Avoid this company at all costs! If there was a zero star option, I would have chosen that.We used them for over a year on our downtown Bozeman rental. Although the office girls were nice it took weeks for them to return phone calls and emails on simple questions. The office girls admitted they were overrun with inadequate staff.The biggest complaint was they failed to collect the water/sewer bills From our tenants and deducted it from our proceeds!!! We lost money.Also, it took over three months to get our security deposit back. They said it would be returned within 30 days and that it “must’ve gotten lost in the mail”. We eventually ended up driving to their office and had to confront them to get our $ back. So sad companies have to operate this way!!

Crooks. They overcharge for their “handling quote services as well as maintenance and repairs and cleaning no matter what you spend on cleaning your unit they will still bill you on top of it. They want to fine ou every way possible yet break their own contract when sending deposit back. For instance it is two months past due and legally is supposed to be mailed within ten days

Avoid at all costs. They are not even at their in person office.We had many issues with them when we tried to renew our lease. They never returned our calls and emails. They are extremely unprofessional.This month, I accidentally paid rent an hour late and to my surprise they had added a 10% late fee which rounded up to $200.I then kindly emailed them to see if we could get it waived since we had been paying rent on time every single month for over a year. Over 3 days later I finally got a response stating we cant waive it due to fair housing laws. Our issue has nothing to do with fair laws. We always paid rent on time and therefore have a good history as tenants. I then asked them if I could have them give me a call so that we could talk further about the issue and over 4 days later I finally got a call from them. The person of the phone said theres nothing they can do about the late fee. This is absolutely unfair, they have no issue stealing money out of your pocket. They know we are college students that work as hard as we can to be able to pay rent on time even when Covid had an impact on our lives.IPM claims to be flexible but they never are and never will.This is just my honest opinion, I would avoid them at all cost.

If I could give this company a “NO” star I would. Horrible, rental company. Do not waste your time on these people. They can’t comprehend any sort of questions you may have for them. They don’t answer calls or emails, it’s a complete waste of your time and money. Moved out 2 months ago, and now finally got our deposit back after going into their office for months asking where it’s at. IPM is a complete joke. I will never recommend this company to any of my friends or family, and if they say something about IPM I will steer them clear from even thinking about renting through this company. “GREAT VALUE” brand of rental companies

One of the worst property management companies on the face of the planet. They are very unresponsive as they never answer an email or phone call. Furthermore, they were completely unaware of what they were doing since they sent our very low refunded deposit our former address we were renting at. . . unbelievable. To add on top of that, my roommates and I were unaware of the AC situation in our house when we first moved in so we had someone come take a look at it as we thought it was broken. It turns out that we didn’t have AC and IPM was also unaware of that. Do not even use IPM! Even if they have a good price on one of their locations just trust me and save your time and money and go somewhere else. Besides, you probably won’t even be able to get in contact with them since they won’t respond.

They were friendly, but working with them was one of the most frustrating things ive ever experienced. Work orders are a joke. It took them 5 months to replace our oven. We could not use it in anyway during that time. We finally asked for a reduction in rent until we got a new one, and INSTANTLY the next day they were there... Later in our time there we sent in repeated work orders for things that never got fixed. Not to mention moving out. There was no communication with them for a very long time. There was so many miscommunications it seemed as though no one could give us a clear answer and they themselves didnt know what was going on. They failed to show up to their own move out inspection and were truly a nightmare to deal with.

They like to illegally hold you deposit to the point where you have to take them to civil court to compromise. I never receive a list or repairs or cleaning. Never even had someone do finally walk through despite several emails and phone calls to an empty office. No itemized invoice just vague charges without any justification. Did I leave it pristine? No...I was there for 5 years. But without a chance to rectify the situations you can’t charge via Montana state law. Completely unprofessional and terrible to deal with as a tenant.

Living in a college town, you would think subleasing wouldnt be a problem. Well, it is a they dont allow it. I hope the $45 application fee for each tenant and co-signer is putting food on someones table, because i know my credit/background check didnt cost that much.

I have been waiting to get my fence fixed since November (it is now June as of tomorrow) ..... they came then and dropped a pile of lumber in my yard and havent done anything since!!!! My fence is on the verge of falling over completely and I have a dog. They schedule people to come by and take a look and those people do not show on said scheduled dates. Then they come at their own time and tell me they will be back within the week to fix it and still NOTHING!!! Obviously the maintenance team at IPM is not concerned with any maintenance issues their lease holders have. Its been very inconvenient and frustrating. No one ever answers the phone when you call the office, and emails and texts take days for a response. The only one who has seemed to get back to me is Carrie, apologizing for any inconvenience and telling me they are trying to coordinate with new vendors. Very unproffesional I do not recommend this rental agency.

