Great houses! Beautiful homes! Easy to move into! Once youre in, they cut you loose. We had issues with several things in our brand new home. Porch post was not flushed and we were told that happens all the time. The tub would leak whenever we took baths. The tissue holder and towel rack fell off within the first week. Neighbors (also brand new home) had the same or worse issues. When we called and scheduled a maintenance appointment, we were told to be thankful we werent being charged (all things the builders/property managers failed to ensure had been properly installed). Their office does not return calls, emails, or texts! Communication is as bad as an as is car warranty, it expires the moment you move in and they simply do not care.
Terrible experience. For starters having to move from 900 miles away I had to rely on pictures of the house, the pictures definitely did not portray the house as it was. Huge hill of what looks like red clay in the backyard that I was not made aware of. The pictures posted of the backyard cropped that out. Because of that there’s constantly water pooling in the 2-3 ft of backyard we can actually use because it rains almost every day. The ac also drains into the backyard. The fence didn’t meet the ground so the dogs can slide right under the fence. Definitely look at the properties in person before signing if possible. Haven’t had the best interaction with trying to fix the drainage problem in the backyard.
Alabama rental managers were easy to work with over the course of 3 years.Whenever I had an issue with maintenance or a question they always responded promptly.I would definitely use them again if I ever needed to.

My experience with this company deserves 0 stars.Rented me an apartment with numerous things wrong in it with NO walk through. And it is amazing the responsibility they put on tenants for repairs and maintenance.And I can never get a call back.Been trying a month now with NO returned call!
I would give 0 stars if I could.Not responsive. Will send you a lease violation and then not remove it from your record when you dispute and win. They will forward you to the wrong department then blame you for not contacting the right person. Save yourself the money and headache and do not rent here.
I went with this company because they had nice houses and I thought why not. My first impression was nothing but amazing. My old house caught fire and they helped me as quickly as possible to help me and my four kids move in a new home. Fast forward, the home has been great however they don’t fix anything. Our toilet stopped up, the told us to call and pay for a plumber. I’m like ok, I’m renting this house not buying it. If I wanted to pay for everything that goes wrong, I would’ve purchased a home. Now there’s mold in my bathroom, they’re saying it’s from water being splashed on the floor. However, I have bath mats, and I get up all excess water my kids have on the floor. I have lived in many houses before, and never had this issue. If the maintenance team was great, I would definitely renew my lease, but due to the horrible service from them, when my lease is up I will definitely be moving.
A/c Unit went out. I submitted a maintenance request as required. The quote given by a technician was denied and I have been out of air in the summer for over a week. Multiple voice messages left with no response. Do not rent a property from these people.
Dalton Cox was the agent that handled my rental application. He was very prompt, thorough and friendly. He assisted me throughout the entire process and remained professional through my thousand and one questions. He helped me jump through all the hoops that was covid on my credit and helped me get into a beautiful home with enough room for all of my children and our pup, a home that my kiddos deserve. I am VERY pleased with the application process and am looking forward to leasing through this company. I’m hopeful my tenancy will be as wonderful an experience.

They make themselves available if they’re making money from you, but everything else is an uphill battle. I’ve been trying to schedule a move out inspection for 3 weeks now, but to no avail. They have a secretary which is pointless because either she doesn’t relay the messages, or they don’t respond to her memos. I’m sure they’ll try to charge us because of their negligence. I would avoid at all cost and attempt to rent through a different company.

I am 5 days into a 13 month lease and I am already regretting it. BEWARE and if you opt into death row I mean ARM make sure you take a thorough look at your lease before signing. To sum things up for you “Per the lease agreement You as the tenant are responsible for everything.” I was having issues with the HVAC system not blowing any cool air at all literally a hot box and because they felt it was a thermostat issue they were not going to send anyone out. I was told well let me say texted because this is how they were assisting me to troubleshoot that it was my responsibility to program it instead of sending a certified HVAC contractor. Someone finally came but not on behalf of ARM. Turns out it was more than a thermostat issue. Nice house wrong rental company.

