I’ve lived at a few different apartments over the past few years and this has been the best experience. The maintenance guys are super quick and seem like they really care and the office staff are all so nice. They always ask me how I’m doing and seem to care about my living experience. Definitely not the newest apartments and not luxury living by any means but everything is well taken care of and you get good value for your money. Also can’t beat the pool.

LOVE The Zone! Over the last year, there has been lots of changes including staff, for the better! The newest office staff is soo nice and always gets back to me when the old team would say they would ask the manager and never contact me. They were rude and always seemed to busy to answer my questions. The manager is busy, but always gets back or has someone get back to me. Monique is the sweetest and very understanding. My apartment isnt perfect but management never told me it would be and if I ever have an issue the maintenance team is quick to respond. The new staff is polite, quick and funny! I will continue to refer my friends and anyone who ask.

Cheap price, but rates recently increased. The outside looks great, but the interior not so much. I paid a move in fee that was supposed to cover a cleaning cost, but I arrived and my room was full of hair shavings, dog hair in every drawer, and gross liquid marks on the restroom walls. Our stove and dishwasher are pretty low quality, the floorboards are all kind of loose. They havent fixed the printer and it has been 6 months since it stopped working. The gates havent worked at all in like a year, and they dont really do much about noise levels. On top of that, even when the mask policy was enforced some of the front office workers never wore one. The only good thing is the room sizes are nice, but even then everything else is kind of old/not good quality. The fire alarms are extremely sensitive and they dont really tell you with enough time in advance when they will be doing drills or inspections only a given time frame of days. My roommates and I did not renew our leases with them because it was not worth it. Theres better places out there that are cheaper.

Horrible Living experience. The room smells on the first day I moved in. The carpet in the bedroom was full of dog hairs! Thats probably the reason for the smell. Clearly last resident did not clean the carpet, neither did their crew. The building is VERY old. Its kinda old that you cant even clean it up! All the furniture are super old as well, especially for the stuff in the bathroom. The doors on the cabinet in the bathroom and kitchen is falling off. I reported for repair but I never see them showing up before I leave there. The oven was dirty the on the first day. No one bothered cleaning it up before new residents move in. The bedroom window is very old and often jammed. Also, the rent keeps going up. You pay almost 700 bucks per month although its about 500 on paper. I wont recommend any of my friends to live there.

By god the worst student housing in college station. not only is it a nightmare to live there, but also for their employees. Horizon management is extremely unprofessional, and sweeps things under the rug like nothing happened. one thing i learned from working there is that the company is all about money, and to simply not trust the team (specifically PROPERTY MANAGER and ACCOUNT MANAGER). If at all possible, STAY AWAY FROM THE ZONE, very very problematic place for college students. save your money, it is not worth the extreme rates for what that place has to offer, and go somewhere else.

I urge you, DO NOT move here. Everything seems nice and glamorous when you sign. Almost immediately after I did I started to get scammed by the office staff. My vehicle was damaged by them and 5 months later they still deny it regardless of the video evidence, and the billing cycle is incorrectly executed. They charge 2 months behind, and dont charge you individually by what YOU use. They charge by how much the entire building uses, regardless of having meters for each apartment.

Terrible place to live. Maintenance does nothing passively, needs to be requested every time. Both front gates have been broken for months, hot tub never works, usually takes days to reply to a service request. New management is terrible, doesn’t notify you a time for inspections or fire alarm drills, just shows up in a time frame of days. Interrupted me during work and my roommates during exams. Not worth the cheap price.

Dont let management fool you, the printer NEVER worksNow that I have said that, living here is honestly not that bad, is decent for the price, the maintenance requests are done quickly and the staff is friendly. I lived in a 4x2 and then in a 3x3. The kitchen is too small in the 3x3 but I guess you get what you paid for. The internet is okay and the room sizes are bigger than in other complexes. They didnt acknowledge any of my living preferences made way ahead of time so dont expect them to. Sometimes the trash piles up in the dumpster. Not a 5 star place but honestly just decent.

