The staff member who assisted me with touring the apartment and completing the lease, Avonelle, was so friendly and helpful. She made me feel so welcome and excited to move in from the second I stepped in the office. The complex is absolutely beautiful. You kind of forget youre in Woodbridge. The only thing I will say, there are a lot of fees when you move in. Some seem a little excessive but I guess thats luxury apartment living, right? We decided on Kensington because of how enthusiastic the staff were. I have spoken to the property manager, Betty, and I have had no issues with her. She was polite and professional. Cant ask for more. Looking forward to spending the next year here at Kensington.

We met Avonelle Letang while we were looking for apartments in woodbridge area… We loved the experience.. she is such a delight to speak with… she is professional and very sweet, gave us the tour of the apartments.. we went to other apartments as well and can say it with confidence Avonelle is the best in business. The apartments are so nice and buildings are very secure… unfortunately we didnt go for that apartment because we need larger space for our parents to come n live with us… if it was just two of us to live there we would have gone with the apartment… once again thank you Avonelle.. it was lovely meeting u😊

I am searching for a new home as I am moving to Woodbridge in a few weeks. These reviews are scary. The irony? The person who is causing the most grief is responding with comments asking what she can do to resolve the issue. Betty, it seems as if you need a new profession! This is wild! It seems like she is only responding per some protocol from the parent company. I guess my search continues and I will tell my friends and family to stay away from this place as well! I hope you get some integrity Betty, because Jesus, this place appears to be a disaster.

Ive lived in Kensington Place just over a year. I love my place. The staff is very friendly and professional. The management and leasing office team is awesome and always provide amazing activities and events for the residents throughout the year. The grounds keeping crew works very hard to keep everything beautifully manicured and clean. The landscape has something beautiful in it for every season. Sidewalks and parking lots always clean. I also commend grounds keeping for constantly keeping the dumpster area clean for the lazy people that take the time to walk all the way there and leave their trash on the outside of the dumpster instead of just putting it inside. The maintenance staff has always responded in a timely manner to complete requests. It is done very meticulously and followed up with a work-order tag visibly placed so you know it has been done if you are not home. They are also very considerate in regards to my request to not wear their shoes in my home when they do have to enter. The apartments are very lovely and I love that you can have accent walls painted from a variety of choices they provide for a small fee per wall to make your place unique to you. My only gripe is that I wish the builders would have added a bit more soundproofing in the walls and flooring. I can sometimes hear the neighbors dog barking below me, a persons voice that may carry, a kitchen cabinet next door close or a door slam inadvertently (which is easy to do because they are so lightweight). But none of that has bothered me to the extent of annoyance, it just makes me more mindful of my own noise levels in consideration of others. - From a verified resident on ApartmentRatings

I’ve lived at Kensington Place for about three years now and overall I’ve enjoyed my stay here. The grounds are kept very well maintained and the neighbors are pretty nice. Any maintenance issues I’ve had (which have not been a lot) have been resolved within 2 days or so. It is rather pricey for a one bedroom apartment, but they are pretty spacious. However, the walls are pretty thin and I can hear my neighbors sometimes through the walls, walking above me and even taking a shower at times. But I guess that also comes with apartment living. If you can afford the price and aren’t bothered by thin walls, I would recommend living here. Note: I live in the south building, which is garden style apartments (no elevators).

I currently a resident here at the Kensington Place since August 2020 and have been constantly harassed by management, namely one Betty Veintemilla. I have been threatened twice to be advicted from my apartment because of my guest who visit me . In September my son passed away in my Apartment who was only 18 and was accepted into the Navy and was days away from being active. My partner came and visited me to console me during my time of bereavement and was told by management that because they have been in my apartment over 14 days that they had to be added to the lease, and we were charged a $175 for additional lease agreement for them to be added to the current apartment lease. The lease agreement was not approved to my understanding and I am just finding out, with the new letter of intent to evict. My partner has airline tickets to prove that they have been currently flying here and to, but this is not a enough satisfaction for the manger Betty, who currently writes her own policies as she deems necessary. My partner has been gone from apartment since November and I feel as though I am currently be watched as though I was a threat! I have also received a letter releasing me from lease agreement and I have never been late on my rent, but she states that she is getting complaints from my neighbors that I keep up noise and its only me. I have heard complaints from other tenants the apartment manager is unusual for discomfort, but I usually tend to judge for myself, but I am in agreement with the complaints listed here on this review platform and will be filing a formal complaint with the management company and will seek legal counsel and will appreciate any advice also.

