I have lived here for 3 months so far. Love the apartment itself. A little overpriced. Don’t expect nice amenities: the clubhouse is closed whenever you want to shoot pool, the swimming pool is hardly ever open, the lobby and elevator are disgusting and rarely cleaned, the leasing office will have you on hold for 20 minutes about noisy neighbors. Parking is so tight that I have no choice but to pay more for the garage. Overall, great location to live, but your neighbors will ruin it for you.

I have lived here for a little over a year and I absolutely love it here. I fell in love with the complex on day one & it hasnt changed. Wonderful staff at the leasing office as well as wonderful neighbors. I love the clubhouse/gym/pool. The complex even has an Amazon hub for deliveries from Amazon.com. If I was able to give a higher rating, then I would(no question).

Just from my visits from now to 3yrs ago when my friend moved in is degrading. He loved the luxury status but that quickly went away. He was lied to about renting the clubhouse. When the electricity went out he couldnt get in the building. When he did get in he had to use the dark stairwell up to the 4th fl. You hardly see the building cleaned. Windows and carpet and elevator are filthy. The secured front door often broken. Elevator broken for a week, I felt sorry for the disabled tenants. And the worst is the reek of marijuana in the hallway and elevator. It is hideous when you have a job that does random testing. I bet you they dont show applicants that apartment building.

I have lived at Overlook for three months now and am completely happy here. It just seems like everything that can possibly be done to insure the tenants satisfaction has been done. The grounds and hallways are immaculate. The pool, clubhouse, and gym are great -- theres even an indoor dog washing station! I am disabled so I really appreciate the fact that you can have your trashed picked up right outside your apartment door and, for me, the elevator is essential! Best of all are the people. Everyone from office staff to neighbors are very kind and friendly. I look forward to living here for a long time!

I moved in on the 2ed of January and I love it the complex is so spotless and the neighbors are always polite and quiet I just wish the parking lot was bigger in the front of the building we dont have underground parking they could knock down a few more trees and add more parking and get rid of the sideways parking for normal head in parking

I have enjoyed the experience except for a couple of gliches. I know Covid protocol in place for various reasons. Would like to be able to enjoy some amenities in the clubhouse now that we do not have pool availability. Overall the experience i hope will continue to be inform and safe for all.

Wow. I just accepted a job at the hospital and I was online checking out details for this place and the convenience of living close by. But I called earlier and couldn’t get anyone on the phone. Left a message but no returned phone call. However, after reading the reviews and seeing they don’t even give discounts for medical staff even during a pandemic. That says a lot. I did drive by this evening and wow- the reviews seem to be true.. I saw a ton of dog poop and trash. Thanks guys for reviewing this place, it made the decision a lot easier. Next. Signed a potential resident who changed their mind due to all the negative reviews and drive by of the property. I hope you do better in the future before you have no residents at all. I mean even the responses given to residents concerns seem very much like you don’t care.

I lived here for awhile and enjoyed the front office staff however the negatives over time grew. Your assigned apartment can either be a hit or miss with this place so I would view your apartment & building before finalizing your lease!!Pros: Great Staff, amenities and nice floor plans. Apartment would benefit from a gated community to enhance the luxury status. Good price for floor plans and located ideally in Rosedale. Maintenance was prompt and responsive.Cons: The carpets in the buildings ( i.e. 8521, 8523, 8541) need new hallway carpets or changed to hardwood floors. Rugs are stained, Residents commonly smoking in entry ways to the building and leaving cigarette butts near by entrances. The outdoor appearances are good but indoor is less appealing.I moved away awhile ago and reconsidered moving back, but I recently ran into my friend who lives there and discouraged. They said no changes have occurred and a few neighbors already said they aren’t renewing lease.Advice: Please view your building before signing. This place has the potential but an investment and commitment to cleanliness is needed

I love my apartment. I would like to give Overlook 5 stars but I had an maintenance issue that was never resolved. I moved into my apartment to find out that one of the blinds do not fully cover one of my windows. When I called it in, they mentioned that it will take 3 months for them to get new blinds to get it replaced. After 4 months I reached out to them, only to find out that the particular blinds I would need to cover my whole window isnt being produced anymore. So now I have to fix a problem that I was informed would have been fixed after 3 months. I wasnt even offered another solution to cover my full window. I think this issue was handled poorly and did not expect this from an apartment complex as beautiful as the Overlook.

I’ve been a resident for a year and have been very satisfied. The staff in the leasing office knows me by name, is very helpful and are the epitome of customer service. The grounds are well maintained and the neighbors know each other in the building. This is an amazing community. Thanks Overlook staff!^^^I wrote this two years ago and I still feel the same way. There have been a few staffing changes, but that has not changed the warm welcome that I receive when I need maintenance support or assistance from the leasing office.Thank you for your consistency in service!

