I have lived in the Avant community going on three years now. I am on my 3rd apartment and have lived on every floor. I have faced all sides and courtyards within in that time. I would highly recommend living here.Maintenance- Whenever I have experienced a maintenance issue (rarely), the staff was always on it. If things were delayed, there was a perfect line of communication to keep me up to date.Safety- All doors have a key FAB system into every room. This applies to garage entrance and elevator entrance as well. It is safe to say, aside from that, it is pretty much is a gated community from the exterior in. You need a fab to enter the grounds.Amenities- Where do I begin? A heated pool to start that is always clean and never out of service. Crowd ranges from young professionals to retired residents. For kids, there are multiple courtyards with table games and family areas for grilling and relaxing near fire pits. If I am feeling lazy and dont feel like driving to my gym, The Avants gym gets the job done.Staff- I have never had an issue with the staffing here, and it has been the same faces since I moved here. They are always professional. If I ever need an explanation regarding anything it is a open door policy feeling. I can just walk right in.Parking Garage- Name another location that has a clean 4 level spacious garage with an amazon box that doesnt charge to park in? I think that is enough said.Ive noticed a couple negative reviews here, and thats unfortunate! I highly recommend this location. It is the cleanest place day to day.
The Avant is such a welcoming community with luxurious amenities available for all residents! The staff is very friendly and on top of everything that gets thrown their way. Would definitely recommend this complex for anyone considering.
From the moment I walked in for my apartment tour, I knew I was home. This complex is VERY secure with their key fob system, making anyone living on their own feel safe in doing so. The amenities are beautifully kept and you can’t help but want to join in on the fun that happens in the courtyard/pool areas or host your own get togethers. While moving in, I met so many kind and welcoming people, who 1. I am lucky to call my neighbors and 2. were gracious enough to give me a helping hand if I needed! If you are looking for a place with modern/contemporary style, vast natural lighting from floor to ceiling windows, stunning views of the sunrise/sunset, and an enriched social experience you get to call your community, consider living at the Avant!I also wanted to give a very special thank you to Brandon, Brooks and Eva, who are key members of the stellar staff here. They go out of their way to make you feel at home and that you are an important part of this community. They are always quick to answer my questions and give me the information I need when it comes to payments, internet options, valet trash info, you name it! Their kindness alone has made me believe that, in this big leap of living on my own, I have made the perfect decision.
The community is beautiful, with great amenities. The staff is kind and helpful. The location is great, as it is in walking distance of shops and restaurants, as well as grocery stores!
Ive been here a few years, and the property is nice with great amenities. Unfortunately, the building is very loud -- I moved from the first to the top floor to get away from stomping over my head. However, even being on the top floor, I find myself often looking up only to realize its coming from the hall.My review would be higher, but Im currently highly disappointed with the lack of communication of important information and over-communicated on nonsense topics. I woke up this morning to my BRAND NEW car, not being where I parked it. I called the office and was told they moved it and sent an email to notify us not to park on the 3rd and 4th floors. I receive my billing statement via email without fail, and I did NOT receive one email regarding parking. Whats even more frustrating is they advertise social gatherings via fliers posted in the elevators, gym doors, mail-room, etc. They put Christmas cards and candy canes on each door but fail to communicate, possibly moving your vehicle effectively. In addition, you must provide every detail about your car to the office -- so its unacceptable they didnt attempt to contact residents before just moving their vehicles.I probably will not renew my lease.
The Avant was an amazing place to live. The staff is so friendly, I worked closely with Eva in the front office and she was great. The amenities make you feel like you are living at a resort and the gym was super nice. There are numerous floor plans and having covered parking was a huge bonus through the winter.
I have absolutely enjoyed my time here at Avant and I definitely see myself living here for a couple of years! The staff is very timely and helpful whenever I am having issues.The community in and of itself sells itself - the apartment is just the icing on the cake! 10/10 would recommend.
There is no denying that the amenities and the community at the Avant Apartments are excellent. The neighbors I met and interacted with here are by far some of the best in Carmel. That, however, is where anything abundantly positive about this complex ends.The leasing consultants and property managers will wow you during your tour with the fantastic upgrades, pool, and multiple common spaces. However, renter beware that once you move into this apartment, the staff seem to go missing unless they need something from you.Suppose you are experiencing issues, like maintenance problems or loud neighbors. In that case, you may go months without getting a reply from the staff. But, if they lose your pet documentation (likely due to their high staff turnover), youll be pestered to no end. The employees are far more concerned with meeting occupancy quotas than keeping existing residents. The Avant Instagram once even shared staff out drinking to celebrate over 90% occupancy. My email regarding a loud neighbor, however, was still unanswered. While I can appreciate this as a professional accomplishment, I could not appreciate this as a resident.I also strongly recommend that you be physically present with staff/maintenance during your move-out inspection.Based on discussions with others in Carmel, these problems seem to be present at nearly every Edward Rose & Sons property. Overall, the experience of living at the Avant was average-to-good. There are many similar apartment options in Carmel. At this price point, the Avant must do more than have excellent amenities to remain as competitive as they once were.
