This place is not luxury in anyway! I didn’t know living with SCORPIONS is a luxurious thing! Since day 1 it has been issue after issue! We have been here approximately 6 months and have had 3 scorpions that we have caught in our unit. The recent one was a baby scorpion that stung me on my elbow. I am starting to believe this place is infested with scorpions because it has been sprayed two different times and yet the scorpions are still in this unit. I have my two little ones that I fear the scorpions would be a health hazard to. I am glad the baby scorpion got me and no one else in my household. I have to conduct a bug check everyday with a scorpion light to ensure safety for my kids and I. I have to check the bed, bedding, clothes, bedrooms, sofa and my kids toys. We spoke to the property manager and have NOT received any help from her or anyone else on trying to get us out of this particular unit. We were told all we could do is give a 60 day notice and pay 2 months of rent, which is basically 1 month shy of our lease ending. My kids and I are forced into staying in a unit that has scorpions. It has always been a headache dealing with the front office staff. They are very rude and they do not care about anything but the money as per usual. My biggest concern are the scorpions but to add to how horrible and disgusting this place is there are sewer roaches as well. We have also had the unit sprayed for roaches on separate occasions from the scorpions. It seems like getting the unit sprayed time after time is becoming normal at this point. I clean my apartment everyday! The staff made it seem like we are the cause for the roaches, which clearly the pest control employee said they are from the sewer. For paying 1,500.00 a month for the “UPGRADED” version apartment unit, I would have assumed it wouldn’t be this disgusting. Anytime we mention anything to the apartment staff they get on the defensive side and act like they never have had any issues with their units before. Now as far as cosmetic and attention to detail of the unit, for it being an upgraded unit, it is the laziest upgrade I have ever seen. The week we moved in we got sick, the AC filter moved up and exposed the filter housing and we could see all the dust and dirt buildup of it being old and not cleaned. We finally got a filter that stayed in place but the housing area for the filter is still dirty with buildup. The detailing around this unit is definitely not luxury and not worth the price. The switches are dirty, you can see they haven’t been switched out for a very long time. They had painted over all the internet outlets which had to be replaced since we do work from home, and only 1 of the outlets worked properly. The restroom sinks are rusted and stained. The windows are very dirty with bird poop. It took 6 months of me asking if they can clean the windows, before they finally came out and wet them with a water hose. The water hose did not take anything off, but I appreciate the effort. I would clean the windows myself but we are on the second level. Oh, and I forgot to mention we were without a microwave for 2 weeks at the beginning of our stay. It randomly went out and a week went by without a microwave and they told us it was livable so we didn’t need it right away. So, we asked again since it had been 2 weeks at that point and they went to go buy a microwave finally. Overall, it is over priced for the quality and treatment. Five months into our lease we got a call that THEY LOST the copies of our driver’s licenses that we provided upon moving in. They asked to send it in again and I forgot. So, I come home after a trip to find a letter on my door of eviction of failing to send in my driver’s license even though I sent it in upon moving in. Very unprofessional!!!! My advice if you are looking into this complex please take your business elsewhere. Save your self the pain of getting stung by a scorpion and the headache of dealing with the unprofessional management staff that is always changing.
Ok so here is the deal. There are probably complexes as good and even better than Arrive, but when you combine the location, the beautiful Ocotillo community, and the convenient shopping and awesome restaurants, it is tough to beat. Now to top it off you add the comfortable and classy layouts of the apartments themselves along with the clean, quiet, beautiful grounds and the attentive staff, it is tough to beat. Highly recommend if high on your list is peace of mind, comfort and great location.
I LOVE this property. It’s sooo well kept and the inside is nicely upgraded and spacious. I come to visit my friends a lot and just can’t wait for my lease to expire so I can move here myself. Great amenities and beautiful community.

We absolutely love it here at Arrive Ocotillo. The front office ladies are so friendly and helpful, they have made the moving experience quite easy. The apartments are beautiful and spacious on the inside with great upgrades. The complex is quiet and peaceful, and great for early morning walks around the ponds! Beautiful landscaping and convenient amenities!
Just moved inThe process was seamless. Office answered every question. Uncovered parking (free) has been no issue. It is quiet day and night. I love our newly remodeled apartment (although issuing the subway tile they mentioned during the tour). Amenities are 24hrs!So far we are impressed.
I would like to give kudos to Rolondo and Hosea, they are the guys who gets the job done when there is a manitenance concern. They are always right on time, thorogh and efficent.
I moved in a little over a month ago. Cassandra made the application process so easy! I was debating moving to AZ from CA while visiting my mom, who lives in this complex. I had my application in a couple hours later, and was approved the next day! Cassandra was so friendly and made me feel so at ease about such a big decision moving from one state to another, and it all happening in 2 weeks! Once I moved in, I met the maintenance supervisor, Rolando Smith. He is just amazing! He has attended to my every request and so fast! He is professional, efficient, and friendly. He is someone I trust to be in my home. I think it is so valuable to live in a place with a trustworthy, dependable maintenance staff that also gives the feeling of safety.
Great location, property is well maintained, and apartment homes have been nicely updated. I have personally dealt with Rolando Smith, the Facility Manager on a number of occasions. He has always been very professional and I have received prompt service from him and his team. These apartments are affordably priced for the area, definitely worth consideration.

