As someone who moved 3 hours from “home” after graduating college and knowing nobody in the area, I came to finding Brook Highland Place my actual home. All of administration, Victoria especially, gave me the most welcoming and reassuring experience throughout the duration of my entire lease term. I was always greeted with kindness and sincerity, and any issue was taken care of in a timely and reasonable manner. Not once did I have to worry about anything during my time.I would rate 6/5 stars for overall satisfaction, and would gladly recommend this property, and management team to anyone looking for their new place to call home.
My family and I have been waiting for almost a month for them to get us a working stove. We were told that one had to be ordered, understandable. Since then, we have been told that it has arrived and just needs to be put in. That was on 7/29. Today is 8/4 and my family still dont have a working stove. This is only one of the many issues and we have only been there a month.
The apartment complex is beautiful. I have never had any issues with staff. Victoria, Mallery and the rest of the staff are very accommodating and I have no problem with communication from them . If there is an issue that is not handled swiftly, it is usually something that is beyond their control (for example, if there are parts that need to be ordered). This is far superior to the last two apartment complexes that I have lived in.
I have lived here for several years and absolutely love it!! Victoria (the property manager) is amazing and her staff is great. Super responsive to requests and very helpful. Hats off to the wonderful maintenance staff! Would highly recommend.
When looking for a new home, Brook Highland Place was recommended by a friend who stays there. Besides visiting them every so often, Id had no good or bad to assume from the facility. Everything always functioned as intended, never had any unprecedented maintenance calls from what I was told, grounds are well kept and quiet. What you expect, or at least hope for out of your apartment home. Anyways, one day i went and met with the rental agents and that, is what did it for me. Very observant of my wants/needs, and and motivated to get me into an apartment Id enjoy versus one to simply lay my head. They all seemed to work well together and made the whole vibe especially cozy, it was weird, but enjoyable.... Surpisingly Mallory and her coworkers really went a decent distance to make me laugh and not loathe this process, which was a plus considering i had nothing bad to say about the area besides the ducks.....9/10 would totally loiter even after my units ready because theyre all so enjoyable.
Mallery and her staff are amazing! These apartment homes are spacious and located in a convenient, professional side of Birmingham! I would definitely recommend these apartments to anyone looking for a new home!
Ive been living here for awhile at Brook Highland in which Ive been most appreciative for the leasing staff and maintenance team for theyve done during my stay. From the Leasing Manager Victoria along with Mallery and Abby to the maintenance men like David and Andrew who have helped to provide a safe and sustainable living environment. This property is definitely recommended!

UPDATED AS NEW MANAGEMENT AND STAFF HAS MADE A HUGE DIFFERENCE.Wonderful apartments. The location is great. Youre close to everything on 280 while being tucked just far off to not hear any traffic noise. Ive been a resident for quite a while and plan to stay here until Im ready to purchase a house. The staff really makes living here that much more enjoyable. I cant say enough about how wonderful Victoria, our property manager, has been to work with. Even with so much on her plate managing the complex, she has always handled any issue Ive had in a reasonable timeframe. David, our maintenance supervisor, is awesome. He always has a smile on his face and waves when I drive through the complex. I mentioned about needing some lightbulbs one day as I was checking the mail and not even two minutes after I returned home he was at my door dropping some off for me.
The worst experience I’ve ever had being in a apartment complex. It has taken them over three months to fix things in my house that need to be fixed. I have not been able to live comfortably and I’ve been dismissed multiple times. At this point, I am more than ready to take legal action. I chose this area so I could not live in a trash atmosphere. They don’t pressure wash or make sure leaves and branches are taken care of. The only thing the office manger and maintenance tell me is “We have a lot of apartments to handle and we are backed up”. I’m just overall disappointed.
Best placed to live. Friendly staff from the office crew to the maintenance crew. Very professionally at there job. I would highly recommend this place to anyone.

I toured this property and spoke with leasing agent Jaidyn. The property is beautiful and Jaidyn was so pleasant and helpful! She went above and beyond to answer all of my questions. I would definitely recommend this property.