The living spaces and amenities are amazing, and the current staff is always willing to help and very attentive. The touring and the signing processes were simple as can be. The leasing managers are great, Josh helped me tremendously when I needed to find student living this past summer and ensured I was all set up. Any issues that come up are quickly addressed and resolved. Overall living here has been a great and positive experience.

Great place to live. Rent is very affordable compared to other apartments in the town, especially with the amenities they provide. If Ive ever had any issues, the front office staff has always been really helpful with helping me out. When I moved in, the apartment had an issue but within 10 minutes they sent a crew out to fix it. The new management has been great, especially the leasing manager Mr. Josh Pulido! I believe they are doing some awesome renovations in the clubhouse, so that will be really cool. You should definitely try this one if you are in College Station.

**First let me just say, I lived here for two years. I didnt want to leave after the first because of summer school and the hassle of finding a new apt for my last year, so I stayed.** Moving in, it was fine. It was a simple apartment complex, very basic furniture included, had to buy a mattress topper but NBD. Some things were messed up or stopped working while living there and maintenance responded rather quickly, especially when compared to other complexs maintenance staff. Office staff was okay, but knew very little sometimes when I had a question, but were pretty helpful nonetheless. It was when move out time came that got bad. First they wouldnt let me cancel my lease saying it was company policy, which I couldnt help so its fine. But then, they tried to charge me with many bogus cleaning charges saying that my roommate and I left the apartment a mess, and not big things but small minor things like dust that fell after we turned in keys they were charging us $20-$25 for. Like, how is a person supposed to clean AFTER theyve already turned in their keys. I tried explaining this and management kept turning it around and saying they arent responsible for the previous managements problems. Oh and if you read the contract, you arent responsible for minor or any issues over basic wear and tear, well that goes out the window here. Moral, make sure you have extremely detailed pictures of EVERY SINGLE ITEM when you move out, because theyll try to charge you $20 for leaving a pen in the couch and $12.50 for a fan with dust, $25 for a toilet you left cleaner than when you moved in, and many other bogus charges that add up to around $130; and youre only able to get $30 of that taken off. Ive got my final payment settled with them and wont be looking back there as a place to live again.

The grounds and amenities are fantastic! The apartments themselves are not luxury, but they don’t claim to be. We had some issues at move-in that were addressed IMMEDIATELY. This kind of responsiveness is rare today. Jackie went above and beyond to make it right and we were thrilled. Great first apartment for our son. Close to so much and if our first experience is any indication, he’ll be there awhile.

I rented an apartment from the zone for 3 years. The zone was very affordable and a relatively nice apartment. Maintenance was quick to fix problems in the apartment. They had awesome events frequently such as crawfish boils, gift card giveaways, pool parties, and free food every Friday. The zone was an amazing place to live throughout college. The office staff were so friendly. I would highly recommend these apartment to college students looking for a good experience with a nice study environment. The study rooms were almost always available for group study with expo marker and white boards. 5 stars overall.

Just okay.The biggest complaint from me would just be there leasing contracts and the way the staff handles them and the situations with them. The office staff isnt very knowledgeable about leases and contracts and tend to always say they dont know when I would ask a question. The maintenance gets there when they can and they usually do a good job but I didnt have a working microwave for 2 months and my dishwasher flooded the kitchen twice. I will say that the pool was nice and always clean and I also enjoyed the gym. However, the gym never had air conditioning so it was always 70 degrees or higher in there. Honestly, I would not renew or rent again here and I would not recommend anyone to live here just from my experiences.

Overall decent apartment, I had a little bit of cleaning to do when I moved in but nothing serious. When I signed my lease last year, it was during a promotion for Memorial Day weekend. After constantly asking about the sign up bonus, they finally gave it to me towards the end of my lease, Though it was only half of what was promised. Same thing happened to my girlfriend and my brother got nothing. The Zone has a nice pool and friendly staff and a good environment, but seem to not want to follow through their specials.

