Would give a zero stars if I could. Staff is very unprofessional and unorganized. They tried to evict us because they’re online portal wasn’t working causing our rent payment to be late. We paid a $200 cleaning fee at move in and the house was NOT clean. They don’t have the answers to any of your questions and even if they do they’re probably lying. All they do is scam you and bleed you dry for every penny you have. DONOT rent from these terrible people, you will definitely be disappointed and broke.
Over the past couple of years the management company has gone downhill. I stopped using the management company for my rental and the maintenance done between renters was very poor; I had to get over $5,500 of work done to get it back to being presentable. There is absolutely no follow up or accountability for the organization, I had to constantly call them and they never had answers to my questions. Several return calls to push for answers to my questions. As a result of the organizations poor tenant screening, I had a tenant that didnt pay rent and felt like I had to prompt Atlantic Rental Management to continue to seek funds from the tenant. I do not recommend Atlantic Rental Management to any owners considering rental management services.
This company can not get their online portal correct and they will charge you fees and threaten eviction like it is your fault! Do not do it. House was full of roaches, cat urine and mold! Did not look like they even cleaned it! Savanna was incredibly rude and unprofessional. Company refused to fix multiple issues.
Please read these reviews before you think about renting from this group.This experience has been the beyond frustrating. It starts when the house is not clean and has not been checked when we are to move in. The house smells of cigarettes and paint overspray on the interior windows. Holes in the driveway big enough to loose a tire. I recommend you stay clear of this company.
My roommates and I requested to end our lease a month early. The agent told us multiple times that if they found new tenants to move into the property we would be able to move out without any additional charge. Luckily they found a new tenant to move in and told us everything was set. When we got our security deposit back and they took out half a months rent even though we were not living there but rather the house was getting prepped for the new tenants. The half month of prepping the house for the new tenant is normal procedure for any property management company therefore it would have been done if we moved at the normal date or the new date. They did not communicate any of this with us and I was told when I called to complain that they should have charged us for the half month rent instead of taking it out of the the security deposit. They clearly didnt do that because they knew we couldnt get our money back if it was through the security deposit.Moral of the story is this company lied to my roommates and I multiple times and now is denying they ever did so and not refunding us the money. Much better companies to in wilmington to give your business.
Incredibly helpful and considerate staff through the entire rental process. Before I even signed a lease they took the time to help me find a rental that met my needs. They made the whole process simple, quick and steam line. Through out my lease any maintenance issue was addressed and handled promptly! I choose to rent from Atlantic Rental Management time and time again. I cannot thank them enough for helping me find a place and communicating with me every step of the way!
Dont deal with them if you dont have to. Frustrating. . This is by far THE WORST experience I ever had renting a place. Ive rented in several states. To this day NOTHING is done that was promised to be done upon move in. They also extorted $500 from us the day before we were to sign the lease. Rubbish they are rubbish
Best rental company I’ve rented from in the Wilmington area. The staff is extremely friendly and professional and handles matters promptly and with great communication. All maintenance issues have been resolved quickly and thoroughly. I highly recommend renting through Atlantic.
I’ve been a long time customer with multiple properties managed by Atlantic Rental. I continue to be very pleased with their level of service and attention to detail. During the recent hurricane recovery they were so prompt in assessing my properties. They kept me informed and prioritized the needed repairs to ensure the tenants stayed safe and comfortable. I would not have been able to accomplish this on my own. In my opinion they provide an invaluable service!
UPDATE: After posting my complaint, I received an email from Atlantic Rental Management asking me to contact them to resolve the issue. Callie is the person I spoke to and was told Atlantic Rental Management is looking into revising their policy on combining incomes. I was also told Atlantic Rental Management documents online were not clear and all 3 applicants would be receiving a refund of their application fee. I did change my rating of 1 star to 3 stars based on the effort of Callie. However, I did not give them a high rating because each applicant paid $65 and were refunded only $60.My daughter, son and her boyfriend wanted to rent a house together and all 3 filled out an application ($65 each). Didnt hear anything for 10 days so my daughter went by and they told her that each person would have to make 3 times the monthly rent, which was $1650 so they each would have to make $4,950 per month. She explain they were splitting the rent and each would be paying $550, so 3 times that would be $1650 that each would have to make monthly. The lady told her they dont combine income, this should have been clear before each payed the application fee. They would not refund the application fee. TERRIBLE CUSTOMER SERVICE!!!
If you are looking to move to Wilmington or surrounding areas I HIGHLY recommend this company! They made my move stress free and have responded to all maintenance calls FAST. My A/C was fixed within a day and the staff is super helpful when I had questions on how to pay my rent for the first time. Two thumbs up.
