My family and I moved in a month ago after putting our house in the market and selling so fast! We were very excited but had nowhere to go! We googled a few apartments and found Kenley! As soon as we got to the entrance of the apartments, my daughter fell in love! We all did! The scenery is to die for! I was already so overwhelmed by everything moving so fast from the move. As soon as we arrived at the beautiful leasing office, we were welcomed by Allison. She was very understanding and attentive to my frustrations. I would like to sincerely thank her. She could tell that I was overwhelmed. She explained everything and assured me that she would take great care of us until we finally moved in. She also introduced us to Dave her manager who was also ready to help us reset our online account. He was just as friendly and professional. Everything went so smoothly from that day. Allison followed up with me with phone calls as promised. She helped me with all the questions and help that I needed. After we moved in, we had a few maintenance issues that have been attended to by Kenley’s very professional and caring staff. They seem to really care about their work. I would recommend the apartments to anyone. The bedrooms are spacious! My daughter loves the pool and lake area. I love to walk our puppy as I enjoy the scenery and the beautiful ducks.

We just moved to Kenley and I absolutely love it. The whole area is beautiful and the staff is incredible. Dave (manager) has been so helpful and kind to us. The apartments are nice and well kept. If you need ANY maintenance at all there is someone there to help you same day and it’s amazing.The pool and lake area is my favorite to relax at. I highly recommend Kenley if you’re looking for apartments in Birmingham!
We move in on the 22nd, on the 20th, a pipe allegedly burst in the apartment my gf and I were going to occupy. Even with all the paperwork signed, theyre only solution was to move us from the ground floor (our main preference) to the THIRD floor AND increase our rent by about $70 (it was $1100 before this). We havent even moved in yet and they cant even offer anything for an inconvenience that is 100% their responsibility.
Was a great place to live 3yrs ago the staff was like family an no issues went unattended. Now it is a completely different story an the rent is goin up by about %14. The gate is always broken so anyone can drive right in anytime an checc it out. The only thing good about it is the location
I am giving Kenley 5 stars based on the treatment I received from the manager Dave Tieri. I cannot say enough great things about him. He helped my husband and I tremendously with our last-minute decision to sell our home and move into an apartment while building a new home. He reached out to us in the evenings to make sure we had everything we needed for our lease approval and to get moved in. I really don’t know what we would have done without him. He is friendly, yet professional and posts some great tips on the Kenley Facebook page. The apartment we got is in perfect condition and the grounds are the cleanest we have seen. My husband lived at Kenley before we met, and he had a great experience there as well. I love the cool features such as the Smart Home app and flex pay. You really can’t go wrong by choosing to live here.
I cannot in good faith recommend Kenley Apartments to anyone. They refuse to take any responsibility for anything that happens to their tenants. In July, we went almost a full month without internet with no word from the apartment complex (it ended up being a contract war between DirectPath and Spectrum) but for us, there was zero transparency between Kenley and the people who live here. Also, if your A/C goes out when it’s 95 degrees outside, expect that you will need to take off work to make sure the maintenance employees actually show up and try to fix the “emergent” problem. Kenley Apartments also prides themselves on being a “gated” community, but the gate hasn’t worked in MONTHS. Please steer clear of this apartment complex. If you have an issue, you will receive radio silence.
I have barely lived here for 2 months. AND REGET IT You can never get anyone to answer the phone. My a/c has went out 4 to 5 times and counting. I have told them repeatedly that I have an Asthmatic daughter that if she gets overheated she can go into an attack. They STILL do not care to fix the a/c CORRECTLY!I have lived in some low uncaring places before put paying over 1500 a month for rent and I don’t have Consistent A/C, the gate for the gated entry does not exist, the pool area always have Feces, trees coming down, just unsafe for anyone. I am extremely disappointed by KENLEY and the management company! How bad it is I’m honestly thinking about breaking my lease so I feel more comfortable living somewhere they actually AT LEAST CARE IF YOUR A/c is working properly! 4 MAINTENANCE REQUEST SAME ISSUE WITHIN A WEEK RIDICULOUS!
This place is the best! I love the location and my apartment is awesome. The management staff is professional and always greets me with a smile. The maintenance team is attentive and thorough. I will definitely be renewing my lease soon! Great place to live!