Most people take the time to write negative reviews, but I am here to brag on the assertiveness and professionalism both Dalton and Blake have offered me through the renting process. They have both gone above and beyond with answering calls and emails in a timely manner. They never seemed bothered and were more than willing to help each time I had a question or concern. My husband and I were in a rush to find a house, we had 5 weeks until we had to move several states over. Dalton and Kim at Alabama Rental Managers helped us find a house. Dalton helped us through every step of making sure we had a house before we had to move. We are now one week away from moving in and we are extremely happy to have had Dalton with his positive attitude and enthusiasm through this process. Beware! This rental management company does not care about their tenants. They don’t fix issues in a timely manner! Know your legal rights and tenant laws! Do not waste your time or money with this company! It took them over 8 months to fix one leak in the unit. The only reason it was fixed at the time was because I hired a lawyer, otherwise, they would’ve continued to give me the run around. On another occasion, there was a leak that soaked the carpet.They advised me to put towels down to soak up the water but never came to fix the problem or extract the water which caused mold! I wouldn’t advise anyone to rent from them! Service is HORRIBLE!

Straight garbage company, STAY FAR AWAY, or know your warranty of habitability laws really well and have a lawyer on stand by because youll need them to get out of the lease. We have been without working septic for over a month and theyll make every excuse to avoid maintenance. The lawyer even said hes very familiar with them, sad excuse for a company.

This company will not fix anything you’ve asked. Leave you in the sweltering heat during mid summer. When you move out, they will not give you your deposit. After it is said and done they will send you a bill for “damages”, “cleaning fees”, “lawyers fees”, etc in the thousands of dollars. They are well known to have a modus operandi of being crooked and back end bills. Do not rent from this company. This company is awful.
After numerous reoccurring maintenance issues, mold was discovered in the home I was renting. After weeks of arguing, they finally agreed to move me to a different property. However, I was still forced to pay $1,500 in rent fees while I was not living there because I moved out right after paying my rent on time. After move out I had the property cleaned and carpets professionally shampooed to get my deposit back. A property inspection was conducted and I was told verbally by the inspector everything was in good condition and I was encouraged to turn my keys in early. Nearly 90 days later I was refunded only $200 of my initial $1,200 deposit. When I asked why I was charged $1,000 in maintenance repairs after the initial inspection, I was told a “secondary inspection” was conducted on the property that identified $1,000 worth of maintenance that needed to be done. I’ve been renting for 15 years by far the worst experience. They do not care about their tenants only fees and penalties. Just look on Yelp for more stories exactly like mine.
We have communicated with Dalton almost every business day for a month. He has responded to every voicemail, he has kept in constant contact with us throughout the whole process of renting an apartment. He has gone above and beyond and been so patient. We think of him more like family now than just someone we spoke to in the leasing department. Thank you Dalton for everything you have done for us!
DO NOT RENT FROM THIS COMPANY. THEY ARE SUPER SKETCHY AND DO NOT CARE ABOUT THEIR CUSTOMERS AT ALL. We were supposed to view a home and were working with Dalton, but after we scheduled the appointment he called back to rescheduled multiple days later. We had explained how we were a newly married couple looking for a home but that when we found one it was always taken before we had the chance. He reassured us that he knew what that was like and got us all excited about the house... well, that was 2 days ago and I just checked the site... the house is now deposit pending. No one called to let us know or to cancel our viewing that is now a few days away. We had gotten really excited about this home and working with a company that seemed so professional... nope. They’re out to get their money... I’ve worked in sales my whole life and would never do business with people as unprofessional and careless as these people. BEWARE. I had heard from other people that they felt “dooped” by this company and now I know what they mean. Use another reality company. I can assure you they will treat you better and actually care.

Thieves! Do not rent from these con artists. They will put a bandage on a item in the home before you move in but will deduct it from your deposit after you move out. They have no respect for law and reputation. I threatened to write a review and get a lawyer and they told me to go right ahead because they aren’t concerned with reviews because they aren’t losing business and they always win in court. STAY AWAY FROM THIS COMPANY.
I lived at a property under ARM for a little less than a year. Took EXCELLENT care of the property and had the place spotless before I moved out. Go ahead and expect that they will nickel and dime you out of every cent of your deposit and then some. I had the carpets professionally cleaned at move out by a highly reputable company (per my lease and move-out instructions). Spent $190 on this service. They STILL charged me $150 for carpet cleaning saying the company didn’t use “a heat extraction method”... which was stated nowhere in the lease or in the move out instructions. They do NOT care about people, they care about scamming you out of your money.

