I work with a property management software company called SecondKeys and it was great doing a demo for Dennis with Alexander Forrest Investments. His questions were relevant and he helped me understand exactly what his company is looking for in property management software. I think they have a very good idea of what it takes run a professional business on every level. They seem to genuinely care about their customers and tenants. I look forward to providing our powerful maintenance management software for him hopefully in the near future.

My review is of the corporate office rather than one of the properties. We are a service company who does plumbing at one of their properties. My experience is with the accounting department specifically but Id like to compliment them on their professionalism and dependability. They were very good about communicating and staying in touch with the status of payments going out. Our accounting specialist, R.C. was outstanding!

Alexander Forrest Investments is an extremely professional company. They’re goal is to provide the best service they possibly can to their clients and they do a great job at achieving that. The staff is friendly, knowledgeable, motivated, and hard working, all with the desire to go the extra mile in everything they do to provide the greatest out come for the clients.

They do not answer their own phone calls with them delegating calls to a third party answering service. Spoiler alert: They also dont have any direct contact information for the leasing companies they hire. If you have an urgent issue for your leasing manager, they dont even have a way to get in direct contact with anybody for approval, just the third party answering service that Alexander Forrest Investments doesnt even read messages from. We have now been with a broken air conditioning unit for 3 weeks with our apartment approaching 90 degrees every single day. Within the last week we have had to move and stay with relatives because the heat is so high and we have had zero direction on actions being taken to resolve these issues. I have sent over 30 follow up emails to our property manager, with every time that we reach out to our property manager, we are told that the ownership group Alexander Forrest Investments has not given them or us an update and the new air conditioning unit has not yet been approved, with it being to the point where we can no longer function daily in our apartment. Taking three weeks to approve a purchase for an issue as severe as a broken air conditioning unit during the SUMMER is unacceptable if you are a leasing company. We were told last Friday we would receive a new air conditioning unit this week, and on daily emails to our property manager has told me every day that she still has not received an update. If the property manager you hired is emailing you daily about severe issues, it is ridiculous that this company wont provide them a response. The lack of response and the escalation pathway with issues with this company is some of the worst and most unprofessional I have ever seen from a business, and is by far the worst Ive ever experienced from a housing service. I will never be recommending to anyone I know to stay with any properties owned by Alexander Forrest Investments, and I suggest that anybody reading this review do the same.

AFI is made up of an incredible group of team members. They are extremely efficient and knowledgeable in the management of multi-family assets. They always provide quality service and a quality product. It’s a pleasure working along side of them.

I have lived in one of the apartment complexes that you manage, I have requested to have a broken sidewalk at the entrance of my building to be repaired, the hand rails are not even connected anymore and the steps are sinking, i am 81 years old and dont require a handicapped apartment, but i am not the only one using this entrance, the distance from the first step to the landing is over code, i have reported this several times and get told that its been that way for a long time, It is a safety hazzard for me and for others, i have been told that no one has ever complained, i will say that my building is comprised of mostly younger people, see if you can help out a senior citizen,, hazel remagen, carriage house apartments, paragould, arkansas

I had several issues with the leasing personnel at one of their properties. Ive filed 10 complaints on the same person for several reasons. Once, for an unpleasant conversation between myself and the person on whom I filed the complaint. I called to address him texting me, a single mother, at 9:28pm on a Monday night to go to the guard shack and pick up a package. The text said they needed my package out that night because it was taking up so much space. The package was a 2 lb. box of Butter Toffee. When I called the next day this person would not let me speak. He continuously cut me off and attacked me by citing issues I had at the property I used to live at. Let me say, it was wilful termination by the property management company without penalties. This indicates it was likely by no fault of mine so it makes no sense to even bring it up. He also said hed terminate my lease whenever I was ready since I dont like it here. He said so much more than that but Id rather not rehash it. I complained another time because the same person followed my guest to my building from their parking spot in the guest parking area which, by the way, is a 2-3 minute walk from the building I live in. This happened just after midnight. If he felt my guest was on the property uninvited, the cops should have been called. Instead, he took matters into his own hands by following and questioning him without making it known who he was. My guest didnt have to tell him anything either way. Fast forward 10 minutes and I was assaulted by this same person while addressing his claims that he was threatened by my guest while following him. All the more reason not to follow him, right? There obviously was no real threat. This man pushed me, a woman, who never touched him, essentially, because he cant control his emotions. Assault of a tenant should never be tolerated. They first tried to fine me and are now trying to evict me for 3 reasons: (1) Disobeying management, (2) Inappropriate behavior of a tenant and guest, and (3) Excessive noise, being my voice, because of how loud I was when confronting him for following my guest. After everything thats transpired, I have yet to hear from anyone at Alexander Forrest. The leasing personnel was, however, contacted regarding the first matter. I know because he told me he was under the impression that Id been contacted because he had. What a terrible way to treat a tenant!