My son was interested in a property that Atlantic Rental Management had advertised online. At the time my son first saw the advertisement, they were asking for $800/mo for the property. My son was required to have a co-signer (my wife), who both were required to pay a $60/ea application fee. It took their office more than two weeks to complete the application process and inform my son that he was approved (probably would have taken longer if he didnt call several times after the first week). When my son asked to first review a copy of the lease agreement, prior to exchanging any sort of deposit, he was told No, we don t do that...you pay the deposit and then we send the lease agreement.. My wife called their office and convinced them to allow us to review the lease agreement first, and were glad we pushed for that. The lease was wrote up for $845/mo instead of the advertised $800. We were told that the property owner decided (out of the blue) to raise the rent. Granted, the lease agreement never got executed, but because of the switch-and-bait tactic on the rent fee, they were technically in breach of contract with their implied agreement of the advertised $800 fee for which they took the rental applications on.The current employee situation in the office as of 8/22/2018 goes like this:Sydney - property manager of 3730B St. John Ct, the property in question...I get the feeling shes just a pawn/puppet, either that or shes real good at faking an embarrassed tone in her voice.Christie - office manager who staunchly refused to refund the $120 in application fees...never actually spoke to her, just seems to be the one who pulls Sydneys strings and dictates the answers...I call that a coward.Hind-site is 20/20 and I wish my son, my wife or I had taken a look at Google reviews on this company before doing any business with them. They have quite a few affordable rentals in the Wilmington area, and that seems to be the draw, when in fact theyre nothing more than a professional slum-lord organization with poor customer service and even less care for the tenant.
Very satisfied with how Atlantic Rental handled the application process and lease signing! I found a house in Wilmington and was able to see it the same day. I put in my application and was approved within a week. I recommend them to anyone in a time crunch for a place to call home!
Absolutely the WORST company ever. No one answers the phone or knows what they’re talking about- you get a different response every time (who has a two hour lunch breakalso??) Our ac was out for a full month. They make you pay a cleaning fee before move-in (which respectively is appropriate), make you get your carpets cleaned professionally at end of move out, and made us pay an extra cleaning fee once we moved out (we deep cleaned our house before we left). We also got our security deposit after 30 days which is not correct by NC state rental laws. SO glad we are done with this company, they are so unprofessional!!!
Should have taken note of some red flags pretty early on in dealings with ARM as a prospective tenant, but was hopeful once in the rental home there wouldnt be much to worry about as house is a fairly new build. (Application process was painful to say the least...uncommunicative and glaringly unresponsive staff/system, logistical nightmare (still dont have keys to amenities such as pool) and it appears that those working the phones/front desk are not trained or empowered to answer questions consistently...or at all for that matter).But the real issue has been around their response to maintenance issues or important questions. Smoke detector maintenance issue was ignored for 2+ months and required me to submit another request before it was addressed; and most recently a major water leakage on the weekend has also been completely ignored despite all the emergency numbers being called by me and online forms filled out. Tough to live in your house with no water. I cant speak from the landlord perspective, but as an FYI this is how they treat the tenants (not to mention rental properties) so I would do some research and really consider before moving forward with Atlantic Rental Management in any capacity.
My daughter has leased a house from this terrible company for 3 years! They DO NOT communicate with their tenants whatsoever. My daughters house was broken in twice, the second time the windows were busted out and it literally took them TWO WEEKS to finally somewhat repair the windows. Not one person called to check on my daughters well being. One last thing, DO NOT rent any houses on WESLEY Drive. Very unsafe neighborhood. Atlantic Rental doesn’t even deserve one star!!! More like a 5 star MINUS!!!
I see why this place has a low rating. After talking to the woman on the phone and explaining that if we viewed the property at 4:30 we may not make it back over to Oleander by 5:00, she said no problem, just drop the key off in the morning. I leave my job drive over to pick up the key, and the lady at the desk now says you can not keep a key over night. Mind you she has my drivers license copy and my bank card. Ultimately I understand the over night key policy but make sure your entire staff understands that as well. Or did the policy change when you say me in person?!
Super staff to work with and an all around great company! Ive had my properties with this company for several years and couldnt be happier with their services. I especially appreciate their attention and quick response to maintenance issues that arise from time to time. They exceed all other property management companies that I have worked with in the past.
Very pleased with how my situation was handled with Atlantic Rental Management. I applied for a property while I was in a time crunch to find somewhere to live. It just so happened that the property I had applied for had more work to be done on it so it would not be available immediately. They were able to transfer my application and took the time to find another property that would work for me so I had a place when I needed it.
UPDATE: I feel as though now I need to specify the problem since the company assumes I can’t read. Yes it was outlined that you need to make 3x the rent in order to qualify. However, what was NOT specified that they do NOT combine income to meet this requirement. 3x the rent for $975 is right around $3,000 so again, it was not outlined in the application that we needed to make 6,000 total in order to qualify for the apartment. Still a terrible company!Terrible company! We submitted 2 applications and paid $130 total for the fee. NO ONE informed us that we would need to make $6000 to qualify for an apartment that was $975. No one has returned my emails or calls in regards to this. It’s not even listed on the application when we applied. I would have saved my money to apply for something else if I would have had the information beforehand.
They had a large selection of rentals available and at reasonable prices. I was glad to find one that accepted pets and worked with my move in date.I appreciated the communication through the entire process as well.
Been renting for 15 years and this has been my best experience yet! I love the online payment option! We had new plumbing leak after moving in and they had someone there to fix it at 8am sharp!! They even made it convenient for me to fill out the lease at a local office so I wouldnt have to drive from Raleigh to Wilmington! I would definitely rent my next house from them if at all possible in the future!
I appreciated the quick response and communication during some maintenance issues after the storm. Vendors were able to make repairs immediately and made it quick and easy to get back into the property.
