The apartment complex should have 2 pools in use for residents. Since we entered and rented the apartment (July 2018), the people in the administration office indicated that the pool closest to our home would be fixed. They also told us that the main pool would work with water at adequate temperature. As of today (January 2019), it does not seem on the part of the staff of the administration office that they intend to fix any of the two pools. .... Today, I do not recommend this place !!! .....

The people that work in the office are not only unprofessional but also unhelpful. I’ve lived here for 3 months and the AC has been down for 4 days out of those 3 months. The inside of my apartment has been above 82 degrees multiple times during this. The associate at the office seems to think it’s not a big deal having no AC as she basically shrugged it off when I walked in and told her what we have been dealing with. We live in south Florida, AC is NOT optional. Instead of offering something to remedy the situation such as adjust rent for the month or provide a rent credit or even a portable fan to hold us over. She said they should be here to fix it today(day 3). I’m not holding my breath because most people at the office don’t know what they are talking about. It’s been 2 nights of terrible sleep with no AC and the management isn’t even worried about it. Terrible management in an otherwise nice neighborhood with a great location. Management company needs to be replaced. Maintenance people are all helpful and hardworking people who try to answer you ASAP. The only problem is the management company at the office.

I want to express my appreciation for the amazing team at San Marco Apartments in Boca Raton. The Office ladies are amazing and very helpful. The manager is a sweetheart who make you feel at home right away. And Miss. Mercedes is very nice and friendly. The property is well maintained and very safe. The neighborhood is beautiful and peaceful! I would recommend this community to anyone searching for a beautiful home to live in Boca. Pearl Sangha.

The ambient lake is charming but the tenants do not show respect for the rules of quiet. The pest control here is extremely horrid, the cockroach population here is so high, it is like a warzone. The big dangerous dogs like pitbull should not be on the street of they cant be tamed. I do love the nature like the birds, trees and as I mentioned earlier the lake.

Disrespect/lack of knowledge for residents schedule. I was hosting a conference call meeting and then start hearing the roofing guys pounding directly above my unit. Regardless of whatever “professional” process these people use for roofing, these sounds would be no different than me going up there with a sledge hammer and just pounding away. Apart from that, I’m not saying don’t fix the roof. I am saying they should have been more in touch with the residents and what time frames should take place for the project and where unit section wise. It is honestly comical, my god. Have some respect for your residents!

It was really hard searching for an apartment with being quarantined. The office staff made it super easy to help me find a new home! (Thanks to Joey and Mercedes)!!! They were very responsive and reassuring throughout the process. After I moved in the maintenance guy were extremely fast to come and fix a few work orders that I had (thank you big mike)!!!!! I would recommend this place to anyone!!

UNPROFESSIONAL AND A TIME WASTER. If I could give this place no star, I would. So I made an appointment online a week ahead to check out the place and called multiple times to receive further information about the place. However, no one answer my calls or respond towards my voicemails. Even though no one return my calls, I still went the appointment since I thought I could get my questions answered while getting a tour. I drove an hour for the appointment. The leasing office was opened but the leasing representative gave priority to someone else and would not honor my appointment even after I made an appointment a week ahead, called ahead, and just drove an hour away. She told me to make another appointment another time. Not to mention, she made a bunch of excuses to cover the poor performance of the leasing office. I wish they call me before I wasted my time coming just to be disappointed.

She took the time to explain the things we needed to know to complete the process. She spent time showing us the complex and apartments. Her knowledge of the facility was impressive. I have been a resident here for over 2 years and my experience with the office staff and the maintenance team led by Big Mike continue to go above and beyond anytime I have a maintenance issue or any issue. Love the location and fantastic units. Honestly one of the best kept gems in Boca Raton and the best complex I’ve lived in.

What a beautiful community! In a beautiful neighborhood with lots of great restaurants and shops close by. We love San Marco! Jomar and her team do a wonderful job!! She is friendly and helpful and remembers our pets and kids by name. The office team are responsive, attentive to service requests and make their residents feel valued. The resident events are awesome! The maintenance team works hard and always aims to please. We wish the gate were fixed sooner but we know from inquiring that the office staff has no control over that as it is an upper management issue. All in all, it is a great place and we wouldn’t hesitate to recommend friends and family to San Marco!