I moved into these apartments in May and I must say I am very disappointed in the cleanliness Of my apartment building the entranceway carpet is soiled Heavily with dog urine and feces it’s smells awful to the point I get sick to my stomach. The grass area out front has numerous amounts of dog feces that’s not cleaned up by owners nor management. The glass in the entrance way has hand prints all over it with Covid-19 going on I fear for my life living here because it’s very unsanitary. I sent pictures as well as called the rental office numerous times and still nothing has been done my next step will be calling the county because this is ridiculously unacceptable.

I wanted to give a very special thank you to the staff at Overlook Apartments I have lived here for almost 2 years now myself and my husband also our 2 children we absolutely love it here Beautiful apartment wonderful outside area we r happy to call overlook our home we feel so welcomed and important to the staff here at overlook whether it’s walking into the office or calling on the phone after hours you will always get the same response friendly respectful and just caring staff you will always see a smile on their face they greet you by name they take time to get to know you and yr family any concerns that you have they take it serious and they do the best that they can to resolve those issues but we all have to keep in mind that they want to show respect to all tenants so they have to look in to all complaints so if someone’s issue is not being resolved as quickly as they would like understand that anyone can make a complaint they have to make sure that every complaint is valid and I am speaking from my own experience and I’m trying to be understanding so when I see comments about the staff I have to absolutely disagree with that other places that I have lived at if the staff is having a bad day they take that bad day out on their tenants but not here you always get treated with respect when that time comes and we do move I can honestly say the only problem that I would have is comparing every place I live at from now on to how wonderful the staff is here wishing that everyone could look at overlook employees as an example on how to treat your tenants if we had a option to buy we would that’s how much I will miss it here when we move

The worst place I’ve lived in my entire life. This place is a drug/weed factory. The apartments are very small and not spacious at all. The clubhouse is not 24hrs open and closes at 5pm making the community boring. There’s no customer service at the leasing office and they are racist. Before we left the apartment, we cleaned everywhere thoroughly, but they sent us a bill and later sent it to collections. Do not go there.

The units are designed for comfort, different layouts to choose from, equipped with quiet, energy saving appliances. All brand new as is the apartment complex.The amenities are top notch, basically all that you need for enjoyable urban living.I love it! Im not a pet lover but boy..many of those here...

I moved into Franklin Overlook in the summer of 2018. The application and moving in process was very smooth. The staffed helped keep us informed on what to expect as well as cover as much tasks to make the move go easy. While living there we received nothing but great service from the leasing office and enjoyed our time. We recently have transfered over to an upgraded unit. We again were treated with great service to make the transfer efficient for us. All the paper work was done and our transfer went well. Reading some of these reviews surprises me as my roommates and I have had a great experience here. We enjoy living here and all the amenities that come with it. The leasing staff is always informing us on anything that goes on and provides some courtesy calls to check in to make sure we are doing well and have no issues. The maintenance is a great support. If we need to put in an order the maintenance team is on top of it and usually done before I come home on the same day I put in an order. Alex from the leasing office is the best, we thank him for all his service. He is great. He treats everyone very kind and helps in any way he can. He has done a lot to make our stay here pleasant. We love living here and would highly recommend this place.

It is almost one year since i moved to this apartment. it is very fantastic and beautiful place inside and outside of the appartment.all the management staffs are very nice people including the manager. all my friends and family who comes to visit us like so much the place.when you call to the office for maintenance no hesitation to come and to fix things immediately even for small things. I really recommend for everyone to come and live this very quite peaceful place.

This is probably one of the best places that I rented out in last 3-5 years. I recently moved in from IL to MD. I was in desperate need to get a place withing 3 weeks of getting a new job. I searched around this area for apartments and found this place online. This are newly built apartments, so the appliances are new, the club house is gorgeous, the pool is big and has 24 hours fitness center. The property is very well maintained and is very secure. Most of my neighbors are friendly which is a bonjs6when you move to a new place.Alex, lease consultant, made my move as easy and convenient as possible. I made up my mind to live here only after seeing the video posted by Alex and his team member showing 1 bedroom and 2 bedroom units. The video is very detailed and the 2 bedroom unit I got is just as I saw in that video. There are not a lot of photos available to help with make up your mind about this place, but Alex explained this place as thorough as it can be. He made the whole paper work process a breeze. He explained the lease process, answered all my questions, and gave the tour of the surroundings in golf cart. The entire staff members are really friendly and always available to help. Their business area is very helpful for person like me who works from home and do need printer/scanner/fax sometimes. Its only been a week here, so looking forward to some warm weather and getting into the nice pool they have and cook some barbecue at the grills by the pool.

