Firstly, moving into our apartment was incredibly difficult. We were trying to sign our lease as soon as possible however, it was incredibly difficult to get a response from the property manager, Michael. We continuously emailed him, but he did not respond until the very last minute causing an incredibly amount of stress for both me and my roommate. However, since everything got done and everything was generally okay upon arrival other than the fact we were told the door was going to be unlocked but it was actually locked so we had to go all the way to CPM to get the key, we moved on.Moving in, we realized that theres a terrible pigeon problem on our balconies. The pigeons come here and they have put their droppings all over the balcony and even into the air conditioning. This is a dangerous health hazard. We contacted CPM September 7th and they said someone would come in and clean and they would contact pest control immediately. Nothing happened for two weeks so we contacted them again and we were told that its more of an animal control problem and they dont know if someones actually going to clean it inferring that they probably werent going to do anything. The next time we called, they said they forgot about the maintenance request. We were also told to email the property manager Michael, and he did not respond as expected.Whats really funny is that CPM sold the apartment to SMILE student living on September 30th without ANY notice. So it definitely seems like they ignored this issue because it wouldnt be there responsibility on September 30th.The fact that CPM has this many good reviews is alarming. Also whats frustrating is the fact that they never respond to their emails. Just let us know that you wont respond or re direct us to someone who can. I understand if youre busy, but thats not supposed to be my problem. At least give me an update that youre receiving my emails and youll get back shortly. Even during the times they arent busy, they do not respond to emails. The service from CPM has gone down significantly and it was never that great to begin with.The fact that we have pigeons and pigeon droppings on our balcony and CPM thinking that this is not a serious situation is embarrassing. We were planning on going to the UIUC tenant union at the end of the week because we did not know what else to do.

Our apartment had some issues regarding a broken closet and some loose screws in our furniture and shower rod, and Diosdado Hernandez did a great job in fixing everything for us. He was extremely friendly and willing to help in whatever way possible. Thank you so much!

I lived at Victoria Point for a year and I loved it! Katie is the best and maintenance always had quick response times. The apartments have open layouts and lots of natural lighting, and the free gym membership is a really nice perk!

Rafa was the agent that showed us our apartment two years ago. I remember he being kind and answering all questions we had not only about our current apartment but all others we saw that morning. A few months ago, we run into some issues with the billing of our water. He listened to our concerns and thoroughly checked the bills to find the issue and a solution that was fair for us. We are very grateful!

Reuploaded due to exorbitant amounts of itemized charges at the end of the rent:The owner should notice from last time that I would have fulfilled my part of the agreement if and only if there was no more shenanigans.During our move out week, the elevator was disabled intentionally - it was working at 8 am and then it was put into the closed position during the rest of the day. It was not because of maintenance because two weeks prior to this the elevator was already broken several times and it was fixed.On our deposit from September there was a 0.01 percent of interest that was not explained.There was a fee that was mandator to be paid: 260 dollars worth of carpet cleaning and room cleaning even though the rooms were very very clean when we moved out, as we have video. When I talked with a LiveChat on the website, we were told it would be 40 bucks to clean an entire 4 BR apartment, not 260 bucks.We were in the apartment for 2 weeks in may, but we received 60 dollars of overages that were similar to the overages that accounted for a FULL MONTH.We also got a charge for scuffed walls for an amount of 25 dollars, which somehow doesnt go into the charge for the cleaning of the rooms that already exceeded 260 dollars.Overall our deposit was taken from us, and its much less a deposit and more so a cleaning fee for the corporations to take from the students.1/5.===========================================================This apartment SHOULD be one of the LAST RESORTS for students! Heed this warning!Heres my experience:Shared a balcony with neighbors.Drug dealers ARE on the premises.Hallways smell like marijuana (seriously).The elevator is fine. Nobody really cares if they dirty the elevators, so expect some fluids or waste in the elevator from time to time.Called about a leaky faucet about 3 months ago, repair waits until the month of the winter break to fix it because then if they dont, they know that we would be suspicious of why it is leaking during winter break.Fiber Internet, wall ports are all limited to cat5, youre looking at maxing out around 100 Mbps. This is a big factor for some people!Rodent and cockroach problems.The apartment was unclean on move-in, the hot tub upstairs had hair from an unknown source in it upon turning on.Maintenance takes ages, so if you thought that you could fix most of these problems by calling in maintenance, youre in for the long haul.The location of the apartment makes it so that there is convenient access to Country Market, but theres lots of white noise. Come here if you want to hear cars driving and people partying. Even on the 3rd floor, you hear cars, skateboards, bikes, and people moving around.I wish I could undo my mistake of renting here! But if youre fine with the same experience as me, go for it! I dont recommend it though because its not worth the hassle.

