The leasing office is not helpful. The conversations had with the leasing office employees go no where. If you have a concern, they dont address the issue. They get defensive and falsely start quoting the lease. They are rude and dismissive and the issues remain unsolved.There is trash everywhere and the leasing office does nothing. There is only 1 working maintenence person that actually works, the others just stand around. The property is not well kept.

I have been a resident here over 27 years and have had nothing but excellent experience here. I have had great experience with the entire maintenance team as well as the New Management in the office. Lynnete, Orissa, and Nyasia have been amazing with great Customer Service and constantly communicating with the residents through Covid. The community is always is always clean as Carl does an excellent job cleaning every day!The new management has done a wonderful job with cleaning up the community by moving out people that disturb the community. I really appreciate the new team and I cant wait to stay 27 additional years!

There is so much POSITIVE things I can say about this community. It is very clean, affordable, safe, great amenities, and a perfect location. The office staff does a lot of events for the residents. The apartments are spacious and the appliances are great. Although, they are not stainless steel I have never had any issues with them. Service request are always handled pretty quickly (less than 24hours). The property manager Stacy and her crew are AMAZING (this is to included maintenance and groundskeeper). They are also professional, actually listen to your concerns and address any complaints. I am moving out of the community due to personal reasons but I am recommending ANYONE that is looking for an affordable apartment in Woodbridge to go to Riverwoods... You will get the amazing customer service, affordable rates, great location and you will not regret it !

They are refusing to do any maintenance. The one time they did come to fix a leak, they walked in while my wife was at home alone in the shower. And no they didnt leave when they heard the shower going, so my wife was traumatized walking out of the shower to a stranger man in her kitchen.Never even offered an apology and its been about a year now.

The people in the office are very nice they explain anything you dont understand. They always have a smile and that make me feel good. When you need something done they send someone right away.

I gave it 1 star because they have some rude staff in there that don’t even wait or let you finished what you want to say and they will cut you off simple and really not appreciatingit all because I called in to do inquiries for a friend and it was really ridiculous which I wish I never did the inquiry at all.

Please dont waste your money renting anything from them.There are several apartments and town homes available in the area.The walk around when u come to rent the apartment seems wonderful until u sign your contract and they show u who they really are.The apartments are manifested with roaches, the blonde short lady in the office is extremely rude and blames you for everything that goes wrong in the apartment.make sure u take pictures and a video of the apt before u rent it because they are going to claim all the old problems were caused by you.(The sheet they give u to fill out isnt enough) Kiss your deposit goodbye.The area isnt a safe area at all, prepare for break ins into your car and if u are a single lady please please dont live there or come home late at night.If there was a 0 star I would rate it as such.After staying here for 4 months I could wait for my 1 year contract to end

Poorly executed paving project GONE WRONG. My car was towed from in front of my townhouse. We received a notice on the door over two weeks ago, with no other reminder. Parking is already a disaster, so for them not to remind us about this project a week or 24 hours prior was not in the best interest of your residents . This is a affordable living community not considering that some residents live on a budget allowed our cars to get towed. Our cars are registered in the leasing office. A courtesy email or phone call could have been made to avoid this extra expense. Management should have walked the property prior to towing and called tenants to move their cars. When I expressed my frustrations and explained how $135 affects my budget, management to me to visit a local pantry for families in need. When actually all of this could have been avoid if the had our best in mind. On top of the Weed smoke filtering into my apartment, insects attacking me at my door because of the huge search light posted out front, No parking because tenants have 3 or 4 cars including work trucks. Also when I first moved in my apartment was changed at the very last min which also cause issues. This has been the worst experience. . and will not recommend

Like any place there are some good AND bad things, however lately the bad takes over the good . I have been here for just about 1 year and will not renew . When I moved in, the washer had black mold in it. In the seals, in the tray, I have tried numerous times to clean it with bleach, with vinegar, with baking soda. No matter what my clothes came out smelling like mildew and wet dogs . After I have contacted them many times they still refused to replace it and maintenance. Told me that the manager told them to tell me clean it ...... when the machine broke last month they gave us a new machine which I am happy about because I can finally have clean smelling clothes. But the maintenance forgot to secure the hose on the old machine as he was taking it out and that hose popped out, all the water spilled on the carpet, splashed the wall, went over my new TV, even into the outlet (which caused half of the outlets not to work) his response was clean it up ..........what!?!We had a problem with mice coming in from behind the stove, I had to personally buy mouse traps, and after about 4 days they came to seal the holes under the sink and behind the appliances. .People above us smoke weed and it comes through the vents and lingers in our apartment . Its worst in my toddlers room, we had to move her bed into our room .People will steal anything, even flip flops from in front of your door. Someone cut my catalytic converter off in the parking lot. How does that even happen. They need security cameras here too much crime and drug deals . People shoot outside three times since I have been here.Lady in my building runs some kind of day care has about 10 kids in her 2 bedroom apartment, probably taking cash payment, no way shes licenced to run a daycare for that many kids in her 2 bedroom apt.Kids throw trash everywhere .They need cameras !!!! I will keep saying that.$1310 for this ? Not worth it.