I have had a pretty bad experience all the way around. I have a call into the owner and hope to better understand how their business operates. My biggest frustration is items that were not addressed when we moved in as well as items that we found shortly after that are not correct. A simple example of 1 item (keep in mind there are several) is an entry door handle that was installed backwards. My door can be opened from the outside because it’s on backwards. I have pictures. The company agrees it is on wrong but since it’s easy to fix it is my responsibility. The lease agreement is set to basically remove them from doing anything at all unless the roof is falling in. A rental from them is pretty much like being a home owner and not a renter. I have rented and owned so I understand normal maintenance. It’s crazy to think as a rented you have to install a door handle correctly from installation errors. As a renter with Alabama Rental Managers you are responsible to clean up the “black mildew” on the sheet rock 1 week after you move in. I am using the word “black mildew” as requested by the Director of Service. He asked me to use that word specifically in place of any other word.Crazy to think as a renter your unit will have a pink polkadot on the carpet the size of a basketball. Crazy to be told that the carpet stain would be removed and if it didn’t come out it would be replaced prior to move in. Crazy to think we would spend WEEKS without AC in the unit only 6 weeks after moving in. Crazy to think I would be told to crawl into the attic and locate the AC unit and check several components prior to dispatching a technician out on site. Even crazier to think after 3 service visits the AC unit still did not work but luckily by this time it was fall and not needed. Just all in all I am surprised the service is so poor. Be sure to read the contract very closely as I have found the renter will pay for a lot more than I think they should.I will add that I have pictures and time stamps of my displeasure. I will also say read their reviews to hear what others are saying. 3 star rating is what they have and someone else mentioned they have bad reviews removed. Not sure there.All in all if you want to rent a property but pay as the owner it’s a great rental company. They expect you to come out of pocket for everything before they even know what’s wrong. I can attest to that. I also forgot to mention the AC unit when it was inspected was said to never have had a service. The technician was a third party and we found debris in the drain pan from the install. There were wore strands, wire nuts, insulation, instructions, ETC in the pan. The technician said if the unit was ever serviced the technician servicing would have been expected to clean that. I asked for a copy of previous service history on the AC unit and they would not provide it. I let it go when they finally agreed to cover the cost. Yes that’s right. They wanted me to pay to have the AC unit serviced 2 months after I moved in. Lol. Lots of pictures to share with anyone at ARM who would like to talk and review. Thanks.I almost forgot that we asked for all the animal hair to be removed the day we moved in. The same day. Once we finally heard back from them a week later we were told it was our responsibility and do we have a pet. So funny. But no we do not have a pet. Either way we did clean the unit. Whoever moved out before we moved in should get the cleaning fee back. I have pictures of the unit not cleaned either. They offered to send someone if we wanted but this was weeks after we were in the unit. We had to clean it ourselves. I asked if I could get a cleaning credit when we moved out and you know the answer... no. I guess it is a GREAT business model. They charge you to clean it for the next person but then make the next person do the cleaning. I bet 99% of the time they get away with it. Crazy.
The first day a house was on the market, I tried contacting them. I tried again the next day. I tried a total of four times. I left voicemails and even a text message to Blakes personal phone and no one called me back. I see that someone has put a deposit down on that house. They only answer the phone when they want to and they dont return phone calls.