My oh my ... I thought I had it bad with this company but go ahead and look and the like 90% 1 Star! They delete bad ratings bc mine have disappeared. Imagine that. Properties are over priced! Majority not updated. Also they will charge you for old damage, when you move out. Would never use again! Also, my condowas advertised for 800 mth. After approval,was called and said some else was willing to pay 850. Little did I know, that was breach of contract,which I was approved for. Bunch of crooks. Beware!!
Atlantic Rental pays attention detail. My new rental was spotless when I moved in and was ready for me to move in on time. It took away some stress of moving into a new place and making it home!
I just want to say I have absolutely had the best experience dealing with this company. Megan was so helpful and a pleasure to deal with. She made everything so convenient for me and really went out of her way!
I have only dealt with this company over the phone as a parent of a prospective renter. They have been courteous and helpful over the phone, but students and parents alike need to know about this companys practice. Assuming four students want to rent a property, there is a 60 dollar fee for EACH student, and an additional 60 dollar fee for each of the parent cosigners. That is 480 dollars just for an APPLICATION FEE. This does not apply towards rent, and is nonrefundable regardless if a lease is signed or not. When i asked for an explanation for this exorbitant cost I was told that simply was their companys practice and that other property management companies did the same thing. I dont know that the latter part of that is true, but it doesnt excuse the outrageous fee. Furthermore, each student has to have a parent cosigner. If one or more of the students chose to move out, the entire burden of the rent falls on those that remain in the house, or else they face eviction. For parents...this means YOU get to pay if the other kids dont, or else your child faces eviction. While this may be the case in Wilmington, I know it to not be the case in other college towns. I wont do business with this company based on that alone, disregarding the other poor reviews noted on here.
I am an owner in the area with several rentals with Atlantic Rental Management and I can say I have enjoyed their experience and expertise from rental rates to handling maintenance emergencies they made it possible for me to be hands off while still keeping my rentals before choosing to sell. Highly recommend for stress free ownership.
The staff at ARM was very kind and courteous to me. They responded quickly to our few maintenance request and I only had to paid them 40.00 one time to get the yard cut. The house that we rented for 1.5 years was very convenient to work and the beach. Thanks for your help in finding us a spot in a hurry when we moved here! So far our experience has been good. There were a few things that happened, such as life, but Talor has been awesome to work with and has been very good at helping fix the problems at hand. She is always very nice and courteous no matter how many times Icall😁! Liza was also helpful with accommodation of time and went out of her way when we were traveling from another state to the property and was very kind as well! Very Thankful for these ladies!!
Do not rent from this company. I paid $130 for an application fee weeks ago and they have yet to process my application. They dont return calls or emails. If you call too much they just disconnect the phone line so you cannot leave voicemails. This is straight up theft and I strongly advise you to reconsider renting through them.
Its kind of incredible they find time to respond these reviews. All my requests for repairs are ignored, not turned down, ignored. Wasnt even contacted after the hurricane to see if the place survived. But boy they know where you live when its time to do an inspection and resign the lease. I had to contact the actual homeowner to get any response at all the repair work was not good. By far the worst management company ive ever encountered. Had better service at apartments and Im paying way more. Weve spent our own money replacing and upgrading the house because we dont like living in a house that looks like its rented to college students. Deplorable.
They never answer the phone or return emails or voicemails. They always sound confused and are so unorganized. They gave us the key to get into the apartment and that’s it. It was a hassle to get them to give us the mail key and parking pass and we STILL have not received our pool key. They charged us a 45$ late fee for rent when we weren’t even late and said their systems are down so they can’t reimburse the money yet. Worst rental company ever.
Good experience as a tenant with Atlantic Rental. I moved out of my property recently and was a little concerned about my security deposit being refunded. It was refunded fairly and they updated me when I called to ask when it will be mailed to me which was relieving.
They ignore phonecalls, sometimes theyll answer, say nothing, then hangup. Almost refuse to fix anything unless you argue them about it. After sending an email complaining about their customer service, and requesting a new washer system, they called me rude and threatened to forward the email to the owner of my apartment. The email may have shown that I was frustrated with their company, but it was nothing extremely vulgar. They NEVER replaced the fridge that was RUSTY, SMELLED, CONSTANTLY OOZED A STICKY DARK SUBSTANCE on the floor that we kept mopped up. When we did our first walk through of the apartment, we were assured that it would be replaced. They forgot their promise, and ignored it for two years. Honestly, they are so shady that I promise theyll replace the fridge with my security deposit. Keep your money safe and DONT EVER RENT FROM THAT HORRIBLE PLACE.
This is absolutely the WORST company I have ever worked with. Terrible management, careless staff. Moved into a property with cigarette litter COVERING the front yard. It took over 3 months of calls and emails to finally speak with a person and then they told me they wouldn’t clean it up! I literally had to outline the ways they violated their OWN lease to get them to pick up the trash on the property. This is one of many examples why this company/management is absolutely trash.

This is my first ever review, and it comes in honor of quite possible the most mis-managed and poorly run company I have ever had the displeasure of dealing with. Theyre never in the office, and when they are, cooperation with customers is the last thing on their list of priorities. If there was such a thing as a zero star rating, Atlantic has achieved it. Congratulations!