Ive called and left many many messages about a misplaced package to apartment 2136 and I NEVER received a phone call back from anyone in the office. So to whomever got the package that wasnt theres in apartment 2136. Enjoy
I love living here! The ladies in the office are really helpful and quick with any requests. The maintenance staff is always polite even though Im sure it must be hard to work in this Arizona heat. Were in a really great location right next to my favorite store Sprouts. My neighbors are also friendly which I know is a stroke of luck compared to my last place. Would definitely recommend.
It’s not super luxury. Overall it’s nice. Pretty quiet and nice pools/ trees. Favorite is ponds with different color lights. Newer appliances and sinks. Cabinets need re-doing in my apartment. Fireplaces in some but not hooked up to gas.Maintenance quick to respond.I would give my time here so far C.Would be A+ but office personnel made promises and lied 2 x’s. So don’t rely on anything they say even before or after u sign lease.I will be getting brand new apartment next go round. Wanted save some $ by choosing these but miss newer windows since I get small gnats, flies, spiders and killed 6 bees since June.
The apartment is nice, and I like living here much better than our last place, but there are definitely some issues. Mostly it comes down to the move-in expectations. The apartment was clearly not cleaned before we moved in. The tub was covered in black marks, the mirrors looked like they had never been wiped, and there was dust everywhere. Plus, many of our outlets were weak or falling off, the dryer didnt work because the vent tube to the outside hadnt been cleaned in years, and the toilets were off balance.To their credit, though, and the reason Im giving three stars, the maintenance team is on it. We submitted our maintenance requests for the toilets, outlets, and dryer, and we found out our maintenance guy had been off for the three weeks before we moved in. He fixed all of our issues within 48 hours of submitting a request, and thats really nice.The community areas are pretty well taken care of except the small hot tub. It seems like the filter might be broke in it, but the pools seem pretty clean and the gym is very nice.Ultimately, it just feels like nobody inspected the place after the last people moved out. Its a nice place to live, just be prepared to clean your entire apartment the same day youre moving in all of your stuff.
Living at this apartment complex was terrible from start to finish. I always felt as if everyone who worked in the leasing office was so incompetent. When we moved in we were quoted the wrong price and our account immediately went delinquent the day we moved in And when asked to fix it as it was an error on their partall they could do was waive the late fees. On move-in day our apartment was dirty and looked as if it hadn’t been swept. During the walk-through before we moved in we were told that all of the plug-ins would have USB ports however we only had one USB plug-in and it’s in such an awkward spot in the kitchen that I would never plug my electronics into it out of fear that they would get wet. I will say that the apartment itself is pretty cute but other than that I really hate Arrive Ocotillo. And the kicker is they wouldn’t let us out of our lease a month early even though I suffered a stroke and became paralyzed and they did not have any wheelchair accessible apartments, even with a letter from my doctor stating that I needed to be let out of my lease, for me to transfer to. And I was also told I would have to pay for any accommodations that needed to be made to my apartment out of my own pocket which I’m pretty sure is illegal. They don’t even have handicapped parking near my apartment. So I would definitely not recommend this apartment complex if you are not able bodied Or if you are looking to enjoy where you live. My husband and I were not difficult tenant and always paid our rent on time and were still treated like Garbage. This is definitely not a luxury apartment as advertised for what you pay here I would say take your money to one of the nicer apartments in Chandler, there are plenty to choose from.

I have lived her for almost 3 years now and I absolutely love it. The staff is great and Kelly the PM is awesome. She is always willing to assist with anything. Its quite and a lot like a resort style of living. Great place to call home!!!
Arrive Ocotillo is clean, safe and well maintained. I very much enjoy the nice pool and community area. I have found the front office staff to be very helpful and quick to action. I would certainly recommend this location as a great place to live.
So today was my very first experience with De Amor Crumb. My boyfriend and I are thinking of moving here. She called me immediately to help me with my application, I explained my boyfriend would be making the final decision on the unit and she would need to call me back to walk through the online application. She said no problem and true to her word called me back and patiently walked me through everything. We then had questions on the fees and she immediately corrected the mistake. In between that we called and emailed her 10 plus times. She patiently and professionally answered every single question. I am so impressed with her service I had to let you all know to ask for De Amor Crumb when you visit or apply here. She is AMAZING!!!

