The most stingy and money driven apartments I have ever lived at. Literally have people drive around looking for parking permits and if you don’t they will tow you on the spot. Parked my jeep for 35 minutes to help my pregnant wife move furniture since we couldn’t fit it just in her car. 35 minutes later my jeep was on the back of a tow truck. Than you wonder why not just park on the streets ? Well good luck finding parking anytime after 5pm. Best option is to park in another area and have your friend or roommate pick you up. If you ever have a maintenance call go ahead and give it about two weeks to get fixed or call everyday your choice. When they need to do anything to the apartments your personal space / time is not respected. Half of the washers and dryers are broken. They are very small so they can only fit small loads. See the problem with that is now you have to do more loads which equals more money. They also have a bunch of trees around the premise that produce lots of sap which is hard to get of your cars. Only plus to these apartments is that you’re in Carlsbad. Over all experience is extremely poor. Go ahead and just find another place I promise it will be worth it. Best of luck to any poor soul who has to deal with the incompetence of the staff who manages these apartments day by day.
We were searching for a while for a place for my mom and couldn’t find anything. We spoke to this place a few times and we finally were able to get her into something. The people in the office are nice and helped my mom feel comfortable. The manager definitely knows a lot about apartments, and she was the one that reached out when there was a spot available so you can tell she’s helping out. Everything was clean and the inside of the apartment was new. Everyone seemed to get along in the office and that’s important. We’re very happy.
Wouldnt advise living here unless you want your car towed! Had some friends over last weekend and their vehicles were towed at 4am, which obviously serves no purpose but to make things difficult for residents. Makes it incredibly tough to have guests over and the managers need to do a way better job of allocating spaces. Definitely would skip on this one.
Cheers to change! The new manager is really great at communicating, it’s probably the best it’s been in the 2 years I’ve lived here. We get email updates pretty much weekly and then anything important involves a notice to the door as well. There have been a few hiccups during my stay which could be blamed on COVID rules and the construction. The maintenance is great, I can’t say enough good things about them! They are always quick and you always see them working. The biggest thing to me is communication and they get a big thumbs up in that department! I just renewed so that should say how happy I am. Great job guys!

You get what you pay for when it comes to the apartment. The staff is great and always tries to help the community. The community on the other hand isn’t the best. It’s probably because of the thin walls at the apartments, you can literally hear EVERYTHING. The outside is trashy and no one seems to pick up after their dogs. Again the staff tries to get people to comply to rules and regulations, but I think the community is just too big to control. Overall, I didn’t mind the place but definitely happy to have moved.
Nice place thou they are so money minded reason is they dont give you a parking space unless you pay for it wic is gonna cost you $600 a year. Apartments should have a designated parking space. But they dont care so u parking anywhere as they say and then you get ur car towed and you got to pay charges and and you park by the street ur car get broken into.
Request was put in Sunday night. Maintenance was completed by the time I got home from work Monday night. You guys did a great job
The staff is extremely helpful, knowledgeable, and respond promptly. They keep the facilities in great shape, and if there are any issues that arrive, they immediately correct it. I would Highly recommend to friends and family looking for an apartment. Ideal location close to supermarkets, shopping centers, and great restaurants.

All maintenance requests are handled promptly and they leave little note cards so that you know what was done or what still needs to be. Great service.
I love living here. The office staff is nice and very helpful. I Placed a maintenance order online and in a couple of hours it was done. I like how they keep you updated on what’s going on through email. They keep the parking lot and common areas nice and clean.
We really liked these apartments, but we couldnt get a straight answer from any of the leasing agents then Carson said that we shouldnt listen to those people because they were floaters. This was frustrating, but not a deal breaker. The real problem was when you click in to do an application you have to agree to what seems like a typical website terms and conditions, but at the bottom of that is the full lease agreement. So, before youve even applied, youve already agreed to the complete lease terms, which includes things like pet rent can be changed at any time. I would not recommend applying here. They will just give you the run-around, and they clearly dont care about our business because no one ever reach out again to us even though we looked at an apartment and my roomate, his girlfriend, and I called multiple times.