Poor experience. As an owner I recommend you find a different agency. I dealt with them from their formation and kept feeling things would get organized in the office-who is responsible for what is a big problem for them. Being an out of town owner made me stay with them....the devil you know is better than the devil you dont know. Their stable of maintenance and repair companies is not professional and quite expensive. The renters they obtained for us were not quality renters. And I suspect the poor renters got the same poor kind of treatment we did.
If I could give 0 stars I would. They violate fair housing laws and don’t process applications. I have been ignored for 2 weeks and told my application was missing information and could not be processed. All of a sudden my application was magically processed without any further information. However they gave away the unit I wanted and did not offer me anything similar. Stay away and save your self the head ache. Horrible Managment company.
Worst customer service possible! We waited two months for them to fix our washer and bathroom toilet. They both still do not work. We have put in maintenance request multiple times and they never come. Not only that, but the guy that came into fix it made horrible sexual harassing comments. I told Atlantic about it and their answer was, we do not control what he says. They randomly have towed our cars, tell us different things than what is in our lease, and dont follow maintenance request. Not only that, but every time we talk to them they are nothing but rude. The manager has not done anything and is so rude. She has treated my roommate and I like we are stupid. Worst rental management place EVER! Save yourself the time and money and go somewhere else.
My mom has called numerous times about everything. Main thing being that her stove burners were still dirty when she moved in and also her stove has been broken since she’s moved in 2/3 weeks ago and no one has came to fix it. She’s called numerous times and I’ve gone up there numerous times and the problem hasn’t gotten fixed. No one returns my moms calls or anything. It’s very unprofessional and unfortunate because she still has to pay full rent and also she can’t even cook a meal because the stove doesn’t work which means she has to go and buy food almost everyday. I’m very disappointed in this company because all of the staff are so nice.
If I could give this company negative stars I would, a one star is way too high. Horrible customer service. They threatened to charge us if we park on the grass, when we have a two person driveway and three people, each with cars, living in a 3 bedroom house. Told us to figure out where the third car should go but they will not extend the driveway. There answer to everything is, Im sorry there is nothing we can do. They tell you one thing, but always do another. I do not recommend renting from them. It is a headache and a half every time something goes wrong, and it becomes a three week ordeal every time. All they want is your money. They treat their tenants horribly and if you are a college student, you will be taken advantage of. Never rent from them.
Thankful for the great response time this property management company had in coming to repair my A/C. Within 2 days since I put in my maintenance request I had A/C back and running.
TERRIBLE COMPANY! Rented from them for around two years and anytime I had to deal with them they were awful. Toilet broke and it took about two weeks (of me calling and/or showing up to the office everyday) to get a maintenance guy out there. When he did come he didn’t even fix the problem, I ended up having a friend fix it for me. The fridge broke and that took 3 WEEKS (once again with me calling or showing up everyday) for that to be replaced. They were NEVER helpful, and NEVER returned phone calls. I could go on and on, I honestly don’t know how this place is still running.

Would give no stars if able! Poorly managed property managers run the show, good customer service is not tolerated by the owner and the top property manager is proud of that! Nothing but horror stories from tenants, any employee with real talent doesnt stick around longer than 3 months before being fed up.... Dont rent from them and dont put your self through the headache of the drama from the chicken heads running around there!
STAY FAR, FAR AWAY! Rented for 14 months from this company and after my first 6-month lease expiration was near, they claimed I was locked into another 8 months because of THEIR failure to send me a move-out packet or notice of my next lease renewal. When I called them on it, they gave me a day to decide if I wanted to stay or move out within 24 hours. As I did not have time to scramble to find another place, I rented for another 8 months. When my 8-month lease was nearing expiration, I was sent a notice that my rent would be increasing $50 a month for the next year. By this point, I had already decided to move, lest get locked into another year due to their inability to file proper paperwork. I sent in my notice and a few days later, I get a notice from them that says my rent would be staying at the current price if I stayed for another year. WHAT? Completely ridiculous. I was already moving, so I ignored it and went through their move-out sheet. The house was cleaner than when I moved in and not one thing had been messed up. Lo and behold, when I get my security deposit back, they have charged me for a cleaning fee, painting fee, and carpet fee. As it is marked in the lease that you are FORBIDDEN to paint the walls, I am still waiting on a detailed list of charges I can take to small claims court and to use to file a report with the Better Business Bureau since I have a video of the house when I moved out because I had a feeling this inept company would try to short me out of my deposit. Yes, document EVERYTHING if you choose to rent from this company because you will need it. I have never rented from a company that has taken money from my security deposit for bogus charges, so I will be filing complaints. DO YOUR HOMEWORK on rental companies, as there are good ones out there, and DO NOT rent from this company, as they will take your money, regardless of how nice you leave the house.
Worst rental company Ive EVER dealt with, and Ive dealt with quite a few. Theyll be so nice & will say anything you want to hear until you sign that lease. After that, they wont return calls, theyll harass you about the stupidest, most meaningless things, all so they can charge you made-up fees, and in the end, keep your security deposit, even though we left the apt. in better shape than we found it. I honestlydont know how theyre still in business. Oh, and notice how the staff are leaving reviews on here with five stars and a short note of how much they love their job. Thats not what this review site is for! Theyre trying to better their rating since so many people have given them one star! A perfect example of their sneaky and dishonest ways!