I have lived here for eight months and have been pleased with the experience so far. The community is well-maintained and peaceful. Any maintenance issues I have had are quickly and properly resolved. My boys and I enjoy the amenities: pool, table tennis, exercise rooms (when open, due to COVID)

Me and my friends love this apartment. The ladies in the office are very happy and kind. They are quick to help us if we have questions and always have events with free food. They also have a huge pool and nice hot tubs to use. I also use the fitness room often. Two thumbs up!
I’m a month old here... So far so good...Very easy to reach out to management and they always respond to emails.Dont need to go to office for maintenance requests, mobile app is awesome.Most of the requests will be solved in next 2 business days.Gym equipment is cool....Totally Im loving it here...
Unfortunately I regrettably have to post this review. Countless times Ive created work orders either through main office or the off site office and they have vanished from existence. (Thanos Snap) I am approximately paying around 1400 to live in an apartment that is falling apart. My agreement thankfully is almost up. When I call in to express my frustrations and explain if I could terminate my contract because of how disgusted I am with the complex/team, they want to charge me additional fees and refuse to listen. Instead of hearing a customers complaints, they will LIE, make excuses and sadly wont own up to any wrong doing.DO NOT MOVE IN!Only good thing about this place is the maintenance crew. They are good set of dudes. Its the higher ups and the in between that will drive you crazy.

Ocotillo Springs was the first apartment complex I ever lived in. I was hesitant at first because I had only rented houses and didnt know what to expect. My husband and I moved in last May after getting married and have absolutely loved living here! If we werent moving out of state, we would definitely renew our lease. The front office staff is very helpful, especially Gabby! She is so kind and accommodating, and she remembered my apartment number by heart when I would go in to pick up a package!Parking - not an issue at all. There is plenty of parking day and night, and guests can park wherever they want.Maintenance - The maintenance crew is great. They always wave to me when Im leaving in my car and they are on their golf carts. We havent had any issues with things breaking besides 1 issue with the toilet chain awhile back, but came to fix it within a day or two and that was that. They are very quick and efficient. The apartments are super clean! No bugs either.Amenities - There are 3 hot tubs and 2 swimming pools at this complex, which is hard to find for an apartment! We love this, because if we go to hot tub and one has people in it, we can walk to the next one! Our unit (742 sq. ft Legacy I believe) has a washer and dryer in unit. There is a small gym that I have a used a few times. We also have a HUGE back patio that has been great and overlooks a lake in the next neighborhood over from us. They let me (my husband) paint one accent wall any color, which was very nice and added a little pop to our living room!Noise - hasnt been an issue for us. Occasionally we can hear our downstairs neighbor yelling at his kids when he keeps his screen doors open, but it hasnt been an issue overall. Very quiet and calm neighborhood.Location - Great location, walking distance from a Starbucks, grocery store, and my dentist! The Target and all the new restaurants nearby (including Bahama Bucks!) have been great as well! Ocotillo/South Chandler is a growing area and so many new communities, shops, and restaurants are being built. It is a beautiful area to live in by lots of lakes & fountains.Price - You cant beat it. I searched high & low and the only apartments I could find in our small budget were in sketchy parts of town, far from where we work. But I found Ocotillo Springs Apartments on the app Trulia, and struck gold! We paid $868/mo (plus fees) for a 1 bed/1 bath. I wish I could find the same exact apartment and square footage where we are moving, but everything there is way more expensive for less square footage! We are looking at other Greystar communities, since our experience here has been so great.No, I was not paid or asked to write this review, I genuinely love living here and am really sad to leave! In my search for apartments in Texas, I have found the reviews very helpful, so I decided to leave a good review of this apartment! If youre looking for an apartment in Chandler, Ocotillo Springs is great!
I’d love to tell you how wonderful it is to live here but I’ll never know because we came to our tour appointment and the office was closed. At 12:30 on a day it’s open until 5? It wouldn’t be so frustrating but we were down from Washington, on a very limited schedule, and wasted an hour of time driving to and from this place. So rude!Apparently the owner thinks the appointment was at 11. Our original appointment was Saturday at 11. It was RESCHEDULED to Sunday at 12:30. Perhaps keep better track of your appointments next time, eh?
I just moved out after living there for a year. From day one all the way to my final day, my experience here was a positive, comfortable one. All credit goes to the office staff. I couldve have moved into one of 20 luxury apartments in the area. But it was the people in the front office that set Arrive above the others. And the reason I moved there. They were the only ones that were pleasant, informative and very attentive when I was looking for a place to live. Anytime I had an question or needed assistance as a resident, Alexis was always there to save the day. She is fantastic. Danielle, was also great. Great leader, very helpful. Newly remodeled/upgraded beautiful two bedroom unit. Nice, quiet complex. I hear the gym there nice as well. Great pool and fun events that my daughter loved! Meet the staff, take the tour. It will be an easy decision.
Revised - I have to say, the response and attention to requests have improved since the new management took place. Very Glad for the new improvements and creative ideas from this management team. I definitely enjoy living here.

