This is the worst property management company I have ever used. They are nice when you are giving them the security deposit and signing the lease after that they won’t give you the time of day... the maintenance department will not complete repairs and charge the resident, they make sure to charge extra fees monthly and say your rent is late, they won’t return phone calls or answer complaints. Forget about your security deposit you won’t get it back. It’s not worth renting from them. Check out there BBB ratings and court filings first! They don’t strive for better customer service or to help you when they have your money and a signed lease.
Worst rental company. Easiest court case ever. I ended up in court and won 3x my deposit plus attorney fees. The judge determined that they are charging the renters to prep the house for the next renter. I kept the house in great condition. They held my deposit, charged me extra and put a collection against my credit score. It was an easy case once I reached out to an attorney. Highly recommend not renting from them or calling attorney Warren Auld if you did! I spent hours on the phone with Jake Colson and promised endless solutions that never happened. My final inspection (which didn’t happen but the documented and charged me for) was done at midnight on a day that I still lived there. It’s a huge scam that depends on people not taking them to court. The attorney they hired didn’t wasn’t even familiar with their case before the courtroom. They caused me so many more problems while I was renting from them. Call an attorney now and get your money back.
Maintenance disaster after maintenance disaster (water falling through ceiling, leaks in living room, A/C breaking down, fridge not working, etc. We grew weary of having to call constantly and ended up not renewing the lease. We nearly had to beg and plead for them to fix anything. They’d come, but not without constantly calling and emailing over and again (I can show email/call logs)—and then would behave rudely and irritable about doing the jobs they were supposed to do.This last episode was it for me, I’ve tried not to go public with this but I’m tired. We’re finally out of that place and from under horrid customer service, but after emailing them profusely about our move-out doc having incorrect charges for carpet cleaning that we proved we paid for, and confirming updated address…they didn’t respond timely and then sent the check (with an incorrect amount) back to the house we moved out of.I requested them to cancel that check and send a check with the correct amount to where I confirmed it should be sent, and they asked me to go to the house and try to get it. Are we serious?! It’s a federal offense to go in the mailbox of a home that doesn’t belong to you. Plus, that’s not my job. So what did they do? Told me they won’t cancel the check or send me a new one until the incorrect check THEY sent to the wrong place is returned.I’ll be filing suit this week, and can’t believe after everything they’ve put us through I have to go through even more stress of filing a suit.I hope this comes back upon them, all the wrong they do to tenants.
Please beware. I applied for a home with this company in about 2 days after it came on the market. I called to see if they had any pending apps and they advised that they did not and to go ahead and apply. So I saw that I met the requirements and submitted my application fee. I recieve an adverse letter from the third party rental report company saying that I was denied due to not enough income. I look on their report and my income is 0. I go back to my application and see that I didnt make a mistake and my income is clear as day. I spoke to the third party company and they only use the information that the rental agency gives them. I finally got someone at the rental agency after many calls and emails and all she could tell me is file a dispute with the third party company. Th third party company didnt file disputes for income because that is provided by the rental agency and they advised that the rental agency must have made a mistake. After multiple calls with no answers or call backs, I sent an email to Goal explaining what happened and asking if they could correct this.... still 3 weeks later and no response. So they got free money from me and God knows who else. They are unprofessional crooks and should truly be ashamed of their shady business practices. PLEASE DO NOT DO BUSINESS HERE!

TRIED MOVING BUT THE EVICTION FILING HAS STOPPED ME! THEY DON’T DO THEIR JOBS AT ALL I HAVE TWO WORK ORDERS THAT SAY COMPLETED TWO YEARS AGO BUT WERE NEVER COMPLETED. AS WELL AS I’VE BEEN TRYING TO UPDATE THE KEYPAD ON MY HOME AND NOBODY SEEMS TO KNOW HOW TO DO SO! JUST HORRIBLE LIVING EXPERIENCE. NOT TO MENTION THEY KEEP RAISING THE RENT ALMOST $100 BUT HAVEN’T DONE ANYTHING TO THE HOME AND IVE BEEN HERE ALMOAY 4 yrs
They give out false information to have you pay the application fee that is non refundable. I strongly advise not doing any business with them.