Love the apartment layout and staff is nice. But you can immediately tell they’re poorly built and a complete rush job. Wish I would have noticed prior to signing a lease. Poor plumbing and electricity. The power to buildings 8521 and 8523 go out weekly. The power has went out in my apartment due to “wind” for last 2 months. We submitted a requested for a severe draft, in which you can see the light from the hallway around the perimeter of the door. Makes horrible noise when windy...Maintenence came to look, said he would order weather stripping, never came back. That was over 2 months. Neighbors leaves cups and bottles in front of building and in parking spaces. Dog park smells like feces and no one picks up after their dog. THIS IS NOT LUXURY! My friend lives here and didn’t have hot water for an extensive time... another friend just asked how I liked it, and I politely referred her elsewhere. If you want working plumbing, electricity, clean neighbors, DON’T BOTHER MOVING HERE. So happy to be moving.

Stayed here for over a year, wouldve renewed for another if I wasnt moving to another state. Had the luxury of moving into a brand new complex and being the first residents in the room, so the interior, appliances, countertops etc. looked and worked great. Walls are kind of thin, my roommate seemed to share a wall with our neighbors bedroom and they heard each other a lot. There seemed to be a plumbing issue in our building, after running the bathroom faucet you could hear a drip in the walls. Not a big deal to me since the noise went away quickly but it could turn into a bigger issue down the road. Never had any issues with the residents, except for a few of those who didnt pick up after their dogs. The common area, gym, and pool are super nice and well kept! Nice to have gym access 24hrs. The leasing office staff members were the best. Super friendly and knew me by name. My only other piece of advice is to make sure to read your leasing agreement when moving out to make sure you have everything covered. Had a small hiccup in the end but it all worked out. Ill miss it here for sure and would recommend this place to anyone.

I love this complex. The office staff is great especially Alex and Tasha. They are always open to help, even if the problem has nothing to do with them. They always have my packages when I am unable to get them myself. The staff never discriminated against us. On my day off I can enjoy the clubhouse without any interruptions. Maintenance is fast and efficient! Living here was the best decision I made for my family and I. Anyone one that says anything different is uphappy in their own life.

The good: Youll get new appliances (which include washer and dryer in unit), 24-hr access to fitness center, amazon locker access, decent closet space for a single person or couple, central heat/AC, and professional and courteous leasing staff.The bad: Some wiring issues in the community causes occasional outages.Knocking noises in the wall when water is ran caused by pipes which is annoying.The sound insulation is not that great.

Stucco frame building which means sound insulation between apartments is very poor. Also mis-communication between leasing staff and myself about refund of holding deposit. Also no ceiling fans or lights in rooms and standard size small fridges. Basic model washer dryer. For the price I’m paying I’d expect top of the line models not the basic one.Absolutely zero utilities included! Take your rent and add about $300 for them.For the price you can live elsewhere for about $500.00 less a month and still reap the same benefits.Avoid avoid!

Great community, management, and area. People have parties and get togethers, but there’s almost 500 apartments here. I’ve never seen anything get rowdy or go all night.We moved here from the city (Mt Vernon) and it’s been great! Mostly 20-30 something young professions, young families, etc. Price is on the high side, but the community is well maintained with lots of amenities and very new apartments. Energy star appliances and new construction help keep BGE bills reasonable, and apartments are wired for Xfinity & FiOS.*UPDATE*We’re still here, and still happy. Just did another renewal. I see maintenance every single day of the week going around and working.I think some of the issues others mentioned really depends on the building you’re in. They offer multiple floor plans in 1, 2, & 3 bedrooms between 2 totally different building styles. We live in one of the closed, elevator buildings and I can say we’ve never had a problem with noise, security, or trash. The only bugs I’ve seen are outside and your typical stink bugs, flies, moths, grasshoppers, etc. Never have I seen roaches, mice, rats etc.I will say, I occasionally get a whiff of cannabis in the lobby or elevator, but never in my unit or even the hallway. It’s strange because no one is around when this has happened and in the 3+ years we’ve lived here I’ve never seen anyone doing drugs, dealings, or causing any problems. While we don’t partake, it’s not an issue for us and I could count on one hand the number of times this has happened. It is by no means a common occurrence and it’s never affected our drug screens for work.I’m highly allergic to most fragrances and the strong lingering scent of perfumes bothers me much more than anything else, but it’s a mild annoyance and something I’d deal with in any multi-family dwelling. So if you’re extremely sensitive to any strong smells, whether it be cannabis, perfume, or food, I don’t think apartment/condo living is for you and would recommend finding a single family home or possibly a duplex for rent instead.