Arrive Ocotillo is in an awesome location. It is in walking distance to shopping centers, close to all major freeways and by my favorite restaurant Stone & Vine! Plus, my favorite is the complimentary touch screen coffee machine in the clubhouse! A huge bonus is that I’m always greeted with a smile.. Taylor, Danielle, and Alexis are always a pleasure to work with.
De Amor recently helped my fiancé and I move in and we are were so happy with her help/support throughout the process! Even though we lived across the country when we started the application process, De Amor made us feel totally taken care of by being available by phone and timely returning our calls to providing us with virtual tours of two different floor plans. As for our experience so far, maintenance has been SUPER quick (like within the day), the grounds are beautifully maintained, and I don’t think I’ve heard a neighbor once other than people having fun at the pool. Happy to be here & thanks again to De Amor!
Ladies in the office are always sweet, quick to address my needs and make sure things are completed in a timely fashion. Community is clean and prices are competitive with surrounding communities. I would say they go the extra mile whenever possible. Awesome job Taylor, Alexis and Danielle!
I love this place. The upgrades are awesome. The location has so many nice things around it. Justin and Lauren are really cool office people, and Ive always enjoyed talking to them and they are super helpful, give them a raise! My apartment is awesome and big compared to where I was at before. Maintenance fixes problems really fast! Love this place, glad I went with my gut to live here.
Arrive Ocotillo is an amazing place to live in a prime location in Chandler. I have been here for last 9 months. The property is neat and clean with wonderful landscapeing. Floor paln is very convenient. So far I made couple of maintenance requests. They responded promptly and taken care. Office stuffs are modest and professional. Additionally, this property has a water purifier machine for drinking water. It saves a lot of my money. The buildings are separated reasonably (almost feel like home). Great location: walking distance from Sprouts, Albertson, Frys and a lot of restaurants, bank. One can live here even without owning a car. Onsite gym, pool and club area make the free time super enjoyable. You can rent this place without any confusion.
Alexis, Danielle, and Taylor are the BEST. I’m always helped and cared for with any issues I have. My apartment has been amazing and they put in new appliances and updates before I moved in, (they have been upgrading all their apartments), and it’s modern and cute. Colors go with everything I have.
Just signed my renewal with Alexis and we are excited to be here for another year. It is a very nice community with wonderful staff, very pet friendly and the ladies in the office, Alexis, Taylor and Danielle are always helpful and sweet. The new maintenance supervisor is great/
My family has been here for almost 4 years now. Our first year was great. It was an actual community with neighbors being friends even. Now, not at all. Ill give some basics. Theft is becoming a major issue. A gated community with security shouldnt have it. The office staff is nonexistent UNLESS youre looking to rent. They do not answer or return calls. Ive been waiting on a return call about 2 issues for days. I have some kind of backwash into my dishwasher and washing machine (other places too) thats a paper substance. This is concerning due to our water being shut off so they could fix some problem but now I have more. Seriously, this could be toilet paper in my laundry and eating utensils!! Costs- this is a HUGE issue. When we moved in we got a 3br near the pool. Three bedrooms are only bottom floor. There was one other apartment a little down from here but nearer a pond. We didnt want the annoyance of bugs in spring by a pond so chose here. Now, after 2 years we are charged for a bottom floor, as I stated there is no other option. They charge us now for being poolside, not given the option of another apartment, just charged. We were never charged for gas. Now we are, years later. We pay water as a complex split up, this is what we were told on move in. Thats not okay when the giant pond is drained every other month and refilled again at cost to us. Maintenance enters apartments with no notice, its happened several times to several neighbors as well. Where neighbors would go have bbqs at the pool and just hang out for hours, no one goes outside now. If I could afford to break my lease I would. I can assure you that you will need a lot of patience to live here. You will need to be ready to pay random fees at random times. You will need luck.Also.. check the other people reviewing the property with great reviews. Ive noticed them reviewing similarly at the same time with other properties. I was unaware people had multiple apartments in the same area at the same time. But if you believe they do, have fun with this place.After leaving this review, I finally got an email about the mail. Problems? 1-I left my phone number to get a human response 2- I didnt leave my email as a contact to the answering service. You cant even bother to return a call. Good on you.
I recently moved in here. I was fortunate enough to get an upgraded 2 bed/2 bath apartment with all new everything. Very nice! There is more than enough room for my daughter and I. She absolutely loves the pool as well. I lucked out and landed in a building full of nice people. The staff has been incredible from day one. Especially Lauren. She has gone above and beyond to help make our transition over here go as smooth as possible.
Alexis and Danielle are awesome. My elderly parents have been living here 4 years and these two ladies have gone out of their way to make sure my father (who is not always easy!) has everything he needs and gets things fixed in a timely fashion. I am very thankful they are so patient and accommodating. They did a great job updating the property as well. I just moved my parents into an updated unit and it is really nice. They are very happy! Thank you guys!!
I visit this property all the time to see friends. The staff knows me by name and always make me feel welcome in their facilities. The pool and the gym are state of the art and are great for entertaining and doing work.
We have lived here two years so far and it’s an amazing place to live, beautiful surroundings such as salt water ponds and playgrounds are always kept up. Maintenance is always great and on time. Excellent staff and always courteous.
Staff members are great! Super helpful since day one. Anytime I needed maintenance done, the issues was quickly resolved. Grounds are clean and the enmities are nice. I feel safe living here as well.