They deserve a 0 star, or negative stars.They post a rental, get lots of application fee. then reject your application by some made-up reasons. At first they said my form was filled wrong, when they found there was nothing wrong, they said they have income criteria, which was nowhere you can find (maybe they would add that after seeing this review). Then they repost the property at a higher price. As the other reviews, they act like an invisible thing, theres no way you can contact them. Glad I didnt rent from such a dishonest agent.

Rented a nice condo in Big Sky near the resort from June 2020 until December 2020. Things were smooth on the front end and everyone was very pleasant. About halfway through my 6 month lease they insisted on bringing a photographer into the space and said I must have the entire place cleaned and all my items out of view (despite having photos of the exact same space from the listing I originally responded to). Im in my 30s and work from home, and at the time my mother was also staying with me. Not only was it impossible for me to both clean and vacate the house during my work week, but having strangers come in to photograph the condo while I was renting it, in a pandemic, wasnt safe health-wise for me and definitely was not safe for my mother who is in her 60s.Despite all this, I wouldnt be writing this review if I had not been slapped with a non-negotiable $1,014.00 cleaning fees after moving out. My mother and I spent 2 weeks cleaning prior to the move out date, and a representative came 24 hours before move out to check in on our progress. She provided us a checklist of things we still needed to do (e.g. dust the light fixtures in the bathrooms, deep clean the oven and a few other speciality items). We completed the checklist and moved out ahead of schedule. Below is a list of what we clean and how we cleaned it. Without a doubt the place was cleaner than when I originally moved in, so I was shocked to see the receipts for cleaning that you can find attached. There was no negotiation, it was just removed from my $2500 deposit. Carrie and IPM have yet to return my call now 3 months later.- Vacuumed and spot cleaned all carpets in bedrooms and common areas- Mopped all hardwood floors and tile areas- Deep cleaned the fridge pulling out all drawers and bins to clean individually- Dusted, wiped, and sanitized all drawers and cabinets in kitchen, bathrooms and bedrooms- Bleached and scrubbed all sinks, bathtubs and showers- Swept and washed out garage floor- Dusted tops of all doors and lights in bathrooms- Scrubbed walls in bathroom and kitchen- Cleaned windows in master bedroom, family, room, and kitchenThe condo was lovely and the move-in process was seamless, efficient and professional. Im writing this only so that people are informed before engaging with IPM that ultimately this company behaved unprofessionally and non-transparently. I have never seen $1000+ in cleaning fees especially considering how clean we left it AND someone checked it prior to our check out. I would never rent from them again and I only want to help inform the next person considering renting from them.

EDIT - Responding to the reply from the owner that we are not a tenant: I have included a screenshot of my online tenant portal. As you can see, IPM is my current property manager with a lease term from 06/05/2020 - 06/04/2021. You are proving that all my points below are 100% correct (considering you literally dont even know who I am). You also want ME to reach out to YOU? After everything? What a shame.TLDR; I almost considered leaving 2 stars instead of 1 because sometimes you can get someone nice on the phone. Otherwise, there is a total disregard for serious maintenance issues.IPM managed our home for a one year term. The home itself is older, and its expected that there may be some small mechanical issues. To be clear before diving in, my problem here is not the actual failure of the mechanics - Its the timeliness and compassion of the team to assist in addressing issues with the mechanical failures.In our year long term we had: two appliances break (washing machine & Dishwasher), the toilet & the dishwasher flood the downstairs, the heating element fan in our electrical fireplace went out (still hasnt been fixed), and electrical wires rip out of the main supply line in a windstorm causing sparks to burst fourth on to the house and catch it on fire (literally). There were many other smaller items that werent even worth bringing up with them because nobody was ever going to do anything about it. .The response to all of these emergencies was handled with nonchalance, delay, total NON-communication and complete unurgency. Looking through old emails I was only ever met with responses like I am looking into this and I will be in touch, Im waiting to hear back, & I will check with the general manager. I included a photo of the email correspondence so yall can see a feel for how they operate.Its fine that we waited two months for a new appliance. It sucks that we are paying rent which includes functioning appliances, but whatever, I get it. COVID times, the maintenance dude quit, nobody told us, etc. It happens, sure.But to really put this in perspective though, our house actually and physically caught on fire because of a wiring issue that was never addressed. We brought it up at least 5-6 times because the dangling wires kept causing power surges at the house and nobody ever did anything. When I called Northwestern Energy myself, they were there within MINUTES to fix the problem.It goes to show that they really just do not care and did not try. I shouldnt have asked the proper procedure moving forward or asked for their help in the first place...The final stab in the back with this company is that we have come upon our lease renewal... I have purchased a home in Bozeman and plan on closing on June 1st. The lease ends June 4th. Because of company policy they are unwilling to provide even a few day extension so we can have more than 2 days to move over from Livingston.All this time, their company policy has been ignoring us for weeks and months on end, and now they cant give us a few days? Seriously? We have been communicative, diligent, respectful tenants who pay rent on time, and even have the next tenant lined up for the property, and the only thing they have to show is company policy.I wasnt even going to write a review at all, but this is simply unbelievable.