I have lived at the Avant for about 5 months now and am happy with my decision. David the leasing agent has gone above and beyond to help us find the right apartment that fit what we were looking for. Any problem we have had has been fixed within a day and they were not major issues. There is plenty of parking, garage & street spaces. The community areas are well kept and inviting. The community is very dog friendly and offers a very large dog park compared to other complexes. The only thing that could improve is more shaded areas for the dogs / owners on the hot summer days.
Apartment finishes are good as well as building amenities but not worth the extra cost and really bad only WiFi option ($75 for 75Mbps). Also, after paying $2,000+/mo and leaving the property they charge for multiple repairs to the unit regarding normal wear and tear as well as pet damages...Really disappointing!! Recommend to look somewhere else closer to the Monon with walking distance to restaurants and services...And better WiFi which is so important nowadays when working from home.
There is so much to love about this community. I fell in love with the clubhouse area right when I toured the community. From the areas you can reserve to the amazing pool the finishes and details are so upscale and beautiful. My favorite thing about the community though is how pet friendly it is! Great pet park, walking areas and doggie pickup stations throughout the community. It’s a great place for me and my fur baby to call home. I highly recommend checking out all this spectacular place has to offer.
Overall an amazing apartment complex with an even better staff (especially Brandon and David). I can’t imagine living anywhere else in the Indianapolis area.
5-stars for Josh, Avant Maintenance Tech, who recently completed an interior fan installation for my living room. He arrived wearing proper PPE and completed the work in a timely manner. He was respectful of my property and extremely courteous. While finishing the work, he took pride in his statement that the staff here at The Avant Take Care of Their Residents. Thank you!
AVOID LIVING HERE. I have lived here for over a year and it was one of the worst housing decisions my family has made. From day one, management and staff has changed a lot. People are fired often it seems, which makes it hard to communicate. My pros about this place is the nice mailing system, updated appliances, and overall safety. Some of the staff are also top notch, like Brandon and maintenance workers, but the cons of living here far outweigh any pros. The biggest problems are SOUND and QUALITY.SOUND- Not only do I always hear my neighbors (whether it’s loud footsteps or listening to music/TV), but other residents party in the courtyard and pool area between the hours of 11 PM and 5 AM. I’ve had to call the Carmel Police Department MULTIPLE times for sound complaints. Playing beer pong like teenagers at 3 am on a week night is unacceptable. Please know I’m writing this review at 5 am because yet again, partiers woke me up. My husband and I both have careers and have trouble sleeping most nights. If you think I’m overreacting, please know the Carmel police themselves have told me they get called all time for sound complaints at Avant.QUALITY- Despite our apartment being “luxury” and brand new, we moved in with broken cabinets, have dealt with ongoing mold issues caused from leaks, broken locks, and bug issues. All of these problems have gone on for months, and while some got fixed, others did not, like the bug issue or the mold just comes back. The mold was just removed again and I’m praying it won’t come back. While I applaud Avant for quickly resolving some issues, a “luxury” apartment shouldn’t have these issues in the first place.If you can afford to live here, just buy a house or live somewhere else. We live in a 1 bed/1 bath apartment with roughly 700 square feet for about $1,300 a month. With that money, you can easily afford a house or at least get a bigger apartment somewhere else. Avant is overpriced and not worth the hassle. Don’t let the beauty of the place or the pool drag you in, because mold is not pretty and the pool is freezing. I only recommend living here if you’re living on the fourth floor not facing the pool (avoid facing the pool and nearby courtyard as this is where the parties and drinking happens), if you’re one of the partiers causing problems, can sleep through anything, or if you’re unemployed and don’t mind losing sleep. On the bright side, this experience has made us realize to never rent again and we are currently in the process of building a big, beautiful home. Until then, we are counting down the days till our lease is over.
Awesome staff that are so friendly and helpful. They also throw excellent resident appreciation parties. The apartments are beautiful. So happy we moved here!
I wanted to update my review because Angelic called right away and has been working with me to resolve every issue I’ve had. I think there was some missing communication and she wasn’t getting all of the information. She really has gone above and beyond to help me out and I really appreciate that. The amenities here are very beautiful and I use some of them every day.
