staying there !!! The Wost Experience ever ! I’m really lost for words !! Id rather be put in a jail cell than live here !

I was told that a unit would be a certain price ($735) and available a certain day. I completed an application that same evening to lock in the price. Over the course of 1 week I was given different information from about 4 different people in the office regarding the approval of my application and my income verification (first they received my check stubs, then they didnt, then they did, etc.) When I was finally able to make it back to the office I was again told they didnt have my check stubs, luckily I brought hard copies. After waiting an HOUR to speak to someone (theres only 1 staff in the front lobby trying to assist about 6 people while all the other workers hide in the back office out of sight) I was told by the property manager AND assistant (Ms. Pope and Shanaine) that I could move in that week, but the specific floor plan I chose was OVER $800! I was told the lady that quoted me was a temp and that floor plan is NEVER below $800. After going back and forth about the misleading information I was given, Ms. Pope offered a smaller unit at a cheaper price, but Id have to wait an ADDITIONAL 2 WEEKS! I opted out and requested my application fee be returned. Ms. Pope took down my temporary address and said she would mail me a check for the amount of my application fee. It has been 2 WEEKS, I have called, left messages and emailed and STILL have not gotten a response about my refund! VERY UNPROFESSIONAL. Sad to say this is one of the reasons our people cant have anything.

TOO LATE FOR ME, SAVE YOURSELF...I wouldnt advise moving here.....seriously.Everything that could be unprofessional, discourteous, and frustrating that you *think* could happen trying to move into an apartment happened while dealing with Lake St. James.Because the leading office didnt contact me in a timely manner (excuses about not being able to reach me, they had 2 phoneNumbers and an email address that seemed to work perfectly fine when speaking to corporate), I had to $pay$ to stay another longer at our old complex. When speaking to -*LSJ they told us we could move in that week* .....No...I CANT because we had to pay to stay at our old place after not being contacted.We still filled out all of our paperwork and paid every dime they asked for....trying to be understanding.2 weeks laterLESS THAN 24 BEFORE OUR SET MOVE-IN DATE:*LSJ informs us I cannot move in because of a maintenance issue*2 weeks prior....they had 2 weeks since our last contact to fix this issue, or even inform me...and they STILL sent an email they day before our move to cancel on their account. Now I have to $pay$ my old complex more money, then CANCEL our movers...losing my deposit on said movers....because of them.My inner scream almost split my consciousness.That wasnt even the last or the worst of it, but Ill spare you. They LIED to us, inconvenienced us, and $ COST US $ money because of their inability to act professionally.If staff and corporate have made changes in the past week or so, Id be hopeful...but thats the only way.

Thin walls allow you to hear the neighbors upstairs and beside you, work requests are never completed, the gate stays broken and trash is everywhere. Nice area, stays clean, maintenance is always prompt. The only issues I have are with the front gates and the water and sewer bills. The gates always seem to be malfunctioning and visiting cars are constantly piggy backing which is completely unsafe. I have never lived in an apartment where Ive had to pay the sewer bill...my son and I are barely home and when we are we arent using a ton of water or flushing the toilet a million times and my bill is averaging close to $100 per month...I lived in a 3,500 sq ft house before moving here and my water bill was NEVER over $25. Call me crazy, call me cheap but the reason some people move into apartments is to save...I may as well had stayed in the house because once you add all the additional garbage, sewer, insurance and whatever other fees they can find to charge, it balances out to the same as what I was paying living in a much larger dwelling. Somethings just not right with the water/sewer.

I moved in December 2018. On my move in day I had roaches there to welcome me. They had their pest control guy come out who barely sprayed so I had to go to Walmart and buy boric acid and roach traps and raid and I STILL SEE THOSE MFs!!! I wish there was a clause in my lease that allowed move out for noisy neighbors and roaches but unfortunately I’m stuck until December 2019. I checked with other residents in my building and they’ve complained about roaches as well. If you’re thinking about moving here, proceed with caution. The complex is quiet so they would’ve gotten a 3 BUT I gave a 1 star for the roaches. I can’t!

I moved to the area in a hurry and did not have much time to find a place. The rent is reasonable, but they rack up the water and sewage prices. You also pay a monthly pest fee, but I have never seen someone actually spray for pest control. I have had to contact maintenance multiple times regarding my window seals needing repair. They have recauked the Windows, but they are now leaking water. The gates to the complex are broken a majority of the time. I do not suggest living here.

