I had a shower head water flow issue and got the needed help within 2 hours after I submitted my service request. Elmer was here helping me, and he was very fast in identifying the issue as well as fixing it. Very professional and productive. I enjoy my experience
I just moved in a couple weeks ago and the staff is AMAZING!! Sandy in particular has been incredibly responsive to my concerns and genuinely cares for each resident on a personal level. I had a couple of maintenance requests when I first moved in and it took a couple of days but Elmer came and addressed all of them! He was great and so considerate and friendly. Highly recommend Avalon Clarendon if you’re looking to move to this area!!
I have lived here for almost three years and have always had a great experience with the staff. We had an issue with our washing machine the other day and maintenance were quick to identify the issue and fix it. Thanks to Falco and Tay for being so speedy and helpful, really appreciated it!

Our first few months at Avalon Clarendon have been great. The building and unit are well maintained. Any issues have been addressed very quickly by Elmer and the rest of the maintenance team. They do a great job and provide top notch service!
Big shout out to the maintenance team! Always there when we need them the most. When things cant get fixed right away, they make sure you are comfortable until repairs are completed.The community is always very clean. Ive never have had an issue finding a package. Shout out to Sandy for taking time out of her day to reach out to me when I may have missed a notice.The Office does a great job of sending community updates to keep us in the loop when work is being done onsite. The communication is much appreciated.
I love living in this community. The location is wonderful, units are a good size and the maintenance staff are friendly and helpful. Elmer in particular, is very courteous and goes the extra length to keep you informed and to ensure timely completion of work.
My friend’s tire popped, so we pulled into the community today to put on a spare tire. I was struggling with it until a maintenance worker named Guy pulled up! He took the time out of his day to completely change the tire for us. He used his own jack and got us on our way in no time. This is definitely the kind of place that I would want to live thanks to people like Guy!
Elmer came in and handled an air condition request efficiently and successfully. Management has always been very helpful and quick to handle maintenance requests!

I enjoyed my time at Avalon Clarendon for the most part. Staff was by far the best part (Sandy, Iris, Maya, Valerie and Falco). One huge negative was constant fire alarm testing, like Im talking weeks and it wasnt every few hours. It was around every minute or so between 9am- 3pm that it would go off, making working at home miserable. It also forced me to take my dogs to daycare. After the weeks of testing was complete, the fire alarm went off accidentally multiple times (9:30pm, 5am) forcing everyone to evacuate with their pets. There was no explanation or apology issued by management.I terminated my lease three months early due to unforeseen reasons with the pandemic, and was forced to pay a $5000 early termination fee which I understood. BUT, then I was hit with a bill over $1000 after I moved out, because of concessions from corporate . There was a line on the early termination fee that you may be charged for concessions but what a concession was and the amount was never disclosed to me. They were able to quote me down to the penny on the 5k amount, but never disclosed the other fee until a month AFTER I moved out.I think this is absolutely ludicrous that they have the audacity to try to collect that from me after I already paid over 5k in a pandemic! I also had to spend money to house my two dogs elsewhere during the constant fire alarm testing which was not taken into account. I have lived at multiple Avalon properties and have always been a good renter (no issues, paid rent on time, and always received my deposit back). This was disheartening and for that reason, I would not recommend Avalon due to the decline and sneakiness from their corporate office. The property itself was pretty good for the most part, but they have no control over corporate and their actions.

Our family stayed at this property for 2 years and we loved everything about it —1. The location is great! It is very close to the metro and to many shops and restaurants.It is also very close to a Barnes & Noble and across the street from a toy store (both of which hosted many kids events pre-pandemic) and within a short walk from many good playgrounds.2. Responsive and kind management. At the height of the pandemic, our kids were having such a rough time and I posted about it on the building Facebook page. The management were so kind, they left a small gift basket for the kids and it really made our day knowing that our community cares about us.3. Excellent maintenance. They have always responded to all our maintenance requirements with great speed and efficiency.3. Very good amenities4. Lots of family friendly events pre-pandemic. Pre-2020, there were weekly events for kids during the summer in The Crossing area right by the building.5. Beautiful apartment. Our unit itself is excellent as the fittings and finish are really good. Soundproofing is also great in our unit and no one has complained of the noise our kids make 😅We are so sad to be moving and hope our new home will match up to this!