I have been nothing but happy with the service that Alabama Rental Managers has provided for me over the past few years. I have had the opportunity to visit my properties and meet my residents. My properties are in great shape and the residents had nothing but good things to say about my management company.
I rented from this company for 3 years. The first house I rented was Newly built. Our a/c unit went out a total of 12 times within the year of being there. Every time we filed a complaint to have it fixed they made the process VERY difficult. We had a leak due to the city digging which caused rocks in the pipes which lead to mold in the house. It took me threatening a lawyer to have it fixed. The 2nd house we rented when we first moved in a TON of things were broken that they expected us to fix. The house wasn’t cleaned at all. When we moved out we were charged for cleaning when the house was left spotless. We were also charged for light bulbs and an air filter that was replaced also. Whatever you do don’t rent from this company. They are crooks and don’t care about there tenants. We always kept our rental houses in good condition.
I wont spend this time bashing this company and say all sorts of negative things because each experience is different. All I will say is, if you are a tenant, it is best you read and FULLY COMPREHEND their lease and policies BEFORE YOU SIGN and commit. They follow the lease too the very fine lines and will use that to justify any action you may violate. A lease is a contract, and if you think this company will not follow their own document, than you may need to just keep shopping around. From our experience, as long as you pay on time and do what is required, than they pretty much leave you alone. Maintenance issues are up to the Owner and the company only acts as the middleman to handle issues, so dont really feel mad if they dont fix something for your rental (we never had that problem because they fixed all of our issues); you should feel mad at the owner for making the decision to not fix an issue. We fixed things ourselves mostly to avoid the hassle of begging and waiting, but when we requested help to repair an issue, they were right there to take care of it as soon as the owner gave his approval. If I could do it all over again, I think I would have rented an apartment just to avoid all of the extra costs we had to spend for the lawn care, minor maintenance issues, pest control, and cleaning the gutters. However, I would say this, treat it as a business and do your part as a tenant. Any rental house will require the tenant to do more than they would for an apartment. There are not perfect rentals! WE just made sure our calls were pleasant, we followed the lease line by line, and made sure we had the money to handle extra costs to keep up the rental, and we walked away with our sanity. Blake McCranie was great. Initially he was scheduled to show us 1 unit and ended up showing us 3 that same afternoon. He has answered all my questions and went above and beyond to fix the issues that we discussed. He was up front with us and a great communicator.
WORST PROPERTY MANAGEMENT COMPANY EVER!!! Avoid at all costs. They are so disorganized that they dont even know when or if they have received rent payments, and will call after the check has cleared to ask when youre going to pay them. Very unprofessional. High turnover in staff, so youre never talking to the same person twice. The property I rented from them was nice, but dealing with them was always an exercise in frustration.STAY AWAY!!!!!!!
I rented from them for 2 years. They didn’t have it ready by move in. The grass wasn’t cut. All the locks didn’t have keys. I had to buy new locks myself. No shower curtain rod in the master bathroom. Paint in the tub. Several other issues. The carpet was worn. When you get ready to move out. Expect a move out instruction list. The list will also require that you have the carpet professionally cleaned. You must turn in a receipt within a couple of days after turning in the keys. Proving you had the carpet cleaned professionally. Pay attention to the damage list you sign. Somethings were omitted. The guy told me that maintenance was going to take care of it. I left the property cleaner than it was when I moved in. I still received a bill for almost 400.00 after they deducted my deposit. Thanks god I bought a home. I’ve lived in apartments for years. Never had to do all the things that they require. At least the apartments come freshly painted in the inside. Take pictures and make the person who does your move in inspection write down everything. Even if they say maintenance has already been notified.
Office staff is extremely friendly and quick when I request information. I was able to get approved within a day of submitting application. They have a wonderful selection of homes. I am still in process of finding the right fit and timing but definitely plan on using them. My agent, Susie, has been super helpful as well. Quickly responds to text and knowing what I am looking for she is quick to recommend a home that I may not have considered initially.

Recently listed a house with Alabama Rental Management. They were efficient and effective at getting my house rented (less than 3 weeks). Blake’s communication skills were excellent and he provided great advice on how to attract a tenant. Also his photos and descriptions of the house were very thorough and appealing. In short, my experience has been great. I have recommended A.R.M. to multiple people already.
I am a homeowner that allows ARM to manage my property. I see a lot of 1 star reviews and ranting but please allow me to be unbiased. Every homeowner is not a slum lord. Tenants need to understand that they have responsibilities also. If a tenant does not read the contract properly with understanding then unnecessary stress is coming; lawn care is the is one of those things. I cannot speak for other homeowners but if a tenant does not want to provide lawn care then it can be negotiated to be included in the rent. Problem solved. Yes, there is a bit of frustration with ARM not having an in-house maintenance team and yes they do their best to keep homeowners in the loop concerning such things. The company is not corporate. Sometimes I even thought of getting a company that has an in-house team, however, the costs will raise rent. Nothing is free or perfect. This is a growing small business. A tenant cannot determine the type of homeowner he/she will get and neither can a homeowner determine the type of tenant they will get; I have had a tenant from hell that had the perfect application as well as the mature and great tenants I have now. If you have never worked with the public or in public service, please try it. It is extremely stressful dealing with all types of personalities and you do not know the mental state of each person; it can be difficult to discern. My point is respect others and do your best to maintain self control because you do not know if an ARM staff member just got insulted to the nth degree on a previous call by someone who was taking their frustrations out on the staff, or if the ARM staff is trying to resolve the problem for the tenant but a homeowner is being difficult and cheap. Could ARM restructure some things, yes however the cost could be greater for everyone. Everyone desires more for less these days and it is difficult to find the ideal balance sometimes. So do your best to be kind; you truly do not know anything unless you can see the details and gain understanding.

