Good management and good place to stay. I referred two friends to here and they also satisfied with the apartment. Manager Sandra is friendly and helpful.Maintenance request is fast, delivery is accurate, and staff is friendly. Good place to live if you work in Arlington area.
We loved living at Elmsgate! The staff made us feel like family, the property was well-maintained, and the apartments are some of the best in the area! We really liked that our apartment was recently renovated so it had more modern features than most other complexes!

Lived here for two years. The apartments are overpriced for the quality and space of the units. They also rarely answer the phone.One of the worst parts is that the people living there were loud at night & hung out at the stairs that people use to get to their homes. I witnessed a complete change in the quality of residents throughout my stay.Honestly I wouldn’t recommend Elmsgate if you’re looking for quality, attentiveness, quiet time, a nice community of people, and an actual gym space.

Ive been here 7 months, and everything has been great! The apartments are beautiful and the floor plans are spacious (including the patios). When I moved in, the apartment was SPOTLESS, and whenever Ive had a maintenance request, theyve responded very quickly. When I had some black particles coming through my shower, the maintenance guy even cleaned the tub for me to remove the staining. I feel safe here and the majority of my neighbors are great. These apartments are quiet and peaceful. Any complaints, I feel, are handled quickly and diplomatically by the leasing office. I would recommend The Cliffs to any friends or family of mine.

Beautifully maintained in every way but most important is how helpful and thorough the staff is.
It’s not a bad place to live, I actually love my place. I just had a few problems that needed fix, they gotten fixed pretty quick but one thing got fixed the next thing messed up but it was all handled. That’s my only concern that the problems will persist.
I absolutely enjoy living here. It’s very quiet, very nice apartment complex; not a rowdy neighborhood at all. My property manager I was assigned, Aspen Hill is an amazing person to work with! Very nice, understanding, helpful, and caring. I would recommend these apartments to anyone. Great place to live! They work with you and maintenance comes on time and fast.
This place is terrible they don’t do anything about my issues My downstairs neighbor grills on their patio and blasts music at late hours of the night I’ve contacted the office multiple times they say “they will contact them” nothing ever happens I feel like they can care less and on top of that they are putting a non smoking policy in affect you can’t even smoke a cigarette on your patio I’m moving. Do yourself a favor save your money and go elsewhere

I’ve called this place home for 5 months and have had nothing but problems since moving in. Neighbors call the cops on you even when your not home. You get harassed when you are home. No parking for two car family. Since the snow storm happened my husband and I are still without water and have to drive to the front to go the gym which is under construction just to use the restroom. It’s embarrassing and irritating that everyone has water except our building. It’s been almost 2 weeks and we can’t live freely. The staff doesn’t answer the phone or give referrals comp like it says. They are never here and want to post complaints on your door. This is the second time in my life to rent and it’s just as horrible as the first. Apartment living is for the birds. They jack up your water bill. There’s no way two people are using 90 dollars worth of water a month. They tell you your rent is 983 then when you get your statement water and sewage is listed 20 times to equal out almost 1200-1300 dollars. They rip you off then tell you they can and you can’t do anything about it. Horrible horrible place and since this storm our rent will probably be higher and we will not be accommodated for the loss of water for two weeks. IF YOU DONT HAVE TO DONT COME HERE!!!!!!!
Ive been a Resident in this wonderful Apartment Complex for a few years, now. I was so thankful when it went under new Management. Aspen, Willie, Gricselda (Im so sorry if I misspelled her name), the hardworking Maintenance Staff, and the diligent Landscapers all make it a beautiful living Community to be a part of!! Willie is always a pleasure to speak with. He is always professional. He has been such a Gentleman for helping me carry heavy packages to my vehicle on different occasions, Hes also super patient. Aspen has been a dream come true since the change of Management of the Complex responsibly took over. Shes always kind, patient, understanding, and goes above and beyond all of my expectations! I absolutely love my Neighbors, and other fellow Residents who are always kind and exchange 👋👋!I have no complaints, whatsoever.I truly thank the entire Staff and Management Team of Elmsgate at Cliffside for everything that they work hard for, and thats the safety and satisfaction of their Residents.