The tenant services are very poor. I moved here a little more than a year ago. First when I moved here management failed to disclose that there was a murder suicide in the apartment that I occupy. Not giving me the option to explore other living accommodations. When you move in they have you to complete a walk through checklist which allows you to address issues with the apartment that are in need of repairs. To date, none of the issues I listed on that document have been addressed by management simple repair requests made take weeks upon weeks to complete. Honestly, if I could afford it, I would move
Very bad tenant service!!!!! My AC has been out for almost a week and maintenance has not fixed it. They say they will get to it 24 - 48 hours of putting the work order in and its been almost a week! Its almost 90 degrees in my apartment even with fans on. Ive called multiple times asking for updates and they always say the same thing let me call maintenance, then I dont hear back from them. I pay rent so all my maintenance issue can be solved in a timely manner. But this is just ridiculous. DO NOT LIVE HERE!!

Wouldnt give any stars honestly. The staff are lazy and unresponsive. DEAD animal smells everywhere. Bugs. Too many problems to pay so much to live there. Rats. Apartments arent up to date. Animals in walls even DEAD animals. Its a lot of safety hazards. Broken stairs. 6 months NEVER got fixed.Takes too many request to get some attention. Trash everywhere. No clean up unless you have to BEG.. Dont live here its not worth it
Just the nastiest apartment complex I have ever seen. That garbage has been there for at least a couple of weeks. You can even see it on Google maps!

I wouldn’t give this apartment complex any stars to be honest. The pictures from this place are from 1999. It is absolutely so disgusting. The staff have zero customer service skills. The trash is never picked up although you pay for it & once you take it to the dumpster it sits overflowing for months. They do not take care of the grounds. They don’t return phone calls. So, if you decide to go this route & live here... I wish you the best of luck!!! Lmaooooo
I’ve spoke with the property manager Victoria and other staff members and also emailed over pictures of the damages done to my kitchen ceiling during the time that the roof was being resurfaced, and nothing has been done yet since the beginning of September. Victoria’s response to me as the property manager over this community was that she wasn’t paying for the expenses to fix my ceiling and said the contracting company would, it has been over a month and my ceiling is still not fixed. I’ve been living here for over 2 years now and have never had any problem with repairs being fulfilled until now!! All I’m asking for is my ceiling to be fixed, shouldn’t have to keep asking when the repairs will be done. I need to speak with the owner to get this resolved.
I love living here. The staff goes out of their way to help you in anyway possible. Peyton had me moved in within two days, Mallory is always there to help whenever you need it with a great personality, & Victoria is the most friendly, down to earth, helpful manager. The staff here is awesome. Also, it’s a very quiet neighborhood with friendly neighbors & the location is unbeatable. 5 Stars!
When I first moved here and had a issue they corrected it. Since then the issues continue and nothing gets fixed. I have had issues with my air conditioning unit since I moved here in June with power bills going high because the unit not working properly. Management did give a credit to off set it which I appreciated. Now the issue is back was told 2 weeks ago that the air compressor was ordered and was to be in that week. I called the office and they said that it was never ordered. Since then Victoria informed me that another outside unit was ordered and they were in my apartment to fix. When I came home nothing had been done and called Friday night and spoke with the on call person and he did not know what was going on to find out when I called back on Saturday that the unit was on back ordered and never ordered. My apartment is on top and the heat levels in here reached 87% degrees in here and no one cares about it. I am completely upset as this is unhealthy and the behavior of the management and staff do not care at all. I have never been treated so poorly and have never seen this bad of customer service. I would not recommend this place to live at all because nothing they say is true I’m reporting this to the highest chain on command I can find.

Very poor experience. I attempted to move in a month ago and was told in 48 hours that the apartment I wanted would be ready. A month later it is still unavailable. Do not rent here, dishonest and unprofessional workers coupled with a shady system of renting. So many better apartments on 280.
Apartment floods regularly, IN CENTRAL ALABAMA... Anyone from Central Alabama, Jefferson County, knows that apartments dont flood at all unless theyre poorly maintained. The property management is absolutely horrible... Waaayyyy too overpriced for what you get... Attempted to reach out to the property management parent company, Dasmen Residential, to make them aware. No response... The apartment is literally flooding as I type this and theyre 24 hr Maintenance has yet to answer the phone... Third time this place has flooded in a year...