The fact that managers know a winter storm is coming and knows the severity of the effects it can have on the apartments (Daniel Towers) just highlights how much consideration they have for students that live there and their schedules. Definitely wouldn’t recommend living here unless you want managers that don’t care about your daily life during a stressful semester in the midst of a pandemic. Also, my apartment is flooded because the heat doesn’t work due to pipes that are frozen. Pipes that could’ve been taken care of before a strong winter hits.

Daniel Shoemaker was a great help to my friend and I. Got our lease ready for us and was very friendly. He explained everything very clearly to us and answered all of our questions. He also got us a great deal on parking and made sure we were all set with the parking spot we wanted. Great service and a great team at CPM!

I called maintenance regarding to a broken toilet and we had a quick response from Jay, the maintenance worker. He was very safe and wore a mask and participated in social distancing. He was able to fix the toilet within minutes and asked if there was anything else he could do and he fixed not only our kitchen light but our sink as well. He was very efficient and was very polite. Great service. Thank you for everything.

I live in the building attached to their management office. They are incredibly disorganized. We overpaid them 1500 some time ago. Despite repeated attempts to get it back, a month long glitch in the portal made it look like we were behind on rent. When I went to clear things up with them, I was told not to worry. But the following day the internet was shut off. On a holiday weekend. When most of campus was closed. And obviously their office was closed for the next 3 days. Some of the managers are trying their best but cant do much with the sheer lack of communication in the office.

AVOID AT ANY COST!!! Apartment is old, carpet is extremely gross and it doesnt matter how many times you complained about it, theyve never come cleaned it. Most ironically, they asked us to pay $1000 for remodeling the apartment, one month after we moved out! Since when tenants are responsible for the cost of remodeling the apartment? The carpet service which never come for a year, showed up after we moved out and charges us $100, painting cost is $326, oh, they even charged $300 for replacing the chairs and blinds. The only reason they are still in business is because they scam people. Absolutely not recommend!!!

After moving into my new apartment, there were a few small maintenance related things that needed to be attended to -- including a microwave that was not functioning well. I reached out my property manager, Katie, and explained the problems we noticed. About one hour later, maintenance was at our apartment fixing the microwave. By Tuesday, all other maintenance requests were attended to.Katie, specifically, is super responsive via email and phone which makes getting things fixed a breeze. (Thank you!) The maintenance staff are also super friendly, efficient, and thorough.

We had requested for cabinets to be installed in our kitchen. CPM got the cabinet installed soon after our move in. Although it was lot of work, they finished it within a single day. CPM has been responsive to our maintenance requests, including this one, and helped make our stay comfortable.

*read in entirety* Horrible management. The apartment was disgusting upon arrival. We moved into our apartment and the kitchen was covered in grease floor to ceiling from the previous tenant. Black sooty handprints all over the walls. Doors falling off hinges. Dryer vent not hooked up and massive amounts of lint in the vent. Major fire hazard. Light bulbs were missing from almost every fixture. Sink was clogged the day we moved in, and maintenance took three days to respond at all. When they did finally show up, they left a humongous mess of sludge all over the floors. The kick plate for the deadbolt had been broken as if the door had been kicked in, and the door did not latch or lock. After three attempts to get it replaced, maintenance simply turned the kick plate over. Due to COVID, myself and the other tenant had to evacuate 4 months early. We attempted to break the lease, which we were unable to do (understandable). We later get a notification from the water company that there is a leak in our apartment and our bill has gone over $200 (we usually ran $30-40 per month). We called at least a dozen times to see if someone could check on the unit as neither of us were able to drive the 2 hrs and take off work. NOBODY DID ANYTHING FOR FIVE DAYS. THE WATER BILL SOARED OVER $800. The property manager had been notified several times that we were vacating the unit and when asked for move out instructions, they were sent to us two months after returning the keys. They now have the audacity to charge a cleaning fee for an apartment I scrubbed top to bottom and was cleaner when I left than when I moved in.Property manager is never in the office when she is supposed to be, does not respond to any correspondence in a timely manner.

