I love love love it here! Everyone is so nice and so far Allison is my favorite office personnel. She is super funny and sweet! Also Sarah who works mornings, they both have helped me transition into this apartment and I’m loving it here. Great place to rent and great prices!

Im renting a nice, large one bedroom apartment space for a fairly reasonable price. I get a lot of space for myself. The maintenance crew is very polite and responsive. The internet is free and is extremely consistent. Its also 3x faster than any other internet Ive ever had which honestly shocked me. The location is very convenient being 3 minutes from Walmart, 4 minutes from Kroger and the Asian store, 5 minutes from HEB, and 12 minutes from the vet school.When I moved in, my apartment A.C. wasnt working, something I would have thought would have been checked and fixed before moving in. I talked to a few other tenants upon moving in and found out that it wasnt exactly a rare occurrence on that day. At least two other people also had broken A.C. units that had to be repaired on move in day.The washing machines they have currently take two-three times as long and cost the same amount as the washeteria thats less than a two minute walk away. Its also extremely inconvenient to use theirs since you have to bring cash to their office and charge a specific card that you also have to buy from them. Worst of all, they put up a gate on the side of the complex thats closest to another washeteria to prevent people from easily going to a different one. Its nothing short of a scam.Pet tax, rent, and water are all pretty consistent for the most part although the water bill is two months behind which is rather annoying. There also seems to be a biweekly problem where the water gets shut off without warning for several hours. In the first two months of me living in the apartment I went to use the restroom only to discover that the water was off so I couldnt wash my hands. This led to me sitting around not touching anything for an hour until the water came back on so I could wash my hands. This has happened multiple times. Additionally, weve been two weeks without hot water and the only time I got any information about what was going on or when a new water heater was coming in was when I called them. Their communication skills leave something to be desired.Each and everyone of my next door neighbours either smokes cigarettes or weed or is frequently visited by someone who does. I would have liked to have known this before moving in. I cant open the windows because it almost always reeks of some type of smoke. Even if I keep the windows closed, the smell drifts in from some crack or corner. I can always tell when my neighbours have had a rough day depending on how strong the smell from the kitchen is. Ive taken to burning candles on the daily just to rid myself of the stench for a short time.The neighbourhood is always loud. Different people are always blaring music from their cars. I can handle the dogs barking or the children screaming since its done in the daytime and only lasts for an hour or two at most, but Im sick and tired of always hearing someones bass booming throughout the complex for hours on end when Im trying to study or focus.Never before have I had to file a work order every single month in an apartment before. Its honestly jaw-dropping how many issues I keep finding that I took for granted at other apartment complexes. This place is an embarrassment.

They make you pay online so they can charge you an additional $30-45 to pay your rent, there is no option to pay otherwise. If your bill comes in late you must pay the additional charges, if they add something to your bill late after youve already paid it, you will have to pay a late fee and the same $30-45 online payment fee. They nickel and dime you at every corner. The old property manager was rude (Mrs Green) she was annoyed everytime you would come in. The new property managers will do everything they can to get you to sign another year lease. DO NOT SIGN A . YEAR LEASE AND THINK YOU CAN SUBLET, IT NEVER WORKS OUT AND THEY WILL TELL YOU IT IS EASY BUT IT IS NOT. There are many other properties that are cheaper or the same price with better apartments.

My experience with these apartments is they are working very hard to update their amenities. The staff in the front office is amazing, and will do whatever they can to help you get into an apartment. Very reasonable and caring.
I should have believed the bad reviews and looked elsewhere. The make ready on my apartment wasn’t done i had a list of things for them to fix when i turned in the checklist. Then my first month here everyday straight the maintenance guys had to come fix my air conditioner. The maintenance team is not so honest either they give you a temporary fix to shut you up then the next day the same problem. I just don’t think I’ll be renewing and I’m only a month in a half in and ready to go. It’s horrible here! If you can find better please do it. The ladies in the office seem nice but i just don’t think that the headache is worth it.UPDATE:Here it is August and I’m now 5 months in and there is more trouble with this Apartment complex. I’m being charged $90.00 for freakin WATER the only thing Lisa could tell me is I’m being charged 20 something dollars by the person in my home (me and 3 kids). SCAM! Then i am speaking with her about the water she gives me a $100 concession. I go to the office to sign the form she then waits until i leave to put a note on the form “to fix move in problems”. YOU CANT FIX MOVE IN PROBLEMS, that’s supposed to be done before i moved in!!!!! I’ve had mold in the apartment and a nasty air conditioner filter that has not been changed since NOVEMBER 2019. These people are pure frauds and disappointments. I’m ready to go nowwwww if i could i would. I hope they don’t fix their mouths to ask for a renewal from me. I’m sending a email now,December, and February that i am moving. I don’t now how they are sleeping at night.
Im an employee here and I absolutely love it! The residents are so nice and the staff really cares about the residents. Ive worked for many companies including Asset before. I must say that I am most impressed with their management and competitive pay. If you are looking for a place to work, then I would definitely recommend Pepper Tree Apartments and/or Asset Plus Companies for employment!