I lived in the Menser building and would like to preface this review by stating that the Menser building itself is a wonderful building to live in. Great location, great set up, wonderful views of downtown Columbia and it is up to date. Mr. Menser is also a stand up man and very kind and respectful. Where me and many other tenants ran into issues was when management was switched over in January of 2021. Alexander Forrest took over the building and came in SWINGING. Power trip to say the least. The way the property managers of this organization handled many situations was downright unprofessional and inappropriate. They claimed to be on our side but would then completely contradict that statement. They threatened with eviction and tried to financially manipulate many tenants. So many times things were not explained accurately, professionally or rationally. I really hope Mr. Menser realizes that this company is the reason his building may struggle to find tenants as more Mizzou students learn about this poor management style. Alexander Forrest needs to invest in more resources to ensure they are hiring property managers that will represent the company well. At the end of it all, they had the audacity to ask tenants to write a review-so Alexander Forrest here is my review :)I would also like to add that some of these reviews have been submitted by people who have never been under AFI management. They were asked by their college friends who intern for the company to write a review. Hence the multiple reviews within the last few weeks.

Very professional; exceeded my expectations each interaction we had. Last interaction, I spoke with a gentleman named David, and whatever theyre paying him, he deserves more. I give him a personal 5 stars.

I enjoyed the apartment I was at until I accidentally had a mishap with the app to pay rent. It told me the payment didn’t process when it actually did and I ended up paying twice. My property manager told me there was nothing they could do for me to get the money back. I tried calling their “corporate” office and found out the messages just go through an answering service. While those people were kind, no one has called me back or has any information that is remotely helpful.

I worked as a vendor for AFI at one of their properties. I enjoyed working with them. They were always fair and treated me and my family well.

Great living here they were always on it when it came to work orders or any issues with the property. The property managers are great and are all about the tenant!!

DOES NOT RESPOND TO TENANTS. Doesn’t handle anything, they always tell you they’ll have someone call you but never do. Never follow up. I live at the Enclaves in Memphis and the manager Jolynn is HORRIBLE. They pick and choose which maintenance requests they respond to. They put charges on tenants accounts that they have no rights to do, like “speeding violations” and their leases are written only to cater to the landlord, manager will straight up tell you “I can give out whatever violations I want”. Verbatim. DO NOT MOVE HERE. IF YOU SEE A COMPLEX IS MANAGED BY ALEXANDER FORREST DON’T WASTE YOUR TIME OR MONEY.

I’ve lived in a rental managed by Alexander Forrest Investments for the last 3yrs. They do a great job. The property managers and maintenance staff are great to work with. They are respectful and professional. The tenant portal is easy to use and very resourceful. The property is maintained well, clean and they are continually making upgrades meet the needs and wants their tenants.

Issues with leaks our entire stay! Our kitchen ceiling fell in and we were told on Monday we would need to wait until Thursday to have someone come out. We immediately contacted code enforcement and waiting to hear back. Yes, we still are forced to live here with mildewed carpet and multiple openings in our ceiling with a toddler.

Not a good company to work for, unless you want to make work your life. They never see the positive, only the negative. Treat their employees with disrespect and superiority. Do not create a motivational work environment. I do not, nor ever will, work for this company due to way they treat their property managers. Perhaps theres a reason for the amount of turnover.

After dealing with the staff at Bartlett Crossing, I am convinced AFI only hires the best. The staff is always friendly when I go into the office. I rent an apartment with AFI and I have had nothing but good experiences so far. My favorite part about working with them is that I pay my rent online. I dont even have to think about it and it gets done. Their online portal is easy to navigate and they make it easy to schedule maintenance requests. Very easy to get into contact with management if there are any questions I have. Great business to work with!

Listen to me...do not trust this company! My husband worked here and we went through hell. Moved around a lot. The management are plain liars and dont care about their employees whatsoever. The reviews you see here are probably fake for the most part because they push people to give them good reviews (including me). This company is untrustworthy, and crooked!! They hardly reimburse and it takes them forever. Many times you have to use your own cash to pay for stuff. Ive seen them fire people on the spot without any notice, compassion or even explanation. All they want is to make money off people. Again, please consider other options before coming here. I would never recommend this company to anyone!

Poor customer service and responsiveness to tenants needs and issues with complex issues. Don’t rent from their properties including Campus View and Campus View West in Lawrence KS. I’m sure there’s many more.They don’t answer questions in times of national emergency and when their tenants are in financial danger. Their tenants in Lawrence, KS are low income and yet require them to make timely payments when work is laying them off. This large corporation with multiple properties can afford a moratorium on one months rent while their tenants are out of work for reasons out their control. Will you have tenants risk their health to find work and if so do you have work for your tenants so that they can make timely payments? At the very least offer it one a case by case instance.