We had hopes with this company at first until... So we applied paying $60 a piece $120 total for the application fee, cool the said cash or money order for payment we have themCash but they couldn’t provide a reciept. We go on and say we need some for a paper document stating an application had been done and paid, they responded we will send an email with a reciept. A few days went by I called and the phone number was disconnected then the line was busy finally I got a ring after 4 hours of trying. Finally getting through I asked for the status of my application and where’s the email reciept and I was told I’d receive a call back from the leasing manager. A week went by and still no call, so I called Atlantic again asked about the application and reciept and they told me they couldn’t find my application. Magically our application appeared after giving them the exact time and date of when we did the application. We were told they are finishing it up and will call us in 2 days. Well it’s been 3 weeks since they said 2 days and 5 weeks since our application was placed in their hands along with payment.I rather my story be heard so others can avoid wasting time and money with this property management company.
Atlantic Rental Management helped me find a nice home in Leland, NC just outside Wilmington. I was in Baltimore and they made every accommodation to meet with my sister who lived in North Carolina. However, the person who was instrumental to getting things done was Talor. She was the first person I spoke to there. I dont know what they would ever do without her. She is the most pleasant, responsible and caring person that you could meet. She is an excellent customer service person! If you want something done and done right call Talor at Atlantic Rental Management in Wilmington.

Maybe the worst rental company in the east coast. Took them several months( at least 6) to fix numerous appliances (fridge,driveway, doorknob etc. ) couldn’t imagine ever renting from them again and am startled that’s they can manage to stay in business knowing how dim-witted they are. If you chose to rent with them you’ve made a terrible mistake.
Horrible they never gave me a receipt for the application fees of a 120 and then when i later asked for a receipt they said they dont do receipts. Keep in mind the only ways to pay the fee is money order or cash.. Which means there is no way to prove you paid the fee. I would give this place negative stars if i could. I had to go there every day for five days to re fill out papers and re send emails.. Secondly they said i needed a cosigner when my credit was better than the cosigner requirements, had rental history, and made more than the rent. I should of read the google reviews before i was out that money.. They also never gave us a copy of our credit check which they are required to by law. And when we went in there they just said they didnt run it yet and couldnt check. Also after talking to the receptionist for five days trying to be transferred to someone on the fifth day i finally got someone but five minutes before they closed. I had been called and i would call back immediately but would either get hung up on or had to leave a voicemail. So for five days i could only take to whom i needed to through voicemail.. Horrible customer service and my boyfriend and i would constantly get the run around.. So please for the sake of your wallet and sanity read the reviews and dont rent there!!!!!
When applying to rent through atlantic, staff was so helpful and kind! After moving into our house, however, the woman who helped us with our lease stopped replying to all emails and phone calls. After getting in contact with the office, they tell us she left. Okay, cool. Later on, were having problems with our kitchen sink (backed up, smelled, the whole shabang) and we put in multiple maintenance requests over the span of two weeks, no reply. After calling, they FINALLY send someone out, they do something to the sink to make it work for two days before it breaks again and does the same thing, and then charge us $200 when they said it would be free of charge. Staff were rude and unhelpful and incredibly hard to get in contact with. And like most rental companies, they charged us a crazy amount for maintenance fees after we moved out.
Very unreliable, does not respond to emails or calls in a timely manner if at all. Slow to respond to maintenance requests and high turnover rate of employees due to a lack of professionalism. Highly regret ever using them as an agency.
THEY REFUSE TO FIX ANYTHING THAT IS BROKEN. THEY ALLOWED ME AND MY SMALL KIDS TO LIVE WITH BLACK MOLD AND I HAVE THE PHOTOS TO PROVE IT .THEY DONT CARE ABOUT THEIR CUSTOMERS, THEY ONLY CARE ABOUT GETTING PAID .This place is horrible. Christy the manager sucks so bad . All they deal with is SLUM LORDS AND THEY ARE OK WITH THAT....BEWARE PLEASE DO NOT USE THIS HORRIBLE COMPANY .
We rented from Atlantic for 2 years (Holton Place Apartments off of Kerr.) In those two years, all of the issues were fixed within a decent amount of time. Maintenance for every part was kept up. They did quarterly inspections of the apartments. For the most part, I got a call every time before they came. Sometimes I did not. If you have a problem with your neighbors, youre better off calling the cops. They (ARM) may or may not call and speak to anyone about the issue. I reported people who didnt pick up after their dogs or let their dogs roam around (where one destroyed my porch) at least three times. Nothing happened that Im aware of because the issue continued on. There were plenty of smokers/dealers (weed) in the area so you always smelled it or witnessed it. Besides noise (especially holidays) and minor people complaints, the apartment was worth the money to us. We say this because apartment life IS and ALWAYS will be apartment life. The main issue was at the end of our lease in July 2015. I constantly had to call and make sure an issue with a water bill would be handled (because the water service said they had to.) I basically had to harass them for an end of lease checklist. You even have to put up a full months rent for a security deposit if youre approved for an apartment. Be happy if you even receive 75% of that back at the end. I did everything besides scrub the baseboards (which werent terrible) and I was charged $85/cleaning. I didnt paint or dent a single thing. I filled the holes from nails (pictures) with putty as directed. Yet I was still charged $120. I changed the air filter the very last day I left the apartment and was charged $45. Then the funniest thing of all was the $70 charge for damages on things that we replaced. If you want a decent apartment for the money, Holton is a good pick (at least the building we were in was.) However, if you want a decent realty company... keep it moving. Make sure you keep a copy of everything (pictures, lease, receipts, etc.) Dont expect to be treated like a honorable guest or anything, you will be treated like a number.