For the past 4 months, we have been complaining about someone playing basketball ball above us. We were told by the office there wasnt anything that they can do and to call the police. We have all ed the police many times about the disturbance which has been an nuisance and we are just wanting to be released from our lease at this time.

Do not live here! When I moved in a year and a half ago, the staff was terrible. Everyone always had an horrible attitude, and it takes forever to get a maintenance request fulfilled. They have changed a lot of the staff,and I cannot say it is that much better. Theyve messed up paperwork, locked me out of my online account - prohibiting me from paying my rent on time, then when I tried to pay them no one answered the phone nor was anyone in the office. I was late on rent once, and I kept getting court orders for months after I paid. When I called the court and the complex, they told me to disregard, but it didnt stop the notices. I only renewed my lease, because Im buying a house next year, and I didnt see a point in moving.Take my word for it, look elsewhere.

Ill give them a 2 for now: I am a potential resident, looking to rent a 1 bedroom. I spoke to someone last Thursday by the name of Wilma-- she was very nice, she spoke to me a bit about the complex and their availabilites, and invited me to come out to look at a few units this Saturday at 2pm.Fast forward to this afternoon, I arrived about 10 minutes late, because I had inadvertently turned into the wrong entrance, which led to the gym and not the leasing office. Anyway, I get to where Im supposed to be, and the office appeared to be empty at the moment. There was a woman with long locks shouting how can I help you from a side cubicle. I assume she mustve been too busy to come out, so I walked over to introduce myself and apologize for being late, but she didnt have much of a welcoming demeanor. She told me that there were no associates there by the name of Wilma, and she even informed me that she was way past her clocking out time, and that I could wait for the other guy if I wanted too. Somewhat rude, but ok. I helped myself to one of the floor plan brochures (youd think she wouldve offered to hand me one, but nope. She was getting off, remember?) and I sat in one of their chairs to wait.My initial enthusiasm was fastly dwindling. Not more than 5 minutes later, the guy walked in, and introduced himself as Brian and even shook my hand, unlike the first woman. He was much nicer and approachable than the woman. He too explained to me that there was no Wilma; however, he thinks I may have spoken to someone at their corporate office, which accepts their rollover calls. No problem though, he says there were no one bedrooms available for viewing, but he could show me a two-bedroom, to give me a general idea. I agreed, and we did. He also was patient enough to answer more of my questions regarding fees, and he let me know that they would have 1 bedrooms available to view next week.I agreed to visit again, but I am going to call and ask for whenever HE is available. I will adjust my rating depending on my second experience, but I advise any potential tenants to visit AFTER 2 on weekends so that SOME people can go home on time.

BEWARE: DO NOT RENT HERE. My lease is up next month and they did not give me a paper notice of what my increase is going to be, they sent an e-mail to an e-mail I have that I never check. Apparently the rule is, that you have to give a 60 day notice if you are leaving. Which is fine if you are going to give me notice ( a piece of mail, a flyer, a phone call) NOT an e-mail. Not to mention the reason we are leaving is because all they do at Lake St. James is drain all of the money out of your pocket. When I signed my lease it was for $880. Yet somehow when my rent is due every month I pay anywhere from $950-980 a month. With a 70 dollar water bill, for a two bedroom apartment, and only two people live there including myself!!!!! Please save your time and money, DO NOT RENT from these vultures!!!!

I moved here in January 2017 and the property was really nice and well kept. Now, I feel things are going downhill. The trash compactor is often broken which leads to trash overflowing and residents have nowhere to put their trash but on the ground. The gates have been broken for a few months with no letter or email stating when they’ll be back working, the car wash area is $1 but it took my change because it wasn’t working either. Nothing ever works. It’s ridiculous. Residents put their full garbage bags of trash in the mailbox trash can instead of taking it to the dumpster. It irritates me to pay my money every month for rent when the amenities you pay for are inoperable. Not sure if I’ll renew my lease next year.

Mold in the window trim and security people here are a joke then got on to me for supposedly not abiding by the stop signs and the dumb mf in the golf cart gave me the heads up to go but some guy comes knocking in my window when Im about to enter saying theyre going to kick out my parents if I do it again but yet i didnt press charges for one of yall in the golf cart hit my black 2015 Camaro I got pictures and videos of the damages also ask your team they know who it was so tell them not to act stupid & also they supposedly came to remodel our apartment ended up breaking literally the whole sink and cabinets

Lease up in two months and cant wait to leave. Be prepared for crime, pests, and incompetent leasing staff. Last year there was a shoot out and arrest late at night by my patio. A couple of weeks ago someone was murdered.I pay 950 monthly for a two bedroom apartment this includes an ever rising $50 water bill that is ridiculous each month. They are crooks that only want your money. Now they are requiring you to sign up with their internet plan so you can owe then 1000 monthly. Thank god Im leaving. Dont be fooled by the nice appearance of the apartments! This place is a hidden slum even section 8 would be better!

