Weve lived here over a year and weve had no issues. Maintenance gets things done. (Thank you Gary) The manager, Jennifer, is the best, too. Shes very hands on and I feel like that is so rare to find. They make us feel at home.

I moved in during the start of the pandemic and the staff has been so accommodating and wonderful the entire time! Everyone is so personable and quick to learn about you to give the best service possible. Rachel, Jennifer, and Barry are absolutely wonderful. They are so quick and efficient with any kind of maintenance or paperwork issues. The grounds are beautifully kept and the apartment is so nice. I’ve really enjoyed living here and excited to stay for my foreseeable future!

I have lived at The Palisades for going on 7 years. Staff is incredibly warm and responsive to identified needs. Maintenance is super friendly and respond to requests in a timely manner. I feel genuinely safe living in this apartment community. Very close to everything ranging from grocery stores to restaurants with a gas station directly behind the Palisades in South Asheville. Highly recommend.

I was so excited to get an apartment at the Palisades! The apartments are spacious and beautifully designed. Little did I know that I was moving into a community created by the staff. Jennifer has been so understanding during the pandemic, she really is a very compassionate person makes this place feel more like a home. I also give them a 5 star rating on responding to maintenance issues, Barry is so nice and very efficient. If you are looking for a beautiful apartment in a meticulously landscaped neighborhood this should be your home too!

I have been staying here for about 4 months now and I absolutely LOVE it!! I feel completely safe in the area and the staff is super nice and helpful with anything and everything. Would definitely recommend living here if you are looking for a nice, safe place to live!

I’m sure moving to Palisades saved my life. I was living in an old house which caused health issues for me. Since being in Palisades I’m breathing better, feeling better, and the property is always taken care of. No trash, no drama and overall a very neat and well kept property. The grass is ALWAYS cut as scheduled and the pet stations are convenient *They LOVE pets here*. Palisades staff are always respectful and communicate well I love it here. Plus the fact that they’re newer apartments is definitely a spirit easer. I’d highly recommend Palisades Of Asheville for anyone looking to experience the convenience of stores and restaurants surrounding the complex and phenomenal Staff and smiling faces. -S.J.D

We had to do a heat treatment in our apartment for bed bugs. And the people they sent in to do this damaged multiple things including my limited edition black ops ps4. And they refuse to do anything about the damaged items. About 500 to 700 dollars worth of damage.

I stopped in for a tour, and met up with Megan. She was super helpful and very friendly. She answered all of my questions and was really transparent about prices and fees, especially when there was a range of prices involved.The model apartment they have for tour is unfinished, but very clean and spacious. The kitchen is out of this world.I definitely recommend checking out the Palisades if youre thinking of moving to Arden or South Asheville.

My boyfriend and I lived at the Palisades for two years and it was an enjoyable experience. The office staff was quick to respond to any maintenance issues. The maintenance staff kept the property very clean. The only thing that we observed that would be a deterrent to a new resident is the noise coming from Mills Gap Road. Otherwise, the Palisades was an affordable option with close access to 26 and a 15 minute commute to downtown Asheville.

Stopped by while I was in town planning my move come Spring and had the pleasure of meeting with Sandy. She was so welcoming and took the time to answer all my questions. The apartment I toured was beautiful and perfectly priced for Asheville. I also met the rest of the staff who happened to be in the office prior to leaving. Jamie, Chelsea and Barry were just as welcoming of me as Sandy. I will definitely be back come Spring.

I really enjoyed living here! I would of stayed but we just bought our first home. Jamie and the other girls in the office are great! So are the mantninece guys. I really never had any issues but if something were to come up Jamie was on top of it. I highly recommend Palisades.

I am rooming with two others in this location. We moved into a room that had only one other family so for the most part there werent too many repairs that needed to be done, but there are some issues we are still tending to.Definitely praise the friendliness of the workers.Cabinets are pretty small and depending on what size kitchen you have they are awkward to fill things in as well.Try to get a top floor room because prepare to hear every creek and stomp above you. Whether its dogs or children youll be annoyed.Most annoying thing I have had to deal with is the address itself. Many GPS directors advise you to get out of the car to walk to your destination. Sometimes I have had packages rerouted because they couldnt recognize the address, along with trying to switch my mailing address with my banks and they tell me that the address doesnt exist. This complex isnt new enough to still have these issues.If youre into fitness the gym is small and the equipment is cheap. Youll end up hurting yourself from the quality.Overall rent is affordable if youre renting with more than one person. For a first apartment this would be a good starter.