If I could give zero stars, I would. These people are absolutely horrid. I rented an apartment and the owners didnt take care of the complexes. This company bought the complexes and came in with promises of improvement. First of all they did NOT honor my lease at all. They added fees that were not listed in my lease. Secondly, I made them aware of a health hazard, and they did absolutely nothing. Thirdly, when I made the decision to not sign another lease at that property, the manager flat out did not show up for my move out inspection on the date I requested and because of my work schedule that got pushed back a whole week. Then they proceeded to charge me a whole month of rent and late fees after I had moved out. I have attempted to contact them to resolve the issue and have been unsuccessful in getting a single person to return a phone call or even email me. Poor business practice and absolute disregard for tenants or state laws. Just because it is in the lease, doesnt make it legal if it doesnt follow state laws.

I have several friends who have lived in units owned by this company and the units were horrible. Management did not make necessary repairs and rented out overpriced, moldy, infested units to college students. They are, in essence, slumlords.

The transition of the new property owners has put all the right personal into place to help assist and take care of all the issues that there tenants may have. They have been fair and have put there tenants concerns as there top priority. I’m glad that I have a chance to work with people how cares about other people.

I lived at one of their properties and never had a single issue. The place was well maintained, staff were quick to address any issue that came up. Hands down the nicest place I have ever lived at.

I have found the team at AFI to be responsive and professional. Even in the instance that things don’t go as expected they work quickly to make sure things are resolved. At all levels of the organization they are accommodating.

During my stay in one of their properties, I have never had an issue that didn’t get resolved expeditiously. There are never any lose ends and what I can say is at the end of my calls I am left confident that everything was taken care of.

I enjoyed living at their property, and enjoyed several of our managers we had while living there- Before my wife got into property management herself we got to learn there and I even was contracted to clean and turn empty units. The last few months of living there as I was turning apartments they were turning landlords more than I was units (no big deal it happens) . All of a sudden I stopped receiving pay for empty units 2 of which were large townhouse units. I accepted that I would probably never get the pay for those and then we were blessed with opportunity to move and work in property management ourselves. We accepted that we would lose a deposit because we were leaving our lease early. I cleaned the unit prior to leaving as I would the turns I got paid to clean by a checklist. When we moved I received a very large bill for “supposed” cleaning and repairs. Again I didn’t even dispute it- I still may not. I also want to state that my wife applied for their property management positions and we were told by an assistant manager that the manager refused to turn in her applications. Mind you she is now a property manager of properties exceeding over 275 units and more. I guess I’m writing this to say this- it’s been a while but I just noticed this on my credit as I attempt to repair a few things- and the betrayal is really shameful. We did a lot for our community and treated them like family. I remember times my wife got her hopes up about applying and her being told she had a great chance of getting the position only to find out that her apps weren’t getting turned in. The bill we got when leaving was around 1300 and that is really disappointing considering I shouldn’t have sent and invoice for my breached unpaid services and didn’t.As I attempt to seek to settle this, the reminders of how they tossed our whole correlations and business relations out like trash is unbearable. I honestly don’t look forward to a response on here, especially after reading these other responses it just seems like you put a number of someone else to call to divert the situation making it seem like you attempt to settle disputes in the court of public opinion

I had to call into the office to get paperwork for a transfer. The staff helped me out very quickly and send me over everything I needed that very same day

I experienced the debt collection due to this company. As I moved I changed my address and later got a call from a debt collector say I was terminated the lease early. Went back talk to the manager, she said it was cleaning up fees after I moved out instead. I totally understand that I have to pay if they have to clean. Never contact me on my email or my phone. She said it’s a big company it could not call or email everyone. As I received their email every month promotions. I guess tenants are not that important to you guys. Thanks

I have worked directly with several members of the Alexander Forrest team at the corporate office and at individual multi-family properties for over a year now. My experience has been nothing short of first class all the way around. As a resident in one of their properties I would not recommend living in them. They switch managers so often . I am on 3rd one since moving in here in October. They lied about infestations and problems that are happening. Cause of their deception I have lost all my belongings due to Bed Bugs . I have had to leave my apartment for days. I cant handle chemicals. Both my dogs have been sick since moving here, both stomach infections due to the pesticide bug sprays that was 1200 dollars in vet bills. They allow people to use these apartment as storage containers and allow dirty people to remain . The first maintenance man here was gross his apartment along with the mangers at the time was so dirty and gross I seen it when they were moving out . The maintenance man had a bed full of bed bugs . They are treating apartments constantly for them but not correctly . They are just doing bare minimum to say they try. The building is going through major plumbing and structural fixes not one permit is hanging . Elevators have broken least once a month . The elevator inspection were over due also when I moved in . Smoke detector in hallway is broken. When maintenance does do anything they dont clean up after them selves they leave it for you to clean up . They changed outlets left drywall dust all over . When they added a blind in the window left the short one they brought up that didnt fit for me to dispose of. After the bed bug treatment I came home to live ones on my floor and roaches coming out of my sink. I sent videos to them. They acted like it was no big deal. I wish they would move in here see how they like living with bugs. Thats why the mangers that left only had few clothes and blow up mattress beds caused they knew everything would be ruined from the bugs . Greg kept everything in milk cartons. I will never rent from this company again and I will try and inform any potential residents not to move here .