We have already spent almost 3 great years dealing with them and we can not say how happy we have been with them, the application process is quite fast and easy, I love that they worry about maintaining the property that everything is in working condition, although Sometimes the owners of the property can not invest they do their best for a happy stay, Talor has been super honest and has helped us a lot, and there is always excellent communication and excellent customer service .. Talor is the best! ! and we hope to continue some more time with you !!
Was invited to complete a review, I cannot imagine why - This company made up bogus claims upon moving out of my previous house, with a laundry list of violations that were clearly made up - charges for missing blinds, light bulbs, air filters, dirty floors/carpets - all of which had been professionally cleaned or replaced 100% brand new before move out. When confronted with these false claims, they disputed my position and simply withheld my full deposit. Gladly moved on from predatory rental company preying on college students / young professionals..
I sent in my information so i could get approval for property 221 Wagner willow springs nc. took 3 weeks for them to send me a link to pay application fee. received the link today wasnt stupid enough to pay it. so i decided to look online to see if the property was still up for rent ofcourse not. they basically where going to finesse me out of 60 dollars for a application fee. more than likely tell me the property had been rented or i wasnt approved.. Honestly i pray you guys look elsewhere. this is for tenants and homeowners.
I recently moved to Wilmington. I called this management company, was throughly surprised how helpful they were . Megan was very patient with my wife and I in helping us find a perfect home that met my wifes special accommodations and disabilities.
This Rental Company is TERRIBLE! The only NICE & HONEST person that they have working there is their new receptionist. I feel sorry for her that she has to work for a company that LIES to their applicants & bamboozles them out of their money. I now see why they have so many bad reviews. Their houses for rent are not all fully taken care of, some are downright disgusting! If I could give negative stars I would! You all should be ashamed of yourselves for taking advantage of people. How about upholding to your actual duties as Sales Agents to give the client all necessary information before you take their money!
I have been renting from Atlantic rental management for almost 2 years now. I had a rough start with the one realitor but after Talor took over for my condo I am glad I stayed there. She has been great. She has help me with maintenance issues and with other issues. She is very professional and easy to talk with. She always follows up with me.
They are good when you first sign contract. After some time, they start trying to charge things (like late fees or maintenance fees) even when its not your fault. Im thinking they try to pocket this money (unfortunately I cant prove it, since when you call them out on it and have evidence they just say oh that was our mistake.)I would never again rent from them.
My experience with them has been wonderful. Talor is always responsive, helpful and easy to get in touch with.
THE WORST. If leaving zero stars for this company was an option, that still wouldnt be sufficient to explain the lack of professionalism this company portrays. If you have any other option of rental companies to use, whether you are renting from them or allowing them to manage your property, go with the other option. We have rented from this company for two years and it has been two years of pure and utter hell. Not one time in the entire two years was a single phone call returned. It appears they are too busy for their own good, which would be great if they were busy running a quality company. This company is far from quality. Every Monday and Wednesday they drive by your rental in a PT cruiser and leave a note on your door if your yard requires attention. Their definition of attention has yet to be explained to me. If you dont fix your yard to their liking in 48 hours, you will receive another note saying you did not comply and will be charged. When you call the office, if youre lucky enough to get an answer, you will be transferred multiple times, likely to a voicemail in which will never be returned. If you get an unlikely answer after being transferred an uncountable amount of times, you will talk to one of the incompetent unprofessional property managers who will say nothing other than I understand, but in your lease... Or unprofessionally hang up on you because shes too stupid to come up with a competent response. This has happened consistently for the past two years. Since we have lived there, we have put hundreds of dollars into the lawn maintenance, from planting flowers and laying pine straw to having the yard sprayed because the property was infested with ants. The only time our yard has been overgrown when they put a note on our door was during a hurricane over July 4th weekend when it was physically impossible to mow the lawn. I cant wait to see what they find to charge us for when we move out in 16 days. This is a money hungry company who isnt good at anything except pissing off its renters and finding ways to fine them. Besides the harassment from the notes on our door on a weekly basis, I believe the most unprofessional thing they have done was when we told them we were moving out they asked if some inquiring renters could come walk through our rental. I wanted to allow the renters the opportunity to see, especially because of how nice we have kept the place. I assumed a professional (haha what a joke, no professionals there) from Atlantic would accompany the TEN strangers to walk them through my home while I was there. WRONG. Ten people I have never met, came to my house over the course of an hour while I was there alone, no professional from Atlantic there. This was the most uncomfortable I have been in a very long time and incredibly unprofessional and risky on ARM part. companys part

This rental company is hands down awful. When we moved in they never cleaned the house, said they would come clean the carpets and everything else and never did. It looked like our house caught on fire with black ash all over everything. They have my number and my roommates numbers blocked. We have submitted so many maintence requests and no one has come out to fix a thing and really hope we don’t get “fined” for it. We have lived in our home for almost a year and things are still broken from the day we moved in. DO NOT MOVE INTO ANY OF THEIR PROPERTIES. Seriously. You will regret it.