Good place (except terrible HVAC noise in the living room which will never not allow you to enjoy phone conversation) when I was there, but trying to charge me for unnecessary expenses after I moved out (imagine sending someone’s name to collection without talking to someone). Please if you’re getting this place make sure you record everything they tell you and when moving out make sure you have walkthrough with someone with video recoding and get the person to sign.

If you have a family with kids stay away from this place. Strong weed odor in hallways, elevators ( this is how a luxury apartment complex should smell like?) Office staff who dont give a damn returning your emails or your concerns. These walls where you can hear someone talking from other side of the building. In the name of valet living, for hours the hallways and elevators smell like dump truck. This place is nothing but a waste of money. Regretting signing lease here BIG TIME.

I wouldnt recommend anyone moving here if you need access to the club suite or busniess center after the rental office is closed. you can only access the theater and common area in the club suite WHILE THE RENTAL OFFICE IS OPEN. when asked why, they said thats the policy for all Dolben properties which is a complete lie because i came from the Southerly who had full access 24 hrs to all common area spaces not just the gym. so if you have a job and work 9-5, or if you go to school across the street and need to finish a late night paper, or even if you want to watch a movie on a friday evening in the theater, you know normal things people who live in luxury apartment complexes do, COUNT THIS PROPERTY OUT!

I went to the Overlook at Franklin and immediately felt like I was in a luxurious apartment complex. However, no actual security presence was on the premises. For luxury apartments, I almost feel like having round-the-clock security should be mandatory.Secondly, the prices do not justify the apartment layouts or amenities. The prices go up and down according to the market, but really do not reflect the prices of the market. A one-bedroom literally looks like and feels like a closet, better yet an efficiency/studio.Thirdly, the initial model I was shown was a beautiful furnished two-bedroom open-spaced concept. It really sets the bar high for all the other insignificant apartment concepts you will request to see later because of the difference in pricing.You are charged a non-negotiable recurring fee for trash pick-up, as if $25 per month is a fair price for discarding trash.If you decide to get an apartment on the 4th floor because thats all they have available, its another $25 fee. This place nickels and dimes the community without really adding to the community.An increase in 14 month lease options are on the rise because an influx of current residents are leaving and breaking leases at an alarming rate. One would think that incoming applicants could benefit from recieving a lower monthly lease-rate for choosing a 14 month term, but they do not. The extended lease term only benefits the owner. No discounts, no reduction in monthly payment.Finally, no military, police, teacher, EMT, nurse, or student discounts. Ironic that Overlook is across the street from a college and hospital and shares the same zip-code as many firefighters, military employees, police and correctional officers, health care professionals, and students.... Again, no-giving back to the community to add to its value.Keep looking.

After reading the reviews and having friends live here I decided not to move here. The issues my friends have are obnoxious knocking noises in the walls that happens far to often. If i stay over I stay in the living room becaue the master has a daily knocking noise that she refuses to complain about because there really isnt anything the rental office can do. I think its just bad plumbing.I also was a guest so I know my complaints dont hold any weight but I also thouhgt it was weird that the community room and theather can not be used after work. Who wants to sit in the theater and watch movies at 3 in the afternoon?

I’ve lived here for a year! Considered staying initially but: cons-Every time there’s high winds the power goes out!-Trash pick up time is not consistent!-Buildings built poorly but pretty. Pipes knock at odd times after water use in kitchen. I can hear everythg in apt above me.-Balconies are built way to close (no privacy)!- If you live towards the front of complex you hear the speed racers speeding down Franklin Square Dr w/music blasting!-Almost each tenant here has a dog or two! Of which, most don’t clean up behind. Horse feces just layed everywhere.-The cost of rent equals partial luxury!Pros:-Secured bldgs-Garage parking is a definite plus!-Clean bldgs-Beautiful clubhouse for tenant rental.-24hr gym access

I moved in on 8/31/18 and BIG BIG BIG MISTAKE. I just wish before I moved in they would have disclosed the bug problem. It’s been three days, nothing but dead bugs (new construction was there excuse) and alive bugs. The dead bugs were in my window sill, spider cobb webs in my bathroom with spiders! I opened my drawer a spider is crawling in it!!!!! I put in a maintenance request let’s see how long that takes! There is a big butterfly looking bug that has been in my hallway stuck to the wall for 3 days now (I’m scared to kill it) Next is the littering. In three days I have witnessed a coke bottle on the grass when I come out my building (which I eventually picked up) now candy wrappers, Oreo cookie pack, Hershey bar pack in the hallway.......This is not luxury, it just looks that way when you pull up and walk through the clubhouse.......Everyday I think about breaking my lease with this place.....because everytime I hope it gets better....there’s something else.....I’m transitioning here from Belcamp what a big difference ! I feel like an extra 100-200 might be worth my peace if I move somewhere else 😩😩😩😩