BrookHighland is a great place to live. It is clean, affordable, and community oriented. I have live here for going 3 years and I can say that I have been satisfied with my time here.
Everything was nice we did a tour at the end of February, and put our application in the next day for a 1 bedroom with fireplace upstairs. We went to view the apartment 5 days before moving in and Maralyn showed us one downstairs on the back, no fireplace, full of bugs, much smaller and had noticeable damages and her response was it was a 30 year old property. It was totally unacceptable and not what we expected. Why would you even give us something we didn’t apply for?! Now a week before my lease is up I’m looking for a whole new place, very unsatisfied!
My wife and I have been staying here 2 1/2 plus years weve enjoyed our neighbors and our community its home. Yes weve had minor issues that was addressed and corrected in a professional manner. Thank you property manager Victoria Busby for being able to talk to you about old issues of the past and getting them corrected. We must understand there are many tenants that stays here and maintenance can only do so much at one time, but what Ive experience, it does get done. Patience is a virtue always remember.

I have been living here for almost a year. The staff was good when I got there. GREAT now though since there have been some changes. The place is a great place to live. Many of the star ratings are based off of old management so dont let that stop you from renting here! The new management is exactly what Ive wanted in terms of kindness and they really actually care about their residents and their living conditions. The upkeep of the complex is great. Lawn care guys are out there weekly and the renovations taking place have looked amazing. The neighborhood is relatively quiet and good from college students to families. And the rent is relatively affordable on 280 compared to many other places. Trust me. Ive looked. If you are unsure, dont be. Rent here and I promise your level of contentment will increase. One of the best, affordable apartment complexes in the city. You can quote me on that.

I have been here for 5yrs. They do their best to have activities that encourage mingling within the community. Also the location is perfect for shopping. I love the school system that we are zoned for. Its quiet and safe, with lots of kids.
I moved to Brookhighland Place few months ago and its been amazing. The staff is very nice. Morgan helped me find my apartment and she helped me with everything I needed, always answered all my questions. When I need a work done in my apartment, they respond to my request very quickly. I am enjoying living here, its a great location near 280, with grocery stores and a lot of restaurants around. I highly recommend to anyone who is looking to move to this area for a affordable price.

I Must Say! Brook Highland Apartments will be getting a 5 STAR rating from me! Moving from Texas knowing nothing about Birmingham or the area was very difficult! I applied at this property not knowing what side of town it was on or what It looked like just seeing pictures. The applying process went great! Rates are a bit high, but we are in a nice area so I would understand why the rent is high. Ive been in my apartment for 5 months now and I love my apartment! The grounds are always kept CLEAN. Parking can be a hassle but its not a problem. The maintenance team is awesome, not only do they fix your work order in a timely matter but they also say Good Mornings when they see you! The staff that you really have to get to know is KIM & LAUREL .They both are very professional, respectful and have great personality!!!. For the ones that has had a bad experience with this property, please understand you live in an Apartment community. Things happen that are out of their and our control. As long as you work with them, you will have a great experience just as I am. KEEP UP THE GREAT WORK GUYS! THANK YOU FOR ALL THAT YOU DO! :)

I moved into BHP about 2 months ago, and right off the bat the staff were very welcoming. The community is beautiful, and the community manager goes above and beyond to ensure her residents are taken care of. Victoria Busby has always been kind, professional and effective at handling my problems, as well as other resident problems. She is by far the most effective manager I have seen over a community out of the apartments I have lived in previously. 10 out of 5 stars for the exceptional management and community, looking forward to the rest of my stay here at BHP!