Management clearly prioritizes profit over people. When my roommate (who doesn’t speak fluent English) was diagnosed with cancer during covid, I asked management to extend his lease by a day so he could have enough time to move into his new apartment complex (which began one day after his Zone lease ended). I first spoke with Josh after repeated calls, who said he was sure there was room (this was a lie). After two weeks of no response, I asked to speak with his property manager: Jacquelyn. After an additional two weeks, I heard absolutely nothing. Every attempt at speaking with Jacquelyn over the phone was shot down, saying that she was always in “meetings.” One time I was on the phone with Cheyenne at the front desk, who finally transferred me to Jacquelyn and after I said “hello” Jacquelyn immediately hung up. I had never had a problem with the phone lines’ connection until that point. Jacquelyn was extremely unprofessional, inconsiderate, and untimely. Thankfully with the help of reaching out to a regional manager, Jessica, we agreed to have my roommate stay in my apartment room for that extra day. This whole process took one month, and I shouldn’t have needed to sacrifice my living quarters to accommodate something that management easily could’ve handled. Asking for a ONE DAY extension for a cancer patient during covid isn’t too much to ask.Another issue is that when I order a maintenance request, I am never notified via phone or email when they arrive. This was very concerning during covid, when they would arrive unannounced and my high-risk roommate was left to open the door when I wasn’t home. A simple courtesy phone call would go a long way.With all that being said, I have to give credit where credit is due. The WiFi is very fast and I was pretty satisfied with the bonus I received for resigning with the Zone for my third year. If you’re looking for a place that’s affordable, then the Zone is for you (it’s one of the cheapest places in town). However, if you’re looking for a place that values customer service, then look somewhere else.May 2021 Update:After placing a work order in to fix our washing machine, maintenance came in and “fixed it”. The machine later flooded our entire apartment. What’s more, after replacing the padding in my bedroom, they didn’t bolt down the carpet fully, leaving nails fully exposed. I’ve contacted the main office a dozen times and each time they say they’ll call me back (it’s been almost a month). Management is extremely unprofessional and untimely.

The leasing staff at the Zone was very helpful. From the first phone call to the signing of the lease, Ashley was a tremendous help. When we missed her at lunch, her gracious coworker stepped in and continued to help us until Ashleys return. Looking forward to my son having a wonderful experience living at the Zone!

Lived here for 3 years:Pros: cheap rent, only place I found under $600 (2 bedroom) that included WiFi and cable. Maintenance was pretty good, don’t think I waited more than 3 days for a service call. Bus routes were super convenient, it’s one of the first stops on the way to school so it was very rare you had to wait for another bus.Cons: your electricity bill will never be less than $60 (your half) even in October, November. The building is old with terrible insulation. Your apartment temperature will fluctuate a lot. (Yes I had blinds, blackout curtains etc, kept my AC at 76). NOISE you’ll hear all your next door neighbors conversations, if you can get it, live on the third floor, when I would visit friends on first or second the footsteps were horrible. Building would get cracks in the drywall or in the door frames. Luckily I would take pictures and notify management IMMEDIATELY and they would take care of it. However if you wait till moveout they will charge you for it. The charges added every month got annoying (billing fee, sewage fee, street fee) at the end of your lease they’ll try and charge you for cleaning, TAKE A VIDEO OF YOUR APARTMENT AT MOVE OUT. that saved me $200 in fees.

I have lived here for the past 2 years and I think that this apartment complex is one of the nicest in College Station. The staff is always very helpful and very friendly. They have many events for the residents every month and we always get free food and free stuff. The apartments are great for the price you pay. I highly recommend this place if youre new to the area.

Lived here for one year, shouldve signed on again. The other residents I met were friendly, and the staff was helpful when needed. I loved the sand volleyball court. The rooms were about average, plenty of space for a full sized bed and a chest-of-drawers. Kitchen space was plenty as well. Its an under estimated apartment honestly. You should live here

When I moved in there were things not working like our water heater, our sink was leaking, there were bugs everywhere, and the AC was not working. Maintenance would come and say things were fixed when they definitely werent. On top that you dont receive your utility bill until like 3 months later and the expected you to pay it within 10 days. You might as well live somewhere else like Park West which has everything included and its way nicer.