**3.5 stars BUT giving 4 stars because of the staff**I enjoyed living in Avalon Clarendon for 1.5 years.Overall:1. Love the 24 hours concierge, I really liked Rob, Tiffany, Alicia, and Aubrey (I havent seen most of them for a while so they probably moved on). Most of the concierge staff are super nice.2. They renovated the building recently (lobby of each building)3. Leasing staff Valerie is super awesome.4. Parking is not through Avalon, its through colonial parking. $100 for one car, $125 for second car. Its SO annoying because anyone can park there since its also retail parking. Depending on the time, you may or may not have to park on higher / far spots.5. They didnt have many resident events...6. Super DOG friendly, we have a HUSKY and they dont discriminate against Huskies #Huskieslivesmatter7. You pay for water, electric, cable, parking through your own account. You pay for rent, trash, sewage, and gas through Avalon. Some 3 bedrooms have gas, but if you dont have gas, you still have to pay for gas because its for heating the water?East Building Face court yard: 1 bed room w/ terrace1. During Spring/ Summer - they have a person singing / playing music for little kids. Its sweet and cute unless you are trying to work/sleep in on Fridays. No fault of Avalon, but just annoyance that they cant control.2. The building wasnt smoke free when we moved in so people above us would SMOKE and drop their cigarettes butt onto our terrace. We couldnt leave our windows open because smoke would come into our apt. However, they changed the policy, so NO SMOKING. Thank god.3. When the raining happened for about a month straight, our living room/bedroom flooded due to the amount of rain. It took avalon TWO weeks to fix everything. We requested to move because we were suspecting of mold. They told us no mold, but did not do any test, just said no mold...right... ALWAYS trust your gut. They allowed us to move to the West building, but had to restart our lease. So we were in the East building from Jan - June, and West building from June - June. When we moved out, our carpet was molding, but didnt realize it since there was heavy furniture in the bedroom. At least they were accommodating.4. They were doing renovations to the balcony (cleaning/painting) and we couldnt use our terrace for like THREE MONTHS. It was so annoying since we were paying for it and they didnt compensate us for it, but it was raining so...meh.5. There is really no noise, the building is older so the sound doesnt travel, which was AWESOME.6. When we moved into the east building, the apartment was freshly renovated, LOVED it.7. Packages are picked up in the west building, so a little annoying if you have bunch of packages.8. Parking is the same parking as whole foods, so it can get busy during the day time. But always could find parking.West Building: 1 bed room 1 Den w/ Terrace1. We moved into the west building due to the flooding of our east apartment. This apartment was NOT renovated.2. The terrace was facing a wall, so you looked a wall, which was whatever.3. The Barre (?) workout was so annoying, you could hear their booming music at 6am in the morning, Avalon did tell them multiple time to turn it down, which we havent heard anything crazy since then.4. Our apt was designed so stupid. We had a long hallway to the bathroom from our bedroom of dead space. There were corners in the den = dead space.5. It wasnt renovated, the garbage disposable was SO far away that I had to use a spoon to turn it on.6. The door to access the terrace was in the bedroom. WHO DOES THAT? It was the dumbest thing about this apartment.7. The washer/dryer are in the bathroom, which I loved because you didnt hear it with all the doors closed.8. Liked how the doors locked by itself, but sometimes it means you lock yourself out. Oops. But the concierge will unlock it for you free of charge.
Update: Falco has helped multiple times always coming to my apartment and fixing whatever needs to be taken care of in a polite and informative manner. He’s always willing to help and go the extra mile and ensure us to let him know whenever an issue comes up. Today (3/22) he and Elmer helped fix our kitchen sink quickly and explained the issue so that I can be sure it doesn’t happen again. They are amazing and deserve so much credit. Apt. 809 appreciates you!Falco and his partner are amazing. I wish I caught his name to give him the credit he deserves as well. Any time I put a request in, they’ve came same day to fix the issue in my apartment. Not only did they fix it, they explained it to me and were so friendly. These guys are awesome!
My AC was not working, so I put in a maintenance request. Elmer was here within a few hours and fixed the AC unit within 15 minutes. Elmer has great customer service!
The maintenance team is great, especially Emilio! Every time we have asked for anything to be fixed, the job is always done promptly, courteously, and well. This makes all the difference in an apartment experience. A very well-run place overall. Highly recommended.

