I just sold my condo through Appeal property managed by the same people at Rent Appeal. I went with them because they are knowledgeable for both rental & sell/buy. I wasn’t sure what I wanted at the beginning and Jennifer was very helpful going through the options with me. When I decided to list, Laura was my agent. She was very professional and well experienced that I trusted her with the whole process. She was on top of everything and reply promptly to all my messages. I had great experience from beginning to end. I highly recommend them!
Rent Appeal, Cara has been my contact since they took over management for the condo I leased for the last 4 years. Cara and the team have been nothing but professional and catering to me. The website is great for lease payments and any other needs. Cara has always communicated great via email, but mostly text and phone conversations. Ive had a GREAT experience with Rent Appeal!
Rent Appeal has done a great job at managing our property for the past 2 years. Jennifer is very responsive and worked closely with us to ensure we were comfortable with the tenant in our property. They do a great job at documenting any request, payments and maintenance issues. Definitely recommend.
I was a tenant for 3 years with Rent Appeal. In my opinion their processes only improved over time. The website to pay your rent and make maintenance requests was very user friendly. I honestly cannot think of one instance when I did not receive a prompt and courteous response from either Jennifer or Alyson. Jennifer is definitely passionate about her business, which she should be, and Alyson is a great assistant. I actually purchased the home I was renting and Jennifer was a great resource throughout the buying process and actually gave me words of encouragement when the closing took longer than we had anticipated. The sellers were awesome also and I couldnt ask for more when it came to communication. Jennifer has even reached out to me AFTER the closing several momths later to check in and make sure I was aware of filing for my homestead exemption. She could have simply walked away after the deal closed. Even the previous owner has reached out to me; which they certainly were not obligated to do after the closing. Overall, I had a great experience with Rent Appeal and would definetely recommend their services!
I’ve worked with Rent Appeal as a property owner on several occasions. The tenants they’ve placed for me have been great thus far. Cara has been an absolute pleasure to work with. Communication is not the greatest. When issues arose at our rental home took too long. The last issue with possible mold smell coming from our HVAC we were told that we would be paying for the workers to come out and take a look... We rent for a reason because my family move every three years generally due to active duty military. This is the first time I have ever been told that WE WOULD HAVE TO PAY... SMH...for awareness my wife and I keep a very clean house and take care of each rental well. Rent Appeal can do better than this!

Rent Appeal manages few of my rental properties. They have an excellent team (Cara, Jiaojiao), a very good network of contractors and they document all work with pictures, etc. I highly recommend them for property management.
I was off to a bit of a rocky start with them, but overall they pulled through and were great. Some of the support staff need training but Cara is hands down amazing, great to work with and definitely makes up for any deficiencies.
I have used Rent Appeal as my property manager for about 10 years until I sold the property. They made being a remote landlord almost painless.They found excellent tenants, the last staying with the property for 8 years. The tenants took reasonable care of the property and Rent Appeal monitored them well.Maintenance was handled easily and often Rent Appeals contractors were more cost effective than anyone I could find.I highly recommend them and would use them again if I owned a rental in the greater Atlanta area.
Ive owned my rental for 12 years and Rent Appeal managed it for the last 3. I wish I found them sooner. They found and placed a great tenant, managed repairs easily and have been a Godsend. When I decided to sell they had a realtor that made the process as smoothe as possible. I will definitely use them again and I highly recommend.