DONT RENT, they steal your money, they lie about the rewards they promise if you pay earlier you will get 25 dollars off your rent. I made earlier payments for 7 months they never made adjustment, and on top of it they never paid me back my security deposit. I gave the apartment spotless. I wouldnt give them even one star, but I had it so I can post it
I would like to talk about the most forgotten employee at BHP -- Tammy, the property maintainer. She is the reason I am here. She loves people and if you are having a bad day she will make you forget about it. Tammy not only loves people but loves your pet even more. Buddy, my dog, wants to go home with her. And, if you need assistance with something regarding your apartment (even pkg. pick up) Tammy is johnny-on-the-spot at volunteering her invaluable services. I PCSd here in February and Sandy was a big help!Blind fixture literally broke the first night I stayed in my apartment but maintenance came out to fix it the very next day! A discovered a mouse a few weeks after moving in and the maintenance crew came in and set some glue traps. Cleared the problem up right away.Valet trash is a great amenity included in the rent however, Ive seen three raccoons tearing up trash and in front of most peoples doors there is trash everywhere and nobody cleans it up. The trash compacter also gets very full too early in the week and I think it looks extremely trashy and smells awful which could be a huge turnoff for new residents.Overall I enjoy my apartment its cozy. I feel safe over here especially knowing there are a lot of families too. My two bed/1 bath is one of the more reasonable prices around Birmingham. I pay around $800 (water/trash/sewer) give or take but my power bill is separate and that changes based on how much I am using my A/C. Parking is never an issue, always first come first serve. I gave the complex 4 stars because picking up my mail or seeing the office for anything is very inconvenient for anybody who works during the day and cannot get off. Hours are 9-6 daily and 10-5 on Saturdays. Hope this helps someone looking!
We have been living to many apartments, but this is the best. Not expensive, and whenever you have problem, they are there to help. Patience is the key to everyone, knowing there are more than one apartment which needs their help and attentions too. First in, first serve. Except for emergency.I love the lady who is there at reception, she is the sweetest thing. she has her smile on all the time. Whenever you walk in, she will be there to welcome and help. I wish I could rate it 0 stars. I NEVER rate places bad because I know things happen, but I have to warn people. I lived here about a year and a half ago, for about a month along with three other roommates. 2 of which also left shortly after me, leaving 1 original roommate standing.During the time of stay our entire faucet broke off and we had to call about 10 times to actually get somebody to look at it and they kept no showing, cabinet hinges broke, etc. and once the maintenance man finally showed up he was super rude. it was a pain, I left the apartment a month after moving in, I went to the office and was told “sign this”, okay you’re off the lease and no longer responsible for what happens here! Great, I spend the last year and a half mending and nourishing my credit to get it great to be able to buy a house this year-and now I have received a notice (along with the other 2 roommates that signed off the lease and were told they were good to go) that I have 30 days to pay $2100 or it is showing on my credit. (I have spent probably 20 of these days calling and showing up and trying to fight this so my time is running short) So, since we all did what the office said we had to do, we went and made a visit. They originally said I legally should’ve been off and one of my old roommates isn’t, then they went back and said my sheet was never completed and nobody that was supposed to be released (leaving the One remaining) was legally released. My sheet was signed and dated by me and one other roommate, the other roommate was given a totally wrong sheet signing me and her both off and the employee didn’t even sign or date it and told her she had just signed me and her both off and we were off the lease. The other roommate that had left, they don’t even have her paperwork- assuming they have lost it. But they are saying we are responsible even though it was an office error, we did everything they told us we had to and took the proper steps, and the man has since been fired, but we are all 4 responsible instead of the one that was understood to be the only person left on the lease. Still fighting it but anytime I call the apartments it rings twice then I am sent to voicemail (one of the other roommates witnessed her send me to voicemail) and they never return any of my voicemails. Not to mention the fees that the only one that stayed DOES owe, half of them are not true or correct fees and they can’t give an explanation to it.This is a nightmare.Never. Again.
I have been here three months and couldnt be more impressed! These people have jumped thru hoops for me making sure I am happy! I have a spacious one bedroom for me and my dog, Buddy, and it feels warm, cozy and inviting. I think I will stay here forever!Come see what I am talking about and meet the staff -- you wont want to leave!
I love this place property, always so understanding and helpful with any of my concerns. Right in the heart of Birmingham and conveniently placed on Hwy 280! Amid Covid 19 they’ve been incredibly helpful. I’m glad I’m here.