They lied to me rented me out a run down apartment claiming they was gonna fix all the issues but sold it in 2 weeks n I’m stuck with bad floors and plumbing!! Also the apartments down from me pipes burst they kick all of the people out as if it was they fault them people where left homeless
If I could rate them a negative 1 I would. I had to move quickly. When I put my deposit down I mentioned an odor or urine near a downstairs bathroom. When I moved in they had done nothing. Told me it was because the house was vacant for so long and the sewer gas was coming up. This is not true. I found out that they knew about the pet urine and chose not to replace the carpet.When I moved in they kept the house at 55 degrees. When I turned on the heat it activated the urine smell. I told them about it immediately. That was three weeks ago. I can’t even eat in my own home because the smell is so bad. The carpet guys came out to replace carpet today. When they pulled it up they found urine stains all into the living room. They immediately called ARM as did I. ARM claimed that the stains are not urine in the living room. Not true. You can see the pictures. ARM is having them put the urine stained carpet back on my floor. You can see pics of what they are putting back on my floor. The smell is unimaginable. I can’t believe I’m living like this. Jordan in maintenance hung up on me. Maintenance claims it’s a quality control issue and I can’t get quality control to call me back. David is the head of maintenance and he’s doing nothing. I’ve sent pictures and they are ignoring me. I can’t live like this. Rent isn’t cheap here. These folks should stick to section 8 rentals.
Alabama Rental Managers are awesome!! My entire process took all of 4 days, from walk through to finish. I met with Ms. Barnes and she was sooo amazingly patient with me. I will definitely recommend this company to anyone who is looking for their next home.

This company is ridiculous and all they care about is $$$. DO NOT USE THEM! Called about a property on a Saturday and left a message to schedule a showing. Called on the following Monday and was told that the next available day to see it was the following Saturday, which was fishy to begin with, I told them I was available the day I called or the next day to see the property. They assured me that I would be the first to see the property and had nothing to worry about. That Saturday at 7:30am, 4 hours before my showing I received a text and email that my showing was cancelled. After asking for a phone call for an explanation all I got was a TEXT that someone paid a deposit that morning in the Dropbox. Yea ARM, not buying your excuse!!! I told the realtor that no one told me that I would need to put a deposit down ahead of my showing just in case. All I got was an I apologize, yea not good enough, I scheduled this over a week ago took time out of my day. The best part they had the audacity to ask me if they could help me find another property, yea after this, Im good!!!From other reviews Ive read it looks like I avoided a HUGE headache just to live in downtown. ARM do NOT ever ever contact me again, oh and learn some customer service, it goes a long way. When someone says call them that doesnt mean text them!

He would answer my questions any time day or night. Kristen was a dream to work with as well. When I visited the office, all the office personnel were outstanding. Blake and his team really go above and beyond. They made the whole process painless and even enjoyable! 😊
I have been working with this company for over 3 years. The staff is amazing. Lauren, Dalton, Blake are all very professional and courteous. I have not had any issues since renting with them. Anything we may have had they resolved the issues in a very timely manner. Great company to work with.

ARM has been a company of great service to my family. When we were relocating due to my career, we contemplated whether to sale or rent the home we were leaving. From the first contact with ARM, they provided excellent information, advice, and opportunities. Within 3 weeks, they had our home rented and prepared for a tenant to move in. From that point on, they have handled everything with excellence and professionalism. They are thorough, well versed, and very easy to make contact with. They regularly keep up with our property. Bottom line, they make life very easy for someone like me who lives 2 hours from the home they rent out. I recommend ARM and their entire staff with absolutely NO RESERVATION!

The move in process was pretty good. Blake was nice. However, after living here for 18 months, I dont recommend renting from this company. First, it started with a squirrel in the attic. It took them 4 months to get the squirrel out for good. The first few times patch work was done and the squirrel was able to get back in. It had gotten so bad my neighbor begin to complain because she could hear it scratching and running around. Second, the hot water heater went out four times. I went several days without hot water. Yes, hot water is essential! Nobody want to pay a great amount for rent and have to take cold showers or boil water. The first person came and the water went back out 3 days later. Then, the next person came and the hot water lasted a week, and back out. Then, it went out a third time. The fourth time it is back hot again for now. Yes, I have emails in reference to all of these issues and how long it took for each request. Last, the moving out process is horrible. They are scheduling viewings, while my son and I still live here. I think this is very rude and inconsiderate to have random people in and out of a place we still live in. I expressed my concerns and all I got was sorry you feel that way. Run as fast as you can! Please look at other options! Nevertheless, this horrible experience have motivated me to become a homeowner. I am currently taking the necessary steps to be able to purchase my own home!
Susie was the person we worked with. She kept constant contact via email and text, providing an update on what rental properties were available. Several times, she worked us into her already full schedule. She has great insight into community history and school districts.Overall, a great experience with Alabama Rental Managers!

