I want to say as a departing tenant how happy I have been with RPM Direct these last 2+ years. Their staff; especially Amy and Nathan have been a pleasure to work with when there have been issues. Their empathy, personal attention and professionalism are remarkable. I am very thankful our property owners switched to RPM Direct from the previous property management company because there is night and day difference. Although I am retiring and moving out of state, Id rent any property RPM Direct manages.

I got RPM Direct through my sister, who was an RPM customer, after expressing frustrations over a non-responsive and late paying tenant. I recently worked with RPM Direct to fix a few things in my home as I was getting ready to move. I could not be happier with their service. I especially would like to acknowledge their Property Superintendent, Johnny Neill. Johnny is a true asset to this company. He was able to do many needed repairs, he is very knowledgeable about all aspects of a home, and he is such a hard worker and a wonderful person. Johnny knew what needed to be fixed in my own home better than I did, and remember I am the home owner. They are all just the best team around. My husband and I were renting a property for the past 4 and half years that was managed by RPM and I must say that this is one of the best management companies that I have ever experienced. Any time that I had an issue with the property, they IMMEDIATELY JUMPED INTO ACTION, once the request was submitted. THE STAFF IS EXCELLENT, AND FRIENDLY, ESPECIALLY MICHELE/OWNER AND JOHNNY/REPAIR. I love RPM! They were fantastic as property managers of my Dale City home for 6 years!! They were very responsive, conducted regular property inspections, and secured great long term tenants. By far the worse place I have ever had to deal with! Watch out they will steal your security deposit and charge u for issues already present when u move in the home. They do not call you back or respond to emails and request. They will charge u for things they never fixed! Currently reporting this entire company due to the lies and money being with held. Make sure u keep copies of your MELD reports because they will come n handy when trying to get your security deposit back and b sure to take pictures of the property before you move in! I’m thankful I moved to a better place with a much better rental company! Please BEWARE of this company RPM they will steal your money and they are liars and rude

We worked with Dale at RPM Direct to sell our home and buy and build a nee home. It was hands down the best experience! Dale was professional and responsive to every need- spending extra time to answer any questions we had no matter how small or seemingly silly. He took the time to explain every step of the process in detail and make sure we were comfortable the entire time. Every call was answered, ever concern addressed; I could not be happier. Ultimately, Dale sold out home for 5k over asking and helped us build and buy our dream home. Even in the building process, he was there for every pre-build meeting helping us make selections that would bring us joy in our new space but also ensure that the home we built would be ready for resell at any time so that we would get the most equity out of our home even at the very start. They are very professional, quick to respond, and knowledgeable about the market with many vendor connections.My experience started with Laura Lamb who ended up leasing my condo quicker than expected with a great tenant. From there the day-to-day management of my condo by Antoinette and Amy along with the overall oversight by Michelle Odems has surpassed my expectations.About a year ago I needed to refinance my property and the RPM team went well above and beyond.I was concerned as my appraiser had to reschedule but Michelle told me not to worry about anything as they will have everything taken care of.They met with my appraiser at the last minute on a weekend to ensure there were no issues with my refi.I couldn’t wait to get out of my management agreement with another company for my second condo so I could have it in the qualified hands of the RPM team.If you are looking to have your property leased and/or managed, I would highly recommend RPM Direct.