Very rude property. I called multiple times to set up a tour and could not get through to anyway so I went up there and was told I had to schedule a tour in advance and could not get one without scheduling even though everyone was just sitting around and doing nothing. Very horrible experience for a potential resident.
My wife and I just moved out, after living here for two years, because we bought a house. Overall the location is amazing and we really enjoyed living here. The team provides great customer service and helps tenants every step of the way. Christian went above and beyond to help us move out and the process was very pain free.
Pros: Staff, appliances, tons of spaceCons: AC unit, noiseI lived in a 2 bed, 2 bath in the east building (i.e., the one with the Apple store and Soul Cycle) for one year. I’m not sure when it was renovated, but it definitely had modern appliances and finishes. I never had a bad experience with the staff; they were very helpful when I had issues, whether those issues were common or not. The appliances were solid, and we had tons of space everywhere. The only thing missing was a cupboard.I didn’t find parking to be too bad of an issue, and my building was where most Whole Foods shoppers would park. However, if I drove on the weekend, then I would have to park a bit farther than usual when I returned; this wasn’t too extreme and never stopped me from leaving. Non-residents pay $12 a day for parking which is a bit steep. I ran into this when trying to have people over for the weekend.The AC unit drove me crazy. The unit did a great job of cooling and heating our apartment, but if the fan came on while you were watching TV, then you would need to double the volume in order to hear what you were watching. On top of that, if you were under a vent, then it was extremely uncomfortable due to how hard the air would blow. We tried closing different vents and contacting maintenance, but neither helped.We were in an apartment closest to an elevator which allowed us to hear it as it moved. It wasn’t too loud and was something I was able to get used to. We were able to hear neighbors through the walls (I heard coughing) and ceiling; we could also hear activities happening outside in the loop. Additionally, we were able to hear when cars drove over a metal grate in the road which sits in front of Origins. People were frequently driving through the loop, so this was a bit annoying.There isn’t easy access to stairs, so I was basically forced to take the elevator. However, finding and taking the stairs down in an emergency was not an issue. I used the newly renovated gym (I think it was renovated in July 2019) at least once a week. I didn’t mind the walk across the loop, but would have been nice being in the same building as the gym.
Lived here for a 7 month lease takeover and I enjoyed my time. The apartments are nice in size and the kitchens have updated appliances and I had an in-unit washer/dryer. I was in a Studio Apartment, and the kitchen was very small but the layout was great and I had plenty of space.The juliet balcony was nice, but could get loud some mornings because there has been a lot of construction going on around the Avalon complex.There are not very many amenities, so if youre looking for a rooftop/pool/etc this is not that kind of place. I wouldve given 5 stars, but the gym that I pay for wasnt even connected to my building and I had to go through the parking garage to access it in the main tower, which was very annoying on some cold mornings.Staff is good and helpful, packages are easily delivered, mail room is good, and access to the building is secure. Overall, a great apartment complex.

I have had a great year in the Avalon Clarendon! The staff is friendly, the building is newly renovated and very spacious in a great location. One thing that stands out is the timely maintenance service we receive whenever something needs fixing in our unit- Falco especially does a great job and is super friendly!!

I just moved into the Avalon Clarendon and the one thing to know about this building is that the staff is incredible - above all else, they want to make sure you are having a good experience.For example, when Fedex messed up delivering a package Iris went out of her way to run around the whole building trying to find it so I didn’t have to.Another telling example is Falco from maintenance. He came over the other day to address a small issue and it was a seamless experience. He was knowledgable, able to quickly fixed the issue, and made me comfortable by wearing a mask the whole time. His insistence I call back immediately if anything else goes wrong told me that this quick/easy maintenance experience I had was not an exception, but just how they do things here.In closing, this staff is awesome. They are always excited to help you out and some how make it feel like you’re doing them a favor when they take care of something for you.
This is a great facility but the management fights you every step of the way.For 7 weeks they had men crawling around our deck and scaffolding erected basically much of the summer.And we could not use our deck, and we had to keep the curtains closed, and had little privacy.This was for maintenance of the building, not specifically our unit.Management offered us $250 for all that trouble and impairment of our unit.They will not even touch up the paint in our unit, because that is our responsibility even though we are paying a great deal of rent and even paid for our unit to be painted when we moved in.Everything with management is a fight. I am sorry we had to move here, although the workers are very nice and the apartment location is fantastic.That said, management makes this miserable and I do not recommend people rent from Avalon. I think they are a very poor landlord.