The worst place that Ive lived! Inside the unit and at garage there are too many roaches, every week I call the pest control and nothing changes! Ive emailed the office many times and they dont answer. This is disgusting! I dont recommend it!

Have lived here for many years and love the layout, office manager and ambiance of the community. They are trying to modernize the apartments and the landscaping needs a lot of work but the maintenance reacts quickly for anything. Once they redo the landscaping and finish the remodeling it will be closer to “5” stars!

San Marco is centrally located super close to I95 and the turnpike and is very close to shops and restaurants. It is a gated community divided by a lake from the opulent Broken Sound Country Club. Some apartments face the lake and the Broken Sound Country Club. There are 2 pools, jogging trail, basketball court, dog park and 2 pools.The apartments are super spacious and bright. This is hidden gem in the heart of Boca Raton/Delray Beach!!!I am a real estate agent and I brought a customer to San Marco this past Saturday and our experience was amazing. I first called and was so lucky to connect with Joecelia Figueroa who over the phone told me many things about the community which I was able to easily conveyed to my prospective renter. Joecelia also sent me an email with all the details of the fees, amenities and actual floor plan. Joecelia was super polite, professional, knowledgeable, attentive and easy to talk to. My client had 2 other communities to see and he decided on San Marco partly because of the nice treatment that we all received from Joecelia. She is a gem!! I strongly recommend to work with her when you are thinking of leasing at San Marco.

The problem with rental communities is often the management being rude and unattentive. San Marcos office is not one of those. They are always there to help the best they can. They handled the stay at home process seriously. Joey from the office is a gem. She is serious, knowledgable, helpful, attentive. Mercedes handles everything professionally yet with a great smile. Lisbeth is always welcoming, ready to help. They all are doing a commandable job.

My husband and son moved here in July 2018. The neighborhood is very beautiful and also safe as well. I have never had any issues and feel comfortable out at night alone. Security comes through regularly making sure nothing or no one looks suspicious. The staff here are WONDERFUL! Joey and Jomar are amazing and treat you like family! All of them very professional and attentive to your needs and wants. They know their residents by name and do a great job making us feel at home. Resident events have occurred regularly since we moved in at least once a month. And any problems (leaks, blinds, lights, missing shelf in refrigerator upon moving in) have been fixed for us, and promptly. The location is great and we would definitely recommend San Marco!

Ok where do I start, gates are always broken, one pool was closed for about a year, doors by the pool area are always broken. I got a beautiful 570$ surprise after moving out, no notice just straight to collections. Thank god I took pictures of the apartment after I moved out, I had the place cleaned and had someone come in to fix the holes, and they charged me a cleaning and a damage fee for who knows what for $570. I actually heard from prior residents that they do charge you an arm and a leg after you move out, most likely to make some money on you. The fact that the gates are broken 75% of the time you are living there that has no impact or reduction on your rent amount. If you do move there have some money for when you are moving out because you WILL be charged!

This community is absolutely beautiful and the staff is incredible. Joey, Francisco, and Tabitha are a great team; extremely helpful and friendly. The neighborhood is in a perfect location, very close to shops and entertainment. To anybody searching for an apartment, look no further. I have been inside several different units and they are all identical in terms of the quality and cleanliness. I highly recommend living at San Marco at Broken Sound.

I have to agree with previous reviews, the people in the Leasing are very sneaky and do lie. They made error on my lease and are now trying to say I owe prorated days. Even after Fransisco confirmed through email and over phone there is a mistake and I didn’t owe the the prorated days. I am going to report them to the BBB and also will be contacting the housing authority to file a official complaint against this company. Be aware this place also does not do anything about rowdy, disruptive and loud neighbors. I had to deal with a neighbor who would blast his techno music all night long. And people smoking right beneath your balcony causing the smoke to come into your apartment. Can’t even open your windows during the cooler months. This is supposed to be a non smoking complex. Be careful renting here!!!