I absolutely LOVE my apartment! The apartment is spacious and accommodates my oversized furniture nicely. I was hesitant about leasing without viewing the apartment first, but the Kenley team provided a virtual tour and the apartment was nothing less than perfect! Those girls in the leasing office have been so helpful to me - and have really gone above and beyond to assist with any question I had. I’m so glad I made the decision to move here.
I will share my thoughts from my first year here @ The Kenley Apartments. As for me, they have gone out of their way to make me feel comfortable and feel like one of the family. They have had my back when things didnt go just right regarding fixing up my apartment or any other issue. My sister lived here years ago, and every time I came to visit I always loved it! I have lived here 15 months and never had an issue. It was Amy Lee who made the leasing process smooth from start to finish! She and the rest of the staff have made me feel “at home” since day one!

Kenley is a beautiful Apartment Community with amazing views throughout the community, especially around the pond. They have an amazing staff that is great to work with. Their Property Manager, Dave Tieri, leads this property well and thrives to be the best and does just that. No any maintenance. At all. And YES - we have already contacted the office many times (in different ways, including by email).Our disposal broken since MAY. The first request was closed for no reason at all. The disposal did not work and does not work till now. Because of it the cabinet is damaged and we have horrible stink. And they constantly delete me review
I lived at Kenley from Sept 2016 until May 2021.Kenley has several positive attributes. No 3rd party billing for water, minimal road noise and is fairly quiet. The downside is pretty dangerous and should be fully considered before making any decision to sign a lease. The fireplaces are not maintained, in fact, I would say they are completely neglected. Since day 1, the fireplace in the apartment filled the entire living space with smoke. I made service request after service request through the resident portal. I contacted the home office after months of no reply and no fireplace/chimney cleaning. Finally, after living there 2 years, constantly filing service requests for chimney cleaning, they sent a professional chimney sweep after the glass fireplace door exploded, spraying hot glass shards all over the living room. He cleaned the chimney by running an automated chimney brush up the chimney and down a couple of times. More than a foot (12) of soot was piled in the bottom of the fireplace. The man said then that it was a fire hazard and a wonder that it hadnt caught the entire building on fire. He also said that the chimneys were very narrow and needed to be cleaned 2 or 3 times per year to keep them safe. About a year and a half later, the fireplace door exploded AGAIN. This time it sprayed hot shattered glass all over my bedroom including my bed. Maintenance replaced the fireplace door but did not have the chimney cleaned again. I did make service requests for chimney cleaning. They would send a guy with a vacuum hose over to vacuum up the ash, but did nothing to the chimney. Others are right to say that the whole place is a fire hazard. I truly fear for the residents still living there. Smoke inhalation is carcenagenic as well as deadly. There are no carbon monoxide detectors which makes the fireplace situation all the more dangerous.I moved because I needed a larger apartment. I did try and stay with the property but they had no interest in leasing me a two bedroom eventhough I have never been late on rent during the term of my lease or renewals. My apartment was never updated during my entire stay even though the previous manager had said it would be changed to black appliances instead of white. They never did update those or anything else. Make sure that any promises made during the sales pitch are completed before you sign any lease because they surely will not be after you sign. I know sales staff are paid to point out the best and may fudge a little here and there, but at Kenley they will promise the moon and give you the moonpie instead.Before I moved there were several community safety concerns such as car break-ins and syringes littering the grounds. Hopefully these concerns have been dealt with for the safety of the residents and their children who still live there. It is worth mentioning to keep an eye out for any suspicious activity and drug paraphernalia around the community for the safety of everyone. I know the lady that reported the syringes was also assaulted outside of her apartment. After reporting these incidents to management, she was advised to make a police report and give them a copy. Seems a little lazy on the part of management. Of course what could they do except screen potential residents more thoroughly, request police patrol more often, enable a courtesy officer to patrol, station security at the gatehouse, fix the gates, and invigorate a neighborhood watch.The decision to lease a home is an important one. While there are some positive aspects to this community, be aware of the not so great parts and make an informed decision about the place you will be spending your time and money.
Very rude office staff that don’t care anything about you once they trick you into moving in. The unit I received looked nothing like the unit I was shown. Everything breaks down inside of it. Apartment is nice on the outside, horrific on the inside.