The agents I worked with, Marianne & Kristina, were very friendly and flexible when working with me on my move. Marianne was very prompt in her responses to me regarding questions, applications, and the lease. Kristina was flexible on the showing of the unit as I was moving from out of state and wouldn’t have an exact arrival time.

I notice they say the goal is same day response but they are radio silent - not at all bashing the company since I havent even spoken with anyone, just really need a response! All the staff is super nice but it is apparent through the lack of communication that they are just there for your money. Make sure to plan out 1-2 months for a response. Also, expect to lose $150 out of your security deposit at the end of the year- $120 for repainting (even though they won’t put it on your move-out inspection) and $30 “handling fee” (for them to write you a check). Save your time and money and rent through someone else.

Yes, be truthful. Not lie or falsify information to keep a security deposit. Treat your tenants with respect. For anyone planning on moving in here be ready to lose your deposit. We had a hard time moving in. Given promises dates only to have to get a hotel room for 3 nights and pay for a uhaul an extra 3 days when it shouldn’t have happened. Then once in our unit there was dry wall dust everywhere markings on the wall that I had to take time with a magic erase to remove and just overall clean the unit though i feel it should have been cleaned prior to move in. Damage to counter tops holes is walls that were promised to be addressed that never did. Brand new washer that broke first month in and we had to wait weeks to get it fix only to get fined for a supposedly door locked when we were told IPM would provide a key we didn’t need to worry. The list goes on honestly. Just being as honest as possible AVOID IPM do not rent from this company. People to avoid who may come off as nice, friendly or helpful KRISTINA and AMBER. Once it’s all said and done at the end of the day they are out for the money. Take my word for it or not you WILL see for yourself! Thankfully we are in a home now do not have to rent again because honestly they (IPM)made renting a horrible horrible experience. Just to add several other tenants who were neighbors of ours also had terrible things to say about their experience with IPM and the property management a lot of in one year and out. Take my word for it or take the several hundred poor reviews written on this company.THERE IS A REASON FOR IT AND IPM DOES NOT ADDRESS IT. They only make excuses for themselves as you can see in the other poor reviews they have received. With that said, good luck to anyone who rents here. Hope your experience is better than ours. I would not recommend renting from this company. Their communication skills are not that great. There were many times my roommates or I would email them with a question and they would not respond for a couple of days. They also did not always answer questions thoroughly either. One employee in particular always seemed rather put out to answer my questions. My roommate once had a problem with them going back on something that was outlined in the lease. In the lease it stated that fish, and even some breeds of lizards, were ok to have. Permission just had to be required. When my roommate asked if she could have a small fish in a small aquarium, they told her no and they never told her the reason why. The apartment itself was pretty nice, except you could tell there were some obvious shortcuts the builders took in some of the finishing touches. These were mainly in the bathrooms. I should mention no one else had lived in this apartment before we did. The surrounding area of apartment was also always kinda dirty. While I was living there another apartment building was being built next to mine. There was constantly trash everywhere. The builders that were hired did not do a good job of cleaning up the scrapes and wrappings from their building materials. There was also a couple of times the builders blocked off six parking spots in front of my building so they had a place to park machinery. Those spaces were reserved for tenets. Moving out of that place was an absolute nightmare. The management company was told when the last person would be moved out and they went ahead and scheduled the move out inspection before that move out date. So, there were still a few things in the apartment and still a few things we needed to clean. We told them that but they came and did the inspection anyways, and then got all upset with us for not having the stuff done that we needed to, even though we told we hadn’t gotten to a few things yet. We were also supposed to have the carpets cleaned. So we decided to just have the management company do it instead of finding a carpet cleaning service. Shouldn’t be a problem right? The first time they showed up no one was there, so they didn’t clean the carpets. They said they couldn’t get in, which is weird because the company has a master key and has let themselves in before for plenty of routine inspections. To this day I don’t know when or even if they cleaned the carpets, but we are getting charged for it. Long story short, this company is a headache. Don’t give yourself a headache.

We rented a home and signed a one year lease. At completion of lease we gave notice and moved out. It has now been 3 weeks and still no deposit returned. We called and were told that they have 30 days from inspection date. We asked for inspection report and received over 500 photos showing various issues with the unit. Luckily we also took photos before and after. The photos they provided look like they were taken well before we ever occupied unit. Im certain that they make a nice profit by scamming most people out of their deposits.They also claimed we damaged the blinds but they forgot that the blinds were purchased and installed by us after they failed to reply to numerous maintenance requests for blinds. We are filing a small claims action next week and will post outcome in future review. I would not recommend these people, very shady