If you’re one of those people who like looking at reviews before going out to certain places please take this review as a warning. I was scared about moving here because of the reviews but I ignored it and now I’m stuck in this hell hole for an entire year! I have only been a resident for 4 days and I feel sick to my stomach of this place. I don’t normally write reviews like that but I want to try to save someone time and money before wasting time with these Apartments. On my move in date I was told that my apartment wouldn’t be ready AFTER I showed up to the leasing office. I still viewed the apartment to see what all needed to be done and it was literally EVERYTHING. Tubs and toilets were BLACK nothing had been cleaned, trash everywhere, paint all on the floors. And the only thing they could offer me what $31 dollars off of my move in cost which was over a thosand dollars and also offered to paint ONE of my walls 😂 these apartment charge you soooo much for soooo little. Please look else where if looking for apartments OR waste money and see for yourself what the “hype” is about like I did. You will more than likely be disappointed.P.s Management or “owner” of this complex, please don’t write on here that you are sorry and to stop by the office to voice my concerns... I’ve did that plenty of times just ask Alexis Butler that works in the rental office. I’ve been dealing with her and still not getting anywhere with my complaints.

Ive lived on the property for almost two years and as many of the reviews state it has drastically changed. When I first moved here I was delighted because a friend of mine lived here for almost 7 years and never said anything bad about the place. The apartments are HUGE and had all the amenities I loved. The problems started when Brian left (he is now back; thank God). As many have stated the trash compactors are always broken causing the property to look HORRIBLE. The gates are always broken as well. One night I was leaving to run to the store and the place was surrounded by Rockdale police. They were stopping people at the gates with huge guns looking in cars and trunks. I asked one officer what was going on and apparently there was a break in where someone was held at gun point and they were looking for the suspects. Honestly, I have never felt unsafe in the complex (until recently). I was waiting and waiting for an email regarding the incident however it never came. So if you were not out that night you did not know what happened. I also found out sometime last year (time frame could be off slightly) there was a dead body that was found in the pond. Im not sure exactly when they found the person or the cause of death BUT that was never mentioned to residents either. The pools did not open until mid June this year and me being me I was curious why they werent. I called the office and someone (a temp) told me it was because the pool had not been inspected. So, a call was made to Rockdale county to find out why the inspection wasnt done; although the employee probably shouldnt have shared with me the whole truth, she advised the apartment complex hadnt paid their annual fees and an inspection did not need to be done. Another call was made to the apartment complex and lets just say the pool was opened maybe two weeks after. I had constant issues with my toilet to the point where I had to threaten to go to corporate about the ongoing issues that were never fixed properly. I will say that the maintenance manager made it his duty to get to the root of the issue. I have heard about Creepy Clarence from my best friend who also lives in the complex (bankhead side...I live on the buckhead side is what we call it). My friend told me he had to check Clarence for wondering around his home as if he was casing the place. He told me it was really strange. Lastly, there are new tenants that live in my building who smoke weed outside, leave trash, and hangout in front of the building with their buddies. There are a lot of young children (they havent been an issue) in the complex and this is disheartening. Prior to them moving in my area was always clean and well kept. I loved the complex in the beginning it was peaceful, clean, and overall a lovely place to stay. Not anymore. I will be renewing for 6 months only because I am planning to leave the state next year; if I wasnt this would be my last year here.