Worst company I have ever dealt with. Leasing agent lied to us when he showed the apartment. On move in day they tried to lock us out and close early before we could get our keys despite saying they would be open until a certain time. If you do not call maintenance on a daily basis, it will probably never get done. Their employees leave fake reviews across the internet as well because most real customers are unsatisfied. Overall a shady and unhelpful company. Eternally grateful my lease is up and I never have to give them another cent.update- they reach out over negative reviews left on google faster than they reply to maintenance requests. A perfect representation of their shady company.

*avoid at all cost* The entire apartment was filthy upon arrival. Not only were there layers of stainage and dirt on everything, but the carpet had not been touched whatsoever. If they are charging people to clean it, it should be done before the next lessees move in. We also had broken light fixtures in 2 of the rooms, broken windows which are yet to be repaired within the 3 months we have been here which im sure is a safety violation. Maintenance comes and goes without actually doing anything, always saying that they will come back later and dont. We also were over charged for utilities when no one was in the apartment to possibly go over! Also, to top it off the elevator stops working constantly and the certification is expired from the city!

They own more than half the affordable properties in town, so that you are likely to be stuck with them without a choice! My advice if you are: Persistently bother them with any maintenance issues and injustices, so that you dont feel like theyre just taking your money, while doing nothing else! (Edited review)

Maintenance people never wear a mask during the pandemic and they always break in without any prior notice. They just knock on the door and enter my room if I don’t response immediately even if I’m sleeping. Last time the staff broke in saying he need to go to the roof and just passed my room several times. He came in the morning then I notified the office immediately. Staff in the office told me it was a mistake and promise to notify me next time before they come, but the maintenance people broke in again later. I asked again if they can email me before people enter in, then the office staff said they only knock and enter.DO NOT live here if you wanna stay safe during this pandemic. I rented the whole unit alone to keep social distance, and I didn’t know people will regularly come in without masks.Also, be aware when signing the lease, that they charge you $120 cleaning fee if you don’t give them a receipt to proof you have professionals done it.

Where Im living rn is a newly built apt so the interiors are nicely done. The rooms and kitchen are furnished well, too. The rent was quite cheap for a newly built, fancy apartment. You might experience moderate noise problems from upstairs on Friday nights but for me the problem was easily solved after l left a note for upstair neighbors. (Noting that every apt Ive been in Champaign always had noise probs but CPM was the only place where I could find a solution.) I recently talked to CPM agent on phone and he was a kind person as well.

My AC wasn’t working. I appreciate Stephen Mills effort. He is smart and in a matter of second found out what was the problem. There was an extra capacitor is his backpack so in no time he fixed the problem. I hope we have all the worker as efficient as him in every work place.

I would rather be homeless than ever living with CPM again. Their staff is rude and they are a mess. I ask 1 question and I get 5 different answers. You make 1 maintenance request and it takes 5 more to actually fix the problem. The things they charge on the security deposit are a joke and outrageous. CPM IS HORRIBLE.

While I have not moved in yet, so far I have had a good experience. When looking for an apartment, Jeremy Klein gave me a tour around the apartment that was nice and at a good price. The air conditioner in my apartment stopped working completely rather unexpected. We put in a work order and Stephen Mills came by this afternoon. He greeted us and was very friendly and went to work quickly. He told us that our air conditioner just needed to be recharged and now everything is working well.

