After a deep freeze, I noticed strange noises and water dripping from a fire sprinkler pipe in my apartment. I immediately alerted maintenance, they came out, gave it the all clear, and then a few hours later the pipe burst flooding half of my apartment with several inches of water in minutes. They were apologetic but difficult through that repair process. For example, attached is a photo of how they left my belongings out to dry while they installed the new carpet. Of course, they claimed no responsibility for this flooding. They did give me a whooping $100 credit for the inconvenience. After that experience Id say RBN deserved about 3 stars because the entire 2 years I lived there wasnt horrible. But then they nickel and dimed the move out charges more than anywhere I have ever lived before. I should have paid attention to the online reviews. Ive literally never posted a google review before, but I feel compelled to prevent any future possible tenants stress. Avoid this property management company.

Sent an email at 6 pm alerting the office of no hot water. Its now 12 hours later at 8 am. Still no hot water. This is two days in a row where the water has been off for an extended period of time WITH NO WARNING.Do I need to say more? And to whoever the owner is who responds to these to try to save face, give me a call and we can get to the bottom of this together.

Im here to warn people not to live here if they can afford anything else.They take advantage of anyone who lives here, here is my horror story:I had been living at 555 Harvard Lane over the winter and once the summer hit my electricity breaker kept tripping so one half of my apartment would go out about 2 times PER DAY.I woke up one Saturday and my whole apartment (and my neighbors apartments) electricity was totally out. I also had to work from home that day. I called the emergency maintenance line and they sent someone to check it out but said they couldnt get anyone to fix it until Monday. I didnt have power for over 60 hours.All my food spoiled, I couldnt work from home, no AC. The place was unlivable.I asked if they could compensate me, and they said that I had agreed to not seek compensation regarding this type of issue in my lease (which was true).I gave my months notice the next week.Then they took a carpet cleaning fee from my security deposit when I DIDNT HAVE CARPET! I eventually got that $100 dollars back but I had to fight them every step of the way.DO NOT LIVE HERE IF YOU CAN AFFORD SOMETHING ELSE!!!!!!!!!!!!!!!!!!!!Rent Boulder Now = Slum Lords.

I can’t say enough good things about Rent Boulder Now. When I came to Boulder I needed a place to stay ASAP. The crew at Rent Boulder Now worked so hard and quickly to get me into an apartment. The prices and facilities were great. I loved my time at the Park Mesa apartments, not to mention the great location. If I come back to Boulder I know who I’m going to come to for housing.

I have rented for over a decade from various places and Rent Boulder Now was one of the strangest on the side of shady companies that I have interacted with. The people that work here seem to have attitude of bitterness. When I first came the view the apartments it seemed professional but the apartment that I was scheduled to view was occupied by a man who seemed very agitated and violated. He told us to go away and was not ready to show his apartment. The second showing was an apartment for a man who was living there and I felt very invasive going into his personal space to view the bedroom and area. He was a foreign man who seemed to be from another country. Finally I was showed an empty apartment which made me wonder why they didnt just show me the empty apartment first?I decided to rent the last empty apartment on Canyon Creek and the lady told me Its a very simple process, all we do it make sure you dont have felonies and verify income.. So I put $500 down and felt like something was off after I walked out of the office. A few hours later I got an email with a 37 page lease, the longest lease that I have ever signed. I have rented in Chicago and suburb Minneapolis along with several places over the years so this was not my first lease. After I finally filled it out, I received an email wanting me to explain, as if I was being interviewed from a job or in a courtroom about being charged with a felony two years ago. Because I do not have any felonies on my record and it was dropped, I told them I just wanted my security deposit back and did now want people invading my private life. ( I had a man try to kidnap me by lying to police so that he could have me forced into an area that at that time, was one of the worst places in America for Human Trafficking and had the highest arrest rate out of all cities in the entire country. I dont like commercial landlords to know personal things like that because it left me vulnerable with PTSD and other anxieties, but apparently privacy doesnt exist in America anymore.) At that point I just wanted my money back because the vibes were not good. So I explained after why I couldnt and did not want to rent after explaining the inquiry, because now I was vulnerable with the company. Rent Boulder sent me emails insisting there was a felony but the word felony charge or felony extradition means exactly that: Someone at some point accused you of a felony but there was no conviction. I know that the police abuse problem that had gotten worse in the United States is not RBNs fault, but the emails kept seeming to toy with this piece of information and it was unnecessarily invasive.I appreciate that Rent Boulder gave me the results of the background check to see the wording and what was on my record but something just seems off about them.This company seems to be leaning towards a monopoly leasing company, bullying kids and other vulnerable persons. I still havent heard of them sending the deposit back, they never even verified income and this seems like an untrustworthy company that I never want to interact with again. They sent me an email wanting me to sign a null lease which I need to look into. I have never had leasing made so complicated before. I think that landlords in college towns typically get away with taking advantage of young people, but then again, college kids probably do not respect property as much as typical renters. Maybe there is a good reason to behave this condescending and bitter on their part but all I know is that if I receive the deposit (which I have not yet received, just send a check back, very simple) I never want to interact with them again. Maybe reading all the negative reviews from other people made me more suspicious of the company than I should be but they also have a bad rating on BBB as well.