Great units and great location close to Trader Joes and Whole Foods. Just as remarkable is their staff. Christian clearly and patiently explained all the different floor plan options before I signed up. He also walked me exactly to where he recommended I park and where the loading dock is; I have a terrible sense of direction so I really appreciated this!When I lost my wallet Miguel and the maintenance staff helped me look through the dumpster bins to try and find it. This staff clearly goes above and beyond! This is a great building!

Beautiful units, and excellent staff in all departments. Everyone works hard to resolve a request or issue immediately, with skill and attention to customer service. Concierge staff go the extra mile to help when needed, engineers are very savvy and knowledgeable, and management team is proactive and supportive. Great location, nice neighbors and amenities -- including Amazon lockers and modernized, app-driven lobby access also.

The move in process was awesome as Marybeth did a great job of explaining all of the terms of the lease, showing amenities and sharing all of the pertinent information needed. The apartment was in great shape, and there have been no issues at all. Totally pleased.
Avalon Clarendon is an excellent place to live if you want to be right where the action is in downtown Clarendon. The location is amazing. Whole Foods & Trader Joes within walking distance. Tons of restaurants and bars. Shops like Lululemon, Apple, and Crate & Barrel are literally steps away. Despite all the action, the community is actually relatively quiet. The apartment units have very nice finishes as you can see in the pictures. The staff is friendly and always looking for ways to improve the resident experience. 24 hour concierge is a super convenient amenity so you can pick up your packages late at night without having to rush home from work. All maintenance requests are completed within 24 hours, which is great! The parking garage is owned and managed by the retail company, but its very nice to have covered parking connected to the building at a slightly discounted rate. Overall I highly recommend Avalon Clarendon if you want to be at the best spot in Arlington!
The walls between apartments are way too thin and the concierge system is not a concierge system. They got rid of the 24 hour concierge (which was why I rented from this apartment) and let go of Eugene (who was the only person in the office to help). The new concierge system doesnt go out of their way to help anyone. They are a human who regurgitates the rules and makes no offer or goes out of their way to help or be helpful to anyone. Anything you call with you are left to figure out completely on your own so why am I paying for a concierge? I can read the rules myself. The property has no amenities outside of a fitness room and the fancy new co-work space. Theres no BBQ grill, access to the sister property pool, etc. The parking system is a joke with no ability to validate for more than 2 hours? Thanks for making a warm welcome for people to come and visit and have a place to park their cars. The lack of support following move-in and move-out logistics is a nightmare. All the essential information you need to secure a moving company... Good Luck and MAYBE youll actually luck out and have an elevator reserved for you. When securing a moving company, they give you a day when the truck will arrive. BUT you only have a 2 HOUR WINDOW to secure and reserve the loading dock?! How are you supposed to coordinate with a moving company that hits obstacles such as driving distances, traffic, and other challenges to fit within a 2 HOUR WINDOW? And if youre moving by yourself - youve got 2 hours to unload and transport all of your belongings from ALL THE WAY behind Barnes and Noble to your apartment. Youre charged a moving fee to pad and protect the moving elevator and heads up.... Those pads are ALWAYS up. What a joke and way to rip off your residents.
Do not stay here if you do not naturally wake up at 5:30 every morning and cannot sleep through a jet engine noise equivalent. The construction site across from the Whole Foods has started around 6 every morning since last September and is slated to continue through the end of 2021. Literal jack hammers. The area outside where the market is allows the vendors to do do work and moving between 1 and 3am. If there is any work that needs to be done in the market area, they need to have it done before the stores open at 10am, so they begin at 5am. Most egrigiously, the Avalon Bay itself began work with a crane loading HVAC units on top of the building at 5:30am without notice of the time. Their representative stated they had an exemption to the noise ordinance (that makes such work impermissible before 7am), but there is no exemption on file. Zero customer service. The residents are secondary.When you do a walk through of the apartment, see if you can have a conversation in your kitchen with the A/C running. They replace the older, less effective units with effective, but incredibly noisy units.The parking is also shared with every store. Do you enjoy finding parking at Whole Foods on the weekend? If not, do not move here if you plan to have a car.If you do decide to move here, stay in the main building where the office is. If you live in the other buildings, you need to walk across the market commons to access them in any type of weather. The other building does not receive any notices from the community.I can reiterate everything they say about how lovely the maintenance staff is. They provide great service, even in the middle of the COVID pandemic.
