This place is a really great place to live. There are a few things that are lacking. But we have new owners here now so will see if things inprove even more. So far so good.

Great place for elderly to young children. Very clean park. Even has a unground pool, you have to purchase a swimming pass but that gets you in as long as the pool is open.

Full disclosure: this is entirely from a delivery perspective, I have never lived here and only delivered here a few times. The people Ive delivered to seem very nice and the area has always looked clean. The streets are a little snug especially if youre pulling a trailer like I do. So far no problems with the tenants or the management. The only negative I can mention is the house numbering lettering is is a little odd to figure out at first.

A past employee got fired not once but twice for basically stealing money that should tell you everything you need to know about this dumb

Dont rent here, lot rent just went up to $400.

Would be a nice place if you didnt have a notice on your door every other day for stuff that everyone in the lot has the same issue or WAY WORSE! Or if your kids could go outside and play without being accused of stuff they didnt do! Sad this was our first home we owed and only lasted a year and a half before had enough to sell. No regrets!!! In a way better place now!

We work with Marilyn, she is amazing, professional, and empathetic. After months of trying to find a home with no luck, she had us in a home the day we went and seen her. I highly recommend this place and the people that work here.

Cozy little park, clean and Inviting to visit.

Its a very calm and cozy community, with plenty of families both new and retired. A background check is done before you are allowed to move in, which has kept the community very safe. they have a pool as well as a pond, so swimming and fishing are nice summer activities that you can do, and its just very calm.

Management can be selective about the way and whom rules apply to.75$ to mow your lawn?!?Seems like there is a charge for everything.Leave your waste can out overnight? 5$Car have 1 of tire in the grass? 5$Did your neighbor accidentally get trash in your yard? 20$Guests park in the street?.. Nope, better not.

I love the pond! And it seems to be a really nice place to live, my mom and grandmother there for quite a while!

For a short time I was the manager there the people welcome me with kindness and respect. And the maintenance crew was just awesome.

Renter Beware under new ownership that do not wish to be identified park street partners being ran by a wendy, whom we all know. This place used to be so nice and now its a terrible place to raise a family. It makes it into the top 5 for renter beware not because of the owners but because of wendy

We actually really enjoy living here, the fishing is good anytime, the pool is cool in the summer time...

Not worth your money,cant fish why?all the fish are dead.The pond you cant go near the mud goes ALL the way out,the people are cruel and the trailers are trash.

Horrible service. Ive been having a lot of issues with flooding, mold, and what not at my current residence, I have been at my current residence for 2 years and only am leaving because of the poor condition the apartment is in and I have a 5 yr old. So I applied here and the lady I spoke with told me We dont want people who are going to break their lease without bothering to ask me why I wanted to or if I was even going to then hung up on me when I asked her why she wasnt asking me why or what was going on.This isnt a way to handle a business or potential occupants. I will gladly take my business elsewhere.

If I could give a negative rating I would. Ive lived in this park for 26 years...it was a wonderful place to live prior to the new ownership. Several years ago I took the park manager to court for unlawfully selling me a mobile home as well as fraud. While that was going on she lost her job here in the office for un related issues. The new owners (park street partners) hired her back and every since her return she has consistantly harassed me and my family. Borderline stalking by driving past our home multiple times a day, hiring private investigators and sending them to our house, taking pictures in the early morning. It has been brought to our attention that her whole purpose in bothering us is because we took her to court and won. Multiple attempts have been made to contact the new owners with little to no luck. She has started harassing neighbors because they our are friends. This place has become a joke!!UPDATE: Since posting this last review...we were terminated from living there and had to move! Im glad to be out of that hell hole that it has become since the new ownership! In the middle of us preparing to move, my daughters motorcycle was stolen in broad daylight and while someone thought we were gone from our home, they attempted to break in! I wouldnt trust living there anymore if you are looking for a safe place to live!!!

HARRASMENT HARRASMENT HARRASMENT, that’s all you will deal with at this place, last year we got new ownership of the park and it has been down hill since then, the “security gate” hasn’t worked for the three years that I’ve lived here maintenance take ages to fix anything, you have to constantly bug the office to get something fixed, if you don’t mow your lawn within a week you would get an unreasonable mowing charge, I’ve been getting harassed for months for my dog because the office “Wendy” continues to call her a pit bull even though she has 0% of the bread in her and because she’s over the twenty pound limit on dogs which got waved when I moved in with a English bulldog. There’s constantly random people walking through the park at night time, my car has been broken into twice because you arnt allowed to park on the side of the street so if you have more than two cars good luck with that. All in all DO NOT move into the mobile home park, also the speed bumps are bigger than the wall trump is trying to build.

LAMP LIGHTER AND RIVER OAKS MOBILE HOME PARKS are beautiful and a WONDERFULL place to live. They do allow kids, the pools are kept clean EVERYDAY during the swimming season. You are allowed to keep pets. There is a pond that is stocked to ALLOW kids and familys to fish in. And the previous review states it is not kid friendly in other words. Wrong they very much are! I have lived here for almost 5 years and I have 2 children who love it here. The kids play together, the parents know each other and look out for one another.The management are wonderful people. They all work hard to keep it a wonderful place to live. How many places keep lawn mowers and weed eaters available to use? I have never rented from somewhere who has had this wonderful option. Well we have it here! Free cable, internet and trash? How can you beat that? Having the free internet allowed me to go back to school and complete my A.A all online! We ALL know how expensive it is to have to pay for all of that especially if you are a single mother like myself.If you cant follow what is in a lease then that is your problem, not managements. We receive news letters each month, keeping us up to date on what is happening around here. For example, a young lady was attacked by someone who doesnt live in the park, and we were told about this to protect ourselves and familys all around us. We have security who also looks out for us and protects us. There are not break ins, or car vandalism like there are in a lot of different places. We all look out for one another.I have always been treated nice, when i go into the office each month to pay my rent I am always greeted nicely. The management is always willing to help if you need it. We can have yard sales, we are allowed to have birthday parties. I was in fact allowed to use the storm shelter to have a birthday party for my daughter.The fact that we are asked to keep our homes and yards nice is NOT a bad thing. I personally do not want to look at a trashy yard. If you dont keep your house or yard clean of course you will have problems with bugs and rodents. I have NOT seen any roaches as one of the previous reviews state. I know several people here who have not seen them either. The issue a person has with being charged $5.00 for leaving our trash carts out is a requirement from the city. The city has their requirements they must follow so it is not wrong for this to be implemented. If you get charged fees when you move out because things need to be fixed, that is because it does cost to fix things. If you own your own home and something is damaged or broken you have to go to the store and purchase the materials to fix it. It costs money!Anyways, I saw these people writing horrible, WRONG reviews and had to post what is TRUE!DO NOT BE MAD AT THE MANAGEMENT BECAUSE YOU MADE YOUR OWN MISTAKES AND CANT KEEP YOUR END OF THE BARGAIN!So with that all being said, COME live in these wonderful communities! We as neighbors would love to have you!Judy