This company altered the terms of the lease after I had signed it and when I did not agree to the new terms they kept my original security deposit. I’ve lived in a half a dozen cities in 3 continents and had never had anything like this occur. Rent somewhere else

I lived at a property from RBN for a year and throughout the entirety of my time there I was very pleased at the attentiveness and kindness I experienced there. Whenever any issue with the apartment unit came up, I would fill out a maintenance issue on their rental portal and immediately within the day would promptly have a response to get it resolved. The staff has always been very helpful and friendly through out all situations, they act fairly and are very good about responding quickly and efficiently to get whatever you need resolved. Although I don’t live in Boulder anymore, I would highly recommend this property management company to anyone looking for somewhere to live, their website is also super easy to navigate and they have some fantastic properties, I will forever cherish the time I spent in my first apartment which I rented through them, super clean, great location, functional and overall great. I greatly appreciate the support the staff has shown me and cooperation through any problems I have had, extremely professional. Great service thank you so much!

Rented in the Canyon Club for two years, I chose to give three stars because:I lost $120 off my deposit for cleaning, but considering the minuscule size of the unit and how filthy it was when I moved in, I thought this was steep.The parking lot monitor service they use is awful. Colorado Parking Service is rude and clueless. I had my car improperly clamped for a weekend because they didnt get RBNs e mail that it was a new vehicle with no parking permit to display. Sure enough they always come late on Friday night, then no one who can help resolve any issues whatsoever is around till Monday. RBN should consider alternatives.When I moved in I was explicitly told I could have a guest park in the parking lot, which turned out to be untrue.Bike theft is rampant here, if you leave it on the rack it will most likely be missing whatever isnt locked down. I personally had mine stolen not long after moving in and know others had issues as well. In RBNs defense they added lighting but really they need more robust bike racks.I must note that RBN was fantastic about maintenance. They would almost always have someone on site within 24 hours, and if not that then they will certainly reach out.They added brand new laundry machines that connect to an app that you can use a card with, so that is really nice.