Contacting Dale Brundage to help sell our home turned out to be the best decision of 2020. We knew from the very beginning we were getting a great person on our side, but he surpassed our expectations. Upon his first visit, he was enthusiastic and already had a solid plan in place to sell our home. He left us with a list of tasks to focus on to prepare our home to show and he even rolled up his sleeves in prepping our house for market.When we saw our listing we were blown away. His hard work and knowledge of what it takes to sell a home really paid off, our listing looked amazing and knocked out the competition. RPM Direct is multifaceted from managing real estate property for homeowners to handling the sale of real estate. RPM Direct managed a property we owned in the Manassas Park area from 2016 to 2021. They were exceptional property managers. We had great tenants and our property was well maintained. All the management staff are great - professional, courteous, and efficient. Their fees are reasonable for industry standards and it is worth the fees to be worry free. Unfortunately in 2021, we decided to part ways with our Manassas Park property, and decided to place it up for sale, after a tenant decided not to renew their lease. Due to RPM Direct’s full service property management, they easily transitioned from property managers of the property to realtors for the property. Dale Brundage (realtor for RPM Direct) quickly stepped in to assist with the sale. Dale was a godsend for us as out-of-state owners of the property. Dale listened to our needs, offered suggestions, and took care of the rest. From listing the property to final closing, Dale ensured every step of the process was easy and convenient. We never felt stressed or overwhelmed during the process; it was seamless. Our experience with RPM Direct has been stellar. In our opinion, they are the best property management company in the area and should be highly considered for all your real estate needs; we highly recommend them!

RPM likely does not inspect their homes before renting them out. I’ve lived at an RPM property for a little over a month and this is my experience so far.--The home has mice. I have mouse allergens (and they are bad!). I’ve only been to the doctor twice so far, but I can see that getting worse the longer I stay. I set up every trap you can think of. RPM sent pest control for them to just give me another trap, which I already bought 3 of the same kind. As of 6/11, I am still seeing mice and there’s nothing in the house that would make them stay there. I also notice mice bitings on the bathroom cabinet upstairs, so these mice clearly live here.--My second day living here, the toilet was leaking water, flooding the bathroom and wetting the living room floor. A vendor was sent out to correct the issue.--Associated with the issue above, when the plumbers came and fixed the issue, there was about an hour of black water spitting from one of the sinks.--No transition from the living room floor to the front hall. This means that anything can go under there and bubble up the floor. I was told this was going to be fixed before I got there. Nope.--The AC filter is out of reach, screwed in and painted over, yet they send filters every month to replace them. Not only is the filter on a high point on the steps, it requires a ladder, so Im not sure how that filter was being changed monthly prior to me, and Im not sure how I will do it being 52 with no ladder.--According to their fire alarm vendor, all of the fire alarms on the second floor had expired for some time except for 1.--Associated with the issue above, there were no gas sensors in the home, meaning I was not protected from gas leaks for several weeks. Their vendor provided me with one.--According to their lint vendor, there have been birds living in our dryer vent for “seasons” not only causing acoustics I didnt ask to listen to while in my home - but there is now nothing but white bird poop on the red backyard gate.--RPM advertised the backyard as “no maintenance” when there are LARGE shrubs as tall as the gate that are growing from cracks in the concrete. This CERTAINLY requires monthly care.--My cousin’s car was towed from the visitors while they stayed with me my first week helping unpack because RPM failed to send me the HOA parking requirements. It was sent to me almost a month after I moved in. They didn’t reimburse me for anything.--Several coax, and switch connections do not work in the home.--The attic stays partially open because there’s nothing to keep it closed. --The door to it is getting lower and lower each day I look. There are really slow, healthy flies that come from up there sometimes... and they are likely from dead mice from the poison food trap put down, that I refuse to look for or touch.In letting RPM know of some of these issues, they simply said that they “appreciated my concerns” but there is nothing that I mentioned that would allow me out of the lease without paying.I’ve made sure to keep this review free of opinion, but if I could give just 1 opinion - RPM clearly does not inspect the homes they decide to manage, and could care less of any allergies due to pre-existing issues within the home. I could understand if I caused these issues, but I find it very dismissive to not even start by apologizing for the dud you are renting out.I want to also mention that I have pictures, receipts etc for everything listed above, and the only option I was given is what was provided in the lease, to leave and pay monthly until they find a new tenant (which I don’t even trust RPM to do that at this point). My doctor is helping me figure out some options, and I am also in touch with someone from 7 on your side. This is absolutely ridiculous. Do not work with these people even if the home looks good on the surface.PS RPM: its the house on Tamarack just in case you decide to dispute anything Ive said above :)