Terrible service from management. Will not return calls. When we first moved in we had a check list of stuff that we required to get fixed and they never fixed one thing. We have a charter bill that they claim they will pay part of since we live there and Ive tried to call 4 to 5 times to try to resolve the issue on them paying their part of the bill and have heard nothing back for over a month. They are putting new mailboxes in and I have been over a week and Ive still not gotten a new key Ive been having to go down to the post office to get my mail. The only good part about it is that its a pretty quiet place and its convenient to where I work
Brook Highland is been a wonderful place to live. We have nothing but wonderful experiences. Management is great and any maintenance issues were taken care of within 24 hours. The people in the office are awesome and always gets things done. I have a 3 yr old and she loves the playground on the Park side! The new management has made so many wonderful changes to the property; there is now free WiFi by the pool and gym and they are building this beautiful walking path around the lake!!
My stay at Brook Highland Place was very pleasant! All of my maintenance issues were handled in a timely manner and the management team was very helpful throughout my stay. I would definitely recommend staying here!
I lived here over 2 years. Maintenance was horrible. The ceiling fell in on my children in the bathtub because of water leaks. Then I try to use the “Dasmen” points to get new blinds because the old ones are broke. They try to charge $170 for moving out fees. This is a horrible place to live. A child broke in my home and beat on my child. The “security” is horrible and the trash out everywhere is awful! I wouldn’t let a dog live here and I regret I ever allowed me and my children here.
I have lived here for about a month and a half. So far i absolutely love it here!! They have really fast response times on maintenance. The office staff is awesome and spoil us with dreamland every sunday at the pool !!! My only complaint is i wish the car wash station worked. It has been out of order everytime i have tried to use it.
Ive not sure what I really want to say at this point maybe its best not to say anything. Its always best not to say anything when youre upset, discouraged frustrated just wait until you calm down so I guess thats what Ill do. Im not how many stars want to give them right now 1 is not right but the way Im feeling 5 isnt right either but this shouldnt be based on feelings it should be based on facts another reason to wait for a proper review. I had a one year lease here and actually moved before it was up due to a job change. The bathtub was beyond dirty upon moving in and yet we still had to bathe in it because the cleaning lady they hired couldnt get the stains out. The paint was peeled off the wall when we moved in and no one ever came to fix it. I was also charged for a utility bill that clearly states Service Start Date 03/01/16 and Service End Date 03/31/16 but my lease ended on 02/29/16 and the month of March isnt even over yet. I have asked for an explanation from the office and they still havent responded. The entire time my fiance and I have lived in that apartment, which was not long at all, getting the EXTREMELY long list of maintenance issues completed was near impossible. The heat did not work at all during the winter so we had to constantly build fires in the fireplace and purchase space heaters to keep it warm inside. Also, our patio door was shattered for several months and glass was falling off to the point of my fiance having to tape the entire thing because we couldnt get anyone out to replace it. The garbage disposal had large chunks of carpet and the foam that goes under the carpet along with loose screws that had just been thrown in there, Im guessing from the ones who installed the carpet, when we moved in and it clogged the sink. It was that way all weekend before it got fixed and we couldnt use the dishwasher or kitchen sink until then. The AC unit leaked water so bad that the entire hall was soaked and the solution they had to fix that was swapping out the air filter, which in my opinion if youre going to do that, you should probably take out the old one first but they didnt so there was two filters shoved in our AC at once. Most likely the reason our heat didnt work. The front door wouldnt lock when we moved in and could be pushed open without turning the knob. When they came out to fix that issue, they tightened it so much that it split the door facing and then they NEVER came back out to fix that. Im sure the wood is still split if I had to guess. This doesnt even come close to the MANY issues we kept having from March 2015 to March 2016 so I would not ever recommend this complex to anyone. The office is extremely difficult to get in touch with and never returns your call. The pool on the lake side was green a majority of the summer in 2015 and the grills at the pool didnt work, even after using our own gas for them. The hose to the car wash station had been cut so it couldnt be used either. Just my experience, others may love it here but I definitely wouldnt ever renew the lease. Even if we loved it and didnt have to move, rent was going to go up when we renewed regardless. All materials in the apartments are cheap. We had cherry cabinets but all that was, is mahogany paint and a true cherry cabinet door. This is an awful place to reside, in my opinion.