The apartments are very nice, the staff is friendly, and the pool and gym are nice touches.With the positives out of the way, the one thing you may not know about the location of these apartments is that there is a train track that runs directly behind them. Since the track cuts across two different intersections in that area, the trains need to blow their horns, regardless of the time that they come through.Now before we agreed to rent our place, we were told You guys should know, there is a train track right back there, but honestly, it doesnt come through very often. We were glad to have that information up front. Unfortunately, its not true. Sure, there are some days when only one or two come through, and maybe youll even luck out and have a day (and night) with no trains, but on average, youll hear about three a day. And worst case scenario: Weve counted 6 in one night alone.If youre single or married with no kids, this might work for you, but in our circumstance, its been awful. If you have a child under the age of 3 and value your sleep, dont bother with this place. One train horn is more than loud enough to keep our 2 year old son up for a good chunk of the night. Its a nice place, but its located in the dumbest spot imaginable. Not worth the money. Parents beware.

Dont bother expecting trustworthy service here.The staff is dishonest and unprofessional.I applied for a 1 bedroom apt and was given incomplete/inaccurate information in relation to which documents I needed so the company can approve my application and tell us how much the deposit would be.I had already paid $100 for my application fee in good faith, for myself and for my girlfriend, and she had stopped by in person to drop off documents the day after I was told that the pictures that, initially would be enough, sent via email wasnt good enough and, instead, had to be shown in person.No one told my girlfriend that more documents were needed and was told that we would be called by the office by that same day.Palisades Apartments did NOT call me the same day.I called the following day to learn that the apt I was trying to get was given to SOMEONE ELSE.If paying nonrefundable $100 in application fees doesnt say Im serious about the apt I dont know what does.When confronted, Chelsea shifted the blame to another agent claiming the other agent sold the apt, and not her, to someone else and that they had already put down the deposit.I spoke to property manager Jamie Millard and all I got were excuses and no apology anywhere or attempts to make things right.She hid behind what the written policy says, which the staff failed to tell my girlfriend when she went in person to drop off the documents, and even had the audacity to try to upsell me a 2 bedroom apt.Sneaky, dishonest, unprofessional.If this is how Jamie Millard and staff does business here, Im relieved Im not living here.I dont recommend anyone move here and be exposed to such poor business ethics.

This place is absolutely disgusting. The leasing agents are horrible to deal with, theyre unprofessional and rude. They are not even the slightest bit polite, they make it known they do not care about their residents. It is a gross environment, trash everywhere outside, and dog feces. Also, be careful of your animals picking up anything outside because you will find all sorts of stuff (anywhere from feminine products to food items such as a whole chicken breast) ultimately, it is just trash.

***If you have allergies, illness due to mold, or auto-immune disease, DO NOT rent here!**Palisades is an apartment complex and with that you have to expect non-private apartment living. We all get that. The location is great but tricky getting in and out of due to excessive traffic. The apartments look superficially nice with their crown moulding and granite but it stops there.Like a lot of apartments, they put in light colored carpet and then allow pets (and kids for that matter lol) so be prepared to cover the carpet with more carpet or runners. The have lovely granite sitting on top of cheap cabinets and if you get a 3 bedroom you will have zero counter space and less cabinetry than a 2 bedroom.The walls and floors are so thin you can hear the guy upstairs farting in the bathroom. Forget about watching TV or the neighbors dog consistently barking, you’ll never sleep. Kids run around screaming (being kids) so they should have a playground for them. Maybe that would help deter kids from looking in your windows. So get used to having zero privacy or blinds closed 24/7.Some buildings were built in locations that slope completely around the building just begging water to come in (like bldg. 8 and bldg. 9). This makes a nice muddy soup out back so forget about taking your dog out to pee. This also lets water into the foundation creating; yep mold. We are very clean and neat people and cleaned daily. The mold pictured however was found behind furniture and closed blinds and drapes. So be prepared to move everything from closets every week to check for mold. And don’t place your bed in front of a window. It’s no wonder we all were sick.Closed, never opened windows will still get water inside. Water will seep in through the foundation and mold will start growing under the carpet. The carpet comes apart at the seems. Your floors and closets will feel damp. DAMP RID is a must in closets. Speaking of closets, it seems that these apartments with zero storage are built in conjunction with storage facilities. So now you have to pay double to live and store your things. Pretty bad when you can’t even keep your electric roasting pan because you have to pay for a closet or garage to store it in.Staff was nice enough. Maintenance was good. It’s not their fault the builder cut corners. It would take a fortune to replace windows, repair foundations, and replace the carpet with something more practical and durable. It will never happen. So much for “luxury” apartment living. Do not recommend.