Amy Walnetski is a GOD SEND as our direct point of contact while living in the Summerhouse Condos! We lived there for two years and the previous point of contact treated us like a burden, Amy made our problems (not that there were many) go away over night!! We recently moved out of state and seriously wished we could still have her as our POC. Shes so nice, professional, easy going, & wonderful - I cant say though good things, honestly! This is my first experience using a property management company and I have been very impressed with Michele and her team. We had a tenant who stopped paying rent, Michele was able resolve the issue compliantly and in a timely manner. Michele’s professionalism is exemplary and she takes care of my property as if she owns it. Amy Walnetski was hands down the best property manager I have worked with in my life thus far. Very responsive, always there to help and endless patience. No issue took more than 24 hours to schedule or resolve and I have never felt like an inconvenience when contacting her. (Unlike the last property manager were assuming she replaced, but were not here to talk about her!)Some important mail was recently delivered to our old location in Woodbridge and Amy was nice enough to ship it our way, even though we offered to drive up and grab it... Active duty military here. I requested info on a house to rent at least 6 times. Im currently deployed overseas and needing to rent a home for my family and I, while im still gone. Dale Brundage never replied to my interest on a home. Then I applied for a home with a realtor and he sent me an email with the wrong address to tell me I was denied. Without a reason why accept the owner declined my application. Mr. Brundage then sends an unprofessional email response and informed me that I was denied with the correct address this time. Currently, serving overseas and trying to help my family. I do not appreciate the lack of attention detail with the property which causes me to assume what really happened with my application.

We moved to Texas in 2012 and have used RPM Direct LLC for the past eight years to manage our rental property in Dumfries, and they have been absolutely wonderful. They are on top of everything and great at communicating important issues regarding the property. They have a great team that works very well together and is very organized. Every time a tenant moved out, they would do a move-out inspection, send us pictures, hire a cleaning crew to clean the house, take care of any maintenance/improvements needed, and basically got the house in great condition for the next tenant. They took care of listing the property, sending us tenant applications, and preparing the lease. Due to their efforts, our house always rented out very quickly. They are responsive and quick when it comes to tenant maintenance requests and let us know everything that is happening with the house. They also have a great portal where you can view all of your monthly statements of income/expenses, pending and completed maintenance requests, and vendor invoices. They are just a great, professional team of people with great customer service who know what they’re doing when it comes to property management.After eight years, we decided to sell our house and RPM assigned Dale Brundage as our realtor. We couldn’t be happier with the experience that Dale provided. We hardly had to do anything – he took initiative and oversaw getting the house ready for listing once our tenant moved out – painting, carpet cleaning, maintenance and even staging the house. The house looked great and we had multiple offers within a few days of listing. This was our first time selling a house and Dale walked us through each step, quickly responding to our questions and arranging everything so all we had to do was sign papers on closing day. RPM is by far the worst business to go through when renting a home. When we first moved in they didn’t schedule key pick up till the day before and then proceeded to give us the wrong keys to our house. They were unaccommodating and unresponsive when we were trying to get new keys. It is like pulling teeth trying to get ahold of anyone in that office and they are very rude until you mention getting attorneys involved. They did a ton more unprofessional things and nickeled and dimed us after moving out even though the house was spotless and looked better than when we first moved in. I am thankful to be done with them and will never do business with them again.

I appreciate that they are always quick to send someone out anytime I have a service request . On the other hand, be prepared to have that person come out multiple times to fix the same thing !!! It seems it is always a ‘quick fix’ . I always have to put in a service request for the same thing multiple times because it is never fixed thoroughly the first time . It can be frustrating as a tenant .

2/10/2020. I am currently renting with a company, PPM of Keller Williams and I miss RPM Direct. They are horrible property management and it feels like they are slumlords. The house is nice with so much potential, but you can tell it wasn’t taken care of, or Everything was a “DIY” fix.I miss Johnny, Shayla, Michelle, and All the folks at the RPM Direct office. They know how to manage a property for the owners and tenants as long as you hold up to your contractual duties.Going from a place like RPM Direct to a place like PPM of Keller Williams makes you question this industry and who they let manage properties.I recommend RPM Direct well over 100%, especially now. If I ever rent again after this, I will only rent with RPM Direct.