I never had any issues with the Zone until I moved out and they charged me a crazy amount for them to clean my room. I was charged almost $100 for just my room which was cleaned when I moved out. The fees for the cleaning was a very high amount for such small things. I was charged for a dirty restroom which I left cleaner then when I moved in. I was also charged for not having a perfectly vacuumed carpet and charger $12 for my fan not being dusted. I understand having a cleaning fee but $12 to dust my fan.... They also charged me with a not cleaned mattress which was nasty with stains when I moved in and even sent them pictures of it. I dont know how i would have had a dirty mattress when I had a mattress protector, memory foam and a mattress pad all on top of it. Moral of the story is take pictures when you move out of EVERYTHING, because they like to charge $12.50 to dust a damn fan, sorry I forgot to dust the fan.

They will charge you fees after you move out, even if everything was cleaned up correctly and better than when you moved in. On top of that they will harass you to get their money for as long as it takes to get it. It was okay place to live at, but terrible after moving out.

Maintenance has always been very timely even at 11pm for an emergency. All of the amenities are well kept and the facility is very clean. Overall great place to live.

*used a fake name so the office staff wouldn’t continue to be rude*1. They give outside subcontractors their own copy of keys to enter the apartment without any notice and do not require them to give back the keys. (I know this because it was left in my apartment) The Zone is also not required to inform you if someone enters your apartment because as the staff told me “it’s the public living room.” I did not realize it was open to whoever the staff wants to let in, especially without any notice.2. AC has been broken several times and they only do quick fixes if they come at all. One time it broke and flooded my bathroom- I called maintenance. They fixed it and then the Zone charged me for their mistake. My apartment is currently 85 degrees and my electricity bill is 100 dollars. Hmm.3. They lost my packages twice.

We’ve been here for 2 years and haven’t had any issues. Any maintenance issues are handled quickly and efficiently. The office staff is always amazing at anaswering questions or working with us when issues arise. The recent update to the amenities makes them that much more enjoyable. During the summer the pool parties have been fun and enjoyable as well, really enjoyed the foam party and winning that yeti! As I said been here for 2 years with no issues and I have no plans on leaving anytime soon!

Pay the extra $50 a month and sign somewhere else. The complex is really old... so expect their to be cracks in the foundation, chunks of wood taken out of the floor, smelly carpet, roaches, and an AC unit that freezes up constantly. The cheap rent evens out when your utility bill is never under $80, even when you turn your ac to 76 and keeps your lights off at all times. Management, office staff, and maintenance overall were very unprofessional. I wasn’t treated with respect. Requests were only answered when my parents were involved even though I was the one living here and paying the rent. Anytime we had a problem it felt like we were only being compensated to keep us quiet rather than a genuine care for how poorly we were treated upon arrival. Beware that if you ask the exterminator to come spray the apartment he will walk in at 10:00 am with a master key unannounced. 24 hour maintenance is actually not provided. I needed emergency maintenance three or four times this past year after office hours and no one ever answered the phone to come help. It seems like the only people they really care about are those they are trying to convince to sign here. Once you move in don’t expect the grass to be mowed, mailbox keys to work, doors to properly lock, or maintenance men to respond to emergencies when you put in a request. I expect to have small problems everywhere I move, no apartment complex can be perfect. But this apartment didn’t have small problems out of anyone’s control. I never felt safe here, and that’s not a problem you want to have when you’re living away from home for the first time... or in general, honestly.Here are some examples I’m referring to..•upon move in my apartment had a shattered window, kicked down doors, beer cans on the porch, dog pee on the floor, throw up substance on the counters and cabinets.•throughout the year the amenities were constantly shut down due to inconsiderate residents so don’t expect to be able to enjoy what you pay for.•in regards to not feeling safe, our apartment complex constantly reeked of weed, gun shots were fired right next to our apartment one night (no it was not just a car backfire), one of our friends cars was broken into and vandalized, the fully gated community advertised is really just a small gate that makes it harder to exit the complex, it is also constantly broken. Lastly, we found many spiders and snakes roaming around our apartment even after the exterminator came.I could give you an endless list of the amount of problems my roommates and I had but honestly I would rather not get any emails from the zone asking me to revise or remove my post. I just want to do new residents or people considering signing here a favor by telling y’all what to expect. Goodluck if you already signed, you’re going to need it.