If I could give this review (-) stars I would. I’ve been renting with this company for over a year now and 6 months in I transitioned into a monthly pay salary with a new career. They refuse to give me a reasonable accommodation request or a due date Addendum to fit my pay structure and continue to charge me a reoccurring late fee on top of my already ridiculous rent for what the property is worth. I have a two day grace period with rent due on the 1st and get paid on the 5th of each month. I have contacted them numerous times regarding my situation and get nothing but a “WE DO NOT CARE.” I have also been in contact with the Montana Landlord Association as well as Montana Fair Housing. This million dollar rental company could care less over a simple request to change my due date by 5 days (5 FREAKING DAYS!!) so I don’t continue to acrue these $130 late fees every month. I have emailed, called, and even sent in a formal written letter requesting a change. I am a single parent working full time and I’m tired of getting bent over!! They are unethical, have poor management skills, lack of or non existent this maintenance, and all they care about is money.Not to mention the mirror in my master bath actually FELL OFF OF THE WALL AND HIT MY CHILD and only got a response of “I hope your child is okay”. It took them almost a month to fix the mirror, and that is only one example of the multiple instances I have had. I am an understanding person, but have never in my life had to deal with such unsatisfactory property management.Long story short - I WILL NEVER RENT FROM THIS COMPANY AGAIN AND DO NOT RECOMMEND.SAVE YOURSELF THE TROUBLE.

If it were possible to rate this leasing management compant 0 stars out of 5 I would do it. Their management is terrible, good luck getting an email response back from them, they have overpriced units, and if you end your lease early expect your entire security deposit to be gone because they found 5 hairs on the floor and removed $800. The only good thing I can say about this leasing company is nothing. They are an absolute joke. This company is a nightmare. Steer clear of them.

We rented from IPM for 6 years and our experience was wonderful! Our move out went smoothly and they were willing to answer all of our questions along the way (which were many). We worked hard to care for the property we rented and even harder cleaning when we moved out and they recognized that. If you’re a good tenant, they are a great rental company!

Run, do not walk away!!! DO NOT RENT from IPM They charged US for damage to the carpet and walls that was present at MOVE IN!! NOT responsive. They are crooks. Then they had the nerve to charge us a handling fee of $260. We even have pictures of the damage to walls and carpeting on move in. We will be taking them to court to get our deposit back!! One star review is too high.

I would urge you to reconsider before signing a lease with IPM. They were professional up until the day I began the move out process. As others have suggested, they hold you to an impossible standard when it comes to returning your security deposit. They are in the game of taking as much as they can from you for erroneous and indefensible reasoning. I have lived in 6 rentals over the last 10 years and not once have I not received my full deposit back, until now.In my case, I lived in the unit for only 6 months. They completed a move-in inspection which consisted of ~100 photos of the unit. Upon move out, I referenced each and every photos to ensure the unit was in a similar, if not better, condition. I knew they would as well. After thoroughly cleaning the unit, I received an inspection that claimed it was not move-in ready and that nearly everything was dirty. No detail was provided on what exactly was wrong. I cleaned the entire unit again and moved out thinking surely it would be fine - the place was spotless. 30 days later I received 75% of my deposit back, with the majority withheld for cleaning (aprox $215). They provided an invoice that said cleaning, qty 1, $215 . No detail as to what needed cleaning, no invoices from contracted cleaners, no hourly detail of time spent x a rate. I inquired and received move out photos that were odd close ups of various parts of the house that just said dirty. The photos looked exactly as the move-in inspection photos did, just taken much closer up. A top-of-the-line cleaner costs ~$50/hr in this area. Its impossible they had to spend 4hrs, at a minimum, cleaning a 1,000 sq ft apartment I cleaned top to bottom twice after living in for 6 months. On top of this, they charged me a $55 handling fee that not even the agent could explain the purpose of. They have made no effort to rectify or address any of these points.TL;DR: Ok living experience but dont expect your security deposit back. Theyre out to make a quick buck and will nickel and dime you.

Had a great experience renting from IPM thanks to Amber. She took the time to answer all of my questions and made moving across the country a breeze. If you are looking to rent in Bozeman, I recommend IPM solely due to how amazing Amber is. We need more people like her in the customer service industry!! Thanks again :)

I would not recommend this property management to anyone. They are difficult to communicate with and not understanding. Not has this only happened to me but another student I have heard of. On our lease we both had the option marked that after the one year lease is up we would go month to month so we could finish school. My lease is not up for another 2 months and they already said they are not allowing the month to month however I can sign another year lease. I’m a single mom and now have to worry about where I have to live until I finish school in August. The other girl I know had to find someone to live with for her last 3 months of school because they didn’t honor their contract. Per some of the other reviews they have you can see it is hard to communicate with them. It took 1 week for a single email back and the manager is never in to talk to. On top of this the maintenance at these apartments is terrible. In the summer the lawn would go weeks without being mowed, there was gravel everywhere in the parking lot, and a pair of underwear was out in the parking lot for over a month along with broken bottles of beer. And not to mention they don’t shovel any stairs when it dumped a foot of snow and I had to lug a car seat up and down stairs with a pile of ice at the bottom.