Absolutely horrible place to deal with. I was denied for an apartment. They then told me it would take 4-6 weeks to get my refund for my fee back. When I asked about it I had to ask multiple times to get a response. When I did they told me they mailed a check and then backtracked and said they didnt yet. Then they cancelled it after i asked them not too. Now they are telling 2-3 weeks more to get my money back. It shouldnt take 6-9 weeks to give someone a refund!!!Update: After I was very frustrated with my situation I have to say that one of the property Managers Aspen went above and beyond to not only help me but expedite my money getting back to me! Instead of 3 weeks I will have it in 3-4 days. I really appreciated her hard work and diligence in trying to help me. She made a bad situation much better! Seems like their are good people running the complex!
Lived here for nearly two years nowPros:-Maintnence is really good, solves things within the same day mostly-Price is good for the area when you first move in-Square footage/porch sizes for units in apartments is good compared to the area-Apartment was very clean when I arrivedCons:-The walls are thin, when my neighbor uses water, I hear it, its extremely loud and really takes some getting used to, I shut the door to the bathroom each night just to try to make it a bit less loud-Had 4 packages stolen during covid when package room was closed-Rent goes up every time you renew-You have to pay for valet trash, whether you want the service or not-They mention that some of the ultities are allocated, despite that I seem to still have to pay for pretty much all of it in the extra charges-If you intend to vacate before your lease ends, you must pay 2 full months + give a 60 day notice to vacate and pay that aswell, so you basically pay 4 full months rent to cancel early, ouch.Note: I Edited this review after the manager refunded a late fee that happened due to the autopay system messing up

This facility is perfectly placed in Arlington. Close access to both 360 and I30 and is very close the the Arlington Entertainment District. The grounds and apartments are well kept and recently updated. The gym is amazing. The pool areas are very nice. The staff is responsive and professional. I highly recommend this complex if you are looking for an apartment in North Arlington.
This is the most professional and pleasant experience I’ve had in a while, the service and attentiveness was spot on. All my questions got answers, and the young man Willie was such a hardworking, determined and also delightful person. Definitely would recommend this to my friends and family who are also searching for apartments!

Elmsgate is exceptional in every way. The grounds and the apartment units are lovely and conveniently located. Aspen Hill and her management team provide excellent maintenance services and outstanding resident relations. I have lived here 6 years, under three different management companies, and BH is by far the most resident-friendly. Great pet friendly place to live!

Moved here not to long ago and my experience at first was ok... the staff in the office are great they were very attentive to my needs plus they were very informative about what kind of apartment I was looking for even one of the leasing agents was helpful enough to guide me through the virtual touring.... the maintenance have been quick to respond with some of my issues and very courteous when entering my apartment. If I would recommend any property it would be elmsgate at Cliffside.👍👍

I can’t with these ppl anymore... my lease is up on the 9th of April an they want to charge me 1990 due to not giving a proper 60 notice !!! COVID has affected the whole entire world I’m holding on by a strand and trying to move back home with my family due to losing my job after COVID !!! U guys need a proper notice but I wonder if there EMPLOYEE throwing a package at me was “proper” ?when I first moved here this place was managed an owned by Arium management an was well maintained an the staff was friendly an professional ! Bh management has definitely dropped the ball an I feel sorry for anyone who moves in here Uber there management!
Nothing can be 100% perfect in an apartment that youve just moved into. At least not right off the bat, but our leasing agent, Willy made it just that for us. Willy was extremely responsive and professional to helping us with our transition into our new apartment, making everything quick and easy. Staff can make or break your experience, and I can say I highly recommend these apartments.

I have lived here for sometime and the staff have been professional at every level even the maintenance team have been on top of the landscape and my work orders I guess some residents when it comes to paying their rent have to be toxic. This place and staff have been amazing at their jobs. Management has been getting better since they changed i would recommend this property to anybody prices are right and the area here in arligton is beautiful.

The property is located in a very convenient spot, the leasing office is very professional and helpful. I have never had a bad experience dealing with anyone who works in the office. Overall very pleasant.
NOT PROFESSIONAL! Had scheduled an appointment and was advised to be there at 4:30 for a self guided tour. The office door was closed and nobody came to open the door every though we made eye contact. They had several others outside taking time out of their day to come see the leasing agents because they were not answering the phones. Finally after 30 min a girl answers and let’s me know touring hours are closed. At this point I was annoyed why would Willy schedule me at a time that they were not allowing anymore tours. After being on hold for a while they sent me a txt message with the gate code and which apartment to go check however no directions.DO NOT LIVE HERE! Definitely not updatedIt looks like they hired a child to paint the cabinets. The hallways are dirty with trash bags everywhere.
As a vendor, the staff at this property are great to work with. They are prompt and courteous and willing to help with anything we need while we are on property. We look forward to continuing to work with them.