First off...You dont even deserve a star. The bedrooms are not spacious as they advertise. What they show you is nothing what you actually move into. When we asked to look at the apt, is was not available because it was being cleaned but it was very comparable to the model. NOT . Much smallerAlso rent is not prorated. If u move in when they tell you your apartment is ready and it is the 25th, be ready to pay a full month rent and then 6 days later pay another months rent.Lesson learned. This will be a long year but we will not be renewing and I will make sure these facts are known.

I just finished my lease here, and did not renew. Maintenance is pretty bad, with several work orders being fraudulently closed after problems were not resolved. AC unit above the bathroom leaked sporadically throughout the last few months of the lease, resulting in pooling water in the bathroom. Washer and dryer were not fixed in similar fashion several times. Hot tub is so murky that you can barely see you own feet at the bottom. Rent is cheap, but this place is a dump. Dont live here if you have other options.

I used to think highly of this place when I moved in, didnt have major problems and maintenance was decent.Until maintenance came in riped open my fan in the living room and they guy lives it on the table. I get a notification saying its finished when I stand in my room seeing wires cut of where the fan should be. Eventually someone fixed it. Then for 2 months when I wasnt there am being charged for utilities that I am not there to use. (I had no roommate) I know Maintenance came in and left my fan on. (I lived alone) Before I left I unplugged everything and turned everything off. So, when I came back and found that my room light was on and so was the living room fan I was mad. I am getting charged for it and have asked managment to send me the report of when they came in so I can report it. This will be my last year here.On top of all this the internet is terrible and spotty. It has taken over 24 hours to get the wifi back up. Dont live here! Go live at Holleman Crossing if youre desperate at least they are cheaper.

Worst apartment! Please do not live here. You will only be forced to pay for non-sense fee. When I moved in, the apartment was nasty (there was poop in the toilet). I complained to the management and I was ignored. The apartment office didnt do anything to clean it and just blamed it on the cleaning service company that they hired. I couldnt move out because they do not allow tenants to break the lease. Six months after I moved out, I got a call from collection agency saying that I owe them $140 for cleaning fee. I called the Zone management and they asked me to deal with the collection agency directly because they dont have anything to do with it.So please do not live here and dont let this apartment makes money off student because they know student cant do anything but pay them. If people keep living here, they will get many more victims and you could be one of them.

Laundry machine had to be fixed several times. Also after moving out, I received no letter saying there were any damages. Then received a letter from a collection agency saying I owed money. After call the the Zone they said I had to deal with the agency it was out of their hands. If I had received the proper notice from the Zone I could have disputed anything I found was wrong on their part if that was the case. Also they do not do a walk through on moving out with you. I would highly recommend moving and cleaning out a few days early and MAKING THEM do a walk through with you. I have learned a lesson. Learn from my mistake. Search google for Texas tenants rights. There are forms you can use to help you with this process.

During renovations and a scheduled maintenance, while my room was locked i might add, my Xbox One was stolen without signs of breaking in. I double checked everywhere to make sure I did not just miss place it. It is gone and according to their policy there is nothing they can do... Someone had access to my room and STOLE something out of it while it was locked BUT ITS MY FAULT and there is nothing they can do. Makes plenty of sense.