Beautiful views and amenities. Staff is friendly and accommodating. The free Wi-fi and beverage bar is a great asset in the resident lounge area. Floor plan is open and spacious. Great value for the money. Love that I can walk to many places around here.

Absolute worst customer service Ive ever experienced. I paid a prorated rent in person then the next day while at work received multiple calls/voicemails and emails stated there had been a mistake and that I was issued a refund instead of actually charged so I had to go back asap to pay the original prorated rent and also be charged for the refund. No apology for the inconvenience was given and no admission for the mistake. I went in the next day to be charged twice and was told that both the charges and the refund would appear on my account all on the same day (that next Monday). When I left the office, both the charges were immediately taken out and the refund didnt post to my account until the following Wednesday. After this massive inconvenience and lack of information, I was never issued an apology even after calling corporate. I was told by Palisades representatives that they didnt know why the refund hadnt been posted and that I would have to wait. This company manages an incredible amount of property and lacks in professionalism and customer service. Extremely disappointed with the attitudes and communication I had to deal with on top of several hundred dollars missing from my account for almost a week because of their mistake. Avoid this company at all costs if youre looking for professionalism and basic respect.

Would give 0 stars. They are shady and tried to get crazy amounts of money when our lease was up. Not to mention rent for a 1 bedroom with a little balcony was around $1000 each month after it was all said and done. Anyways, they refused Novembers payment without Decembers in advance, ended up going to court and settled on $300 for the last month and a half of our stay. We even offered to pay November but I guess they knew they were wrong. Then a month later they had the nerve to send us a bill with crazy and random charges so they wouldnt have to pay our deposit back and then claimed we owe them $544 now, even after we signed a court document stating everything was settled. They are crooks, stay far away. Also notice all of the good reviews are from people who have never stayed here, that should tell you everything right there

As a resident that has lived in these apartments for almost 2 years, I am sad to say that this is not the place that you want to live. They are a very corporate company and are NOT flexible with their hours. My roommate and I both work in the health care field which requires long hours of work and usually pay our rent with money orders. The office is only no longer open on Sundays which makes it difficult to turn our money orders in. Legally you have until the 5th to pay your rent and they do not have a drop box. Although we had our money orders dated for the 5th they still hit us with a late fee even though we had no way to turn it in on time. I even called their cooperate office and they were not accommodating in any way. The paint in the apartment is very thin if you get water on it it peels off, the pool area is very small and the gym equipment is probably the cheapest that you can find. Also my roommates car was broken into and when this was brought to their attention all they could say was thats unfortunate . I would not recommend anyone to live in these luxury apartments because you are definitely not getting a luxury experience .

I dont want to evaluate. I would like to inform : I live on the first floor, and insolent neighbors live on the second floor . They poured water from the balcony on our balcony. Their dog pissing on the balcony and everything flows on our balcony. Neighbors throw dog hair from the balcony and it flies to us on the balcony. Railing can not be touched by hands because they are hairy. It is possible to forget everything and close your eyes. But the fact that their dog howling at night and day, its the end of my patience.Today, I, again I didnt get enough sleep. My child can not sleep. Difficulty concentrating. I went to the office several times. I tell all the details. But they didnt help. For 6 months, as I listen to the dogs howling.

Think twice before choosing this complex. The staff was not good to deal with when I moved across country. Tried to charge me a late fee because my final payment couldnt be processed online. Customer service was very disappointing for a tenant of two years.