Would not recommend this place. My place got broken into & they told me there’s nothing they could really do but hounded me about paying rent. I moved here in feb 2019 and was told to pay only $635 on rent And my separate electric bill. Now I’m getting billed for water and also have to pay $723 in rent. Y’all need to break down things completely before having people sign leases that they can’t get out of.
Location is great and in a nice quiet area! The staff was friendly and josh at the front was very nice and helpful to me. It’s a very nice giving complex and has everything you need, would highly recommend to take a look at!
Ill be brief here: This place isnt fancy. But if you are considering these apartments right now, you arent looking for fancy, you are looking for functional. I gave this apartment five stars because it did the following for me:1. Its probably the most affordable non-studio 1 bedroom apartment in college station, and can be afforded on a Grad Students budget. The living room is big enough to have several people over at once. They are offering a student discount for $100 deposit and a $675 rent. Fees run $25 a month, water $30-40, and electric $45-100. I keep my apartment at 70 and have a powerful computer running.2. The management team (either the old or new one) wont bother you unless you are causing a problem, and have been nice otherwise. They have been responsive with maintenance for more serious issues with incredible speed.3. While the windows are thin, the walls are surprisingly soundproofed. If youre hearing things from another apartment theres probably a small war going on in there.4. I dont get the sensation Im going to be shot in this neighborhood.5. Its close to the new HEB, a vet, Walmart, a dentist, and I give myself about 15 minutes to get to campus if it isnt rush hour.If youre a student who isnt looking for fancy and is looking to live on their own with plenty of space at an affordable price, you should probably come by and give these apartments a tour.
Ive lived here at Pepper Tree for three years now and its been great! The new office staff /management are wonderful!! The best theyve had by far.. They are very helpful, polite and have answered any questions Ive had and fixed any problems promptly.I would definitely recommend this place! Tomeka Calvin
UPDATE * very unprofessional but I’ve been keeping tabs of their “service” as well, WORST PLACE to ever live and I swear I wouldn’t recommend this place to anyone ! Staff is rude And VERY unprofessional, also something new breaks EVERYDAY . The paint is so cheap and everything they put in the apartment is cheap . Something is always falling apart Everyday . Mostly everything is plastic and they make it look expensive when it’s not . Horrible place to live . Also they get a new manager like every other week because they are out of order . And these people are VERY unethical in many ways . And they say they want to talk to you about your issues but in reality they don’t care and they throw slugs when you enter their office . So before anyone tries to move here look elsewhere and read the reviews because I had .
This is the worst place to live. They dont tell you when things are changed. I cant pay my rent early anymore. Only on the first. But that is IMPOSSIBLE to do! You get a message that says Your current settings do not allow you to make a payment online. Contact the leasing office. Well when you try to contact the leasing office to get it fixed they say there is nothing they can do for you. The current office workers are untrained and uneducated. Do NOT live here if you can help it.

I lived here for two years, current management is nice and friendly! The apartments are older and quiet, however you cant beat the price.
I rated this property in December 2018 with 5 starts. The apartments themselves are nice & have free wifi & cable, but no bark park or in unit laundry yet they’re charging close if not the same amount as the ones that do. Most of us here have dogs which means more laundry due to drool. Pet owners know what I mean! I should have paid closer attention. Although they have made improvements to the look of the property & maintenance is spot on, they have yet to address the drugs & rising crime in our complex. This is my second year here & if things don’t change by end of my lease, I will be leaving. I can pay the same price somewhere else that offers more & I won’t have to come home from work to police activity so close to my front door!

This is the WORST apartment complex to live in. The management is horrible! They never return your calls or follow through on anything. Today is the 4th day I have not had hot water and Ive yet to hear from maintenance or management although leaving several messages and paid my rent and water on time. When I first moved in here...they claimed to have cleaned the apartment but when I got the keys there was crap floating in the toilet and the walls behind the toilet were black. There is also a broken gutter above my apartment that they refuse to fix and its like a waterfall in front of my door. When it rains I cant get out my door without getting soaked. Ive reported that this at least 6 times and still no response! I moved because I had no choice and needed a 2 bedroom right away to move in my sick mom but ABSOLUTELY WILL NOT renew my lease. DONT BE FOOLED BY THE PICTURE ON THE WEBSITE...this place is nothing like that. Take it from someone who is currently living here. DO NOT MOVE HERE! It will be the worst move you ever make...it sure has been mine and Ive only been here for 2 months!