My boyfriend has lived in San Marco for 5 years and has never had issues in any of his previous apartments. We moved into a 3/3 together on March 23rd, 2019 and there has been issues in every single room. The washer in the garage does not fill past the medium setting when its on super load. I had to dump several buckets of water into the washer to finish washing my clothes and again on the rinse cycle. The closet doors in the 2nd bedroom dont open or close properly and are beat up. There is a fan missing in that same bedroom and the door to the bathroom is difficult to open and close. The blinds in the living room are broken and all uneven at the bottom. The 3rd floor bathroom toilet tank began leaking onto the tile tonight and is currently flooding the tile floor. I called the maintenance line for emergencies and its been over an hour and no response. The master bedroom closet has an attic entry that is broken in one corner. The blinds in the master bedroom and 3rd bedroom are broken. The fire sprinkler in the ceiling of the 3rd bedroom is sticking out of the ceiling. Upon the first use of the 3rd floor bathroom there was a disgustingly long snake of hair floating in the toilet with muck in it. I just about vomit. There are holes in the walls in 2 bathrooms where the shower curtain rods were previously mounted that were not filled in, sanded down and painted over. The toilet handle inside the tank in the master bathroom is not working properly and I had to rig it so the toilet tank would stop running all night keeping us awake. The cupboard door under the kitchen sink doesnt close properly and gets stuck on the dishwasher hinge and then the dishwasher wont close.All of these issues are obvious and were not fixed prior to our move in date. The maintenance staff neglected to do their job or didnt care. The kicker is, we moved into the old maintenance managers apartment. There is absolutely NO excuse for all these overlooked issues. The maintenance staff is completely incompetent and sadly lacking the experience and attention to detail to be working in this type of rental community. I would not recommend this rental community to anyone.

I visited my friend a bunch of times at this community but was amassed how bugs infected this place is and how unattended the landscaping is. The gate was not working properly, every time we ordered food we had to go to the gate to pick it up, as the gate would not open, it was very enjoying and unfair to a delivery man.

This is a good place. I lived here for 2 years and had to leave due to a few factors. But first of all, I want to cordially express that the agent in the leasing office whose name is Francisco was and has been a great, nice, helpful person to me in my entire stay. He was the one who convinced me to rent here in the first place and to renew my lease for my second year and also very friendly and helpful in general. He is a very strong character for here. I think and hope that every place needs a person like Francisco. Thanks a lot my friend for everything you have done for me while I was in San Marco. Hope we meet again one day.

The only reason I’m even giving San Marco 2 stars is because of the two maintenance men James and Mike. If i could give them a separate rating it would definitely be 5 stars. Their timelines and care when it comes to completing service requests is A1!Other than that, if I were you I’d choose somewhere else to live. The leasing office team is very unprofessional and tend to either lie or not provide adequate information when it comes to relaying status on pest control and other maintenance issues that require a third party outside of their maintenance team (such as a/c) Honestly, there are some ladies in the leasing office who are quite rude.Glad I left.

Worst place to live. They make it like their wonderful. The office staff just makes you hear what you want. I lived here for two years and it’s disgustingHere are a few issues I experienced1. Upon move in I was promised new rugs and a completed house keeping cleaning. Wel when my movers and I arrived the old carpets were never replaced the cabinets inside were so dirty hair in bathroom cabinets. I still have the old carpets never replaced!2. My A/C never worked right my sons room was so warm was told over and over the A/C worked properly until I demanded the office manager come to see and wow after four months of fighting them my A/C was indeed not working. Yet I paid my rent on time and had to yell and scream to get a new A/C! Best when they installed the broke my water pipe not once three times and I had to move out for four days until fixed3. They promise you a safe secure gated community that’s a joke people lift gate and come right in. They been told about this and their answer it’s in the budget4. The grounds are so dirty no mulch no landscaping rats by dumpsters garage ever were. Call front office nothing is done.5 Two pools one has been empty for two years both are promised heated well main pool heater broken for over a year other pool completed empty.6. All my service calls I had to chase them down because they closed the service order before completing the jobNow we suppose to get a new management company let’s see if things change however I believe nothing will change. Don’t work out of leasing office RUN!!!!They deserve zero stars !

