I have been here almost a year and half the laundry room in building 2 doesn’t work. 3 dryers of 8 work. They have been out of service for over 5 months now. They said they’d fix/replace the machines by the end of June! It is September now and nothing is fixed or replaced.Then two cars on the premise were vandalized. One car was left on blocks the other had its catalytic converter cut out. You figure with this happening they send out a warning email or a notice to be on the look out? Nope!Last a few packages of mine were delivered to wrong building. So someone brought them to leasing office, which I didn’t know. Far as so knew I either didn’t get any packages, they didn’t show up or etc. Later found out the office has a room full of packages, that were brought to wrong building or just left there. Yet they don’t tell you email you or bring it to your buildings mail room. Like seriously nothing gets done here, what are these people getting paid to do?
Wish I could give less the 1 star. Moved out 4 months ago and still fighting to get my security deposit back the Manager is forcing me to take legal actions at this point. The office staff is very polite and nice but the PROPERTY MANAGER - JAYME PETITJEAN out right refuses to even address your concerns and kicks her problems down to the staff to deal with. Did not think it would be such an awful experience dealing with something so simple. If you do end up living here please make sure to have all the communications in writing and the yearly rent increase.
Basically Im disappointed with almost everything. For the high price of rent for this place things should be in great condition.I think these apartments were built a hundred years ago. For the price, the appliances are too old, washer and dryer only ONE FOR BUILDING (not in unit and not in every floor) and is always hard to find a laundry machine available to use and also the trash is waaaay to far from the building.Good luck trying to find a parking spot at night. The parking lot is ALWAYS packed with visitors who think they can park anywhere and NO TOW ENFORCEMENT!Before we sing the lease the showed us another apartment with the excuse that are in maintenance and then the day we move in.... SURPRISE!! A very very small apartment and no AC in the bedroom!!!!!Good things:It is very quiet inside the apartmentWhen we moved the apartment was very clean and freshly paintedDo your research before decided to sign a lease here. For the conditions the prices should be a lot less.
The buildings are a bit dingy.The use of pesticides severely limits the use of the outdoor space as no humans or dogs can use the grassy spaces between buildings.Whatever benefits the apartment building has for having a dog park are diminished by the lack of care for the dog park. Dogs dig holes and they are not filled (despite reporting them) creating major trip hazard. The dog poop trash can can go a long time without being emptied. And the provided poop bags are not always refilled in a timely manner.Kimball courts benefits are the closeness to the highways and a walkable grocery store.People litter a lot and there are always abandoned shopping carts everywhere.For the same amount of money you can get a much nicer apartment in the neighboring Kimball Towers.
Worst maintenance everElevator not working
I have been a tenant since past one year. Tonight my car was towed by Murrays towing as my car did not had the parking sticker. I bought this car last week and didnt knew about the parking stickers. I never received any parking stickers when i signed the lease from the leasing office and they never sent the stickers to my mail box. I am not sure why they have hired a towing company and what is the intention as there are plenty of parking spots avialble.I will edit this post if the leasing office asks the towing company to release my vehicle or not. I am a tenant here and I was never given a parking sticker.
High rent with a 50% rent increase if you go month to month. Regular power and hot water issues, no emergency lights working in the stairwell until I opened a ticket.They just dont care.
They have a very poor maintenance of apartments and are not worthy the rent they have. The front desk do not respond when you have a request and they dont worry about your request. I stayed there for 2years and not at all a satisfied stay.
I am a resident of KC. I live in this complex. I have a 3 bedroom appartment and they expect you to have 2 cars only. otherwise, you are hit with a $25. PER MONTH per car. ridiculous! the appartment is for 6 people. the rent is already high then you get hit with parking fees. it makes no sense that they charge you for the parking stickers to begin with
I was living in Building 4. non smoking building. My neighbour however constantly smoke weed and cigarettes . The moment u walk into second floor, weed is all u can smell. I have complained about this but they refused to do anything. Not to mention I have a baby. I didnt want my 1 year old to smell weed so I decided to break the lease n ran away from this place.They still have the gut to charge me 2000$ to breaking the lease when its their failure to manage their tenant.
Great staff including the maintenance crew. Very prompt with service. Fine apartments for the price and a warm community to live in however the appliances in the kitchen need to be REALLY upgraded.

Not Value For Money (For building 5 & 6) . The rent is too high for even a 1BHK. Following are the major issues I faced while living in Building 5:1. Running water in kitchen and toilet stops anytime without notice. On calling the apartment office, they will tell you its an emergency shut down and will be restored shortly. But ultimately the water will come after an hour or two. This happens in every three weeks. Sometimes hot water stops coming. This happens quite frequently.2. There is no check on security devices. Every building has a controlled entry through two gates. In both the building 5 and 6, the locks are tampered and is in broken condition for last 2 months. There is a CCTV camera in front of the gates but no actions taken till date.3. The window blinds are too old and of cheap materials which breaks easily. They are replacing the window for some building now but not sure how long it will take to cover all.4. I live in 6th floor and both the lift was out of order for one day. Most of the time one lift is only working (the one working doesnt move swiftly) and you have to wait at least 5 min before you get one.5. The equipment like oven, refrigerator are 50 years old. Please check before you move in. Some apartment have better ones.6. There is a small playground for all 9 buildings. During summer, its too much crowded.