Staff is rude & never around on weekends, and leave early during the weekdays, maintenance never responds when called. Water is always off due to plumbing issues. Plumbing sucks. Toilet is always backing up. Can’t wait until my lease is up. Give I could rate then a -100 I would

I have lived here since July 26, 2009. Ever since I have moved in there has been problems. The apartment themselves are lovely, but they come at a cost. When I first moved in there was a problem with the refrigerator it broke, and it took them 1 week or more to fix it. So I lost all my food. then the doors didnt have weather stripping on them, so all my air was leaving. Then the dishwasher broke, not to mention bugs. Leaks under my kitchen sink. The Heater broke, and the emg heat didnt work either, that was in Nov. It took them a day or two to fix it, that wasnt too bad. And now the hot water heater is broken. This has been a problem for over 3 weeks. They replaced it and its still broken so when I call and tell them, they say they will call but NEVER do! I mean seriously I have never been irate at all, and very respectful. When I tell you I have to call them everyday to get an update, even when they say they will call you back they DONT! They are nice, but have TERRIBLE communications skills. Parking is really bad, but I dont know a complex that doesnt have the problem.
I give the staff and maintenance crew a 10 for staying on top of any little problem I encountered during my stay at Brookhighland Place apartments. They run a very tight ship there and are on top of any foreseeable issues that might arise. I would rent from them again without a second thought. Highly recommend Brookhighland Place apartments and their staff.
I currently stay here and the people at the office never answer the phone. I have to call 6 times before anyone picks up and everytime they say they are going to call you back they never do. I have been trying to set up my resident login and no one can seem to tell me why its not working. I called the emergency maintenance guy because i got locked out of my apartment and he wouldnt even come out to help. He gave me every excuse so he wouldnt have to. So if you are looking for a good place to stay its not here.
Please bring Kim back! Seems like they hire the most inexperienced unprofessional lazy workers. Don’t be fooled by the pictures this is not luxury living. Maintenance takes there time doing whatever they want to. The girls in the office are complete liars will tell you anything to get you off the phone or out the office. DO NOT RENEW YOUR LEASE, after you do they will almost act like they don’t even know you anymore lol pitiful!
We had have many issues since we moved to those apartments. The management there is horrible. We had and still have Internet/cable problems, bug problems ( I am talking about huge spiders, and roaches) we used 2 big bottles of pest control and they still around. We had a leak in the bathroom and they came fix it, but they left all the mold in our master bathroom. We want to get out as soon as possible and they have giving us a hard time with that also. I will never recommend this place to anyone!

Brook highland place is a pleasuring community to join. The apartment complex on the 2nd floor has a log fire place, vaulted ceiling. Im happy! Most importantly, a few times a month the company does a function for the residence. Today for example- 1/9/2019: ( from actual email) Please come join us for our first resident event of the year Yappy Hour. The event will be on January 9, 2019 at the Parkside Office . The event wll be held from 6-9pm. Please bring your pets (B.Y.O.P). Wine will be provided for residents and treats will be provided for pets. We hope to see you there. Although Brook Highland Place is a nice, quiet, and friendly neighborhood their are many issues that comes along with your lease.First, I would just like just like to mention that I am a college student. So any housing outside of a dorm is defiantly an upgrade for me. Nonetheless, upon move-in, our Villa apartment which is $1300 was not adequately ready. Majority of our walls are two-toned due to whomever just coming to paint over the spots from the previous tenant. Not to mention that the paint in the apartments is a sky blue, so just imagine the discoloration on the walls 🙃We were also told our apartment was ready for move in. However, the day of move-in the carpet company meets us at the door to imform us that they were there to clean our carpet..... but, two days prior my roommates and I were told we couldn’t come tour our apartment because “the carpet was drying.”Furthermore, they day of move in we also found both shower heads to the bathrooms coming out of the walls, leaving a hole visible. One of the tubs where stopped up, drawers off tract, fireplace door broken and off hinge, shelves inside cabinet not properly installed, oh and the outside storage on our balcony was completely trashed with pizza boxes, drinks, roaches, you name it. And btw.... all of that trash is still their after 2 work orders have been put in to get it cleaned in August.In closing, to keep from writing a novel on why NOT to live here, I’ll leave you with some bullet points on topics I wasn’t able to address yet.• Work orders take FOREVERRRR to get done. (I’ve waited about 3 weeks max)• Managment can get very sassy with you! It’s all women if that helps• They will lie to you, but stay on they case!!!! If you have to voice record important convos on your phone, then do that.• Trash company comes and get trash at their leisure, and when they do they knock your trash can down and don’t bother to pick it up.• Be ready for roaches/water bugs, lizards, ducks, frogs, basically the Birmingham zoo.• Parking can be a pain• Both if the leasing consultants are clueless when asked something. Training needs to be required• The list goes on