We would not recommend The Reserve at Carlsbad to anyone looking for a new apartment. We went to do a tour at The Reserve with Carson and after showing us a few models we decided on one that he told us had a $1,000 credit on. This credit was huge for us as we are transitioning jobs and had to pay double rent in the month of April so it was the main reason we wanted the apartment. After applying, the next morning Carson called us and told us the unit he showed us was taken and he would reimburse us our application fee and that he would give us an apartment with the same floor plan. He did not mention that he would no longer offer the 1K credit. After finding out we would not get the credit, we decided to move forward with a different apartment who offered us the credit. I had called the office to confirm they would be reimbursing me and Kathleen let me know that they would mail me a check. The next day Carson emails me and let me know that he will only reimburse if I sign a lease with them, which was also never mentioned when he promised the reimbursement. The manager Angela reached out but was unresponsive on sending me my money back. I have still not received my money. I am extremely disappointed in the management and wish I would have listened to all the negative reviews before applying.
We absolutely love living here. The community is always clean. There is always someone around to help. Everyone is always so kind to us. Prices are incredible for what we get - washer and dryer in unit?! Amazing!The reason for this work order survey was that both of our toilets were clogged. Maintenance said that they couldn’t get someone here until the next morning. That was a bummer for sure, as we had nowhere to go to the bathroom. I just think there should be an emergency plumber available 24 hours a day for this. Other than that everything is always great!
I have really been impressed with the entire team since Angela and Decron has transitioned in. Ive been especially pleased with how the entire team has addressed this COVID era. Your well-thought out, well-communicated, safe methods really mean a lot. I now readily recommend The Reserve to others as Im very happy as a tenant here. Thank you.
Management could be more professional including but not limited to:- taking care of issues that are brought to the management team’s attention in a timely manner- follow ups with residents on those issues in a timely manner- zero tolerance to “ignoring” residents’ requests (emails) for long times.

I was helped this past Thursday by yet another outstanding office person Michael. He greeted me and completed my work order for a broken window blind stick.I received a call less than 2 hours later from Chris one of the friendly maintenance guys on his way over. He was fast & efficient and installed the new one.👍👍
Our family loves it here. It’s like living at a resort! Convenient shopping, friendly staff and community events. Close to shopping and freeways. Hiking trails and eucalyptus grove nearby. Pet friendly. Great complex!
I am THRILLED with the way the maintenance staff handled my request. Not only did they show up the same afternoon and fixed three issues, they also fixed several additional issues (fixed the fridge door, etc). They replaced my blinds the same day which was fantastic! Thank you!

Very pleased with my experience here. Staff is very friendly and facilities are well kept. Tami, the property manager, prides herself on excellent customer service, and it is reflected in her staff. Signed a lease for the next 11 months!Update: Coming to the end of my contract and I have been thoroughly pleased with my stay. On a side note, I have worked with Michael for small changes to my lease here and there, as well as other items that needed attention. He has been exceptional in his service and very quick in response. I would highly recommend.

DO NOT RENT HERE! I was there for 18 months, they had to paint the closet and one wall. All I asked for was proof. I got billed for ‘full’ paint job and they did NOT provide proof a ‘full’ paint job was required. They only provided me with pictures of the closet and the wall that had 2 scuff marks.These people are not ethical. I tried speaking with the manager at that time and she would not speak with me. I asked to speak to someone hire up the chain. She refused and stated there wasn’t anyone.Be very careful. They are the cheapest in Carlsbad and very nice to your face, but when it comes to being ethical, they are not.

The Reserve was a friendly neighborhood and has spent a ton of money creating a great gym and shared amenities. Great location near Hosp Grove with proximity to Carlsbad Village.