LEASED HERE FOR ABOUT 2YRS. LET ME START OFF BY SAYING THE PLACE IS GREAT. I REALLY NEVER HAD TRUE PROBLEMS. MAINTENANCE FIXES ALL ISSUES WITHIN 48HRS. THE STREETS AND WALK WAYS ARE CLEANED ONCE A WEEK. NOW IT IS NEAR A LAKE AND IN THE WOODS SO YOU HAVE YOUR SHARE OF WATERBUGS. BUY YOURSELF SOME GOOD SPRAY. SPRAY IT ONCE A MONTH AND IT GREAT. FINDING A SPACE TO PARK IS NEVER AN ISSUE OR IS MY CAR BEING BROKE INTO. NOW THE GATE LOL THAT IS ALWAYS BROKE. BUT PPL TRUE TO TRIAL PPL IN AND DESTROY IT. THE COMPLEX ALWAYS FIXES IT FOR IT TO BE BROKE AGAIN A WEEK LATER DUE TO RESIDENTS. THE ONLY ADVICE I COULD GIVE SOMEBODY IS GET OFF FIRST FLOOR DUE TO BUGS. OVERALL 4 OUT OF 5. THE PRICE IS GREAT FOR WHAT YOU GET. INTERNET IS INCLUDED FOR LIKE $30 CHEAP AND NEVER BEEN SLOW. WATER BILL IS NEVER OVER $40 AND I WASH CLOTHES EVERYDAY. THE FEE TO PAY YOUR RENT ONLINE IS CRAZY. BUT HAPPY I CAN TURN IN MONEY ORDERS AGAIN. I BELIEVE IF THEY INVESTED THE MONEY IN ACTUALLY ARMED SECURITY GUARDS 24/7 AT GATE AND IN A CART TO MOVE AROUND THIS PLACE WOULD GET 5 STARS EASILY.

This is NOT a place you want to call home! We have talked to the front office and management numerous of times regarding the MOLD that keeps coming around our windows, on the floor, and there was even MOLD in the corner of my bedroom wall! They keep saying its not MOLD, but we are intelligent enough to know better! We were told that there is something wrong with the building we live in but no one is addressing the problem nor telling us what the problem is! One of the problems is they need to put new windows in! The windows are leaking and my husband called to let them know the caulking was coming off, they came and re-caulked but to this very day, the caulking never dried and is still coming off...why? Because the windows are leaking!!! I am tired of the front office telling us what we want to hear so we can go away! We are calling the board of health, the news stations and we have already consulted with an attorney. I hate having to go these routes, but sometimes you have to do whats best for your family! We pay way too much money! Its not worth the headache! Several tenants we know have moved out because of the MOLD! With that being said, we vow to make sure the situation is addressed!

Between the high turnovers with the office staff every other day and the loud obnoxious disgusting roach infected neighbors I wouldnt even recommend this place to LUCIFER himself.. We moved here back in October due to unforeseen circumstances biggest mistake ever.. Creepy maintenance guy that cant fix a damn thing. Packages are never delivered to your apartment they bring them directly to the office and then you have to play the find my package game. Save your money go elsewhere please...

I wish i could have given this place zero stars. I have traveled a lot for work and relocated to different states. My recent move was to Ga from Charlotte and this was the apt i chose. i was pressed for time and ignored all the warnings from google review. The rent is reasonable but that is the only thing going for this place. I reserved my apartment a month in advance and paid all fees in advance. Just before i was about to make my drive to ga i looked at my online reservation. Notice the apartment had been changed, move in date changed and rent agreement changed. I called and was informed my RESERVED apt would not be ready. After finally fighting back and forth with management i got my apt back and for the price agreed. Then once i get here early afternoon, (uhaul parked in front of the office) come to find out my apt is still not ready. Didnt get my key issued until after 9pm....no spare key was made smh. i have had pest issues and scheduled a visit 3x and was never visited. Finally got a visit after my 4th complaint to the office. Not to mention they charge you monthly for visits. Last complaint is not so much their fault but still gonna mention it. I have a 300lb resident above me and you can hear every step he takes around his house. Its so bad that it sound like he is in my kitchen when im bed at night. I am already anticipating a rough move out with surprising move out fees when the time comes.This is the worst experience i have ever had and i knew from day one i would not be renewing my lease. I warn any future potential residents to spend your money elsewhere. Even if you have to spend $20 more on rent somewhere else.Update 3/15/16: Property is under new management and complete new staff. Today i was contacted by management directly and was reassured any future issues would be addressed immediately. Also will be giving me a direct contact line with her personally if i have any issues that arent being addressed by the office. Cant hold my previous issues against new management so hopefully the rest of my stay changes for the better, and i can update this post with more stars.