Towed my car off the lot that I had just bought. Car was on the lot without tags for less than 48 hours. ZERO NOTICE!! Others on lot have cars with flat tires, obviously broken, some are running a used car lot out of the apartment lot. They get weeks and months of sitting around. Have had my cars messed with on the lot, attempted theft too!! They offered me half the impound fee. Now I have to pay half the impound fee plus towing back to the apartment. It has no tags, just bought it, can’t get to dmv without an appointment for a week! No understanding from the office, just too bad, pay your bill. Complete trash!!!

Parking is horrible because its certain residents running a used car lot over here. Seems like the residents are younger and smoke weed all day. Come home and my apartment smell like weed constantly. You can complain but the manager could care less. Love the apartments because of location to work. Miss the old management crew so much. None of this negative stuff was going on than. All these great reviews for residents just moving in cant wait to see their feedback in a couple of months.

This place has been great to me, my roommate, and my pup so far! Move in was a breeze and the staff is always willing to lend a helping hand when necessary. I love that I can go into the rental office in the mornings and grab a cup of coffee, water, or even a piece of candy with no problem. I do wish I was able to have access to that amenity a little earlier as sometimes I leave very early in the morning and the office is closed. I really enjoyed working with Ashley & Shameka during my move in they are very understanding, love my dog, and made me and my roommate aware of all the amenities around to include a DOG WASH room (this is great). Additionally when we moved in my roommate decided to upgrade his shower head and maintenance was breeze they took it down and installed the new shower head within in minutes of my roommate sending the request so big shout out to the maintenance team. Overall the apartment stays very clean; I always see the house-keeping staff picking up trash, cleaning the staircase, and etc every morning so thats pretty great. The community is nice as well there have been no issues with my neighbors and everyone tends to say hello when walking by which makes you feel more welcomed. Anyways great place and I would def. recommend you to check it out if you are looking for something new :)

I really really like the staff at Kensington Place. They have had quite a turnover since Ive been living here for almost 2 years, but each staff person has been a delight in how they treat me and my daughter. My main problem are the neighbors above my head, hence the 3 stars and how loud and inconsiderate they are. The staff cannot control how people walk, nor how much their children run back and forth. I truly believe the floors need to be reinforced or doubled up on the batting. But the staff will and has done on many occasions reached out to the neighbors in this regard. And, the apartments are small for my liking. Staff has been constant in having great social events, etc. For the most part, its kept clean. Maintenance requests are taken care of immediately, usually done right the first time leaving the area neat and clean. These are my experiences at Kensington Place. Other than those few things, its a 4 Star.

I loved living here. The first 6 months I was here it was fantastic. The staff and maintenance were impeccable, gorgeous complex, no noise issues. I wanted a safe and secure place to live in woodbridge and something close to the highway. However, the turnover rate at the office was high. So everything started to go downhill. Security began to decline, with people propping doors open to the odor of pee and people smoking weed. The community room would never be available due to people allowing their friends to stay there all day everyday and breaking everything and taking up all the parking since it’s not assigned outside of the garage. The carpets in the hallways began to smell like vomit and trash. I give this place 10 stars out of 5 as long as the transition in management improves.

Pros: Kensington is a beautiful apartment complex and is takes good care of the aesthetics of the place. When my husband and I first came to Kensington, we were greeted by a wonderful ex employee named Makeia Warren who was very friendly and cordial and gave us a great tour. She kept in touch with us and took care of our concerns and issues until she left.Cons: My husband and I have been extremely disappointed in the lack of care and concern from the employees, including the Property Manager Betty Veintemilla, since Makeia Warren left towards the end of our 2 1/2 year stay.1. A new employee gave us attitude and was rude to us because we use the front doors to move our things out since the elevators were closed (as always).2. We had to schedule 3 move out inspection dates because Steve, the maintenance manager, kept not showing up and never received an apology or reason from the office when it was reported.3. Our lease was up on March 7th and we gave our notice on January 22nd which ended up being past the “60 day” notice period. This was in our lease but we hadn’t looked at our lease since we got it (because who does) and didn’t receive a courtesy call or warning or anything that we would be charged another months rent for even 2 weeks after the 60 day mark. All we received was a discount off of our rent for the month but that was it!4. When Steve, the property manager, finally showed up for the 3rd time after failing to show before, he told us that we would only be responsible for paying a portion of the carpet and the tub. We were sent an $800 fee that included $700 for the carpet when he straight up told us it would be cheap and wouldn’t cost much for the carpet near the door ! We called and spoke with Betty Veintemilla and Steve and they were both adamant that the carpet couldn’t be saved but would NOT address why we were told that we wouldn’t have to spend much money on the carpet during the move out inspection and then charge us $700 after we move out. It seemed underhanded to us but not surprising considering how little care they have for their residents and only care about money. We have stayed their for 2 1/2 years and are bothered by how we have been treated these last couple of months. This is a nice complex but please keep in mind that you will be treated very nicely when you first move in and then once you put in your notice(and they can’t get your money anymore) they will try and way they can to get your money.