The a/c on this apartments are too much old, they only works good at winter time, at summer time is a fully stressful living in this apartments, i can wait for my lease ending because Im getting sick with the heat, even in September is a mess

My wife and I came to to Arrive Ocotillo on the recommendation of Kelly OBrien of Trinity Properties and we are so glad we took her recommendation. All management staff, Mellissa, Alexis, Lauren and Justin have been excellent to deal with. They are very professional and just as important friendly and engaging. This was a big move for us, coming from Canada and we needed more advise and assistance than most and we found the staff very helpful. The apartment we have has been totally renovated so we have only needed minor maintenance requests. Oscar, Derrick and Julio are always available and just genuinely nice people. The property is top notch and you can see that that pride and money has been invested in it. We have met some really nice residents here and we have a really positive feeling about the community as a whole. This place is disgusting on my check inn apartments was not clean i have to tell them to clean, leaves front of my apartments lights not working, ac not cooling off, bathroom was blocked with full of hair, last night i had a issue with shower faucet i call and maintance said he is not coming late night i am not flooding do what ever you want to do that was his words. we have to stay awake all night long to watch running water to avoid flood .
Love living here!! Feel at home all the staff is amazing helpful and is always there when you need them. I would recommend it here with no hesitation.

We have been living here for 2 years and absolutely love it. From the moment we stepped on property, it felt like home. We were welcomed by a friendly front desk staff - big shout out to Lauren, Alexis, Justin & Danielle for their continuous hospitality and customer service. One of the things we love most about living here is the community atmosphere. The property of course is awesome - 2 pools and 3 hot tubs (which I personally use often!) Cardio & Workout rooms are a plus! Furry friends are welcome. 😺🐕 Really cant say enough great things about this apartment complex. I very much loved the previous staff, always so friendly and make you feel so important. Gabby, Tabitha, and Billy were amazing!! Every call regarding the apartment was done efficiently and immediately!! My first flood we experienced was rectified in less than 30 mins. Currently the new management ( Arrive Ocotillo ) is too busy trying to beautify the external cosmetics and the internal problem lingering inside the apartment hasnt been rectified!! We pay for security, and lately the security is a joke. Gated community...not worth it when stragglers enter through the gates, vehicles entering just to cut through. Ive never felt so violated with many different contractors entering, most look like they have been incarcerated. This is who they do business with. Cheap labor for a pricey piece of heaven. I dislike the change over to Arrive Ocotillo, none the less I will finish off the remainder of my lease and wouldnt recommend this establishment to anyone, unless your willing to wait for 3 weeks or more for repairs to be done. They shouldve name the place Drive away Ocotillo instead of Arrive Ocotillo, oh what a MESS!!! Just being an HONEST current tenant.
I visit the property often to visit my friend, when we go into the office the staff is always friendly and helpful. They held a resident event at The Casual Pint that I was able to attend, it was a nice change from onsite events.
On my first day of move in, some of the fixtures in my unit did not work properly but it was fixed by Kent who was extremely nice and professional so 5 stars for him. Office staff was helpful. However, this community has me questioning as to why I moved in the first place. My first day I parked in my assigned parking when a neighborhood threatened to tow my vehicle when in fact I paid for my spot. Now, I had my first instance of theft where a package was stolen. The people in this community are questionable. Prior to moving here, I lived in a community near ASU and majority of the people were students and some middle class families..... I’ve never had issues like this compared to my first day at arrive ocotillo. If you’re thinking about moving into “luxury” and “highly ranked” communities then please do some research into the community and the types of people that live there. Although your unit itself may be nice, the people around you are what will either tank you experience or make it a positive one. I will say that the property is nice but there is extremely poor lighting in the area at night and it is definitely not safe to walk around since you can’t see where you are going. I’m paying nearly $300 more than my old place because of such “luxury”. So far, my experience has not been the best and I’m concerned about who I am surrounded by. Don’t get me started on the why this property designed the unit to have the bedroom window directly facing the staircase. So not only can I never have the window open to let in some air but I can’t leave the blinds open either for fear of people peeping in.
I had an excellent experience touring Arrive Ocotillo. It is a beautiful clean community. I hope to find something here in September!
I lived here years ago I liked it there. It was called Ocotillo Springs back in 2008 ( I think a Greystar community back then?) at the time rent was $707.00 a month for a 1 bed /1 bath now its nearly DOUBLED??
We love the front desk people and maintenance! We called about our AC going out and they fixed it in no time! Thanks Ocotillo Springs for your quick response and friendly faces! We would not have survived the summer without you!
Great place to live, quiet and great amenities. The apartments have high quality upgrades and the patios are huge. Highly recommend living here!
Honestly worth the money, great floor plans and the staff made our family feel right at home. Lauren really asked as much as she could about our family and really seemed to care. We plan on renewing at the end of our lease term.