HORRIBLE! STAY AWAY! I am currently a resident at San Marco at broken sound. Not only are the apartments falling apart but I can actually say this place is awful! I have lived here for a month and have been treated like absolute scum. I had an issue where they gave me an incorrect mail key for my mailbox when I first moved in. I gave them 3 weeks, calling them, going into the office almost every single day. Continually being told it would be taken care of. I had to take it into my own hands and sit outside and wait for the postman to be able to get into my mail. 3 weeks later! When I went back to the leasing office to tell them how simple it was for me to get in, they were beyond rude. The postman notified me that he had sent some of my mail back to sender because I had not picked up my mail in over 10 days. The manager Joe more Rigner pretty much called me a liar and said all my mail was there. And that it was not their fault. My payroll comes in the mail! My bills come in the mail! And after going to the leasing office shaking because I would be late on my payments. San Marco did nothing! Honestly the worst management I have ever seen. I will make sure to spread the word and make sure no one has to go through what I have. I even called corporate (Lincoln management company) and they did nothing. Not one apology from management. I am 25 single woman, who works very hard everyday to be able to live here. I have spent the last two nights crying non stop, trying to figure out what mail is missing and which bills are past due. The fact that San Marco management can go home and sleep at night knowing the things they have done is baffling. Please take it from me, do not choose to live here. You will regret it like I do.

A beautiful community in a great area of Boca Raton. Spacious units and nice amenities offer a comfortable stay.Expect to be satisfied, with one exception – customer service.Often times, it is difficult to reach the leasing office over the phone and forget about prompt responses for maintenance (it took two days and a personal visit to the office, along with a complaint, to finally fix the non-working air-conditioner).Certainly steer away from one Agent, Jovie, who has systematically lied about scheduled maintenance appointments (causing us to cancel both weekday and weekend plans to await maintenance crews only to be disappointed with no-shows/unexpected, last-minute reschedules).On another note, a big thanks to Stephanie (another leasing Agent) for addressing our latest issue with the air conditioning unit and Mike (a maintenance representative) who was incredibly professional and quick in fixing the problem.May this one-star review display our frustration with seemingly obvious drawbacks that any quality customer service team should have mastered.Other than that, hope you enjoy your time here.

We Moved to Flordia and Sanmarco in June 2016, from that time we have been with Sanmarco and I should say we have felt home away from home here. So far, I should say we are happy with being in Sanmarco. The staffs(Joey and others) are friendly and understanding. When it comes to maintenance issues, they fix on time. (Most of the time - some time understandable . ) Maintenance staffs(Mike and others) are all friendly too. I believe they will continue to be the same, and I believe i will give the same review again.

They are sneaky and when you move out try to bill you for replacement of rugs. I lived in two apartments paid my rent on time and in advance. I actually vacated the premises in April and kept paying until my lease expired in sept honoring my lease. then they try to tell me the rug replacement bill I had to pay. I sent them pictures of my walk thru and there was absolutely no stains only the regular wear and they still insist that there was pet damage to the rug. So what did I give 500 dollar Pet fee. Not to mentioned the dog was not allowed in the rooms because I am allergic only in the common areas. They have some nerve, then you try to speak to people in the office and they are rude Gabby they are rude to you instead of trying to assist.

I dont usually write reviews good or bad but I just couldnt believe the disrespect I received from San Marco at Broken sound. We have been living here for two years and wanted to look at the updated models. My husband went to the office in his business clothes and the woman said that they would look at our lease and see what was available at the time our lease was up. She was very friendly to him.When our whole family came back the next day another woman had a totally different attitude. Our family is bi-racial. The women we talked to was rude and made excuses why we wouldnt want to see it the apartments. It was as if she looked at us and decided we couldnt afford the place and didnt want to waste her time. She said she couldnt show us the apartment for a least another hour cause she had to do paper work on another lease though there wasnt anyone waiting for that lease. So disappointed.