Management lacks attention to their tennants, quite sad seeing they charge 2000 a month which goes up at the end of your lease if you choose to continue your residency. Bed bugs galore!!!! Please if you value your familys health and general happiness, DO NOT RESIDE HERE!!!! Oh btw... they have the oddest hours for the management office... some days their only open 5 hours, big inconvenience to tennants with issues! Just know that any good reviews for this complex are encouraged by management to friends and family and employees themselves. Dont be fooled, not a good place to live... my family and I regret moving here 100% and plan to get out asap! Also, what you should know is that this place as an entirety is outdated, cabinets and bathroom sink cabinets are absolutely gross and rotting from water damage. Hot water... well whats that? Have to run water for 15 minutes to do dishes or take a shower. Blinds are for sure cheap and old, they break frequently, and causes less sleep from the sun getting in because the positioning of the buildings ( the sun is strong). Carpets are old and worn and dont get replaced before you move in. Air conditioning is poor at best and for some strange reason the dont put the second a/c in the master bedroom, its in the 2nd bedroom. Oh and cable outlets... one in every room... so theres basically only one way to set up you furniture. Ive lived here for 4 years and never was the master bedroom set up to receive cable... theres no wires set up behind the wall plates for your cable. Elevators go out frequently, sometimes both!

I lived at Kimball for 4 years and recently moved out. A lot of complaints about the parking, it wasnt the most perfect science but as long as you arent an idiot about where to park (AKA handicap spots) then you will be fine just get a sticker from the office. The apartments themselves are pretty nice. 2 buildings have washers and dryers in the apartments which was nice to have. Its a pretty easy spot off 128. and heat hot water in the rent was also a nice thing to have. If i mvoed back to the boston area id go back to kimball court
I had lived here for 6+ years, when I first moved in and prior to the Corcoran Mgmt company taking over in 2008 it was a great place to live. After they took over everything went down hill, from repair requests not being full filled, to letting anyone move in, to the noise and no parking which is funny their website says plenty of parking you have 2 spaces. Well yes you may have 2 spaces but they arent guaranteed that they will be in front of your building. And dont get me started about their snow removal which buy the way sucked. But thats neither here nor there. I moved out of there in 2010. In 2011 they said that I owed money for damage to 2 doors in the apartment, now when this damage happend I notified them that once I slipped and put my elbow through a bathroom door and the other door my daughter fell and tried to stop herself using the door. Now thats no big thing and I said I would pay to have them replaced. The office said no problem as they were accidents. So I left there thinking everything was okay well was I wrong. The following year in November 2011 I get a notice from a collection agency that I owed them $330 for two door replacements. Now I wouldnt mind but those doors cost $79 in Lowes and takes approximately 1/2 hour to put them in. So I just paid it to be done with them thinking everything is all set. Well guess what I just got a notice from a different collection agency saying I owe them $330 from 4+ years ago. Now really who is taking care of their books. I thought I was done with these idiots but I guess not. So anyone thinking of renting here think again. Will never recommend them to anyone even if they are desperate for a place to live.
I leased a 1 Bed room apartment here but these guys did not show me the apartment in which I am moving in before the day itself. They told me that it can not be shown as some maintenance is going on. The day i signed the lease I get to see the apartment. To my surprise there was no AC in the bedroom. It was not even vacuumed properly let alone change of carpets. And the major thing was that their was no signal for cell phone in the apartment. And I use ATT service. I talked to the leasing assistant (Kaylan) and then her Manager (Frank) about this issue but they were not willing to help me and said that its the issue of your service provider we can not do anything with this. Frank even threatened me by saying that you have already signed the lease so if you dont like the apartment then you can break the lease and pay the required penalty. I work as a contractor and shifted /stayed in a lot of apartments but the service I got here is really pathetic. They didnt help me in anyway to solve the problem.On research I got to know that this is an existing issue in the whole community and not only with ATT but with all other providers, but it was not told to me when I came to see the apartment.So if you are planning to stay in these apartment be prepared to stay without signal and also with a staff which is pathetic in their service and dont bother to solve residents problem.
I live there right now but all i can say is that these are the bestest best apts ever.i really dont wanna move but because my rent has been increased i gotta find a cheaper place.Anyone looking for a class apart apartment should definitely try kimball ct.
Awful...No sufficient parking for visitors. Hence visitors are forced to park in the available parking lots. Parking regulations are given to a Towing company in Woburn and they are such a nuisance in the middle of the night. Usually this towing company in woburn shows after 10 PM and sometimes in the Middle of the night and make a huge noise with their towing trucks disturbing the sleep of the Residents. After all we work all day and go to bed to good night sleep. The nuisance towing company shows up late night and the management company has tie up to harass and create a substandard and hostile living environment for us. If you are planning to move in, ask them for multiple parking spaces. Although there are many open spaces near building 5 and 6, management company has left it open for no reason but to give trouble to residents here. It is worth not staying here and the towing company people are rude too.