I will start by giving credit where it is due - maintenance was responsive and friendly (with one exception). Some employees working at the desk or in the office were friendly too, although often they were not able to help. We went through most of the first year without any issues. I will say the location on 30th St was close to some homeless/transient campsites and you absolutely could not lock your bike on the bike racks outside without parts getting stolen. We also had incidents where people would try to steal from the backyard. There were some changes made during our stay that improved the security of the area, although the camps still remain and risk of theft is quite high even for Boulder. After we renewed for a second year with RBN we started to deal with steep fines and hostile treatment from management. Firstly, on several instances they confused us with a different apartment and tried to fine us for somebody elses violations. Also, the apartment was advertised as dog-friendly, but we kept getting violation notices for our dog being tethered outside. We accommodated all requests to restrict his range in the shared backyard area but continued receiving overly harsh e-mails that in some cases threatened eviction. They also fined me and several other tenants hundreds of dollars for not cleaning up after dogs, by collecting samples from the yard and DNA testing them months later. Our neighbor got fined over $1,000 for dog waste, because apparently the $250 fine is on a per-sample basis and they can slap you with over 4 fines at once, no warning, for samples they took months ago. Near the end of our lease we got fines for items stored in our backyard space that had been there since we moved in. Their rules about outside storage changed from only being allowed to keep things on the concrete to not being allowed to keep ANYTHING outside. This included firewood, tires, and other typical outdoor things. We were the only tenants that regularly swept and organized the area behind our apartment and yet we were accused of making it cluttered and unsightly even though it was totally fenced off from public view anyway. After telling us we could no longer keep things outside we were offered a storage space on site for a monthly fee. Seemed to us like a lazy attempt to grab some extra cash. After protesting the unfairness we were able to come to an agreement, as we did on many issues. Coming to agreements was not easy because whoever was sending these hostile e-mails about violations was not who wed get to talk to on the phone or in the office. They would get their friendly receptionists to talk to you and say their hands are tied or they couldnt help because they didnt send the e-mail we were objecting to - very frustrating. They also asked if we could end our lease early so they could let someone else who apparently committed to the apt move in earlier. We declined, and in the last several weeks they asked us again if we wanted to renew our lease - weird because they told us they rented it to someone already! Bottom line is that the people that are really in charge here are evasive, only contact you by e-mail and instigate conflicts that their other employees have to awkwardly handle for them. In summary, the actual apartment was decent, the maintenance was mostly good and we lived there for a while without a hitch. Unfortunately because of the very unpleasant interactions I had with management, who we found to be very rude and untrustworthy, I cannot give more than 1 star. Worth trying a different rental company.

I recently decided to move and thats what prompted me to do this review. My decision to leave had nothing to do with these apartments other than the fact that it was time to upgrade my amenities and get a little more sq footage. I have nothing but good things to say about this place and the property managers and Ive really enjoyed the years Ive been here. These are the most reasonably priced (and sized, for the cost) units in Boulder and the amenities are usually better than what youd find in other Boulder apartments at similar price points. The location is incredible. They also have great people working in the leasing office whove never been anything but kind and professional to me. The maintenance staff is always on top of it when a request is submitted. This has been a great place to live.

Horrible. They view their tenants as paychecks, and do not care about customer service. Incompetent maintenance people, and they will nickel and dime you for maintenance requests. When COVID began, they gave less than a 24 hr notice on showing my residence; when I told them I was immunocompromised and did not want my residence shown, they were very rude about and required me to submit proof, and required me to fill out a form amending my contract if I wanted 24 hr notice for showings. They absolutely do not care about your well being while you live there and only care that you pay rent on time. I lived in boulder for school and leased from a few different companies-- I highly recommend finding any other leasing company in boulder.

I have been renting with rent Boulder now for 3 years. Well be moving this year due to a roommate moving away. If we still needed a three bedroom i bet we would renew. I wanted to leave a good review because when I was considering signing a lease with them there were nearly exclusively bad reviews on Google. This was not our experience with them and I am glad to see that has changed. I would recommend renting from them and would happily do so again.

Not sure why this place gets such bad reviews, I loved living here. Great location, affordable for boulder, staff was great,got 90% of my security deposit back, had to actually relet due to Covid and paid no extra fees, staff was very helpful and attentive. I feel people only come on here to complain.

Not perfect, but better than FourStar, or other companies that rip off students. Boulder has some infamously bad proper management companies, and in my experience RBN is one of the better ones. I HATED my first apartment in College, so moving to Harvard Park was a welcome change. I lived in Harvard Park for two years, and I enjoyed the building, which felt fairly priced (by Bolder standards of course). Although some of the appliances were spotty and the place was a bit old (the screen doors wouldnt stop breaking, and they refused to replace our interior light bulbs for some reason) the office was responsible with most maintenance requests, and certainly better than my last place. Honestly am a bit sad to be moving. Harvard Park is a pretty nice place and location.