Having an apartment at Avalon Clarendon is AWESOME! The Management Team is absolutely fantastic and Ty from the Leasing Office in particular, has been absolutely AMAZING!!! I encourage anyone who is looking for an apartment in the Clarendon area to seriously consider Avalon Clarendon. From top to bottom, the entire organization is extremely warm, courteous and professional. They are always available for questions and/or concerns and the maintenance team as well as the common area cleaning crews are always on target...keeping the property in top notch condition and performing regular inspections so that everything is always in superior working order. After having lived here several years, I continue to be extremely impressed and am very grateful! THANK YOU!!!!
Run, do not walk, away. Despite some positives (close metro access, decent apartment amenities/layout, great neighborhood, and usually friendly staff), I had to move out within one year of moving in, due to constant noise issues (mostly loud, barking dogs and hearing my neighbors through my walls) and an issue with my HVAC unit that consistently spewed dust. Management essentially hid from its residents, which is unfortunate, because they were nice in person--but just dont expect them to ever be available on the phone or email (and certainly dont expect them to return calls or emails). Parking was horrible; I had to fight with shoppers for open spots, meaning weekends were particularly difficult. Package pickup sometimes was unavailable in the evening if the concierge had disappeared. After fighting with management about the issues cited above, I decided the best move was for me to vacate the apartment. Of course, this was not simple with Avalon Clarendon. Despite getting a quote for what it would cost for me to move out early (and paying that amount in full), I got stuck with a bill of several hundred dollars a few weeks after I moved out, for additional rent/fees that Avalon discovered I needed to pay. This was the icing on the cake, but I was just glad to be done at that point. I have actively discouraged several friends from considering this property in particular, and Avalon properties in general.
Were very happy living Avalon Clarendon. Very appreciative of Trevor in the front desk. He is friendly, kind, recognizes us on a regular basis. Trevor makes coming home easier with his welcoming and attentive manner. He is always willing to help open doors when bringing in groceries and always going above and beyond.
Ive been really happy with the Avalon management. The management and maintenance staff are incredibly responsive, professional, and friendly whenever there is a problem, but really just overall. They have also done a lot to be proactive to improve the building management, and work on upgrades for current and new residents. I feel they go above and beyond to provide a personalized service and make sure residents are happy, and would recommend living here.
We moved in last week after looking at dozens of rentals in the area. We could not be more impressed. I think the issues mentioned in other reviews from 4 years ago are before Avalon took over the community, because the building is immaculate, the staff amazing and all communication is through the web portal making paying rent, submitting a maintenance request etc, very easy from anywhere.Theodore our leasing agent and Pure in the front office guided us through the process and the move. They were very responsive and helpful. With all of these rentals no matter which company you are dealing with you often cant see the actual apartment, just the floor plan, as they are occupied. They showed us a similar apartment and when the tenant move out of ours, were gracious enough to get us in before the move so we could take measurements.Have had one maintenance issue with a broken closet sliding door and they contacted us within in a day and dealt with it.Our apartment is amazingly quiet although we are on Fillmore in the back not on the Market Common side. Wish it had a pool but other than that by far the best size and layout for the money we saw. We are very happy to be here.
My experience over the past 2 months has been absolutely phenomenal. It is very refreshing to come home from a long day and be greeted by the wonderful staff at the front desk, especially Trevor who always goes above and beyond to make sure the residents are taken care of. The leasing office always follows through with initial move-in requests and continues to support the residents past move-in. Candace is a top notch manager who has really shaped a fabulous team. I am proud to live in Avalon Clarendon and truly appreciate the efforts from employees like Trevor who enhance my experience on a daily basis.
Rental Management office was wonderful to work with and they also helped with my move in times due to the moving truck breaking down. The community was recently taken over by Avalon Management and they are doing wonders for the common areas and tenant relationships. Everyone here is very helpful and it has been a pleasure to move here.The only thing I feel that is missing is a pool. A great place to add one would be on top of the unused parking deck. It would be nice to enjoy the nice weather outdoors. I also need to see if they have any areas for grilling. But they get a 5 Stars from me.
