Do not do business with McLain Properties! We booked a rental unit with them for a location on the beach at 1205B S. Pacific St, Oceanside. They did not tell us in advance that there would be major construction directly in front of our house. For one week, every day, there were huge construction machines which restricted access to our yard and made tons of noise.After our stay, we asked for a partial refund or discount, and we were offered only 1 future nights worth of credit (for 7 days of disruption). When we asked for a cash refund instead, they refused. This is not a fair way to do business and I cant recommend booking with them.

I am a vendor with McLain and have turned into a Tenant for the last two years, so I get to see multiple sides of the company and work with multiple staff members. They are always responsive and assist with both my business coordination for maintenance and any needed maintenance on the home. Would recommend to all Owners, Vendors and Tenants!

We have a long term rental with McLain and theyre great to work with. The application process is extensive, thorough, and at first seemed a little overwhelming, but now I see it was 100% worth it. Their attention to detail extends from the application process, to their maintenance requests, and their communication with us as tenants.Weve had a few small maintenance requests and theyve been handled quickly and easily. Weve been working with Isamar and Jess, both have been responsive, have followed up after an issue has been fixed to make sure were satisfied, and are just nice people. I would definitely recommend McLain.

Im thrilled to give this place an awesome review...and than I hesitate as itll get booked all the time. This beach bungalow is amazing. Literally right on the strand - west of the pier, so the beach is sand (no rocks).Sure its not updated to the most recent trending decor, but who cares? This place is all about location and the awesome beautiful picture window. What is so cool about the window is its like a two-way mirror(like in a questioning room). No one can see in. We sat in those comfy recliners and people would walk by, look into the window (adjust their clothes or fix their hair in the reflection) and never see us. At night, all they saw (per my husband going out and looking in) was the Apple from our MacBooks, floating in the air.The kitchen is the best stocked of any of the 7 VRBOs Ive ever rented. From a poached egg gadget for cooking to two coffee makers (pot and Keurig) to lots of plates, glasses, and knives. Pretty amazing. The bdrm and bathroom are clean and very functional. This place is all about enjoying the view, multiple walks on the beach, and location!!! The best!There is gated parking in the back (could get three cars in, definitely two easily). Check-in was a synch - codes for the padlocked gate and combination door entry. We never saw a soul from the management company. And, there really are lot of beach toys: umbrellas, lounge chairs, boogie boards, and fishing poles. There is also a grill, beach towels, and extra blankets and pillows. The living room futons are huge and comfy. And, the wi-fi was like clockwork.We never moved our car for five days. We walked to the Thursday morning Farmers Market (.6 miles) and then the Thursday evening Street Market (.6 miles). A local market is just .3 miles away.I cant recommend this place highly enough if a beach bungalow comfy right on the beach place is where you want to stay. Well be back, for sure.Oh, and the management company/Dorothy made us feel important, checked in on us by text, and made sure more than all our needs were met.

Many issues with our rental property including no heat for over a month with no action by McLain. I like our unit but working with them is extremely difficult/not possible because of their inaction.

Rented one of the properties that they manage in Carlsbad for several years. Had issues with kitchen facet twice in two years which caused very small amount of water damage under kitchen sink. The first time this happened through no fault of mine it was repaired at no charge to me. The second time this happened, same issue with less water damage under sink. The had a remediation company come out to do 5300.00 in repairs and conveniently kept my security deposit plus 2100.00 additional charges as it was the last month of my lease. Same issue but different result and a general statement that I failed to uphold terms of lease.

They have been managing my property for over 6 years after my previous agency failed me which cost me over $20,000 in rental income and repair costs. It was truly terrible. Since having them, I have been experiencing only regular ownership worries but they are so quick to address them and help me find solutions. Although I’m the owner, there were times that they advised me of solutions that ended up costing me but in return, we were able to keep our tenants happy. I tell Jessica and the rest of the team that my priority is to make tenants feel the way I would want to feel if I were renting, and since then, things have gone so wonderfully.Again, this team answers my questions, even ones that I feel could be silly, with respect and efficiency. I could not be more happier with a property management company. I expect to have them manage my other property when it’s ready to go in the market.

We have been renting one of their beach houses a week out of the year for the last 10 years. Always a great experience. They even work with us on early check in and we super appreciate that! Always clean, and they are fair with charges after vacating.

What a wonderful experience! McClain properties found me a beautiful apartment overlooking the shoreline. The unit was very clean and comfortable. The location was in the heart of the town with easy walking distances to shops and restaurants. The sunsets were magnificent and the gentle ocean breeze a delight I stayed a month and found that the staff and managers at McClain properties are especially wonderful professional and helpful. Looking forward to a return

I am a potential tenant trying to contact for a property that I found interesting online. Apparently they just dont want to respond by any means (to application, email as well as multiple call attempts). Please dont waste our time if youre not interested in doing business.

McLain Properties has been managing my property for years. Jess keeps me informed on an anything regarding the rental. They have always found wonderful tenants that take pride in the house. I am thrilled with their knowledge of rental properties and the care they give to me and my tenants. Thanks for all you do Jess!!

The company has been managing a couple of rental properties for me for over 10 years. They get little problems fixed on their own and advise me on bigger issues in a timely manner. I noticed a couple of negative reviews from tenants but all of my tenants stay for years without issues so the McLain staff must be treating them right.

We rented a place from McLain Properties summer of 2019. The night we got there we were getting into bed and the SHEETS WERE DIRTY!! We texted them and ended up going to Walmart to buy new sheets because it was too late for them to bring us new sheets. THEN there was a MAJOR WATER LEAK from the washing machine. They called someone out to fix it but we had to have a LOUD dryer blowing for 3 DAYS!! It was in the way and kept us awake at night. ANNOYING! They offered us a 3 day stay another day and every time we tried to book it they never followed through. I asked for a partial refund and they ignored me. DONT RENT FROM THIS COMPANY!!

McLain properties has a top notch veteran staff. Tammy Costa and the rest of the crew really make you feel like family.

I have been working with mclain properties, lisa fore and Jessica dunlap for property management for more than a year . they are doing fantastic job . I highly recommend them .

Beware, they keep your security deposit. They charge you for things that by law you are not responsible for....preexistent wear and tear of appliances, paint. They also dont know their properties very well. They dont know preexistent conditions and charge you for things previous residents did. It was a good thing I took pictures.They have a very we dont care attitude! BEWARE!!

This property management company does not care about its tenants what so ever. They also keep your security deposit. Everything that was deducted from my security deposit was pre exsisting conditions of the house and normal ware and tare, ex. lightbulbs, paint, etc. Which is not supposed to be applicable to deplete from the deposit amount by law. Every time there was a maintenance issue the women who work at Barbara McLain were not very speedy nor did they seem to care about the conditions of the property for their residents. They were not easy to communicate with and only communicated with us when it came to dropping off our keys or giving them money. I would not recommend to anyone to let this management company manage their properties nor would I advise anyone to rent a property from them.

You can rent your beach property here. They have some decent places and then they have some not so decent places.