Save yourself the headache and move onto the next rental company, there are plenty in Bozeman.Update after owners response: I 100% rented from IPM I have all my paperwork still with IPM written all over it plus I visited their office several time to discuss issues I had with them. This is another shady thing they are doing right in front of everyone reading this. I rented from IPM at the goldengate apartments up until January of 2020 maybe they are a different companies rental now but it was IPM when I rented and they had everything to do with my security deposit. Very very shady company.

I almost want to call them a fraud!We leased a house from there, and the property manager didnt inspect the crawl space when we moved in, and it turns out the water pipe had been damaged and the water had been leaking for a long time. Of course we shouldered the water bill, because despite the rental insurance we purchased from IPM, they didnt allow us to file a claim. After we requested the previous water bills, its clear that the water had been leaking for months (its about 4 times more than other similar houses usage), and IPM having received the bills all this time didnt raise any suspicion at all.The poor owner changed managing company in the middle of our lease, and he had to pay for the water damage in the crawl space. Im sure they are not happy with IPM just like us.Also, they use portal to send you emails, instead of a real POCs email. If you reply an old chain email, it might have expired, which gets your email nowhere, and you dont know anybody else to contact (via email).I dont even want to give them one star!

The Cherry Grove house in Livingston MT exceeded our expectations! We loved the location within walking distance to downtown, grocery stores and the beautiful Sacajawea Park. And, the older home was also just perfect for all our other needs. The well stocked kitchen flows nicely between the dining and living areas and the upstairs bedrooms were quiet with wonderfully comfortable mattresses. All was clean and neat, plus we so enjoyed the pretty south facing yard, with a slice of mountain views. Thanks as well to the Property Manager who was very responsive to all our questions. Highly recommend!

Moving from out of state was a chore of its own. IPM was there on the day I arrived and at the scheduled time. I am leasing a lovely town home that needed a few important repairs and a few minor repairs. The shade has been ordered and the dryer is fixed. All the other minor repairs have been completed.IPM has been very helpful with my lease and with my move to Montana.

I would strongly advise anyone against working with this rental company. They rarely return phone calls; they never answer the office phone; they rarely respond to text messages; they respond halfway decent to emails, but not always. It is next to impossible to communicate with them. They told us they would have our property cleaned after the tenant moved out, but we spent a 12 hour day cleaning up behind their cleaning crew, which lead me to believe they did not clean at all. Its next to impossible to get them to remove tenants who have clearly violated the lease on multiple occasions. They might be a great management company for the renter but when it comes to the owner (who they work for) they appear to try their best at being difficult and impossible to communicate with. We did some research and found out that they lied to us on more than one occasion to the benefit of, who else but, the tenant. They clearly were working only for the tenant and cared very little about the rights of the owner (landlord) of the property. They didnt care if the tenants trashed the property. Our only impression is that they were interested in collecting their paycheck, but not working fairly to earn it.

Unfortunately, I had to edit my initial positive review of IPM. While Justin at housekeeping was competent, nothing else positive can be said of this poorly managed and swindling company. Like other reviewers, I felt taken for a ride with my deposit, and went so far as to complain to the board of realty regulations over what I felt was gross mishandling of my deposit, and what I felt was an unjust time frame for the return period. Kristina, who did my inspection upon my early termination and move out, gave me the appropriate feedback for cleaning my unit; I toiled over my unit to the point of it looking cleaner than when I moved in. I spent days making sure the unit was spotless, only to be told that they had to send in a cleaner after the fact to clean up whatever else I hadnt gotten (which as far as I was aware was really just the hard water stains in the shower).Be very cautious to end your lease early with them, as they will find a multitude of ways to withhold more money than they should from your deposit. I will not go any further because anyone who has the misfortune of dealing with this company will already know or soon find out for themselves what an absolute nightmare dealing with IPM is. Thankfully I am now a homeowner and do not have to deal with Kristina, or anyone else from IPM, EVER AGAIN.

IPM is very slow getting things fixed in their apartments. Broken toilet handles, back door not latching, oven not working, broken closet door completely off the track and missing hardwear. After several stern requests, IPM came and “fixed” the items mentioned. The toilet handle is broken again, and the oven made a loud pop and all the lights went out in the unit. My daughter found the breaker panel and flipped them on and off to no avail. She repeatedly called the “24 hour” IPM help line with no answer. My daughter and her two roommates are displaced right now until they can get lights and electricity. When my daughter was 3 hours late paying the rent on line, they automatically attached a 10 percent late fee to the total. It came to 170.00 for a late fee!! Be weary of this company.