Kristen at ARM has worked consistently with my husband and I concerning a rental home. I am expecting any day now and our living condition caused for an emergency evacuation. Not everyone there but the part of them that covers Odenville AL are very unprofessional. Blake and Suzie were great. The problem I had was with the company policy of them showing our house while we are still currently in it.

I have always rented apartments until a little over a year ago and found a rental house. I am so happy that I found this house. My experience has been so much easier with Alabama Rental Managers than with any apartment community. They are quick to fix any issues that come up. I will be here until I am ready to buy a house. I would definitely recommend Alabama Rental Managers to any of my friends.

Our experience with Alabama Rental Managers has been mostly positive. Melissa Gilbert is always very friendly, knowledgeable, helpful and extremely prompt with her responses to our concerns. She is definitely one of the standout employees that we deal with on a consistent basis because we know that whatever issue we have, Melissa will make sure that it is addressed. Melissa is definitely a 5 star member of the ARM team.
We moved into a house rental in May of 2018. No one ever met us at the house they just left the keys in a lock box. Still to this day I have never met anyone from the company. They never checked up, or introduced themselves.In October of 2018 they emailed me saying they have had our address listed wrong the entire time. Our address was 14461, but they had it listed as 14451. They apparently didn’t think this was a big deal and had someone change our mailbox without telling us and none of our bills or mail got delivered to us. Our water was even shut off and we had to go without water for an entire day. I called to ask them to pay the fee to have the water turned back on and they refused. Our waste management bill never got delivered and our trash can was taken back by the city and we had to pay a fee for that as well. Not to mention all of our checks, licenses, etc. we had just ordered because we moved to Alabama.This mistake could’ve been prevented if they would’ve double checked their records and made sure they had the correct address listed. I also don’t feel like an email was appropriate to send in such a serious accident. If they would have owned up to their mistake and offered to reimburse us the amount it took to change all of our records i would not be writing this review. I asked to speak to a manager several times and they kept saying “we already spoke to the manager and he said there’s nothing we can do for you”.I WOULD NOT RECOMMEND THEM TO ANYONE. Save yourself the hassle, they are unorganized and unprofessional.
Our agent, Blake was very helpful and knowledgeable about every question we had pre-signing and during move-in. He was a pleasure to work with on attaining my new property. Furthermore, ARM was very fast and thorough with my application process even though they had no idea I actually needed an answer back on my application quickly as I had another property in mind if it fell through. Would recommend this realty company for your next home!
Highly recommended...Had a deposit on a rental home and signed the lease during a Thursday afternoon. Walked around the unit during the inspection and found nothing worth noting to fix. We showed back up the next morning to start moving stuff in and saw a disaster. Severe flooding from some rupture or busted line or pipe on 2 floors, flooded carpets, wooden floors, and the drywall ceiling had collapsed on the 1st floor making the house inhabitable.We thought we would be stuck with this nightmare since we literally signed the lease the afternoon prior, even though we hadnt moved in or anything yet. They made a quick response to inspect the unit and since our other lease on the house was up in 3 days we had nowhere to move into at that time.Jenny, the VP, took time away from the office to find homes in the same price range we needed, and got them to freeze all postings, and personally met us at the houses to look at them the same afternoon. After finding one we wanted we were able to redo another lease and she did everything right (crediting the days we didnt stay at the old house, transferring the deposit, etc. etc.) and we ended up having a small credit line to our balance.We received a personally written note from her in the mail wishing us the best on the move and if we needed anything feel free to contact.ARM is the 4th rental company I have dealt with in Birmingham and this has been the most professional, fair company of the four. Will use again if we decide to rent after this one.

Stay away! We rented from them for a year and 7 months. In the beginning, working with them was normal. However, when my husband and I decided to buy a house and we stared the move-out process, working with them became a nightmare. I had more trouble terminating the lease than buying a house. Furthermore, we spent $200 to get a professional cleaner in order to meet the move-out checklist they send you when you terminate your lease and then spent $140 on a required professional carpet cleaning to also meet their standards. We were only refunded $110 of our deposit. They will take every opportunity they can to cheat you. They also penalized us for leaving items behind that belonged to the owner. So if you want to save money by renting, do not work with them. You WILL lose money.