I have been at Kenley Apts for a while. any time i have needed something fixed it has been fixed very reasonable amount of time i just put in a work order and it gets fixed. The staff is Very easy to get along with and helps in every way that is within their scope of responsibility sometimes somethings just has to be outsourced to another maintenance company for repair. The Community is very QUITE in respect to its location to Hwy. 280 and does not have near the problems other complexes have (i.e.) car break-ins. and apartment break-ins. I know for certain it is the BEST Apartment complex in the Area .

Well, things got better, though it took them a year to fix the fireplace...😒 today 2/17/2021 when my apartment flooded Kenley showed up and showed out! Before I could hang up the phone telling them there was water everywhere maintenance was at the door. He cleaned up the water, called someone to clean up the wet rugs and he did it all pleasantly. Just a great experience to have in a not-so-perfect situation. Overall this is a pretty awesome place to live.

What a great place! The best for your money!
We moved here for more space and the amenities but have only been able to enjoy one of the amenities listed, the fishing lake.... This property is advertised as luxury but the luxury is missing. We love our apartment and enjoy the staff and maintenance team but the amenities advertised are not functional and is a disappointment. The fire pits do not work, the hot tub jets do not work, the golf course no longer exists, the dog park is over run with feces, the dog clean up stations do not have bags in them and havent had any since we moved in 3 months ago, (dog feces is everywhere on this property), the fitness cardio equipment in the gym is in need of serious maintenance and repair and do not work properly, initially we had to use the laundry room when we first got here and the dryers took three cycles to dry and need maintenanced, the tv in the tv sitting/meeting room doesnt work, the lights on the tennis courts do not work, the gate was broken for the first fews months we were here but its fixed now however there is a nice guard shack for extra security but its not used or staffed, most of the gas grills in the pic nic areas do not work, spectrum internet was supposed to be in the buildings in October but its January and theres been no communication updates...apparently you cant run hot water and your heat at the same time, you have to pick one, so either a hot shower and cold apartment or a warm apartment and a cold shower because of the systems in these apartments, we spent alot of time in the fall cleaning litter from the lake, streams, and trails because trash piles up and blows out of cans into the lakes and surrounding grounds....we are hoping its just because 2020 was a pandemic year and things had to be overlooked and maybe in 2021 things will be repaired and made functional again but if youre looking for the luxury thats advertised I would check on these things before sigining your lease, gwr property management company doesnt seem very professional or interested in maintaining a luxury property as they advertise at the moment... we hope it gets better in the spring/summer..we love the staff and our physical unit but hope gwr management does plan to eventtually maintain and up keep what they advertise as reasons why people should move here and live here...I know this sometimes mean upper management has to equip the on site staff better so we are hoping and optimistic to see better care in the spring/summer since weve only been here 3 months
I would like to take a moment to share with you a few thoughts that I had this morning. I have been a traveling man for over 30 years in my line of work. I have seen, visited, and stayed at many locations during this time. I have came and made residency at the kenley A few years back. I was and still am a man who likes to read the reviews and research things of this nature especially where I will be staying. The oldest saying in the book is you can’t please everyone. Well let me say this again I have stayed at many locations throughout the country and the staff here at the kenley has been outstanding and I have been for the most part very pleased with my living quarters in how they are ran. I will say maintenance in apartment complex is one of the hardest things to maintain but once again hands-down Kinley has shown that they are at the top of the chart on maintaining and keeping their residence happy. I also know in the apartment industry you will have always have something to fix in maintenance but I do thank their office personnel and the maintenance crew for all their hard work that they do. Thank you for doing your part to help me enjoy my home here at the Kinley. I would absolutely recommend the Kinley to be a future home for anyone. Again over 30 years of traveling in and out of apartments the Kenley is by far a 10 ⭐️⭐️⭐️⭐️🌟.Thanks fo all kenley

I moved here the beginning of June and love the apartment. The staff is always super nice. My only complaint is getting them to fix things it takes forever. But the setting of the apartment is really nice. My only other complaint is for the price they could at least include water & sewer. If things keep on the path they are now I will be moving when my lease is up.

