Machine Flats! Responsive and respectful leasing company. I have not had any issues with them servicing light bulbs, changing filters, or anything else. Machine Flats is a part of their portfolio and is a GEM! If your looking to get a new place Machine Flats is nice!

Their staff is quick to respond and extremely friendly! Their maintenance staff take each problem seriously and are quick to respond and clean up after themselves. The best part for me is location and price. Only affordable apartment I could find that is still walking distance to all my favorite OTR spots.

Current resident, very nice residents however poor management. they do not return back your calls until you record multiple messages for them over many days!! I requested to place a door peephole ( in all my previous homes this was approved immediately!) it took them 1 week to reply to me with a big NO!!!today the alarm went off suddenly then stops multiple time. I evacuated immediately to find nobody outside!!. I return back tried to contact the management to find any answers.. again maybe they will respond to me in a week, If I are looking to affordable, nice and clean, modern, safe, with good management.. I do not think that this place fits you!!!

If I could give negative stars I would! The reviews from Chris Frutkin, Jennifer Frutkin, and CF are the owners leaving their own reviews on their own company!! DO NOT TRUST the good reviews!! This company is purely only out for your money. They bully their tenants, they will also retaliate when reporting major health and building issues (which is illegal), and they will fail to make proper fixes. They will also raise your rent every chance they get as one reviewer stated.I am a current tenant at the Guildhaus. The health department and building inspectors are constantly called on the Guildhaus. We’ve even had bats multiple times in our building! City Center Properties have yet to take care of issues the city has required from them! We’ve been living with mold since we have moved in and they give maintenance the bare minimum to fix issues, if they even fix the issues at all. They’re great at ignoring major problems because they refuse to pay for them. If you want to be constantly sick, develop major health problems (including cancer) while living in their units, and like having your personal property damaged; then the Guildhaus is the place to live (I say this very sarcastically).They have zero security regarding the building even though they claim that the building and parking lot are secure. They are neither! Myself and other tenants in the past have been harassed multiple times by the homeless in the area. I’ve had people break in our vehicles more than 4 times and our own unit entered by their staff illegally, people from tunnel tours open our door and walk in, along with random individuals who don’t belong in the building. Our unit flooded more than 15 times damaging electronics, area rugs, furniture, and other items. They take zero responsibly for anything that happens. Avoid putting your health and safety at risk and save your money! If it looks too good to be true, it is!! DO NOT RENT from City Center Properties!! Research the owner. He’s not a good person as John Wakeland, the other reviewer claims.

Great company - well managed and nice people.

They raise rent at every opportunity and do the absolute minimum to maintain their properties. I live in one... Greedy and unresponsive.