Please read this if you are thinking about moving into this slum. In all my years of life, I have never experienced anything so awful. From day one it was bad. They didnt give me a parking decal when I moved in, so 30 days later my car was towed. Half of the check in sheet was marked with items broken in the apartment, half which were never fixed when I moved out over 2 years later. The draft from my front door was so bad, it would literally blow snow inside my home. The neighbors were so loud, Id have to call the police at all hours of the night, because the office would never address it. I once was stopped while driving in front of my house, because a womans purse had just been snatched from her. My car got vandalized and keyed. To make matters worse, when I was finally able to move out of that terrible place, they tried suing me to replace the carpet that THEY cut up fixing a hot water tank leak!!! The upstairs neighbor also had that same leak which resulted in a huge hole in my sons bedroom ceiling with black mold all around it that they also never addressed. At one point, we were staying with friends because the living conditions were so bad. If youre thinking of moving here DONT! If you are already experiencing this nightmare, make sure you keep every document, every work request, and take pictures of EVERYTHING when you leave. I shouldve known better not to do that myself, but I was just in such a hurry to get out that I left myself open to the mess that followed.

This is the most dangerous place to live. There has been several shootings in the complex. And management has done nothing about it because they dont care. They take a lot of section 8 and this people do nothing apart from selling drugs. The shootings goes on and on and it is as early as 8pm. If you love your lives please stay away from this place. I lived here for a year and trust me its been the worst experience in my life. I have never encounter such thing so close . Please stay away. For real

I lived in the apartments about 16 years ago when I first moved here from Maryland and loved it. Nice neighborhood. .. now 16 years later Im looking into the townhomes. Very excited to move in.. decent prices..compare to everything else around this area. . Only problem I hate is the traffic in the afternoon to get home..lol

I have left messages for Elizabeth, however Randy or Heidi will pick-up the phone. Very nasty and rude, no warmth in their tone or concern for people. So, today, I asked for the manager number Ms. Stacey. Ill see how that all works out. Well, prior to all of that, I request a well check on my family because we have not heard from them in 3 weeks. My granddaughter hasnt been in school and that was concern for me. The police officer did go by to see if bodies where in the apartment dead. No bodies were dead. I also, request that I can make arrangements to try to resolve the cost for the my family with Elizabeth which told me to call back. I called on Saturday 3 time and left a message, no return call. But I called today to see if my son or his wife called to resolve the matter. They havent called them per Heidi. But they act as if Im the bad guy, and I did them wrong. Im just asking questions out of concern and trying to resolve the miss for my family. But cant talk with Heidi, because she is rude. So, me asking questions is not a concern to them. Hopefully, someone will call me back that can talk with respect and a real heart for concern. UPDATE. Ms. Stacy, did call me back and was very nice. We talked about the situation and she assured me that she will address the issue on how to be professional with her staff. She stressed that they are to be professional and caring to all. I pray that she is authentic in what she is saying, and that the staff fully engage in caring with PROFESSIONALISM. Because if you are calling you are asking questions to the experts that can lead you in the right direction of your concern and not make you feel as if you are not worthy of their time. Bottom line is that Ms. Stacy did take the time out to call me back. However was not able to tell me a lot, because of the rights. It was how she talked with me and explained it, which was very nice. Thank you Ms. Stacy for being professional and caring.

I lived on the apartment property side for 2 years then my family grew the 3rd year and moved into the townhome side . I was never late on rent always paid on time gave no issues to anyone I actually looked after all kids that would play outside during the summer I would be the only parent out there watching over them, cars would do 30mph to 50 mph smh, leasing office management changed every year. I was told a week after renewing my lease at the townhome that I had already leased for a year that I would have to vacate in 30 days because they made a mistake and I made to much money the 3 years I have leased at the riverwoods apt and townhome property???? Everything sounded like bs I gladly moved out after just giving birth to my newborn 5 days prior, i asked that they give me more explanination and they said something was wrong with my paper from 3 years ago??? Yet they let me live there for three years??? And now I have to move??? So I moved out and not only did they have no explaination to asking me to move out but they now are keeping my security deposit and charging me for new flooring ???? I was only there 1 year there was nothing wrong with flooring. The property manager there is very unprofessional!!!!! I would not recommend this place!!! Not to mention I should have asked to brake my lease the minute that the same day I moved in someone was shot outside my apartment building!!!!!! Lesson learned.

Wow, all I see are practically negative reviews about this place..... NO THANKS, I’ll look for a place elsewhere, I am not in the mood for the headaches that this place could possibly give me ...

They do not fix anything the first time

I lived in River woods Apartments for 2 years from 2013 to 2015 it has been a nightmare. The people in the office are terribly disrespectful and rude have no compassion whatsoever! Courtney is the only one that appears to be human and have compassion she has been very helpful always. Ive had my car towed a few times, mold in walls (they did nothing about), Plumbing issues and them harass me about noise for 3 months (wasnt even loud). When your rent is even a day late they put a huge embarrassing yellow sign on your door (as if you werent aware you didnt pay your rent) its just to humiliate you. All that time they spend on making those horrible signs they should be calling people instead! trash is always overflowing and disgusting animals love it so there are plenty around (stray cats/dogs) Its smells so bad in the summer its nauseating!Note to management: get better employees and quit your job since you dont believe in customer service! But Courtney is great! O yea maintenance request should be answered in a timely manner and you need new maintenance guys too they dont really FIX anything!Hope this helps someone out there! O and the townhomes are just really apartments they are the same size! If you are single then riverwoods is a good place for you. Dont come here with kids unless you are are the 1st floor!Any good reviews are FAKE thats just management look up riverwoods apartments reviews you will see the real reviews there.

Im going to say good for now I have not move in yet but I can say that Im excitedUPDATE: Well Im all moved in, did run into some minor issue but the team at Riverwoods took care of issue in less then 24hrs. The area is pretty quite, I have to get use to walking to my mailbox and having alot of stairs in the townhome that Im in.

I Love this apartment especially the people in the office.

Lived here a few years back & the property manager is a joke. I was glad I didnt renew my lease.