Absolutely terrible. First off maintenance will not even come out to look at a service request for at least 2 weeks so don’t expect anything to get fixed and when they do come they half way fix the problem. Parking is the next problem. There has been many nights that I have had to park on the other side of the complex at 10 at night and walk to my apartment when you should just be able to park infront of your building. There was a week that a dumpster took up 5 spots infront of my building without being given a notice.The gate is not ever closed but yet i paid a fee for the gate service.The trash valet is also a fee that is included in the rent but most of the time they have to suspend the service because problems with the compactor.I have only been here since May and I am ready for my lease to be over so I can move out.
UPDATE: Soon after I posted this the gate was repaired. However problems still remain. — ORIGINAL: I moved here more than a year ago. Overall I’m happy but there are some major downsides in my opinion: the internet service here is TRASH. The ISP they use is overpriced, the connection is unreliable and drops out all the time so forget uninterrupted streaming or gaming, and the ISP’s customer service is the worst I’ve ever experienced for ANY company. The management at Kenley has been promising to get a new ISP for about 6 months but no results yet. If it actually happens my rating will change.Another downside: the front gate has been broken for about 4 months and vehicle break ins have increased as a result. Yet I’m still paying the same rent for a complex that’s less safe. How does that work?Also maintenance has been an issue for me. I think this is more of an understaffing issue than anything else: When the maintenance guys do show up they do a professional job but It requires multiple phone calls, even to the “emergency” maintenance line to get anyone to respond.My A/C stops working once every 4-5 weeks during the summer months and every time it’s required multiple phone calls to get anyone to show up. Even in the middle of August. The longest I waited was over 48 hours in a 90 degree apartment on the weekend I moved in.Another small complaint, the front office hours are inconvenient. They are open 9-6, M-F so if you work a normal 9-6 M-F job you have to take your lunch break to come and pick up any delivery packages that were left in the office for you.Also, the fee they charge for making online rent payments is over $30 EACH time. So if you plan on paying your rent online make sure you have the budget to spend nearly $400 every year to cover that.On the PLUS side, the property is beautiful, they have great amenities, the management is usually responsive and communicative about issues and events happening around the complex, there’s “Food Truck Friday”, it’s generally a nice and quiet place to live.However they do need to improve some things or I will definitely not be renewing my lease or recommending them.
I would give this ZERO stars if I could! I usually am not one to leave bad reviews but quite frankly I’m surprised this place is still in business. I am currently a student at Auburn University; my mom and I moved into Kenley apartment complex back in January of 2020. Before we moved in there were many problems, the air conditioner was leaking, the towel bar fell out of the wall, the bathroom door would not lock, the shower faucet was broken, paint dripping down the cabinets, paint specs all over the floor, hot water was not attainable, very little water pressure, and a few other minor things. The lady at the front desk was very nice and told us she would have maintenance come fix everything before we moved in. She bold-face lied! A few weeks go by and maintenance never showed up so my mom logged a service request... maintenance comes in and fixed the problems temporarily, but the problems weren’t permanently fixed. The air