I’ll start by saying this is the first times I’ve ever posted a review. I have lived here for 5 years and seen it gone consistently downhill. The rents being charged are not in line with the condition of the apartments that is for sure. A year and a half ago they did a half baked “update” to keep up with Altis the luxury rentals across the street. Part of this was some kind of highly toxic spray to make the tubs and tiles appear new in the bathroom instead of replacing them. I have never used anything abrasive as recommended (which in fact you need to adequately clean a bathroom) and they are all peeling and gross now. I’ve had the same carpet on my stairs and in the bedrooms for 5 years. Each time my lease is up for renewal they refuse to replace it even though it’s a minimal amount of square feet. Who wouldn’t include new carpet as part of an update? Cheap and disgusting once again.The grounds have ducks everywhere as well as their excrements which are never cleaned, mulch is messy and zero kind of maintenance or care to the landscaping right outside your door. Don’t even think about going near the dumpster areas.By far the most standout fail has been the fact that the second pool (which was great) has been empty for over a year and a half. I asked about it a year ago and the office lies and says “it’s being fixed, will be about 6 months”. Once the property changed hands to Lincoln, I realized they were stringing us along bc they knew they were changing hands and didn’t want to deal with it.So once the transition was complete, I figured the pool repair would commence. I emailed the regional director Melissa Johnson to ask about it, and she never responded.People pay a lot of money to live here, part of what you are paying for are the amenities, so they should be fully running ALL THE TIME. People specifically chose units by that pool because of their proximity to it and nothing. Not one single mass communication (Or private) about it, zero. No acknowledgment, no updates, no letting us know if or when repair will ever start. It’s mind blowing to let something go this long. While they may not post on here, people are angry about it. The once beautiful community now has a dilapidated looking and abandoned pool for YEARS plural.You want to charge 2-3K a month for apts in a place that can’t do a pool repair? It’s shameful.Since Lincoln took over, aside from a trash update there has been little communication overall.It would be nice for them to acknowledge that simple improvements (carpet, exterior maintenance and pool) are necessary and actually do something about it. I wonder if people at the national level know about the pool.Instead of giving a standard “we’re sorry about... fluff answer to people’s comments ACTUALLY DO SOMETHING!

Kills me to even give them one star. Place is old dated and dirty. Millipedes and ants live everywhere. Appliances are old and all broke in the only 10 months I lived there. Run from this place.

The front gate continues to be broken which some residences worry about their safety since the shooting back this past summer. Would like 2 fobs per apt since we get 2 parking spaces as well instead of having to pay for it. Otherwise, property is beautiful and quiet!

I have lived here for about 4 months and I have had over 80 maintenance requests. I was put in an apartment that was not ready. I am absolutely appalled and disgusted that a place that charges an arm and a leg to live won’t let you live. I’ve had EVERY SINGLE mechanical device malfunction. The washing machine, the dryer, the garage disposal, the AC unit, (it didn’t just freeze over it broke we live in Florida it’s 96 degrees as I write this) the sink leaks, the shower is broken, they had to put in a new fan after 2 weeks of waiting for a “light bulb.” The list goes on but DO NOT MOVE HERE. If I could rate this place zero stars I would.

OMG! They must literally hire ANYONE for security at this dump. My daughter who I havent seen in months came to visit me tonight. The security guard that was working tonight at 6:30pm June 23rd was so disrespectful to her!! She didnt catch his name but he was an older hispanic man. He not only gave her a hard time getting into WHERE I LIVE-MY OWN DAUGHTER, he was outright rude and disrespectful to me as well. He also insulted her before letting her come into see me- after my 5th attempt to tell him it was OKAY to let my daughter in. Im seriously considering moving. If the person that greets everyone is this rude and cocky, WHY AM I PAYING SO MUCH MONEY TO LIVE THERE? San Marco should be monitoring who they hire especially as a security guard. We have lived all over Boca and I have never seen a security guard be this extremely rude, cruel and mean! My daughter ended up in tears!

Nice place to live and conveniently located. i hate the leaves, they are ruining my vehicles. service is quick but the work quality can be better. parking can some times be a real pain since i have to park 2 or 3 buildings down from my unit. gate system is out dated and i get wet half of the time because i have to actually open the window and scan my tag. appliances are a bit outdated. i recommend san marco at broken sound to anyone. its not perfect here but they are trying and when compared to other similar complexes around the same price, san marco is great.

Very bad customer service, they give not reasonable answer to the renters claims. One pool is always close, the other heated pool is broken so is not heated and the leasing office doesnt do anything to fix it. The common areas are dirty, the grills are broken and the worst is that no one in charge is going to do anything to improve nothing. The tennis courts are with dog poop, sand and leaves, so no way to play tennis. First time ever I give a business a review like this, but the true should not hurt.