I just moved out of my apartment here after 2 years so I have had plenty of time to gather an opinion of things.Pros: Building is great, location is right off of Prince William Parkway, amenities are great, repairs are typically pretty fast, it takes takes mere minutes to get to I-75 and the leasing agent who worked with me when I first moved in, Makeia Warren, was amazing.Cons: Everything else.My first year at Kensington was great so I didnt mind the price increase to stay there another year. Shortly after my lease renewal, Makeia left and thats when things started to go downhill. The true horror came when we informed Kensington that we would not be renewing our lease. After that, all sense of caring went away. Prior to this, if there was anything that we needed to know, we would get multiple notifications. When it came to being notified that we needed to give a 60 day written notice of our intention to vacate, we got 1 notice 4 months before we were gonna leave and that email, for some reason, automatically went to our spam email. When we went to speak with the property manager, Betty Veintemilla, there wasnt a bit of compassion present. When we were trying to explain what happened with the email, the only answers we received were unfortunately its in your lease. After that situation we scheduled a move out inspection. On the day that we scheduled, no one showed up and there was no call to inform us why or anything. We had to reschedule and there was still no explanation nor apology for the initial inspection not happening. When the maintenance manager, Steve showed up, he did a quick walkthrough of the apartment, he took no pictures, took no notes, and basically took not data. When he was done, he told us that we we would be charged for the bathroom to be cleaned and there was a small patch of carpet by the door that he said would be cleaned so he told us not to worry about it. This was the last mistake that we made while living at Kensington place apartment. After we moved out, we got our final bill from the apartment. We expected to have to pay for something (due to what we were told by Steve, the maintenance manager) but we didnt expect to have to pay over $800. When we requested more information it took 4 days for them to get us pictures of the damages. We then requested a call between us, Steve, and Betty. This call is what made me decide that Kensington Place Apartments in Woodbridge, VA is a place that I would NEVER recommend to anyone. Betty was characteristically uncaring and had no interest in actually helping anyone. But Steve, the maintenance manager was the real star here. When the conversation came to the point of discussing the pre-move inspection he conveniently forgot everything that he said during the inspection. He denied seeing certain stains in the carpet and claimed that they could have been blocked. He continuously made excuses why he may have missed things and Betty supported every lie that came out of his mouth. All they cared about was getting our money despite us living there for two years, continuously paying our rent on time, not of that mattered. Even during the financially straining COVID-19 pandemic, its clear that all Betty sees when she looks at residents is dollar signs. To be honest, I would have been ok if everyone would have been honest and at least a little compassionate regarding this whole thing but all we got were lies, excuses and an offer of a payment plan.Overall, Kensington place, under current management, is a place that, although nice, only cares about you as long as you are paying rent and when you are trying to get out they are still gonna try and take every penny they can from you. In business money isnt everything. To truly be successful, you must actually care about people, exercise honesty and hold your subordinates to the same standards. Im not angry just disappointed. I never imagined it would get to this point. The beginning of my story at Kensington was a fantasy but the ending was a tragedy.