conditioner still continues to leak and it will go out atleast 3 times a week. We have called the office many times and no one seems to ever answer. We have continued to log service requests and maintenance will show up, half way do the job, promise to have the maintenance supervisor come back and inspect, but he never shows back up. This is a recurring problem since January and it is now June? It has now been over 5 months and my mom and I have just learned to get on our hands and knees with buckets and empty the water pan out ourselves every time the air goes out. One problem seems to lead to another and management ignores it. There is now mold in my closet from water leaking from the air conditioner into the wall and my bathroom faucet still is not fixed. Taking a shower has been miserable for the past 5 months and this is supposed to be a “luxury” apartment. The gates to the apartment are broken and it’s been that way for a while so anyone can get in and it’s no longer safe. This whole complex is a fire hazard with broken smoke detectors. Maintenance went to the apartment above me and soaked everything on my back porch and not to mention the whole complex smells like weed and cigarettes; so if you don’t like the smell of weed and cigarette smoke coming through your air vents,that sucks because you just have to deal with it. Parking here is RIDICULOUS. Sometimes I work late and there is no where to park, so I have parked on the curb because guest parking was also full. I received a tow warning, so I called the office, no answer as usual. I went to the office myself and talked to management about it, asking where I should park. The lady says “There are spots all over this complex”, I asked where and she points to the complete opposite side of the complex about 1/2 of a mile from where I live. I walk by myself at 11pm sometimes to get back to my apartment in complete darkness, because community exterior lighting doesn’t exist. Oh, and getting back to parking; don’t even try to have a guest over because there basically is no guest parking; so if you give someone a guest parking pass “that is no longer active” they will get a $375 towing charge like my friend did. There must be an illegal racquet going on because what kind of apartment complex would squeeze out and purposefully short parking spaces, then have your cars towed in the middle of the night? Kenley must be receiving a kick-back! SHAME! Also, the employees in the office are extremely rude and don’t care about anything!! Everyone around me has started to move out because management is so terrible. Living here has been absolute HELL and my mom is paying $1125/month which is supposed to include valet trash service. To no avail, the trash compactor doesn’t work either & valet trash service gets “cancelled several times a week. They are charging $25 a month for something that doesn’t exist 1/2 the time!! How is this legal? This is NOT right and many tenants are moving out of this hell-hole! We won’t be too far behind.
This is one of the nicest apartment communities on 280 . The staff is kind and courteous .The lake view is one of the best in town .The interior of the apartments are really spacious and super nice . If your looking for a nice quiet, luxurious place to live, look no further.
Ive lived here about a month and I absolutely LOVE my new home. Im surrounded by woods, wake up each morning to the sound of birdsong, run in the early mornings and see deer along my route, my kids flat out love the expansive lake and swimming pool, we walk to the Cahaba to picnic from my doorstep, the neighbors Ive met are so kind and friendly, and its incredibly well managed by reliable professionals who pay close attention to detail. Safety was a major factor in my decision and I have NO reservations about my boys staying here. Ive physically visited 25+ other apartments nearby and this one tops my list.

