Definitely the worst place to rent from in Boca. The property management team is a joke. They are very creative and friendly as they are always nice and find new and unique ways to politely say they will not do anything to fix the issues their tenants are experiencing. Avoid renting at this place at all cost. Seriously, THE WORST!

Living in Boca Colony is absolutely the most frustrating experience I have ever endured. The parking lot is a war zone. On a daily basis there are arguments over parking and I have personally witnessed several fist fights. Property management is aware of the issues but do nothing to prevent the verbal and physical violence that occurs on a regular basis. The regular occurrence of violence stems from no management of preventing people from parked in other residents assigned parking spots. Several cars also choose to park anywhere they would like, in fire lanes, in front of mail boxes, triple parking other cars in. Dont even consider renting here, if you are thinking about renting here, RUN AWAY as fast as possible.

I renewed my lease AGAIN 🤗 this will make it 5 years living here. This place is amazing and affordable I cant complain. When you compare the prices this location is honestly more affordable, theres no hidden fees. The management team and office staff has always been very professional. When a work order is requested the issue is resolved in a timely manner. The updated units is emaculate, theres plenty of parking space for guests and assigned parking for residents, pool area very spacious and clean, pet friendly.

Probably the worst apartment complex in boca! For the amount of rent you pay you can find a much nicer and more peaceful apartment complex. Most of the time when you arrive home from work your assigned parking spot that you pay a monthly fee for is filled with a random car. Property management does nothing about this. You are told to find guest parking, but that is usually full and if you park in a restricted area, your car will have a boot put on it. I have never delt with a more useless property management group. Live in a cardboard box before subjecting yourself to the torture of living in boca colony.

This place once moved in: broken appliances and bugs. Front office does nothing about it. Very noisy neighborhood with tons of kids screaming (near pool area or in dog park. DO NOT MOVE HERE!!! waste of money and time. This apartment complex will cause you trauma. You’re better off living in the street.

Do not move here. I’m dead serious. Boca has much better places for the same price. My wife and I had a horrible experience in this place. ROACHES/BUGS. The manager Mariella Calzada was the most inexperienced and unprofessional property manager we have dealt with in our entire life. No clue about property management and customer care. Rude and uneducated. Careful people.

In addition to having the amenities I need without exceeding my budget, I feel safe here. I also feel heard by the Boca Colony staff when I have a concern or issue. Great place and great location!

I moved in May I am still waiting on security deposit even though I was advised I would recieve it soon but nothing has arrived I am not sure where the corporate office is but I recieved my damn stimulus faster than this I am freaking annoyed

Lived here for a year as a student at FAU and it was horrible. Washer took forever to fix and our fridge was broken for weeks without fix. Can’t bring guests over cause they won’t have anywhere to park as parking is atrocious as well. I had my OWN CAR booted in MY OWN ASSIGNED PARKING SPACE. I am a clean guy so I kept my room clean as can be. However, many bugs would somehow enter my room by the window. Bugs were everywhere. Also experienced leaking from upstairs soaking the carpet in one of the rooms and into the kitchen. Ridiculous price rates and fees for disaster living. Do not recommend.

I absolutely love this place. The staff is always very attentive and have the biggest hearts. I had lost my job during this pandemic and they help me find resources that could pay my rent. They were patient and understanding through my struggles. The manager Mariella and assistant manger Johanna are the best. I strongly recommend this community to anyone looking for a clean and safe community.

Maritza literally made this process easier! She was really such a help and she guided every step of the way! She knows what she is doing and I’m happy that she was the one who took care of us cause the service couldn’t have been better! I have lived here for almost 4 years. Great location, It’s close to everything and great school zone. If you call or stop by the Management Office to inquire about an apartment, please ask for Johanna, she would always go above and beyond to accommodate your needs.

My experience was not that great. Parking is a nightmare and the rent is high or not fair. Ive experienced theft and neighbors have told me about other reports, there is no surveillance. I wish the Christmas spirit was better, the place was so dead during that time.Apart from thisManagement are great people, they are nice, professional and effective if you have a problem and maintenance is very effective, i had no problems there. I was suppose to move in this neighborhood and I got approved. The next day they call me saying that they’re choosing to renovate the apartment I wanted. I asked for my money back that I gave them for the application and back ground check since they basically scammed me. Tell me how this happened in June and it’s August almost September and I still have yet to receive the refund. Their team is non responsive and non compliant. don’t live here.

This is such an amazing property. Mariella is always such a great help and able to get our issues settled out in minimal timing. They’re very understanding and accommodating. The office does get pretty busy easily when there is more people here. They need a full time leasing agent to help smooth out the traffic. But overall it’s a great apartment complex.