Ive been a tenant with Rent Appeal for a year and a half and have had pretty good experiences with this company. While issues are going to always arise when renting, I do believe Rent Appeal makes every effort to reasonably and quickly resolve issues fairly. The property is managed with regular maintenance to HVAC systems twice a year which is not always offered with other management companies. Also the payment and maintenance request portal are very user friendly. With so many property management companies to choose from, it is difficult to assess fairly which reviews are legitimate or from angry tenants. From personal experience, Rent Appeals owners are accessible and interested in ensuring tenant concerns are addressed fairly.
My tree service company has done work for this property management company for years and it is amazing! They have a great portfolio of properties that are extremely well maintained. Their tenants seem quality and their property owners seem to really care about the properties. They are always hiring my company to clean up the dead and hazardous trees to help protect the property and tenant. Its unusual in my opinion to see such quality from a management company. This is the company to use!
Update: I spoke to Jennifer and they decided to refund me the admin fee. My only suggestion is to ensure and remind tenants that they will be charged admin fee when they leave. Thanks for resolving my issue.I was amazed that this company charges the tenants to conduct an inspection instead of the Landlord that hired them.
I was in a precarious position when I found Rent Appeal. I was on my second property manger in a two year period and had been through a string of bad tenants. Luckily I found Jennifer and she sent a contractor to confirm the condition of the property. Lets just say the property was in a serious state of neglect (fire damage and an abandoned vehicle) none of which were reported by the existing management company. Jennifers response was direct - rehab your property or we cant manage it. Rent Appeal has high standards for their properties which result in getting better tenants and less headaches for the owner. Nowadays I rarely hear from them and I consider that a good thing.
They will scam you out your application fee beware of rent appeal and companies like it.
This is my first ever google review. I had such an irritating experience I had to express it so others dont fall into the same trap. I was looking at renting a house that was the perfect size, price, and location for me. I contacted them for a week through emails, and direct phone calls/texts to the listing agent. I got no response until a week later when they told me they had a bunch of application in. I asked them why they didnt respond agent said Its been a very busy week. Sorry!Are you kidding me I am looking desperately to find a place to live and you say you have had a busy week.That is an absolute joke, completely disrespectful, and for lack of a better term incompetent. Personally i am in the real estate business and this is the worst practice by an agent i have ever seen in my life. I will never even engage this company ever again. All of these 5 star reviews have got to be fake because this is the worst experience i have ever had with a company, to the point where i took time out of my day to write this.
I have been with Jenn a few years before she started her own. Then she worked with Doug to manage my property. Always great experience to work with her and her company - now matter when she helped renovate my place, informs issue and maintenance in time, finds well qualified tenants. Highly recommended!

My rental property had overtime with a long term tenant degraded. When that tenant had left Jenn and her team went above and beyond to bring the property into good working condition. Assisting with contractors and finding a new qualified tenant. Having a rental property and living in another state was stressful before working with rent appeal. I would highly recommend them to anyone.
Update - Im an owner with a long history with RentAppeal. I continue to have nothing but outstanding things to say about this company. Everyone I work with is wonderful from Laura who handles maintenance issues to Cara, property manager to Jennifer. I have never had any issues ever. They communicate with me quickly and thoroughly and I do the same with them. They make suggestions when I ask for opinions and have a very good list of vendors that are fairly priced and do great work. I recommend them highly and wish I had the same level of service with another rental in a different state. If I could clone RentAppeal I certainly would. Thank you for taking such great care of me and my rental.Jennifer and her team are awesome. I have been working with her for many years - even prior to her opening her own company (Rent Appeal). She is thorough, attentive, consistent and an excellent communicator. She has quickly rented my property with excellent tenants each time it has been vacant. This year was my first foray into property management and even though Ive been a realtor and Im currently in the mortgage industry, it doesnt make the aspect of managing tenants, issues and problems any better. I was excited when I saw several houses owned by the company for rent but was very disappointed when I received no response after multiple phone calls and emails regarding these properties. Unfortunately this lack of communication is an indication that it would be continued if I were to rent with one of their properties. Very disheartening