Repairs are not completed in a timely manner, be sure to ask about knock and shocks where if you forget to pay rent by a day they use a key to enter your apartment and yell at you. I reported several issues that went unaddressed, they left the pool in terrible condition for months, the floors in the apartment were warped from flooding, and the management is mean and vindictive. My review is based on experience living in 2 of their units for 3 years. They are the definition of slum lords. Disappointed there are people like this in Boulder

The professionalism is as decent as a fast food restaurant. Read your lease carefully before signing. There is many loop holes they use to fine you as well as intrude into your dwelling. Additionally, document all encounters, agreements, take plenty of photo of the apartment because their words are empty. Cover yourself legally. The price isnt worth the quality of the apartment itself. I say 1 star because they can be accommodating to a point.(Loop holes specifically dealing with Covid-19 and having prospective renters to schedule less than 24hours in advance to see the apartment. As Ive e-mailed and call RBN regarding my discomfort and concern as an essential worker there has been a viewer without a mask even though I was assured by the office this wouldnt be the case.)

The agents at Rent Boulder Now, have been, in my experience, very helpful, patient, and understanding with myself and my roommates, and I appreciate everyone I have had to deal with. Plus, I love the place, great location, great price, could be a little nicer but compared to a lot of places in Boulder its honestly pretty good. We havent been charged any exorbitant fees, and my apartment hasnt been something Ive had to think about a lot (which is a huge plus as a very busy person). Overall, I would rent from them again, and I fully intend to renew my lease.

​I have lived in the same apartment, now shared rent apartment, at 555 Harvard Lane for many years. Same management. In general, all these years management has been consistently respectful of tenants, consistent in fixing structural problems or broken appliances within a week of notification. Management has been consistent in honoring tenant rights and mindful of courtesy in all aspects. This apartment complex called Harvard Park is shared rent. In the last four years, weve had twenty different roommates. Remarkably, all but a few have been excellent, clean, considerate roommates. Coed. Wide age range. To me this success in roommate selection for strangers is testimony to the vetting and choosing of tenants. Shared rent can be tricky. Management drew up a guidelines document in April 2017 for roommates which we posted for all old and new roommates to see. These guidelines helped in reminding all roommates toward courteous behaviors while sharing space (common areas of kitchen, eating area). Rental rates are reasonable-- and seems to be comparable to similar space in Boulder (city limits). For weekend and night emergencies-- in the last five years-- rare-- but I got a telephone call back within 30 minutes and follow up visit when needed within 4 hours of the telephone call. I notice that other comments are generally negative. My experience has been very positive.​

I have lived 4 years at 680 Lashley Lane, and am very happy. Best deal in town, nice patio, BBQ, view of Flat Irons, best strip mall across the street in the world! Maintenance is always super fast. Parking great. Access to everything is easy... wild woods a mile away, city a mile the other way, Denver and DIA bus at the corner, no driving to airport. Management is friendly and helpful every time. Good job!

Worst place ever!Ive schedule a payment 5 days before the end of the month. On the 1st theyve sent me a payment confirmation with the confirmation number. Four days later I found a late payments letter at my door. Confused, I went to office asking for explanation. Theyve had nothing to say that make any sense. They wont remove the fees and lied about sending me an email that a never get, turn out that the email was sent to the wrong person. I brought them my bank statement and all to prove that my balance was always able to pay the rent.The question is, how do you charge someone late fees after giving them a payment confirmation number earlier?This place is all about ripping people off. The property management is never willing to work with you to find a solution. All they are interested in is charging you weird fees and taking your money.

I moved to 1301 30th Street mid August. I rented the unit sight unseen and it was a seamless process. Since then there have been new Washers and Dryers installed. The unit was upgraded with new appliances before move in. Refrigerator was scheduled to be installed a few weeks after move in and went off without a hitch.I requested they fix some lights that are out at the Entrance and they got right on it. They are a management Company so Building Owners have different budgets and deal with issues how they see fit. The Owner of the Building I live in is on top of it. The Team at RBN is awesome and always so nice - I’ve had nothing but a good experience.

