This is a 3-person company, I rented a townhome from them last year, after moved in, I filed 2 repair tickets, some of them are plumbing issues, others are for lights, blinds etc. they never contacted me back nor anyone came to fix anything, until a few weeks later, I emailed them back to ask why no one came to fix my request, Alan called me back, he states they have too many turn overs, so they don’t have time to fix my issue. and also he tried to convince me to fix those bad blinds by my own. I’m sorry, is that the reason for not coming to fix my request, even plumbing issues? finally they came to fix plumbing issue, but still ignore other items in the ticket. I was trying to email him again regarding the other items, instead of fixing the problem, he tried to find violation of lease in my email, fortunately I did not violate lease at all. but this is how they treat your repair request, the lights issue still not fixed until I moved out a year later, two blinds fell down by itself, I asked the repairing guy to replace it when he came to fix plumbing issue. later then I even had to replace other bad blinds by my own. what a bad company they’re, they even don’t take the responsibility they’re supposed to take, never look your repair ticket carefully and never come to fix quickly. even worse, they send you a handbook along with lease, they don’t tell you they have such handbook when they show the house to you, and the handbook is nothing but protect them, you never find out what will happen in handbook if they never come to fix problem.My friend helped me do the move out clean, the house even more cleaner than I moved in, I don’t have pet, there’s no dirty spot in entire carpet, but they deducted $250 for carpet cleaning + 20% fee, also charged me $35 + 20% for a few bulbs out of my deposit. they never offered details. if you want to question this, b/c it’s written in handbook, you have to provide them professional carpet cleaning receipt, otherwise they will hire one for you although they never provided the proof that previous tenant did the professional carpet cleaning.if you rent a home from them, be ready for the bad bad service they can offer. better not dealing this kind of company, find other better ones, you won’t regret it. this kind of company should be out of business!!!!
I initially heard a lot of negative things about ABR, particularly with withholding deposits when you depart. However, the house we really wanted to rent was through them and we took the gamble. We actually had a really good experience. We rented with them for 3 years and they were always very responsive to maintenance requests or questions through email or their online portal. Also, the rent increases each year were very reasonable (the rent only went up about 2% each year). While their move-out checklist was a little burdensome, we followed it and had no problem getting our full deposit back.
ABR managed our rental property for 8 years and ultimately brokered the sale of the property this year. We highly recommend Pat and Alan. They were always professional and responsive to our needs as the property owners, as well as the needs of our tenants. We are grateful for the advice they offered us through the years and the hard work they put into managing our property (especially since we were out of state) and we wish them all the best.
Alan,Just a note to say thanks for the speedy response to my refrigerator woes. The old one had been running more often than not for quite some time, but when it was finally going down for the count you quickly stepped in and replaced it. Thanks for being so good to work with.
Stay away from this company, it is run by antisocial people. I think they lure people in by making rent slightly lower than you might expect, but then capture your money through unexpected fees and excuses to keep your deposit. But if you do find yourself needing to rent from them, follow mine and other reviewers’ suggestions and cover yourself. Read the lease carefully so that you have a sense of how they’ll try to steal your money during move-out. Also, take a thousand pictures of every little flaw when you first move in and send copies of all the photos within their required time window- Otherwise when you move out they can charge you for anything.
I can only rate the experience of trying to see 3 properties that were for rent. We filled out the form and included 2 different days, different time blocks that would work for us to view them, as requested - when contacted 2 days later - I was told one time was available, different from both those chosen - that we could view them. When I asked for another time to go see them, which is reasonable given professional schedules - he was too busy. Oh well. I left another message the next day for a possible alternate time to go see them...he never called back. A real unprofessional and lazy way to conduct business IMO. Im glad we found something better than all of their properties later that week...it was meant to be, and apparently saved me a lot of aggravation based on these other reviews!
ABR managed my property for 7 years. I lived out of state, hundreds of miles away, so I was totally dependent on them to handle everything. For all that time, they kept my property rented and rarely required my input for anything. Then, when it was time to sell, ABR handled everything on that end as well. I could not have asked for anything more from renting or selling, would use them again if ever in the same situation, without question.