The worst ever!!!!! dont make a contract with them. All appliances are crappy and wont work. when you submit a work order, they will show up about a week after. their appliances dont work properly and cause you a huge amount of money to pay for billing. The manager is a lire. The AC didnt work at all and they didnt do anything to fix it, I submitted 7 times work order for the washing machine during 3 months. Everything is bad. before the contract they told me the utility is usually between $ 30-50, but after six month I was paying more than $120. NO GOOD POINT WITH THIS COMPLEX. DONT WASTE YOUR MONEY!!!!! First I came there, I thought it is a good place, but after that I realized everything. The office staffs show they are helping you, but you will see they just waste your time and didnt help you and didnt add any information to you. they make you turn around yourself and waste your money in case of any problem. POOR MANAGEMENT!!!!!!!!!! I have to put a star here to submit my review, but this star is a favor from my side to them! They dont even worthy of that.

Very unprofessional...when we first moved in, my roommates and I realized that we were not being charged for utilities. After 3 months of this mistake, we went to the office and the property manager randomly told us that the Zone switched utility companies and we would be billed for those utilities 3 months after we moved out. They didnt send out any message or anything about this until we asked, but still blow up our phones for free food Fridays and send us emails to renew our leases. Maintenance is terrible. They fixed our hot water heater, after we went a week and a half with no hot water in our entire unit after winter break, left their maintenance materials in our apartment for 2 days, and left our washer disconnected as well. Dont order a lot of packages at one time, because they may lose that too in that office. Bottom line..there are cheaper places in the same area in College Station. Dont live here

*Note that there was a different manager in charged, but was replaced at the last minute by the current manager* I only took away a star because of the past manager and what I walked into. The day I moved in was awful. The apartment was nasty, things were broken, stuff not working, doors not locking, and anything else that couldve went wrong did. Again, all that was because of the previous manger. But then, all things did turn around for me. Kenzie, the current manager, did literally everything in her power to try and make it up to me. She gave me a whole months rent back onto my account, and a visa gift card. That wasnt all; she had her whole team drop everything that they were doing to come and tend to my apartment, and all of its needs. She even had maids come and clean. On top of that, she had my carpet replaced, my door repainted, and other little things that did not have to be done, but yet she still did. A month later our AC unit kept going out (this was during September, so hot hot hot), but Kenzie made sure we had a window unit, if not more than one. Kenzie really did try to be the best manager she could possibly be, but sadly a lot of people dont realize that HUMANS MAKE MISTAKES. But even if a mistake occurred, she was there trying to fix it in the best way she could. On a personal note; Kenzie was there mentally, physically, and emotionally for me when I was in a car accident. I can not express how much that meant to me, and my family. This is a great example for families who live so far away, who constantly worry about the what if this happens to my child, and I cant be there. Kenzie will be there for your child. I really did enjoy my stay here. The experience at first couldve been better, but overall I really liked it here. :)))

Btw they tow everyone that parks in the complex especially where there are plentiful amounts of parking. There are only four visitor parking spaces in the complex so if you live here don’t plan on ever having visitors over.

I lived here for a year, they lost my mail 4 times, they never shut the gate or repair it when it’s broken, and my rent was $570 but the utilities were $60 so I was paying way over $600 every month. Also there were 6 car break ins and every time they still wouldn’t fix the gate.