You get what you pay for. Very cheap considering its in Boulder. Maintenance people were awesome. Told them the grill was broken on my patio. The next day they came and fixed it and put a new propane tank in. I was in a two bedroom apartment with one random roommate at table mesa and broadway. No problems with the roommate. Everything was a little small (including the bathroom) but you got use to it. I liked that is was a month to month lease. No huge commitment. In the end I left because I wanted more space.

Ive rented with them for many years and never had a problem. My neighbors have always been wonderful graduate students and/or professional people - I think that says a lot about the management. The landscaping is mature and well cared for, snow is shoveled pretty quickly, and maintenance is very responsive.

I came a few times to visit a friend who lived at 680 S Lashley Ln while I was looking around for different apartments and the place was littered with garbage, broken concrete in the courtyard area, and furniture left outside their apartments.. one apartment had the door wide open with nobody inside!! Just left abandoned! Don’t even bother... management incredibly rude

Ive been renting from RentBoulderNow for over 2 years and have little to complain about. They always respond to my maintenance requests and emails within the day. They are good at keeping up with maintenance and fixing water leaks as soon as they happen. My complex is clean, quiet, and has beautiful landscaping. The rental renewing process was super easy and saves money.

Truly awful landlords. Apparently incapable of communicating effectively, so you will have to nag them into replying to your concerns (at which point they will still avoid simple questions if not outright lie). Their lease includes many shady clauses, such as you having to grant police access to your home without a warrant, and you have to pay any legal fees of Rent Boulder Now if you sue them (so good luck getting your security deposit back - theyll say what they want because they know youre not going to take them to court). Interacting with them was the worst experience of the last year.

The maintenance team is incredibly responsive and helpful, the office staff are friendly and fast with anything we need (especially Laurie) and were so happy that weve found a home managed by such great folks.

We had a horrible experience all year last year, I have had good rental companies in the past but RBN was very unprofessional and disorganized. They forwarded personal emails to parties that were not allowed access, and somehow, even despite two calls, emails and an in person visit to confirm my new address still managed to have lost my deposit. I dont ever write reviews but this place needs one, I would suggest if you can to avoid renting from RBN.

Actually didnt have a bad experience with this company, saw maintenance men at my complex a couple times a week for odd things, they even removed dog waste from irresponsible renters on the property about once a month. Only down side I would say is that they removed a hot tub I was only verbally told would most likely be fixed.

I would be very careful renting from these people. The apartments are half way decent but the property management are not. They will make up any excuse to keep your deposit or not give you a credit for something they are responsible for. Went without a refrigerator for 6 days before they finally replaced it and they refused to give a rent abatement for the inconvenience or loss of food.

Rent Boulder Now is the worst leasing company I have ever had the displeasure of working with. I was forced to leave the apartment I was renting from them because of a domestic violence situation. When trying to work with Rent Boulder Now to ensure neither they, nor me, would be left in a bad situation, I moved out early and returned the keys, making the unit available for rent months before my lease -- that I continued to pay for in full every month -- was up. Months later, I found out they wouldnt be giving me my security deposit back, because of a relet fee they hadnt previously confirmed that I owed. Not only were the people in the office completely unapproachable, they were offensively insensitive to my situation, despite my efforts to ensure they lost no money because of my move. I have been so disappointed with their management that I reported them to the Better Business Bureau. STAY AWAY from this company.

Please do not rent from this company. They will screw you over in any way possible and squeeze as much money out of you as possible. This company preys on college kids and will not help you out in any way. We constantly had people in our apartment fixing stuff unannounced, for it to just break again the next day. Ashley, who works at the main office is also extremely condescending and unhelpful.

We have been renting a house with RentBoulderNow for 5 years and are very pleased with our experience. The property was in excellent condition when we started renting and the property management and maintenance teams have been great in making improvements and addressing any maintenance issues very quickly (24 hours or less). They employ good use of technology enabling us to make any maintenance request online through their website including uploading photos of any problems on the property and they also have a very good online payment system that allows paying by credit card, bank withdrawal, etc. The Company also will keep an eye on the property if you are away for an extended period which is very helpful to us as we do travel from time-to-time. Laurie Jensen who is on the leadership team has been our key contact and she has been terrific in her responsiveness and attention to any matters. Also, RentBoulders annual rent increases have been quite reasonable and they provide us each year with the market data to understand where our rate compares to the market for similar properties. We highly recommend RentBoulderNow.