We really like living here! Its pretty quiet, since we live towards the back of the property. The valet trash is nice and the office staff have always been very kind to us. The wooded area right against our unit is beautiful and gives us a little touch of nature, despite living in a large, busy city. They go out of their way to remember our names and unit number, despite it being a pretty large complex. Rent is reasonable considering the amenities. The only reason we gave it four stars is because the fitness center was closed from April 5th - September 28th. That was a little disappointing, since the fitness center was one of the reasons we chose this complex over other ones. The gate is also broken frequently, but it is usually fixed within a few days. Weve met a few of our neighbors and they are very kind. Maintenance responds quickly. Even when we had a leak in the middle of the night, we had someone at our door within 10 minutes. Overall, a lovely complex with very kind staff.

I guess I feel safe in this complex and no one has stolen my Amazon packages so yay. But this place is very outdated at least in my apartment! No locks on the doors and the walls are cracking and the faux wood covering is peeling off, stained counters and toilet seats ect.. When I moved in it was dirty! Hand prints and stains on the walls and very dirty inside the drawers and tubs. When I brought it to the offices attention they sent someone to clean it but they reached in my bags used my cleaning supplies! Now, there is a whole construction zone on my balcony! The office communication said they would not be touching personal items...not only have they touched and rearranged my things they have gotten cement all over my outside furniture and this morning the worker took a load off and sat in my chair like he was invited!Very unprofessional! But its apartments!
Their reason for not communicating with their tenants is due to COVID19. I completely understand the concern, however, what are yall doing in the office where we cant come inside, curtains closed, the amenities are only for people who dont work during the day (10-4, really??) and you barely answer the phone. I called 23 times before someone answered the phone, with an attitude. Sorry you have to do your jobs! It seems to be they dont want people to stay, just want new leases, as they pay more. BIG BUSINESS!! Money is all the world thinks about these days.

I called to get leasing information on the apartments but I was redirected to a call center that read to me the information that is public on the website. Most complexes have onsite teams that give a vibe that they have physically been to the complex they are trying to sell you on, if not work on site. Im not interested in going through a call center, that doesnt even have details on available apartments. At this point Im passing on this one.
I recently moved to Elmsgate at Cliffside, so far my experience has been a pleasant one. My apartment is nice and spacious and the enviroment seems to be peaceful and quiet.
The ladies working in the amenities were very helpful and the place looked very clean. I strongly recommend for anyone looking for a new place to stay.

Ive been with this property probably over eight years and signed a 15 month lease during the last renewal. Usually you have an option for a free carpet cleaning when you renew your lease. I called the apartment complex to see if they would be willing to do it at a year rather than me having to do the 15 months and they said no (unless I pay for it) they only do it at lease renewal. So now Im being penalized for having a 15 month lease instead of a 12 month lease.. who wants to go over a year without having their carpet cleaned? Its always funny to me how properties never reward their good tenants but they will offer new tenants all kinds of deals.
Apartment complex is amazing, staff is wonderful. Willie is awesome helped us out through every step of the way and making sure we were comfortable. He needs a raise. Complex is very neat luxurious for a very good price. Definitely will recommend to friends and family. Experience here has been 10/10 would give 6 stars

Ive only been here a few days but the office staff has been with me every step of my process, from finding me the best deal to making sure I was able to move in. They are both friendly and responsive. Not only that, they listened to my interests and concerns and really seemed to care. I ended up having to go out of state a few days before my move in date and they made sure I still had a place to come home to with a price that reflected my actual move in date. Upon moving in, I found my apartment to be cute and clean. I definitely recommend The Arium to anyone looking for a nice yet affordable apartment to call home.
Grass on front (main) corner is about a foot tall. Which will tell you about the property’s overall landscaping condition. The ONE dumpster/compactor has been filled with trash for a week or two now and the trash is overflowing into the parking lot, which can be easily seen from the main road. Bugs everywhere, no response or communication whatsoever from management.