I am highly impressed with Juans outstanding maintenance service and rapid-response time. He is very professional and his work is first class. Its great to know theres people like Juan when you need a hand.
I just wanted to express my sincere gratitude for all the extra care, concern and effort the entire team at the Avalon Clarendon has expended in making my fiancees mother have a most enjoyable 3 year stay as a tenant. Had she not had a fall in the past year which has necessitated her move to a home with full time care, I know with all certainty that she would have stayed. She has thoroughly enjoyed the neighborhood, meeting the many young professionals and families in the complex, the retail stores and many restaurants as well as the many activities constantly sponsored by the Avalon. I would highly recommend the Avalon Clarendon to anyone seeking an apartment in the the Clarendon area. Thank you!
My fiancee and I lived in Avalon Clarendon for a year and LOVED it. Whenever we had a maint. issue, a worker would be there within a day to fix it. Staff are highly responsive and very friendly. If we didnt have to leave NOVA, we would have stayed in the apt. HIGHLY recommend Avalon Clarendon.
My roommates and I have lived at Avalon Clarendon for over a year and couldn’t be more satisfied. While the location and apartment finishes are what drew us to this community, the customer service is what kept us here. From leasing to maintenance, the staff is very attentive and not only responds quickly to issues, but proactively takes measures to ensure residents have a positive rental experience. They also puts on a variety of fun events (happy hours, cookouts, free breakfast) to give residents the opportunity to socialize with each other and unwind without leaving the comfort of the neighborhood.
I offer 5 stars for the superb maintenance team Avalon Clarendon. Total peace of mind. Weve had a couple of snags in our apartment, including a blocked vent that required tearing down the bathroom ceiling to get to a hidden duct. Juan - the maintenance manager - was superb, completing the whole job in just 2 days. The whole of the management team really work hard here to look after the residents. The building isnt the best in terms of communal facilities but the superlative customer service goes a long way by way of compensation.
Good Job, clean and perfect
There are a number of pros of the Avalon’s Clarendon including the interiors and location but there are a number of drawbacks as well. First you must pay close attention to the application and floor plan. The leasing office will post floor plan images that include balconies but unless it specifically says it includes a balcony, it does not. Secondly the doors and walls are paper thin and any amount of noise can easily be heard in the hallway or next door. Lastly the Avalon Clarendon no longer has a 24-7 concierge and will not address any issues that arise overnight. Overall solid apartments but for what you’re paying it does not feel worth it relative to other Avalon or Rent Dittmar properties in Arlington.
Only Pros - Location and Trevor at the concierge. The management here is terrible in every way. A transformer blew up and we didnt have power for over a week, yet residents only got 3 days rent relief. In addition, once Avalon took over, the people in the leasing office - with the exception of Tai - are rude and dont even acknowledge you when you walk in. I waited over 5 minutes for someone to notice me just to see how long it would take. Please bear in mind - they were not with any other residents, they were just talking to each other and clearly saw me. When I asked about a possible transfer to another Avalon Community, the woman didnt even know Avalon policies. I read them online....Im curious as to how someone who works in the leasing office does not know management company policies? Since Avalon took over, the concierge desk is consistently vacant with a well be back type sign. The overnight concierge was literally on her phone for over an hour one night - I know because I was waiting for a family member to get in from overseas and had to wait in the lobby for her taxi to arrive from Dulles to let her in. The only saving grace is the truly amazing location, Trevor - the evening concierge who is awesome and always there during his whole shift, and the upgraded interiors in the apartments (somewhat - you can tell they have cut corners). They raised my rent over 15% in one year. Im moving because the management is terrible - NOT because they raised my rent. I would gladly pay the increased rent if the management company was different. At this point I would rather live in a tent than keep giving them my money.
My wife and I have lived at 2800 Clarendon for nearly six years. During this time, we have dealt with many employees and representatives of the buildings owners, first with Bozzutto and then with Avalon. Recently, weve had the pleasure of dealing with Trevor Workman at the concierge desk. He has made us feel welcome on a daily basis, has went above and beyond the call of duty to assist us when required, and throughout his time at the front desk has always been a true professional. We would recommend Avalon in part because of people like Trevor.