We worked with RPM three times, for about a year when I was PCSed to Colorado for the military, when we decided to buy a new home and rent the house out again and to sell our house. They (Michele (owner) and Antoinette (Property Manager) were awesome, they kept us informed during the rental process, we never questioned what was going on with our rental when we were miles away from the house. When we moved back and decided to buy a new house and rent the house out again they were just as helpful as the first time we used them. After renting it for 4.5 years we decided to sell and of course we used an RPM agent. Laura was patient and met with us several times to discuss the updates we were making to the house to get it to sell quick. We had 3 offers in the first 2 days it was on the market. They are just awesome and I appreciate everything they have done for my family. I definitely recommend them.

RPM Direct is simply the best property management company in Prince William County. We became reluctant landlords 5 years ago when we moved into our new home and were unable to sell our townhome due to real estate market conditions at that time. RPM screened prospective applicants for us and helped us to find good, reliable long-term tenants: RPM is responsive and professional with extensive knowledge of the real estate market and tenant/landlord laws. They have a great network of vendors and contractors to perform work at rental properties when needed and their online management system is very convenient and easy to use. When it came time to sell our rental property, RPM worked closely with our real estate agent to ensure a smooth transition. We cannot recommend RPM highly enough for anyone who wishes to rent out a property but doesn’t want to deal with the day-to-day tasks of being a landlord. Five stars!

I have been renting from a property RPM manages for about 4 months. They are quick to remind you about your rent but drag their feet with repairs and returning tenant phone calls. The emergency line is a joke.I called the emergency line a week ago because my water heater was leaking. A plumber was sent out at the end of the day (8pm) deemed it broken and It still has not been repaired. It is unacceptable to be forced to have no hot water in the middle of November with two small children. I have had to take off of work numerous times for repairs that were not done due to lack of communication between the property management and the vendor. I am a good tenant. My rent is paid on time every month. I expect this house to be kept fully functioning.

We worked with RPM Direct to find a tenant, rent and then after a year as landlords to sell our townhouse. All aspects of the experience were outstanding. The initial RPM Direct agent that we worked with to list and find a tenant was highly professional and responsive, providing guidance and market analysis information. Once we were under contract they provided just what we were looking for - management of the property and the tenant relationship, letting us know when something needed attention. We were free to use our own contractors for repairs but never needed to as they were able to provide repair services for routine matters at very reasonable prices making life very easy for us. When we decided to sell and the tenant chose to purchase the home, RPM represented us in the transaction and did a fine job. They were with us every step of the way - nights and weekends as needed to keep the transaction moving and providing helpful guidance all the way. A good friend of mine referred me to RPM Direct telling me they were “the best in the business.” Based on my experience I believe he is right.

I had a horrible experience. I made repeated attempts to contact them about a property to rent. I must have left at least 5 different message for a phone call back and received nothing. They are very hard to get in contact with. In addition, Dale Brundage should be educated on how to read a credit report. Because of him I spent unnecessary money hard pulling my own credit when he cannot read and was in fact grossly incorrect.

