I am the parent of a tenant using CBS Rentals this past year and they have been wonderful! Each time I called, initially with quite a few questions and now close to move out, each person has been very kind and patient and informative. Also, through the year, if something needed repair, the online maintenance request system worked well and fast. Thank you all for a great experience!!

CBS is the absolute best! If our apartment has any issue which has been like 2 (we are in our 2nd year here), their maintenance is on top of it. Love the new Auntie Ann promos!

Paige was helpful. She took the time to help me understand, although, I do not agree with the policy not to allow a student off the lease if they find a replacement to sign for a year. Overall, as a parent of a student leasing, they have talked to us throughout the year and answered all of our questions and they have been pleasant to deal with. Im not sure I understand the reviews about the office being rude, because I have never had that experience. I do wish they would consider a change in the future for students who have full intention to be sure they are paid with another responsible party, and to allow a complete change of tenants. Otherwise, Monroe Hill is a great place to live. Excellent location and the maintenance crew are VERY responsive, as well as the office staff.

CBS Rentals has been really good to me! For almost all my service requests they respond within 24 hours and most of the time they even send someone out within those 24 hours to fix the problem. They have been very good about that with me! There was one single time where I was unhappy with them but they MORE than made up for it - I had wanted a quote on getting screen doors installed but it took them a long time to get back to me. since it took so long for me to get the quote, they went ahead and installed the screen doors for free, which would have been $150 per door ($300 total) had that not happened, so Im very grateful!

I wish I could give this place 0 stars. They are ABSOLUTELY TERRIBLE. The ladies that work there are extremely rude. SPARE YOURSELF and never rent from CBS. When we moved in in July we had cracked windows, a microwave that didnt work, a pantry door that wouldnt open, a broken sliding door, a broken fridge door, and MORE. These things took until October to fix. Completely absurd. AND on top of it they are rude when you call and disregard maintenance requests. THIS PLACE SUCKS and I cant wait to move out in the Spring.

CBS Rentals is the absolute worst bar none. I would put zero stars if I could. The parents paying the rent for the students are treated with total disrespect. The staff will only communicate with the students on the lease and they count on the students being unfamiliar with renting and not paying complete attention.They nitpick, overcharge, and take advantage of the students. Parents, dont choose CBS! If you have to, read the lease, read all of the notifications sent to the students, and prepare to be overcharged in every possible way the entire year.

I would highly recommend that people avoid CBS rentals. They seemed to be fine when I was living there, but when it came time to move out they were completely unreasonable. Specifically, I was living in the Meriwether on Market St. I had the place professionally cleaned when I moved out because I wanted to be certain that I would get my security deposit back - the place was immaculate. Upon move-out inspection, the property manager found dust on the tops of the blinds, in the bathroom fan vent, where the top of the shower hits the wall, and inside the door on the dryer. She also lifted up the stove top and found a tiny bit of grease in the crack where the counter and the stove top hit each other - nothing one would ever see unless they were taking the stove apart. Considering these were all minor, I asked if I could come back in twenty minutes and take care of this roughly 5 minutes of cleaning and then drop the keys off. She told me my lease was terminated immediately and that she would have professionals do the cleaning and send me the bill, even though the next tenant was not moving in for another week. I got a nice round $100 cleaning bill for this... funny how round of a number that is.Basically I felt completely scammed, that they were unreasonable, and they were looking to make a quick buck off a tenant who paid every single rent on time and broke nothing in the apartment. I highly recommend not using CBS. By the looks of the other 8 reviews on here with the exact same stories of feeling scammed on move out, it appears this is a trend CBS has exhibited.I would also add that for anyone looking to live at the Meriwether, the walls and floors are paper thin. You can literally hear EVERYTHING that your neighbors say or do.

CBS is absolutely the worst company, and luckily they are not the only option. My experience and that of my roommates has been a nightmare dealing with the house were renting, and the realtors themselves. I agree with the previous reviews, the company blatantly takes advantage of college kids. The disrespect Ive experienced from the workers here has been unbelievable. Prospective tenants would be much better off renting through another company. The only way to effect change is through money, so dont give this company yours.

CBS totally sucks.I lived in The Greenhouse during its second year of existence and one particular event stands out to me. A smashed pumpkin was found under my balcony, so CBS charged every unit in-line (vertical column) $100 for the damages. When I called to ask if this was legal, the secretary hung up on me. The charges were later removed because this was -- in fact -- not legal. My rent was also outrageously high ($850 after utilities) for a very average living experience. I later found a place a block away for $400 a month after utilities.Im happier without CBS in my life.

Our apartment was filthy and in need of repairs when we moved in. Even though we made repairs and left the place in much better condition than we had found it, we were charged nearly $1000 for vague cleaning costs that were never explained. As demonstrated by the other reviews, this is something CBS does regularly.I would also not recommend CBSs rentals for anyone who has a job that requires them to wake up in the morning or if alcohol, broken glass and trash covering common area floors bothers you. Other than sending an occasional email, they have no way of addressing clear violations of lease terms that make the whole building unlivable. On several occasions the steps we needed to climb to our apartment were covered in trash, puddles of alcohol and pieces of broken glass and it took several days for CBS to remove the hazards even when immediately alerted to the situation.

I wish I could give CBS no stars. Absolutely terrible company built on taking advantage of college kids who dont have the time or money to protest. Do not sign with CBS at all costs, there are many better places to live.

Unhelpful and rude staff coupled with exorbitant rates and exploitative move out cleaning policies make CBS among the worst of Charlottesville. Contrary to popular belief, CBS does not have a monopoly and there are alternatives for student living - I highly recommend you explore them

While my apartment was fabulous, the service offered by CBS rentals was terrible. I was overcharged for utilities and minor fixes. In addition, the breakdown of charges from our security deposit was never fully explained. I will NEVER rent through CBS again.

I lived in one of CBSs buildings for two years. The apartment itself was nice inside but had issues with humidity and mold, but nowheres going to be perfect in a college town with lots of crappy housing. Unlike most of the other reviewers here, I had relatively few issues dealing with them during the lease term. Maintenance requests and questions were always responded to in a timely manner, even if the tone was condescending or it took multiple visits to get the issue fixed - we had an ancient refrigerator that they could never seem to fix properly. However, like almost every other reviewer said, you will get absolutely screwed when you get the security deposit back. My personal favorite charges were $70 to replace a drawer in a 10-plus-year-old refrigerator (that we checked, and saw nothing wrong with) and $15 per bulb to replace three light bulbs that were in perfect working order. You have the right to be present at the move-out walkthrough, and you should exercise it. Landlords as a rule are about above-board as used car salesmen, and they are certainly no exception.

I liked absolutely nothing about dealing with cbs. They steal your security deposit no matter how much work you put in to restoring the apartment after your lease. They are ornery and difficult to deal with and seldom reply to service requests. They charge you a $200 replacement fee if your bedroom door shows any sign of a crack. I was unluckily enough to rent two separate properties from the in subsequent years and the door in the bedroom I inherited during this second year had a similar crack as the one from the other property that was replaced. The new door displayed the biggest hack job of a fix that did not hold through the year. My suggestion to all potential tennants: report everything as broken at the beginning of the year...doors, windows, locks, ect. Send this in email form so when their shitty properties do break you have proof that you reported earlier in the year. Even then, you have to hound them about repairs.

Just rented a house from CBS. Claimed the house was clean and ready for rental. House is poorly maintained. Sad that owner of property is most likely not aware of real condition of property. Taking advance of students.