The maintenance team here is awesome. These guys are super professional when it comes to servicing our apartment. Juan and Greg are the two who have normally come for service and they are awesome in terms of getting the job done right the first time. Thanks to them awesome maintenance team and super friendly staff in the leasing center and welcome desk, especially Chanise!
This might be a mundane story but their maintenance department is really attentive and responds quickly. I recently was taking trash the the chute and accidentally dropped my keys down with the trash. Greg (from maintenance) actually went into the chute and retrieved them for me and delivered them to my apartment. I was really surprised that he would do that for me. Not many companies would do that. They would make you pay for new keys instead.
I have nothing but great things to say about the management, maintenance team, and property. They worked with me on my move in date and have been very flexible and attentive to all of my needs. This is a great place to live with the right people in charge. Thank you Avalon Clarendon Team. You all rock!!!
What started off great the first year, quickly turned terrible in year 2. STRONGLY DO NOT RECOMMEND LIVING HERE. A few things:1. NOISE - we had noisy neighbors for about a year, and consistently complained to the front desk. Yes they would go and tell them to turn it down, but that was it. This happened many times over many months with no real repercussion. IF YOU WANT A QUIET PLACE TO LIVE, DO NOT CHOOSE THIS PLACE.2. FABRICATED MOVE OUT CHARGES - When you move out, they will make up excuses to try and charge you for things that were not broken or damaged when you live there. They will send you pictures of things that were either a) not broken or b) not damaged by us, and expect us to pay for it. There is no real recourse for this, and when you petition to have it removed, they will simply deny you and re-send you the pictures.3. LEAKING WINDOWS / FLOORS - Whenever it would rain, water would come in from the outside through the sliding door, get under the floors, and come up on top of the floor. This would damage any / everything around. We called multiple times to have it fixed, were assured it was fixed, only to have it continue to be an issue.4. Incredibly rude billing people - When you decide to move out, and you have settle up with the final rent charges, you will get called by VERY rude individuals whos only goal is to get you to pay ASAP. When I questioned what were the line items on the bill, and why we were being charged for things, they simply gave very high level answers, and tried to quickly ask about paying it right now. Even when I asked for more information, they continued to press me to pay it right now and they would look into it after. Incredibly unprofessional people.For how much you pay for this apartment building, there are plenty others in the same price range which either offer you better amenities, or simply better service. AVOID AT ALL COSTS.
I love the Avalon Clarendon. Great area for young professionals and the energy the shopping area brings makes you feel great. The concierges are very professional and really care about the residents.
My husband and I have lived at Avalon Clarendon for 7 years. We recently had a new air conditioning compressor installed and it hasnt worked well from the start. But the maintenance team never gave up on us! They have tried everything under the sun to get the unit working and always offered to bring in portable units. While we may not be thrilled with this piece of equipement, Greg and Juan get top marks! Thanks, guys.
Overall we’ve liked living here, community is generally quiet and is very clean especially for such a dog friendly place. Our first year here they were doing construction on all the amenities while we still were paying for them but the new spaces are gorgeous (there is an amenity rebate since they’re shut down for covid at least).One of the downsides of living over retail that almost drove us out of here has been the crazy amount of fire alarms, they do quarterly testing and do at least three rounds for each new retails space that is going in or getting worked on, there were 16 fire alarms in our first nine months here but haven’t been any since then thankfully. Our unit was directly above the Barre3 studio so pre covid we could her what sounded like a tiny rave going on underneath us which was frustrating.Concierge and maintenance are helpful and quick, Apartments don’t need many repairs, are updated, and we haven’t had any pest problems except for the errant bug or two.We hardly saw neighbors in the first place and they’re working to keep the building clean so we feel safe here during covid, only issue is sometimes getting in and out of the apartment with the busy retail and courtyard on the weekends but not a huge issue.Like other people have mentioned the HVAC is intense, freezing if you’re at your desk underneath it and can be loud enough not to hear the tv or your phone call but switching it off isn’t a big deal.I think they are priced on the high end of what they are worth but they have good apartments in a good location so overall a good place to live.