Stayed at flats above Main Street in Bozeman. Great location in the center of town. We were able to walk to our choice of shops an restaurants. The bed was very comfortable and the shower pressure great. I loved the old building and high ceilings! There was everything you needed: kitchen, tv and 2 seating areas. The place was spotless and everything in working order. The decor was welcoming and relaxing! We can’t wait to stay there again!I highly recommend inter mountain property management! My daughter leases with this company and the way they treat their tenants is INEXCUSABLE!! There’s not enough room to type here the countless times she has tried to get them to follow through with repair requests! Not only that, but they often try to make her pay for repairs that are due to things that need to be replaced or are old. Some of the repairs needed pose an actual hazard to the safety of her family and that’s no exaggeration. Not only that, my daughter is treated rudely nearly every time she calls or submits a repair request. Whatever you do, DO NOT RENT ANYTHING THAT THIS SO CALLED PROPERTY MANAGEMENT COMPANY MANAGES!! Intermountain was able to place me in a great affordable home. We waited a few weeks for a property we could afford in the Bozeman area, but it was worth the wait. There were a few maintenance issues and they resolved all of them in a timely fashion. New carpet, paint touched up, cleaned to a high standard, old plumbing updated. TERRIBLE experience with this management company. We inquired about a work order and they ended up sending someone over when no one was home and claimed they had worked on the pipes in the bathroom and charged us $450 for something we could not even prove they did. The heating systems are so expensive compared to other places in Bozeman. Just moved out in May but lived at the Golden Gate apartments for one year and quickly found out that although the apartments are brand new everything is very cheap made and poor quality. Windows fogged up and there was so much condensation on window sills during winter that everything was RUSTING. To top it off when we moved out of the apartment complex they charged us $140 fee on our deposit for an extra cleaning fee even though we followed their directions and had a professional carpet cleaner come and cleaned everything thoroughly. Dont bother working with this company there are many other BETTER apartment complexes in Bozeman for the same price or even cheaper!

I scheduled a viewing of an apartment with Emily S. and was told a date and time via email. I have proof of the email and replied confirming the date and time. I showed up on that date at that time and no one showed up for the viewing. Pretty disappointing considering I took off time from work to view the apartment. Another renter showed up for the same viewing and was told the same thing. He called the office and was told they would never have scheduled a viewing that day as the property manager was on vacation. I was rudely talked to on the phone when I tried to call and discuss what had happened later that day. I will NOT be renting with this company EVER in the future and I strongly suggest others avoid this company. They are unprofessional and unorganized.

Everything was fine up until about 3 weeks after I checked out of my vacation rental when they charged me without my consent for an issue that was not a result of my stay. When I contacted them about it they said they would resolve the issue and then sent me an email citing other claims and would still keep my money. I attempted to contact them multiple times through email and by phone to find out what the other claims were and to discuss a resolution and no one would contact me back, and they still kept my money. Extremely frustrating as a customer and very poor business practices on their part. I would not recommend using this company for vacation rentals as a customer or property owner.

The bar has been set. Today I signed a lease with IPM, the process from viewing the property to signing the lease took 25 hours and 10 minutes. Easily the fastest turnaround I have experienced in Bozeman. All of my staff interactions were positive and the office had a get work done attitude when I came in to sign. I am so far very pleased with my experience. Seth was great in helping us get through the application approval process quickly and was very accommodating to my specific property needs. AVOID AT ALL COSTS. 3 years of dealing with this company when living in one of their apartments and I can say for certain that they do not care about anything but the money they can suck out of you. I put in several service requests and made calls for over 2 years to get things in my apartment fixed and they never showed up once, they would close my requests saying it was completed when they never did anything or responded back to me. When I finally got the security deposit back, most of it was gone for full cleaning & handling fees, after I spent 3 full days cleaning the apartment to make it absolutely spotless. They will try to suck out as much money as they can from you so dont expect your security deposit back. If youre reading this, RENT FROM ANY OTHER COMPANY IN BOZEMAN. After several years of relative happiness as a vacation property owner with IPM, the management team changed when the business sold. This happened in March of 2015, I had renters in June who didnt stay their full time, so I went up to the house in August of 2015. There had been issues prior to that, but I tried to put it down to their getting up and running. I arrived quite late at night and came home to a house that had not been cleaned since the renters moved out. That did it. I have since changed management companies and expect better service from them. I wish the girls luck, but am glad I made the change.

Unresponsive, expensive, unreasonable...We applied to rent a property from them, which was a rather cumbersome process in and of itself (and a costly $70 fee) but then only worsened when we were never contacted. We discovered after calling multiple times to no avail that the documents theyd requested/required through the application process were not received, so we sent them separately to an agents email. Im not even sure how thats possible when the application would not allow us to submit it without the documents attached. We then had to call another several times just to find out that our references couldnt be contacted. I reached out to previous landlords asking them to answer any phone calls, which they agreed to, and we gave explicit directions to Intermountain with how to get in contact with others, and still we heard nothing about the status of our application. We have since rented from another company and have STILL not heard back from Intermountain.Hands down the worst experience Ive ever had. We were written off completely for no good reason at all. We called every day for over a week. Nobody returns voicemails or emails.Just another Bozeman scumlord, as far as Im concerned.