He was patient with me during my most indecisive moments and he never made me feel that I was just another number. The office is clean, the staff are courteous and the units that I was shown were so very nice. I decided to reside here based of the convenience and the cost sure, but without Wardell being as fantastic as he is, I would have shopped around. instead, I trusted him and my desire to feel comfortable and at home for this upcoming year! Ive lived at Kensington place for a year and its been an enjoyable experience. I chose Kensington place because it was close to the highway and would make my commute easier for work, which has been fairly helpful. I havent had any significant issues besides minor problems that maintenance ALWAYS comes to fix right away. I will say that I have been reporting a strong odor (which comes and goes) coming from the fridge or kitchen area since move-in and because no one else could smell it at the time, they wouldnt do anything about it. I gave up and dealt with it since I travel a lot for my job anyway. I have washer issues on and off, but maintenance usually takes care of it right away. I also can agree with the comments below about the walls being thin. I can stand in my bathroom and hear my neighbors entire conversation. I live in the North Building, so I get to enjoy the inside hotel style building. Also, they clean the building every Saturday, which is greatly appreciated and parking is included in the rent rate.Although my experience has been great, expect drastic rent increases. My rent is on auto-pay and Ive never been late, but due to the market, I received almost a $200 (15%) rent increase from 2018-2019. I tried to talk to management, but instead she offered me a free carpet cleaning and accent wall, which is being offered to all new tenants. As a loyal tenant, I believe there should at least be an opportunity to renew at a decent rate. Yes, I did sign last year at a great rate, but I should not be penalized for catching the rate when I did. She mentioned that everyone else with my size apartment is paying the new rate, which may be true, but a 15% increase in one year is still drastic. The only reason I chose to stay was due to my heavy schedule and not being able to move during that time frame.I appreciate the women in the office for always being helpful and offering great community events. As stated, Ive really enjoyed my stay here, but would love to feel like Im not being penalized for paying a lower rate. I expected an increase of course, but not as drastic.Overall, I do recommend the apartments, just prepare for possible surprises.

The only issue i had was that my motorcycle was stolen from the property, but management was very helpful in helping me report it and supplying video from the garage. Ive lived here on the ground floor in the south building for 13 months and am moving out at the end of the lease.PROS:-professionally managed, very friendly staff-though I dont get involved, they have plenty of events like happy hours, etc, if you are into that-well constructed very clean apartments-well maintained grounds-great access to I-95 and close to Potomac Town Center-the couple of maintenance issues I had were promptly and professionally dealt with in less than 24 hours-pool lights up nice at night with varying led colorsCONS-pricy, and they raised rent almost 7% after one year, the main reason I am moving, there are cheaper places many miles further north that are more or less just about as nice as this one, I cant justify paying $1,550 for a one bedroom in Woodbridge-Trash (for the south building at least) is constantly overflowing for most of the year, which means they either undersized the trash containers OR are not having it picked up often enough, my annoyance to this was exacerbated by them sending semi-frequent tenant emails telling us to put our trash in the containers or be fined $25.00For those cons I simply cant give this place 5 out of 5.

My husband and I live here in the new building and we absolutely love it! The staff is amazing; Austin, Katie, and Alyssa have been incredibly helpful with any questions or concerns we have. Here are a few things that helped us chose Kensington over any other place in Woodbridge/Stafford.1.They are conveniently located less than a mile away from a commuter lot.2. The building is brand new and is very modern, the amenities are all top notch as well. I love that the parking garage is so safe with all of the cameras and it is accessible only if you have a key, actually the whole building is secured and you can only access it with a key or if someone allows you in, this is one of the biggest reasons we chose Kensington in the first place, our last apartment had a crime issue and our neighbor had the doors of his Jeep stolen.3.We looked at 10 different apartments before deciding on Kensington; we narrowed it down to the Enclave and Kensington. Kensington won because we got very poor customer service from Enclave where as here, people seem to almost bend over backwards to satisfy any needs you have.4.They also have deals that allow you to get $500 off if someone refers you, along with two months free rent, and an active duty military bonus. The specials really make this place seem like a dream come true! If you have no one to refer you please feel free to use my name, Ashley Cano.5. ALSO some other things no other place does around here other than Kensington; they allow you to paint as many walls as you would like, they just ask you use primer on the walls before you move out and they supply the primer, they allow more breeds and larger dogs, they have a putting green, and are working on a dog washing station for the residents to use.If you have any questions about Kensington don’t hesitate to call the office, they are not the type of place that will badger you to death if you give them your information.