(We were still get charged over $90 for the utility bill when it was the apartments job to cover it since THEY broke the AC unit, and they even promised they would but didn’t)•Where you get told that the utility bill won’t be over $30 and every single month it’s been $60+?•Where no one picks up dog poop and you constantly step in it and it smells like a dog kennel 24/7?•Where you get told you’ll have 24/7 access to all the amenities but get an email 3 weeks into living there that everything will only be opened when the office is open? (check the hours!!! they are closed all day Sunday so no club house study groups on Sunday)•Where the week of finals they fix the roof? (So you get woken up early after you stayed up late studying your butt off for your finals.... I’ll admit they did give us a warning before hand about the work on the roof, but still, where am I suppose to go?)•Where the pool is constantly closed and being worked on?•Where half of your work orders DONT get fixed? (Even when you repeatedly put the same one in multiple times)•Where you get completely screwed out of money, patience, and time? (so now I’ll be stuck with two utility bills for two months, thanks to the lovely Zone... I’m with two utility bills bc I signed at a different apartment that does the month by month bill so I won’t have to pay two month after my lease is up.)If you answered yes to any of these questions, this is the place for you!I think I made my point. You don’t want to live here. It’s awful. If this place and the bottom of a shoe was the only places I could choose from to live at, I’d choose the shoe. My experience with the Zone has been pretty good. Maintenance came whenever a request was filled and the front office was always helpful. When one of our randomly assigned roommates was causing us issues, the front office worked with us to make sure our living situation was no longer compromised. Sommer, one of the managers who worked with us, went to great lengths to help us out and make sure the situation wasn’t simply being brushed under the rug. Packages were always received with no issues, water pressure is awesome, and they have a whole bunch of cool things to offer like cookouts, volleyball tournaments, free coffee and sometimes even breakfast! I’ve been here for a year now and will be renewing for the next. Would definitely recommend this place.

I moved in last year with my little sister. I knew these were student apartments, rent by the room. But I wanted my sister to be around the right crowd, with students. The Zone has a lot of things for her. The apartments are pretty. They email and text us if something is wrong, or something is going to happen, they keep us updated. I had to find an apartment by the 31st, to start work the 1st. Every other place was saying it wasn’t possible... but Sommer and Kenzie made it possible! I even got to lease the whole apartment instead of just 1 room.I saw the reviews, but I gave it a chance anyway. I can’t picture any other place being my home for 2 years. Sommer and Kenzie are very understanding. They help with literally everything.My dryer was being weird, so I put in a request and just a 2 hours later they were here fixing it.I lost my debit card and I had a bank only located in my home town so I had them freeze my account and was late with rent payment but they waived the fee. (I hadn’t had any late payments)Like I seriously love this place. &’ the staff that comes with it.Thank you.

The first day moving in they towed my car. The towing company wanted 300$. We asked the office to pay because it was an unprovoked towing. They said they would let us know the next day, but never got back to us. While we were waiting for them to help us, we were charged another 150$ for towing fees by the company that they hired.

Moved in the apartment complex almost everything was broken. With the reserved parking I think thats a joke. If we all live here just take a spot. College students are so stupid. Management sits there and talk to each other when phone on ringing. So not moving here again. Dont dont dont move here unless it is a last resort. Seriously.

WORST apartment ever. My car got broken into and they did nothing. There are constantly bugs around our apartment including multiple cockroaches that we have killed already. The complex if extremely loud and people especially if you have a ground level apartment (like me).i constantly get woken up at 2 or 3 am by people who sit in their cars and blast music so loud it wakes my roommates and I up. Also our dryer doesn’t dry and our fridge is leaking water. Both of which we have put in multiple maintaince requests for and never gotten fixed.