Edit: Sept 10, 2019 - After 1 Year with IPM, on the 27th of August, we recieved 30 day notice to vacate via email. No call, no physical mailer, no reason why, just s generic letter attached to an email with our names. This after the previous week they did a renewal inspection, which according to my wife, was a young woman walking in to the living room, glancing into one bedroom and leaving with a smile acting like everything was fine. We still have open maintenance issues with them since move. The broken and tiny fridge was never fixed or replaced, despite repeated remarks from Jennifer(Manager), Amber( Finance manager), and CJ (Head Maintennance). It took them almost 2 months after move in to have the hot water heater fixed, because they argued with me about it even needing repairs when the technician repaired it he pulled out a completely twisted rod of metal and said it had once been the heating component until the 3 buckets of calcium build up in the tank had warped it. He suggested it needed to be replaced entirely or the heating unit would be out again within 2 years. We asked them to out screens in the windows in September of 18, I did it myself in june of 19 and when they sent CJ out a week later he re used the materials I had purchased to make new screens instead of going and getting new stuff, despite IPM making multiple remarks about not refunding me for any money I had to spend to replace things myself, despite the fact that the MT Code annontainted says I have the legal right to do so if they do not do so within 2 weeks of notice, as long as its less than the cost of a months rent. Know your rights. They carpets were never addressed because Amber told me they would be replacing them when we decided to move out, and yet they are telling me I will need to hire a carpet cleaning company for the carpets they have already told me are being ripped out. The same carpets that I had to pay a carpet cleaner to clean myself when we moved in last sept, because they reeked of cat piss so bad at move in. They did reimburse me for this one thing thankfully, and indo have a record of it thankfully. Quote from CJ IPM is a slumlord of a rental company man, they specifically tell me to not fix or replace anything unless I absolutely have to, and if I do I am supposed to find a way to try to have it billed to the tenant. In all my years of maintenance and helping manage rentals in Colorado, Ive never seen a company that cares so little for its tenants.Our New landlady, attempted to reach out to them for confirmation we were tenants, as well as referrals for us. She was given a number by the young woman in the office, who said if you text this number you may or may not get a response, and thats all I can do for you. She was thoroughly unimpressed with how they handled other landlords and companies so much that she didnt even bother to attempt to reach them further.Signed lease Sept 15th, Moved in Oct 5th, told we couldnt move in on the 1st so they could clean for 5 days since old tenants were extremely messy per landlords. Moved in on the 5th and they were just then cleaning the carpets and the unit at 9am and by 10am were done with the whole thing, leaving it filled with the smell of cat piss. Took us 3 days of carpet cleaning ourselves to get the smell out of 450sqft of carpet, fridge broken still not fixed, was told we are the 3rd unit with broken doors on the fridge and they cant seem to find the parts anywhere so we will have to wait until they can fix the other 2 and then they will try to get to us. No screens in 3 windows still since move in.they had a carpet/flooring company come by and check the unit out who said the flooring should be redone, but the owner wont authorize the cost, hot water heater apparently is used by more than 1 unit so we have to be satisfied with not having more than 3 minutes of hat water to be able to gather for laundry or dishes for a family of 4. Maintenance said front door latch needs to be replaced at move in or it will stop working soon and we wont be able to get in.

I am currently in a process of moving out of a duplex apartment managed by IPM. I moved in working with the actual owners (a local couple) and it went very well, however, they were feeling stressed and had IPM start to manage about 3 months ago. Today, Seth showed up to our apartment with no notice along with 3 strangers to do a showing. The female resident of our apartment walked downstairs to four strangers welcoming themselves inside of our home and immediately didnt feel safe. Seth claimed he was legally allowed to be there despite none of the current residents knowing about this showing. This is not the first problem we have had with them, it is however the worst problem. IPM has been nothing but a display of miscommunication and poor management.

Waited months for them to get an ISP to provide service for internet. Went into Charter myself and found the service hasnt been setup because they are waiting to find how many rooms the building has. Asked for an update and they refused to even communicate progress on obtaining internet from a provider.I do not rent from them because of negligence like this. From personal experience, I would say steer clear of Intermountain Property Management, unless youre looking at a high-end property. If its humbler, older construction, they had pretty much a hands-off policy during our tenure with them. First day they allowed us to sign a lease and pick up keys, they told us the carpet had been shampooed, but then the apartment closed up and left sitting empty for two weeks. (This after they had claimed they couldnt let us in any earlier than that day!) We walked into an apartment with black mold growing in every windowsill, reeking of carpet damp and residual cigarette smoke, patched (but unpainted) walls, and only two burner pans on the (otherwise clean) stove. The other two burners were sitting loose on the stovetop, with two gaping holes where the burners belong. Since it was the only available place in town within our price range wed been able to find, and our previous place had us leaving at 8am and new occupants arriving at 3pm, we had no other option. Oh, the stories I could tell of what we have found since then! Fortunately, Abode Property Management took over management of the property, evicted certain tenants, addressed critical maintenance issues, and have completely renovated any emptied apartments!