This is the best area ever to rent! You are close to Sprouts, Starbucks, and Keegans! It has been a pleasure staying here and I am sad to leave this wonderful community, the management team, and the great service technicians behind; however, our house is completed and we must say goodbye! Our apartment is beautiful, overlooking the pool, on the second floor. The area is quiet and all our neighbors are hard working friendly people.The management team was always there for us and we became great friends. You will be missed Ocotillo Springs!
Lauren has been an amazing employee who has made moving here with my family a more positive experience. We love the amenities although we wish some things could be fixed. We didnt like that the gate was always open for months and a few hiccups in the apartment. But the upgrades in the unit we got are nice!-Allison and Skyler Campos

I have lived here for a year and it as been a wonderful experience. The office staff is always professional and friendly. Maintenance is quick to respond. I would definitely recommend Ocotillo Springs to my friends/family.
Ive been living here for a year and a half and we recently got new management and they have been amazing. Theyre currently renovating the whole complex and it looks great.
My A/C went out again for the 3rd time THIS summer. I called in the morning and the maintenance said they were fixing a water heater and will be out right after... 3 hours later i called the office again. The office representative said maintenance is still working on the water heater. I understand that its not summer anymore but in Arizona its still 97 degrees. I see how water heater is more important than attending to broken A/C in 2nd floor apartment. Im grateful this time they came after 3 hours not like the past when their computer system didnt work to get my work order at all.
A place that has a great staff that communicates, understands and gets the work done when needed. These apartments are in a great location and in a very nice community.

Upstairs neighbors flooded my apartment...3 times in past 6 months. Ive been at Ocotillo Springs on Queen Creek & Alma School for 10 years. 10 years = over $100,000 in rent Ive paid. Took over two weeks for them to come and fix the water damage...each time. I wasnt offered a hotel. The neighbors are still there. Management refuses to kick them out. Now there is mold growing in my kitchen, all along the wall, and inside the cabinets, and it still has not been fixed. When I pressed the manager for a concrete time table, I was told I was now harassing her...They dont like to actually do their job unless it involves smiling to a prospective tenant. Any actual work will be delayed and delayed. No recourse for this inaction. The pools are a sewage green now and smell bad. The gate didnt work for the past 3 years or so, however that was fixed 2 days ago. The maintenance guys do nothing but roll around in golf carts picking items out of the trash, usually furniture. The service level is on par with a $500 apartment in east Mesa, in summary. Stay away.EDIT: Today (June 28, 2015) the manager came to my apartment with a printout of this post and showed it to my roommate. Talk about harassment. She has time to surf the net but not time to do her job. Reputation is earned, good or bad, and if she was confident with the level of service she provides and the quality of these apartments, then she wouldnt need to be checking in on what is said about her and this apartment complex. She would already know that she has done the right things.
I lived here for several years, should have moved sooner but since moving is such a pain I stayed much longer than I should have. If you are thinking about renting here, compare with other places, there are a lot better places to live for the money.They switched hands a few times while I was there, not an improvement though management was always sub-par. The maintenance is horrible. Anytime I needed something repaired it took forever. I ended up renting a much nicer place for less money. I gave it a two-star more based on location than anything else. If it were not for that, it would have been a 1-star rating. Trust me, you can find better.If you do rent here, watch them like a hawk. When I moved out they owed me my security deposit, still waiting on it 2 months later. Just found out they billed me for utilities for the month I was not there. When I called to tell them about it, they told me it was just an oversight and they would take care of it and not to pay it. Oh, they took care of it alright, they applied it against my deposit. This after also charging me for carpet cleaning after I paid for a professional cleaning when I moved out. I walked through the apartment the day I moved out, it was spotless, much better than when I moved in. They claim there were a couple of stains on the carpet. I pointed those out on the day I moved in, marked them down on the move-in sheet. What they are doing is trying to nickel and dime me so they dont have to pay my deposit back.
Do not trust Trinity Property Consultants, do not sign a lease with them. I have termites in my Trinity run townhome in Phoenix. Exterminators came in and claimed to take care of the issue. A month later, the place is infested with them. I have mud tubes going into couches and Im responsible financially to repair or replace my furniture after their contractor failed the first go around. Im sure this is a nationwide corporate policy, think twice before signing on with Trinity.