1 I had to move to another unit because the neighbor made a lot of noise. The leasing office charged me another application fee.2 They refused to refund my deposit and charged me a fake bill about 1200.3 They are using a collecting agency to insult me now
We are in the market for an apartment and met with Hanna today. It was a very pleasant experience. Hanna was welcoming, very good at explaining the property. Took the time to tour us through the model apartment, the common areas, the grotto,pool area and garages.Hanna spent a lot of time with us and we fell well informed. Hanna agreed to call us in a month with potential availability of an apartment with the floor plan that suits us best.Bill and Laura Mrozinski
I just moved into the Avant from another comparable apartment complex in the area, and am very glad I did! Everything is brand new, and the entire facility is top notch. Compared to my last apartment, the Avants floor plans offer great natural light, high ceilings, and very high quality, contemporary appliances. Special shout out to Hannah and Brenda in the leasing office, who are very friendly and tremendously helpful. I would highly recommend the Avant to anyone looking for rental property in the Carmel area.
Living next door has been a treat watching these apartments come together! I cannot wait to see them completed. The floor plans look incredible and the staff is super helpful and friendly. They have set the bar and I would definitely recommend these new-age, urban apartments!
Never heard back from leasing staff after touring. Decided to live down the road instead at Sophia Square. They followed up with me, talked about what was important for me, and they showed an empty apartment so I knew what I would realistically be living in. The Avant showed an apartment I was not able to move into. The ceilings wouldnt have been the same height, all windows would not be where they are in the model, the bedrooms were tiny, and they have so many different accessory packages that it gets confusing. I want to live somewhere that will take care of my needs and be responsive when something goes wrong.
Im providing two stars instead of one because the apartments are quite nice. Excellent finishes, appliances, floor plans and the overall property I think will be beautiful when its finished. I also added an extra star because Hannah, the leasing specialist was stellar. Very polite, thorough and explained everything. The problem was with their overall communication which from previous comments seems to be a trend. Hannah was out of the office during training for the entire week and a half we were trying to get everything in order. My 72 year old mother was moving out of her house and was exploring apartment living for the first time since the 60s and was very excited about this place. We had only 30 days to find someplace. We applied on 02/21/2019 in the morning. We didnt hear anything all day, no follow-up regarding the application, I sent an e-mail again on 02/22 asking for a status and if they required any further documentation. The other leasing consultant e-mailed back saying Hannah was out and that she would follow-up with the property manager by the end of the day but assured me no other documentation was needed. We never heard anything. We sent numerous e-mails to the property manager but her turnaround was about 2-3 days. Turns out additional documentation was needed. I have never had such a horrible experience. By March 6th, roughly a week before she planned to be out, we heard from Hannah again. I explained over the phone that too much time had passed and it was like pulling teeth to get an answer or in touch with anyone in the office. We viewed, applied and were approved at The Olivia down the street all within 24 hours, no issues. They were very polite, quick to respond and got everything in order. We just did not have the time to wait around for the Property Manager to do her job. Whats worse, my mother thought they just didnt want her there and was very upset about the whole ordeal. Its very hard for someone to move out of their house especially since her husband/my father passed away and that was why she was downsizing. She is very happy where she is now but this place was not worth the headache.
Honestly just rating this as a 1 star to offset all the fake 5 star ratings. How are you going to pretend its 5 stars when it isnt open and keeps being delayed? Almost all the posters with less than 5 reviews too? LolzThat being said they look amazing, but Im not a fan of fake review numbers.
Awful communication. Our move in date was changed 3 times and we had to call the office to find this out. We couldnt keep paying month to month in our current place waiting for the Avant to open. The management wasnt willing to work with us at all. We understand there are complications with a new build but changing our move in date 3+ months later than the planned time isnt feasible for most people who have other leases/commitments.
The leasing office here has the absolute worst service I have ever encountered when trying to find an apartment. My move-in date has been delayed twice, but I never found that out until I called the office myself to confirm my move-in date. They never sent me a notification about the delay. Also note that you will never receive an email response if you try to contact them. Im happy to say that I am moving into a different apartment complex that actually has respect for prospective tenants and responds in a timely manner. Its not worth moving into a brand new apartment if the leasing office cant respond to you or have the decency to notify you that the apartment you were counting on is not going to be ready.