I have had a pleasant stay so far, the only issue I had was parking but I was able to rent a parking spot so Im happy with that. I had some Maintenance done today and Chris did a amazing job he was fast and courteous and he is the best thank you ☺
Don’t move here. Save yourself the headache. Very awesome maintenance but horrible management. Maybe if they replaced everyone that works there currently then yeah. We were great tenants but they didn’t reciprocate at all. I feel terrible for having to leave a bad review but I want to protect others from the headache. Also, there’s a pest control issue. We had to capture many mice in our apartment.Update....The new guy they have working there (Micheal) is amazing and truly cares about tenants concerns and issues..

Very loud and noisy place. It looks nice but it is very uncomfortable. At night you cant sleep because towing trucks is all over the place making $$ on cars does not have parking permit. And then at the morning from 7 AM; garbage truck everyday, the guys for blowing and cutting the grace also everyday, and the biggest surprise they are cutting and sawing big trees everyday non stop. So I guess if you want to sleep comfortable STAY AWAY PLEASE
Weve lived here about a year now and this has been the best apartment complex living experience Ive ever had. Great staff, fast responses to problems, clean neighborhood and everything is online.
Its great to have a jacuzzi spa a few steps from the apartment. The gym is also good, it has all the basics and a little bit more. Its usually not crowded so normally you get to workout by yourself. Neighbors are friendly for the most part, or simply minding their own business. The location is PRIME! And also the price, is super reasonable. You have movie theater, groceries, post office, the village shops and restaurants, etc, just 5 min away. Your back yard is full of trails good for bikes and walking, so its the perfect spot for active people.I would give them 5 stars if they would have offered a solution to the fact that there were clearly neighbors not picking up after their dogs but they couldnt do anything about it. I suggested sending a friendly reminder to everyones door, but they said that would offend people with dogs. There were some minor miscommunication issues when we were applying, but mainly because we were taking over a lease so the circumstances werent the normal.

I wasn’t notified that maintenance was going to be spraying in my apartment. There was a very strong odor trapped in my apartment for 2 days, and the maintenance person left a mess of white debris all over my kitchen counters, floors, just all over the place!
Horrible management. My mother is very very sick and Chad (property manager) is completely disrespectful and rude towards my elderly sick mother. I would not wish my worst eneimy to live in this complex.Ive reached out multiple times to the management to try to resolve these issues and I would of had better luck talking to a box of rocks.