Ive lived at Kenley for 3 years and counting, and Ive loved it from day 1. Unlike my experience in other apartment complexes, Im friends with my neighors here-- some of whom have lived here longer than I have! The staff in the leasing office, despite changing hands over time, have always been friendly and helpful. The current team goes out of its way to accommodate residents needs, create a community atmosphere and get to know everyone personally. The maintenance crew is prompt and effective. I was in disbelief when my air conditioner broke on a Friday night in the heat of summer, and someone was here to fix it in less than an hour. Kenley isnt owned by the same company that was in charge when I moved in, but the new company is renovating the clubhouse and pool, adding a dock by the lake and setting up a dog park. I cant wait to see the finished product.My one and only complaint is the aging appliances in my apartment. I consider this a small price to pay for a safe, comfortable and happy place to call home.
They need to adjust a few things in their policies. Otherwise, not a bad place to live. The staff is friendly during business hours but you might as well DIY after hours. That said, not as bad as everyone else makes it out to be and actually a very nice complex.

To the eye, when you first pull through the gates, the place is beautiful, but......parking is terrible, the rent office employees are very rude, uncaring and just plan out disrespectful. THE MAINTENANCE DEPARTMENT. OH MY GOSH!!!! They broke my marble table, I been there 2 years and it still take an hour for my toilet to flush.... What Im confused on is they suppose to be fixing the toilet not pissing in it leaving pubic hairs. No one should be in my bedroom unless I have reported a problem... why do they go in there, I dont know. I cannot wait to move. I have asked in the past numerous times about moving into a two bedroom there, but no one will give me a straight answer about it. JUST PLAN OL UNPROFESSIONAL AND GHETTO. YES... GHETTO. EVEN THE OFFICE STAFF APPEARANCE DOES NOT GO WITH THE PROPERTY.
Ive been living here for a year and some change and my experience with Kenley Apartments has been nothing but excellent. The staff is friendly and from the few problems that I had in the apartment, maintenance has been prompt and fixed the problem swiftly. During warmer months the complex hosts various events which is pretty neat in my opinion
Do Not move here. I cant wait until my lease is up. My husband and I have complained numerous times about the person on top of us is constantly stumping. He walks from sun up to sun down. He also felt the need to tell my husband he was racists. He complains to us about bbqing on the patio so we moved the grill to the front by the road and a day later our grill was stolen. We went to the front office and filed a complaint they told us there was nothing they could do. Before that someone broke the driver side mirror off my husbands truck and nothing was done about that. Every time you come out of your house someone is constantly watching you. Im in nursing school and I cant study at home because of the noise. If anything goes wrong in the neighborhood the only thing they can do is send out letters. I repeat do not move here.
I moved out of Valora at Homewood with a distrust for apartments. However, this wonderful apartment has become home. The staff goes above and beyond to satisfy any concerns and they are always so welcoming to me! I have truly enjoyed my time at Kenley apartments and Im sad to go. This was an amazing place to rent and you cant go wrong with the prices.
Four-month-long resident here. I have had a great experience thus far with little to no issues. Noise is minimal, neighbors are welcoming, landscape is beautiful. My only complaint would be parking. In my building each resident has an assigned parking space and sometimes Ill come home to my space being taken. This does not happen as often as it used to and that leads me to believe that management is working to fix it. Other than that, living here has been an wonderful experience and I am likely to renew my lease! 4/5
Horrible experience. Rude management, disrespectful, and discriminatory. Gate is open all day so not truly gated. All grass areas are covered in dog poop and smells horrible.My husband and I are both medical professionals and were treated terribly by management especially Kristina. We came to Bham in March and were told our application was accepted and we would be ready to move in June. 2 days before our move in date Kristina lied to us and said she had given our apt to someone else for no apparent reason. We had to call corporate to help us get our deposit and application fees back.
4 times Ive been here and closed for lunch after 3pm. Closes at 5. Wow
I have a beautiful two bedroom apartment and I walk outside to my balcony every day to see the beautiful lake that sits right outside my window. Sometimes there are no parking spots available, but i lived in cali so compared to there...parking is exceptional. I make my own parking spaces despite the office putting stickers on my window once a year telling me i cant do so. Oh well. Kiara is a great lease agent here and she is very professional. My wife is white and we have faced no discrimination. When I wake up, i can see the ducks in the lake, and there are TONS of fish to catch..... i love it here...
To make a long story short, dont be expected to get your deposit back. Be prepared to pay hundreds if they find anything messed up, even if it was that way when you first got there. They will tell you that your deposit will cover anything thats messed up, but it doesnt. You have to pay out of your pocket for everything, and they keep your deposit. Please dont waste your money or your time on this place. These apartments are very old and everything in it is old.
Thin Walls, Thin ceilings. Very little support from the office when problems occurred with other tenants. The WORST parking situation I have ever experienced. Do not plan on being able to park near your apartment when you come home from work.They will send you to collections without even contacting you to say that you owe them 75$ dollars despite having addresses and phone numbers.Stay Away.

After living here, I feel like I made the right decision choosing Kenley. The biggest drawback is the complex only allowing DirecPath cable/internet service, which is somewhat annoying (almost 4 star rating instead of 5). Also, parking for residents is limited afterhours. If I arrived after 8pm, I usually would have to park at another building. The best thing about the apartment is the community and the service I received. Kaylyn is amazing! and she continued to show great service during my stay, which made me feel like it was genuine and not just a tactic to get a lease signed. Another reason for the high rating is the maintenance, Ive had bad experiences with maintenance in large complexes, but Kenleys maintenance team is very quick without any additional problems.The community is nice and I didnt have a problem with noisy neighbors. I would suggest this apartment to someone else.