This is probably one of the best communities I’ve lived in. I’ve lived in numerous gables communities that have had full time office staffs and didn’t get any of our maintenance requests fulfilled. Mariella runs this community so efficiently and effectively it’s amazing. Her superiors should do better in assisting her with the full time staff so she can do an even better job.

I lived at Boca Colony for about 3 1/2 years. From the day I signed the lease the staff has been amazing and very supportive. Also the maintenance for service request is done immediately. Assigned parking space has always been available. Theres a onetime parking space fee. Most apartment complex does not have assigned parking and if you do want a parking space theres a monthly charge. So I enjoy the pleasure of coming home from work late and to able to have a parking space available for me. Also they made a few changes to the location adding multiple small grill areas with picnic tables if you wanted to have a small family gathering. The landscaping is always kept clean, grass cut and trees trimmed. Every year the staff will have an event for most holidays such as Christmas, Thanksgiving, Easter etc. They also have a few fun events like halloween party, resident appreciation day at the pool area. 2 years ago they had a movie night at the pool area it was really fun i enjoyed it. Living here i feel more than just a resident, its more like a family.On December 9th 2019, i lost my mother. The staff were very supportive and always made sure that i was okay. They went over and beyond when they didnt have to. I want to thank the staff for their hard work and dedication to making Boca Colony feel like home.Apartment 720

Would have rather lived in a cardboard box. My washer was broken for 2 months and they didn’t care they kept saying the forgot. My fridge broke recently and it’s been a week since they have even came to check up on it. I live on the first floor and every other month it rained inside from leaks from the second floor. They are quick to make you pay late fees or tow your car if you don’t park in your parking spot though

I lived here for a year, leasing office never answers the phone and you can only get ahold of them if they need something from you. There’s also bug problems and our apartment had a weird musty smell. I’ve seen better. One resident also informed me that her car had gotten broken into one night and that the leasing office refused to inform anyone.

I am very upset. Parking was great with no designated spots now all of a sudden they are charging people for spots and if you dont have anywhere to park you will be booted. My roommate no longer has a spot. You know why this changed because the owner is a greedy person and does not want us to be happy. I asked for management to explain me why they are doing this and they said to make more money. They want to make our lives hell and I will not recommend any of my friends to live here.

The place is nice and conveniently located in central boca. The office folks are extremely nice but they need a major help with more staffing. There seems to never be enough staffs to help and the maintenance team are not easily accessible.

I have lived here for 2 years and Id renew if I wasnt purchasing a home. Id give it a 5/5 but the only reason I give it a 4 is because of the parking, gym, and overall its a little old school for my taste (but it seems like every building is dated in S.Flo). Parking is very rough for visitors (but they are turning the tennis courts into parking, I think, so this may help). I really put this on the tenants though because it seems like people here cram extra family members or something into one apartment... Gym is small and I am not sure how you get in after 5pm but at least they have one! For the amount of space Boca Colony has, I think they did a good job with the landscaping, pet areas, pool, parking etc.Customer Service: Its hard to get them on the phone but they always respond to email very quickly! I never had issues with them getting back to me really.Office: They would print for me all the time. Tell me what I needed and if they didnt know they would find out quickly. I just wish they would give you a heads up on how much the rent was increasing before your 60day renewal deadline. (Mine went up almost $100 more a month!)I like that they kind of stay out of your business. Ive been at many apartments where they are always in and out of your apt and just a little too nosy for taste but Boca Colony was there when I needed them and always warned me when they were coming in my apt.I NEVER see bugs in my place. Ants here and there but they were tiny and I used ant spray and it seemed to do the trick.When I moved in, the place was SPOTLESS.I am REALLY going to miss my apartment.

Be very careful of this place. They do not tell you ahead of time that parking is a nightmare. If you have a friend come over its a real problem. They will tell you that the same friend is only allowed to visit up to 7 times in a year. Its in the lease so they have the control. They put a note on your door for anything and everything threatening to boot you out. So many people got booted for parking that its obviously a problem. Do NOT rent here. At move out the report was absolutely ridiculous. They demanded we pay for a new stove/oven that we didnt even use. It was probably 10 years old to begin with and they demanded we pay for a new one. They also demanded new carpeting, vinyl, paint and more. The place was very close to the same condition as move in on move out day. We responded to the demand within the allotted time and are waiting for our day in court. In the meantime, they have handed the file over to a collection agency who calls all the time. I plan on printing out all of these reviews from online and handing them to the judge as evidence along with my pictures of the condition of the apt. as I left it. I hope to see these people punished for their very behavior. The worst I have ever seen.