I have been a resident at Victoria Point with CPM since July 2017. The manager here Katie Babb has been the best! Residents are offered regular office hours or opportunities to make appointments to meet. Katie has partnered with me to troubleshoot renter questions, such as how to make energy efficient decisions. Katie is quick to communicate to the Victoria Point community when maintenance and preventative care are occurring on the property.I have requested maintenance work resolved efficiently and each visit is documented.I also appreciate the manager Katie’s collaboration with the Victoria Point community. She listens to concerns and requests, and works to ensure a safe and pleasant place to live. I appreciate the care that is taken of the units and feel like a partner in having a great home here at Victoria Point. The common spaces are regularly cleaned. Landscaping, lawn care, and snow removal from the parking lot is consistent. One of my favorite things about this unit is all of the natural light I can enjoy. The opportunity to use the Refinery Gym as a benefit from residing here is another perk. I have just renewed my lease and am happy to live at Victoria Point. @CPM_APTS

I lived at 510 E Michigan for almost 2yrs. The Property Manager Carol McDonald was wonderful! She addressed every issue in a timely manner, while maintaining superb customer service skills and professionalism. There was never a time that she didnt have a smile on her face or wasnt willing to help. I sincerely appreciate her, it made the stay that much better. I would have stayed longer, but my family needed more space and in-unit laundry. However, I highly recommend this property to others looking to rent. If you decide to go with CPM, tell Carol I said hello!

The emergency maintenance service is good. When I called the hotline and told them that my A/C needed to be repaired. Stephen Mills arrived at my apartment in a short time. He went up and down the roof several times and got the A/C worked.

Excellent service and very polite staff. This case is about burning fuse box. Ben came over to help us the very next day we requested for maintenance. He was very polite and scrutinized through the fuse box to figure out the reason for the burning plastic smell that was in the room.He is very efficient and minimized the repair time so that it wont interfere with normal usage of hot water and air conditioning.Highly recommended!

Thank you Mr. Stephen Mills for fixing our A/C quickly and efficiently! He described the problem in simple terms so that anyone could understand. Our apartment was too hot because both coils were dirty, causing them to freeze over. He cleaned it up and now the A/C is functioning better than before!

Excellent service and very polite staff. This case is about refrigerator. Bill Mannin came to help us. He was very polite and checked for the first time whether the refrigerator could be repaired. After checking, he said that we need to switch to another one. After 20 minutes, he came back to give us another. A very warm moment is that he warmly offered the help to clean up the mess made by our previous refrigerator. Highly recommended!

Booking a showing through CPMs website is fast and efficient, and their staff is always quick to respond with any issues. One employee in particular left a lasting impression. Jeremy Klein is the agent who showed me my future apartment and he was incredibly helpful throughout the whole process. He is knowledgeable about all the buildings and policies and is always willing to answer questions. Jeremy was essential for me throughout my leasing process and I cant thank him enough for all his help!

The apartment our boys moved into had some pretty serious electrical issues but Doug was sent out and he worked tirelessly at getting everything fixed. He was very polite and respectful. He was great to the boys as well. Hes a keeper for sure!! Great guy!

Ive lived here for over a year, and I really appreciate CPM Property Manager Carol has been attentive and detail oriented towards my maintenance requests. This post is regarding the next day maintenance service I received. I helped the maintenance person understand what needed to be done, he went to get the parts, and he promptly fixed a leaking kitchen faucet, and caulking needed in the bathroom. Even though its an old building, often with iterative things that need to be fixed, I find its a good value for the space I get.