If I could rate them a zero, I would. My family rented from Intermountain Property Management for two years: it truly was a horrible experience. Toilets overflowed due to old plumbing: we salvaged the landlords underlayment in his bathroom by calling an emergency plumber AFTER calling the property managements emergency number multiple times and getting no answer in late September of 2015. Upon request for reimbursement for the plumbing bill, Krystina replied, we will look into it. We never heard back from them and have not been reimbursed for the plumbing bill, to date.The second summer of leasing, we had the rug professionally cleaned (it was filthy) and we did not ask for reimbursement. Upon exit, the landlord decided to charge us for an ADDITIONAL rug cleaning, along with multiple other charges for damage that was not incurred by us: the landlord assumed he could charge for reimbursement without justification.We kept up the premises, did yard work faithfully, made minor repairs to the home, and paid rent promptly, and in person! The unethical behavior of the landlord is most likely behind the wrongful charges applied to us: I will see this property management company in small claims court.

Virtually had no problems with Intermountain this last year. Travis and Krystina were awesome to work with. I cant say the same for the other reps since they are rather new and I havent interacted with them. We lived in a three bedroom basement apartment. The moveout process went smooth, they indicated what was needed done before we left and were rather flexible in when we could do so. They do require a carpet cleaning before moveout which can get quite expensive. They also have an online system in which you can pay the bills online. I would recommend them out of any of the rental property management businesses.

My husband and I were looking for over a month for an apartment and couldnt find anything. We found a place listed on IPMs website and we stopped in to see if we could look at the apartment. They were able to show us the apartment just a few hours later and since we liked the property we decided to rent it. Normally it takes a few days to process everything. but since out lease was up in our old house, we had only 2 days to find a place. Krystina understood our need, and she was so accommodating and even though she was super busy that day and was the only one working, she managed to work it out and expedite everything so we could move in that evening! We were happy to work with Krystina and find a landlord who actually cared about the tenant and did whatever they could do go above and beyond for them. We experienced a lot of rental companies and landlords during our apartment search and most of them lacked good customer service or care for the tenant, so we were happy to find this company.

We rented from IPM for about 2 years. Whenever we had any serious issues they came and fixed immediately. Never have I worked with a group of people who are as passionate about what they are doing in the property management industry. I had wasted my time with other companies in the past who will not return calls, will not return emails, and will take your application fee and leave you high and dry with no followup. Intermountian Property Managment have gone above and beyond to find us a new home, spending time after office hours returning emails, and going out of their way to tell us about new houses coming up for rent. My family and I are moving to Bozeman in a few weeks from NY and were unable to fly out to find a home, necessitating a long-distance search. We had looked all over the internet for rental homes and were becoming disenchanted with the process, to say the least. Upon seeing a nice home listed on the Intermountain Properties site, we made contact and heard back directly from Krystina Schaber, one of Intermountains representatives. That one email was probably the most fortuitous event of our search.Krystina was fantastic! She asked what we were looking for, how much we wanted to spend, and off to work she went. We also have a dog, which makes a housing search much more complicated. As soon as we found something that we considered a possibility, we would discover that the owner did not allow pets. On two occasions, we emailed Krystina and asked about properties we thought were wonderful, but did not allow pets. She contacted the owner and tried to make a case for us. Unfortunately, they wouldnt budge, but she kept looking. Finally, we found the perfect place, dog allowed, fenced yard and all! Krystina arranged a showing, and even allowed a future work colleague to view it for us, FaceTiming the tour.When all was said and done, she had worked so hard to help us. We got everything done long-distance and now have a home waiting for us when we arrive. Krystina and Intermountain Property Management have been incredibly wonderful during our search, and we expect nothing less during our tenure as tenants. She has shown that they are committed to excellent service, and to improving their reputation online.At first, we were hesitant to work with them, based on the few reviews that we had seen online, which were not very positive. After our first contact, however, we decided to give them a try, and we are so glad that we did. Trust me, dont let some of the negative reviews deter you. The women who work for IPM are truly the spawn of Satan. Theyve never been helpful, they dont make any effort to make repairs, and are downright mean. IPM gives no rights to the actual owners of the houses they rent out. Weve had a huge issue with a part of our house (which I wont give details about here) that has been mentioned to IPM for 2 years and has never been dealt with. By not fixing this part of our house, our safety and the safety of everything in the house is compromised.They seem nice and helpful at first, but dont be fooled!Avoid renting from this property manager.