Every time we have a package, it takes the concierge at least 5 minutes to find it, and youd think that would prompt them to organize their system a little better - but no. Our most recent package was LOST by the front desk, and the management office has yet to respond to several emails and voicemails over the past few days.Couple this with the all too frequent, your power will not be working from 10 am- 2 pm, sorry for the inconvenience or your air conditioning will be turned off for 5 hours during this hot summer day for necessary maintenance emails, the management of this building is an absolute joke. This is the first online review I have ever written, but I felt it necessary to get this out there. I wouldnt recommend living at the residence at market common to anyone in the Arlington area, you can get much nice accommodations elsewhere in Arlington for this price.

The location, room layout, and the leasing staff are the only reasons there are even stars on here. Basically the aesthetics of Avalon Clarendon are what drew us to this apartment complex. Living here for about 8 months now we are finding things that are just ridiculous to deal with.We are not ones to use our A/C or Heat during the cold months. We like the apartment cold so the HVAC system is just not turned on for about 6 months in the year. This helped with the living conditions because the HVAC in this complex is extremely loud. This creates a unworkable condition when taking calls from home and overall cannot comfortably do much.. Watching TV is impossible since we cannot hear anything and the walls are thin enough where sound travels. Our first month living here we had to file a complaint because we could hear our neighbors TV as if it was our own. We tried to have maintenance come and see what they could do multiple times with sound and HVAC and were told that there was nothing that could be done. We were once told to just buy a fan if the sound was too loud.Not to mention they started construction here about 2 months ago and we paid the amenity fees for amenities that are not functioning. They offered us a limited gym membership next door but if I wanted to go to the gym I would of made a membership myself. My fiance and I prefer to workout where there is less congestion so when we look for a apartment gym is a must have. We now have to tailor our workout schedules to a later time (9:00pm) to avoid the gym traffic. We also own a dog and with the first floor construction we have had to walk down and up stairs to take him out multiple times a day.This construction also makes it hard to have any food delivered since Avalon Clarendon is impossible to find being now located on the second floor. Bringing in groceries becomes a workout having to go the long route around to bring anything in. All things that seem trivial but add up to the overall living experience.Our leasing agent was very understanding and tried to fight for us to be able to work out some sort of agreement to avoid having to deal with the HVAC and the living situation. However the property manager/management was very stubborn and firm on what could be done. So we are now stuck for another 4 months.Make sure you are okay with the sound before you move in cause i promise you it might seem okay but it is disruptively loud.

I never lived in Avalon Clarendon, but can still tell you that their service is first rate. Some of my dry-cleaning was mistakenly delivered to Avalon Clarendon. They took the time to call me, let me know they had it, and when I went later that day it was waiting for me. They do this for someone who doesnt even live there, I have to believe their service to their residents is first rate as well.
The last several months of living here have been HORRIBLE. The management office has been rude and upsetting and not polite. The team is under great stress and is treating residents who pay RENT poorly. We all know that Avalon is saying that they want to put in some upgrades but then they shouldnt be charging rent during this period of time when they are inconveniencing all residents. Living here is very upsetting because there is no concern for the quiet, secure living conditions that residents were promised and PAY FOR. Interactions with the management office are unsatisfactory. Avalon is taking peoples money and not providing the services promised. Everyone deserves financial concessions for the amount of trouble Avalon has put us through. Is Avalon a slumlord?
Although quite expensive, you get what you pay for; Well built modern building, amenities and appliances, clean spaces, and fast and friendly service.
I moved into the Residences at The Market Common in February. It has been 3 weeks and already:1) The kitchen floor randomly started spewing up water2) The shower head went bad3) The toilet started leaking4) They threatened me with eviction because my insurance proof of coverage was missing a unit number even though its not required in the lease. They only dropped the threat after I offered to supply them with a recorded call to my insurance company indicating that I was covered and proving they never made any effort to verify the coverage.5) They cut power and water to all units for an entire night with only 24 hours notice and ignored all emails that raised concerns about this from residents.Ive since already put in my 60-days notice to move out. Id rather pay a penalty then spend another day there. Yes, its that bad.Their staff is generally lazy and I have evidence to suggest that they are also dishonest. Not to mention the noise insulation is poor, so the constant music they play in the plaza from 8am until 10pm all week long may not be your cup of tea.In summary, if you like not having power, not having a working toilet, not having running water, and really enjoy 90s soft rock, this place is for you.