I’ve lived here for almost 5 years now and I couldn’t be happier with the apartments and management. The staff has bent over backwards to help me with my renewal costs, waiving fees, accommodations, etc. I was about to have to move to a lesser part of town because the market prices for apartments are through the roof right now but Susan, who manages the property, worked every angle she could and pulled every string to help meet me at the price point I needed! Having just gotten married, my wife and I are elated to not have to move right when this lease runs out but instead get to sign on for another year here! They’ve been the best. I hear a lot from friends and others about how it’s “impossible” to find good property owners and operators so I must’ve stolen everyone else’s luck or found a unicorn. It seems like every year they add a new perk/reward, fun events, and sometimes an all out facelift to the entire property because it looks beautiful too!If you’re looking for a long-haul place that treats you right or maybe just a short term lease I would recommend BHP 1000%!
My overall stay at brook highland place was good, not just apartments itself but the location and being conviently located to everything, i like it so much that i was thinking about moving back to the apartments when i moved back to Birmingham, BUT, i broke my lease in October due to job relocation i payed them for breaking my lease and was told that i would still be receiving my deposit they even asked me for my new address so that they would know where to send it to. Here it is now December and i called two weeks ago inquiring about my deposit and they said it was processing and for further info i would need to speak to Vicki the property manager. They said that she was on lunch and that they would have her call me back. I never received a call, i called everyday for two weeks and was told the same thing that she was on lunch. I finally got Vicki to answer the phone and she told me that i wasn’t getting a deposit back, but just the week before that i was told that it was processing. Vicki said that she would look into it and give me a call back. As you guessed i didn’t receive that call back either. Dealing with them has been nothing short of a joke. I will not be moving back, since i moved back to Birmingham. I even overlooked the fact that no matter how clean i kept my apartment, and kept dishes washed and food put up and trash taken out, there were always gnats, i overlooked the fact that they were always working on the water, so water would be shut off from time to time, i even looked over the fact that i swear i was putting in maintenance request every two weeks, but this not calling back and giving me the run around, and Vicki should never be hungry because she is ALWAYS on lunch let them tell it., I’m not taking this lightly at all.LaTrysha Todd former resident of Apt#411 parkside
The neighbors are extremely loud. Reported it to the current manager on several occasions which anything has yet to be done. There are bugs, most apartments are yet to be renovated and very much in need of renovation. Everything is outdated appliances and all. They come in and barely patch up and throw coats on top of paint that after a while you can tell it dont blend. The up keep is not what it use to be as far a land scaping and taking care of the property. They added a track and all when new management took over and the ducks and pets have pooped all over the track and property and they are yet to keep that maintain. You cant even walk the track and enjoy it because poop is everywhere..
It’s really sad how the tell you to email for further help and you still don’t get help. I thought they were supposed to give you 5 star experience more like 0 star experience! You will be disappointed. Staff lies and you have to very careful with everything they do. They will do unethical thing on your account with app rent and you have prove to them they are lieing and they still say you are lieing. Staff will lie and when you bring it to management they lie as well. Let’s not even talk about the apartments. My apartment was supposed to be ready when I move in. Unfortunately I had a hot water heater out. But I thought it was ready to move in. Trash was never removed from trash can.I recently had a mirror fall and I notified management earlier in the week. No one got back with me with me. I had to call. Mirror still sitting outside. Walls look disgusting where mirror fell. I asked will mirror be replaced management said no. I pray that future tenents get better customer service.