Listen. This place is great with minor bumps. I just signed my third year lease so that should tell you it’s a nice place. However, here are some issues I have. For one, when I moved in here the first year, the pool was open beyond labor day, which was a major determining factor for me living here. It was nice to get intothe pool once kids go back to school. Next thing, if you live in the building attached to the leasing office the trash is SO far away. It’s also always full & you HAVE to just leave your trash. Next issue I have is more personal to myself. I constantly get noise complaints WHEN ONE, IM NOT EVEN HOME, & FOR TWO, IM NOT MAKING NOISE. This isn’t my first apartment & this isn’t my first rodeo & that alone should tell you I know how the heck noise complaints work. I’ve never had a party, a get together or anything. Yet, I get noise complaints. My sister & I work more than we’re at home, yet I have some idiotic neighbors who are mistaking my apartment for someone else’s. A few months ago it got too frequent & I went to the leasing office to complain about these false reports because it felt like discrimination. I’m talking false reports when I would be out of town & the leasing office would send an email regarding “quiet hours”. I was livid then & I’m livid now. The security guard just came to my door (10:30 at night) to tell us he got a noise complaint. MY SISTER IS ASLEEP. I JUST GOT IN FROM WORK AT 9:40. I WAS LITERALLY IN MY BED NETFLIXING & had to get up to answer the door just to be told we’re making noise. Are you effing kidding me???? Then OF COURSE when I ask who around me complained so I can confront them, he’s not allowed to tell me. At this point I’m gonna have to be ignorant & make signs to put up on everyone’s doors. Because I’m pissed. I’m tired of feeling attacked in my own effing place. I pay the same amount of rent as everyone else, so what the heck is going on.

Do yourselves a favor and STAY AWAY from this place. At first glance it looks like a nice place and seems far enough away from the sketchy areas of Woodbridge, but dont be fooled. There have been many issues regarding the safety of Kensingtons residents that management can not be bothered with- in part because they cannot seem to keep a manager on staff. Weve gone through three managers in the 2 years that we have lived here. Not to mention the paper thin floors/ceilings/and walls- get a 4th floor apartment and save yourselves the headache of inconsiderate neighbors. There have been SEVERAL drug-related issues here, and they are still ongoing because these people know that no one is going to stop them. Its a popular spot for the quick hand off in the parking lot because they dont have to fear the invisible security guards nor the PWC police drive byes (because they hardly ever happen). Recently, crime is on the rise in this neighborhood. Two weeks ago my Jeep was broken into; the inspection sticker and receipt were stolen as well as electronics that were locked away (the lock on that compartment was also broken). Last week my fiancees cars were hit; they busted the back window of the truck and destroyed the dashboard trying to rip out the stereo. Our station wagon also got the back window busted and the dash destroyed but they DID get the entire stereo out. In the last two-three weeks were also know of a truck whose tried were slashed, and a police officers vehicle having weapons stolen from it. Then, just this past weekend there was a suspicious car in the lot parked right in front of us when we returned from grocery shopping. A white male emerged from the passenger seat and instead of walking towards the building walked towards our vehicles. We kept an eye as we walked towards the building but noticed that he was taking photos of cars, etc. and then he started screaming at us. He was belligerent and seemed to be on something. Of course we reported all of these instances to the police but we also reported them to the complex. After the Jeep incident, the complex issued a letter stating that they were amping up security but we NEVER saw patrol. Security has been incredible inconsistent and theyre getting away with it. The most weve seen is a man smaller than I on foot, shoes untied, strolling throughout the courtyard (probably while criminals are defacing property). I have never been one to be afraid of walking to and from my own home in fear but I am now. I work weird, long, and late hours, and am constantly stressed and in fear that things are only going to escalate. In my initial conversation of the area manager (not really sure what his title is now), he said that he would release us from our lease contract whenever we wanted and said he would definitely see what he could do to offset costs that we had to pay out right before the 1st of the month. Surprise, surprise- we got an e-mail stating that we can give 30-days notice of vacating the unit and they dont feel they should have to compensate us anything, but they totally sympathize. Oh- I almost forgot to include the incredibly insensitive staff that called us to complain that we forgot our trashbag the morning of the two-car vandalism. I could go on and on about the issues with this place- they give less than 24-hours notice of a need to enter the apartment for the ten times a year filter changes or whatever they are doing. We requested a minimum of 48-hours as we would come home after 9/10pm and see that they needed to be in our apartment the next day between 8/9-5, and needed us to move this or that away from whatever (you get the point).Seriously, your money would be better spend ANYWHERE else.