I own multiple properties and was looking into finding another property management company to take over my property but before I do that I always have one of my assistants to apply for a home through the agency to if they are really trying to get a tenant in there as fast as possible because that is whats promised when you let an agency take over so about two weeks ago I had her put in an application she meets all the criteria to qualify for the home the whole Atlanta office should be fired they are more concerned with getting the application fee money and not concerned that us as homeowners still have to pay the mortgage on these homes and are losing money everyday that we dont have a tenant in the home I own 16 properties that would have been a great deal to close so to my fellow homeowners please DO NOT USE THIS AGENCY BECAUAE THEY ARE DROPPING THE BALL AND CANT MEET THE TERMS OF THEIR CONTRACTS
Dont get work done in a timely manner. Called May 7th about my dishwasher they sent a guy to get the model and serial number which I had already given them over the phone he hasnt been back its June 24th

Avoid renting from this company at ALL COSTS! I had read the previous horrible reviews but after dealing with them, I’m starting to think the good reviews came from them themselves. Back in Oct 2020 my fridge was leaking continuously. I put in a work order to have it repaired. A technician came to look at it and said he needed to order a part and would come back when it arrives. Never heard another word about it. Followed up with the maintenance department in December and they said they were still waiting for the new work order to be approved. Jan 2021 I got a call out of no where from an appliance company that said a Tony Herbert had ordered a fridge and they needed to know when they could deliver. Notice, I had no idea a new fridge was being ordered. No one from management or maintenance thought to call me with an update. They delivered the fridge end of January. Had me to remove my groceries from old fridge and put in new fridge. The next day we were away from home but the very next day we notice ALL OF OUR FOOD in the freezer and fridge was completely ruined. I called the appliance company to tell them that something wasn’t right, the fridge they deliver wasn’t working and it ruined all of our food. They told me they would come by the next day - never showed. They also lied like they did. They literally gave me the run around for 3 days with no adequate response. Then I get a call out of no where from Tony Herbert, after I emailed the property manager about the lack of professionalism and complained that someone needed to be responsible for ruining nearly $400 worth of groceries. Tony brushed off my complaint about the groceries. I then sent him an email asking if he would advise me of who is responsible for replacing our groceries. I have 3 children to feed and rent here is nearly $2000/mo. Do you know this guy ignored all three emails from me for over 30 days?! Then after I said I wouldn’t be paying rent on time for the month of February they claimed that they had spoken to the “owner” of my property and they would only take $100 off. It took them an month to ignore me and then tell me they will take $100 off and then threatens me that I will accrue late fees if I don’t pay them their rent money on time. I paid rent today but I have hired an attorney and I will it allow them to get away with treating ppl like this! Not to mention I’ve been here for 3 years and I can list about 5 other complaints but THIS ONE TOPPED THEM ALL. IF I COULD GIVE ZERO STARS I WOULD! DONT LEASE FROM THESE PEOPLE! They’re HORRIBLE

I rented a home in on Bent Arrow Stockbridge, GA through this company and the house wasnt even ready to move in. The house needed repair work which we have had a hard time getting done. Its been a month now and am trying to get repairs. No one can contact the owner and he would rent the house as an airbnb before we moved in.Yesterday someone popped up stating they had a reservation for a night at our place. I informed her the house has been rented out and is not an airbnb. She showed me the add and I even contacted the owner who chooses not to respond. I am very unhappy with the way this has been going and it smells like a lawsuit that we would definitely win.
If I could give this company a zero stars instead of one star I totally would. I have been renting from this company for the past three years and have always paid my rent on time or 2 to 3 months in advance. Back in July but close to the end of the month to be exact The bathroom in my hallway flooded at 12:43am. My hallway is completely soaked and I call maintenance after about 30 minutes I tried to turn the water off at the bottom back of the toilet but it would not turn off. I called maintenance to put in a request which is 24/7 and 365 a year. No one showed up to fix the problem to the very next day. No one ever showed up with a wet vac to be able to clean and soak up the water in my hallway floor. I have had several issues with the hallway bathroom. It always seems as if they come to pacify the situation instead of actually fixing the problem and using good quality products for these homes. 2 weeks later my my furnace is beginning to leak which is also in the hallway......the water from it begins to be soak the hallway, again. I called maintenance again and they sent someone out to fix the furnace so they can stop leaking and FINALLY sent someone out to soak up the water and pull up the padding under the carpet. No one has been back out to put the padding back down and fix the carpet.Now they have hit me with a $200 bill for repairs and I have called the office several different times and someone always says they will look into the problem and get back with me but NO ONE HAS! I have still been waiting on the call for the past 2 weeks no call yet! If I have to pay the $200 for a repair that is totally the company’s fault because they allow these companies to come in and put on cheap parts instead of quality products. For now on I will hire my own company to do things and bill Goal Properties (the bad part is I know they are trying to avoid calling me back so that I just pay the $200) I will be contacting the BBB and take my complaints even further because this is unacceptable. I have refrained from writing a review but this seems the only way that I can help others stay away from this company. The unprofessionalism that this company displays is horrible. They need to hire people with some morals, values, customer service skills and who are honest. Do not I repeat do not rent from this company.
Omg, this rental company has terrible reviews!! I see a home I really love on their website but I am terrified to rent from them. They don’t want to fix anything, they’re charging residents for stuff they should be fixing...it’s a rental for gods sake!! Repairs are on the landlord!! They don’t give back security deposits and making bogus charges to keep residents security deposits, house are filthy upon move in. If I’m paying all this money for rent I expect for things to get fixed in a timely manner, communication with professionalism, This is ridiculous, nobody has anything good to say about this rental company and it’s a shame cause they have beautiful houses..

