The best way to describe Legacy Properties is TRASH, everything about them. They deserve negative stars. I never wouldve picked this poor excuse of a property management company but the apartment I was renting was sold so Legacy took over management so I had no choice. The apartments on BLONDIE COURT are infested with black mold everywhere and they refuse to take the proper actions to take care of this and instead wipe the mold off the walls and call it safe and if you would like to move out then you need to pay a giant fee to break your lease. I decided to ride my lease out to avoid these fees and now they have failed to return my deposit to me. I could go on and on but the reviews speak for themselves.DO NOT RENT FROM LEGACY AND IF YOU LIVE IN THE BLONDIE COURT APARTMENTS OR JUST MOVED IN BEWARE OF MOLD EVERYWHERE!
I petitioned the county to reduce the speed limit on a neighborhood street that is managed by Legacy Properties. When I reached out to Legacy to install speed limit signs they were welcoming and immediately began the process of ordering and installing the signs. They sent timely communication updating me about the process. Jason and the rest of the staff was efficient and very friendly! Im so grateful. Our street will be safer now thanks to the County and to Legacy Properties.I have to admit that Ive communicated with other HOA managers in Bozeman who were atrocious, so I think these guys rock!
We feel as if weve been scammed out our security deposit (over $1000 charged for touch-up paint that they told us would be ok and cleaning after my husband and I spent 5 straight days deep cleaning). More details to come soon but wanted to warn people not to rent from here in the meantime.
Legacy Properties is a great property management company. As a renter, i must say that they have been the most proffesional and responsive property management company that I have ever applied with. Even when I was frustrated in dealing with an issue (not legacy properties fault) Wreynn was quick to respond and clear things up for me.My brother and I where unfortunately not accepted for the lease that we applied for due to some disputed issues with a previous property management company:(the good news is that Wreynn was able to refund my application fees AND help me get to the bottom of the issues that made it so we were not accepted so they could be resolved.Overall... I would say that Legacy Properties is a great option for homeowners and tenants alike!
We have loved working with Legacy Properties! They made our move to Bozeman so easy and have been wonderful.
I dont know what our subdivision pays for management, but I guarantee its too much!!! Unless you go in they are impossible to get a hold of, other than them sending threatening letters about covenant compliance to the wrong address and seemingly, randomly picking and choosing what they enforce and who they deal with, good or bad. Ive had neighbors/family receive emails or letters about different issues and or/notifications and never received them but only heard about things second hand. Going in the office feels cheep and tacky, a sign of the entirely mediocre service you will receive, on a good day. Although, the gentleman we encountered at the front desk was very friendly, so theres that, and he was at least able to make sure our dues payment was processed. Hes the only thing that even gets them one star! Im glad to see others have somehow had a good experience, but we sure havent! If I ran my business this way I would fire myself!
I have not rented with Legacy, but I do work closely with their maintenance department and they are such a great group of people to work with! They show that they care about their tenants and are super responsive with any issues that arise.
Overall my experience with Legacy Properties made me feel exploited as a renter, ignored, and taken advantage of. Ive been a renter for over 10 years, lived in multiple states and cities and this is the worst experience Ive had with a property management company. They are incredibly slow to respond, disorganized, charge an excessive amount of fees, all while renting some of the poorest constructed properties around Bozeman. Renters in Bozeman deserve better. I will acknowledge their maintenance department was responsive.
Worst property management company ever. It took us over a year to have everything wed been requesting to be fixed addressed. And the list was long. To this day weve given up on having them fix all the issues as weve lost countless hours trying to get our issues resolved to no avail. We had a giant gap between the door frame and the door (which of course let a draft in) that we kept asking to be fixed, 11 months in they finally sent someone. Our electric bill went down $100 month after that. Then when our disposal had a small grease build up they sent US the almost $300 bill. No matter that weve spent a huge excess in our electric bill for 11 months due to their negligence.Cannot wait to get out from under these guys.
Jason is the type of guy who posts ads for jobs on Craigslist that are extremely vague and have a bunch of young people looking rich - basically B Roll Hollywood burnouts - and then he wastes your time and sets up fake interviews. Basically the Vector Marketing of property management companies. Whatever that means.