Update: Jennifer asked me to update. We have resolved the issues. She had a employee who was essentially incompetent and had to be terminated. We paid one more month rent and she relisted the property. Jennifer was kind. As one who is a small business owner I fully understand bad employees can make or break a business. A couple of suggestions for anyone who is seeking special conditions as part of their lease. 1. Keep ALL communication. 2, make sure everything is in writing and in the contract. DO NOT depend on the ISPS to deliver any of your communication.i changed my rating to 3.5 stars. They still need to improve their responsiveness to communications. Thanks Jennifer.These people are some of the most flakiest and dishonest people with whom I have ever dealt. They would not respond to maintenance requests, will not answer the phone, and seldom reapond to emails. We were clear when we noved in that we would not complete the lease since we were new to the area looking for a house to purchase. They were fine with that. We left the property immaculate. We were on time or early with all rent. Before we moved into the property, they said all that was required to break the lease was a 60 day notice and to forfeit the deposit. After we moved in they claimed to have not recueved the deposit. After proving otherwise, they suddenly “found” the check. Upon breaking the lease they tried to claim we had to pay rent until it was rented again. They tried to demand a fee for breaking the lease immediately. They are dishonest people avoid them like the plague.
Hello,I placed an application was upfront concerning my credit. But, I have a good job and no eviction. I was asked if I would be willing to pay first, last and a double deposit. I stated no because I am willing to pay, double deposit and first. Then I was informed if I provide my W2 and I made the same as I do now I would be consider. Plus provide an offer letter for my current position.I met all of the requirements, then I was informed that I was no longer being considered, because of my credit.Mine, you the credit score that I am viewing is my higher then what was pulled by Rent Appeal.Then, I spoke with Liz, and explained the hardship which caused the fall in my credit., but I am working on rebuilding, with posive credit for a car and three credit cards and they are in excellent condition.I received a call asking what type of work I do, I begin to explain that I work in IT within healthcare. Mine you according to Liz, I make over 8 times the rent.. Dont get me wrong I understand, just how important it is to have good credit, and I am actively, working on rebuilding.Moral is I feel that I was misled, provided every request, but still received negative response. I am not upset with rent appeal, I am upset with the process and feeling like it okay, to be misdirected if you do this then we will move forward. In fact I was told, if she makes this amount of money, why cant she pay her bills.Well the reason is my child passed and I went into a depression and was unable to go back to work for awhile, but now that I am back at work I am repairing my credit.As, of today, I still have not recieved an answer concerning the property. I found the service to be, ah, so/so at best. Okay so my credit took a hit during the crisis. Its not good, but also has no evictions or anything like that. We recently needed to lease out our home, and re-locate due to a family illness.Jennifer was very nice and professional, but I was denied based on my numerical fico score. And she was not able to overcome the numerical fico score. Also beware they use a different equation system, that resulted in a lower score than my credit score actually is.My biggest concern is these rental companies collect a very generous fee (per adult) per application fee. Then it seems they are all too eager to deny you. The more denials - and lord only knows, how the money must roll in non-stop. Like a paper money machine.In my case, I offered first month, last month, and a $2,000 deposit, and a $250 pet deposit (non refundable), unlimited references. But also I have a small army of perfect credit individuals willing to Co-Sign for me. And unlimited references. Now lets not forget, my credit is bad, but the stuff is old, and nothing in there was serious.Too risky? - no I really dont think so. I believe its more of a desire to keep collecting those never ending gravy application fees.The math on this one did not add up, Allyson was kind of robotic, and I found her to be of zero assistance. Jennifer was very nice, but at the end of the day, Im out the application fees, and the answer is NO. I hope this review is helpful to anyone who may have been effected by the Great Recession.Moral of the story is that application fee is a much bigger beast than the name suggests! And obviously- the application fee is non refundable. Who would have guessed?We were later approved for another home, by another management company - no problem. SOMEBODY YELP RENTAPPEAL!!!!

I’m looking to rent a home so I decided to look at the reviews and when I see people complain about your company the last thing I would expect is for a company to snap back at people and that’s not professional AT ALL it’s sad to see a company go back and forth with a individual because how that person feels they were treatedAnd you as a company should simply reply with a apology and then how you will try to correct and how the staff and company are bettering themselves everydaySo I will not be using this companyBut I hope everyone has a awesome day