I had a great experience living in Boca Colony! The apartment was nice and homey, my neighbors were always friendly, and the management was awesome! Anytime I needed something they were always there to help. I see a lot of comments about parking and since Ive lived in Boca Ive had that problem everywhere so I wouldnt hold that against this place, its the best apartment complex Ive lived in! If I could do it over again Id pick this place every time.

The building I am in is infested with German cockroaches. The office sent someone out just one time which did nothing. I finally called a pesticide company on my own. They have been out FIVE TIMES and there are still cockroaches EVERYWHERE. So obviously this problem is much bigger than I had imagined. This is a serious health hazard to myself and my family. It has brought me to the breaking point of tears numerous times. If I had enough money to break my lease I would in a heartbeat. I am a neat freak, so I know its not because of me. In all of my life I have never ever lived with cockroaches until I moved here! And I havent even begun to get into all the other problems Ive had here. Horrible, horrible, horrible place to live :(

I have been living here since Feb 2016 and have had only one issue with one of the maintenance people harassing me about picking up dog poop. Everything else has been great. No pest issues, good management staff, quick with repairs, etc. Its close to basically everything for everyday life, like grocery store, bank and gas stations, but not close enough that you would be bothered by traffic in any way. Personally, I think its a pretty great place compared to other places I have rented, and I have no idea how there are so many bad reviews. Lol

Property is kept very clean since I moved in, I see the maintenance workers always working . But overall the apartments are very nice and people that work in the office is very nice and friendly.

Ive been living here for almost 4 years. Maintenance tries to keep everything clean and usually they are pretty quick about responding to maintenance issues. I like that dogs are allowed. The biggest problems I have with these apartments is the parking. It is horrid. You get one parking spot even if you live in a 2 bedroom. You cant come home any later than 6pm or you wont find anywhere to park. They have limited guest spots and continue to get rid of more. When you cant find a place to park even though you live there, every night they have someone come out and write parking tickets to people not parked in a parking spot. I have complained about parking so much here and they have been saying theyre going to make more parking spaces but its been almost 4 years. If you dont believe me drive by any given night and you wont find an open parking spot. Theres constant noise. Even if you complain nothing gets done about it. People sit outside and make tons of noises and the smell of pot is constant. The location is great since its near pretty much everything but the style of living here is terrible. The rent is expensive and everything in the apartments are old.

I lived at Boca Colony for 15 months. I had a couple bumps here and there but overall Angie was always on top of the situation, keeping me updated, and fixing the issue. It’s a rental community your bound to have neighbors come and go and some may be good and some may be bad. But overall our experience here was pleasant. If something broke the maintenance staff would have it fixed by the second business day unless it was an a/c issue which they were prompt to handle. I would definitely recommend this property to anyone.

Im having a good experience so far. The neighborhood is nice. The development is well maintained. Its quiet and safe, just like everything else in Boca Raton. The apartment is clean and in good working order. Whenever I needed a repair to be done, it was completed the next working day.Parking is assigned, and that eliminates a lot of frustration. I havent had a guest try and park yet, so Ill have to follow-up this review about that.Overall, I think this is the best deal in Boca Raton. All the other reviews I read seem incredibly angry, and I dont see why. Angie and Erin in Management take good care of me.

They never fixed a single work order put in for almost 8 months. They will put a notice on your door for anything. So dont even sneeze too loud. No parking in the place at all. (like everyone else said. My neighbor got booted in her own parking spot, which got waived and removed but its the inconvenience when running later for work. (are you kidding me) I have been booted, ticketed and towed when i have a guest or guests. People leave their cars in guest spots (cars they dont even use or are broken down) You have to drive around the parking lot until a spot opens up. Their response is ....You agreed to it when moving in. i wouldnt recommend this place to my worst enemy .

Just updating my initial review:Yeah...the parking situation here is rediculous! There IS ABSOLUTELY NO GUEST PARKING after 6pm.This can be a deal breaker for many.What compounds the problem is that some residents have more than two cars per apartment. Some, Ive noticed have up to four cars. They use a lot of the guest spots, considering there is limited allotted spaces for residents.Management says theyll get on it. Ill keep you posted.