First and foremost let me say that I am not a disgruntled tenant that stays in The Zone. The things Im about to state are FACTS and facts only. Im not gonna get on here and throw my OPINIONS around because if I did nobody would risk even coming here. Now to start off, The Zone is one of the oldest and run down apartment complexes in College Station. All you have to do is come and take a look and then compare it to other apartment complexes in College Station. Second, DO NOT BELIEVE THE MODEL THEY SHOW YOU!! It is classic bait and switch. The model will look very comfy and homey and very clean, new and fresh, but in reality you are getting a dusty, dirty cell. The actual apartments arent near as clean and or look anything like the model. The furniture is stained. The desk in the room is broken. The front of the rack on the bottom of the stove is hanging list goes on. Then the property itself? The gate breaks CONSTANTLY( cars have been vandalized more than once), they need new a/c units, but wont replace them because they would rather have maintenance come fix it over and over. My a/c had problems 2-3 times since Ive been here and Ive only been here 6 months and yet and still I have the same unit. The maintenance man that came and fixed it the first 2 times told me flat out they needed new a/c units and various appliances all throughout the complex, but says the PM told them they couldnt afford it right now. I wont deviate on hear say so I will get back to FACTS. The Zone is charging 499$mo( although I got a deal, or THOUGHT I got a deal at 449$mo) and we were told that if we didnt lock in at that rate it rent would be going up. At that price you will get way more bang for your buck somewhere else in College Station. This complex isnt worth anywhere near 500$ or the 449 Im even paying right now. I am moving to a new complex and I was told by the Property Manager that EVEN THOUGH I AGREED TO FINISH PAYING OUT MY LEASE I would still be charged a 300 sub letting fee which made no sense. However, I got in touch with the Property Owner, and he said that they were in fact wrong. If I continued to pay my rent every month I didnt owe them ANY fees. So one of two things: Either A) They knew that and tried to beat me out of 300$, or B) They didnt know that and as a Property Manager and staff that quote, has been here for years, how dont they know the policies in which they are LEGALLY supposed to uphold? Either of those shows poor management and/or total disregard for their tenants well being. They also have a policy in which they combine the utilities with the rent, which isnt unheard of. However, for the month of December, I was gone home for the Holidays for a bit shy of a month and my roommate was gone for a good while himself. I asked why my utility bill is still the same and I was told to contact the Aggieland Utilities by the office staff and said they had no control. Rent was published to be paid on the 1st, and since I am disputing my wattage bill that THEY had the brightest of ideas to combine with rent I cant pay rent without paying the disputed utility bill. Today is SATURDAY the 4th and it has already went up from 568$ to 619$!! I have NEVER been late on rent since being here and they added a tax for taking the time TO DO WHAT THEY TOLD ME TO DO, which was contact the Aggieland Utilities and get it straight with them. Ive tried being cordial with them, but now I have to let potential customers know and be privy to the FACTS of my living situation here at the zone. As I said I am in no way mad or upset with The Zone or its employees. I am merely telling you the things that have happened and/or are happening at The Zone. I would think long and hard before coming here and after careful deliberation.....I WOULDNT!!

The Zone is alright for the money. It was $495 a month for my 3rd of a 3 bed, 3 bath apartment.When you first visit they only let you see their show apartment. Just know that the apartment you get will not be anywhere near that nice. Upon move in, I realized my apartment was very poorly maintained. The painting was messy, everything was beat up, and it was all dirty. The carpet in my room even had nails and screws in it. They obviously dont care about the quality of their buildings.Also, if you plan to sublease your apartment, they will keep your entire security deposit and make you pay a fee. It says it in the lease (I missed that when signing).All in all, its a very mediocre place to live. I would not lease with them again.P.S. As always, you should do your walk-through with management. Dont take no for an answer. I did everything Texas leasing law states regarding security deposits, was present for the walk-through, and got my whole security deposit back. (According to some of the other reviews, this is not always the case.)

This is the most unprofessional apartment complex I have ever had the displeasure of staying at. We had maintenance problems from the day we moved in that were never fixed. I am getting billed for a payment that I made 6 months ago. Apartments are small, carpet is old, and everything is white like a solitary confinement room. Wouldnt recommend living here to my worst enemy.

Terrible place to Live, maintaince sucks and steals... Some fat girl named Lauren at the front office is a bad rep the property manager there is just a retard. We made a deal they called me a liar and put a skip out on my credit over a keycard for a gate that never worked and was always open that they lost!!!! Dont live here seriously unless you wanna pay an extra 40 a month to park in reserve parking or otherwise park and walk across the complex bc the parking lot and parking scheme are terrible... Also make sure you view your apartment first bc almost everything was broken in ours and/or scratched to crap

I live here currently and the staff is terrible. My work orders never get filled unless I call several times and get mad at them. When my 2 other roommates and I moved in there were several things wrong/broken in our unit that took weeks of waiting to fix. I would never recommend living here.
