Not what I expected. Traded my id for a set of keys to go look at place. First set didnt fit. Back to office. Saw place, smaller than I thought but would work. Waiting and keeping my fingers crossed.

I was disappointed to see all the negative reviews for Kingland, as I had a very different experience living there for 2 1/2 years. I lived in an upstairs end unit in the 1488 King Ave. complex and found the Kingland Company (part of Morgan Kingland Realty) to be straightforward to work with and responsive to maintenance issues. The apartments are older but have lots of charm, including wood floors, colorful tiled bathtubs, and lots of windows. I found this location to be safe, relatively quiet, and easy to walk to all the amenities of Grandview! I think these apartments are a great value for the location - plus, heat & water is included in your rent!

I have been with them for about 4 years now, I am surprised at all the negative reviews from some of their past tenants. It seems there may have been a management change from the past and the service has improved. They have been really responsive to maintenance calls and able to do same day plumbing requests. The apartments are humble, but in good condition. The locations are amazing with about 10-15 min walk to Grandview Ave.

Awful company. Communication is poor and they’ve straight up lied to me many times. Do not rent from here

I have lived in the apts off king for almost 5 months and I am surprised to see the negative comments. The apts are older but for the price in Grandview it’s a steal! Also, the maintenance had to come change out my hot water heater this morning and were so polite, friendly; wore masks and even put up with my crazy dog barking and growling the whole time. The managers in the office are very quick to respond to any messages I have left or questions when I call. Thanks so much and keep up the great work!

Probably the lowest level of customer service I have ever received. This is my first ever review and it’s for the sole purpose of the owner hopefully seeing this and firing the leasing agent to hire one who actually cares about his/her job. No effort. Not friendly at all. She did not care whether or not I rented from them. I was just treated like a nuisance for asking questions about apartments. And when I did ask questions I got few to no answers. She couldn’t even tell me how many sq ft her apartments were. The apartments look good online and they are competitively priced. I’m sure the owner does a fine job. With that being said, I would never rent from them.

Dont consider this realtor company, they are really really bad. They have bad maintainance, they dont even return back your security deposit even you clean your apartment.

Kingland has been a great company to rent an apartment from. It can be tough to find a good landlord and I have had some bad ones in the past so it is really nice to have a company that isnt just in it for the money. My rent is affordable, especially for a one bedroom in Grandview. Every time I have an issue it is addressed and fixed in a timely manner. The maintenance crew is awesome! I have been very happy with this company and would definitely recommend them to others.

Very noisy and old place. Very hard to sleep.

Prior to renting from kingland my wife and I rented with a very large real estate company that substantially upped the rent every year and cost a fortune for very little in a worse part of town, not to mention the windows freezing over every winter. My experience with kingland is the complete opposite of that, new windows, low cost of utilities, loyalty to renters, next day maintenance and abrupt repairmen that are contracted with the company, I seriously only ever see the same people. From HVAC, plumbers, to snow removal, they hire the same people trusted and familiar. The neighborhood is very safe, lived here for 18 months without incident and the front office is very genuine. Ive never seen a pest and there is little to no noise to speak of despite living in an apartment with others surrounding each side as well as above and below. They clean the carpets each week and the area is amazing. We love this place.

If I could comment with no stars I would. This place is absolutely horrible!!!!!!!!! We had a relative pass away in one of the apartments, it hadnt even been 12 hours and they were telling us to get his stuff out. They were rude to everyone that they called and did not have one ounce of empathy. So less than 24 hours of his passing we had to move all of his stuff out. WHO does this. And yes it was the owners who called. DO NOT rent from these people.

The worst place to live in Columbus. Please avoid them. They have zero respect to customers and I assure you that your security deposit will not be returned. They will also make you pay to replace their old apartments appliances when you get out and they will claim that you ruined them. The worst experience ever in my life. Will never live in this place again

I have lived with kingland over 3 yrs and have no issues, i am a property manager myself and they are amazing to work with!

They were great to work with. Very responsive. Any maintenance issues were taking care of within a day or two. Would have stayed with them if I didnt move out of the area

I had a terrible water bug experience. They showed zero customer service and did the absolute bare minimum. Acted like I was an inconvenience when I was finding multiple bugs a day. The lady at the front kept telling me there was nothing they could to do help the situation and even cancelled the extermination appointment after I told them I was moving out, but never informed me of it while I was still trying to stay there for my last 30 days. I asked if they could fix the screen on my door and made it worse!!! Ive dealt with the slum lords on OSU campus and this made me miss living on campus. Everyone I have talked to have said they had issues with the lady in the front! I didnt hear a single Im sorry during the inconvenience they caused me!!! I moved out after 5 months.

Only thing good about this place is the price and location. The apartments themselves.... 😷

Very poor management. Once you move in you become an inconvenience to them if you are having any type of issue. I highly recommend you do not rent with Kingland.

This place has cockroaches and they refuse to do anything about it. Do not live here. EVER.

This company is filled with disappointments.

Do not rent from them if you can avoid it. Hands-down the worst experience I have ever had with a realtor.