This is the second time our apartment floor got flooded due to the drains backing up, so I am very unsatisfied with the overall maintenance of the building because it keeps happening. Both times the maintenance person arrived promptly but the problem shouldn’t be happening in the first place. Once is an accident, twice is a pattern. The other problem I have is that there is clearly water damage on the wall and floor boards by the front door and when I pointed it out to the person he dismissed it as non-significant. He acted as if the whole situation was no big deal. I would like any damage, that is the properties fault, to be treated with more professionalism.
Let me share with you my experience with the reserve at Carlsbad... apart from the leasing office not answering calls and the mold accumulating in the bathrooms. Upon moving out I was hit with a bill of $1100 dollars noting that my apartment needed the carpet completely replaced. When I moved in I was informed that the carpet was less than a year old and had a lifespan of five years. When I called questioning about this “chad” (leasing manager) told me that if I saw the carpet I could tell it needed to be replaced. I then learned that no one even tried to clean the carpet and they tried to get me to pay for the whole thing! Apart from that, I received a second bill in the mail with all of another’s tenants information in the bill mixed together with all of mine, an obvious privacy infringement. As this girl now knows my address, phone number, financial information, etc... when I called about this I was basically told to screw off by the leasing managers Tami and chad. Take my advice, if you want want privacy regarding any personal information and don’t want to be bend over and screwed please listen to all the other reviews on here as they are correct. I wish I would’ve have never moved here as all this place has caused me is distress, headaches, and concern for my personal privacy.
Had the worst exerperience living at the apartments there were cockroaches in our apartment and was told that someone was going to come help with that and they never did. The only people who worked in the leasing office that I feel actually cared about the residents are Michael and Kathleen. But I Did not feel comfortable in my own home. I’m currently working on getting MY SECURITY DEPOSIT Back since OCTOBER And I have contacted the Reserve, Decron properties, and Their Corporate office Several and Several times. Each time I actually get thru to them I get a New Excuse. IM A PATIENT PERSON BUT, IM TIRED OF WAITING FOR MY MONEY!
We moved into a dirty unit, had them replace the carpet and resurface the kitchen counter that looked like the original counters. after putting up with all the noise, domestic violence, car accidents, drunks and stealing, and here is the kicker... Rent increase of $258.00!!! we are out of here! Good luck to the next tenants who decide this is like resort living. the increase in rent is more than likely due to the Mall upgrade. hmmmm ...
Everything in these apartments is horrible quality. The stove either keeps your food frozen or burns it completely. The screen door comes off the rails everytime you touch it. The dishwasher would never have water, it would smell like it was burning, when I called maintenance they told me to “throw a cup of water” in it. When we were going to move out, they were going to charge us for a broken dishwasher even though they never fixed it when asked the first week of moving in. The shower lever to change from hot to cold was impossible to turn without both hands, I had to have my boyfriend change it from hot to cold for me. When asked to fix this, it was “just how it is.” When we moved in, the carpet was already stained from the previous tenants. They tried to charge us for all new carpet when we moved out, even though it was noted that the carpets were already dirty upon move in. Nice staff, bottom of the barrel, cheapest thing you can find utilities and appliances.
DO NOT MOVE HERE. Ive called the front office to have a problem with our rent fixed FIVE DAYS IN A ROW. I spoke with two different people in those five calls and still havent heard back from management. I have to take work off to go into the office now. Avoid this place.
A cozy apartment in a Great location. Family and dog friendly
This place is an absolute nightmare. Literally the worst place I ever lived. When we first moved in we were rushed to sign our lease, not even with our agent, no one ever went over it with us, nor were we given a copy. We had friends helping us move in and when we left the office (the same day we signed the lease) we asked if it was okay for them to park by our apartment, we were told its fine, it took late into the night to get moved in, so they slept on the couch came out the next day their car was towed. A couple weeks later we had a friend stay over while in CA we asked for a parking not pass for them and were given a day pass. We asked about an extended stay and were told if its more than a week they have to be on the lease. A couple months later we needed a copy of our lease for proof of residence and the lady didnt want to give it to us. We emailed back and forth over a dozen times before she would send it, she kept suggesting other things that could be used. There were stray cats everywhere so we would put out a water dish, came home one night to it gone and a note on our door saying were getting a pet audit, and have 3 days to respond. Woke up the next day to another note on our door threatening eviction because we didnt return the pet audit form. Good luck with parking too we lived at the top of the mountain and never had a spot always had to park down on the main road or by the office. Also dont park by the office if theres any chance your tire may got flat. We parked by the office one evening and we had a nail in our tire ( unbeknownst to us ) came back down the next day and had a tow tag on our car, luckily we woke up early enough other wise our car wouldve been towed due to something we didnt know of or could control. The hot tubs never worked, the water would go out at least twice a month, neighbors will throw trash over their balcony on to yours and the office doesnt care. This place is an absolute joke, dont waste your time paying so much money for absolute garbage.
Absolutely terrible place.. correction, the property is very, very nice. Maintenance gets done very quickly.Now for the bad, and the reason for the one star.A. Impossible to get ahold of at night. The courtesy patrol number on their front door apparently is outdated.. I called them and they said they do not and have not serviced this property for quite some time. Called property’s office number, nothing. It doesn’t even give you a number for a maintenance emergency. Isn’t that a legal issue? Anywho..B. There are amazingly kind and friendly families who live here, most of them. But our down stairs neighbor.. They have called countless times and had the office, and the on site maintenance person come and talk to us, stating that we’re partying, banging around, and creating a major noise in the middle of the night, running heavy machinery... We’re not the party type, we literally watch Netflix, play video games (with headphones!), do homework and read. We’re all in bed by 930 at the latest. I’m in the military and leave for the gym and work around 430am. They have left notes on our door, but refuse to talk with us in person to figure out what noise they are hearing. So I brushed it off as we emailed the note to “management” here and they stated they would look into it.C. Well apparently they didn’t. It was 1130pm, a police officer came to our door and pounded on it until we woke up to answer. Stating that there was a noise complaint. Even the police officer was baffled, since our apartment was silent. Tried calling the office since this is borderline harassment at this point, but as previously stated, there’s no way to reach them once they leave the office. I’ve left voicemails for several members in their office, and I called the property managements division office up in LA, leaving a message all about this. It’s now 1230am, I have to be up at 0400 to be a product member of our military.I’ll be glad to remove this one star rating if someone actually seeks action against these false accusations and harassment. This is quite literally a detriment to my sleep and career. But I don’t see that happening. I highly doubt anything will change.
Stay away from this dump if you want to keep your sanity . i moved in here about 5 month ago and counting days to the end of my contract to move the hell out of here. I wish i could move out after a month here, but they have almost $1900 of my money as a security which i do not want to loose it to them.The newest surprise experience, did go to office to pay my rent today which has been $1863 since i moved in, he said for this month its $1897, i asked him why, no explaination, he said talk to the manager. I am in the complex with construction, beside all the consruction noices, dusts, intruption in hot water constantly not once, at least 2-3 times a week and no place to park the car and messed up, old and broken washers and dryers all the time, now i have to pay $35 extra per month without explaination why!!!, since they do such a wonderful service and i guess this is their reward!!!!! . I made a big mistake and did not read the Tenant reviews before signing the contract. Big mistake!!!!!
12:29 am I always have the same problem I never find parking near where I live. There are many occasions that I have to park near the office. I live on the street via Francisca ... very bad organization of the parkings.....(high surcharges after moving. 3 months of utilities charges for cleaning high charges for painting. after moving and very bad situation in the welfare when you live in With the lack of parking and noise ....)

