Jay Stokley does BAD business. I would leave negative stars if I could. I applied for a home before it even hit the Market for we knew the current tenants. I make well over 3x the rental rate and have a crystal clean background and my rental verification is perfect. We paid $180 in application fees on 3/09/21 and haven’t heard back until 4/12/21 after leaving multiple voicemails asking for updates, we simply just wanted our money back. The owner, Jay Stokley, left a voicemail on my phone stating “the owner selected another application”(that came in after ours) and proceeds to call my girlfriend “the little girl who applied” Jay promises he’s been in communication with “the little girl who applied” but doesn’t have any such communication log or proof that he’s been in communication with her. Stokley management does not follow fair housing laws and continues to do illegal business. Since Jay doesn’t have an ounce of professional communication, my frustrations have led me to a not so happy review here on google. Stokley management is in the business of collecting application fees with no intent on actually screening the applicant. Application fees are for the purchase of a background checks that never took place in our situation. Avoid at all costs. Not worth it.

You can be confident in his ability to attract and retain tenants. He manages all repairs big and small with as little or as much input as you want. Payments, signatures, and ledger is handled electronically. He goes above and beyond and will get quotes for larger repairs and jobs. And once in a while will check in to see if you want to sell at advantageous prices—as a full licensed real estate professional Jay has seen it all. We would be lost without him.He was instrumental in giving us the confidence to start our first rental and has provided us with the ability to retain and grow wealth. He is a kind, amazing, family man to work with.Thank you to Jay and the Stokley Property Management team!

I have worked with Stokley Property Management, Inc. and specifically with the owner, Jay Stokley. Jay secured a tenant for us when we decided to rent our home in Brunswick Forest (Leyland, NC). In addition, Jay found a buyer for us when it was decided to sell our home. I cannot say enough how pleased I was with is proficiency in securing a renter and then a buyer. Jay and his firm are consummate professionals and I would highly recommend using him for your real estate requirements.

BEWARE OF FALSE ADVERTISING. I applied for a rental home last week and was accepted. Before signing the lease, I inquired, in writing, on 2 separate occasions about a storage shed that Stokley Property Management had (and still has today) listed in the description of the property, along with a picture. Each time, my request was met with ambiguity, and I was told that they werent sure if the owner planned to repair it. As of this morning, I still have not received a definitive response. What I did receive, instead, was an email from Jay Stokley that stated my lease was voided. This structure is completely unusable, without repair, as an entire wall is caving in. This was initially brought to the attention of Paige Stokley during my walkthrough of the home. It is still advertised as a feature of the property, along with a picture, on their website today. Was the owner even made aware of my requests? If so, why didnt I simply receive a response? If not, why wasnt my concern and requests brought to the owners attention? Is that ethical? Perhaps if the NC Real Estate Commission is made aware, Stokley Property Management will be required to advertise only accurate information and/or relay all requests to owners so another potential customer will not be exposed to the same deception and unprofessionalism...and waste of time and energy.

Im always curious about the one lone BAD review. All 5 star ratings from me and the others as well. Jay is amazing and has helped me buy two places, as well as walked me through the rental of another place. His attention to detail is the best I have seen and his follow through is perfect. His wife is equally amazing and will go the extra step for anything needed. You wont regret working with them!

As a resident of Leland for six years and a multiple property owner, Stokley Property Management handled all aspects very well. When I moved out of the state, the good management was even more important as an absentee landlord. Now all properties have been sold and Stokley handled all those transactions. The prompt response, quick action on repairs, management and reporting of income and expenses are all part of an excellent management company. As an area multiple property owner, I have worked with Stokley Property Management in excess of five years. My properties are consistently rented at market rates or above. With many tenants leasing for multiple years. I believe that is a testament to Stokley Property Managements professionalism and client relationship skills as much as the location and condition of my homes. When work on my properties is required, Stokley vendors provide timely and consistently quality work at fair prices. Based on my experience in other rental markets, this is likely due to the strong relationship Stokley has with their maintenance vendors. Stokley has also listed and sold properties I have owned in the New Hanover county market. Providing a full service real estate company to meet my needs in an environment where time is precious and finding trustworthy and professional agents is not easy. Stokley Property Mgt has the ability to scale like a large property manager though is boutique enough to provide individual attention and service.

Everything she said was clear, and compared to all the other rental companies I have been contacting, this one was by far the most helpful, reasonable, and friendly.

Although he collected rent, very little was done to manage the property under Jays watch. See the attached pics of a Stokley managed property. If you think the outside looks bad, you should have seen the inside. This should never have happened when you are paying someone to manage your property.