Old management was a problem, but since new management has stepped in things have been taken care of and it has made living here easy! Management says she’ll do something and does it happily!
Very rude staff, Apartment always has something wrong with it . Can’t enjoy yourself without being harassed or watched by staff makes you feel uncomfortable . I wouldn’t recommend this residence to anyone . My friend should have looked at the reviews before moving in .

After all of the management teams that have come in and out of pepper tree i have to say that this current management team is by far the rudest. The head management Shayla has the WORST attitude and she does not know how to speak to a person. She is someone i would not like to work with or for in the future. I barely want to call up to the front about the MOLD issue!!! Don’t get mad at me about constantly calling about the mold. Do something about it !!! She is very unprofessional and the rest of the management team is careless.

I just got bamboozled by this apartment complex. My lease ends on January 8th. They told me I had to come in and sign paperwork and not once did they tell me I had to do it 60 days before the lease ends. When I go into to sign the papers they tell me I have to pay for 2 months rent from this day and there’s no way I can get out of it. I would recommend this place to absolutely no one. Now I’m stuck paying two leases. They had no sympathy and said I should have re-read the contract. Worst service I’ve ever had and trying to screw people out of their hard earned money.
Wish I could give this place 0 stars. Crappiest management Ive ever dealt with by far!! They cant keep employees so theres new people in the office everytime I go in. Management will tell you one thing and then use it against you later and wont hold themselves accountable. They will charge you for everything!! And then lose record of you security deposit so that you have to pay out of pocket!! They take 2+ weeks to do the walk through so you wont know you owe $500 until the dead line for the payment is almost due. There was nicotine running down the walls in the kitchen and bathroom due to steam and my agreed rent went up every single month. The apartment and area itself wouldnt be so bad if management wasnt so TERRIBLE. I would not recommend this place to anyone!!
Hate this place my apartment has mold. They never fix anything here!! I wish I would have never came here. :/ dont believe anything they tell u its all a lie, and the cops are here often. Its been 4 times last week for drug issues and people fighting. Its no place to raise kids!
I disregarded the reviews and took a chance on this. I arrived my move in day and none of my paperwork had been done, the apartment was not ready and the next 2 hours where very chaotic.My first day I put in a service request online and in person for my non-functioning smoke detectors be fixed and to have the ceiling repaired in a bathroom. Two weeks later I have a flooded bathroom from the leak in the ceiling and still no working smoke detectors. I put in another service request after seeing my first one is marked as completed. I was also charged $2.50 for the original service request that was never completed. I am very disappointed and upset with my choice to move in here.

I NEVER read reviews because i feel like the review is someones emotional opinion at a time when they feel like theyve been wronged ! However since im currently apartment hunting ive come across some pretty foul reviews on places and i know 1st hand that a review is meerly an opinion! Case and point: Ive lived here since 2012 and the ONLY issue i have with them is that they are too damn expensive now! Im paying $900 for 1br/1ba!! Im in what they call an upgraded unit. If i call the office they respond pretty immediately. In all fairness Ive only had to call like 2xs in nearly the 5yrs Ive lived here because everything is on point!! Not a single bug. Not a single leak!! Infact the little Hispanic dude who has been working maintenance since ive been her is very kind. If he sees me out on the property he always asks if everything is ok or do I need anything! The African American housekeeper is just as pleasant as she wanna be as well!! Rick is the main dude in the office...super cool!! Hes honest respectful professional and consistent. Now i cant say that about the Hispanic heavyset leasing agent lady whos in there. Shes fairly new and i dont know her but the very first and only time we had an interaction she made it her business to disclose personal information about another tenant who happen to be a colleague as well!! That left a nasty taste in my mouth and 1st impressions are truly everything! Figured if she did it to her then anybody could get it ...including me! No issues with parking. Ive always felt safe (but i keep my pistol on deck so that helps too)!! Its convenient. No issues at all with noise either!! I would recommend the upgraded units to ANYONE as a whole. The ONLY reason Im not renewing my lease and gave 4 instead of 5 stars is because of the price!! I will consider myself blessed to find another property in college station that has shown me the love that Peppertree has!!!
Peppertree was one of the few complexes offering a short-term lease (six months), which we needed as we were relocating to a new position in and with the City of College Station. They responded timely to requests for maintenance, accommodated special requests (extra plants), and allowed me to add my daughter to the lease when she also later relocated to attend Blinn College. The office staff was always responsive and friendly. I did not have the problems other posters reported with maintenance. While it is an older complex, it is well-kept, the common areas are maintained in good repair, they try to ensure orderliness in the complex and attend to landscaping and try to add amenities of value, such as complex-wide wi-fi included in the base rent. Additionally, while there certainly are students in the complex, there are also families and young working professionals; we were never bothered by loud parties on the weekends or the like.
Pool is unavailable. Work out facility is falling apart. Told us we had 3 days to fix our blinds, a week later still havent come to fix it. I wish they held themselves to the same standard they hold their tenants. :)