I like my apartment and location but Im getting tired of front office shenanigans. Just paid $400 to get my car out of a towyard after specifically asking if certain spots were ok without a pass. I was assured they would be ok and have had friends park in those spots overnight with no tow and now I get towed after like the 5th time parking there with no pass. I call the office and they give me the usual Well I dont know what that person would say that. They also gave me the run around on a referral credit, I had to dig through my emails to show proof because the leasing agent conveniently forgot a conversation we had about it.Overall the place is nice. It is annoying having garbage trucks and lawn care guys come thru at 7am on my days off but the location and rooms are nice.
Needless to say, moving here was a terrible decision. When I first tried moving in they had some borrowed employee (im assuming since we never saw her again) take our application. They said they would call us (never happened) so we wasted money on holding the unit to have to reapply all over again. Eventually we get approved and come move in time, they try to convince me that my move in date and rent rate is different from what I was given on the agreement paper. After an hour of trying to convince them Im right, i was finally able to move in. 2 weeks later, they barricade off a stairwell (fire hazard) in front of my unit. Luckily there was no fire on my side of the building, otherwise I would have to jump from a 2nd, which is really 3 story high building onto my death or become a nice crispy beef brisket.Each month I asked them when it would be fixed, they blamed the city for not giving them permission or the person had no clue what I was talking about, I guarantee it is still there. Lastly, the organization from management is way off, besides from what was listed above, every other week i was told I owe x amount and then a week later they owe me x amount, so I never knew what was owed half the time.Avoid this place if possible, they are unorganized and will make you pay more or less than what you owe, not financially safe in my experience.

These are true slum lords! They take advantage of renters by coming up with outlandish charges so that they do not have to return deposits! Do not rent from these people.