I am a current resident of Avant and I was really hoping things would improve here and I could wait until my lease ended to review the facility and staff, but it has been pretty stable.I would not recommend leasing here, even if you can get a hold of the staff. I am halfway through my lease, and I am so excited I have already started looking elsewhere. I made a mistake when I chose to live here over other communities. The perks a new apartment do not outweigh the staff or the quality of your unit.Move-in: I scheduled a very tight move in date which was agreed upon by the leasing specialist to coincide with my previous leases end date. Long story short they changed my move in date twice and I only found out because I called them. I was never formally notified. My stuff all ended up in storage, which they reimbursed, but I cannot get my time back. During my move-in fiasco, they had trouble answering my phone calls. I actually ended up putting my number as private, and coincidentally they answered when it was private. Huge communication issue, seven months later it is still not resolved.Lease term to date: There is still an open item in my lease agreement apartment checklist that is still unresolved as of seven months.... a new apartment complex.... no promise in sight that it will be resolved by the time I move out. They market the units as being sound proof? I can hear every conversation in the hallway like it is in my unit, kind of frightening. Also I have previously heard the contractors working in the unit above me and gave them the benefit of the doubt and that they were just loud. I should not have done that. I believe people moved in above me today…. Wow…. I hope you don’t plan on having a peaceful quiet apartment. You can hear everything above you. I have never had this problem in any complex. My patio, my windows, and my screens are filthy from construction debris and there is no planned date at this point for the property manager to clean it. In addition I was sold on the outdoor areas being completed last year…. They are still going hard trying to finish. Do not let them sell you on a completion date, because it seems to be a moving target.I can keep going, but I would lose your interest.I want to ensure I save other people’s time with this place. I pay a premium price so that when I come home from a long days work I don’t have to worry about apartment issues. Part of the reason I chose a new complex. Well, I made a mistake. I recommend choosing an established complex with good reviews and a responsive staff management team.Through my term I have reached out to each manager, each specialist, and the property management group themselves and have made no progress on any of my concerns.Good luck if you choose Avant.Update for response:Credits - I received a credit for a storage unit which I had to move into because of the lack of communication from the apartment staff.Professional cleaning: I sent the staff an email the same day notifying them that the cleaning was horrendous and there was debris left from the cleaners inside of my apartment... I’m concerned my units patio, windows, or screens will ever be clean for my time here.No response on the open item or on the surrounding noise of the community?
Without scripting a Novel, Ill do my best to summarize my thoughts about the community and my experience prior to moving in.For starters- the community is amazing. The units themselves are high quality, phenomenal finishes and are truly contemporary.High ceilings, beautiful and bright lighting, and amazing color schemes.Of equal importance- the units are QUIET. From what Ive seen, the neighbors are cognizant of being in apartments and are respectful of each other with regards to sounds and keeping the noise level down.The exterior of the community speaks for itself, and the amenities are second to none. Once the pool is ready, next summer will be amazing with all of the outdoor seating areas and common spaces.To those that may have left less than glowing reviews regarding their move-in experience.. keep in mind that the community has been UNDER CONSTRUCTION.With that- comes a lot of unknowns, delays, and variables that the management Team has zero control over.All that being said.. Brenda, Krista and Matt have been amazing.I dealt with hiccups like others, but honestly Brenda and Krista are a primary factor why I waited it out and stuck with Avant.Doing so was absolutely the right decision. I love my unit, and the community. Creme de la creme of apartment living!

We were so excited to go visit this apartment complex and unfortunately we were met at the door by the rudest sales associate. She was condisending and extremely unhelpful, even stating “I need your IDs in case you try to murder me during the tour”. We were very disappointed with the entire experience and we will not go back. After that disastor of a tour, we walked over to The Olivia next door and had a far better experience!
Im apartment hunting. I was driving by avant and it looked nice so I tried to go in. I get to the clubhouse door in the parking garage and call the office to be let in but it doesnt work when she tries to unlock it. So she just hangs up and leaves me there. Im standing around like an idiot not sure if shes gonna come open the door herself or what but whatever. You lost a customer.

I cannot even begin to explain how horrendous our experience has been with Avant and the developing company Edward Rose. Our move in date was moved theee times unexpectedly for vague reasons, the last time rendering us homeless. The day before we left Illinois with a completely packed Uhaul, we were informed our move in date was pushed back four months. Now, almost two months later, my wife and I are still waiting to receive our deposit back. Once again, they have managed to disappoint. I urge everyone to stay away when dealing with this company. The apartments are beautiful yes, but lack of integrity this company holds has been an absolute nightmare.
The internet here was a deal breaker for me. $50 for 25mbps is the base. For those of you who aren’t tech savvy, that is horrendous. I currently pay $80 for 1000 mbps a few blocks away from here. The best you can get is 75mbps for $95. Seriously? Most companies offer 300ish for $50 a month now a days. If you stream any UHD content or have multiple people on the internet, you are going to have a nightmare of an experience. Any management company willing to screw you on paying a ridiculous amount for terrible internet isn’t somewhere you want to live. I would suggest you overhaul this ASAP because I’ve already warned a few of my friends about this.