Legacy Properties is the absolute best. I had a rental property and it became very overwhelming to manage myself. Legacy Properties not only can screen tenants for you, but also takes care of every other aspect. Specifically handling the move out process and making sure home is well taken care of and just how you left it. if you are thinking of using a property management company for your rental investment home look no further.
This is a terrible company. Iv been in contact with these people since mid April about a property that wasnt yet for sale. I applied, they asked for my w-2 forms and all that jazz, then I didnt hear back from them in a month. So I got back in contact to see if I were even approved for the property. Haley emailed me back saying sorry for the delay are you going to have roommates, keep in mind I have already told her that. I emailed her back that same day and didnt hear anything for a week, so I emailed her again. Nothing for another week. So today I decide to go in to see them in person and she had just sent out a lease for the property I wanted today. Terrible service, at least have the decency to tell me you have someone else you are giving that property to. Dont go to them, they will let you down.
I never had the pleasure to rent from them because the person responsible for processing the paperwork is: 1. Slow as molasses. 2. Doesnt communicate at all, or very well. I kept on hounding them to process the paperwork to no avail. I finally gave up and went with a different management company. Four months later, still havent heard from them to see if I was approved. Its probably not the best business decision to have a distracted MSU student do the job. Their heart isnt in it. Just my two cents. Unfortunately, in this market you have to fight for housing. I have gone into the office a couple of times with small issues and have been met with a smile everytime. They are a great example of how I feel a business should be run. I felt listened to and appreciated how they were able to help me navigate to a solution. I recommend them highly!
I hired Legacy 2 months ago to oversee the move out of tenants in my rental property. I cannot begin to numerate all the issues we’ve had to deal with. At this point, we would have handled the move out smoother without the help of Legacy. I assumed that I was dealing with professionals, who were doing their best to protect my investment, no matter how small my townhome was. Unfortunately, this was never the case. I have a new property management company and they are appalled at the condition the townhome was left in after Legacy handled the move out. Simply unacceptable to have allowed dirty carpets, walls, floors, appliances, bathrooms and windows. I am now left to pay out of my own pocket the deep cleaning of the townhome. A washer and dryer were taken by tenants, something clearly marked in the contract signed with Legacy and yet Legacy failed to note this theft during move out inspection. Additionally, paint and sod “repair” from company they hired did a shoddy job at an expensive price tag. Even worse was that the company contracted to do the paint job left the property doors unlocked. Never once did Legacy seem it part of their job to follow up on move out of tenants and see whether they complied with move out requisites or to see paint and sod repairs. Terrible experience and I would caution others in the hiring of this company. Worst of all was that when I asked for clarification of these issues over the phone, a call was avoided at all costs and they begrudgingly accepted some responsibility. In the end, they are sorry I am not happy with their services, but not necessarily sorry for their mistakes.
If Legacy returned phone calls TO THEIR PAYING CUSTOMER theyd earn some stars. If youre looking for customer service, keep looking.Update.... They solved the problem by plowing the giant pile street snow directly onto my lawn. Maybe if you listen to customers, and/or return phone calls youd spend less time defending yourself here . Probably have happy customers that left better reviews. I wont hold my breath though..... Speaking of.... Wheres my return phone call?Second Update: Cathy returned my call. I can only give 5 stars but really they deserve 10 stars! Legacy was very helpful recently when the dishwasher in the house I rent from them stopped working. I called and the lovely ladies were able to find someone to come out to the house almost immediately!! I’d refer anyone I know to rent through them!
Passed on a house because of guarantee by Jason that if we prorated the house we would get the house. Then I tried to call them the following three days with no response. Finally to be lucky about to receive a call back with Jason providing zero professionalism saying they gave it to someone else and a quick hang up of the phone.
For the entire year of rental from them, they have shown nothing but a total disregard for us, their tenants. The most recent example - -they have started, retroactively charging incremental fines because they changed the way they want rent paid, eventhough we are set up for electronic payments that THEY insisted at the start of the lease. They claim its legal, to which i have no idea, but for sure, its totally immoral. They even claimed this has nothing to do with our payments, but is for their convenience. I hope they enjoy the same customer service from their mortgage companies they provide to their tenant. Rent from anyone else.
Contracting with Legacy to handle my rental has been a wonderful experience. They have been responsive to both myself and my tenants. I would recommend Legacy to anyone looking for a property management company.
I have owned a 4-plex in Bozeman for over 30 years. Sarah and Kathie at Legacy Property Management are doing a wonderful job managing my investment and I highly recommend their business. They are professional and detailed and very knowledgeable about what they do...and a pleasure to work with.
Emailed Sarah to ask about a listing I saw on Zillow. Set up an appointment to come look at the property. Got to the property and waited 30 minutes for her to arrive. She never did. Called the next day to ask for a reschedule. They said that they had already showed the property to another applicant and the application had already gone through and had been accepted. Fair enough. But at least have the human decency to call or email me and tell me that information rather than me sit in my car for half an hour waiting and wasting my time. I even left work early to come to this showing. Incredibly unprofessional and frustrating. Also on a side note their hours are from 9-3 which makes setting up and appointment or even getting in contact with them impossible for a normal human who works a normal job Monday-Friday 9-5. As you can tell I’m frustrated and I don’t require a meaningless response from the owner on this review. Thanks for wasting my time Sarah.