Would love for them to add more LED lights, sometimes its so dark I have to carry my torch light because other residents come around my corner speeding and may not see me walking to my covered parking at 3AM, higher speed bumps might help. My take on each well deserving staff: Taylor-Leasing/ Taylor, she is such a sweetheart to work with, my first encounter with her wasnt a bit pleasant and that was caused by me or may I say trying to correct the error my insurance company had made, she was very professional and had all the patience while I was obtaining my renters insurance while on the phone with my agent. If she had said one word, I would have went off a without thinking. I had to apologize to her for my behavior. Now we are like two peas in a pod. Kudos to her for handling my impatient behavior. ?? Alexis- Asst Manager/ Alexis, has almost always been business first with a smile, very reserved. Tries her best to rectify my questions and concerns. Courteous personality. Josue- Maint Tech/ Josue, he is such a trooper in the AZ heat, he amuses me with his convertible golf cart. Hes pretty much a staff member that takes one for the team. Jasmine- Maint Tech/ Jasmine may be the newest addition but I must say she has been very communicative with status updates. Thumbs up Jasmine and look forward to working with you again. Kent- Maint Supervisor/ One of the BEST Maint. Supervisor Ive encountered since Ive been living in this community for many years!! The conversation, friendly personality, waves, and smiles in this AZ summer heat, is a WOW extraordinary individual. He ALMOST ALWAYS follows up personally with maintenance status. Remarkable!!! Notable professional! Danielle- Community Manager/ Danielle is one of the BEST managers Ive encounter since Ive lived in this community, you send an email and she is on top of it. Top notch professional!! When anything occurs, she will pave the way to get things done, doesnt promise you anything, but you can see the outcome when an issue occurs. Notable performance!! Expresses great regret if something goes terribly wrong. Outstanding individual who embraces her Team of professionals. She is a well driven leader!
I went to check these apartments and they were great, the staff was really helpful with all the questions i had for them, and the maintenance on the complex was excellent, i will recommend this place to my friends and family.

My wife and I moved into this property on 9/18/2014. After a few months of settling in, we experienced our first big rainstorm. That is when we discovered that our ceiling leaked through our ceiling fan. We were also told to just put a bucket under the fan to catch the water and that it would be inspected the following day. We were assured that it had been fixed. A few months later we experienced another storm with significant rainfall and the same thing happened. Once again, they sent somebody out to inspect and repair the leak. We were assured that the problem had been fixed. On August 2nd of this year, another big storm with a significant amount of rainfall. We found our bedroom flooded with water seeping out into the hall and the carpet saturated. Our bed was completely soaked. The leaks this time were coming from many different areas of the ceiling. There were signs of water damage on the walls and ceiling. We were concerned about the possibility of the ceiling weakening to the point of having the ceiling fan collapse or even a part of the ceiling itself falling in. We called the emergency maintenance number and he seemed very unconcerned for our safety and the fact that we could not sleep in our bedroom. He offered to send some carpet people out to suck the moisture up. We told him that made no sense due to the fact that the ceiling was still leaking quit severely. The next morning the manager called us and after listening to us explain the problem told us that he would come by and personally examine the damage. We were told that he would make it a top priority to have roofers come and examine our roof. I dropped into the office and he informed me that the roof had been fixed enough to prevent any further flooding and that it would be completed when the roofers made it to our building to roof repair. When I asked the manager about our property damage, he explained to me that is why we have rental insurance. Fair enough, but completely convinced that it was something they should have to cover considering the damage was due to neglect in repairing our ceiling correctly the first and second time. I than asked if the apartment would at least cover the $500 deductible. Once again, he explained to me that the property typically is not responsible for damage to the tenant’s property. He did however tell me that he would ask corporate for their advice. They never responded!!
When this was owned by Greystar it was a great apartment and a lot less expensive. If we had any problems they would come fix it immediately and would replace appliances if they did not work properly. I was told I was getting a new dish washer and washer and dryer. Now that it has been taken over I do not get any new appliances and they take a very long time to replay to maintenance requests plus raising rent. They also like to charge you pet waste fees without and proof of your dog being guilty of the waste. They are unprofessional and are never in the office so if you have urgent packages coming do not have it sent to the apartment. They close early often without warning. I will not be renewing my lease and I do not recommend this place.

We like the area and nice staff. There are a lot of problems with things breaking and you cant avoid smells that come in from the apartments around you due to bad insulation.