I’m really giving ZERO stars but it isn’t t an option from google at the moment. It’s been complete and utter hell renting from this company these past 6months! Starting from The winter storm in December my two children(one having chronic asthma, sickle cell DISEASE, and Von Willebrand syndrome) and I were without heat! Fast forward to the extremely hot temps we are without air! Granted the property owner has to give the ok before replacing or fixing things in the unit, ARM acts as if it’s ok to have a broken hvac unit(old unit from 2006 never properly maintenanced), broken refrigerator, toilet, stopped up sinks/drains and the property owner is “doing the best she can”. The unlicensed moron who came over 6times to fix the refrigerator pissed me off As well! And I don’t know what crooked world they’re living in but the same issues for 6months is not doing the best she can! If I can afford to pay my rent from a detention officers salary the property owner and her husband who are attorneys can afford to rectify these issues in quicker than a 6months span! Sydney constantly relays wrong information to me and lies to get me off the phone! Their reply to my maintenance complaints were that I can put in my 60day notice and move smh. I could go on and on from the issues I’ve had, the unprofessionalism I’ve experienced, the unreturned emails/phone calls, and they’ve started only answering when I *67(block) my number smh typical right? Starting to wish I would’ve read reviews on this company prior to moving in! Seems we all have VERY similar issues!! DONT RENT FROM THEM! And also DONT RENT FROM ANY OF THEIR OWNERS WBO ARE OUT OF STATE OR OUT OF NEW HANOVER CTY! If they’re slumlords you can’t take them to small claims court for breach of contract bc nhc only has jurisdiction over nhc!

One of the most incompetent rental agencies Ive dealt with in Wilmington. Nobody seems to understand what is going on at all times. Was told it would take 3-5 business days to run a background check and process an application. After 7 days with no word, they said they never received the payment to process the application to begin with. The amount of disorganization makes me wonder how they run a rental agency on a daily basis. Avoid if possible
For this particular issue, repairing my dryer. The maintenance man came one day after I submitted an online maintenance form. He informed me that he had to order a part and came back the day after and repaired my dryer.I have lived at my residence for almost two years and I have never had a problem with Atlantic Rental Management.
Terrible, Terrible management company. Literally the most unprofessional property management company. Owners please be aware if your wondering why your property has not rented. Im 1000% sure because atlantic slacks. They never answer the phone, emails and they take over 2 hr lunch everyday.People please save the trouble and find a more serious people to manage your property.
This is hands down the worst property management company I’ve ever dealt with. They do not return emails or voicemails, and their office is usually locked. The turnover rate is ridiculous, so if you actually get a hold of someone, you’ll never talk to that same person twice. They are good at collecting money, but that’s expected of a company in Penton’s nonexistent pocket. Do not rent from them or any property built by Penton. They can’t even pay their lawn crew on time despite the thousands in rent they receive every month. Avoid them at all costs!
I would rather live on the streets than rent from ARM again. It took well over a month for our fridge to be replaced, even after it was inspected once and the maintenance man told us it was “well above the normal temperature”. We were lied to when given a tour of the property as the lady told us cabinets would be repainted (they were not) and the flooring would be replaced since there were rips in the vinyl (surprise, they were not). When we moved in, the house was NOT clean. When we remarked this to the same lady, she responded “well, it looks better than it did before”.We also had issues with our back door as it was extremely rotten in the bottom....to the point where we woke up to a LIVE BIRD IN OUR HOUSE ONE MORNING. It had come through the crack at the bottom of door (we know this or our cats would have run away if the door had been left open). I called the office and the issue was finally resolved after many many phone calls and a strongly worded email (took well over 3 weeks).Overall, not a great experience. I could tell the office staff started to hate me when I continuously called to try to get work orders done or have my questions answered - when you actually get someone on the phone, everyone has a different answer for the same question. Very disorganized and dishonest company.
DO NOT RENT FROM THIS PLACE!!!!!! The apartment I rented off mafair and hawthorn was never cleaned. There were toys in the cabinets and things left from the last resident still around. Fruit flies were a big issue there was obviously an infestation, I complained about it several times and then just gave up. My bathroom shower was leaking underneath and it took them 3 weeks to fix it, there was water halfway in my room before they did something about it. Wasp nest big as texas all over the place inside the building itself, the lady that lived across from me said the building wasnt pressure washed in 3 to 4 years. To top it all off they kept 365 dollars of my security deposit due to a full cleaning ?!? Only reason why I gave this place one star is because of its location
Always had great service and response from Talor at Atlantic! It’s been a pleasure working with ARM and I look forward to renewing my lease next year.
This is the worst rental company in this area. I want to give them zero stars.i fill up application at list 8 months to fix windows and some other problems but they never fix that issue.

