My roommate and I applied to live at Belmont Heights and had some complications with legal documents moving in (our fault). Courtney was absolutely awesome! She was very patient and knowledgeable and we owe her big time! We are excited to join the community! Thanks Courtney!
Ben Wilson and his “team” are rude and unable to complete the simplest task of processing payments on multiple homes in one neighborhood correctly. Aren’t you a management company?? They constantly blame the customer. Twelve years of living in a neighborhood and when they switch systems they blame you the customer. Phone calls don’t get returned until your husband gets involved with Ben and then he doesn’t call he emails. They are worthless and rude! Other issues include asking about services they have emailed about and getting no response. I don’t believe there is a competent person in that office!
Absolutely switch and bait. Team member Courtney gave us verbal, written and photo confirmation multiple times for the unit we would receive. When arriving from out of state we were given a completely different unit that was in much need of repair. Courtney never responded to our phone calls after selling us the unit. When arriving to the unit, we found several swaps nests, a broken refrigerator, mold and mildew, rust on appliances, no shower door and several other destroyed items. When we asked the Nest Property Management about the mold and pest issue they stated it was an issue the owner of the property handles and they have no information on if it would be fixed. This management group does not manage.
Utilized them for an out of state move and everyone has been so incredibly helpful and happy. I love that I have both a digital component and a phone number to call where happy people answer! Truly a dream! Highly recommend them! I’ll keep y’all posted once I move down and extended service updates! But I am confident they will exceed my expectations.
Incredibly accommodating staff. I had to work my move from overseas and the Nest team made everything so simple. They have been so professional and gone above and beyond. I cannot recommend Nest enough for your next rental. Consummate professionals and service with a smile. Truly, thank you Nest Property Management!!!

Absolutely predatory. They will come into your home unannounced, harass you into leaving so they can raise the rent. They spent weeks cutting off our electricity and water until we finally left. Their lease is absolutely absurd, listing requirements for how fast you should do the dishes, refusing to handle incorrect charges... their basic disrespect for tenants is hopefully what causes the end of the company.
My wife and I moved up here and rented with Adam from Nest Property Management. About a month in I realized my wife was not happy and missed home. She wanted to move out way before our lease ended. Adam with Nest Property Management was so helpful and fast with communication and helping us get out of the lease. We were out within 2 weeks!! I cannot say enough great things about Nest Property Management. If you are looking to rent in Charlottesville and you have an opportunity to rent from a Property Management company then you must choose Nest and ask for Adam. AMAZING experience and such helpful staff!!Thank you so much Nest!!
Absolutely terrible. Worst experience I’ve ever had with a property management company. All three staff members I had regular contact with were incompetent and at times dishonest. On more than one occasion they mismanaged the property, then made embarrassing excuses for their errors in order to avoid admission of wrongdoing, and then finally hit me with the bill for their mistakes. Google needs a rating lower than one star.
Worst management company ever. Nests reputation is being downgraded rapidly with Ben Wilson in charge of its management branch. Ben Wilson is totally incompetent, hes rude to customers, fails to return calls, continually states that the accounting errors are all software glitches, and while hes telling you this he states that he has far too many customers to pay attention to just one. Watch your money. Do not give them access to automatic withdrawal from checking as his software glitch amounted to one of our owners ending up with over $2500 credit on their account, as semi annual fees were being deducted monthly. Others were over-billed, or not billed at all. Any request for action will take at least 2-4 months to complete. Even maintenance issues are not addressed. For example, a request for clean up after a storm was never done, so after 10 days and us doing it internally, we asked why, the answer was well, I tossed some branches out of one of the roads. He does really enjoy snow plowing though, you will get a ton of emails about snowplowing (Im assuming he gets a kick back on that). Ben will argue with the entity actually paying for services and will continue to argue when 7 people tell him he is wrong and that he failed to do the required action. The only time Ben actually responded to my requests were when he failed to file documentation required by the state, and when his actions were available for review to others so he would have exposure. We have a long, long list of problems with Nests management of our HOA. And, when attempting to remedy some matters, his response to we may have to contact your superior, is the answer go ahead. After an attempt to contact Jonathan Kauffman to talk to him about our issues, Mr. Kauffman failed to answer our correspondence. I will tell anyone and everyone I know that Nest, with Ben Wilson at the helm, is the worst management company around.
After over 20 years of living in my own home, I never imagined I would find comfort and convenience in renting, again. The Nest Property Management team helped make my transition seamless, and has continued to surprise me with their top notch service!
Cancelled appointment minutes before. Didnt follow up. Ignored messages, calls and voicemails. Seriously unimpressed.
Beware! These people will tell you whatever you want to get you to sign a lease. Once you are in and settled, then the terms begin to change...