Expensive, poor quality and maintenance, careless record keeping.I rented a studio apartment at the Canyon Club complex for two years. Talking to the other residents revealed a theme- this management company appears to be taking advantage of the fact that they have the cheapest single apartments in Boulder (for the most part) to get away with practices that wouldnt be tolerated if people could move.Upon move-in, there were several issues with the apartment. The lock on a window was unusable because of poor installation, and the window was closed with a sawn off hockey stick. There were quite a few places where the finishing on the counter was peeled up or chipped. Swiping my finger on the wood flooring resulted in a black residue. There were a half a dozen or so places where the moulding was absent, and instead of using proper shims to support the gap between the drywall and floor, pennies had been inserted. This was all reported in a timely fashion according to lease I signed, but nothing was addressed.At one point, my dishwasher broke down and flooded my apartment. I put in a maintenance request, and maintenance stopped by the next week while I was at work. There was no communication to me other than the tag left on the door saying that a repair had been made. The next time I ran the dishwasher, it flooded the apartment again. The second repair request took about a month and a half to get a response. The maintenance techs determined that the motor in the appliance had burnt out from age and that I was not responsible. They would replace at no cost to me- but they did not have the required parts and it would take another 6 weeks for an order to be made and arrive- after my lease had ended.I had recurring payments for rent set up through their website. At one point, the system dropped my settings and did not charge me. I had no notification of a problem and I assumed all was well. I was charged a late fee. To their credit, I was able to get the issue solved and the fee reversed with a short visit to the office, but my credit score was still impacted.The apartment building and property were generally poorly kept and in disrepair. Paint chips that had come off the exterior were scattered everywhere. The fence marking the edge of the property was falling apart, and a gate to the parking lot only closed if you pulled on the posts so that the latch could close.During one rainstorm, half of my apartment flooded. I was on the level that was 4-5 feet below ground level. The parking lot was sloped such that all the water was funneled down the stairs to the lower level. There were a couple drains, but none of them actually worked to drain water. The week after that, the 2013 Boulder floods hit, and my apartment was flooded for several days. I left after the first day of flooding and returned a week later. There was significant water damage and warping to the wood flooring and cabinetry, and I was unable to remove the odor caused by the flood water containing raw sewage. I received a warning for an odor violation, and despite promptly reporting the damage, nothing was done to address it in the 10 months remaining in my lease.And for icing on the cake, $100 was deducted from my security deposit for carpet cleaning.My apartment had no carpet whatsoever.

I moved in to a 4 bedroom apartment that was all empty except 1 other room. After I moved in I realized the entire apartment was filthy and the floors hadnt been cleaned in months... At first I just assumed the other tenant never cleans, but after a few days I found out he had just moved in right before me and the entire apartment was left filthy from the previous tenants! When I told them this they said sorry its too late because you didnt tell us when you moved in... I didnt know when I moved in that it was dirty from the previous tenants... That is just the start and most major problem but all in all I learned that they will screw you every time for every thing or nothing, they act like they arent even people...

I have thought about this for a long time and hate to make bad reviews, but this company is terrible. My daughter rented from them and its a long story, but it all came down to lies, unresponsive staff and finally legal action. Parents beware.

The apartment was in good condition and the treatment was always very cordial. Two months after I left, they returned the deposit, discounting 213 dollars. The detail: - $ 100 for carpet cleaning (excessive for a 3 × 3 room with the carpet in perfect condition). Although they clarify it in the contract.- $ 25 extra trash fee. We hadnt left anything in the apartment- $ 15 for 3 light bulbs when they were all working when we left- $ 48 for 4 stove ring | drip pan. I dont know exactly what they mean ...- $ 25 for an hour of cleaning. The room was left in perfect condition and completely clean. In addition to the excessive amount per hour with 15 minutes it would have been enough for a disinfection.Upon handing over the keys, I asked the staff to check the conditions under which I handed over the property, and their response was that they would not do so at the time, but in subsequent days.
