Just renewed our lease with Lipe Property Co. We have been impressed with them from day one! They are the most responsive landlord we have ever worked with and always respond to maintenance requests quickly, a lot of time they respond within the same day if its an easy fix. One Saturday over the summer our kitchen sink was backed up and Susan Lipe came out to our unit on a Saturday night, hired an emergency plumber and stayed to ensure everything was resolved ASAP. This is a level of service that I have not seen with other landlords in the city.

We’ve been tenants in a Lipe property for over 10 years now! This is the 2nd Lipe property we’ve lived in. We wouldn’t still be tenants if the properties and services weren’t exceptional! Great staff, modern spaces with unique floor plans, and great locations! They make it easy to submit work orders through their portal which keeps track of everything and making payments is easy because it’s automated. They make sure inspections are done routinely to ensure everything is in working order and timely notifications are sent to inform tenants of the inspections. Great places to live in the city!

Derek is a great access to Lipe and from our experience he represents the company extremely well.He replies promptly and resolves issues at hand.This is something that is highly appreciated from tenants.

Me and my family has lived at the apartment building for 2 years and 5 months and our experience has been very safe, pleasant clean. There were only a couple repairs needed and all were addressed in an impressive timely manner. Highly recommended.

Ive rented with a few different property companies while living in Chicago, and Lipe has been the best by far! I love our building and our apartment is spacious, updated, and in a great location. Whenever weve had a simple request or a maintenance issue, management has been responsive and helpful. When we had a dishwasher leak, the property manager Derek Luttrell came over right away and was able to get someone to fix the issue asap. He even ran out to buy us more paper towels to replace what the maintenance tech used, and made sure everything was fixed and done properly. Ive loved living in a Lipe building and cant recommend them enough!

Ive lived at a Lipe property for two years and just extended for a third. The quality of the buildings/units brought us in and the staff (owners/PMs/Maint team) has kept us here. They are way ahead of their competition with an insanely easy to use online portal for contracts, maintenance requests etc. On top of all of this weve spent a considerable amount of time at home throughout COVID. They have been spot on in updates to tenants in addition to expanding the cleaning service of common areas. Hands down the best renting experience Ive had in years!

Edit: Beware of the few 5 star reviews, they are NOT tenants, 1 is a fellow real estate developer and the other owned one of the properties 1250 Paulina. Any real tenants would NOT recommend Lipe.DO NOT sign a lease with Lipe. 0 stars. In 10 years of renting places, never had a problem till I signed with Lipe. Worse decision ever. Nightmare from the start. Place is super cheap, walls paper thin, windows also cheap--you will hear everything outside and also inside from your neighbors. The roof also leaked a bunch. Elevator constantly not working. Packages always got stolen from mine and other tenants units because there is no way for the mail deliverers to get in. I complained multiple times to manager and nothing was ever done to prevent frequent package stealing. The manager Laura was hard to reach and lived far away, and then she left and we were without a manager for a while. Susan and Steve Lipe will nickle and dime you to the grave. Never once did they do any maintenance on our place without sending us the entire bill. They even tried to charge us for air duct cleaning--which isnt recommended more than once every 5 years if at all--meaning they wanted us to pay for 5 years worth of their tenants--we had only resided at our place for a few months! Mind you this is amidst Covid-19 pandemic and they are trying to bring workers into our home. I wondered when I moved in why the place wasnt totally clean, and after moving out I know why---Lipe turns the place over within hours and has the outgoing tenant pay for the place to be move in ready. I hired a cleaner who told me Mr Lipe repeatedly entered the unit yelling at him to make the place move in ready. Mr Lipe even brought in a ladder and was asking my tenant to clean out the air ducts. These are all maintenance wear/tear that the landlord by law should be paying someone to do. Mr Lipe told my cleaner he didnt want to paint the walls so my cleaner should clean the walls too. Clearly Lipe was just so money hungry to turnover unit the next day, they just asked my cleaner to get everything ready. So gross! I understand cleaning the place like we found it, but landlords are responsible for normal wear/tear, paint, making it move in ready. Just hours later they had someone move in. Theyre not sending receipts of alleged charges they are deducting from our security deposit. In 10 years of renting I have never not received a security deposit in full, place was left better than when we moved in... All the while Susan and Steve are sending their kids to boarding school, really class act slum lords!

First negative renting experience was with Lipe and I highly recommend avoiding renting with them. Renters in Chicago should be wary of the red flag of Lipe requiring security deposit—virtually no Chicago rental companies do this anymore, instead will do a smaller non refundable move in fee. Currently there’s no manager—owners Susan and Steve have been playing this role (albeit horribly). Impossible to reach for things like move out/in coordination, lock out, maintenance, etc. When I asked why we didn’t have a manager, owner Susan stated rather rudely it’s because “they can’t afford to hire anybody during covid”—well they forced us to pay rent as a direct deposit drawn out to them the 1st of every month, so they absolutely are still getting rent money. Have no fear they’re still sending their kids to boarding school and toting around their properties in luxury vehicles. Also the issue below about packages being stolen is true, constantly being left outside on busy curb because there’s no way for the carriers to get in. This ongoing issue has been brought up a lot but never fixed. I don’t think the Lipes care about anything other than your monthly check (which they will withdraw directly like clockwork) Additionally properties are overpriced and low quality. Constantly heard my neighbors on one side fighting and the other side playing music. Would highly recommend renter consider companies like Bozzutto or 1601 W Division LLC—my friends at those places are very happy. Steve and Susan should find a new hobby!

I don’t even have words for how bad this company is. They have no intention of giving your huge security deposit back. They have the new tenants move in the same day you leave! If you live here be prepared to the most unpleasant and stressful living situation.

My experience with this company has been phenomenal. We had one issue with our apartment regarding a bathroom shower head not turning on. We called Laura right away and she was there less than 30 minutes later to see what the problem was and explained how to use it (there was no issue with it, we just werent sure how to turn it on). Ive never been so happy with a living situation. Great company. So pleased and worth it.

I rented an apartment with them for 4 years, always fixed an issues with the apartment by my self, because it took forever to wait until they stop by, took them 4 years to fix a wall leak( every time after rain walls was wet). Never complain, and after that this people did not returned my deposit. They made some BS stories about me leaving apartment in bad condition... I painted all walls, cleaned whole apartment. This company suck, the owner did not even have a balls to call me about BS with deposit, but hired some management company that never respond on my phone calls. Steve i hope you read this review, and feel bad for what you did. 1621 s carpenter st unit 203.