Emailed them 2 times regarding a property they a renting, the first email they answered my question with another question. When I replyed with my same question I received another email stating the property was taken. So I though, its July and that property isnt available until September. I called and the property is still available, I asked if they would tell me about there pet policy and then the woman hung up on me. Tried calling back and no answer.. I think we will just go with another rental company..
Ive never in my life dealt with such crooks, liars and thieves. This is a horrible company, everyone should be arrested. They will invade your home with no notice, and then threaten you. Jenny is the worst. You will NEVER get your deposit back, and there are gang fights and drug deals every night. GO SOMEWHERE ELSE!WORST PEOPLE IN THE WORLD !!!!!
This horrible company deserves negative stars. They are liars and crooks. First of all the staff, especially Jenny and Christy, are rude and ignorant. If something is broken in your property, either it never gets fixed, you fix it yourself or they send some unlicensed moron to pretend to fix the problem. When you move out they will literally make up fake damage to the property and you will never get your deposit back and then they will try to charge you even more on top of the security deposit for fake damages. These people are crooks who need to be in prison. Same yourself the time, hassle and money and stay away!!!

Someone placed an application on the same place 4 days after we did and they gave the property to them. Very stressful experience dealing with these people.
DO NOT USE THIS COMPANYI can not emphasize enough how AWFUL and HORRIBLE this company is and how I HATE them with every fiber of my being! I have NEVER had such a terrible experience with anyone ever in my life before. The house my roommate and I rented had a crack in the floor which upon inspection we found out was the foundation sinking because the yard literally turned to a swamp every time it rained. They said we caused it and literally told us “it’s not the foundation” (what, are they also structural engineers too so they know everything?!) and that they didn’t see it on the move-in video so “it’s the renters responsibility”. Long story short we told them that if they kept our deposit over it (because we absolutely did NOT cause it) that we would take them to small claims court. In retaliation they kept almost all of our deposit for really stupid reasons. We did EVERYthing on the move-out list (including spending $100 having the carpets cleaned) but still got charged: almost $600 for repainting (which you know they’re going to do anyways AND we were NOT allowed to do ourselves), a cleaning fee for $150 even though we gave them the receipt for the carpets and we had the place sparkling (spent hours cleaning just to be safe), and various other stupid charges that are completely ridiculous but because they couldn’t charge for the floor they did all this! (which after moving we found 3 more cracks in the TILE and a crack on the wall….yeah we definitely did that…). I could go on and on about how they are the BIGGEST CROOKS around but I don’t want to write a novel series so I’ll end now by saying this: I don’t care how nice they SEEM, they are crooks only out for your money and you should think twice (or three times) before using this company because you’ll regret it!
DO NOT RENT FROM ATLANTIC REALTY. They will find a way to take your money. They take advantage of college students. I am only one of hundreds of students they have screwed over. Save yourself the pain and do not rent from them!

We just recently moved to Wilmington and I had read the reviews of this company prior to renting with them but gave it a try anyway. And I tell you with complete honesty this company is ridiculous, they dont return phone calls, they will yess you to death, super unorganized. The only reason why we continued with the rental process with this company is because they listed a house in the neighborhood we loved and it was super important for us to be in that location. Everything from filling out the application to living in the house has been a nightmare. They have continually yes us to death. We started this process at the end of July. When we first filled out the application and sent their required money to do so for both my husband any myself, we found out two weeks later they had rented that property to someone else. This was two weeks of my husband and I making calls to them daily trying to find out our status and nobody ever called us back. Eventually we decided it would be necessary to drive to Wilmington instead of us attempting to contact via the phone. They had our rental application fee for both my husband and I and we wanted an explanation. When we got to Atlantic Rental our negative perspective changed briefly. We are were told the person handling our account got fired and thats why we were never contacted. They showed us another house 1/4 mile from that property and my husband and I decided we would give the company another chance. We have now lived in this property since Sept 1. Atlantics LOCK BOX is still on our front door. We have called them at least a dozen times to take it off and they always say it will get done and it never does. We have bedroom windows that will not clasp closed but thats ok because they are painted shut. Maintenance guy came and cut them loose and the next day they would not open again, maybe its the humidity in this area Im not sure but hello- FIRE HAAZARD. We have notified Atlantic Rental about the window problem since we moved here. We have been told we are getting new windows. A guy came and measured and we havent seen him since. My husband called Atlantic and told the company God forbid if there is a fire and somebody cant get out......Now today Im trying to pay my rent online using the website I was given. As I attempt to set up a new account, the website apparently doesnt recognize my address. I am so done with this company. I am a home owner in another city and I would NEVER list my property with this company. And as a current renter we are stuck till our contract ends. The sad part- I love my neighborhood, and my house is ok, it just needs work but this company is too incompetent to get anything completed. The lock box on my front door for over 4 weeks proves it... Good luck to anybody dealing with these guysOh, and I cant forget to tell you about Not having hot water for 7 days. We were never told our hot water tank was propane and apparently they didnt know either even though they have listed the property before. After they sent out maintenance and maintenance determined the gas was not turned on, it took another 2 days for Atlantic to call us back so we knew what gas company to use and another 2 days for the gas company to turn on the propane. GOOD LUCK WILMINGTONERS!!