Listen. Im here to share my experience. If I can help just one person then my hard earned LOST MONEY has some use. On Jan 18, 2021 I was searching online for a new home for my family and I, found their website and paid $100 application fee to apply for the Available home. You can imagine my surprise when this home that was marked Available was not. I said ok thats fine, at least I have been approved and they have my application on file, so the next home to become Available will automatically go to me and my family. No thats not how it works. What I have found out is that they are making 50-60% of their money off of application fees alone from the MILLIONS of people in the city just trying to apply for a new place to live. A person could actually be moving into the new home and they will still keep that listing up online for people to keep applying even though the home is taken. It is so not right to do that to people! I contacted them and they keep saying (through email) for me to just choose another home on the website. I choose another home and they say sorry its not available either. The Atlanta location will not speak to you on the phone. They love the fact that COVID happened because when you physically go to this address: 2310 Parklake Dr NE #150 Atlanta, GA 30345, they are in the office but wont let you in to speak with them. They have a sign on the door about COVID and asked if you just send them an email. They will ignore your knocking even though you can hear them sitting and laughing in the office... One more thing that is important to mention. My partner and I have very good jobs and our credit score is above fair/good.So long story short... The company is real, but the scam part comes from them keeping unavailable houses online, so that dummies like you and I can apply, with millions of people in each city that theyre in, they are racking up a lot of money knowing that they wont be putting 99% of people in their homes. That is how they are paying their laughing staff members who will ignore you employed. It is such a shame to do that, a lot of people are in emergency situations where they need a place to stay and dont have several hundreds of dollars to use on application fees alone just to be told a place is unavailable.
Never the move in experience I had wish for but not everything in life start off perfect. However after communination things got fixed day by day. Hope in the future they will do better by checking all issues before the move in date. The home is at a good value and the neighborhood is very nice. The staff are always friendly and nice whenever I called even if they cant help with the issue they always go beyond ad above to help. Great team overall.

My experience living in one of Goal Properties home was good while being a resident. The staff was great and communication good.I didnt have any issues with them not responding to any concerns i had when calling to speak with staff or leaving messages in tenant portal, maintenance concerns were taken care of in timely manner, they were active with my experience.
I have rented from them for a year! They are the worst! Please save yourself and your family months of aggravation by utilizing another company. We have been illegally charged for repairs to the home. The owner is in violation of GA law and this company has gone along with the illegality making itself culpable. My rent was paid and they charged me for the repair deducting it from our payment. This in turn caused numerous late fees! They have been unresponsive and dismissive regarding my concerns.
I’ve made a review from my other page but needed to do another one b/c this company is just unacceptable! I can’t stress enough not to rent from them. My other issue wasn’t handled all tho they acted as if they were concerned. I end up just having to come out of pocket. Not only has the rent went up each lease but it goes up with out any renovations or fixing of anything. Some people ask why am I still living in home and the simple answer is b/c I have no choice. With the previous issue and them filing for eviction all tho my rent was paid it has been a problem renting from anywhere else. So I’m forced to pay this ridiculous rent.

On behave of my mom she has been living in one of their properties for a year but as her POA I deal with the home and I must say! I was shaky about her moving with company because of the reviews!! But they say you have to try it for yourself, by far that have been a amazing company the people at The office is amazing Chris Ms Walker!! They make it easy to renew your lease with them!!! I can’t speak for bad stars but I can speak for these 5!!

They do not tend to the properties. They get the cheapest repair guys who just patch up and say they dont pay enough .
GOAL took over management of my multi-year rental. So far so good. Maintenance requests are handled support quick. No complaints.
This is the worst property management company in Ga. If anything goes where in the house they charge you for it!! They go up a tremendous amount on your rent every year! You will never be able to get in touch with a property manager or anybody. Forget about getting your deposit back because they will come up with this bogus list of things to charge you for, like carpet cleaned, I had the carpet cleaned before I left and have receipt! Like juck removal absolutely nothing was left in the house for them to remove!! Keep looking this is not the property management company you would want to lease from !!

