None of us had hot water for three weeks in a 17 unit building downtown. When that happened to my friends they got free rent for two months - we got $100. He told an 84 year old to shower at a gas station during the pandemic (attached image). He horribly neglected the property and raised rent by 27% in July of 2021! Also was very rude to my neighbor who needed to have her Boston Terrier. Also one day he was so mad at a neighbor for leaving a bike in the shared hallway that he took the seat off - so the kid almost lost his job and was late to work. AMAZINGLY UNPROFESSIONAL AND TEMPERAMENTAL.GET A DIFFERENT MANAGER FOR YOUR PROPERTIES. He dehumanizes your tenants and neglects your investment!!

Travis has been an outstanding property manager. I see the 1-star ratings and am pretty sure they are the renters that you dont want in your place. Three of them are obviously from the same group with the same 1 incident. He is extremely professional, proficient, fair, kind and hard-working. Ive used him for my 1 property in Bozeman since he first started, maybe in 2012. I have never had an issue. Hes honest and really keeps things reasonable.

Always super responsive for rental issues, water heater, back sliding door etc. Travis is great!

I moved from Bozeman approximately 8 years ago and needed a property management company to manage my condo as a rental. Friends who were renting from a Byrd-managed property recommended them, saying they were friendly, reliable, and professional. I looked at a few options, but ended up taking their recommendation and going with Byrd. I am SO glad I did that -- they have been wonderful to work with. They did an excellent job at finding good tenants. From what I could tell, they responded to tenant issues quickly and efficiently. Their communication was wonderful - they kept me in the loop when needed, but didnt overdo it. They are friendly, very responsive, and professional. If youre looking for a property manager, I would definitely recommend Byrd.

I rented with Byrd Property Management for 2 years. The first year everything was fine, so I decided that renting another property would be a good idea, I was so wrong. When it was time to check out of our apartment, Travis assisted one of my roommates into lying to myself and my other roommate, and tricking her way into getting the entire security deposit check into her name. She ended up stealing the money from us, and when we confronted Travis about it, he said he did nothing wrong and he told her to divvy up the check as she seemed fit. He then ignored our efforts to get in contact with him after that. We are now most likely having to go to court to get our money back. We still can’t believe this happened. It is beyond slimey and unprofessional to get into business that isn’t yours. The security deposit should never go back to just one person, because things like this happen. Watch out for Travis!

We had issues with our water heater. Travis was quick to get someone to look at it, and quick to get it fixed. He even followed up to make sure everything was good after all was taken care of. I appreciate his quick response to our needs.

Great!! Right across the street from Plonk and a dozen other great venues and entertainment within walking distance. Make sure you have earplugs if you want to get to bed before 2am in the Summer lol

Byrd Property Management did a good job. They are detail oriented and specific with their expectations and requirements upfront. Make sure to take pictures of the house before you move in so you have record of any damage or wear and tear that came with the rental. We really enjoyed our rental experience!

Rented from Byrd for a year, the property was well kept. Appliances can be replaced promptly, other damages are less consistent in the time it takes to get addressed, sometimes a week, others several months.Hope you don’t need an exterminator- their’s had a wait of several months as well as a steep price. Access to professional help would have mitigated a lot of conflict and damages due to mice, but we were on our own.Document the conditions of the property well, as well as interactions, and read up on renting laws.

I rented from Byrd Property Management for three and a half years of the six and a half that I lived in my apartment. They were the third property management company I experienced since I lived there. I have to say they were the best management company due to the fact that they took care of the place. The halls were clean, stuff was repaired and generally everything was in working order. I found the owner to be a reasonable person who was easy to get along with and not a total jerk. I would definitely rent from this company again!

As a property owner I like Byrd Properties because of his honesty and diligence. I noticed that when a tenant moves out, most of the time they get their full cleaning deposit back. I also like that he is diligent in keeping the property in top shape. The lawns are mowed, the snow is plowed, repairs are quick and the bills are paid. He doesnt take up my time by asking if he can make certain repairs, I just see the repair bill on the monthly report. If you are a responsible renter you will like Byrd Properties. If you are a property owner, you can trust Travis to keep it in good shape and to find responsible renters. His monthly reports are in detail with all receipts included. If I build any more units I plan to ask Byrd Properties to manage it.