If you like roomy apartments, some with 3 stories and fireplaces. 2 swimming pools and private balconies and patios!- Beautiful huge trees, lovely landscaping! Friendly office staff and maintenance crew is great and ready to help meet your needs. Come on over and check us out I love it here!
I have complained about the neighbors above me for over a month. There hasnt anything been solved. Ive called the police and unless its after 11:00pm theres nothing they can do. I cant sleep or work because of the noise. I cant take it anymore. I have reached out to the leasing office and no help all. What else could I do? This in month four and nothing has happen with the neighbors and the jumping, stomping, dogs barking. I have reached out to the local office and corporate office and nothing has been done. I have several police report from Arlington Police Dept. Per the APD they were instructed not to come any more just call.
The apartments are nice good area the office staff is friendly.. well at least I THOUGHT they were. I received my bill or whatever at end of my stay. And I was told I would NOT be getting my deposit of 250 back. Even though at the beginning of my stay I was told I would receive it back. They charged my 93.93 for a carpet cleaning. My carpet was in GOOD condition I barely had furniture in my apartment anyway. They also charged me an extra day of rent when I wasn’t even in the apartment.. by the way ANY apartment you live in the carpet has to be cleaned so why was I charged 93.93!?? That’s OUTRAGEOUS. The fact that you guys think that’s acceptable is beyond me. I’ve already contacted your headquarters and if my money is not refunded I’ll be seeing you guys in court! They also put me in the very back of the apartment complex with the other black people. I’d hate to say that I’m being discriminated against. The woman in the corporate office Susan really didn’t even care, that alone tells me you guys don’t care about your tenants... just money hungry! I won’t be letting this go. I ALWAYS paid my rent on time.. I WON’T BE LETTING THIS GO! See y’all in court.

I have had the worst experience leasing and moving here. I just moved in June and I am regretting signing 13 months. Please read the full review! When I applied on March 19, the complex was owned by Carroll.I visited Arium Cliffside and was assisted by Willie. I was happy with my decision because I explained to Willie my specific leasing situation, he assured me everything was ok. I applied when the complex was managed by Carroll on March 19 and was approved and everything was fine, my move in date was set for May 31. I wanted to pay my deposit ASAP so I started calling and emailing the leasing office multiple times about that as well as some questions I had and nobody replied. Apparently between March 19 and April 21, the community was bought out by a new company bought and went from Carroll to BH Management. When I finally got a hold of Willie on April 21, he told me the complex was bought out and he didnt have access to apartment details and he would call me back when he could. The next day, April 22 at 4:12pm, he emailed me saying I had to reapply. I tried calling but of course they dont answer. I called the next day April 23. I get an email saying I had been declined. Of course I call and email and they didn’t respond. Finally, I speak the complex manager, Lisa who assured me I have my apartment.I was told the particular unit was upgraded with stainless steel appliances, grey cabinets, lite colored counters, updated nickel lights and figures, washer and dryer included. I came and toured the model unit as my unit was occupied still and was told my unit was a twin to their model but it’d have carpet since I was on the top floor. The leasing agent even wrote on the floor plan paper all the amenities and upgrades the unit would have. I apply March 19, get approved and sign my lease and that’s that, I mentioned the application process above. I tried calling the complex over and over, sent numerous emails and texts trying to confirm the amenities and asking other questions too but nobody replied. I speak with Lisa and am assured everything is fine. So I get my keys on May 30 and this apartment is not upgraded in the least bit. Rusted light figures, mitchmatch paint, old brass door handles and every door sticks, old dark brown outdated cabinets and counters, black damaged appliances, so of which don’t work and no washer/dryer.The leasing agent pretty much says the unit was never upgraded so she is not sure why I said this or who told me that all she could do was transfer to an upgraded unit that was $300 more monthly. I email the complex manager who says the same thing, despite the all the documentation that I have that show the unit was supposed to be upgraded. I speak with the assistant complex manager a few days later who tells me that when I leased the system reflected the unit was upgraded but it either entered wrong or not done. So nobody knew the unit was supposed to be upgraded.I only leased the apartment because I thought it was upgraded. They clearly lied to me or misrepresented information to me. They won’t do anything to rectify the situation when the error was theirs. They won’t even change out the old rusty brass door handles to make the unit anything like what I leased.
Nothing but trashy people moving in these last few years...making these apartments unpleasant. Loud neighbors, constant fighting, etc. Should be renamed Elmsgate in tha Hood