After signing a lease we found ourselves having to move out of the country, and she assisted in the process or re-renting our apartment and ensuring we werent responsible for the lease any longer. I would give CPM 0 stars. I decided to live at one of their apartments because the person who showed me my apartment was very friendly but I didnt know much about their deficient maintenance and poor professionalism. Our elevator has been problematic several times in the past year and now it is completely down. It hasnt been working properly for months and now it has been completely down for over two weeks. I am paying $800 per month and I think it is unfair that everyone who lives in the apartment is paying for something that doesnt even work. Furthermore, I received messages about my apartment being shown to people multiple times but sometimes I felt that it was a little last minute to notify me as they would message me only 2-3 hours before. I was infuriated when they notified me about a potential tour only a few minutes before. I called the office about this and they said, it is stated in my lease. I am aware of this but I believe that it is beyond unprofessional to deliver a message like this. After arguing and asking to simply consider my perspective, they told me that they are not going to show the apartment on that day, but they did so in a rude tone of voice. As I read reviews from other people who had bad experiences with CPM, I am more concerned continuing to pay for poor service, amenities, and being ripped off of security deposit money.-------------------------------------------------------------------Few days after the above situation, someone from CPM contacted me. They asked for a meeting for them to explain the situation with our elevator. I asked for the explanation through email. In the email, they said that they signed a contract with an elevator repair company LAST WEEK. I feel that this stressful experience could have been easily prevented if they put a notice on the elevator about the situation and didnt rudely speak to me on the phone about another issue. They completely ignored the part about their staff speaking in an unkindly manner and gave no apology to both situations. After they explained their position, they asked me about modifying my review about them. There was no apology whatsoever.

My roommates and I viewed 304 E. Daniel with one of the leasing agents Brendan. He was very helpful, personable, and knew a lot about the apartment layouts he showed us. He was able to answer all of our questions for us! We signed our lease and cant wait to live there!

I was given a couple of tours by Jeremy Klein and I can say I always had a positive experience. He was honest about the apartments and generally kind. If I ever had any question, it was easy to reach out to him and it made the whole leasing process easier.

Experience so far... pathetic excuse for a “professional” property management company. They should be very embarrassed for the manner in which they have and havent approached situations brought up to them, especially in a timely manner. Dealt with many good leasing companies, would not recommend this one.

I just signed with CPM and it will be my first year living with them. Right off the bat, I had a good experience. Madison gave me tours and was extremely friendly when we met. During the tour, she was very informative and was super reliable after the tour as well.

Excellent service and very polite staff. Thanks for Bill Mannin who coming to help us. He was very polite and bring our a new washing machine when the older one couldnt work well. He also offer clean up for the room to put washing machine. Thats very kind of him.

Ive been living in one of this companys apartment for over a year. Their services are good, the rent is cheap and the apartments quality is good enough for the price. I think the customer service is remarkable. For example Jeremy Klein, who has showed me other apartments, was friendly, on time, and patient with all my questions.

I had an amazing experience working with Carol MacDonald. She was extremely helpful when I was interested in the apt and had to sign the lease for my apt while in a different country. After moving in she was available to answer any questions of concerns I had in person or via email and was always very warm and welcoming. The only negative about living there is when putting in a work order request, you wont be notified when the repair will occur. Moving out was also very smooth and she accommodated me while I was trying to find someone to move in so I could extend my stay (issues between the end of the lease and finishing my schooling at the UofI vet school).

We had a good experience with CPM. The guy who gave us a tour of apartments, Jeremy, was really helpful and informative and we ended up signing a lease. The apartments we saw were well maintained and value for money. Will recommend.

Mr. Travist did an excellent job fixing our water heater machine. He came by the same day as I called CPM to stop the water leakage. He came in right next morning to enhance the functionality of our heater so that we can have warm shower! It was a pleasure to meet him and thank him so much.

He arrived quickly and solved it with his proficiency, really a great job.In addition, during the time visiting apartments, Edward Rice and Dakota Ruff were quite nice and answered questions patiently, eventually I decided to sign the lease for the next year.Thanks so much!

Had to get a washer put into my apt and it got to me pretty quickly. Bill Mannin was the one that Installed it and he even offered to fix up a couple other things for me. Very nice and good service

Jeremy showed me a number of apartments and even went above and beyond to show me other nearby apartments that we didnt initially plan to see but he thought I might like. He answered all my questions and made sure we covered everything I might like to know. Even after the showing, he was available to ask questions to. Ultimately, he helped me find a perfect place and get a lease in order for next year!