Ive lived here over a year, management is great! If youre a good tenant they treat you very well. I once locked myself out and Travis dropped what he was doing to stop by and let me in.

Travis Byrd and his wife Kristin Byrd run an outstanding and professional property management company here in Bozeman, MT. We had an issue with people climbing onto the roof of our Main St. apartment in the middle of the night and making considerable noise. Travis responded immediately to our problem and solved the issue by posting signs on the fire escape behind our building.If you are responsible, respectful of the rental agreement, and take good care of your apartment, I am confident you will be very satisfied with your experience as a tenant with Byrd Property Management.

Travis has always given us a heads-up for any future concerns and done a GREAT job of monitoring our property. Byrd Property Mgmt has kept us abreast of market trends and done a great job of keeping our property rented. Highly recommend!

Renter beware. Travis is unethical and I would not believe anything he says. The lease said the security deposit should have been returned to all of the individuals on the lease. Travis returned the entire deposit to one person on the lease. We have to go to court to get our money. Travis will not return our calls. Slimey and Dishonest.

I rented from Byrd a few years ago, and had a great experience. We recieved our full deposit back when we moved out, something that Ive only ever had happen once before from a property management company. They were very thorough and had us clean a few things over again, but Id rather that be the case than have them nickle and dime me like other companies.

Terrible professionalism with Travis Byrd. He not only talks to you like you are so far below him and stupid but also is extremely unhelpful when it comes to explaining anything. I would not recommend renting from him ever and especially renewing a lease after two years! He not only made us move all our stuff out and clean the whole place but told us the condition was not acceptable and made us reclean even though it wasn’t even that clean when we initially moved in. Extremely rude and no respect for anyone but himself.

Man, my experience was anything but negative with Byrd! Ive rented from some horrible property management companies (mostly in Missoula- yikes!), and this wasnt one of them. Travis was super honest and direct about his expectations and the terms of the lease, and it never felt intimidating or like he was trying to pressure me into terms I wasnt comfortable with. I never had maintenance issues, so I cant weigh in on that. I had to break my lease early, so I paid the fees agreed upon in the lease. Travis was really good about giving me a heads up when hed be showing the apartment, and he walked through for the check out with me to point out any damages (there werent any) and some touch up cleaning. The man helped me change the light bulbs I couldnt reach, for goodness sake! After fixing a few small things he pointed out, I got my entire deposit check back within ten days. I would absolutely rent from Byrd PM again. Totally reasonable and no-nonsense. If you are a good tenant, you will have no problems. When you fill out your initial lease paperwork, write every scratch and scrape in detail on your check in paperwork. Pay your rent on time. Report maintenance issues before they become a problem. Dont be a messy, obnoxious neighbor. These are things you need to do as a smart renter, regardless of the property management place.

Was good for the first year, but was poor after that. They forced me into a year lease, never fixed anything, stopped by without 24 hour notice on multiple occasions, and raised rent every year until I was forced out of my home. Do not rent from Byrd Property Management, please.

Terrible company to rent from. Great house, great properties, however Travis Bryd is a manipulative manager who will charge you for anything he possibly can. You will regret renting once it comes time to renew leases or move out. You will not get your security deposit back regardless of the condition of the property, as well as manipulate you into paying for false contract breaches, etc. Just a fair warning to look elsewhere before renting from Byrd.

I’ve worked with many of the property management companies in Bozeman. Byrd Property Management is an example of a company doing it right! Travis is top notch and Highly recommended!

I had an awful experience with Travis at Byrd Property management and it is still ongoing after two months of the lease ending. Travis picked sides and gave our security deposit back to one person and that person still has it all. Travis will not contact us back and should not have done what he did. I don’t recommend going through him or this property management unless you want to lose thousands of dollars.

Worse than aspen properties which I didnt think was possible! The amount of crooked rental management companies in bozeman is astounding! Travis byrd will do anything to move you in, but when he wants you gone he will use any possible manuevor to get you to leave. House was dirty when we moved in and he had us literally scrub the walls for us to get our SD back. Also his in-house maintainence guy is very expensive and probably the slowest human being alive. Dont trust this guy and especially dont rent from him!