I came to this website bc I am looking to rent an apartment but after reading the reviews where the owner has tried to discredit the reviewer by telling them he did not find their name in the system I will not be renting from this place. How unprofessional. Its obvious to anyone with a the slighest bit of intelligence that these people used different names because they didnt want to reveal their real name. I could see the owner thinking what they do if it was just one review but its a lot more then that so its just common sense to know they used fake names or posted under a friends name. I can see by the owners comments to others as well that these are not people I would want to deal with. I drove thru the property last week and I saw several issues that should be taken care of by maintenance. Over flowing dumpsters, trash on the ground that you could tell had been there a while, cigarette butts, half smoked cigerarellos and dog poop everywhere. If you live in this complex please report them to right authorities. I know that there is a pet agreement in their rental contract like every other apartment but obviously no one is taking that seriously and maintenance obviously wont pick it up so they need to be reported. The pictures looked wonderful so I wanted to check it out and I dont know who took those pictures but the pictures and the actual property look like two completely different places. I have kids so the playground was a big plus for me, well it was until I saw it. Trash everywhere, I even saw a condom out of its wrapper laying nearby. Totally unacceptable and disgusting. So just by looking at the grounds and reading how the owner responded to current and former tenants I will continue my search.
I currently live here now management switches every year it looks like its different every year I would not recommend this place to live. The only upside to this place is that it is located inside of a great school system
This place is awful! Don’t move here. Loud music playing all day and night, it’s been a crime scene twice in one year, people in rent office have bad attitudes and don’t do there jobs. Not worth it.
This luxury living apartment complex is far from luxury. The pictures they post on their website...where did those come from? That playground doesnt exist. Instead, we have a filthy playground surrounded by trash and feces. That really nice swing by the lake....that doesnt exist. The beautiful photos they took of the landscaping and pretty lights?? Doesnt exist either. The tennis court lights have been broken for the last year. There are huge cracks all in the tennis court ground, making it hard to maneauver without falling on my butt. There isnt even a net. The 24/7 gym they advertise has been shut down for months. Theyve told me on several different occasions that renovations will be done in a week..months later its finished and we still have no access. They now say they are waiting for keys to be delivered and everyone I ask when, they say oh yeah, next Tuesday! It has now been another month and no keys to the 24/7 gym. The mailbox area is constantly covered in trash and old newspapers. I hate checking my mail for that very reason. The trash guys that handle doorstep trash are constantly dumping trash in the streets and grass areas and stairwells and not picking up after themselves. The dumpster area is a DISGRACE. The mainenance men are awful. Wave at them while they are riding along on their little golf carts and they wont wave back. They dont smile. Dont say hi. And are awful at fixing any problem. They enter your apartment with no warning, although they are supposed to. You get absolutely no privacy. We have had several issues and asked for a maintenance man to come fix the issue only when we are home. So far, they have come every time without us being home and with no notice that they would be coming. Several times they didnt even fix the issue, so we had to call them back. The power is always going out in this area, as well as the water. The office hardly ever answers their phone when you need them. Several times Ive tried walking into the office in the morning after opening hours, and their door was locked??? They run to the door every time like oh, sorry I didnt realize we opened 20 minutes ago. Theres always large gangs of people hanging out in the parking lot late at night and they leave their trash and glass beer bottles all over the place. There is a lady in the building who thew out her kittens bc she couldnt take care of them anymore, and they pitifully sit on her doorstep looking for food and shelter. I occasionally feed them and the office has recently fined me for doing so. Absolutely heartless and ridiculous. The overnight emergency maintenance man never answers and never comes to help if you need it. I dont know why he even exists. My ceiling fan was installed incorrectly, so the fan doesnt work and just wobbles around like its going to fall at any second and circulates absolutely no air. They decided to open up the public pool in the middle of July....what about may and June and first part of July when it was hot and the pool should be accessible to us??? Our cabinets are peeling and smell like someone peed in them. The burners on our stove are all warped and crooked. Our back door looks like it never closes bc it was installed wrong, so we are paying extra money bc the air is constantly running due to hot air coming in through the cracks in the door. My family and I are out of here as soon as our lease is up.
My parents lived here for years. They were friendly and helpful but the pool was never clean.

This is a terrible place to live. Staff steals from your apartment and nothing ever gets fixed!!!! Overpriced and would never advise anyone to move here. After you renew your lease you are nothing to these people but a dollar sign.