If I could, I would give them a zero. As a homeowner, I am very thankful that they are not my property team. Ive had far too many issues with the agency. Ive had water leaking through the ceiling, and they didnt come out, so I found the problem and fixed it. Commonsense tells you that hey water was leaking and flooded one of the bathrooms, now there is water damage in the ceiling that needs to be replaced. They want pictures of the water damaged... No. How about you come out and fix it before it molds and causes more problems. Now its 3 in the morning and our fire alarms are going off because of a maintenance request I put in a while ago about the storm we just had, blowing the shingles and some other stuff off of the home and now the room is leaking, and fire alarms are going off. It was an easy fix now they have additional work to be done and are causing the homeowners more money. On top of everything, this home was filthy when we first moved in. I was so mad that I contacted someone who then contacted me back asking if they would like anyone to come by and clean it. No. It should have been done before I moved in, plus I already cleaned it because I was moving in and my stuff had to go in the home, and I wasnt going just to leave it looking nasty and put my stuff over top of it. On top of everything that went in my fridge and garbage disposal went out. Everything in my fridge went bad. So you would think hey there fridge needs to be fixed now. You need food. Right? Wrong. It took them four days before they came out and fixed the refrigerator. The garbage disposal was an even longer wait. I can not stand this agency and cant wait to get out of this lease. Im trying to be nice but theirs only so much that I can take and tonight is the straw that broke the camels back. If they would have just fixed this when I asked none of this would be happening.

Michele and the RPM Direct team are an absolute GODSEND! After moving from the NOVA area to Alabama due to a military re-assignment, I tried to manage my rental property as an absentee landlord for a couple of years. It was okay, but it wasnt until I was re-assigned to Hawaii and had to get a property manager that I realized how much both my tenants and I were missing out on by not having a professional property manager. A trusted friend highly recommended Michele to me and she exceeded my expectations! RPM made owning a rental property easy. Their management of regular maintenance and rent collection was flawless, but they really shined when trouble came our way. We were in the process of ending a lease with a tenant and had just put the property on the market to find new tenants. At the same time, I was in the process of transitioning from Hawaii to a new assignment in Korea. While the house was vacant, the water heater malfunctioned and severely damaged the basement. Michele took care of everything! From calling the insurance company to overseeing the renovation. SHE DID IT ALL! She kept me informed and provided regular updates on the progress. When I was finally able to return to the U.S. to check on the house, it was as if nothing ever happened. Mrs B!!! I had the exact same issue. I was given the keys and was dying of excitement to get out of my apartment on the 4th floor to something bigger and on ground level. Well my excitement quickly turned to anger. I arrived at the home and found furniture that was left behind, roaches, 13 gallon trash bags in front of the home and inside the home, multiple holes some small other huge and all over the house, floors were completely dirty. I made sure to take pictures as I already could tell how RPM runs, I made sure to be detailed on my walk through report as well. I was furious, how does one expect someone to move into a place that clearly was not inspected. Also, such simple apologies if that were given. They sent the same cleaning crew to clean the home again and I know this because my fiance ran into them as they were leaving. I luckily still had a few days to get out of my apartment, so I was able to sleep in a clean home while i waited for RPM to do there job right this time of making sure the home was decent. Luckily my new furniture delivery was scheduled for the weekend otherwise there would have been some major problems. Of course now I have moved out and left the home in much better shape that it was given to me and had it professionally cleaned. The thanks I get are that they charge my deposit for cleaning services that had already been performed and there reasoning was that there contractor said it still needed to be cleaned. No where on my lease did it state if not up to par I would be charged. If you ask me they probably have some deal with these contractors ... I know for a fact that the home was clean because before turning in the keys I made sure to stop by and see if for my self.