Let me start by saying I have tried at all course to not have to write this review. I have tried working with the Leasing department since moving out February 2020 until just last week, still unable to receive the correct refund of deposit and even to get a call back.I completely understand that the pandemic has caused delay world wide but this is no excuse for handling former residents that paid their rent on time for 2 years straight. The only reason for moving was to get closer to my job and save a 2 hour commute to and from work Monday through Friday.Here is the problem, we gave proper notice of our intent to move out, after giving notice we had the carpets cleaned, did a full thrash out, cleaned the entire home from top to bottom including all appliances. We hand delivered both garage remotes, keys to the home, documentation of the full house carpet clean to Mr. Christopher W in the office days before it was due.We also uploaded 20 or more pictures of the inside and outside of the home, completed our own thrash out and scheduled the pick up with Dekalb County. Even after leaving the home in Dekalb County spotless which in itself is amazing due to the nature of how most homes are left in the area was beyond remarkable. Every place my family and I have lived we have always received our deposit in full back and thanked for the care took on the property.So with a deposit of $1150, imagine our surprise when they sent us a check (which we still have) of $ 30 dollars. They charged us for everything that we completed and turned directly into their staff. We even asked if someone was going to meet us to do the finally walk through they stated it was not required.To be fair to them there were charges that was valid those include charges for the binds, light bulb replacement in bedrooms, dining room and garage for a total of $ 30.00. Also they are charging $200.00 for interior paint which I believe should not be charged to us having been in the home for 2 years and being normal wear and tear. Lastly, to replace a toilet seat for $ 19.98 which we believe should also be included in normal wear and tear after 2 years of payment.However, giving them the items listed above it totals $ 249.98 and a balance of $ 900.02 should rightfully be returned to us. Last week Mr. Christopher agreed that the other items were not supposed to be charged and advised the customer service representative to inform us he would call us back within an hours, as you expect that hours along with days have passed and we still have not heard back from anyone and in a few days it will be June..If they do this to residents that pay rent on time, do a proper clean out and never have late fees or vandalize the property, what is left to be said about the company, employees and future residents?
Goal Properties have been outstanding!!! We are very pleased to rent with them. Any time we have had a maintenance issue it has been resolved quickly and professionally.

My experience has been good living in my house. I have been here going on 3 years. When I have had a maintenance issue its pretty much been taken care of in a timely manner, except on 2 occasions. I know management changed a few times, but I dont deal with the office that often barely none. The rent is a little high for the area but subdivisions tend to have a bunch of fees, which are included in rent. I wish Goal Properties and other companies werent so strick on credit. I know people that would like to be in a house, can afford to pay, but credit got messed up long ago. I have a year and half left on my lease, so here I will be until I relocate somewhere else.
This company will cheat you out of your deposit. We requested to be at the move out walk thru and we were never notified. We know they never did an inspection because we bought a house in the same subdivision. They told us that we could end our lease three days early so new tenants could move in. We waited to hear back from them for our pro rated amount but they didnt get back to us until three days after the bill was due. We were told to ignore the late fees but were charged for the extra three days and a late fee. They started showing the house without giving us 24 hr noticed and we walked into the house unaware that a realtor was showing it. They had a roofing company leave pallets in the yard and we were billed for the disposal. We took pictures of broken toilet seat when we moved in and they never came out to fix it and now we are being charged for it. We sent them all the documents showing this and yet still only sent us a portion of our deposit. DO NOT US THIS COMPANY
They are ok I just dont like that they demand payment on the first of the monthly and late fee is high but other then that there ok.

Goal Properties by far is the worse company I’ve ever rented from. I was initially renting from another property but they sold the home to Goal Properties which I wish they would have told us before we moved in they would be selling. I have to pay my rent on the 19th of each month so before the home was sold I was paying rent in advance but when they sold I end up having to pay rent twice which has been a continuous problem as now rent is late every month. Instead of charging a normal late fee Goal properties charges a $75 LF, $5 each day on top of a $50 notice fee(in which they mail a typed letter that they also email) this is a money hungry company and soon as our lease is up I’m running so fast. I wouldn’t suggest moving here at all. Not to mention we’ve been waiting almost a year for them to come out and fix a microwave issue that is a potential fire hazard (we can’t use it, so we went out and bought one that sits on counter) and was told not to use because it gives off high radiation. This month alone I’ll be spending $305 in fees 🤦🏾♀️🗣DON’T RENT FROM THIS COMPANY‼️