Alan Atwell and the rest of the crooks at Associated Broker Realty are the most horrible group of individuals I have ever had to deal with. I ignored all the warnings online because I thought their rent was relatively cheap compared to other companies, but once you add in all the stupid fines (100s of dollars for parking on the grass, $150+ for one day late on rent), them stealing an extra $2,000 from you (entire security deposit + another 1,000 additional cost for having to clean and replace blinds in a clean house), you end up not only paying far above market rents, but have to deal with these bullies. Unless you want to have a horrible experience and get robbed, DO NOT RENT FROM THESE HORRIBLE PEOPLE!
I rented a condo in Carriage Hill through ABR last year. The first problem was the property wasn’t cleaned prior to move in. The upkeep was horrible with broken blinds and patched up carpet. The handyman was nice but took several days to come out when there was an issue and never really fixed the problems. Six months into my lease the owner decided to sell the property and ABR refused to let me out of my lease early. The final disappointment came after I moved and inquired about my security deposit. It was mailed to the wrong address in another state, ABR charged me $35 to stop payment and reissue the check. The most unprofessional experience I’ve ever had renting. I also own a rental and would never let my property manager treat my tenants so poorly.
ABR stole my 90 dollar fee for application then refused to respond to request for refund or to apply for other properties they own. Wish I had read bad reviews before I wasted money. Be warned of their shady practices!
TJAGLCS renters beware!If you rent from these creeps, every interaction that you have will be unnecessarily painful and will take money out of your pocket. They work for the landlords and take every opportunity to remind you of that fact. Dishonest, unprofessional, and just generally loathsome individuals.Go ahead, Pat and Alan, let the character assassination begin - because that is your MO in dealing with online reviews. But what you need to realize is that the reviews, taken as a whole, paint a picture of what a terrible company you run and how you exist solely to screw over renters.
I agree with all of the negative reviews posted of ABR here as I just experienced them for the last two and a half years. It is true that they do not adhere to your maintenance requests, unless it will adversely affect the home itself (ex: leaking toilet). Prior to my move in they had replaced the light fixtures in the two bathrooms, but never painted the walls to match the fix. I was told it was my responsibility to paint if I desired. I explained it wasnt my fault that the guys who did the job didnt finish it!In the move in process I also requested that another carpet cleaning be accomplished because there was very bad cat odor in one of the bedrooms...the response was We had the carpet professionally cleaned and ensured it was up to standards. Dear Lord. So I made sure to treat it as best I could and got the smell under control. Then when I moved out I did what I was told in the move out instructions and got the carpet professionally cleaned. They told me there was pet odor in that same room and that they had to get the carpets re-cleaned and specially treated! They took advantage of the fact that we had a dog and just dropped the extra fee on me because they could. They got me to pay for the cleaning that shouldve been done originally when I complained during the move in. I argued it and got some money back (not enough), but only after the owner told me I was in the wrong. (They convince themselves that theyre professionals and know what theyre doing. The whole the customer is always right does not exist in these guys minds.)If you do decide to rent/lease from ABR, read your lease prior to signing it. These guys are the first landlords that Ive dealt with in the previous 8 years that dont allow normal wear and tear in the home to be part of the move out process. So if you have any small mark on the walls, you are responsible for fixing it AND painting the walls! If you dont do that then they charge you for the repairs PLUS an additional 20% fee because they had to take the time and effort to fix it (per the lease). What. A. Joke. The owner in one of his rambling emails stated, and I quote, 40% of the tenants that moved out of our rentals this year received 100% of their security deposit. Proof that they take your money when they can, and they can because theyve created their lease to provide a legal way to do just that. Ive rented from over half a dozen landlords and this is the first time I havent gotten my full security deposit back.THESE GUYS LOOK FOR WAYS TO TAKE ADVANTAGE OF YOU AND YOUR WALLET.If you enjoy people wasting your time and money, ABR is the place for you!!!