They were prompt with fixing the issues that arose on the premises, and were in constant contact to keep me abreast of the status. They worked hard to coordinate my move in date with the previous tenant, as I wanted to move in sooner, as well as to coordinate my move out date with the landlord, since I had bought a house and wanted to move out earlier than my lease. They even help me setup the carpet cleaning at the last minute! As my townhouse was older, and not well maintained before my purchase, many items came up for replacement and repair. Victoria always gave me several estimates, and provided more if I asked, without hesitation or complaint. The realtor (I cant remember her name right now) who listed my townhouse for rent worked hard to get it rented as soon as possible, and negotiated a contract where all parties were satisfied. Their organization, protocols, and hard work enabled me to feel like my townhouse was in good hands and being well taken care of. I would highly recommend them as a property management company.Also, the company that hey use for most of the repair work (Roger) always gave fair estimates (and usually the best price) and completed quality work. The best decision we made was choosing Michele and her company.Before choosing Michele we had a very bad experience with another property management company that we had trusted and found out they did not have our best interest. They never answer the phone nor call you back seems like no one is ever in the office. Only get a call when someone calls to remind me that rent is due. They are the worst company I have ever rented from. RPM Direct is a 100% owner oriented company. If you are a tenant they will charge you back for the maintenance service even if your lease contract has a provision makes the owner responsible for maintenance. They do not care about that. For example, they charged me for $100 for a simple garbage disposal call recently. They are very sneaky so be careful dealing with them. When there is a technician in the house do not leave the tech alone and watch closely. RPM and their vendor conspire to corner you to make you look that it is your fault to get your money. We just moved in recently and the garbage disposal went down. They sent me a picture of a black object claiming that we put that thing into the disposal. That is impossible because my family recently moved here and I never used the disposal. In addition I checked all the lines before I placed the maintenance call. I will escalate this to proper authorities. My suggestion stay away from RPM Direct managed properties otherwise you will be having similar problems. STAY AWAY ...

We used RPM Direct for 5-years. We found many obvious issues with the property when we returned and notified RPM. They didn’t identify any of them in their final home inspection report and refunded the tenants their entire security deposit. They quickly forgot we were their clients when these issues were raised, which they allowed to fester over the course of their management. The worst part was them ignoring us after so many years. I was faced with a decision back in 2011 when I decided to move out of state to PA, to sell my home or to rent. I strongly recommend RPM Direct to any landlord who needs to have their rental property managed. I’m a SR HVAC technician working for Popes Air and we service over 100 properties for RPM Direct. I work with their maintenance coordinator Victoria and the company owner Michele on a regular basis. They are very focused on providing prompt service to keep the tenants comfortable but also they make sure that they understand all options available to the landlords so that they can help landlords make decisions that are in their best financial interest. All of RPM staff has been pro-active to become knowledgeable about general HVAC operations so that they will be able to talk to landlords in more detail about problems, diagnosis, and proposed repairs or solutions. When I work at a rental property where the landlord is managing themselves from outside the area, I let them know about RPM.

Worst company ever. We were renters for 5 years. These management company is a fraud! They were every 6 months walking through the house opening closets and taking pictures, but they could not be responsible for anything. The heater/ cooling system was down all the time, we finally were forced to move because they let us without heating system the entire month of January with single digits outside.Staff is incompetent . We just had a court hearing, but unfortunately they just there to screw you over, yet not to be responsible for anything! We are now addressing the problem to the root and suing the landlord directly! If you want to save yourself the headache, stay away from them!

I cannot say enough good things about the professionalism of this company and the quality of the service they provide. 2+ years ago I had to move across country quickly, which left me scrambling for ideas of what to do with my house. I first thought I could handle the landlord role myself but after many craigslist applicants with horrible credit and sketchy excuses, I decided to hire a professional company which would handle the rent collection for me and if necessary start the legal proceedings for evictions (I was thinking worst case scenario). Boy am I glad that I hired RPM Direct. They found excellent tenants that paid on time every month for two years. There were a few things that went wrong with the house, some small and others larger (like a leaking water heater or electrical fusebox replacement). RPM Direct was always on top of every repair needed, gathering at least 3 reasonable quotes from reputable repairmen and allowing me to make the final decision. It was so stress free, having them manage my property that when the tenant moved out and I decided to sell I used their partner company buyercoach and the realtor Lee Odems. Again it was fantastic service and expert advice. I lived 3000 miles away and I dont think things could have possibly went smoother if I was handling things myself. Their fees are super reasonable as well. If youre a property investor or just someone looking to move but still hold on to their property, its well worth the money to hire these guys.

These people are terrible and dont care about their tenants. Whether its maintenance requests to trying to get a hold of them about random charges suddenly appearing on your account. Or trying to get a hold of them because theyve decided to raise the rent without telling you before hand. They are NEVER available and will take months to reply to emails. I had only been a tenant for a year and we cant wait to be done with them.