The management is horrible. Sherry Short has a very nasty attitude and disposition. And Shanay is very high siddy and very sneaky. Its always a problem at this apartment complex. My family and I have lived in Atlanta, GA for 3 years and we never ever had a problem from the apartment complexes we have lived in. But THIS APARTMENT COMPLEX HAS BEEN THE WORST. As soon as we moved in, they promised us a whole lot of things like brand new carpet. We moved in, the carpet smelled like urine. I mean it was so deep in the carpet, you could smell it walking in the door. Let me remind you, we moved in October of 2014. We had to call corporate just for this matter to be handled. They installed brand new carpet, but now ever since they installed the brand new carpet, now we have a bad ant infestation. I mean ants are every where !!! Along with HUGE ROACHES COMING FROM OUT OF NO WHERE. Its so disgusting. Fast Forward to today, the ant infestation has become worst. Today we opened up our laundry room and AN ANT TRAIL IS EVERYWHERE, ALL THE TRASH CAN AND THE TRAIL IS COMING FROM THE BASEBOARD FROM OUTSIDE. I HATE THIS PLACE. WE RENEWED OUR LEAST FOR ONE MORE YEAR BECAUSE OF PERSONAL PERFERNCES! ONE MORE YEAR HERE AND WE ARE OUT OF HERE !!! I CANT WAIT. ....OHHH ! AND THE ENVIRONMENT IS GOING DOWN HILL. WHEN WE FIRST MOVED IN IT WAS A QUIET ENVIRONMENT. NOW THE CRIME IS GETTING WORST. A couple weeks ago, there was gun shots in the apartment complex, and the rockdale county sheriffs stay in this apartment complex because there is always something going on. A couple days before the shooting, there were 4 sheriffs in front of my apartment complex. I dont feel safe anymore. And its not worth staying here, and they have went up on the rent,, but what is the money going too !?! If your thinking about moving here, you better reconsider. Dont ignore the reviews and what you hear about this place because its the truth. One more year and we are out !!

If I could give this post a negative number, I would give it a -10. The property, as for the lawn care is well-kept, great location and rent is reasonable (besides the fluctuation of high water and sewer bill). HOWEVER, management is horrible, maintenance extremely slow to make repairs or pick up trash and you get good neighbors and you get ROTTEN neighbors. Dont waste your time here.I have been here since May/2016, everything was grand till a month ago, management completely changed their staff, then the new management moved a young family with very small children above me. From this experience, I have seen how the old staff were quick to resolve issues. The new staff, SNAILS PACE. I have confronted my neighbors about the noise (sounding like a construction zone above my head, one of the kids constantly jumping off of furniture or something and landing onto the floor very hard), to no avail. I have sent emails and contacted the manager of the property, to no avail. My neighbor even threw several soiled diapers from their balcony onto the ground, which is right in front of my balcony (so I live in the ghetto now). I confronted the neighbors, they denied it, I confronted the manager on both the noise issues and the trash, her response was I will contact them and have maintenance clean the trash. That was a week ago and the noise persists and the trash (soiled diapers) are still there. I even called the police about the noise and they suggested I contact my management office if the noise continues.And to add, there have been break-ins into several apartments, sad to say, that will happen. However, what I have never seen or experience is someone have their rims stolen from their vehicle and the car was left on bricks. There have been some car break-ins and other theft incidences.If I didnt value my credit and I didnt want my deposit back, I would be moving out this weekend, but I REFUSE to give these ppl more money, than they deserve. Once my lease is complete, I am gone, I am counting down the days (10-month lease). This has been my MOST MISERABLE experience of all my years of renting.If you stumble upon this property, KEEP LOOKING!!!!UPDATE (10/30/2016) - In response to Managements feedback!!!!I have been to the office (spoke with Andrea, Resident Manager), I have sent correspondence about the aforementioned issues to her as well, and NO RESOLVE from management. All I got were empty promises. (But let me be late on my rent, then Ill get some action or a response, only about RENT).The noise continues and at some days its so unbearable, I have resorted with the broom stick banging at my ceiling. Talking to them does absolutely NOTHING. The soiled diapers that I mentioned stayed in front of my balcony for a week and they are still throwing diapers over their balcony onto the ground, in front of my balcony.Andrea, promised me she would talk with them, NOTHING. I spoke with a maintenance person about the soiled diaper and he made mention that Andrea would send a letter out to the entire building about the noise complaints. I have yet to see any letter or minimize the level of noise and trash.And to add, on 10/27/2016, another vehicles rims were stolen and the vehicle left on bricks.At this point, the only thing I want to hear from management is, I am allowed to leave the residence/contract without being penalized with restitution, concession and early termination of my contract fees. Keep the deposit, just LET ME OUT OF MY LEASE, WITHOUT BEING PENALIZED.

I Drove All The Way There For Them To Tell Me To “Come Back On Saturday Because There Is Only One Person That Does Tours And We Have Other People Training”.