Legacy has 2 of my rentals and getting a 3rd. You are doing a better job than I could myself, which is saying something (as I am a 3-rd generation property manager, daughter of Navy vet and granddaughter of Army vet -- both with high standards and hearts of gold). Also, I own in a neighborhood where Legacy recently was asked to take over HOA management. You are doing a great job! The neighborhood has never looked better. Thank you both SO MUCH!
Legacy was the best property management company I’ve rented from!!! I usually like to get independent people that rent because I like the feeling of knowing my landlords and having an actual relationship with the people who own the homes I’m living in. this is the only company that made me feel like family instead of just a paycheck, which is usually the way property management companies had made me feel in the past. I would recommend them to anyone looking for a place in and around Bozeman!
We had an absolutely horrific time with them. Thank goodness we own our own home now.This is an update to the above comment because it relates to the old owners who were horrific. We have since met the new owners who came to our home to give us some advice and they were lovely and very helpful. Although I cant give a rating on their service, because we havent used them, they are very professional and they shouldnt suffer a bad review because the prior owners were dreadful.

These guys are great. If you are going to rent your home you need to at least talk to them and see for yourself. The communication and technology are second to none. I never have to wonder if my home is being taken care of.
Dealing with Legacy Properties has been a seamless experience. My wife and I have dealt with them regarding small rental related issues and they have always solved them promptly and effectively. We have no issues continuing to rent through their company and recommending them to others.
Where do I begin. If I could give this business 10 stars I would. Kathi (Cowdrey) Thorson is amazingly helpful. Her customer service and professionalism is beyond superb. We have had an on going problem in our neighborhood with one homeowners constant barking dogs. Kathi has been helpful in following through and taking the proper procedures in dealing with this situation. She responds to our emails ASAP. Needless to say, myself and all of the neighbors are so grateful for Kathi and Legacy properties. If property management, rents etc. is what your looking for, look no further. Legacy is our property management company. Our experience has been 100% negative. Legacy promises to deliver, but once hired you are no longer important. They ignore requests for service, do not keep proper records and do not follow up. They do not return calls and only return emails after several tries. They have ignored the bylaws and refuse to provide the service they signed on for. They are only interested in collecting the fee.Specially, they ignored our notifications about water damage until it was too late, then forgot to hire a contractor. They haven’t scheduled an annual meeting despite many requests. They have made comments about spending money as if it is theirs. They do not follow through even after multiple reminders. This company is a joke. They are just after your business and once the contract is signed they no longer care.
The way the run their HOA’s is a joke and it is obvious that it’s only a means to make money. They are in zero way understanding and hand out fines frequently while nit picking your property. 0/10

Very cash money
I am president of an HOA Legacy manages. They are very responsive, thorough, professional and dependable. We moved our management to Legacy because they provide much better service which is very helpful for an HOA Board of volunteers.
I live in a nice neighborhood south of Bozeman (Lazy TH Estates). I cant get this company to call me back. Three voicemails over a two week period and nothing. Furthermore, the HOA dues invoice they sent out states I can pay my HOA dues online, but then I get to their site and the site doesnt even list our neighborhood, so I cant actually pay online.....I grew up in a small family business, where service was a key differentiator. No response to customers would maybe go over once, but not three times. Legacy Properties.....you are in the people / service business. Just because Bozeman is blowing up does NOT mean your lack of response is acceptable. Im a busy professional working sometimes 70+ hrs / week and also have a family. I shouldnt have to call you three times (let alone 1 time .....your site is broken). Get your $hit together.
If I could give a negative rating I would. There is a 3 step online application process. First you submit the application, second pay the application fee, third upload documents. Problem is they take your money then give no means to upload documents. Tried contacting and no response. Not that Im hard up for the $38 app fee, but if this is commonplace it seems it should be illegal.
Best property management in Bozeman
They are a terrible HOA to deal with. For our annual HOA meeting for our neighborhood we received the notice 2 months after the meeting. Now they are on us because we have our boat in our driveway that we take out every weekend during the summer. WE OWN OUR LOT, WE OWN OUR DRIVEWAY AND WE OWN OUR HOME. They have bullied us with warnings, and they have done nothing about the other people in our neighborhood who do the exact same as us. We have some dandelions in our yard, and they are demanding we get rid of them and maintain our yard. We mow once a week, just because we haven’t had someone come spray for weeds yet is absurd. Are they going to pay? No because we are the property owners. They need to worry about the sidewalks and boulevards and be respectful to the actual property and homeowners.
Terrible ExperienceThe property managers were incredible rude. Intrusive by having unnecessary amount check ups. No respect for privacy. Raised our heat over vacation while we were all gone without asking us. Overly aggressive on security deposit even though house was in better condition than when we moved in. I would NEVER recommend someone working with this property management.

I cannot say enough about the quality of care and assistance provided by Legacy Properties. I have worked with Kathi (Cowdrey) Thorson for property management through two different HOA Boards over the course of five years. Kathi has consistently provided quick, friendly responses to even the most complicated or difficult inquiries. Not only does Kathi respond quickly, which I have not experienced with other companies, but she provides a wealth of knowledge to most effectively handle anything that might come your way as an HOA. Now, as Kathi has joined up with Sarah (Meyers) Laulainen to own and operate Legacy, I cant think of a safer bet to manage property needs!
Legacy properties run as very weak HOA. Nothing they do is by the the covenants. I would never ever buy property that they are the HOA for nor would I ever recommend them Very rude staff to top it all of.They deserve minus stars!