Disgusting. Roach infestation in our apt.The 1st day of my walk through I saw a roach.i asked my leasing agent if they sprayed before I moved in and she said no. That same month they came in and sprayed. 30 days passed and I still saw roaches on my roof, feces in my cabinets where my pots, pans and spatulas are stored, so I called again and theysprayed.weeks pass, feces returned roaches under my couches and now the apt has to be fogged.MIND YOU, I moved in May 1st 2014, and have been living here until the current date of July 26th, 2014. I am not a dirty person & shouldnt pay 800 a month 4 this. By the way second time I called for them to spray, a leasing agent told me this is normal for this time of year and I should close my drains and put bleach down them--which I already had been doing. Also, maintenance is terrible and lazy. First day of move in my washer leaked. I immediately called maintenance and when he showed up, I was told that management doesnt like to pay him over time. Of course when he ran it again, it didnt leak. That being said, it had leaked again. Pictures will show you the water damage. I have lived here before and I loved it, I dont know what happened. The location is great, however the new management is disappointing. I am totally inconvenienced because now ALL of my clothing items have to be cleaned and removed. All electronic items bagged. Not too mention, I work in an office; all of my clothing, my husbands dress shirts, have to be taken to the dry cleaners. Not too mention, I have spent over 40 dollars on purchasing raid, roach bait, and cleaning supplies because I have been mopping EVERY DAY. This has increased my electricity costs greatly because I vacuum DAILY. Also, when I moved in there was a crack under my door, I was told it would be fixed...never came back. It was only until two months later I was cleaning my baseboards and remembered it still needed to be fixed! However, why should I have to remember that it needs to be fixed? WHY wasnt this done before I moved in? Why, do I have to have caulking in my bathroom re done because bugs are getting through cracks under my tub? Shouldnt this have been done BEFORE I moved in? Doesnt MANAGEMENT check their apartments before a tenant moves in? Apparently here, they half @%€ their job. Proof is in the pictures . Also, damage to my counter from a previous tenant was covered with grey spray paint. Pics coming soon on that one! Its sad, like I said before I loved this location and area. Second time around, extremely disappointed, and disgusted. If breaking the lease was an option I would.
I feel great when I fisrt come to arrive ocotillo. I was attracted by the two swimming pool and fitness center. I love here.
My wife and I are winter residents (snowbirds) and have been returning to this facility for four years now. It has changed management companies/owners 3 times during that period.This year we have been very pleased with the new company and the staff. We do know Alexis from the previous management group, and were extremely pleased to learn she is still here. Alexis has been very helpful with not only the initial contract, but with the details of moving in, making it a smooth operation.The facility is absolutely the nicest in the area with all the upgrades and improvements they have made. Although the inconvenience during the construction periods is always a frustration, Alexis and her staff Lauren and Justin have been fabulous throughout the process.We hosted a party in the recreation center and the pool area for over thirty of our friends on St Patricks day and both Lauren and Justin were absolutely awesome, helping us provide a venue to a great party.We look forward to our next winter stay here at ARRIVE OCOTILLO.Steve & Carol DuVallKaleva, Michigan

The management company changed right after I moved in July 2014. So far they have been great. Very responsive, and on top of things. Maintenance always comes within the week after putting in an order (based on priority). The maintenance guys are really nice and seem to care about what they are doing. The staff in the office are always there with a smile. I cant say enough about how helpful they are and ready with a good laugh! The location is fantastic as its right in the middle of a shopping area (Albertsons, Frys, Home Goods, etc...) with restaurants. We walk over for frozen yogurt next door. Its quiet here even though you are in the middle of a shopping area. The neighbors who I know are nice and there are a bunch of kids here that my kids like to play with. The amenities are okay, not brand new and a bit dated but its reflected in the lower price. The larger pool is nice, but the smaller pool needs a bit of fixing, and both are slated for upgrades including a new outdoor kitchen. They are currently upgrading apartments with granite and new flooring, fixtures and blinds. So you can rent an updated apartment or a cheaper non-upgraded apartment. Ive never had issues with insects in my apartment although being on the second floor certainly helps. Altogether, Ive had a great experience and my family loves the location. We moved from out-of-state and blindly picked this complex from the internet due to it being the closest apartment from where we are building a house and the kids school. Even though its been temporary I will certainly miss the staff and the neighborhood amenities. We will lose both of these when we move. A big thanks to all the staff! Especially Gwen who seemed to always be there whenever I popped in. Shes very helpful and has a fantastic, warm and bubbly personality. Thanks guys! you do a great job! I would recommend this complex to anyone! *** As a side note, to the person having issues with roaches. They may be coming from a neighboring apartment who is not so clean. Perhaps you can move to a different apartment in the complex? Im in building 15 and the neighbors I have dont have any roach issues either. ***