IF YOU WANT A LONG,IN DEPTH REVIEW, TEARING THIS PLACE UP READ THIS ONEI am a disappointed residents of this apartment complex because this place is absolutely trash. Let me cut to the chase really quick with the beginning. You walk in through your poorly painted and sealed door, then you see that your new place is tiny with exactly 1 storage place in your kitchen witch is also your washer and dryer area so storage, is rack above washer and dryer. you them walk past the poorly painted walls where they paint over previous marks, chewing gum, Cockroaches, and whatever was on the wall from the previous renter. Have kids you will only hear them all the time because the walls are made of cardboard it doesnt help that the doors are all raised up at least 2 inches no need to slide a note under just stick your hand under and just hand it to them. I live in a 3 bedroom apartment so we have 2 beds room and a slightly bigger walk in closet the second bedroom is Shaqs wingspan room length. All 2 bathroom doors are slightly slimmer so if you have a wheel chair you may not be able to fit through. Carpet.... CHEAP. Hurricane on the way no worries your windows might be sealed with duck tape theirs no shutters in this FLORIDA Apartment complex. Popcorn sealing average. every room has a cheap paint job just paint over that cockroach or spider. If you have a night time job dont be surprised if your spot is taken because theirs NO parking when it gets dark.That means theirs more then 1 family living in that apartment. They have like this gray Wood floor very ugly and cheap, marks dont come off its like they stain in. The master bedroom is small but the bathroom is like the same size at the closet smaller then a hotel bathroom, do you like to brush your teeth with sole mate well theirs only one sink, the guest and kids bathroom have 2 sinks because that makes a lot of sense. people stand outside all the time just walking around. theirs a really obnoxious dude on a motorcycle that seems to love waking people up at night. This complex is also beneath a flight route so prepare to hear landing leader jets all the time. The AC unit is inside right in the middle, so every room can hear it roar. You might wanna have a soundbar to hear the TV in the living room sound acoustics are horrible. Phone lines are in 2 of the 3 bedrooms in the smallest room and biggest room. second biggest doesnt get one. if your apartment is located near the main roads your going to hear the speed racers. the hallway and guest bathroom have a low sealing so dont jump or raise your hands up because you will put a hole in the paper thin drywall that keeps out no sound. Clubhouse seems to be the only nice place figures its the catfish because it looks good there but not in any of the apartments. maintenance guys are very bad workers they just suck unless you speak creole theirs a language barrier. Gym looks nice and cheap. Pool is hole with water in it and people that have dogs poop and dont pick it up.SOOOO IN CONCLUSION if your made it this farthe only reason your probably thinking about renting this place out for a 14 month period is so your child can go to the Boca Raton Community high school. im going to tell you the truth because there abusing this school zone so bad its amazing. 1800$ a month that increases in 2 years for business reasons. They also hit you with a 60 day warning to get your confirmation if your staying or leaving. But on top of all that its a pretty garbage place. If any day boca high decides to close off the section of the map for the school zone this place is going broke. Boca Colony is here to rob you and finesse you. Stay away from Boca Colony!! The parking in this apartment complex is ridiculous. They give you only two spots (I lived with two other roommates so we needed 3 spots) and after 6 pm, there were never any guest spots available!! Maintenance was pretty bad as well. They would take weeks to fix whatever problem I had in my apartment. Also - the front office lost our move-out notice so they tried to charge us 2 months rent for not having turned it in... even though we did!! None of the cabinets in the kitchen would stay shut - They had two oversized outlet covers on two of the outlets in the living room - and the shelving in the closets were so ridiculously high! I couldnt even reach the top of the shelf. STAY AWAY! Plus they also charged me for carpet cleaning upon move out even after I had it professionaly cleaned.

I would not recommend this place. It took them 6 months to fix a broken toilet, claiming they had to order a new one - Really a huge complex with hundreds of apartments and they had to order a new toilet??? Maintenance came multiple times to fix a leaky fridge so we lived with a rag stuffed under it for the duration of our lease. When we moved, they fabricated false conditions and claimed the carpet we cleaned was dirty and smelled ( a common theme among the complaints on all of the boards) and they withheld our deposit. Management disappears when you have a problem and they are good at playing message tag in the office so you cant contact anyone when you need to resolve an issue. just search the hundreds of reviews on this place you will find mostly what they are and deserve - BAD NEWS. STAY AWAY

Ive live there for couple years an trust me its a very decent place some of these ppl just overreacting my only problem is Praking. Very peaceful an quiet. They keep the place pretty clean. Some of you are just lazy and nasty...blaming it on other ppl inside some you all apartments stink.

The 6/6/17 i submit a requests for roof drip. I went to the office 6/7/17 to ask about my request and they told me that 9 am Alfred close the request as if had arranged. 6/26/17 Alfred knock the door and old me this its the men the want to fix the roof 20 days after they told me the fix the roof

All the employees are great and attentive but the manager Mariela and Johanna are two attentive employees who are always available to the residents, serving with friendliness, cordiality and efficiency.
